Wells Fargo fraudulently assigned the mortgage when they told me they would do a loan mod to Kondaur Capital which is a loan servicer which buys "scratch and dent" mortgages for pennies on the dollar and then steals the property. These people took up a lot of my time on the phone telling me that they would work out a "win-win" with me. If you are dealing with Kondaur, do not believe a word they say. They are liars and thieves. Jeff Barnes, a foreclosure defense attorney will do a multiple plaintiff lawsuit against Kondaur if we can get enough people to join it. Please contact me at 805-451-4040 if you have been the victim of Kondaur Capital or contact Tiffany at tiffany@wjbarneslaw.com

Suddenly, Wells Fargo is given a GET OUT of JAIL FREE TICKET as they received relief for the "mortgage crisis" which was initiated by THEM and their deceptive lending practices. Wells Fargo, as we all know, when given assistance from OUR tax money, refuses to return it with any sort of expediency to those whom Wells Fargo deceived in the first place. Thus, they've twice raped those in most need of funds due to Wells Fargo's greedy exploiting of those individuals whose inexperience and lack of education concerning complex mortgage jargon led them to have faith in a financial institution. The Wells Fargo is missing a T!

We had our hazard insurance doubled because All State "underestimated" the amount of pay-outs they would have in our region. We never had a flood or tornado, but the escrow account suddenly increased $8000/year. Wells Fargo wanted it all now or our new mortgage would be $2000 a month! We were also told we had to be delinquent in order to qualify for modification. Spent 4 months giving them every paper shred of our lives, only to be sent a generic letter that said we had nor cooperated with them and we were being turned down for help. Figured something was up a week ago when the Wells Fargo people started calling and demanding money all of a sudden. What a bunch of lying, deceiving con-artists! But hey, we serve a BIG God and will land on our feet. They, however, will regret treating so many good people so horribly, You reap what you sow, dudes.....hope it was worth it!

WELLFARGO ARE HARD TO DEAL WITH.

by Anonymous From Watsonville, CA on October 17, 2011
Wells Fargo has been jerking us around on a modification for 2 years! My husband became very ill and is in need of an organ transplant, and Wachovia/Wells Fargo told us to qualify for modification we needed to be behind. Once we fell behind, they would no longer accept payments and foreclosed. They are now trying to evict us from our home of 13 years. No consideration for the money we have in a trust fund that will pay out in two years, no consideration for reduced payments to that time, no consideration for the hardship of our family. Just hit the bricks... And if any of you are unfortunate enough to deal with Gil Granades in Loss mitigation, don't be surprised when he LAUGHS at you for getting upset, and tells you to "put your memories in a box and go rent an apartment somewhere".

Representatives at Wells Fargo instructed us to stop making the payments on our house 07/2010 with the promise that they would structure a modification. Then after sending all the information as requested they said that the house was in foreclosure and they could no longer accept payments. The payments were up to date until we were instructed to stop making the payments. Why would they instruct someone that makes payments regularly, on time, every month, to stop making payments promising them something they had no intention of delivering. Making the payment was not the issue but was trying to see if could get reduced to help allocate funds to other sources to continue building higher credit score.

Wells Fargo is the worst. They are in the same class as AIG. The way they treat their customers is inhuman. I have been trying to do a loan modification since November and all I get is the run around, you didn't give us enough information, you gave us too much info, you have too much debt, the program is not longer available. Resubmit another profit and loss. We will take partial payments we won't take partial payments UGH!!! It is all too much. They have no idea what they are doing you can talk to 5 different people, if you can get a hold of someone and get 5 different answers. When my wife called the other day they told her they are busy and your rep has 48 hours to call you back. Are you serious? My wife said we could be homeless by then. Another rep said "I haven't had a chance to look at your file I have some many foreclosures to do" It is so sad to think these people have control of your life and they have no idea or compassion for anyone. In reading all these entries it is all the same Wells is the worst and we have to pay for it. I am now in foreclosure and they said call 10 days prior and you can get a 30 day extension. I called today and they refused to give me an extension on my foreclosure. When I asked for an extension 3 weeks ago they said to wait now they won't give it to me because I was denied again for a modification and since I am not considered active they won't extend my foreclosure date.

