We were contacted after having only 1 late payment and notifying the bank of the circumstances and making arrangements to bring the loan current within 30 days. The conduct by the Titanium representative was very unprofessional when I called to inform them not to show up at our home...demanding information, providing incorrect information, and then hanging up on me when I refused to provide additional information. I repeatedly stated that I was simply calling to notify the company not to come to my home. Reminds of the old used car harassment sales tactics!

As a real estate broker, I just ended my two year working relationship with Titanium Solutions due to their mishandling of my payments and business practices. They are nickle and dimers who change the rules constantly. This helps no one-not the homeowners who are in default nor the bank who hired them. After they started doing home retention work for Bank of America a few months ago, my payments became 60-90 days late, not to mention they began reducing what I had been promised to be paid for the work in an arbitrary manner. I would recommend not to have any dealings with this company.

I am a HRC (Home Retention Consultant) for Titanium Solutions and I have been working for them for over 3 years. I have helped hundred of scared and frustrated homeowners SAVE THEIR HOUSE! I have helped homeowners get back on tract and get a successful loan modification. My job is to go out to your home and see if you need help. Our company scrolls across the screens of the B of A reps and they know who we are. They send us out to help. I have read most of these comments and I think most people here are coming from a place of fear. HRC's get paid $20 to come to your house three times and only $50 if we transfer you. Trust me, this work is volunteer work and that's it. As a realtor I PREFER to help keep people in their homes. The more people I can help stay in their house the more stable my market is going to be. Yes, sometimes a homeowner needs to sell and then we are there to help that process. And in a sense one or two sales we get makes up for the amount of VOLUNTEER WORK we do to help all you defaulting homeowners. I'm sorry but why don't you stop complaining and try working with the people who are there to help. Titanium is a great company and they are successful for a lot of people. Maybe there are some bad grapes in the bunch but don't scare the homeowner who genuinely need help. I am proud of what I do and of the hundreds of families I have helped to save their homes.

I have worked with Titanium since 2007. They are a pretty good company to work for especially if you like to assist homeowners stay in their homes or provide them with a solution to leave their home in the proper way. I wouldn't say anything bad about them. All they are trying to do is help lenders help homeowners with their current financial situation and that is it. Not stress anyone out. And yes they do work for your lender. Some may be scammers and don't work for Titanium etc I have had nothing but good results with Titanium and have created a huge pool of happy clients! People think we are actually heaven sent how we handle the situation for them from beginning to end. 85%+ success rate with our clients.

I am a new HRC with Titanium. I was referred to them by another RE agent who has worked with them for a long time and was very pleased. However, I've been sent out on 3 assignments and have yet to be paid for anything. I've contacted Titanium Solutions but with no response. One of the assignments I was sent out on had already been contacted by someone else and had accepted the cash for keys they were offered. Poor communication and not paying their reps is bad business.

After reading some of these post and receiving several calls a day for months, I was rather defensive when a Titanium Solutions rep showed up on my property. The rep offered to help us short sale our home and nothing else. When we explained that the house was already in foreclosure and we planned on letting it go, he apologized for wasting our time and left peacefully. He was very polite and non-threatening. He seemed like he was actually wanting to help us and our slimy mortgage company (Suntrust Mortgage, that's a whole other story). I thought that I should share my experience here.

Has anyone been approached by a Titanium Solutions agent who shows up in gym clothing and tells you that your home is foreclosed and clean out your home and they will give you a check for 2,500 to leave your home in 30 days. I was waiting for a loan modification to be completed and now I have to be out of my home with no place to go in about 45 days. I had been working with another company. Yes I have a FHA loan and no fault of my own, loss job, divorce, and a 10.00 hour job got me in this mess!

My brother was told to contact these people by his mortgage company. He did, and the guy assured him that he could help. He filled out all of the required paperwork. the jerk told my brother that it would take about two months to process. The next thing he knew he was in court at an eviction hearing. The lawyer apologized to my brother, he said he had been through many of these Proceedings where TS was supposed to be "taking care of things. They are truly scum bags.

Titanium Solutions left an envelope in my door -- twice. The claim to have been retained by Wachovia (my mortgage co.). Wachovia has told me on three different occasions that Titanium has not been retained by them. I also told Titanium to leave me alone as I am in the middle of a (Chapter 13) bankruptcy. When I inquired of the as to what they were offering, Kineesha would only say: "We merely gather information." I told them I will file a lawsuit if they contact me again.

I had guests and was completed mortified. First of all I work for attorneys who do foreclosures. I know all the ins and outs. Worst company to work with. As an HRC I found that the company would send out several HRCs to the same address after you had already made contact. By the time you spoke to the homeowner again they would have already contacted your broker. Our real estate business is at stake if a homeowner complained.

