I have known two people that have had issues. Best thing if you have paid your payments and they cant find them contact Office of the Comptroller of the Currency Charters, regulates, and supervises national banks; also supervises the federal branches and agencies of foreign banks. www.occ.treas.gov

I too along with many others were with tbw i refinance my home with them right before they went out of business. instead of them closing out my loan with them they sold my old loan and new loan to bank of america within a year apart from each other. they paid out a bunch of money from my escrow balance on my old loan that had only 345 dollars in and ran it into the ground until 3500+ before they realized oh no. well instead of them trying to fix their own mistake they pulled from my current mortgage with them and drained that escrow account until negative and now raised my payments. please if anyone has any advice or know of any class action suits that could help me please send them

When I had TBW I had been trying to work with them to get a mortgage modification with lower payments because I had lost a couple of part-time jobs. TBW were very difficult to reach when I needed to call and I was constantly transferred to different people and very few of my calls were ever returned. Months passed.....I never heard from them until I got a letter from Bank of America saying my mortgage would be with them. It was a nightmare. Bank of America didn't have any record of me trying to work out a modification with TBW at all after months and months of doing so. I had to start ALL over again with the modification process with Bank of America. They were rude and threatened to take my home away. I spent almost a year dealing with trying to get a modification and Bank of America never ever worked out a lower payment plan with me like Obama said mortgage companies should. ALl they did after a year of trying to get help was rewrite me with a FHA loan that is more a month ! They even charged me attorney fees and tacked that on to my balance. And if I was ever late on a payment they have a right to make me pay those attorney fees up front (3,000.00). I was done very dirty with no help whatsoever. I should have not been charged those attorney fees at all. I would love to be a part of a class action suit against TBW and Bank of America. It's not the American way and Obama didn't make sure these mortgage companies were treating people that right way. Obama's words meant nothing to the mortgage lenders.

There is a reason why everyone's payment history and escrow was not correct, the monies were never posted, how else would Lee Farkas and his accomplices steal so much money, the money they stole came from accounts where our payments were put into, we were double dipped on insurance by them placing "forced insurance" the transfers, modifications, pay back plans were never legitimate. Go to bmcgroup.com and look up the Taylor Bean and Whitaker case, you might need to file a claim and for anyone who will testify that they were forced into fraudulent dealings, we need you right away. I also was a TBW customer and am now out over $1200 when TBW paid my taxes and MIP insurance and funds were frozen due to bankruptcy. BOA took over and paid them again along with penalties and I began getting collection calls after I was told not to pay the additional amount needed towards my now negative escrow account because I was part of the TBW suit. I am now no longer with BOA. They never stood behind any of us by the looks of these mailings. Is there anyone to contact to recoup the money lost. Please e-mail me erdexter@verizon.net. Thanks

Two of our TBW payments sat in Limbo while Bank of America started a cascade of fines and fees we gave up on trying to understand with the lack of meaningful communication with Bank of America. We need to file a CLASS ACTION in Colorado!

we all have been screwed by Taylor Bean & Whitaker and boa. I think we all should do a class action law suit. Hell my husband an i are going through the same thing. They sent us a letter saying we owe 10,000 dollars by the end of the month. They aid we haven't paid our mortgage since last year july. The second lady said no were up on our payments the third lady said we haven't paid since last year march. And we know we made payments some receipts we found others not some the receipts went 2 taylor an didn't go to boa. so taylor been stealing our money. so now all we can do is try an come up with the money or lose our house. an we told them if you didn't a payment since last year . Why haven't you been sent out a letter. you claim we haven't paid since last year march or july till oct this year. they must be crazy and if any one have any advice on how to help or what to so please let us know. Forget all the banks. Stop paying them immediately. Go to court and be present at the hearing. Judges hold elected offices. You probably voted him/her in office. Make sure the judge is aware of that.

I refinanced with TBW in Nov. 2008; We finally closed on the refinance in Jan. 2009; Two months later they sold our loan to BOA. 3 Months later, my husband lost his job. We were 6 months behind on our mortgage when HUD worked out a loan modification with BOA. I've later learned that TBW was closed down by the Government. Due to non-compliance issues. I've also learned that BOA should never have taken over our mortgage from TBW because of the violations which occurred. Both TBW and BOA should have a class action lawsuit filed against them.

Helen Grant, my story is very similar to yours and a few others on this forum. My mortgage was sold from TB&W to the worst mortgage company on this earth, Bank of America sometime in August of 2009. TB&W obviously kept my last payment and did not release the remainder of my escrow money. Regardless of the scum that TB&W is, I believe as well that BOA is equally responsible. Who would buy a car with missing parts? That is exactly what BOA has done and now wants the borrowers to pay up again what we already lost. They are scum and need to be stopped. BOA is deceitful with their loan modification processes and will put you on a "trial" loan mod and then try to take your house. Then they will say that they money you paid on the "trial mod" is for their attorney fees for the foreclosure. They will squeeze every last penny out of you to the very end and make you think until then that you will able to keep your house. BOA needs to disappear from the face of this earth. I want to sue the living daylights out of both TB&W and BOA for what they have done to us and many people. We have a disable child and it's been really hard dealing with this situation.

I have to agree with everyone else...TB&W is the worse mortgage company because Back in June 2009 I was trying to get a modification for a low payment and then my loan was transferred over to Bank of America not knowing that the real reason was that they filed bankruptcy. I recently received a letter to accelerate with foreclosure due to TB&W has not transferred over my payments to Bank of America and I am not about to pay money I have already paid. Bank of America is not being helpful and has been giving me a run around for 2 months now. i have sent in all the information that they needed to show those payments were made to TB&W last year so what am I to do. They have not assist me when getting this matter taken care of and I am getting frustrated by the hour. This is so stressing and I need some legal help because they are getting over on too many customers and I refuse to be a victim of this bull. I hope that no one else has to face this problem and who do we contact to file a claim against TB&W and Bank of America.

We are one of those whose loan was acquired by Bank of America from TB&W. Our escrow money never got transferred to Bank of america. Now Bank of America is raising our payment because we are short in escrow. I have contacted Bank of America and they said there is nothing they can do until they receive those funds. So now we have to pay again. Even though we have already paid that money. I do realize that this problem stems from TB&W but Bank of America is just as bad. In fact, they have the worst customer service. I have had dozen of different customer service rep's tell me something different each time I call. This has been going on since Oct 2009. Bank of America gave me a fax number to submit all my paperwork and low and behold, the fax number never works. I call back and they just tell me to keep trying. I can never talk to anyone other than a customer service rep who claims to be a supervisor. But this so called supervisor can't answer any of my questions. They tell me i can submit a complaint, but it has to be in writing and faxed to the number that never works. I'm beginning to think they are all crooks. I have filed a complaint with the Federal Trade commission on Bank of America.

Well, I also lost my job at Taylor Bean & Whitaker. However, it was due to my inability to change from a "Regular or Prime Underwriter" to a "Sub-Prime" or "Junk" underwriter. My thinking was too inside the box. Now I have no job... And since TB&W went out of business, no way to obtain my missing W-2's for the time I was there. And believe me, NOTHING is worse than having to do what you are "told" to do, while knowing that it isn't right... And knowing that you will lose your lively-hood if you don't compromise your values... Now I have no job, no insurance, no way to track what money was paid for my state income taxes, and nowhere to turn. As stressful as getting your monthly payment made can be; at least it will take a few months for foreclosure to happen... For those "squeezed out" in the "Sub-Prime Debacle" good luck in your future endeavors. Knowing what I know now, I wish I had missed the "80's Real Estate Boom"... or gotten out, and stayed out much earlier!!! B.T.W. does anyone know where I can get W-2's from what was Taylor Bean & Whitaker???

I have been struggling with Taylor's Loan for over a year now. Finally they are foreclosing my home at the end of June. I went to the hearing last week and after I paid 153.00 to file an answer all I got was an am sorry there is nothing I can do at this point from the Judge. So again a fall to the mercy of a new bank that is reconsidering my loan modification. but still unsure of what is going to happen to me and my family by the end of June.

Wow what a total nightmare. Someone needs to be held responsible. I am so angry with TB&W. Our loan went to Ocwen. However they have no records of any payments, because apparently TB&W chose not to keep records. Ok enough is enough. My husband and I both work we have two small children. We work hard to have enough money just to make it and someone at Taylor Bean and Whittaker is going to steal our money and do God only knows what with it...Come on ... now Ocwen says we owe them $2198.00 because they have no records of where TB&W had payments...And why is this my fault...If you buy a used car and it tears up the next day who is responsible....Ok Ocwen admit it you screwed up and you want all of us to do the leg work and fix TB&W poor book keeping...Thanks allot of making the AMERICAN DREAM IMPOSSIBLE!!!

i am being told by BOA that my escrow account is now in the negative of 2200 plus. When the received my file Taylor Bean and Whtiatker said that i had a negative balance of 1048 in my escow..How is this? Like 2 months prior I received a letter stating that I would have a shortage in my escorw on an estimate they calculated agreed to a new monthly payment but nothing has happened but headache.I just bought my house 6 monthts prior always paid the payments and my counnty and city taxes did not go up. is there anyone else dealing with the same situation?in less than 2 yrs my mortgage on a fixed rate has jumped up to 200 dollars and boa doesnt want to do anything cause of a pending investigation with TB&W. So where does that leave me and how do I get my money back?

For those of you who got screwed by them I'm sorry. So did I... but not $800 or most peoples monthly payments... add this up... $1000 payment in July 09 (which should have started in Apr) then getting sent to Bank of America with a $102500 loan. Ok, my loan was $100000 flat, how did Bank of America get a loan saying $102500? That's approximately $3500 screwed not to mention what should have been taking out from my first payment, going to principle. ($112 average) I'm in Afghanistan, deployed US military and have had nothing but problems the whole time with this. Bank of America says to fix the problem I need to mail/fax documents to them saying what my loan amount should have been... "OK"... I'll just hop on the phone and get that from TB&W. Wait! Can't do that! Been trying for almost 2 weeks in every way possible! A 30 min call from Afghanistan is nearly impossible much less the "please hold, a rep will be with you shortly" for any longer. So what to do now? Guess I just wait till I get home and... well... talk to some very good lawyer friends. TISK TISK TISK TB&W, TISK TISK TISK

15 minutes on hold? Try 2 or 3 hours. and then the phone hanging up.. Calling again waiting on hold for 2 hours and then being hung up again. 15 minute hold time is acceptable. 2 to 3 hours then having my cordless phone or cell phone battery go dead is unacceptable. This was during the time when the company WAS in business.. Then when I Finally got a hold of someone to talk to about a Modification.. I was told they can't.. Then told to clip coupons, or get free groceries from my local food pantry.

Taylor Bean filed for Bankruptcy and keep Escrow funds from their client and I was 1 of their client. I have yet to receive my fund from Escrow and it has been since September of 2009.

Taylor Bean has my august payment and $817 of my escrow tied up int there bankruptcy, because of that bank of america is charging me late fees and raising my payments. What a crock of s@%T! I read in the bankruptcy court papers that they were paying their employees salaries from an account that was for escrows and payments.

Here is information that hopefully will help folks get money back from TB&W. We are filing for our escrow from them. It was hard info to find. Fortunately, our former loan officer was good even though TBW was terrible. She tracked down the information for me, even though she was no longer on the case, when she heard what happened. Go to http://www.bmcgroup.com/restructuring/clients.aspx and click on Taylor Bean in the client list. Agree to the website terms, and it will take you to REO Sales Assets. This sheet has all the bankruptcy info, including next hearing dates, lawyers contact info etc. Look on the left-hand headings for Where to File a Claim. In that section is an editable Proof of Claim form. It is here you can file a claim. Fill it out and send it in to the address listed via trackable mail. With as much documentation as possible, and a stamped self-addressed envelope so they can send you verification of filing. It will be handled by a third party bankruptcy company and this is their website. Hope this helps at least some people so they don't have to go searching around. I'm posting this on as many websites as I can find on this issue. If you are giong to file, do it soon, because the last date listed for hearings is December 15th, 2009. Don't know if they do claims after that...They might, but I'm not a lawyer and so much of that stuff is jargon to me.

My payment through the equity accelerator program for August has not been released. Bank of America said they can not get an advance from Fannie Mae because it was from a third party collector, even though this equity accelerator program was from TBW?, she said to call the Bankruptcy court for TBW to see what the status is?, what?, is there any lawyers or phone numbers that we can call for the status of our not posted payments (August payment)

We refinaced our house back in August and had no idea TBW was getting shut down they took the payoff and still transfered our loan to Bank Of America now we have two mortgages on our home 1 bank of america whom tbw sold our loan to and 2 our current mortgage company!! We have been waiting 3months to get our escrow account back from tbw but of course can't get ahold of anyone and bank of america is not willing to help only put a block on our credit until everything pans out! Are you Fucking kidding me!!! Really! Let me have for 5grand and hold it until things pan out!! If anyone has lawsuit info please post it!!

While in the hospital having a heart stent, I missed one payment. Then, unable to reach anyone except recording, I finally got a letter from Ocwen (debt collection company) saying I owed then over $2,000 dollars. Needless to say, I am retired and had tried to work with TBW to no avail. After 3 years, I have only $2,000 applied to my prinicpal. A $609.00 loan payment has turned out to be $839.00/month. This was suppose to be a fixed 30 year loan. I have lost over $6,000 in maintenance. Gee, this seems a bit backward to me!!! Now What?

I received a letter from Ocwen stating that they will be taking over the TB&W loan. This house is in foreclosure. I had a buyer and TBW dragged their feet, did nothing and the buyer walked out of the deal. In July, TB&W was sending me notices stating that they had lost the note and never recorded the note on my loan. I called Ocwen and they encouraged me to put it back on the market. They never mentioned that TB&W had been raided by the FEDS and that the FEDS put a halt to all foreclosures on these properties. Surely lots of fraud has taken place and I have personally been harmed by their failure to act. I have done all in my power to resolve this situation. Last month, I lost my job. Now, there really isn't anything I could do. Ocwen should be ashamed for trying to collect on loans that are tied up in the foreclosure processes by a company that was raided by the feds and which mandated that all foreclosure actions are seized! They did not inform me of what was going on until I did a web search and found the 100s of articles about the raid and fraud. Shame on any company both bank of america and Ocwen that want to further take advantage of already harmed note holders!

I am also a VICTIM of TBW Federal takeover and the bankruptcy. I was enrolled in the Equity Accelerator program commissioned by Western union. When I realized my payment had not come out of my accouont, I called only to learn after being snowballed for about 20 mins from the Equity Acc. representative that TBW's funds had been frozen by the FDIC. Great way to find out! I was told that even thou my september payment had been collected, the Equity Acc company would not be permitted to send my payment to chase and that I would have to make the payment again. This is outrageous. When I called Chase, my current mortgage company who referrs their customers to this Equity Acce company, that yes, I would need to make the pament again. This is so unreal. Ive spent hours on line and on the phone trying to find out where the heck my money is and how to get it back, but to no avail. turns out, I once had a mortgage with TBW and when they sold it to Chase, they kept the serving end of the loan. Im apauled that I am being required to make a double payment. I cant believe I have not even received one notice in the mail with regards to my "stolen funds".