I was told by the mediator that I had previously that this is what Wells Fargo does to its clients and I should look into submitting a formal complaint with the Indiana Attorney General. I understand that I could not make payments but it was due to the loss of my job and they made everything worse and it seems as if they do not want to work with me and want me to lose my home! I have given them everything they have asked for and every time I call to check up on things they ask for it again as if they never got it and they never stick to the claim or promise that I received from the person I spoke with previously.

THE WHOLE SYSTEM IS A MESS. WHY NOT TRY THIS: HOME Depreciates, INCOME DEPRECIATES ETC. CURRENT MARKET VALUE $180,0000 MORTGAGE BALANCE $430,000 IN TODAY'S WORLD THE LENDER LOWERS THE PAYMENT YET RAISES THE PRINCIPAL????? WHY WOULD ANYONE IN THEIR RIGHT MIND DO THAT - FEAR! SO, THEY AGREE, THE MARKET CONTINUES TO DROP AND THEY STOP PAYING, LENDER FORECLOSES, AND SELLS IT FOR CURRENT MARKET VALUE - $180,000 OR LESS. THE LATER MORE LIKELY! DURING THIS LONG AND EXPENSIVE PROCESS, THE LENDER IS GETTING NO MONEY!! THE CURRENT OWNERS CAN EASILY QUALIFY FOR THE CURRENT MARKET VALUE!! HAVE SOME GUIDE LINES! "IF WE REDUCE YOUR Principal TO CURRENT MARKET VALUE, YOU CANNOT SELL THE HOME FOR 5 YEARS AND MAKE A PROFIT,IF YOU DO ALL PROFITS GOES BACK TO THE LENDER!!" EVERYONE WINS!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!! WE HAVE JOBS, WE CAN AFFORD WHAT THE LENDER US GOING TO LAND UP SELLING OUR HOME FOR ON THE COURT STEPS! THERE ARE Resolvable ANSWERS - LENDERS AND THE GOVERNMENT NEED TO TRY TO KEEP THINGS WORKABLE FOR THE PEOPLE!! HOPE YOU CAN HELP US AND 1,00000000 OF OTHERS!!

At first when I did fall behind they were not pleasant, understandably they were collectors. In dealing with the loss mitigation team in late 2008 it was handled professionally because I documented everything from my severance agreement and filling out all the required financial information they requested. And I believe because of the housing crisis it was in their best interest to get me back on track and resume making the payments. I asked at that time about getting a reduced interest rate but it fell on deaf ears. I have not contacted Wells Fargo until I get some advise about how to approach them. I was just about to write a letter to the loss mitigation person who contacted me but when the foreclosure notice came I didn't send the letter. I failed to mention earlier the interest rate is 7.99% and we paid $23K in points and it is a 40 year term.