A representative came and left an envelope on our door. She then returned the following night and her facts were all WRONG! She attempted to ENTER our home based on the premise that she MUST be present when we made a specific call to our bank. Then we found, upon contacting the bank (Sun Trust) was not true. In fact the "877" number was not even Sun Trust. She also stated that she was a "debt collector". This outfit is not professional and their respective conduct is very poor. To in fact "represent" many different banks they seem to be scamming the banks quite well! I'd tell them to take a hike and deal directly with your bank.

i have mix feelings about TS. i've heard they are able to help many people, but on the other hand they had one of our Bank of America files, passed it around for several months from ts negotiator to another, they nothing... went back to Bank of America. I'm really confused. so they hire realtors to go out and try to reach out to the homeowners, but when the file is already with them from freddie mac, they give you the ring a round the rosie and are never up front about anything. I have worked for Titanium Solutions for 5 months in Orlando Florida. Homeowners here are tens of thousand of dollars upside down on their homes. Loss of income is the main reason most homeowners are not able to pay their mortgages. We are sent assignments to go and speak to the homeowners who are frustrated and stressed to the limits. Our job is to see if they qualify for the HAMP program and to gather the necessary documents for the Lenders. If the homeowners are not able to modify that is when our Real Estate License is needed. We are specialists in Short Sales which are very complicated and a tremendous amount of work. Our job is to help them through the process and to give them some hope that this is something that they, the homeowner can come back from and start over. It blemishes your credit but not near as much as a Foreclosure. Most homestead properties may qualify for the debt forgiveness act but they need to ask their lender and accountant. I personally have sat with some homeowners who were in such despair and walked them through the process. I have become very dear friends with many of the homeowners and also have helped them through the short sales. These are trying times and I myself feel a tremendous amount of satisfaction when I am done for the day. I just know what I do for a living is a needed service for the people who have no idea of how to deal with these issues. So for those people who say it is a scam look at the rating in the BBB Titanium Solutions is rated A+ with the number of agents in the whole USA and PR and listening to the comments above you would think that they would have a F rating. Read the Freddie Mac site so you can be well informed on why we come to your door and help the homeowner. I as a realtor make sure I read all new information that Freddie Mac puts out and titanium keeps me up to date on all the new ways the lenders are doing modifications and short sales.

My children called me, I had someone show up at my house today(Saturday) almost demanding that I come to the door. I wasn't home, they were kind of pushy and left an envelope for me. They said to my kids- "give this to him as soon as he gets home". I checked them out- Better Business Bureau 3 complaints within the past 3 years, it looks like they were never followed up on. In any case, I am going to beware!!! and maybe get my gun ready if they walk into my house without permission!!!

You try to do a "warm transfer" by having the homeowner call the bank, and when you tell the bank you're a rep from TS, they always say they never heard of TS. Pretty embarrassing. I called B of A and they sent me an email stating that TS was the negotiator for the short sale. Has anyone experienced this? I was accosted last night in my home by a TS rep - Kurt Northfelt as a matter of fact was told that he was at my house on behalf of my lender - yet he was representative from Freddie Mac. He actually came into my house - knocked at my door and was in my foyer before I ever let him in the house! He proceeded to tell me that I needed to sign a loan modification - yet I had no need for one. When I told him that I wasn't interested he proceeded to call Latisha and she proceeded to tell me that I was going to lose my house - EVEN though I am only one month behind on my mortgage! I was threatened not only by him - but by Freddie Mac to sign over my house. When I called Bank of America they told me to call the police and contact my local, state and national representatives. That is what I have done - these people are not legitimate they are thieves that use scare tactics on middle america to sign over their homes.

I am a loan officer in Minnesota, I was surprised when a TS "agent" came calling on a customer that was NOT behind in their payments. that person didn't have a business card. I asked my customer to send me the information the TS agent left. I was surprised to see the name it was a real estate agent that I knew. When I called her, she said she had been doing it for a couple years, which I didn't believe her. Any way I told her to forget calling on my customer they are not behind on their mortgage payments, B of A screwed up. BTW, if you do a short sale IT IS BAD CREDIT, don;t you think other wise, it is just as bad as a foreclosure.

Just called B of A after a Titanium Rep came to my house last night. B of A says they are a legit company, and they come out if they receive notice that we have not sent in all paperwork or are late on payments. I don't buy it - I have turned in all paperwork immediately for my modification application(with copies, B of A agrees) and have never even been late on or missed a payment. I think Titanium Solutions must pay B of A in return for a list of potential real estate clients. Ultimately I was told I do not need to give any information to the TS representative and need only deal with Bank of America.

I was a HRC for Titanium Solutions and it was the worst decision and investment I ever made. I invested time and money into this company to become a rep for them. I decided to take some family time off and let the company know via the client portal. Well once I was ready to accept more assignments, my area Manager Teresa Newport informed me that the system showed I missed two assignments and I could not get any more assignments. Go figure, when I was on hold til now. I have requested my investment back and til today, no response. Again, I will caution any agent considering dealing with Titanium to do your research.

I am just amazed by the hatred towards Real Estate Professionals in some of these comments - of course I can't speak for everybody, but my partner and I are genuinely trying to help home owners stay in their homes. Unfortunately, that is not always an option due to many different reasons, and sometimes a Short Sale is the only way to avoid foreclosure. I think most people that are not in the industry just don't understand what a terrible impact a foreclosure has on your credit history. Why wouldn't you do a Short Sale and at least save your credit so you can move on towards a better future? And, please explain this to me - why do you hate the Realtor who is trying to help you? If you have a tumor and go to the doctor to have it cut out, will you hate the doctor because he is charging for the surgery that will make you all better? I sometimes just don't understand people ...