What type of company is that, not only does it effect the customers but also all the employees too. I also called them and was on hold 45 mins for them to tell me that my August payment that I mailed on time was not processed yet because the accounting department was behind 4 weeks. WHAT?.

I have been working on a modification with TB&W for several months. I have a VA loan and requested assistance with ONE payment. It has been 10 months and I recieved a welcome packet from Bank of America Home Loans yesterday. I know a lot of you in limbo are wondering what is next... TBW approved a modification in March but hadnt sent me papers to sign as of August. The welcome packet from B of A I recieved yesterday states that my loan is in forclosure and they will not accept any payments unless it is the full amount to bring the loan current or in connection with a workout agreement that is satisfactory to them. So back to square one we go... I hope this is helpful information to others in my boat.

We started our mortgage with TB&W in November 2008. It is so nice to know that we aren't the only customer that had such problems. The poor customer service was bad enough but the disorganization really caught my attention! It was a bad experience from the beginning. As everyone else has said - I was on hold forever. I do not blame the customer service people - I blame extremely poor mgmt. There were checks written from out Escrow acct that sat in limbo for 6 months. I asked the "Research Department" to investigate two different checks that were written from my acct and I was basically told: The "Research Department" is an outsourced operation and it changes frequently so all the records were already messed and then they keep getting handed off to the next "Research Department". The website frequently didn't work so we were afraid that when we would need to send in our payment the website wouldn't work. I had enough of TB&W and decided to switch mortgage companies end of May. We received the check from the Escrow acct about 4 wks later. We disagreed on the amount and that took another month to get straightened out. On Friday, August 21st we deposited the check into our bank acct...I got a call today from my bank and told me that the TB&W check bounced!!!! Never would have guessed it! Oh, and I had to pay the returned check fee. Thanks alot TB&W...I hope who ever is responsible for all these problems for all these customers is charged severely with many years behind bars.

I have been a client of TB&W since 2005, needless to say i have had a lot of problem. Trying to talk to someone and get account balance. Only had husband listed and not me, and would not talk to me unless my husband signed a letter saying it was okay to talk to me. Just last week, I received a letter from another lendor saying they have taken over our load from TB&W and need to make my payments to them. That any other agreements for payments have been VOID and that all payments are now due and payable by 9-1-09. The one thing that didnot happen, was the 3rd party company that was holding our money, was still taking money from our checking account. I had a very long conversation with them just trying to get this stopped and money transferred back to my checking account. To date, I have not been able to contact TB&W for any past account informaiton and the tranfer informtion to the new company.

I took out a mortgage with TBW in May 2005 and have paid in full and on time to date. About 18 months into my mortgage with TBW, I was told that my mortgage payments would be increasing by $239/mo. due to taxes and escrow. I spend endless hours on the phone trying to understand their logic and reasoning. In my county, our taxes have been going down, not up, so the increase in my mortgage made no sense. I was told by TBW that if I didn't pay in full that I would be in default. So I have been paying the extra $239 each and every month. I knew something was not right, but being a new home owner, I did not know who to turn to and did not want to be late on my mortgage. I cannot prove that TBW did anything wrong, and perhaps they didn't, but the recent news of the fraud investigation makes me wonder. I did call Bank of America this morning to confirm my loan has been transferred to them. They indicated that the welcome letters would be going out around the first of September.

We got our loan with TB&W in 2006 when we lived in KY. After moving back to MD last year, and not being able to see our house, we got behind on our payments. We contacted them, and got repayments done twice. I was told by the local bank we used to get the original loan that when loans are bought, the purchasing bank agrees to all terms on the original account. So BOA has to abide by the repayment program we set up. Now, we sent the August payment in on time, but when I found out the loan was sold, was told that the check would be sent back to me. Nope, it was cashed. How do I know for sure this money is going to our loan?

I mail my mortgage checks as a regular practice. I mailed my July mortgage to TBW on Aug. 3rd, heard the news about TBW's closure on August1oth, and my check was cashed by TBW on the 10th as well. Has anyone experienced this, or better yet, have an idea of where this payment has gone? I was assured by B of A and FHA that the funds will be applied to my loan once it is transferred, but given the circumstances, I have my doubts. Any additional information would be MOST appreciated. I called there, lets face it, its probably your best option to talk to someone. The woman informed me just to wait until you receive a letter in the mail from them or someone else. What do you know I got my statement today. I was picked up by cenlar? spelling might be off.. anyway in a matter of minutes I paid my aug. mortgage online with no penalties.

The employees can't help the company has/had bad business practices. Having said that, I'm finding it impossible to find out where my loan now is and more importantly, who - if anyone - has my escrow moneys because my homeowners insurance is now due. I have called every single number I can find, including the ones on their website. No one seems to have it.

i have been through the ringer and back with TB&W. i have hundreds of pages of documentation and have logged HOURS and hours of hold time. so to TBW employee...i am not happy you lost your job. i feel for you and i pray for you. now that the shoe is on the other foot i hope you take this time to reflect on who you are as a person and how you treated people that were in your shoes. in their darkest hours. all of us as humans have the right to choose who we are and how we carry ourselves. the same employees that are crying foul play and "just did what they were told" are the ones who called me names while i was crying and begging for help. they are the same employees who promised me help and never followed through. they are the SAME employees who SWORE to me that i would not get a sale date in the modification process just 2 days before i recieved the notice. i started asking for help TWO months before i needed it. my husband lost his job less than 24 hours after he recieved awards for his hard work and perfect scores. we got a call at 5am from his boss that said "im sorry but your position is no longer available. there is nothing we can do". so i have been where you are at and i know the pain you are feeling. now that you are where i was how does it feel? i have three kids to feed and utility bills to pay and on and on and on... i truly hope that you find gainful employment quickly and you arent held in limbo with your home for 10.5 months wondering when the other shoe will drop. you are worried about walking into a place of employment and having locked doors... all of your customers that burden you so with all of the calls? they are worried about coming to their HOME and having locked doors. please dont down play your choices and those of your coworkers. when 9/10 of the world sees the bad customer service you have to wonder who has the most accurate view. seeing fault in ourselves is always the hardest.

To all the customers of Taylor, Bean & Whitaker. I work in the customer service department of TB&W. On 08/05/09 all the employees simply received an email that said "this will be the last day of TB&W operations." Over 5000 people nationwide were laid off that day. You might say that I am one of the lucky ones because I still get to work to close the company down. But I say that the people that were laid off that day were the lucky ones. We only have about 30 reps here because of how much TB&W has downsized. Customers have no idea what we are going through because every day we learn something new and usually bad about the company we used to work for. Yesterday our 30 reps at TB&W took 15,000 calls. No joke, our supervisor has the ability to view this. On top of that we are working on a day to day basis. We could come in tomorrow and the doors could be locked (so we are then fully out of a job). On top of that we no longer have our benefits, we are constantly worried about getting paid and we are completely and totally stressed out from working around the clock. So for all of you customers that are saying what horrible customer service TB&W has...get over it. We are doing the best that we can. There is always over 500 calls waiting on hold at all times. We are not outside having a party. We are sitting down ALL DAY LONG and answering your rude calls. Before I can even explain to most of you what is going on you are chewing off my head. Be more professional...stop screaming and start listening. We are all very upset here at TB&W. People cry almost every day. I have cried a few times because I am trying to help you and do all I can in my power but all some of you can do is be horrible people (just because you want to, doesn't mean you have to). Also, please stop complaining about the hold time. Some of you complain for 15 minutes about the hold time. Did you ever think that the whole time you are complaining (15-25 minutes) we could have been done with that call and on to the next customer AND THE HOLD TIME WOULD NOT BE SO HIGH. Seriously people, you need to get it together. We are doing everything we can. Call us, wait on hold (and don't complain, we know how many calls are in queue) and then listen to what we have to say. We would not be here unless we wanted to help...but sometimes the customers make it really rough to want to stay.

Like so many...I, too, cannot access my account. When I called TBW (after reading of their demise), a lady told me my loan had been sold to Bank of America. This was around August 5th. I have not sent in my August payment...and won't...not to TBW anyway. I called the number she gave me; BofA told me I was not yet in their computer and to call back in 10 business days if I hadn't received a packet in the mail. She assured me there would be no late charges or dings to my credit, as I told her I had not sent in my August payment. Before all the press news about TBW, I can honestly say I didn't have troubles with them; their people - when I called in - where polite and helpful. I'm just grateful I'm not in the situation some of you are in. That's horrible - those that are trying to close or refinance and getting this run-around. Good luck everyone...and I just hope that BofA stands behind their word and works with us on these outstanding issues.

My attorney can't get it and now it looks as if I am going to lose the sale of my house. The person buying it is in the military and getting transferred. Seems like a lot of us discovered TBW going out of business through trying to make payment through their online accounts. Called to verify payment made through Bill Pay Bank,they claim never received,this payment was made electronically and accepted,I am a Heart patient and have died five times, I don't need this stress on me,I have talked to Bank Of America and have been told to wait on their account to get established. All I want to know is where my money is. I understand the employees being upset with no jobs,I went thought being unemployed as well not by choice but unable to return because of health ,I was there 27 years and loved my job,it has been three years and I still think of how much I would love to be back to work.

I too have been trying to pay my mortgage on line (like I have been doing for the past three years)since last week and started calling and e-mailing TB&W since Friday with no answer or response. I just mailed a payment today with documentation to avoid a late charge. Since reading others comments, I called Bank of America and talk to someone who said that packets will be sent out in a week or so and we will not be getting hit with late fees because of the switch. So, you can either wait until you get your packet or mail your payment to the TB&W address. If I had known earlier, I would have just waited and paid BofA directly. Who knows what is going to happen to my payment now.

I knew when we decided to refinance our house and this was the company that would be providing the new loan, I had a gut feeling then that they were shady, I told my husband, but we decided to go ahead to get the lower rate. For all the people that are saying that Taylor Bean and Whitaker are GREAT! Who have you talked to? I certainly haven't had THAT great of service... Besides being put on hold for 45 min to and hour or more.. and then being hung up on numerous times AFTER being on hold for FOREVER..same crap everytime I called in.. To the employee that wrote to Josh, Yes you may feel that Josh was ignorant for saying what he said however we are all fustrated and upset about our services provided for our mortgage. This is consumers lively hood and it seems as though it we have been taken advantage of and disrespected. From everyones comment on this blog, it seems like the employess were one very ruid, didn't care about hard working-struggling consumers, and had no dignity. I understand that you all did what you were told but the lady that reported that she was on hold for 93-minutes each time she called-why is that? Why would a rep be told to place a customer on hold for that long? Is it hoping she would hang up? That is horrible and if you and anyone of your employees were told to lower your standards as a human being, you should have stood up for what was right. My husband and I refi-ed this loan not because we were laid off however to take advantage of the lower rate 3.874% I should add. I am pretty sure a lot of us did. This is my first payment with TBW and its pretty disturbing that I can not make a mortgage payment. I hope my credit is not affected by this mess. TBW already has a caused me to have a negative mark on my credit as being month past due because they failed to fund my loan on time to Chase. Chase reported the 30-day late because they received the payoff the following month instead of the 4-days they should have. This is seriously ridiculous. As of August 5th letters were not mailed to all customers (because I didnt get anything, hell I don't really no whats going on) I just happened to type in TBW on the internet because I couldn't make a payment on line. There should have been some type of correspondance made on the TBW website. I have been trying to call TBW for 2 days now and the auto system said they are closed and the hours are from 9-8 M-F but I called about 4pm in the evening. There should have been some announcement on the auto system also when customers call in. Its ashame on the CEO's and all the partnership that are affiliated with TBW that they would instruct any employees of TBW to basically disrespect, avoid, and play around with consumers and their lively hood. Trust and beleive I am sueing the pants off their ass if my husband and I are affected by this mess! So Mr. Employee of TBW when you want to send a message back to consumers about their comments think about his situation along with thousands of other siutations that have been affected. You getting another job is quite easy, someone losing sleep about their mortgage, their county taxes and their homeowners insurance is I THINK A LITTLE BIT MORE SERIOUS THAN A DAM JOB (especially when you have a family including kids and elderly parents)! It's a pure headache and can cause illnesses some situations death! However I guess you would not have responded if your conscious was not waying heavy on your heart! Hope you sleep well at night!

This was very shocking I learned about all this listening to the news on August 11,2009.I have started all the calls to all the numbers I could find for help because my payments come out in drafts and so far everything has been ok but this really worried me. So the first person I spoke to would only give me another phone number for this person to tell me that all funds have been frozen and unsure as to when the new loan holders will take place.Now I have to pay for my insurance out of pocket even if the money is sitting ESCROW because they DO NOT have any answers to give me. So I guess I will also wait to see who takes my payment out on a draft next month also.I do not think any of us should have to play the wait and see game.For all of us that still have a jb and making our payments on time now may be in trouble with being behind because nobody is taking the payments so I guess when we are behind you will have someone to talk to because somebody will want that money.

Finally got my e-mail answered about why my account shows restricted. Here's what they said: Thank you for your recent inquiry regarding your mortgage. I have been with TB&W for 2 years, never missed never late, never a reason to contact them until this past march, my son was in critical condition in an out of state hospital. I was told to apply for a deferance, since I do not have credit cards and the expenses going out of state came out of saved bill money. NEVER did anyone contact me on this, I had a specific employees email and contacted her, she stated that the deferral was approved but that dept needed more info.. When I contacted that department I was told to call back when I MISSED a payment!!! NO WAY am I missing a payment. They also signed me up for a homeowners warranty insurance and never took the payments out of my escrow, to this day I have never gotten an answer as to WHY this was never paid and I'm afraid it's going on my credit. TB&W has been a nightmare, hours on hold, no response to emails or snail mail, no communication AT ALL now my Aug payment keeps getting returned, and until today I had no explanation as to WHY they returned it. I've mailed it again with three diffrent proofs of mailing from the post office. My heart goes out to the employees and families of TB&W.. When & where do we make payments.....

We have a mortgage with Taylor Bean Whitaker Mortgage since 2005. We tried to call them many times to refinance, but it was not even possible to get someone to talk to. Finally I found someone who took my details and promised to call back. That was 8 weeks ago. I then went to their site and got an email address and emailed them with details. My mail system send me a response saying that "The email was deleted without viewing". I don't think I have dealt with a company worst that Taylor Bean in my entire life. If anyone is thinking of a class action law suit, we would love to be a party to it. I would sell my house to pay for the law suit, so that Con Men like the owners of this company would stop profiting from cheating the American People.

This is just amazing, now after costing me 2 contracts to fall through due to their failure to act on the previous 2 contracts I had on my short sale and trying every which way to ensure I don't lose the 3rd; it looks like they will cause the 3rd contract to fail. Yes TBW does deserve this, and I agree now the employees who have been so extremely nasty on the phone when I have been pleading for assistance will learn how it feels to be in the position to wonder what is next. This has been the most stressful experience of my life trying to do the right thing and this company making it seem like I am the lowest of lowlifes. I have been trying to sell my house since June of 2008 and kept my payments current, then when I lost my job and immediately contacted them for help in December, nothing, not until I was unable to pay did they bother to begin to call me. And yes, every minute I was placed on hold was so frustrating and the attitude they took with you when they did answer -well, you reap what you sow TBW. I just hope this contract pending on the sale on my house will get approved from someone. I cannot sleep anymore with the worry and stress this entire nightmare of a company has caused to me personally. Good luck employees, hopefully you don't run into the same issues in your lives and you get to deal with a company or companies that are more helpful to your future.