As a close friend once told me, ' no matter how thinly you slice baloney, there will always be two sides'. I am proud of the individuals that have maintained an economic balance to stay faithful on their mortgage obligations in these economic times. As I, there have been unfortunate circumstances stated below. Now for the Banking industry, loaning (speculating) on properties without income verification and avoiding recording fees at every exchange, blank signing and profiting by betting on bad bundles, shame on them. I was making payments until 7/16/10. Wells Fargo stopped my ability to make payments in August. Foreclosure notice 10/26/10. I have been faithfully paying my mortgage on a regular basis with Wells Fargo (loan servicer) from my business income until 1 and 5 of 2009. 2007, my 9 year old son needed three brain surgeries. This took our family out of Montana to Denver Colorado for the summer of 2007. Away from work, out of town, paying for hotels, fuel, food and all other living expenses to be with our son during these hard times was not easy. At this time I had a business line of credit that had to be used to pay the living expenses and home mortgage. No problem, UPS held my position while gone, my business was doing OK and I would deal with life as it was. I have experienced ups and downs in the past and have always fared well. 2008, I experienced my first motorcycle accident that fractured several ribs and three fingers, again missing five months of work at UPS and was experiencing a decline in the classic auto sales arena, my second job. Now 2008 rolls around and the economy started another negative correction. Seems our financial engineers on Wall Street had mixed up some new concoctions in the shadow banking industry, thanks to the repeal of the Glass-Steagall Act of 1932, on November 12, 1999 . Baking up some new bundles of global joy for their wallets called triple A, and gaining on defaults (Fraud?). After decades of economic growth and absence of oversight or historical patterns in the housing industry seemed to the eager of Wall Street, to gain, in short sight, bundling mortgage backed securities as a new profitable service, for them, since we were loosing our manufacturing base and exporting numerous other jobs out of the country. Wall Streets answer, to securitize our home ownership for profit, losses backed by tax payers. This turned home ownership into speculation in several arenas, securities and insurance. Brokers via Wall Street now, competing with local banks, were willing to loan on homes, in areas of high annual real-estate gains, with lower standards of income verification , basing the loan on the assumption the home will continue to appreciate as the immediate past had proven. Mortgages were no longer held by the local Bankers, mortgages were now transferred by the Brokers, recording the initial loan/mortgage at the local Court House from the Broker through a new guise in shadow banking called Mortgage Electronic Recording Systems Inc.,'MERS'. Before the mortgages are turned in Mortgage Backed Securities 'MBS' and Collateralized Debt Obligations 'CDO' that paid the original note 'IN FULL' before securitizing the note, now owned by a investor or investors, not recorded at the local court house, again shortcutting the recording process, avoiding the clerk and recorder's fees on all further transactions and eliminating the true identity of the investor by simply assigning MERS as the beneficiary of the note. When the housing correction started to arrived in 2006, the whole world would be affected rather than being noticed earlier as when the locally owned Bankers had been more in tune to the direct economies of scale in their given areas. With the TARP funds provided, the shadow banking industry and the loan servicers now hired thousands of employees to enhance the repossession process. There was a need to clear the books of the failing, Adjustable Rate Mortgages 'ARM', No-doc or low-doc and other non-traditional loans more commonly known as toxic assets. Real hardship experiences, as I, were all thrown in the same bathwater to expedite the recovery, reckless abandon and absent of Moral Hazard. After two years, missing two payments, nine months of consecutive payments on a lower interest rate, from 6 to 5.5 percent, hundreds of hours of negotiations with Wells Fargo to obtain a permanent note, I have been served a foreclosure notice. Wells Fargo, the loan servicer reports on my credit, 'active foreclosure', my business unable to obtain a bond is now looking at an end. I have been told by two Law firms that Banks can do what they want. I am one example how the securitization process affected home ownership and local businesses. How does that stimulate the economy? Don't feel sorry for me, the attention needs to be on the political good faith progress to address the lack of concern to Moral Hazard in this mortgage mess in a non- partisan effort before there is a dead cat bounce. kuchthird

I have sent all the required documents at least 23 times with fax confirmations- and still getting run around. Bank tries to convince you that they are there to help but it is complete hoax and far from the truth. I wish somebody could truly expose the ugly truth.

Wells Fargo put us through the ringer, playing along telling us we qualified for a modification all the way to the last day before foreclosure. Not answering our calls and switching us to different processors. I think they new all along what they were doing just so we could not do anything about it.

Several continued requests for information on program options and explanations. Several requests with no response for proof of lien/note and detailed mortgage accounting. Phone representatives are rude and do not listen to details of conditions. I suspect they are poorly trained and cannot handle anything outside of canned and scripted questions/responses. No continuity between departments. One department unaware of the other and no knowledge of where to direct me.

They have misled me through the entire process. when I got paperwork from their Attorney, they said that it was standard to receive it but that it was not being processed. It was. I watched my home being sold for $100. at auction and Wells Fargo was the buyer. I even hired a professional person to handle the modification when it became too much for me and he was pulling his hair out because of aggravation. He has had 100% rate over the last two years until me.