Does TS pay the agent? Yes. Is it alot of money? No. I do this work to keep homeowners in the houses they love so much, I do not do it for the money. Most of the time it costs me money to do it. Are we blood thirsty sharks? No. We work hard and care about our communities and we are taking an active role in saving them, and saving you. If I was late with my payments and someone showed up to help me your darn right I would jump on the chance. Ignoring the fact that you are in foreclosure does not make it go away.

Last sunday a realtor/rep came to my house with the forms I already sent to my mortgage company Wells Fargo my loan is FHA and it is serviced by Wells Fargo. She also gave me this letter which she said came from Wells Fargo I noticed it didn't have any of my info on it and the next day Monday I received the exact same letter in the mail but this time it had all my info on it. I tried to call the rep I left a message she haven't called back I have been waiting on months for Wells Fargo to come up with a payment plan for me. I always call them to get an update on the loan. They send me letters from time to time informing me that they are still processing my request. After reading these comments I will be calling them tomorrow to make sure they sent this letter in the mail. I just find it odd that this letter came to me and that as much as I call Wells Fargo they didn't tell me to expect a door representative. I tried a modification company when I first got behind on my payment they took my money. This is when I decided to talk for myself and not let any one else plea my case for me and my family. I agree, titanium solutions has a shady way of doing business even if it is considered legally legitimate. Recruiting real estate agents requiring them to pay a fee to work for them as a 1099 employee. The way it works is they will represent themselves to the agents as a lead generation source of business for them. Most of these agents are hurting for business as it is or they wouldn't be agreeing to pay to work for a company for the "opportunity" to get assigned BPO's a glorified CMA home price analysis to get paid a small fee $24-$150 tops. Then they ask the agent to walk a fine ethical line by getting business cards printed up as a foreclosure counselor of sorts but here's the catch. A bank will contract with titanium solutions to have their reps go to the homes or call the home owners to explain to them all their options in hopes of securing a loan refinance if possible (they get paid), a loan modification (they get paid more), get them to turn over the keys to the bank and just leave or see if a forbearance plan is possible or ultimately (the incentive for the real estate agent) a short sale option. Titanium tells the agents to go to the door and present their titanium biz card and not along with their real estate card, they want them to withhold that part until the last possible moment. How most states allow this as legal is beyond me, I think its unethical and a conflict of interest and I am a real estate broker in New Jersey. They prey on desperate agents to do their dirty work, require the agent to pay them initially to "process" their employment info but then to boot the agent has to pay them a referral fee if a short sale happens. Conveniently, Titanium solutions is a real estate referral agency (to legally accept the referral fee), a mortgage company (to do the refinance if possible), a registered foreclosure negotiator company (I think but not sure if they are in every state. In NJ each agent needs to be licensed and bonded to perform these duties but most of these agents are not. The agents probably don't know but they are also restricted from performing loan modifications for a fee without a licensed and bonded to do so and CANNOT act as one while operating in the capacity of a real estate agent). Is there way around it deception? I was at a friends house the other day that is doing a loan mod I helped him with for free. An titanium agent knocked on the door and introduced herself as being with Titanium Solutions, a representative FROM Bank of America. I asked my friend to ask for her card (she didn't have one but gave her name and cell # and titanium case ref #. Saying she ran out of cards visiting over 20 houses in the neighborhood this morning. I told him it was bs and to specifically ask her if she is a realtor, she said NO which I know is BS. Most of these titanium people are. After he got rid of her, I looked up her info on his computer and found she lied, she is a real estate agent with GMAC Blue Realty, her name if you should meet her is Monica Pinar but I think she was just married because we called her cell and the name on the machine was either garcia or gonzalez) FYI just noticed Blue Realty GMAC is now Coldwell Banker guess the agents are running loose without a leash now.

It is patently DISHONEST to have REAL ESTATE AGENTS PAY TITANIUM MONEY FOR LEADS FROM BANKS ABOUT DISTRESSED HOMEOWNERS. Shame on these real estate agents who come in sheep's clothing, to darken our doorways. "What BIG eye's you have Grandma Titanium" "The better to scope out my potential LISTING with, my dear" Tell Titanium to get lost and that if you want to sell your house, you will call someone who at least isn't out trying to profiteer on your misery. Outrageous the government is "partnered" with real estate agents, when the homeowner clearly is TRYING to KEEP, not LIST their home.

I am a HUD-approved housing counselor. Ironically, we are being pressured to educate distressed borrowers against companies who ask for their personal information if they are not legally with their servicer. Now we have companies like Titanium Solutions showing up to borrower's homes after dark demanding a list of personal information, claiming to be from Bank of America. When confronted on the telephone, a B of A supervisor said, "Well, yes they are a "business partner" of ours. I told her of the case that happened last night with a TS Rep. scared the heck out our client late at night. She said that the TS Reps are not supposed to ask for personal information. She was not even sure as to what they were allowed to do. I will continue to advise borrowers not to give out their information to people they do not know. Is this B of A's new standard of practice? Hiring companies like TS to harass borrowers (who are part of a successful trial modification mind you) on their doorstep after they have already complied with all of the requests by B of A? This practice has to stop.