I have had my loan with TBW for 5 years now and they have been great to work with, I hate to see any company especially of this size close. I don't have any complaints great servicing, on line bill pay. I was also very happy with my loan application process all the way to the closing. As I read these blogs and see people complaining the time it took to close their loan modifications when they were actully contacted by TBW regarding modifying of their loan since they are current on the mortgage, i just want to make sure you realize this is TBW modifiying your loan, and no TARP funds. I have a mortgage loan with Taylor Bean. Some of my modification seemed to have been done wrong, and I consulted a lawyer. I was actually going through a legal matter with them when this happened. I cannot say I have had a good experience with this company. In going through this since January 2009- I am not surprised to find that this came about with them. I am however sorry to all the employees who have lost their jobs today. I do wish you all well.

Unless you were trying to work with them due to unfortunate circumstance that affected your financial stabilty, you can't beginto understand how awful some of us were treated. They viewed us as deadbeats. For those folks, the shoe is now on the other foot. TBW screwed us and now they screwed their employees. You can defend them all you want x-employee, but someone did something very wrong for them to find themselves in this position. When the CEO comes out and says he knew nothing about the FHA issues...I can only wonder where his head was while all of this was going on. I am sorry for you ex-employee because I know how it feels to be unemployed and out of your profession for two yearr, living on $200 week from a pt time job. It is humiliating. I hope your journey back to where your career needs to be will be a quick one. It is not fun to lose everything you have worked for over the last 25 years.

I was an employee of TBW until today. I don't see why all these people are talking so badly about TBW. TBW tried their best to help people out. As far as the customer Service i have never until i saw this page seen anything remotely related to sorry service. TBW was a good company and as far as "they got what they deserved" comments, none of the employees got what they deserved. None of the employees should have been terminated. You all should feel ashamed of what your speaking about. So what if TBW cancelled you or denied your loan, get over it and go find someone else, but Lee Farkas and his people were very smart and did what they could to help, and he greatly regrets having to unemployed all of his people. Thank God they got what's coming to them. They denied my home loan even with a FICO of 790+, 40% down, no debt and an acceptable DTI ratio. They fought and fought to do everything they could to deny me and despite a valiant effort on my part I eventually had to give up. Being a firt timer you could say that I have had a heck of an education and for the rest of my life will carry a complete distrust of the whole industry. TBW contacted me to refinance at a lower rate because I have consistently paid my current mortgage loan that is with them, on time for several years. The refinance was approved, but it has been over 4 months and still has not closed. I can not get a hold of anyone at this company. After giving up trying to reach someone there, I received a phone call saying my loan was closing. 1 hour prior to the closing, I received a call saying the closing was cancelled and no one could tell me why or when or if it would be rescheduled. I tried customer service again and was on hold for over an hour and still can not get any answers. How can a simple refinance take so long and be so difficult? This company is unethical and has zero customer service

We started seeking modification on our loan last September. I have submitted 3 modification packets and all show received. I spoke with Stephanie Shockley in March after the 3 request...She stated she would call me back no later than the first week of may...Come second week of may and 3 days before my home was to go to auction (as they wont take payments) I was able to get ahold of her 513-612-4473 by calling over and over. She gave me the approval and said I would have the paperwork in 3-4 weeks. A month went by and I tried calling as the auction again was coming up(they just reschedule over and over until it completed) and never reached her. I have left her over 35 messages and not one returned call. My wife has called for a supervisor and I have also e-mailed with no response from anyone. Now we call and SPARTA has it and wants me to submit the forms again..This is the 4th time now and almost a year later. Worst I have ever dealt with..Best part is that after talking to Stephanie Shockley 513-612-4473 she never bothered to do anything with the files. I have proof they received them and now they cant find them...Thanks Stephanie Shockley for your outstanding handling of this account.

I don't know where to even begin but from hours of being on hold to being told different stories every time I call, I have applied online for a refinance, no one ever called me, then I was sent to loss mitigation, I sent all documents requested and still heard nothing. I call and am on hold forever only again to be told they never recieved my documents, then i was told to send it again and also try to talk to the refinance dept which i had already done 2 months ago and heard nothing. I let him transfer me and stood on hold for almost 2 hours and finally I had to hang up.

TBW is the worst company I have ever had the extreme displeasure of dealing with. Somehow my mortgage got transferred to "Sparta" without my knowledge - I could not get anyone to accept my payments and it went into foreclosure which necessitated the payment of over $1200 in legal fees. I could never get through to anyone (would be on hold for 90 minutes and then my call would be dropped)- sent in papers to modify mortgage and they were misplaced TWICE. HORRIBLE HORRIBLE company to deal with - rude, incompetent and I suspect crooks as well. These people singing their praises must never have had to contact them, if they had they would still be on HOLD.

I think people read the stimulus plan and think everyone is entitled, however, there are stipulations that secure our financial place, that the government has set for this program. They can't relieve a refinanced loan that is completely upside down. I agree sometimes it is hard to get a hold of a representative but that is because there are millions of people trying to get through for several programs. I wait an hour sometimes to talk to my cell phone company, and a half hour to talk to my cable company...and I don't understand why people are surprised that a company doing so much business would have hold times. Furthermore, the government hasn't GIVEN any company money. They are out of pocket for any expense they agree on and later receive a partial reimbursement. I think it is easy to criticize something when you don't know the full information about it. People should read the qualifications for the program. Most financial institutions had two weeks if that to implement the stimulus package and they are no better in response. I have spoken with most of them myself.

This is a company of thieves and/or incompetents. They charged me $750 for insurance even though I already had insurance and had faxed them the documents multiple times. Then they took months to correct address their mistake; then they started charging me unjustified late fees, and did not apply my payments or insurance refund to my account, and list my payments and refund on my statement as "unapplied payment" and then charge me for new payments without applying any of the funds that they have already received; and all the while they DO NOT EVER answer the phone (I've called numerous times over a period of weeks, waiting 20 minutes on the phone each time before giving up), and they did not respond to my email communication. In the meantime, they say I am late on my payment (even though I am NOT), and ruin my credit and I have no recourse except now I am considering suing them. AVOID this company at all cost!!!

I am a Realtor and have been trying to work out an equitable short sale for a friend of mine that has lost her job like most of America. We have a cash buyer that will take the home as is without worries of lead based paint (it's an older home) and inspections plus rent it back to this struggling family for an affordable rate. We have been waiting 3 months to close on our home loan. We have a great credit score and more than enough money in our account to handle the closing costs and a sufficient down payment yet TBW can't seem to read the bank statement to do the simple math and they claim that we don't have enough money to cover the closing costs! They wouldn't return calls or emails, honestly, they don't have to they have us trapped with a good interest rate. It is not like we can just up and leave. This company is completely unethical! I have fallen behind due to working for a state that mandated furloughs (unpaid leave) in February. I completed all of the necessary hardship paperwork and sent it to TBW in May and have had no response. Every time you call "Customer Service," you are on hold for at least an hour. You usually speak to someone rude (I got Ingrid -total jerk) who is not helpful. My most recent complaint pertains to a payment. I made a payment by phone with Sparta Servicing, a third party company TBW hired to handle payments. Sparta staff has been awesome, by the way. I made a payment on June 4th and received a confirmation number. I was told my payment would go through in 24-48 hours. After one week, it still had not processed. I called Sparta and was told they were told the day before by TBW that they would not accept phone payments from anyone who was one month or more late on their mortgage (did any of you know that)? I was told I had to make my payment by cashier's check and that the phone payment would not and could not be processed. I sent the cashier's check via Fed Ex. Two weeks later, TBW decided to put through the phone payment! My bank account was overdrawn by $900, including $350 in overdraft fees (I had made several purchases/paid bills, thinking I had the money and not thinking TBW would process the phone payment). Thankfully, my bank realized this was fraud (that is what they called it) and refunded the money to my account. Trying to get help from TBW is futile! They sent me an e-mail response to my complaint and said I would have to access their response by going to my account and clicking on "Statements," which I did. It then told me my password needed to be changed so I changed it. It then said that my account was not recognized. If this weren't pertaining to me and my life, it would be comical. DO NOT DO BUSINESS WITH TAYLOR, BEAN and Whitaker! EVER!

Worst company EVER! They insisted that they didn't have a copy of my homeowners policy after I faxed it to them three times! Then placed their own policy on my mortgage. When I called to demand my money back, still insisted they didn't have a copy of my policy but if I fax it to them they can refund the money. I faxed SEVERAL more times and still have yet to get the money back. This has been almost two years!! Unbelievable.

TBW just settled with 14 states investigating their lending practices for loans issued in 2006. CEO, Farkas has the gall to state they did nothing wrong and can't keep tabs on 14,000 brokers. They have agreed to initiate loan modifications for eligible homeowners under Making Home Affordable Program. States they will contact you if you are eligible. I wouldn't count on it. So are these employees of the company just trying to put some good comments so it doesn't look so bad. I am familar with this company and also the area and this company is run off the good ole boy system. To become an employee you must know someone and that someone has to like you if they don't forget it you will never get your foot in the door. Problem here is that your employees are not hired due to experiance but do to who you know. So is it really surprising to see the type of service you are getting. I am living most of the complaints already mentioned by others. TB&W is terrible to work with. They have led me along telling me they would work with me after I was 90 days behind. I was not behind on my mortgage when they told me this. I followed what they told me to do. Their loan modification is now a monthly increase of $200 per month because of missed payments. I am not asking TB&W to lower what I owe. I have only asked them to work with me and my situation for one year. They said they could not modify my loan because they were only the servicer of the loan and not the beneficiary. That I was told for six months only to have confirmed from their foreclosure attorney that they are indeed the beneficiary and not the servicer. If they thought they were only the servicer why did they tell me to get behind? The many hours on hold week after week only to never get anywhere with them and now face foreclosure. For those of you who were told to do one thing by TB&W only then to have TB&W use what they told you to do against you is called DETRIMENTAL RELIANCE. You relied on them in good faith only now to your detriment. What we all need to do is be complaining to our stat Attorney General and to the media. If you are able, get an attorney. Let's file a class action suit. Who will join me? My attorney is ready to go.

Regretfully most of my clients are friends and family, and when a company such as Taylor, Bean, and Whitaker service their loans unprofessionaly and illegaly as they have it makes me look and feel horrible. I decided a couple of years ago to never send another loan to this company once I discovered first hand how they treat their customers. This company is absolutely horrific. There isn't any "customer service". That department is simply a group of very young girls who are trained to move you to collections. We have had our loan for our new home since September 2008. They were incapable of processing a direct payment from our new checking account because it was a transfer from our old account in our former town - any other mortgage company would not find this too difficult. We have set up autodraw on line, over the phone, by fax, etc. They still cannot process it. WE have had a collector come to our door with the wrong account number. We have had a collections agent accidentally set up TWO accounts under our name in trying to help us make a payment and now we are told that there is nothing they can do about it. The wait time to speak to anyone is always an hour at the minimum. I can only pray that this company goes out of business. They have no right to be a part of the mortgage industry. I am wanting to organize a listing of disgruntled customers to present to my Congressman because I am furious with the fact that this company is ruining peoples credit rating due to their ineptitude. This company is a joke. TB&W mortgages are backed by Freddie Mac so if you want to take advantage of the Obama Home Affordability Plan, you have to do it through you current mortgage holder. I filled out all the paperwork on line, by phone and still no reply. After 2 months I still can not speak to a single living person. If I hear that stupid Saxophone music again I am going to jump off a cliff. 4 hours on hold today and still no answer. And by the way, after every hour the phone will ring and you will think your finally connected but it just re-loops to the previous recording and the whole process starts over.

We did a loan modification at the end of last year due to salary cuts that caused us to run a month behind. I called TBW and asked for help and they told me we could do the loan modification and that my loan would start over jan and so we did it. Well six months later after making all my payments we got a notice from another company to refinance and we decided to do it so we could lower our monthly payment. We got all our paperwork done paid for an appraisal and sent it to underwriting only to find out that after six months TBW still had not correctly updated our account and was showing us a month behind. After three days and emails messages and hours on hold, I was finally told that they were still working on updating and that I couldn't refinance and they couldn't give me my principal payoff and that it still would be a few weeks. My question to them was how could it take six to seven months to update an account and yet I still have not got any answers. So as it stands right now my refinance sits in the hands of TBW and I have spent money that I did not have on an appraisal that I don't know if I will be able to use. This company tops the list of the worst companies I have dealt with. My wife and I have had our mortgage with TBW for about 7 months now and it has been a nightmare when it comes to paying the loan. The majority of the time, the website doesn't work- as in the username and passwords no longer working. After sitting on hold for over 30 minutes I am finally able to get to a supervisor who tells me that I should just mail a check- I told her that I either wanted to pay online or over the phone. I would then be charged $18 for paying over the phone- which I told her was crap because if the website is down, the fee should be waived- OR- they should not offer the webpay as an option. I told her about the long wait times (like she didn't know) and she said that if it weren't for people like me, the phone lines wouldn't be jammed-....I can pay online (NOT) or with a check (true, but this is the 21st century). I was also told that the website and phone help would not be getting any better (I.E. don't expect jack from Customer Service). All that was a couple months ago. This month a tried again to pay online- website didn't work even after creating a new account. I called customer disservice again and of course sat on hold- and was informed that "the webpay option is a 'priviledge' and a 'courtesy' for customers." SO, basically if it doesn't work - it isn't TBW's fault - it is our fault for trying to use it. I am sick of this company- this is my first mortgage and I never realized what a hassle this would be. Now, all I want to do is refinance with another company. DON'T EVER USE THIS COMPANY.

This company's idea of customer service is wonderful smiles and sunshine when taking your business but upturn noses and smelly backsides once they have you locked into a loan. Totally impossible to talk to anyone in any department other than the general customer service number for which there is a 45 to 75 minute wait time. If you decide to hold that long, you are then told they can't help you and refer you to another dept that doesn't help you at all or will NOT return messages (left approximate 20-25 and NONE RETURNED!) Go to Italian mob loan sharks before doing business with Taylor Bean and Whitaker!!!!!!!!! At least the mob will get in contact with you.

We have not received a bill since we bought our home. They don't want to discuss it. You can never get through to customer service; I have about 5 hours of being on hold on my phone bill. When you can get someone, they tell you they are calling to help, and when you try to get it straightened out they don't want to discuss it.

I have been trying to buy a house in foreclosure for over 18 months. The house has been abandoned by the owners 4 years ago. To do a short sale, TBW wants the owners who abandoned the house to submit hardship letter, financial statements and basically reapply for the loan, so that TBW will "consider" a short sale. Mr Rito in loss mitigation must be lost.