Wells Fargo did not seek to resolve the problem with me but rather was quick to foreclose my mortgage. I called them many time and faxed letters in an effort to resolve the problem but they were not interested in helping me. They hanged up the phone and ignored my letters. I never stopped making the payments of the principal and interest. The problem started with the escrow account and the RE taxes, although there is a tax abatement for the property due to the fact that it is a new construction and in NY state such constructions get 7-10 years tax abatement. Regardless, in an effort to prevent the foreclosure, i sent them a separate check for over 7k toward the taxes they claimed they had to pay. Nevertheless they still initiated the foreclosure. Thus I do not trust them anymore and do not know how to deal with them to stop the foreclosure.

Horrible customer service! I have called and called trying to speak with someone about the status of my account regarding a modification and/or other program (unemployed borrower's assistance??) I might qualify for so I don't loose my home that I live in with my 3 children. I can't get anyone to return my calls, I have no written documentation that Wells Fargo is even working to get me into any such program, despite the fact that on three separate occasions with three different agents I had to give my whole financial "statement" (income vs all expenses) over the phone and give the same information over and over again. Every time I call the rep says "they" are doing everything in their power to help me but in my opinion, "they" are doing everything in their power so I don't get help. Feel sorry for the reps that have to answer all the calls because they get the brunt of the frustration from the customers and all the "behind the scene" Big Wigs just cower and never come to the phone, call you back, or give a damn about who the customer (AND PERSON) is on the other end of the line.

Terrible customer service. For 25 years we have always paid our mortgage on time (never once late) and in December 2008 my husband lost his job of 28 years due to business closing. Unable to find immediate employment we applied for the loan modification program. We did EVERYTHING that was asked of us. We called every Monday checking on the progress. Every time we called we got a "New" representative who knew nothing about our case and we had to explain our situation all over again. Every month we were asked to submit the identical information we had just submitted the month before. In the mean time we repeatedly asked if we could begin making payments to help us stop getting further behind. Our frustrations were at an all time high but we continued to do what was asked of us. We were finally told (after a year and a half later) that "everything looked good" and "most likely you will be approved". A week later we received a notice in the mail stating we were denied for the loan modification program with no explanation. Also many representatives from Wells Fargo stated "this loan modification was knew to them and they weren't sure how to really handle it"

They won't work with you,If they do it's putting you in a worse situation to a point that if you mess up one more time "you're out". We've been told over the phone "You can't even afford your house..You might as well give it up".They don't give you options of where to go to get help. I had to figure it out myself, realizing I have a FHA loan. Finally we went to The Housing Authority FHA/HUD (Grayslake Illinois 60030)and was told by Helena Walls(no longer there)that they suppose to work with us due to us having an FHA loan. She put a lot of effort in our case--She found out they was holding on to our escrow when the mortgage could have been paid (at least 3 months)In our time of trouble and charging us late fees--another time they did the same thing and had us in foreclosure without any notification, and we got our legal representatives involved then they said they were sorry and cleared matter up (again holding our escrow). The thing we learn about owning a house IT'S SO LEGAL !!! and a lot legal terms and contracts that come with it. I guess if you don't know FOR sure the servicer(WELLS FARGO) won't say a word and you can lose out. Our last closing was done at a pizza place in Waukegan Illinois,60085 with a Notary. We got NO COPIES of our closing papers until JAN 26 2010 ---we did the closing on 8 26 2009--It was suppose to 8-24-2009.I know that ain't right. Just the notary,me, and my husband. Why couldn't we do it at The Title place down the street---She(the notary)wanted to come to our house!!!No appraisal,no lawyers ,no any body else. Sir ,Ma'am We want our house!!!!!!!!!!!But just as well I wish someone would look deeper into the way it was done. I know we did what we needed to do to save our house without no more threats ,but if it was done wrong I hope it could be addressed to a higher authority through FHA/HUD. I don't think anybody should be done this kind of way. Please help us at this point. I have tons of paperwork from the beginning to the end and can also attach them to an e-mail address as well as copy and paste. Names,Numbers, and WELLS Fargo. I hope you can assist us in keeping our home that we worked so hard to keep for 15 years. Anything else you need (proof)I got it or can dig up with out a problem. Everyone treats you with customer courtesy so that is not the issue here. Making sure I understood everything that was going on is another. They didn't explain that if I wasn't approved for the loan modification I'd owe all the money saved during the forbearance period or that it would affect my credit. I am so angry after 3 years of perfect payments - they are messing me up. What do they have to say - what a usual representative can say - I'm sorry and they proceed with their processes - I'm just another number. Each time I called - someone had something different to say. No one could comment - seems there is no one in real decision making authority and yet everyone has the authority to make the decisions in how they leave you hanging. Angie