This company is very tricky and very powerful.Some agents that work for TS are scammers. They go into the distressed properties only to get potential listings. TS wants a referral fee and now directs those referral payments to Titanium Realty in Utah. In our State we can not pay an unlicensed entity.So,the agent gets the lead from TS and is paid for that, and the referral fee is paid to TS realty. In our state licensed agents can not accept any compensation for real estate activity except through the company they are licensed with. Agents going into distressed properties with the intention of listing the home for sale is real estate activity. These rogue agents involved with TS and TS are still getting around the rules in most states and there is nothing that can be done about it at this time. These difficult times breed a fly hatch of those that would take advantage. Take care to do what is right and report what you experience that would not be fair and honest to all parties.

Reading about Bubba and his pre-foreclosure circumstance and how all this is the bank's fault and that he is yet another victim of a greedy Wall Street investor trying to keep the little guy down. While there is a small percentage of borrowers truly deserving of a break and are indeed victims of unforeseen, even catastrophic life changing event(s), I as a licensed real estate broker in Southern California, see most of the defaults occurring due to outright fraud; but not as much by lenders as by borrowers. I'd be willing to bet old Bubba a 6 pack of his favorite libation that he told the bank on his 1003 that he was a landscape designer making $175,000 a year when in fact he's a mow and blow guy making $45,000 year including tips! Here's what you need to hear Bubba, not what you want to hear: HOME OWNERSHIP IS A Privilege - NOT A RIGHT, regardless of what you were told by the elected elite in Washington DC. However, Bubba, you are a victim; a victim of "You gotta have the best and you gotta have it now" propaganda spread by the unscrupulous realtor and just as unscrupulous lender driven by the "hooray for me and forget you" greed that all three of you shared. Now the banks, Countrywide/ Bank of America in particular have hired companies like Titanium Solutions to help you keep something you had no business buying in the first place and all you can do is whine about how they're debt collectors and bad people. Disgusting. It seems a strange way to do business (showing up at the doorstep) but these are strange times. I still have reservations about this company. Please think twice or three times before you give information to strangers who show up at your doorstep. I received a letter from Titanium yesterday. We are required to make three visits to the homes, before trying to contact homeowners by phone. It takes time, patience, money for us to complete this assignments. The fees that we received are really low, you don't even cover your gas expenses sometimes (when you are not able to complete the assignment due that homeowner refused to talk, Titanium would pay you only a small fee).Most of the agents are doing this to have the opportunity to list these homes if homeowners and their mortgage services don't agree any other solution to make them stay in their homes with a more affordable mortgage. Some of these comments are insane. I'm a realtor with 24 years experience and have been working with Titanium on some properties. Let me tell you this up front, it's all about home retention. That is the first and primary purpose of going to someone's home. Why would some stranger come knocking at your door? Because you are behind on your payments and the bank does NOT want to foreclose and you have not responded to the mail or phone calls. This is a very natural response to people going through such a hard crisis but that person knocking on your door is there to help you stay in your home if you want to. Most people I encounter are so relieved to know there are options and want to stay in their home if possible. I knock on their door with news of a reduced loan amount, reduced payment and an agreement that waives them being behind on their payments. Most of us do it to stay active and help other people. It surely isn't for the little bit of money we are paid to do it. Yes, the banks are even paying people to come to your door and not foreclose! As for the haters that posted above, don't be mad at someone trying to genuinely help you. It's YOUR loan and YOU are behind on payments- it's an opportunity!

Look guys, there are a lot of distressing times to come - the bottom line with TS is that they are NOT out on simple NOD list - they are contracted with the servicers and have fairly extensive training schedules and courses for each HRC to attend before going out on any assignments... I have personally gone through them - and think the world of the company. I have helped dozens of home owners actually modify their mortgages and keep their homes - even ones that were listed with other brokers... some were even offered loan mods AFTER the judgement and even after the foreclosure sale - during redemption... it is happening and an experienced person (does not charge the homeowner!!!) can help you fill out the forms, decipher the terminology for you and make sure that the numbers are what the loss mitigation and loan negotiation teams are looking for - so they can rubber stamp the modification and get back to work on another file... I have seen a lot of concerns about why TS is at the door and there is a foreclosure still going on... there are many departments within an organization the size of bank of america, Countrywide or even you local bank.. there are other laws that REQUIRE a lender to actively pursue collection activities or risk some jerk saying the debt is invalid due to collection efforts not being enforced throughout the process... yet there are others who are well behind, and they know it, and I show up and can help them, provided they are employed and can reasonably be able to pay back a modified loan, that can and DO get the assistance they need... a lot of time TS sends me out with loan mod packs already made - sometimes homeowners will do a lot of the work themselves - that's OK - but often errors are made and a pro can help you a lot more... anyhow mod packs are sent out.. sometimes home owners do not respond to another letter from the bank or otherwise ... and/or just don't understand what they are looking at... and simply pile it up.. I see this all the time.. so they (the bank and TS) sends a TS HRC out to the home and we usually get it done - notarized and mailed back to the servicer for final approval... TS is a great group of people - very educated and experienced teams... well organized and really earning a lot of respect in my neighborhood... occasionally I am sure they get a bad apple in the mix... they get weeded out FAST... successful HRCs have happy customers on the bank side AND the home owner side...