This company has absolutely the worst customer service I have evern experienced. I am not in trouble on default but have been trying to contact them sicne December to refinance. Phone lines are either busy, voice mail full or you are placed on eternal hold. There are no responses to email. Even the phone line which directs your to their rep for your area is full. This has gone on for 5 months. My patience is gone with them and they have lost another customer.

These people are horrible. I wish there could be a class action lawsuit against them. They have the worst customer service organization I have ever dealt with, and are impossible to reach on their phone. Check out their website, it is an example of a user HOSTILE website, I can not find a way to make my payment online. They do everything possible to CAUSE late payment. Avoid the TBW scam at all cost. Caveat Emptor. Mortagee BEWARE! Does anyone in customer service at TBW have any interest in making this right. I agree with the minority person who liked TBW.

Lost my job and ended up having to do a deed in lieu on a VA backed loan. When I was called about a job interview the rep said they would need to do a credit check. Goverment contract job. No more than 5,000.00 debt. I said no problem my credit is good. Wrong, TB&W reported on my credit reports 10,000.00 plus debt. The deed in lieu clearly states that all debts are cancelled after the house goes back. I called three times and yes waited for ever to talk to someone and they told me they are reporting it correctly. I am now in the process of contacting the credit companies to dispute the reports. This is, I can't believe I found one worse than Verizon, the WORST company I have had the displeasure of dealing with. I hope that they are put out of business. They cost me a job through their actions and don't try to call anyone in that department. They told me they don't have a phone! What #$%^! If someone goes off the deep end and does something real bad it would not shock me. They should not be in business

TBW is the worst mortgage company EVER! My husband was self-employed when we bought our home and our mortgage was previously through a finance company at a much higher rate. TBW solicited US, not the other way around, and offered a much lower interest rate. BUT, they have the worst customer service EVER (45-75 minutes on hold? INSANE!) and what company is unwilling to work with people who have been laid off and want to 'redistribute" one payment across the next few to stay caught up? Who turns that down? I have contacted an attorney about my issue with them, and what I have now learned are apparently TBW's predatory lending practices (apparently they are very good at giving loans to people knowing they cannot afford them to begin with?). Even my attorney can't believe they won't rework one late payment. I just feel really bad for the people who they scammed and are in even worse shape then we are! At least we can recoup from it, but I am certain others cannot. THEY SUCK! By the way, if anyone posting the positive comments really thinks the rest -I mean, "majority" - of us believe it, you must be working "undercover" for TBW or living a fantasy.

For those of you that are familiar with what is going on in the mortgage industry right now would agree that TB&W is doing all they can to help home owners. Copy of what I sent to them. They are a horrible company To whoever gives a darn? I have had one of the worst experiences lately with your mortgage company. My wife made a mistake on the payment of our loan. Your internet web site has been very hard to log on to and so she decided to pay thru the email you send out. She scheduled a payment for May 1st she thought and when she clicked send in posted immediately. Every other online payment we pay we can schedule the date for the funds to be withdrawn. She realized her mistake, but could not rectify it online so she sent you and email immediately. With no response we both spent over 6 hours trying to call you with no avail. Busy every time. When she did finally get thru your operator said sorry nothing can be done. My wife and I work really hard to make our payments on time every month. Your response to our needs has been totally unacceptable. It is obvious that if you are a good customer you could care less about us. The stress you put on my family is huge and the fact that your company could care less irritates me deeply. Now you are going to draw money out of an account before our pay day and it will affect our very good credit. This is just another reason that mortgage companies see us as bank accounts instead of people. I had hoped that we could rectify this situation, but I have yet to get any satisfaction from you. Maybe we should stop being good customers then maybe you will care about it. Shame on you and your company. Your customer service is deplorable and I will let every person I know hear about it. We are teachers and work very hard to make ends meet no thanks to you.

I've attempted to contact them countless times over the past few months on a variety of issues. The most recent issue was accessing messages in my online account. I repeat to them that I am unable to access said messages, and they reply back that they've posted a new response to my account. After screenshots, web browser changes...everything else that shouldn't be an issue...they still fire back with the same canned response. This is not only the worst mortgage company I've ever had the displeasure of dealing with, they're actually the worst company I've ever dealt with period. I can't wait to see these jerks burn.

I had the worst possible service from TBW! For the 2 years before we refinanced with another company, getting my taxes paid was always difficult and required numerous phone calls (with at least an hour on hold each time). Sinc the loan was retired (paid off) 14 months ago, I was surprised to get a notice that I was in the Grace Period before forclosure proceedings would be instituted. Amazing on a loan that has been paid off for that amount of time! When I finally got through to a person (2-1/2 hours later on the phone), it was laughted off as "another error". I'll be watching my credit rating carefully after this experience!

We have been with TBW for 3 years. We have never been late on a payment until the past 6 months. Even then it was never more than 30 days until this month. Things got tough last fall and I tried to nip it in the bud by contacting them and being honest and proactive. They had me fill out a bunch of financial info and submit it and then supposedly never actually received the paperwork. I have a copy of the fax report that says the transmission was successful. I am on hold right now, trying to make a payment. I call usually monthly and have for the past 6 months and I hold for an average of 2 hours. I get hung up on. Their website wont let me access my account when I have had the same login info for 3 years. I just want to pay my mortgage! It shouldnt be this difficult. When I actually get through to someone they are usually nice even though there are obviously some bad apples like in all call centers. My main complaint is the difficulty in actually speaking to another human being. I wont ever willingly deal with this company again. My time is valuable too.

I'm enjoying all the coments on this site. Glad to know I'm not the only one having problems. My wife and I have hit a financial brick wall and have gone from from arond 9k a month to about 300 to 500 a month. Needless to say we haven't paid the mortagage in a few months. We filled out paper work for loan modification in Oct. of 08. It is now April 09 and I have heard not a peep from these shisters. So, I'm living on 6 acres in a 2000 sqft house rent free. Last week we got a letter that said they didn't have paperwork for insurance so they bought a policy for 4k just for fire protection. We have had coverage since we moved in, it covered everything, flood, fire, personal belongings, if someone fell and broke their neck on our property they would be covered and it only cost us 1200a year. To me it is all laughable. We recived a letter in Dec. threatening forclosure but it was from our original mortagage company so now I wonder who actually owns the property. I guess I do, Posetion is nine thenths of the law. Not that law means anything to these scumbags. I also really enjoyed the few snippets thrown in (I'm sure by TB&W CEO) about how great they are to work with and all that rot. My wife is really worried but I say bring it on, who cares that the ship is on fire, it's sinking. Buy the ticket, take the ride. Having had the dubious pleasure of speaking to TBW personnel on more than one occasion, I have concluded that their company standard for stupidity must be very high. I called Marie Landacre (513-612-4427) repeatedly but she ignores her phone favoring to send e-mails instead. The e-mails are worthless since she simply says that providing information about my mortgage is against company policy. Her solution is for me to start back at square zero and call customer "service." Never ask to speak to a supervisor - that too is against company policy. If there was ever a company that deserved liquidation and all employees placed on permanent welfare, TBW is the one.

2nd posting (important to read first below) Regarding why loan servicing co. like TBW have little interest in modifying loan. Here's an excerpt from a study. Professor White's study found that servicing contracts encourage loan servicing companies to foreclose. “Mortgage servicer compensation (for securitized mortgages) is governed by pooling and servicing agreements (“PSAs”). Servicers receive income from a fixed portion of monthly interest payments actually received, from late fees and other default charges, and from the interest on funds held for investors or escrow.” “On the other hand they typically must advance interest to investors when the borrower doesn't make a payment. They also advance funds to third parties, like lawyers, during the foreclosure process. The servicer recovers its advances only when the borrower eventually brings payments current, or when a foreclosure sale is completed. However, if a delinquent mortgage is modified, the servicer will not recover the advances made to investors on that account until the borrower repays the servicer. This is particularly problematic for the servicer when the advances are deferred in a balloon payment due in thirty years.” So, these contracts misdirect actions toward destructive foreclosures. Dumping more houses on the market then drives down neighborhood market values even further, creating a “death spiral.”

RE the complaints against TBE, here's what you might not know. Like all of you, we got our mortgage with TBW. However, they have since sold it to Freddie Mac. TBW are only servicing our loan. (it took me several demanding letters to get this info as to who actually owns our mgte now.) Point being, TBW has no interest in modfiying your loan. They're after your money, hence their unpleasant demands for payments in arrears, of which they presumably get a commission. Their efforts to thwart modifications is on purpose. Oh, and their customer service people are on commission to, hence their rudeness and agression in retrieving as much money as possible. Just got off the phone asking for my 'negotiator's' direct number. Got bombarded by harassing demands to pay arrears that shock me to the core (which is not easy). Horrible people, horrible situation. As for the Obama bailout, so close yet so far, because you have to get past the servicing company, who have no interest in letting you go until you pay up some dollars! How ironic, giving the last of our cash to an organization who had a hand in the market downfall; To give it up cash in no guarantees thereafter of your loan being modified. I have been on a payment restructure since February since I lost my job in September. I then put in a cash-out refinance application on March 3, and have spent the last full month e-mailing and calling the company. When I filed a formal complaint with the BBB, they sent the BBB a letter saying my issue was resolved and that they had talked to me. But the name on the letter wasn't even mine! It was some other person that they are giving the run around to. I am so angry at this company. I have left a voice message for the CEO, Executive Vice President, Director of Default Management, and the Chairman of the Board of Directors, but doubt I will get a call back from any of them. They are rated a top 10 company because of their volume alone. If their consumer's viewpoints were considered, they would be very low on the totem pole. I hate this company, but cannot refinance anywhere else because my credit has been shot. It's like a loveless marriage.

I just do not understand why TB&W do not allow you to defer one loan payment if you are behind one month. You might not want to go through the hassle of loan modification or streamline refinancing just for one payment. I know of other companies that will allow their clients to defer. Do anyone know if this is something TB&W will look into. I do agree about being on hold for more than 1 hour to speak with a representative. I think because TB&W originally started out with commercial loans, than once they started giving loans to residential services that they did not gear their customer service up to handle this types of customers.

I too have had the same appalling service with Taylor Bean and Whitaker! I am trying to refinance my mortgage (and for all of you who keep saying responsibility and accountability, guess what, THIS IS! ) But try calling the 800 number they give you. I try it at least three times a week since my first hardship letter and supporting documents in December. In all that time I have only ONCE gotten a representative on the phone. Otherwise I am on hold for at least 1 hour and fifteen minutes. But try saying you want a new mortgage…they will pick up in five minutes. I actually have a case worker assigned to my case. I asked for her direct number and was told that they couldn’t give it to me. So how exactly am I supposed to fix the situation if I cannot speak to anyone or am not given the number of the person to speak with. Since I have seen so many of the same complaints, I am starting a class action lawsuit! If you are interested please email me at lad446@gmail.com. It is time we come together and put a stop to these kind of predatory practices. In the meantime, I suggest you all write your congressman, and send letters to every media outlet you know as I am. Really ...after 2½ years now they need this. They never got this from the Title company which has copies of all that stuff from the H.O.A/Property Management? So they want to add $1,443.93 a year to my Escrow Account and I assume that will be divided by 12 months and added into my Monthly payment, making it even higher? For a One Bedroom/One Bath 625 sq ft Condo? My Homeowners Insurance Alone is only $300 a year to cover it on this unit. Whatever ...what a bunch of crap. Anyway I really don't like this company as far as Customer Service goes. I've got a few other minor gripes about them but they're so petty I won't bother mentioning them, especially when my point of posting this was to put Taylor Bean's email for anyone who might find it useful.

We have been with TBW since Nov 2005. Right after we bought our house, my husband lost his job. We were able to keep up with our mortgage but not our other bills and in Feb 2007 we had to file for Chapter 11. when we filed, our attorney told us not to pay our mortgage until bankruptcy was confirmed. We got our payoff statement and we owed 4,000 more than we purchased the house for. the principal had been paid down by 5,000 but the had added 9,000 in interest and penalties to our payoff. Was told by an attorney this is illegal but that is will cost us thousands to fight it and we don't have the money. Our house has been on the market for 2 years with one offer that was 14,000 less than the total payoff but only 5,000 less than the principal due and the bankruptcy specialist at TBW told us that they would not accept a short sale. My husband told him that we had to move out of town for work and could not afford two house payments. My husband told them we would have to give the house up. The TBW rep told us "you want be the first and you want be the last". Where do we go. We have had to stop paying our mortgage because we can't afford two house payments (we are renting a house in our new town). TBW is the worst. They commit illegal acts counting on the fact that their clients cannot find or afford an attorney that can take them on when they have attorneys around the clock working for them. (I know this for a fact as I have spoken to the law firm they have on retainer in our state). Any good class action suits and my husband and I are on board.

We are trying to buy a home and our broker ended up giving TBW as our lender. We have been trying to close but no can do dealing with underwritters, and this and that! After reading comments I am shaking in my boots about going with this bank!!!!! I am now wondering if we should pull and go else where!!! So, I just spent 45 minutes waiting on the phone to speak with a rep in regards to being behind a month on my payments, she was extremely rude to me. I have already submitted all my paperwork for a loan modification and no one will return my calls. The rep hung up on me after I asked who was I suppose to follow up with. I am now back on hold..... This is the 5th call I have made to them trying to see if they can help me. I am going through a hardship and was told to contact my mortgage company for help but I have yet to have anyone actually Help me??? Is calling them my only option? I thought laws were passed that required the mortgage companies to help those who are in jeopardy of forclosure.... I have beena month behing since March of 2008 and because I am in Arizona, my house is worth 75% of what I bought it for.... who can help me since TB&W isn't?

I've filed a complaint with the BBB - hopefully that will get some notice/action. I needed to make a principal payment in addition to my monthly payment since I am re-finacing with another company. Was told I could not do this electronically since mortgage payment is automatically paid. Was told to send payment by mail. I called 12 days later to check and was told after spending an hour plus on hold, that my payment would be returned, that they did not process principal payments at the address I was given. Told I could make a payment electronically. Tried, could not and gave up after spending an hour on the phone. I really needed to make a payment to conclude my loan, so I agreed to pay the phone fee. Get a letter and my returned check that day - they now tell me they won't accept the payment because I hadn't paid for the month yet - can't they see it is automatically debited and I still owe a large portion of the principal. Filed a complaint by email to TBW. I get a letter back stating that yes they will accept payments of principal if the account is current, which mine was. Thanks for the additional ammo for my complaint with the BBB.

Problems with TBW's payment of our insurance and tax bills from escrow for the last 3 years. Am paying them an exorbitant amount of money now for them to allow me to pay my own bills directly. I am thinking about looking to refinance. Customer service is non-existent. Too long being on phone hold. No phone calls returned when you leave messages with the Escrow Dept (Ann). Too long in answering emails on line and not very helpful information when you do finally get an answer. I would have lost my job 0f 38 years if I had but once given the poor customer service that I have received from them.