I applied with Wells Fargo Financial to refinance my home in November and never heard from them. In December Wells Fargo began the process to restructure my mortgage and so far I have had to refill out the financial summary 6 times. They have had me refill out everything over and over again and I also was told to hold off payments till the restructure agreement is in place. In the meantime their loss mitigation department calls my work every day, several times a day. I have caller ID. They call and hang up, call and hang up. Once a day someone will actually come on the line and they ask me the same questions every day. I have finally reached the end of my rope with them and am looking into bankruptcy because I have no other way to resolve the debt since they appear to no be willing to work with me in a professional manner. The prank phone calls are annoying to say the least. I have asked them several times not to call me at work but they just keep doing it! I really think the government needs to take a look at the way Wells Fargo is operating in such an illegal manner. They are not supposed to call folks at work if they have been asked not to. Consumers are supposed to be able to ask them to not call at work and then the consumer can advise their acceptable manner of communication which can be via the mail and no phone calls. Wells Fargo operates in an illegal manner and should be investigated.

I absolutely agree with the person that left a comment under "Ratings bad". Wells Fargo is the worst one in my opinion to deal with, and I honestly believe that they really don't care whether or not someone loses their home. What is really bad is you can not walk into their bank and talk to and deal with someone face to face on an important matter as saving your home. Instead you only get to call their 800/888 numbers and talk to a rep. and each time you call you get a different Rep. The reps tell you different things and all they have to go by is what the rep. before them wrote/Typed in your file. I'm sorry but my home is very important to myself and my son and I do not want to lose it. But going through a time like this and doing everything I can to save our home the last thing I want to do is talk to someone on the phone that doesn't have a clue and apparently NO HEART!!!

I'm not sure why there isn't a class action law suit against Wells Fargo. It seems from what I've heard and read, they are lying to people who are trying in good faith to save their homes. There must be something illegal about this--there's got to be a way to stop this.

No grace period or notice when agreements were not in default and payments made on time. We received papers mailed Friday, March 5. 2010 in our mailbox on Saturday, March 6, 2010 that our home was being advertised in Alabama Messenger in the foreclosure listings. We are disputing this information and either we have 20 days with HUD or 30 days with Wells Fargo Attorney. Our home is being auctioned on April 6, 2010 at the local county courthouse. We have four children and will be on the street soon.