I already have a modification settled and this greasy shark shows up unannounced and tried to collect my personal information. I work in real estate and finance, and what these sharks are doing is getting a hold of your name off a Notice of Default and presenting themselves as sent by the bank but they want to engage you in working with THEM to represent you in a loan modification. You don't need them, the banks will tell you exactly the same thing that they'll tell you and the banks are very willing to help you stay in your house, if you can afford the new payment situation. The bank will offer to lower your interest, or lower the amount on your loan in order to make it more affordable but it will have to be resonable. You may or may not be able to afford the terms that the bank offers. But Titanium Sol. is trying to trick you into thinking the bank sent them, ultimatly to get you into a short sale. That is the only way that they would be able to make some money. Do you really think that these real estate agents have so much free time and such big hearts that they are "loan counseling" to feel good about life? Did you read some of the heartless remarks made by some of the professed Titanium Solutions representitives? "you should have paid your payments", like any of us decided to be bums and quite paying the mortgage so we could go out and party! No compassion for the reality that we have lost jobs, lost businesses, suffered medical emergancies, tragedies, spouces who have died or been crippled defending the country, or had a kid who caused a financial burden by suprise, etc., etc... how dare they say we should have made our payments! In my case, I negotiated my loan modification, got it approved, sent my first payment, called and verified the approval and receipt of my payment and that my loan is settled, then this clown showes up at my house claiming that my mortgage company sent him to collect my documents in order to see if I qualify for some sort of modification. Everything had been sent to my bank weeks before and in duplicate. He tried to get me to call "my bank" on his cell phone from my front yard....crazy and unprofessional! I took the paper he offered that had a phone number from my bank and when I compared them against my official bank doc's, the numbers didn't match, I called them and they failed to answer with the same info as my bank usually does. I called my bank in the a.m. and they didn't know anything about Titanium Sol. and confirmed that my modification was settled, there is absolutly no need to have Titanium Sol collect anything. They can't resolve anything because it is already resolved and regardless of how large mortgage companies are, they handle LEGAL documents and they take extream care to know what is going on with your loan. It's outragous to suggest your bank doesn't know that they have contracted Tit. Sol. because they're so large. BEWARE! Call your bank directly or get the number of a goverment approved loan counselor from the Department of Housings web site.

I work for Titanium and am greeted by a variety of attitudes when I meet the people I am assigned to contact. My goal is to see if there is any way to help the homeowner keep his or her home. The loan modification terms that I present are directly from the lender I have no control over that. I understand that sometimes the modification is not enough to help the homeowner out of their situation. Some people shut down when they cannot pay their mortgage and cease all communication. My purpose is to open communication and see if the problem can be resolved through a loan modification or a short sale. I never push anyone in any particular direction because it is their home, their money, and their future. I am not on commission and probably could make a lot more money working at a hamburger stand, but I do this because I like people. I am trained, experienced and knowlegeable about real estate. I have a college degree in communications and I am a licensed Realtor. I like helping people, and those who are facing foreclosure may like a friendly face to talk to them about their options. When people see that I am not a predator, they are so happy that I have come to them to listen and to talk about their options and what their lender is willing to do. I can assist with making a direct call to the lender so that the homeowner gets through to the right person. If some people are angry about that, then they can tell me to leave and I will never come back or bother them again. It is that simple.

I love some of these comments! 'pay your mortgage, you signed the contract.' the truth. A lot of people have lost there jobs let alone get a second one, a lot of people had to take a salary reduction just to keep their first job let alone get a second one, that's where I'm at. its hard to get any job when the are a 100 applications for ONE job. I'm over qualified by the way. ok enough about all that. I have a loan with Countrywide and its funny to me, three months before my loan adjusted I started to get these letters that it was going to adjust and that you need to talk to your mortgage company about alternatives if you find your having difficulty in keeping up, looking down the road at my own finances that was on the horizon, so being the proactive type I called. they indicated to me that we can't help you, your considered current so I'm like oh, so now I find my self 30 days past due and unable to find that second job or a better job ! The mortgage company calls me every day to collect a debt and I understand that but I'm trying to tell them that I don't have all the money they are looking for. they have all my updated financial information. My point is Titanium Solutions is Legitimate, I know this because my attorney told me that they might be contacting me, I'm just a bit anxious I guess. The thought of going delinquent on anything keeps me up at night. When is some one going to talk to me about something other than collecting a debt.