Horrible customer service. On hold at least 20 minutes anytime you call. I tried to close my escrow account and they told me I would have to pay 25% fee to close it. I never signed anything in my contract stating that so I think maybe its time to contact my lawyer

Sandy, as requested here is my information regarding TB&W. Our home was purchased in Aug 07. In November, due to a medical reason was told by my physician to resign from my position, dr. order. We got behind and of course our income decreased by 38,000.00 per year. We tried to make payments online after we were three months late and they were blocked. Any other payment was returned. We finally contacted loss mitigation, the only option we had was a repayment plan which began in June with the first payment being 3500.00 and a payment increased from 1700.00 per month to 2537.26 for the next 11 months. We tried to continue, but could not keep up with a doubled payment, with less income, thus were contacted by a Company called USA Mortgage Aid. We ended up paying them 1500.00 to get us a loan modification, which the company would not originally accept prior to USA Mortgage Aid contacting them. We were told by a rep from USA mortgage aid, they could lower our montly payments to 1200.00 per month which we could have afforded. I have contacted TB&W regarding assistance again with the new H4H program which has just been released. They stated they would send us paperwork to give us a two month forebearance, would not accept partial payments, etc. We cannot get any assistance with the new program at this time due to none of our payments we have made posting on our FHA account. They are showing us as 11 months behind, which means none of our payments over the past year have been applied. We cannot find any payments on TB&W's website for our online account as well. We spoke with Roxanne at 352-671-0342 (loss mitigation supervisor) and she stated all of our payments we wired through Western Union as well as bank wires were put in a suspense account and have not been applied to our account. She will be sending us a letter of intent for those monies to be added to our payment history, but cannot give a specific date when that information will be available. I have gone through a wonderful HUD approved counseling service called novadebt, the rep and I sat on hold for over 20 minutes today when calling TB&W and she explained she could not wait for that length of time. Over the past week, I have spent over 8 hours on hold trying to get through to TB&W. All the FHA numbers given today to contact for assistance were recordings stating they are currently training their reps and it might take up to three weeks before anyone can assist the public. TB&W authorized a 1 time payment last March. In April they contacted me saying that they had no documentation of the authorization, and subsequently reported my account to the credit bureau and charged me a $15 late fee. I sent them a copy of the email confirmation authorizing the transaction. They replied that there was nothing they could do about it. They provided no contact person or division that I could appeal to, and their customer service rep just stammered trying to apologize for the inconvenience. I just submitted a complaint to the BBB.

TBW'ers: Go to MERS.com (Mortgage Electronic Registration Service Get your MIN number - an 18 digit number that is attached to your loan for the life of your loan. "MERS" advises that Homeowners negotiate with the Servicer attached to that MIN number NOT the Lender. Our Servicer is NETBANK Corp, Dallas TX.and I'm still looking for them! TBW has yet to disclose what I owe them, who my servicer is and they have not given me a copy of the Note we have with them. (If they only own a part of our loan - they can't foreclose on the whole loan!) I have no access to an attorney, funds have gone for life saving medicals, but if others can get info I can help in other ways i.e. calls, research etc. Obviously we all face a rotten company and the TX Corporate Commission has no record of NETBANK Corp, Dallas - either active or inactive. I just got a Notice of Trustee Sale and I still don't know what amount I owe them! Sale date is June 3! I am now permanently disabled frantic! Mike is right; they are probably at DFW now waiting for a flight to Bahrain! Let's get together on this - I'm a good researcher & will help in any way I can!

I checked my bank statement early this eve to see that my mortgage deduction (auto pay) had gone from 1611 to 2174 !! I then did some quick digging and found out that this taylor Bean company had bought my mortgage and when I called them ( 30 minutes on hold) the rep told me that I owed this money due to CLOSING costs from Taylor bean and my old mortgage (original lendor) company I can't afford to get an attorney so I did call sandy ( posted above) who was very helpfull but still not sure how I can get this quickly resolved without paying them an extra 600 every month

I too have had problems with TBW. Especially now since I got a delinquent tax notice from my tax collector today saying that $632.06 is due within 20 days (originally due 31 Dec) or my house will be sold. I looked at my mortgage statement and $515.76 was paid by TBW. The tax collector sent the check back because it was not correct (bad on them too!) in January. Now I'm hold with TBW for 26 minutes already! This is not the first problem I've had (my insurance company never got their premium from when I closed on the house!).

TAKE A BREATH AND WAIT. This is my 2nd post. My first was a complaint like the others. It hasn't been accepted at the time I write this. I just got off the phone with a TBW rep. The rep, Glen, was very helpful and I got what I wanted corrected. I waited 17 minutes for him at 8:30EST after waiting 65 min at an incorrect CSR number. They absolutely need help over there and at the very least need to post why there is such a long wait, but hang on the phone. They close at 8pm EST. Try calling during the last half hour and hanging on. I'd think they would answer the phones until the calls before 8 were finished. I don't work for TBW and I'm still contacting my attorney, because if I can't reach them when it really counts, how will I prevent a small problem from becoming a huge problem.

Very suspicious of any of the positive comments on this site. Why would thses people even look up a site like this if they were positive on the company. Most of their comments are even too hostile to be coming from a legit source. It doesn't make sense if you really think about it. I have been trying to contact them by phone for the last 4 days and have been unsuccessful getting a person to answer. Keep getting into a loop that ends back at the beginning. Today I sat on hold for 1 1/2 hours and finally gave up. AFTER I had this bad experience I looked for feedback on the company and found this website....again only a person with a bad experience would even look for it. Now I am scared to death about my next 30 years dealing with TB&W.

Yesterday I contacted my attorney, but I'd be happy to participate in a class-action against Taylor Bean. I take internet complaints with a grain of salt, but there isn't enough salt for Taylor Bean. I refi'd my loan in Dec 08 that was held by Chase.com. There were a few glitches, but now that I'm suffering with Taylor Bean, Chase.com is the pinnacle of money management. My first month with Taylor Bean was difficult, since I tried to pay online, but had technical problems. I tried to call, but just like many people here, the phones were always busy. I got a busy signal, not a wait message during the first two months. I finally thought my payment went through, but when it wasn't pulled from my bank on scheduled, I noticed my account number at Taylor Bean website was truncated. That created an NSF and a charge that included a phone charge. I never heard from these boneheads. I emailed them asking for help, but heard nothing in return. I kept calling, but couldn't get past the busy signals and now the 'all circuits busy' messages. I tried the online payment again. I tried the website again and set the date, but had a problem again. The Taylor Bean system now has locked me out of online payment and they say I'm required to pay by cashier's check or money order for a year. I found their local Florida number that helped me enter into the phone system, but after a 45 min wait I hung up. They say call back later, because of heavy call volume, but they don't state their hours. I might be online for hours just to discovery that everyone at Taylor Bean finally took the cash at is at the airport running for a plan to Rio.

To the borrower that was 1 day late, you cannot be 1 day late and receive a late fee. All mortgage companies have a grace period. So if you received a late fee, then you were 1 day late past the grace period. The GRACE period is not the actual date your payment is due. To borrowers that say that TBW did not respond to your broker in a timely fashion about documents, I hate to break it to you, but your broker should know his/her business and know what documents are needed. Each loan is different, but for the most part, it's the same set of documents over and over. Underwriters review new documents daily so within 24 hours they would have reviewed any documents sent in. Guess what, no documents, no review. To those who are behind on your mortgage, there is a new program out there designed to help you out of a tough spot. You should keep track of the industry and contact a "good" broker about refinancing. Take responsibility for your actions and quit trying to blame the mortgage company. Do you actually think that TBW is attempting to commit fraud against its borrowers? Mortgage Companies make money from business and repeat business, not scamming. When I got my mortgage through TBW, I had no problems whatsoever. Since then, my mortgage was sold. The new company has given me some problems, but if you know your rights and you know what you signed, then you shouldn't have any trouble getting what you need from them.

Taylor Bean is absolute disaster to anyone who got their mortgage sold to them. One hour holds when trying to get to their customer service lines, lying and incompetent service reps, inferior online access system that they outsource from someone else. Absolutely the worst mortgage company imaginable. They charged me $3951.23 for insurance on my condo when I had purchased insurance effective on the day I closed the loan. A simple phone call could have solved the matter, but they chose to charge me for insurance at HUGE mark-up.

Taylor Bean & Whitaker is the worst company I've ever come across with. I have had a fixed mortgage with them for 2 years paying $1715, all of a sudden they sent me a bill stating that my mortgage is $2,715.54 a month. When I called to get clarification, i COULD NOT GET A REPRESENTATIVE...I had to wait for 61 minutes before one came, they stated they didn't get any insurance information. I called my insurance company, they told me every year at the end of February, they provide this information to TBW. They are just crooks who are trying to rip off people. The government needs to investigate them and intervene on behalf of the people. They are just like the CitiGroup mortgage Corp...the worst of the worse. Horrible! They have no clues about serving people. They need to be shut down by the Federal government.

This is the worst company in the world. I would rather give another company 1-2% more APR than to deal with Taylor Bean & WHitaker. I spent a total of 4-5 hours on hold this month with them. When I finally realized my pay by phone didn't go thru, I called them and they were NO help. They said I now have to pay by certified funds and that is ridiculous! I have made all my payments on-time and I really need a new mortgage company. I will join a class action!

TBW has been our lender since 2005. We never missed a payment. We pay our own insurance, because they couldn't get the math right. I called back in June 2008 because I knew things were going to get rough. They were not willing to help. There solution was try to sell the property. Here we are 3 months behind. Because my husband and I are still employed there is no help for us. I work in construction my checks are smaller and I can't count on my next one. Why would they not want to help someone out that in todays market does have a job. We are behind so they want to raise the payment by 200.00 a month so we can be current. Instead of a 30 year loan it will be a 40 year now. If I can't pay the monthly bill now how do you expect me to pay 200.00 more. DO THE MATH!! So, being late by 3 months allows them to prision me by another 10 years!! It's a house that will only age. You would think that they would want something compared to nothing. I will share numbers and e-mails. If you e-mail their customer service a lady by the name of Linda will call. I guess he didn't get the memo that they are in the business of owning houses, because they are not in the business of customer care. Their moto is "Perfecting the art of mortgage Lending" I say it should be "Perfecting the art of the run around" I hope this helps! Remember they can't eat you!!

This company is a nightmare in every aspect; their service reps range from very sweet yet 100% incompetent and ineffective to rude, nasty, sassy and disrespectful. This is, of course, if you are willing to wait the MINIMUM of one hour to get a rep. Seriously, I have never gotten one that quickly. And do NOT bother to try and accomplish anything via email. They have posted funds late, then refused to accept my next months' payment unless I agree to pay the fee. Oh Well, I can write a letter and appeal the late fee. YEAH RIGHT!! And anyway, no one knew to whom the letter would be written. My lament is that as consumers we have TOTALLY no say in who our mortgage company is!!! Perhaps we can all unite and get rid of this hideous entity which has control over us and our money --- and we did not chose them. Seems ridiculous to me. Should we not all have some say in who we owe money to? I get baffled when I think of this. Are there any other "services" which we use that suddenly own our "something" and for the next $40 - $400,000.00 we are owing unto them. I've noticed there are 3 positives in this rant site. They must be the 3 Beans themselves.

I have to laugh, because I had a strong feeling AFS wouldn't post my message about TBW..Beyond a shadow of a doubt, "we" (husband & wife) can prove that TBW was part of a conspiracy of "mortgage fraud" against us.."THAT IS A FACT!!!"..First of all "we" didn't sign squat with TBW..Our original lender (Oakstar Bank) one of the co-conspirators involved sold our sell contract to TBW..Now maybe some of ya'll had good vibes with TBW..That is because they "can't rip off all of their clients"..So that is just a front they put up..TBW are no good, rotten, lieing, yellow bellied cowards..Not to mention "parasites".."It is a shame that the "almighty dollar" supercedes, the truth, honesty, dignity, intregity and more important "PEOPLE"..AFS has another portion of their site, where there are more complaints against them, including "lawsuits" for "FRAUD".. :o)

Have had an FHA loan with TBW in Ocala, FL since May 08. No problems contacting them, having payments applied, working through an escrow problem--when I mentioned the increase in my payment due to property taxes would be tough, they were ready to send me to a refi specialist. I have never had a problem with them.

We got behind back in July of 2008. Wife found out she was pregnant. We had numerous things we had to get taken care of bill wise, we got 2 months behind sent in the payment with late fees, it was returned to us saying they needed 3. This happened more than once. They kept puttin us off until we couldnt catch up. Well back in Dec.2008 we receive a foreclosure notice. We contacted them they are not willing to work with us. We sent in paperwork to the loan mod dept. still havent heard from them after they said they recieved it and we would hear from a negotiator soon. Still havent heard from them almost 2 and a half months later. we are getting farther behind. We can even send in 3 payments now and they wont take them. We cant lose our home we now have 4 kids and dont have a place to go. but we can afford our home but they wont work with us. what can we do?

TB&W is reporting people who are paying their house payment on-time to the credit bureas as being 30 days late. TB$W took 2 weeks to post my payment from Bank of America Bill Pay. They agree the report to the credit bureau was wrong and they will correct it, even sent me a letter stating that, But still it will take them 60 days to fix it and until then my credit which was over 700 is now below 650 due to their error. The wait on the phone to talk with someone is 30 minutes. If they don't fix my credit soon, my attorney will have some fun.

We've been struggling to make the house payment and now we get a letter saying there raising our payment by 70 bucks a month!! My loan was sold to this so call company and one of the first things they did was charge me a late fee for one day late on a loan,next they charged me with a pay off fee,which was not part of my original agreement,then charged me 10.00 to generate a payoff statement that I never received and then said they would credit it but would charge me 10.00 to generate another statement which was their fault.Paid them off,Absolute worst finanicial company I have ever had any dealings with.NEVER USE THIS COMPANY, If I could give it a rating lower than a 1 they deserve a O

I made a mistake on my payment date and tried to get it corrected. In over a month, no one has helped me. So, my payment is going to come out of my account two weeks before I really have the money. I called and was kept on hold for over 45 minutes, talk to a person who said I needed to go to Customer Service, and they looped me right back to the same automated message I was already on. I then didn't have my loan # in front of me but it kept asking me for it, with no other options to look up my loan. I then tried to call back and got a busy signal. I then called again and pushed the option for refinacing and someone picked up within 1 minute! He said he'd try to get me to the right person. So far, no help. If I was late paying my mortgage, I would've heard from them already! I HATE them!

I am always placed on hold for longer than 20 minutes each time I try to call. This is my first time home buying experience and it has been a nightmare trying to get help with preventing foreclosure. I would think they'd be willing to work with me to try to start getting caught up. But, it's a very rude all or nothing.

Well guys I've read a few comments and see that most of you are dissatisfied. I too feel the same way. I gave them a 3 because my problem was resolved. The waiting time is actually really long they told me it would be about 10 minutes and it took 35 minutes. I just hope that they can improve on their customer satisfication and time. Overall my issue was resolved and that's what count. I hope that Taylor, Bean and Whitaker take these comment seriously and use it to improve their company. We have bought and sold 3 houses. We have delt with WAMU, GMAC and TBW. Our first home was with TBW. Dealing with TBW was always a hassle. When WAMU bought our mortgage it was like being saved from mortgage hell. TBW customer service is very poor. They DO NOT properly input data or they just don't do it at all. When we found out our new mortgage was with TBW it was like an bad dream come true. Bellsouth used to treat customers that same way until comcast and vonage came along. Its time for a change.