I have never been late on my mortgage payments in the eight years that I have owned my home. In 2009 my daughter and myself were hospitalized several times, each, for up to a week at a time, each, for different medical reasons. My daughter almost died and fortunately we didn't loose her. However, we had trouble paying our mortgage payment. So I contacted Wells Fargo and talked to them about a loan modification. We started the process in June of 2009. We made our payments on our mortgage through July of 2009. Then in August, Wells Fargo told me not to make the mortgage payment because they were modifying the loan. So I didn't make a payment, but I called them once a week, each time they told me not to make a payment, that everything was going good with my modification. Then the end of September they sent out my modification. They wanted me to pay more than DOUBLE what we were paying before, which made no sense at all. After talking to them, I found out that they had our income wrong, and they thought that we made twice what we actually made in a months time. So it started all over again, and once again they told me not to make the payments, as they were modifying my loan again. I called every week, sometimes twice a week and I got the same answer from Wells Fargo, the Loan Officer said, "Everything is going well, we have a lot of modifications right now, so we are running a bit behind. We are looking at it right now though, and we should know by the end of the month." I reply, "Okay, if you're sure, because I cannot loose my home, I have six children and one is an infant. I just can't loose my house!", the Loan Officer, GIGGLES, & says "You're not going to loose your home, everything is fine, don't worry." To that, I say,"Ok, well should I at least make my regular payment?" the Loan Officer says "Oh, no! Don't send us any money because it probably won't end up in your account, with your account being pulled right now & my manager going over it, it is very easy for your payment to not process on your account. So we always tell our customers who are modifying their loans to not send in any payments, until the new payment is set." To that I say "Okay, if you're sure about that, because I really cannot afford to loose my home! Can I continue to call you at least once a week until this process is finished?" Then the Loan Officer says "Of COURSE you can call once a week! You can call anytime to check up on your modification!" To that I thank her or him & we hang up. The following week I call & get basically that same conversation. Only with a different word here or there, words that meant the same exact thing as the other word. The above conversation is a quote. Also, every time I ask them if everything is ok, because I cannot loose my home, the loan officer giggles or chuckles! EVERY SINGLE TIME!!! So, I guess they find people loosing their homes a funny thing! I, for one, cannot believe how lightly they take these modifications. These are peoples homes! Not something to giggle about, when talking about foreclosing on their homes! It is a week before Christmas & I have been notified twice in two days now, to call this 1-800 number to find out when we have to be out of our home!!! I have SIX children, it's Christmas in Colorado, & so it's bitter cold, & they're wanting to throw us out on the street!!! What am I going to do??? I thought everything was fine! I had no idea that they were going to sell my home on December 4th 2009! I am so scared, I don't know where we're going to go. All because Wells Fargo wasn't truthful, never sent me anything about foreclosing & selling in December! I have lost my home of eight years & they just think it's a laughing matter. I hope that this doesn't happen to anyone else. BE CAREFUL!!!

I actually was told 'not' to make a payment. Now received a demand letter from attorney. Waiting on person in Hamp Fulfillment Center at Wells to get back to me. I have left 4 messages, because I was told she was the one that had my paperwork. These companies need bigger incentive to re-instate loans rather than foreclose them and use them as write-offs for their 2009 income taxes. That's all these homes are to them. A huge 'loss' tax write-off. How much you want to be that come January 2nd, they miraculously are able to help the remaining customers? Tax year is over then. We need Obama's help in forcing them to help us. Please, please....please!!!!

The reason that I say poor is because you get a different answer every time you call you can never speak to the same person. I applied for a loan modification, it was approved the package was mailed to me it contain 3 documents that were the same. I signed and sent the package back to them. I called the company and was then told that there was a $4000 (attorney, etc fee). The company sent me another package which included different documents and a demand for the 4000 which was due 5 days after I received the second package. If I had that kind of money laying around I would pay my mortgage.

We have been trying to get our house payments lowered and all along for the past three months they would not accepts any money they told us that they were trying to lower our payments that our loan was in review and then after we didn't make the payments my granddaughter called me and told me that it was in the daily quill that my house was being foreclosed on. At the time we had not received any form of letter letting us know they were foreclosing. After I contacted Wells Fargo on a Thursday I then received a certified letter on the following Monday. We thought that there was a certain amount of time they had to give you before you had to be out..They gave us almost two weeks..