It really is a shame if LMC's are acting unprofessionally when contacting homeowners. However, there are a few things people in this situation should realize. The banks are experiencing such heavy losses that many of them ARE contracting with Titanium Solutions (or other third party companies) to help with their loss mitigation. If you're behind on your payments, it is virtually impossible to speak to anyone at your mortgage company without first talking to the collections department. The fact that they do not know what the loss mit dept is doing should in no way be taken as an indication that the rep who contacts you to work out a loan modification is a scammer. The collections reps have one job only - to try to get the money that is owed. They are not going to be any help to you (unless you have the money to get caught up). It is also very important to know that until the work out plan is signed and in place or you have successfully COMPLETED a short sale, the foreclosure process is going to continue. It is a long process and the bank is not going to hold off on getting it started just because they are exploring other options in the meantime. In reading these posts, it is obvious that there are a lot of angry homeowners who seem to think the bank is out to get their house. Here's a newsflash for you - the bank doesn't want your house!!! Almost without exception, the bank takes a HUGE loss on foreclosed property. There is also significant liability that they take on when they own a vacant property. What they want is their money, or at the very least, to minimize their loss. The banks are not lowering interest rates and principle balances or accepting short sales out of the goodness of their hearts. They are doing it to avoid foreclosing. Isn't that what everyone wants??? As one other person said - when an LMC approaches you, it sounds too good to be true, but this really is a once in a lifetime opportunity (let's hope this mess doesn't happen again) to renegotiate your loan terms. If the rep who contacts you is rude or unprofessional it is unfortunate, but don't let that stop you from taking a good hard look at your options. Get the rep's contact information and see if there is someone else at the company that you can deal with. Remember - the foreclosure process is still going on and dealing with whomever the bank has hired to mitigate their losses is your best bet for getting out of a bad situation gracefully. Good luck!!

These comments are unbelievable. To All the doubters please check the BBB and Attorney Gen. You will find that TS is a legit business practice. I believe half the problem is the homeowners just aren’t educated on the short sale process. I won’t criticize you for that. However, when an opportunity like this comes knocking on your door, the least you can do is be open to the possibility that they are just trying to help. I have been with TS for almost a year. Completed multiple assignments and haven’t event taken a listing. The point is to HELP the homeowner stay in the home. NOT to sell it. Many times the homeowner cannot financially stay in the home. That is not the TS reps fault! You took out the mortgage. It's time to reap what you sew... Take whatever help you can get. Stop complaining about TS being a bad business entity when the statistics show they are legit!! My message to all of you homeowners in need of help. If the TS rep comes to your house, ASK QUESTIONS. Make yourself feel comfortable with them before you give out any information. They will be more than happy to show you all the options for you. I am an HRC with TS and I find the job very rewarding. The people that I have encountered seem very releived when I show up. I let them know that I understand their stress and that I am not there to collect money. I am only there to help them and give them some options that they may not be aware of. I have had several of them that were able to keep their homes with a modification simply by getting back in touch with their lender. I have also assisted them in short saleing their homes and saving them the embarrassment of going through a foreclosure. I beleive in the company and find it very rewarding.

when I was 2 months late on my rental property mortgage I got a loan modification offer from TS down from 7.5% to 7.25%. I sent them to hell; did not even bother to contact them.Today after another 2 months and when I already got my forclosure lawsuit from HSBC I got a second offer of modification at 4.64% rate for 30 year. Now that is a good rate and I will call them tommorow. They want me to sign a loan modification agreement and notarize it at 4.64%. That is very good. The only dilema for me is that they never sent me a Truth in Lending to see what kind of loan is this....interst only upfront for the first 10 years? or a 30 fixed amortizied? All you out there should talk to them and ask them for a rate lower than what I just got of 4.64% and ask for a truth in lending too. I hope will work out for me and hope is not too late cause my forclosure lawsuit just came in.I will keep you post it if I get this modification done at this 4.64% rate. good luck everyone.

We are not behind. We are not in foreclosure and they have showed up at our home and bullied us in the same way. They are scumbags. We are sending a certified letter to our mortgage company, Titanium Solutions and the Attorney General tomorrow. We are also contacting our attorney. Thinking about buying the big dog also.

I am a licensed realtor of 15 years and just met with an incredible woman (realtor) who does consulting for Titanium. What this realtor does for homeowners is incredible. Make sure as a homeowner in default you realize you do have options. These banks do not want to foreclose. You are in a unique position to really improve your situation by negotiating with the bank for better terms for yourself. Don't be too quick to slam the door in the face of help.

These people helped me so much. They actually got my rate fixed for the life of the loan (it was a 2/28), the put the payments that I was late (4 months worth) on the back of the loan, and started me over fresh after months of struggling and being late, they also reduced my rate back to the original start rate which isn't wonderful but much better than where it got to. I believe in these people, they saved my house and saved me tons of stress.