I feel for each and everyone of you because you have entered the mortgage nightmare. I know nothing of this company but there are a few more I can tell you the same nioghtmare for. You don't want to use because they play the same games: National City Mortgage; Wells Fargo Bank and I would now be leary of Wachovia because they merged with Wells Fargo. We went thru a few of these mortgage wars trying to get our account straightened out and ended up bringing eveybody and his brother into it and we still lost our home. The only way what-so-ever that you can fight these people is to take it to a lwayer and turn it into a class action suit. Mortgage companies that do these kinds of things are committing mortgage fraud. Double check your mortgage loan and see if it is federal, because if it is the insurance they have with companies that back the loans, they pay off to them anytime they can force you into foreclosure. This is what makes them so willing to play these games with you. You also can call the Insurance Commission in your state and find out who insures your mortgage company and they will give that companies name and address to you. It would behoove you to file a complaint with them, the more complaints they get the more suspicious they become and they will investigate the mortgage company and it will put a mark on their record and they will become unisurable. If they can not get insurance to back them up it results in them having to sell your loan out to another company and it can put them out of business. In order for them to carry mortgage loans they must be bondable thru insurance companies, If they can not be insured they can not hold mortgages. I kept my foreclosure going for a long time because of the games they were playing. They don't like for you to fight back because it causes them to be penalized with hefty fines or the company itself can be closed and/or tied up in court for years which also becomes costly for them. Because my loan was a federal loan I contacted the Comptroller of Currency and got them involved and I contacted the Mortgage fraud agency in my state which was Utah they began an investigation. It is still under investigation, even tho I sold the home on the day of foreclosure for it to not go into full foreclosure. The mortgage company National City Mortgage went beyond the norn and when they filed the closed loan with the credit bureaus they made it a point to make sure they wrote home sold because it was under foreclosure just to make a hard it on us. Because it didn't go to full foreclosure. I have learned thru time and experience you get more attention if you start from the top of the chain of command and work your way down to the bottom. Once the overseers are let known about the problems you are having they have to do whatis right to correct it or they suffer hefty fines. And in some cases if there are enough complaints filed a full investigation is stated and they are shut down permanently. Problem solved. If you can get enough people to file complaints at the same time a class action suit can be started by a prominent law firm and you would be amazed at the things which get accomplished. In a class action suit you don't have to come up with money up front, becasue they are paid by the company that is being sued, so it becomes a contigency case. This is best for most of us because we can be financially strapped in these situations. Fight hard and reap the benefits, its your home not theirs.

My wife and I just bought a house that has been in the family for 60 years. And we've been trying to get caught up with our payments to them. Every time we call we sit on hold for more than 45 minutes. If we get through, its on hold for another 30 minutes plus. We've had no correspondence with them as far as statements and status on the litigation process, which was suppose to take 6-8 weeks. It's been 4 months. So I find out today through my wife that we have been foreclosed on. What kind of company does that to there clients? Stay away from this company. Thier service is lousey, thier employs dont have a clue on what's going on. Absolute NIGHTMARE!!!

Horrible customer service, attitude with all calls. I've never missed or been behind on a payment. They are not in any way proactive in working with their customers. It seems like you end up getting routed to an operator who has had no customer service training and is probably making minimum wage, and completely hates their job. I am in the process of refinancing, and I will not even consider TBW as a refinancing option. I had a similar issue as some of the others where a payment was automatically withdrawn that shouldn't have been, and getting my money back was such a pain in the butt that I gave up and left the money on the principle. I continue to regret being with TBW, and the lower interest rates is going to give me the opportunity to go with a more credible lender and at a much better rate!

We had been in our home for 1 year with no issues. Then we get a letter from TBW advising us that we have no insurance on the home. We paid for the first year's coverage at closing and we have an escrow. Needless to say, we have been unable to get a rep on the phone and, of course,TBW has advised us that they are getting a policy. I SMELL A RAT! And for the benefit of those TBW employees who want to get miffed about complaints, maybe you should spend less time on computer blogs and more time trying to assist your clients. Our payments are made early, we are not behind and we do not plan to be. Nor do we intend to let a mortgage company rob us blind with their underhanded practices. If anyone knows about this class action lawsuit please post the info. Thanks!

I had the same issue as the lady who posted a comment. They rejected a payment I made on Dec. 1st. because it was not the right amount, now here it is Dec. 13th and that money is still not in my account. I have had to file a claim with my bank because no one can tell me where my money is. I am supposed to make two payments on the 15th but won't be able to until I have that money back in my account. Now TB&W won't accept only one payment, so what am I supposed to do? It is so stressful knowing that over a thousand dollars of mine is out there somewhere but no one knows where!

I've experienced a issue with TB&W this past week with them not wanting to post a payment that we made on 11/28/08 threw their phone pay check system bill matrix. Bill Matrix says that TB&W collected the payment and it was deducted from our checking account on 12/01/08. Now here it is several days later and they still have not posted our payment. I've contacted them numerous times with no response. I would like to know what legally can be done and for someone to check into their practices.

They have stacked late fees on top of late fees. they will not let me catch up because they say that the fees have been accruing until I was caught up but because they will not apply the late fees I will never be allowed to catch up. In Oct they charged me $32 in late fees I paid. In Nov. 64 that I paid and this month a whooping 96 in late fees. In 8 MONTHS TIME i WILL HAVE PAID OVER $1000 late fees and all they can tell me is that money is being put in a account and has not been applied to the late fees but won't tell me why and where and when the money will be applied. It is their way to keep me in the hole and paying the outrageuos fees. I never get a bill, they never answer the phone until after an hour hoping you will hang up an if you get through to them they are so rude you wish you would have hung up. I am at my wits end with these crazy loons.

Same story, same delays, only went with them because I needed 203k for cosmetics on home. Slow processing cost me fees, now they are saying that my home that is work 35k min over the loan amount will go into forclosure/loan default if the FHA inspector doesn't like the quality of the exterior paint job. Just stupid!...I'm a 1st time homebuyer who was sold on TBW when I didn't need them at all. I had a traditional loan that would have required me to spend another 8k in repairs so I wanted to save money in this climate. Wrong move to this point cause I was on hold for 30 mins before someone picked up and then put me back on hold. Construction Dept doesn't care that house can't be painted in the winter, they say it has to be done. This is crazy, I'll be refinancing with another company the 1st day that I could. This is supposed to be a happy time for me and my family and it's been a nightmare. Oh yeah, and I have good credit, made a nice downpayment and was approved for a traditional loan go figure. Same stuff with escrow and it's only been two weeks since closing. Everything is a delay with these people. Please go to another lender because it'll turn your happy days to sad ones if you don't.

First of all, I have never been late on my mortgage payments. However, TB&W in March of 2008 failed to pay our insurance payment from escrow. In June I received a notice from a collection company stating I owed our insurance company money. When I took the notice to my insurance company, they stated I have not had insurance on my home for three months! My insurance company contacted TB&W in June 2008. My insurance company had to rewrite the policy because it was termanated for over 60 days. Thus, the insurance policy cost went up in price! Now TB&W says that my escrow account is in the red and my payment is going up $200.00. This was not at our doing! We have made our payments and now being we are being blamed for TB&W mistake. The sad part it was with our money!

I have worked for TBW for 6 years and I must admit that I have heard both sides, good and bad. However, I must say in the defense of TBW & Lee Farkas, that they do push good customer service at ALL times. They do push as well as offer incentives to their employees to give such service to our customers as well. I feel that TBW will only increase in size and in popularity. It is one of the best companies that I have worked for and I do not intend on going elsewhere for a very long time! Kudos to you TBW!! Keep up the good work and continue to improve!

Ditto! These people are the most incompetent that I have ever dealt with in my life and I, too, have complained to everyone that will listen. I have never been late on a payemnt in my life and for some unknown reason these idiots have my payment and refuse to post it, they continue to call me after I have talked to 4 different people that claim that they will fix it and have yet to. They continue to charge me late fees when they have my money! How illegal is that??? I have been dealing with this for 2 months and no one can figure out how to punch a few keystrokes and correct THEIR error. They admit to having my money! I keep asking, WHY? WHY? WHY? I have gotten nowhere with the people that I have talked to on the phone so I tried to e-mail and I get a generic, ridiculous response that says our notes indicate the issue is resolved. RESOLVED FOR WHO????? NOT ME! I am an honest, hard-working business owner and mother of four and I don't have time to deal with complete idiots hours a day. I also find the positive comments on here hilarious-you obviously have not had to deal with the mess that the rest of us have and I hope that you don't but if you are with these people chances are that you will run across the same thing some day. I have had several different mortgage companies throughout my life of buying property and have never had an issue until them. I also did not choose them...they bought out a loan from the bank that I did choose and unfortunately I didn't have a say in that. I hope that someone steps in and makes them accountable for all of the stress and time that they have caused me. I spent the first night trying to get this straightened out with 3 hours on the phone with a nasty "customer service" rep that refused to listen to what I was saying and refused to look up the information that I was telling her, after getting a supervisor they finally pulled up the proper info and said that they would immediately correct it...2 months later, several more phone calls, and several e-mails later it is still not fixed. I had my 1 year old son crying and tugging on me for the entire 3 hours while my 9 year old needed help with his homework, my other 2 needed me just as much and they all needed dinner. My husband was working and I was trying to deal with all of this. We are hard working, bill paying individuals trying to raise a family of responsible children and I am wasting 3 hours of my time fighting with complete ignorant "customer service" idiots...hardly seems fair to me. I just hope that the saying is right...what comes around goes around.

My wife and I work 55-70hrs. a week each. We had some financial problems a couple of years ago and had to file bankruptcy. Since then I have fought to get my mortgage company to accept my payments and to talk to me. Last December, they finally talked to my lawyer, and worked out arrangements of double payments thru July. I made my payments, when July came, I sent payment in, and then I sent the August payment in. They never cashed the checks, when we inquired about it they wouldn't talk to us, until we received papers stating we were in default in our loan. So, our lawyer called and called, and finally got an amount to send. We had to cancel the other 2 checks and send 1 for $1400, which we did. They returned it to our lawyer, said it wasn't enough, after they are the ones that gave the amount to our lawyer. A few weeks go by, on Monday, we received a letter saying that we needed to pay $2,367 and change by 10/30/08. We got a money order and our lawyer sent it on 10/24/08. On 11/6/08, my wife called the mortgage co. to see if payment was posted, and which they told her that it was not, and that our house was scheduled to be sold on 12/08/08. That same day in the mail,we received the money order, along with a letter stating that it was not enough money. Now they say they need $3400. I consulted my lawyer, and was not happy with what he recommended, but can clearly see that is about the only option. I was told to give up my home that I have been paying on for 8 years. The reason he said this was that, the mortgage co. clearly just does not want us to get caught up, almost like they are eager to foreclose on us. Now, for the first time in my life I can actually say that I am ashamed to be an American. I have always believed in the American dream, only to have my home taken from my wife, our 3 children, and myself. Maybe the economy would be better if these places took payments instead of bailouts.

I have never had such a rotten experience with this company and the preditory mortgage companies that use them I have had closing pushed back 3 times and am over in time to both the mortgage company and sellers. i have done everthing required by me to get this done. My mortgage won't return my calls and refused to provide paperwork and has told the sellers its my fault the loan hasn't closed because I refuse to lock interest. I have on 3 occaisions tried to lock and evertime the lender has refused first they stated they had insider info that the rate were going to tank rates didn't, then they said I didn't sign a lock document giving them the right to lock ( funny when I got to the office it mysterously reappeared) and still no lock the third time I went into the office again and demmanded a lock and missed out because the rates were the highest they had been in weeks, I just want the deal done. So I think finally it can go to underwriting and now find out the rate wasn't locked and tbw is waiting for the lock info to send docs. I got this info from the title company. If I wasn't in the situation I'm in I would walk, but I don't have the time or energy to find a rental and own large animals so I'm stuck and the mortgage company knows it. I have hears every day for the last month that the docs are on order and we'll sign. I have no idea what my paperworks says, the mortgage company refuses to provide any information and I'm getting no help from the realtor all I have ever gotten is a good faith estimate which they say is a good approximate, yea right the interest rate on that document lists 6.125 but that is only an estimate my rate is 7.50 because I didn't lock. I tried and tried and tried to lock when the rate were 6.12 but some how it never got done, funny how that good faith works but only to their advantage and when questioned after all its just an estimate. I hope with this bail out the money is spent in proicuting these theives starting with the mortgage companies and then the lenders. I have tried on many occasions to contact someone who can help but with no response. I haven't yet exhausted my options and am seeking legal advise in the morning.

We have filed paperwork with our mortgage company and tehy have failed to help us. We never can get a straight answer from them and we have submitted paperwork on three time to ask for assistance because we were behind and they always missed place our paperwork. When we first got behind Taylor, Bean and Whitaker told us they were unable to help us at that time but never told us why. We are first time home owners and we were lost on what to do. They made the situation worse because they led us to beleive they were going to help but they didn't. Everytime we called to speak with a representative they never knew what was going on.

TBW messing up on escrow paymens. As a professional Certified Appraiser and an ex mortgage broker I watched as TBW has neglected to pay insurance premiums and taxes which were in escrow. I watch during the S & L collapse that the first thing that started hickuping prior to the collapse was the escrow payment. As soon as I was made aware that they had failed to pay I called and told them that this was a breach of contract and that if I had to pay I would sue them in civil court rendering the mortgage contract void. They waired the money taht day. I personally think TBW is in trouble and watch for them to bail causing me the opertunity to buy my mortgage wholesale.

My closing date has been pushed back 3 TIMES now because of TBW's complete ineptitude. They've had my file for over a month and no one has even TOUCHED it. Their excuse was that since the Down Payment Assistance programs were ending, they needed to process those first. WTF?!!? Now it's been a week since that program was closed out and they STILL have not touched my file. I've had to pay $375 to extend my purchase agreement, and if I'm not closed by the end of the week, will have to pay another $375 to extend it further. Absolutely terrible. Don't go with them unless you HAVE to. My broker tells me they're the only ones who handle the type of loan I'm doing, I beginning to second guess that as well.

I have been paying my mortgage to TBW for over a year now and have had only minor issues, which were all resolved quickly and professionally. 1.) They were VERY strict about who they lend to and very particular about the procedures. They required our closing lawyer to 5x the cost of the property in liability insurance, which was strange, but not unduly difficult to arrange. 2.) They initially used the wrong account number for my bank account. I had faxed them my account number and the right number was on the form, so they refunded the NSF fee and did a free payment over the phone to keep me current. 3.) I live in a condo, and I have to have the insurance company fax them my insurance information every year. It always seems to go through just fine, unlike some of the other posters here. I think a lot of the negativity here comes from the fact that few people go on the internet to write about when everything goes right, but a lot of people want to vent when things go wrong....

TBW is the worst mortgage company I have ever dealt with. They should be closed down. To name a couple of the dumbest things these idiots have done with my mortgage, first I was sent a mortgage payment for the wrong house which happens to be 3,000 miles away. 2nd they have applied my equity payment to my primary mortgage 4 times. 3rd they put me in one of their ridiculous insurance policies after I showed proof of my own insurance about 5 times via fax. This list goes on and on, maybe they should pay the idiots that work there more than minimum wage and maybe they will get something done right there.