Wells Fargo hates single moms and displaces children. Not one late payment and won't even do my application because I collect employment benefits and have no Qualifying Income. The concept totally contradicts the reasoning for helping homeowners and the FHA's website. No HOPE for single moms with Wells Fargo should your husband leave you after you lose your job. That's cool, I'm highly employable and I will live in the overpriced apartment and budget for luxury items like food and toilet paper which I can't collect food stamps on because I Make to much money to qualify. Momma bears don't like it when you mess with our babies. Wells Fargo rep got mad and chided me for crying because I have no income. Bail this. After dealing with ASC and their lies, we are now dealing with A holes from Wells Fargo that told my parents that all they have to do is pay 3,100 dollars by July 1st and the modification will be in effect at a lower monthly rate. Wells Fargo lied to my parents and now they are ready to call in the troops and tell us that we have five days to pay over 4,800 dollars of else. Who are we dealing with here? Who? Wells Fargo lied to us. When I called and told them I would be late with our payment, they said "no problem, we are willing to work with you," and then they promptly tried to put the home we have been paying on for 7 years into foreclosure. We never did "not" pay, we were just running behind a bit. Our bankruptcy attorney told us "they are sneaky" and that Wells Fargo does NOT really care about us. He said that the people who negotiate with you over the phone are nothing but Call Center workers who do not even have the authority to enforce any verbal agreements. What we should have done was gotten Wells Fargo to send us something in writing to sign stating it was okay for us to work out a "being late" agreement. We simply took them at their word. Also, Wells Fargo charges a $20.00 fee to pay your mortgage over the phone, AND a $35.00 fee for being late. We never thought they would try to foreclose on our home since they only too gladly accepted our late fee. We thought it was a non-issue. It clearly was.

Wells Fargo employees either know absolutely nothing about the process or "lie" to you to get you to say and do things that benefit Wells Fargo. No, I am not generalizing. I am simply stating facts from my experience with their "Customer No Service". Occasionally I spoke with a "nice" person, but now I wonder if these were also "plants" to give the false impression that Wells Fargo has some "Humans" working for them. When we fell behind on our payment, we contacted them and asked for "loan modification". They requested this paper, that paper, this budget and that proof, while promising to "work with us". Next we received a notice from an attorney that the house is up for sale within 30 days. Wells Fargo was going forward with the foreclosure while they were "pretending" to work with us. This went on for 3 months. I no longer believe anything they say. Fool me once, shame on you. Fool me twice, shame on me.

Mainly because they promised a loan Modification & then took it back after agents confirmed that it was okay and completed then kicked back our check. The agents told me that it would not be placed in foreclosure and that they were working out everything not to have homes given back but they owned to many homes already. I believe they main reason they are taking homes back that are FHA mainly because it will be the government that will suffer and repayment will be given to back to them.

Wells Fargo uses scare tactics, uses diverting tactics when calling or faxing. Does not call the consumer, or send an email or a letter when there was a problem. I was told they could not read the income and expense sheet we sent. And had already determined we did not qualify. But in fact we do. They created the problem on there own being selfish and negligent. In the past my brother had done credit reorganization and was paying those credit companies. A year later he got a loan with Wells Fargo because he had CD in his Wells Fargo account, thus the bank gave him a loan based upon his savings account. Then 1/2 year later they saw that he had reorganized his credit cards, years in advance of getting the Wells Fargo. When they saw that he had been paying for several years on his reorganized credit, Wells Fargo emptied all his money from his checking and savings account and his checks began to bounce. He later contacted an attorney it took him 3-4 months before he got all his money back from Wells Fargo because they did illegal dealings. He was not notified prior to the money being taken from his savings account. That was illegal. Watch out for that bank, they do not inform the client prior to causing the problem, and the problem gets bigger and bigger. Therefore, I myself had to stop the foreclosure that never was to happen. Oh darn, they will now hear from my attorney and they will then pay the attorney fees for this notorious failure and they will also correct my credit score. I hope this never happens to others. I will now close my Wells Fargo account and never do my business with them. I have found another bank last year and developing my roots, then I will close Wells Fargo,

They drag this out for 4-5 months making you even more behind because whiel they are "working with the investors" more house payments are due,cuz it takes so dang long and they wont accept any payments drom you,As they put it "it will interfer with the process, and the investors are aware that you are not making payments',per there request' Once your approved for a loan mod, your so far behind, and they present you with crazy terms, for them to make money off you!! So now you either have to agree to the crazy terms, or they are sending you into foreclosure!!! Dont do it people it is some sort of scam!! They dont care anymore, they got bailed out!! DONT TRUST THEM