Some of these commments are the most unbelievably illogical that I have ever read. Before you post a comment on a board or blog anywhere please be sure that the information that you post is well thought out researched and accurate as anything less shows you in a light that is far less than favorable. Many of you are frustrated and embarrassed of your inability to pay your mortgage and you take it personally when an LMC arrives at your home to discuss options to help YOU resovle your default. It is not a personal attack. These people would under no circumstance be able to obtain the information that they have without the lender providing it to them therefore confirming the legitimacy of the contactor. It is not a personal attack on you or your character the lender wants you to keep your home just as much as you do if not more. Further this nonsensical talk of Countrywide owning TS is nothing short of fiction. Please do your homework before you publicly bare witness with improper information.

If you do not try to talk to the Lender you are not to get out of Foreclosure. Do you expect Lender stops foreclosure just because they are sending someone to explain your options and not to collect the money that you owe? You gotta be kidding, if you can afford make payments you stay, if you don't you are out eventually regardless you talk or not including Titanium Solution. And for the Roommate of the Distress homeowner that wants to fix the problem buying a big dog, acting like a child, I will advice to get rid off the big dog before starting to look for a place to rent, a lot of places do not take big dogs and soon neither internet physcos.

In reading this I noticed a lot of confusion and anger. I am a Realtor in Riverside County. I have been licensed for over twenty years but I did not participate during 2000-2006 buying/selling FRENZY. The market was in too much chaos. Neither did I buy or refi any of my own personal properties. I have been back selling RE since last fall and the market changes are dramatic. My specialty now are Short Sales. My biggest surprise is how most people behind in their payments are also living in dreamland. You have to contact your lender and negotiate or face the fact that your house is going in to FORECLOSURE and sold at a TD sale and you will be forced to leave. And your credit is trashed. If your loan to value is upside down, get active contact the bank, if their solutions don't work contact a Realtor and start a Short Sale. At least with a short sale it can take anywhere from a month to three months now because the lenders have so much on their plate. This gives you time to save money, because you are not paying rent or mortgage so save it up so you can move. By not dealing with a coming Foreclosure is truly the very worst thing you can do. Just because the bank didn't set a TD sale date after 45 days doesn't mean it won't happen in two weeks or two months. At least a Short Sale will show up on your credit report as late payments, a Foreclosure is still worse. If you are victim of Lender/Appraisal fraud do the research, contact the proper authorities but the chances of you staying in your house while things are being settled are slim. Once the Trustee Sale Date is set, you might be offered cash for keys and to move out, or there might just be a knock at the door by the local law enforcer, to escort you out with what ever you and your family can carry. So please take control of your situation and you won't have to be so re-active. The Short Sale will slow down or stop the Foreclosure process. But soon you will have to leave your home. Get educated know your rights and options. Stop trying to kill the messenger. The messenger didn't hold a gun to your head and make you buy house or mortgage you can't afford. Get smart, check out your options. Oh and Countrywide the left hand doesn't know what the right hand is doing. But sooner or later some clerk is going to turn your paperwork over to the County Court house for a TD Sale. The only thing I can promise a seller in this situation is that they will have a least more time to make arrangements to find another home on their terms and not come home from work and find them selves locked out.

Titanium reps are unprofessional and untrained. Also, they seem like debt collectors to me and one guy even told me that if I didn't work with him he was going to be selling my house as a foreclosure. I am going to contact the BBB and our Attorney General's office.

A Man showed up at the door and asked, by name for my room mate, the home owner. I was not expecting this big older man nor was he invited. Thank God We invested in a Big Dog. I keep the glass door locked also and spoke to him this way and had the dogs by collar beside me. So no question about me speaking to him this way. Roomie was at work so I asked him to leave his card in the mail box, next to the door. He said ok and said he'd come back tomorrow. Computer wise I looked up everything on his card. To get to the point, I tryed to e-mail him respectfully explaining we dont let people in the house we dont know. His e-mail didnt work from the card. the phone number did, I blocked ours, and I left him a message, basicaly telling him not to come back and let him know I checked out his card, e- mail does not work and that right there is a big red flag. I bet he will not come back anyway, Get a Big Dog everyone, Put a no solisting paper on the door too. I cant say if the service is good or bad but when a person is representing this No Nonsence Company, then his e-mail show work.

When you sit and stare at a computer screen all day whether you are a loan originator or the collection dept you have not emotion to a faceless comsumer who is in trouble. I was in the mortgage business until they started farming out their accounts to other countries and further more the people you talk to cannot make any decisions they only know what they are taught to say. Now, all of sudden this companies appear as if they had been in business forever I know to be true because as a notary public I was sent out to get these forms notarized But, I will say this much if the RE agents had not push the sales of their homes beyond their value is we would not be in this mess. The people that came in on the sales of these house are now facing shame because they can't make their payment and consequently losing their homes to foreclosure.Yes, I am victim of circumstances but all the honestly has left because I know every time I had some one sign a form put their faith in the system that is over run with greed and also every thing you see and hear in the media is orchestrated what goes up must go down and thats where is now. We will shine again but it is a hard bite to swallow

I dont think people are aware of the huge problems the banks are facing. they REALLY WANT TO HELP. Its better for the bank to have a performing asset than a non performing one. YES, they will reduce your principle balance and/or reduce your interest rate. Is it too good to be true? it might sem so, but they are doing it. Remember the servicer is not always the owner of the note!!! they dont have the final say!! This may be a once in a lifetime chance for you to make this kind of deal with the bank!!!Talk to someone you have nothing to lose but your home!!