I have had 16 mortgages in the last 5 years. TBW has been the easiest to work with over Countrywide, Wells Fargo, Towne, Flagstar, Washington Mutaual, etc. I did have a problem with my escrows with a TBW loan. When I called their customer service, they did an escrow anaysis and it was fixed by the time my next payment was due. If you have a "hardship" and can't pay your mortgage payment, then you over-extended yourself, period. My God, you can't make your payment, you get what you deserve: ACCOUNTABILITY!! You made payments online and screwed up: ACCOUNTABILITY You have a problem with their customer service: TELL YOUR BROKER OR BANK that sent the loan through them. DUH! Do you think that this company is unique in the market? Think again. You didn't use your online payment in time, OH Yeah, that's their fault???? As to written verification of verbal employment, that makes no sense, I think that's BS. Okay, you want them to lower your payment. Why the heck to you sign in the first place??? Freaking whiners. Own the debt you have or become a statistic, your choice. This crap makes me sick. Blame someone else for your bad decisions or bad luck. Freaking own it and move on people!!!

I have no complaints. they have been fair and easy to work with. I did not choose themto buy my mortgage this taken care of by my roker here in utah. I am surprised by the many complaints in this website. But I have not been in trouble with my loan or have I had to deal with late payments or other types of problems.

Nightmare!!!if you want to deal with the dumbest mortgage company in the universe deal with these morons...I happened to call them last Mon, Labor Day and the recording said they were sorry but they were closed on Indepence day, they cant tell a zero from the letter O they refuse to make an address change, if you call their customer service linbe you are told they wait weill probably be much longer than you will want to spend on a long distance call....I think every one who has to deal with these odiots should report the difficulty to the FL attorney generals office it may not do any good but then who knows their stupidity is such that some must be contrived and if so thats fraud...we are contemplating filing a lawsuit against them here in MT for the time and aggravation they have caused...BEWARE DONT BORROW ANY MONEY FROM THESE FOLKS YOU WILL WISH YOU HAND NOT

I'd like to say something about the former TBW employee who stated that her team lead in the FHA department was racist...this is probably the former employee who got fired for selling porn from her work computer...I'd try to make someone else look bad if that's the reason I got fired too...I currently work at TBW and work very closely with the FHA department team lead who is NO WHERE NEAR RACIST!!!!!! You should start taking responsibility for your own actions and not blame everyone else on your stupidity.

I have been having the same problem about hazaed insurance. I bought my home in 07. Aftre 1 month TBW bought my morgage. I get a letter from them every other month that I need to prove I have insurance. My insurance company faxed them 4 times. TBW actually said over the phone "Oh I see your insured through Sterling insurance" Though it was a done deal. Then I get a letter from them saying we have bought a insurance policly for you because you have not provided proof. Then they took 2 grand from my escrow account to pay for it. Call them and again they said "Oh I see your insured through Sterling" Our mistake. You escrow will be credited back the money. Just went to make my payment online and guess what. They have now increased my mortgage be $200 because, guess what? They had to take $2000 from my escrow to buy insurance.

My mortgage was sold to TBW a few months ago. Luckily my bank was able to give me some information about who bought my loan (and were absolutely appalled that the company had not contacted me), as I still 3 months later have never received a letter or any other correspondence from TBW. I have now called 4 times asking for my loan number, my loan information, internet access info and ways to be able to pay my mortgage without mailing a check each month, with a loan number that is not even entered into their system. They have told me to be expecting a Welcome package that will contain all my information. Today was the 4th call, as my next payment is again coming up, and still no welcome packet or any acknowledgement that I even exist to them (the only reason I know is because my checks clear the bank). So, today I call them...long story short, they tell me they cannot talk to me that I am not on the loan...(after she was absolutely the rudest person I have ever dealt with, and attempting to hang up on me) I argued politely for 45 minutes that I did not imagine in my head borrowing money, buying a house, signing closing documents, and sending mortgage payments to them...that I needed info on it, and if she could not talk to me then I needed to talk to someone that could tell me something about MY OWN MORTGAGE. Well, 45 minutes into it, she realizes that she has pulled up the wrong account...BECAUSE THEY STILL HAVE NOT PUT MY ACCOUNT IN THE SYSTEM; she must have just some random account pulled up. She proceeds to tell me that she was not wrong, that I, in fact, was not on that account. I didn’t find it too humorous, seeing I had spelled out my entire life for her to verify that I was on the loan, and if they would actually give me a real account number, then just maybe I wouldn’t have to tell her every bit of personal information I have to even locate me in their system. At that point she is a bit nicer…and asks ok, now what was your question. (I did mention that she might want to verify that she is looking at the correct information before she begins to treat her customers so rudely.) She has no idea what is going on with my account, and she will make a request for another department to call me back …that maybe they may know why they have not done anything with my loan. I asked her how long it would take for someone to call me back…she said verbatim, “it takes 3-4 days for me to process the request for someone to call you, so sometime in the near future.” And that is where it ended…oh, and she mentioned that I should go ahead and mail in another check also in the mean time. I will mail them another check…and I still have not the slightest idea anything about my mortgage, except what the previous bank that owned it has told me. Absolutely HORRIBLE. So, I decided to Google this company to see if this is what I would have to deal with for the next 30 years of my life, or if this incompetent, rude person was just a fluke. I am absolutely scared to death about what I have read here. I didn’t ask for TBW…unfortunately this is what I have to deal with. I must say that I have never made a late mortgage payment in my life. I have dealt with 4 other mortgage companies, and have never had problems (Wells Fargo was amazing). So, to all of you that think this is about people complaining that cannot take financial responsibility for themselves...that is not the case. After reading this site, I also feel confident that anyone that has posted a positive comment on here is with the company, since all are either simply just 5 stars or incredibly generic comments.

This company has been the worse nightmare you can imagine. My father in law owns a big mortgage company and he said that a letter went out that Taylor Bean is prohibited to close loans after June 1st in our county. We use the financed condo as an investment and have been never late with a payment. After the closing we got a letter stating that we have 60 days to do our first payment. Wrong we got a letter after 30 days that we were late and they requested much more information. I ignored most of the non sense stated in the letter and did the payment and they have not reported anything to the credit bureau. Ok we get a notice in the mail that they need prrof of insurance. So I wrote the owner a letter with the suggestion that if they dont get their act together I will use the BBB. 3 days after I got a phone call and a miracle happened the money was refunded. I called at least 8 times with the average holding time of 50 min. This year 2008 I got the same letter. I called the TBW insurance department and made sure that while I was on the phone they received the fax. I think it is a scam because TBW insurance is 10 times higher than my current provider. In my eyes this is robbery and this should be fined with millions. You have to deal with them like little children. Always reconfirm! So I am looking forward to 28 years of the worse customer experience possible. Note to all never give up. The other investment is financed through another mortgage bank all I can say is: TBW please sell my mortgage to them! Good luck to all and never ever ever give up!

This company has been the worse nightmare you can imagine. My father in law owns a big mortgage company and he said that a letter went out that Taylor Bean is prohibited to close loans after June 1st in our county. We use the financed condo as an investment and have been never late with a payment. After the closing we got a letter stating that we have 60 days to do our first payment. Wrong we got a letter after 30 days that we were late and they requested much more information. I ignored most of the non sense stated in the letter and did the payment and they have not reported anything to the credit bureau. Ok we get a notice in the mail that they need prrof of insurance. We have problems with Taylor Bean and Whitaker! Besides the fact it was hard to get in contact with them or that they never would call us back and we would have to call and call to get sonething done they are shady! I have recently relocated to North Carolina because of being stationed there by the military. I and my husband decided it was time to buy a house. We went through the VA after finding a house we both loved! This was an exciting time for us. We had my husband’s mother send in a money order for the earnest money. We were told that was fine. We made sure we got there. We have kept in contact with everyone every step of the way. The sellers let us move in early with a fee. Soon we found out they put conditions on the loan without telling us. We had to pay off a debt. We did that! Then they wanted a bunch of letters and bank statements. We did that. They needed information from my command and I got them the information just fine. We really wanted the house so we have jumped through every hoop they put up for us. This is important to us. Well we were supposed to close on Monday after being rescheduled twice already and after sitting for over an hour at the attorneys office we were told they were just trying to work out some issues of where money was listed on the HUD statement and that we would come back in the morning to sign the HUD which was the last form we had to sign. Well, morning comes and we get a call saying the underwriter for Taylor Bean and Whitaker needs a gift letter for the $500 Ernest money my mother paid and her bank statement showing the withdrawal since it was paid by money order. We got the lender this information by 11AM and we finally got a call at 4:30 saying that the underwriter still didn't like it cause it was paid with a money order and she considers that to be the same as cash and therefore untraceable and she will not sign off on the HUD unless they take off that the $500 was paid which would mean that I lose 500 because it would then be added to the closing amount I have to pay. The worst part is in the beginning my mother asked if she could write a check out of her account and they said that a money order was better and now the underwriter is saying that a check is the only way she could count the earnest money. Our real estate agent is having trouble with the issue because in NC it is illegal to give the buyers money after closing because of the issues with sellers trying to give buyers incentives to buy there homes. So pretty much we have an underwriter saying to get our money back and take the earnest money off of the HUD report and just to pay that much more with the closing costs and our agent and the closing attorney saying that legally there not allowed to give the money back and that this shouldn't be an issue since they have already done 100's of closings where the earnest money was paid with money orders and they have not once had this issue. Were worried because the current owner can't afford both mortgages and they need the house to close by today otherwise there going to miss another payment and the house may go into foreclosure. What options do we have and has anyone else ever heard of a money order not being an acceptable form of payment for earnest money when buying a home. Even if we go ahead a pay $500 extra right now to try to make this right they may not accept it because it was not done from the beginning. We might lose our home today because of something that was not our fault. I am a true person and not a competitor! If I lose my home over this I will be forced to sue. I fell behind on my Mortgage due market value and bad economy, I have an investment property, 3 family house for sale for about 3 years could not sell on time, I had a decent rental income from this property until, tenants find out about my hardship then they stopped paying rent and this property has been foreclosed. During this time piriod thinking I would sale investment property fast I bought a single family house near my job and son’s college, tenants were experiencing hardship themselves and stopped paying their rent. Had to issued an eviction process to one of the tenant for non payment and it cost me, my son who used to help me with the expenses suffered a severe spine injury, He was not able to work, walk or move like He used to for a year, he fracture his spine at C4-C5 level, l tried really hard to keep up with the payments, gave up my car, cancelled car insurance, heated my house partially, pay only over due amounts on all bills, cut food expenses, but it was hard because of lost of son’s and rental income. When I tried to find a work out solution TB&W I send every documents, hardship letter, doctor’s letter, medical records, copy of real estate contract and letter from other lender that they agreed to do a short sale on investment property. I finally got to speak to the loan modification department representative and She was making fun of me, She told me that I got me a too big of a house, that She would never stop paying her mortgage. I was begging her for help. told her about what happen to my sons and she said to me that I did not report that to them, then I told her that she did not take the time to read my hardship letter and look at enclosed document over, she called me with and answer, latter she send me a letter telling me that assistant was denied because I was not able to make payments, HELLO that’s why I was seeking for help!!!!!!!!!!!!, now I am trying with ACORN they are helping families keeping their houses. But Taylor, Been & Whitaker really don’t care about anything it will cost them so much to help people, help families in need in this bad economy, WELCOME TO AMERICA ALL!!! On July 29, 2008 they send me a letter, telling me if I do not pay the balance due by the end of that month, which already passed because the letter took 4 days to get to me they will start the foreclosure preceding. So I don't know whats going to happen to my family now.

I am currently getting a home loan from TB&W. I gave ALL necessary documents to my broker and in return she gave them to TB&W. The seller gave me 30 days from contract to close on the house. Everything was going fast and smooth until this past week. My broker has sent SEVERAL emails asking what the status is to the underwriter and her account executive with NO RESPONSE! My closing date is scheduled for July 28. Today July 25 they just now responded back with a couple more things that they needed! WHAT THE $#%#. I asked my broker WHY on earth did they ignore all communications with you and now on the last day, decided that they needed some more information. Now in my contract with the seller, I am fined $300.00 the 1st day after closing and $100.00 each day after up to 10 days. Keep in mind the title company needs 48 hours in advance to prepare paperwork from TB&W. Needless to say I AM PISSED! I am also steering everyone I know from doing business with these guys. TB&W should at least have the balls to apologize and waive some fees to accommodate what I am NOW losing.

This has nothing to do with back payments or foreclosures, my issue with this company is TRYING to get them disperse funds to rebuild my home from fire damage. I had to send my insurance check to them for their endorsement, which is completely normal for Mortgage companies to do. Problem is they are not wanting to send me payments for re-construction in a timely manner. I was told to expect 5-7 business days for them to process, that turned into 10 days before they even looked at my folder to inform me I needed more documentation before they would even START sending MY funds back to me. I sent licenses for all workers and sent them the 30 page order of work that was given to me from my Insurance. Now they want written estimates from each contractor even though all agreed to terms of the insurance payment. I had to talk to at least 10 talking heads (in 10 different days) before they even let me talk to someone who actually would be handling my case. VERY, VERY, unprofessional and nothing that I as the customer can do about it. Mortgage companies have all kinds of safeguards built to protect them but if the customer has an issue, YOU ARE SCREWED!! Another example of how peoples/individuals rights are second to big corporations!! Meanwhile my family is displaced while this company could care less, I only wish there were a negative rating for these people.

My son was having trouble making his payments so he asked for some help. TBW increased his payments on him by 1 1/2 times the amount - WHAT THE HELL ARE THEY THINKING! My son has since lost his job and I have tried repeatedly to talk with them to try to bring the loan current and work out a plan (I'm authorized to speak with them, but they never return my calls and have ignored my emails). TBW has to follow Specific policies and Guidelines. They cannot just give anyone a loan. If you pay attention to the news- brokers that just gave loans to anyone have put the housing market where it is today. TBW is a Wholesale Lender...if you have a complaint - take it up with your BROKER. The loan programs have changed drastically- TBW is not handing out loans to peolpe that cannot afford them and not refianacing loans if it is NOT WORTH IT. When you get sick or umwmployed do you call your credit card companies, utility companies or your auto lender and complain about your interest rates and payments with them?

I too have been receiving the proof if insurance requests. Everytime, I would send it over to the fax # specified. Well, yesterday, I received a letter stating that since I didn't respond, they were taking $2700 out of my escrow acct and getting a policy to cover the policy. My monthly billing statement even lists my insurance coverage so I am not sure why they think the property is uninsured.