by MN From Anoka, MN on February 09, 2009
I was 3 months behind they put me on a loan mod that raised my payment from 1666.00 to 3,000 for three months then after that they said I still had a past due balance of 7,000 they said since I mad teh 3,000 payments for the 3 months that I now qualified for a real loan modification, they told me they would work with the investors and the 7,000 would be rolled to the back of the poan and my payment would only go up 75-250. They told me not to make any payments, just wait for the laon mod papers to come to me, it took 5 Months for them to send out teh papers, and durring those 5 months they told me not to make any payments-they would be returned to me because I had a 7,000 past due balance, so each month I kept calling and they kept saying call back in 2 weeks. At the end when the investors finally agreed my past due balance was 19,000!!! They wanted to raise my payment from 1666 to 3500 till 2010!!!! I called back and said you were teh ones telling me not to pay!! They said my only option was to sign the papers and get them back as soon as possible, if I disagreed they would send me to forclosure!!! They thought they were going to get me when i was done, I told them tehy were nuts if they thought I would pay 3500.00 till 2019 to roll in the 18,000 past due, do the math they would be making a killing off me. I was lucky enought to get the cash together and pay them, I think they thought they had me but I am the one laughing now, they are a JOKE!! Dont think they will will work with you, they dont care now they got bailed out, they want to forclose on houses that have a lot of equity, they figured "we will jack teh payments up, they will pay down the balcance even more, and eventually they wont beable to keep up with the hefty payment and we will get the house!! WRONG WELLS FARGO!!

Trying to do the right thing, but wells fargo denied our short sale saying we made too much money. However, I will be loosing my job in March and my husband will be loseing income also. Trying to stay ahead of the game, but they don't want to listen too that, they said we could afford payment so 50% of our gross income. We had a great offer on a short sale, and they blew it. Now what do we do?

wells fargo mortgage is the worst! i tried to negotiate with them honestly and in good faith. they have been dishonest, unethical and immoral in their dealings. they proposed a loan modification (that was really not a modification at all) that required an immediate "down payment," which I paid then they reneged on their promise to work with me. I have had a stroke, which I told them, and their actions have made my health problems worse!

When we refinanced, the mortgage company promised us a viable rate, and told us not to pay our then current mortgage company, and when it was too late and we had to go forward and sign the papers, it was alreay to late and we were stuck with a higher interest rate and payment than we had expected. This led us down the path of not being able to make ends meet financially.

The origination process was simple, easy and professional. as long as you have the money, you are a good client. but as soon as we fell on hard times, i felt that they were no longer regarding us as humans in dire need, but rather just an account that was past due. they are not willing to help us modify our loan... not even as much as to just pay interest for a couple years while we straighten everything out. at this point i feel that they do not want to help people stay in their homes....it saddens us a great deal.

Starting with the purchase of my home, I was told I would receive a fixed rate then was rushed to sign the papers and ended up with a variable rate. My mortgage has gone up almost $200/month since purchased in 2002. Then when I had to change my employment and my husband was laid off, I got the run around when seeking help to adjust my payments, being told they couldn't help me because our debt outweighed our income. Why do they think we were asking for help? We finally broke down and asked our church to help us make a large enstalment payment for a forbearance agreement with the morgage company in August. We having been making our scheduled payments since. I noticed that our October payment hadn't cleared the bank yet and called to find out what happened. The very harsh woman on the other end of the phone told me that our payment was late getting to their office due to a delay in mail, so our agreement was null and void. I asked her what I could do, she told me there was nothing that could be done.

by Anonymous From Pensacola, FL on November 01, 2008
Wells Fargo have been very patient with us . The last full payment was made in August of this year. I talked to a representative on Friday and he told me that wells fargo could foreclose at any time. So, I feel like they are being patient with me.

My experience has not been good thus far. I was given a repayment agreement that I could

I tried to work with Wells Fargo many times and they would either say they didn't receive the paper work, or there was something missing. They want to manipulate a person and not disclose what needs to be done,(they just want to accelerate foreclosure) as they probably get a kick back from the attorneys that foreclose. Furthermore, the Government has given them millions of dollars to help people out on their mortgages, but they are just sitting on the money. I made payments but they would not apply it to the mortgage, but I'm sure they will keep that money.