First of all, to all the people with negative comments on here, these people are the last chance you have before you lose your home. Just because some person u happened to talk to on the phone at your lenders doesnt know whats going on doesnt mean this is some kind of scam. First off, they have your loan number and the only way to get that is from your lender. Secondly, just bec theyre being sent by your lender doesnt mean theyve stopped any foreclosure proceedings. The process still continues and theyre sending the LMC's as a last resort since you as the homeowner, have either decided not to accept phone calls, or are behind on your payments. I am an LMC and it burns me up when all we're trying to do is help you get back on track and you get stupid comments like these from ignorant people. If you had made your payments in the first place, then there would be no need for reps to show up at your house unannounced. PICK UP YOUR PHONE! It's not like your completely oblivious to whats happening to you either. Oh, and theyre not owned by Countrywide. Its your choice, you can either listen to the reps and hear what options you have to get yourself out of it or you can go into foreclosure. Hmmm, what would I choose? Yea, I think Id want to know how I can get out from this situation I got myself into by not making my payments like I promised. The basic premise is this. We try to help you with a workout program that ONLY your lender can approve based on your ability to pay. They may lower your rate, your payments or whatever. If you cannot demonstrate the ability to pay, even with a lower payment, then your only option at that point is to short sale your home. Which means the bank will accept a below market value sale on your home and will forgive your debt. You make nothing on the sale of your home but at least you dont have the foreclosure mark on your credit report which is the worst thing that can happen to you. Simple as that. Im being blunt when I say this but you need to get over this whole annoyance of being interupted in the middle of your day by an LMC that is only there to help you out of the situation that youre in. If not, unless youve found a way to catch up on your payments, you're basically screwed.

Best way not to have a mortgage helper(TS, and others) or banks in your face is to make your payments. Even if you have to make them late, make your payment. All of us have had situations we have had to deal with. Negotiate with the bank or help TS and others try to save your home. Don't buy a house that is too much for you to handle. Don't use your home as an ATM. Don't take monies out of your house to by RVs and playtoys or a new car. Get a second job if you have to, but make your house payment. Banks, lenders, real estate agents don't enjoy what has happened to this market. Everyone is loosing money including generations to come. When people buy houses, they are saying that they can afford the payment. They are promising the banks that they will pay the money back. Just because the market is down right now, doesn't mean in 5-10 years that it will still be this way. MAKE YOUR PAYMENT, stop taking the easy way out.

Beware! A rep from titanium showed up at my house and took pictures of my property and lied saying my lender had requested information. This rep said he needed to take copies of my tax returns, paystubs even copies of my cellphone bills! Rep demanded I was in foreclosure status which was impossible because I was only late on 1 payment. Rep stated he could get 30k taken off my loan without refinancing due to the bad economy and new laws. Yeah right! I would suggest to any consumer out there if these people show up at your door call the police, otherwise be prepared for the harressment. I called my lender, even spoke with a supervisior and was told the lenders do not send people to a home everything is dealt with by phone or certified mail. They never even heard of titanium solutions. I plan to contact the attorney general and bbb. Again homeowners beware !

These people are unprofessional. I've had a woman from the company show up at my home 2 nights in a row at 9pm. I refused her services and she kept on inssisting. She wanted to come in and talk and was always very secretive. I went to the extent of grabbing the phone and telling her I was going to call the police if she didn't leave. She was really begining to freak out my children. Anyone who conducts business like this is someone I dont want to have business with.

I am a realtor in Vegas, and I am also a LMC from Titanium Solutions, to asnwer your question about how titanium got you name is simple. Just becasue you talked to one person at you bank doesnt mean Titanium Solutions got it from the N.O.D. (Notice of Default) list. I really dont think you understand how large the REO and Loss Mitgation Department of big lending institutions are. Titanium assigns assignments to people like me who have a Real Estate licence, and try to do a loan work out, to lower the payments and keep the homeowner in the house. If that doesnt work, and usually doesnt, because people are way behind on their mortgage, then you have the next best thing. List the property with the Realtor. It is up to that agent to estimate when the property is going to go back to the banks. Once you have that established the realtor must comp the property and list for market value or lower. Usually they will have to put the property lower than market value. Then once an offer is submitted by a buys agent, the listing realtor must contact the loss mitigation department of the lending institution then subit a short sale package to the bank. Soon after a loss mitgation representitive will then contact the Realtor and then begins negotiation. Some times the bank will take it for low market some times they wont and just simply take the property back. Only a very skilled realtor are usually good at short sales, and dont get intimidated by the Loss Mitigation Representive. You can conact me at steffanreed@gmail.com. People do not understand the foreclosure process. Even thought Reps from T.S. are trying to help, that does not mean that the Lender is going to stop the foreclosure. The lender loses money when the home owner stops making payments and they start the foreclosure. T.S. is contracted to find an alternative to foreclosure and if the home owner does nothing T.S. can not help. No company can miracle your mortgage payments into something perfect.