I am being harassed about my hazard insurance by TBW. I think they have a scam going so that they can force 'their' preferred insurance carrier on you and the preferred insurance carrier gives TBW a kickback. I have provided information for every letter they have sent me and now I am in danger of having them force their insurance company down my throat even though I have had hazard and flood insurance on my property since I bought it. TB&W was made aware of our hardship as soon as we were made aware of it. We've communicated with them twice a month or more for the last four months. We've saved our mortgage payments since they won't take them; we can bring our account current but they won't let us. They won't let us succeed - it seems they want us to fail. We wouldn't recommend them to anyone buying a home, first or fifth. This has been such a nightmare. My wife doesn't sleep or eat; we've gotten behind on other payments trying to give them what they wanted sooner - we just need to get caught up---on everything. As I read these comments, I see a lot that deal with late payments (that's your fault), repeat requests for documentation (that's your broker's fault), and poor customer service (that's TBW's fault). TBW is a WHOLESALE lender which means the brokers supply TBW with the information that's needed so if a borrower is receiving repeat requests for documentation it means YOUR BROKER lost it...not TBW. In regards to your late payments, that is YOUR responsibility and no one else's. If you provide proof such as confirmation online that you made your payment, all you have to do is submit it to the credit agency as evidence you paid your mortgage on time. Honestly, I can't believe people don't have this type of common sense. We live in a society of just passing the buck. Grow up.

I am a mortgage broker and I used TBW on about 10,000,000 worth of construciton loans. TBW was set up to pay my initial Yield spread (aprox 1/3 of total ) at the time the loan closed and the remainder when the loan modified to a permanant loan. I've written to the Better Business Bureaus of Ocala, FL (where TBW has its HQ)and my city, the Attorneys General of FL and my state, the Banking & Finance Dept of FL (regulators of TBW as a mortgage company)and my state, the US representative for Ocala as well as the FL senators, and the credit bureaus. If all of you will complain we can become expensive customers. A VP signed a letter in response to a complain with a credit bureau. First off, I want to say that TBW bought my mortgage, I didn't choose them. I paid my Dec payment online however TBW did not withdraw funds nor did they inform me of this. when discovered, the pmt was 30 days late. they hit me with a late and nsf fee. When I called to resolve, When I called, they won't let me speak to a supervisor. Next I paid Jan 14th for Jan (this time it cleared my bank) and they are reporting me late for that month too. Incredible! What can you do to fight this? I tried complaining to the credit bureaus but they just take TBW's word. Frustrated with TBW!!

TBW's "customer service" is atrocious at best! Our average hold time is approx 17 minutes. Yesterday my wife was on hold FIFTY EIGHT MINUTES! She finally got tired and hung up! We didn't choose TBW, our mortgage was sold to them! I will make sure the next time we purchase a home, we will insist the lender divulge their plans to sell off our mortgage. If TBW is anywhere in the sentence, we'll look elsewhere!

we usually make our payments early and often make payments toward principal reduction. tb&w posted our early payments as late which hurt our credit and caused us to not qualify for a loan with another bank. it has now been more than 10 months since they said they would correct it and it still is not. terrible operations and follow through.

Have been attempting to resolve a TBW related issue (posted my mortgage payment for December then reversed it and charged me a late fee) for the past month. We've encountered obstacle after obstacle with TBW, the most significant being the extremely long hold times to reach a customer service rep. I'm currently "on hold" and have been for 47 minutes. This is not unusual. Linda Thomas, CS, has been as helpful as possible, but admits hold times average one hour. This is unacceptable from a consumer standpoint. We'll be refinancing to obtain a better interest rate AND to escape any further dealings with Taylor, Bean and Whitaker. Absolutely the poorest customer service I've ever encountered with any company.

I could no longer afford my home. I bought it two years ago with zero down. I called Taylor, Bean and Whitaker to discuss my options. I wanted to deed the house back to them to avoid the market here in Orlando. They suggested I try to sell it, and they would help by freezing the balance while I had it on the market. After three months I found a buyer. I priced to cover the balance,realtor fee and closing costs. At the closing, the Pay-off from Taylor, Bean and Whitaker included the three month of interest, costing me a fortune to sell my house. I called them to express my outrage at their underhanded tactics, and I was told that I signed a contract and was responsible for the charges.

Taylor Bean is really the bottom of the barrel as far as service goes. I am a retail broker and have used them for several transactions and they are really just horrid to work with. They are very uneducated and if anyone ever returned a call I would fall over dead of shock. Ask the same question of three different people and you get three totally different answers. The Braintree MA office should just be shut down or at a minimum the Manager should be fired. I would rather deal with just about any other lender.

This company has the worse customer service concerning mortgages. I called them in January 07 advising them to do another cost analysis since my new property insurance doubled by being shoved over to Citizens in Florida. They advised there is no need to do that, they cannot because the analysis was already done and can only be done once a year. I think that's crap. I am now stuck with paying for more back into my escrow because of their failure to add it in 07. They claim there was no call ever made which is another crap. They keep giving me 4 different figures now on what I owe them. They also failed to pay my 2006 property taxes, I had to call them on this to have them pay it, a week later. I guess my only alternative is to file a complaint with my Governors Office. They have you on over 30 minute hold time. When you know and ask for a specific team to speak to, they ask you the security verification. Each team that connects you ask it all over again. Their CEO and below are incompetent people that are not seeing what the CS team is doing. I guess there is no monitoring for training purposes because everyone will have to go through retraining. I asked for a payoff request (to pay the remaining balance) and they told me they'd send me a bill with the amount by 5pm the following business day. I called two days after it should have arrived and they told me that I was wrong in waiting for the request and they couldn't send it to me that fast. In the mean time, they continued to charge me interest. I had them pull the recorded phone message and review it. When I called back, they acknowledged they were in the wrong but said that there was no way they could have gotten the request to me in two business days. I mentioned overnight mail and they said it was my fault for not knowing that they don't use overnight mail. Support is a joke and the people working the case are incompetent, telling me that I have to pay for their mistakes. I will never recommend nor use them ever again.

I feel bad for the people who were not treated right by TBW. I can see why the company is hiring Customer Service Reps out of Utah. Any company should know that pouring money into Customer Service, not only keep customers coming but happy and they would be returning for business. Having only a good rate but no Customer Service can be a downfall for any company. I hope this will straighten up Customer Service for TBW and finally not only show they can give you good rates on their loans but also take care of their customers. ;-)

We were referred to TBW by Kinder homes for a construction to perm loan for a new home (The ABATE) in Ocala, Fl . The loan process has been a NIGHTMARE. We just found out today 11/27/07 that they had placed us on default status in July 07. We were never notified of this and they did not have a problem taking a check for $1500 after the default supposedly took place. We kept our construction loan payments current and are still working on the perm loan but now we do not know where we stand. I called them today to find a resolution and they were less than professional. their Lawyer seems to be more of a people person then the people I spoke with at TBW. Would definitely love to hear from others in the same situation (Kinder Homes blames TBW and TBW blames Kinder Homes for this mess!!) Humintman@yahoo.com

I worked for one of the Branches of TBW for 2 years and had the pleasure of working alongside of some of the most intelligent, informed and overall good people that I have ever come in contact with. I have worked in the mortgage/title industry for over 12 years and I must say that those who are commenting on how incapable they are, are the ones with the issues. You will not find a better group of people or company. If they'd only open a branch in NJ, I'd be PROUD to work for them again. To the rest of the people have commented...get a grip, stuff happens and no one is perfect. Have a little patience.

I am a mortgage broker that does a high volume of loans. I only use TBW when I have too. True, they have put a lot of time and money into technology. This is there most attractive trait. However, when it comes to customer service they are among the worst. They have a cooperate culture that is very weird. As a mortgage broker that does business with them....they treat me as bad as the customers that make payments to them. I can not in my right mind put one of my borrower with this company. Country Wide is a great company that treats there customers right. TBW is satisfied with crappy service because they offer decent rates to there broker partners. But I would challenge any broker to tell me that they are the best company for there borrowers. The people that work for TBW are not educated in the laws, or in the mortgage industry. I often have problems with them getting there FHA loans insured by HUD. They have closed out cases with HUD that should not have been closed out. This has make it hard for several borrower to refi. This was all because they have uneducated people working there. This is not the only mistake they make, but an example. If you have a mortgage broker that is going to send your loan through TBW tell them there are many lenders out there with just as competitive rates. I would never recommend this company to anyone....and I wish management at TBW would start remembering who keeps them in business. It is the customer. Mortgage Broker from Utah

I will like to first start out by saying that I have been in the business over 20yrs and have worked with numerous lender, and I have to say this is by far the worst. I obtained my mortgage thru Taylor Bean, made payment on time, 1 time it did not register, they decided to call me a day after the 30 day (not the 29th day) as to advise me that they did not receive a payment, I explained to them initially and gave a contact number for my cell, as I travel by air and sometime do not receive my mail right away, however I paid immediately on the phone, I ask them would this be considered a 30 day late on my credit report they stated, yes, well I found the printout showing where I made the payment, could you believe when I sent in the printout, they in turn sent me a letter stating no error has been made on their part, just make me wonder what happened to CUSTOMER SERVICE . and how much time do we have to continue to pick up the phone and stay on line a minimum of 40 min. each time for follow up., because as you know , someone else can help you, with no help at all??

WHERE IS THE ACCOUNTABILITY? TBW DOESN'T FOLLOW MY STATE LAW REQUIRING MORTGAGE COMPANIES TO ACCEPT ANY PAYMENT FROM THE BORROWER. THEY SENT MY FIRST PAYMENT BACK TO ME BECAUSE IT WASN'T THE FULL AMOUNT. IT WAS A TEST PAYMENT THROUGH MY BANK BILL PAY ONLINE. ON HOLD FOR OVER 50 MINUTES IS NOT COURTEOUS! WHEN TRANSFERED AGAIN AND AGAIN BECAUSE THEIR CUE CARDS DON'T TELL ME WHY THEY CAN'T ACCEPT PARTIAL PAYMENTS. THEY HAVE DONE NOTHING TO GAIN MY RESPECT ACCEPT A GOOD RATE. THESE DAYS EVERYONE IS GETTING A GREAT RATE.

Taylor Bean & Whitaker is the worst experience we have ever had. We are borrowing $80000.00 less than the appraisal and they still want another comparison after we gave them two very good ones. This has been ongoing for almost two months, we are going to another lender. Thank GOD.

Recently closed on a loan with TBW and discovered they don't know squat about FED & local banking laws or they simply choose to break and ignore them. flailed to follow RESPA and HUD requirements. Title person was not much help and really is like all the rest of them - dumb ass a rock when it comes to legal requirements. Based on above comments may move to a larger and stronger mortgage source (450 million is much of a base) if TBW is still around in 3 - 6 months.

I had mortgage account with TB&W for 3 yrs. my escrow account had many mistakes. The tax amounts paid and reported on my statements did not match with history report as well as the tax bills I received from the city. The statements showed five tax payments paid to City but I only received four tax bills from the city. This mistake made my account every year had the shortage balance. and then I called them to figure out this mistake. They hang up.

I have done business with Taylor Bean & Whitaker for 9 years. Despite some of the comments posted, they are a good company. They have some of the best technology on the market. The online site works well. I have made 11 payments and NEVER a problem. Setting up my online login was simple. I suggest some of their customers actually learn how to properly use online applications OR take more PERSONAL responsibility in their finances. If I did not believe in how they operate, WHY WOULD I CONTINUE TO SEND MORTGAGE TO THEM FOR 9 YEARS????? Being a small community bank, I would go elsewhere. KEEP DOING A GOOD JOB TBW!

I originate loans with TBW and I personally have 4 loans with them. They use more common sense in decisions than anyone I have used. The loans I close in a small town result in very happy customers...or I would definitely hear about it and not get so much repeat business. Title companies, borrowers & brokers all LOVE TBW! Find a competent broker or community bank like ours (in Morgan, Utah) and you'll find the process amazing and you'll love the rates & fees!

I'm a new customer; erroneously set up 3 initial payments; received no assistance from the company to resolve the issue; had to pay $30 in fees, future pmts must be made in money orders for 1 year; trying to be a good customer, treated like one trying to pull a scam; company rep was determined not to provide customer satisfaction

This is the worst company I have ever dealt with. I was told I was approved, gave notice to my landlord, even given a closing date, now I am homeless. I spent money to pay off debts that were supposed to seal the deal and they still want more. I am getting an attorney involved. I should not be homeless with a fiance that suffered a stoke. Please go somewhere else!!!

I have had a loan with TB&W for the last five years, the only comlpaint I have is their customer service. Usually when I have to call for one reason or another, I have to sit on hold for at least 40 minutes!!! Then I get to speak to someone ho only passes me along to someone else and then even that person is unaware of how to answer my questions. I really believe that they are given a card to read from so as nt to give you any information at all! TERRIBLE CUSTOMER SERVICE...

Applies for a loan, they have asked for the same paperwork 3 times! The have lost documents. although they deny it, I've asked why they need bank statements refaxed after 2 previous times, in which they acknowledge recipet, buta little more than 2 weeks later need the refaxed. Out of control, we are applying with another lender thats a bit more organized.

Refinanced and unfortunately got this company bought the mortgage. Gave me a late fee for the 1st payment arriving one day late due to online banking. Would not budge on the fee. Sent letter and still would not give a courtesy one time forgiveness. No customer service.

Trying to get approved for a loan through this company has been a nightmare. There online tool went down and our applications was never received. My finance applied on his own and was "pre-approved" they then told us he should have never been pre-approved and made us apply again together. Now, they have come back saying we make too much money for the loan and they are now processing the application under just my income. It has been constant back and forth with them asking for redundant things like written verification of the verbal verification of my employment when they have already received a written verification in the first place. I highly suggest that anyone looking for a mortgage GO SOMEWHERE ELSE!!!!

For the past 3 months every time I call the phone system hangs up on me saying there is a technical problem and I can't get through to anyone. I have to call and select "business partner" instead of "Consumer" to get through. I have complained numerous times and still the same problem for over 3 months.

This mortgage company is ridiculous to deal with. Unfortunately my mortgage was sold to them for handling. I called because I was having problems logging in to their website to make a payment, I was pressured into making a payment by phone - after giving them all of the information that they pressed me for I hung up and thought nothing else about my mortgage payment. Two weeks later I got a letter in the mail saying that my mortgage payment was late, that I owed an NSF fee, a phone payment fee, and a late fee. When I called to see what in the world was going on I was told that I gave them the wrong account number. They would not tell me what number I had given them nor would they let me hear the recording - in other words it was their word against mine. I quickly sent in a check by mail with all fees they demanded, the late payment, and excess to go towards the principal. Four months later I was still getting letters saying that I owed an unpaid Late Fee. I called five times - and no one could fix the problem. In a nutshell - this company is a scam! I hate the fact that they have my mortgage and I will NEVER do business with them in the future - I suggest everyone else stay away.

New mortgage loan, erroneously made 2 additional online pmts. canceled pmts and contacted Taylor, Bean & Whitaker. They insisted I pay the $30 return fee even though I gave a heads up. This was a new loan, first time payment. Felt their customer satisfaction approach was much to be desired.

I was taken by TBW back in 2007. I noticed my payments were a bit high. Tried finding out why but of course, horrible service. Became behind but they would not work with me. I was able to make payments but they wouldn't take it until the past due was paid. They quickly forclosed on my home, they collected loss from USDA, turned around and sold the home and then went bankrupt. The loan was insured by USDA so I got shafted into paying the USDA for the loss. I've been paying for a house I don't own and have been for awhile. I serve my community, have six kids and an awesome wife buy cant afford to put a decent home over their head thanks to TBW.
