My situation with SunTrust began in Sept. 2008 when my husband got laid off of work. At that time I contacted them and asked for any type of assistance that they could give me in paying my mortgage, but there response was “Nothing we can do for you unless you are 90+days behind.” There was nothing they could do. We were able to pay our bill on time until January of 2009, when we started to fall behind again. I made another call, same story. When Obama passed his plan this year, I immediately started the loan modification process. That began in April, after five months, countless phone calls and hours on the phone; I finally got my loan modification package in the mail in September. Hoping for a miracle, a major disappointment appeared before my eyes when I opened the package, the mortgage had only decreased $11.00. How could that be, considering we had such a dramatic decrease in our income. According to SunTrust, they only take our income into consideration, not our debt. But, they told us to send back the paperwork unsigned and they would look for another workout option. So, here we go again! As of today, we are 90+ days behind on our mortgage payment, as SunTrust once told us to do. When I called and asked help I am now told they can’t help me because I am 90+ days behind. When asked about their previous statement of “having to be” 90 days late to receive help, they said that things are different now. How convenient for them! We received our letter of default but are told they won’t proceed with the actual sale of our house because we are in the loan modification process, but I am sure that’s a lie too. I am very interested in talking with others about hearing what your situation might be. I am also looking for any advice that someone might want to give. I am going to fight this all the way thru, to the point where SunTrust will WANT TO GIVE ME BACK MY HOME!! You can reach me littlebittnc@yahoo.com

I lost my job earlier this year. Am now running out of funds but I do have income. Started calling SunTrust in early July without success. They either never answer or the person you talk to acts like they can't even understand what you're talking about. Sent them emails through their site. 6 weeks after emailing, they sent response saying they can't give any information by email, I must call. What a joke. Early August, sent certified letter asking for help, no response. End of August, filled out the online help form at the hopenow.com website. Almost middle of September now.

I called and called no one returns my call, I leave long messages willing to come to an agreement, but no luck. They said that I qualified for several programs that could help me and that they would send me information and nothing was sent to me... Very poor customer service.

Lost my Income and was told I had to fall behind before I could be offered any assistance. At the end of the forebarenace I started making my regular payments as agreed. They told me that I needed to pay the entire past due amount. I figured the woman was mistaken and unaware of the agreement previously made. I was then told I had to apply for a second forebarence in order for them to add the past due to the end of the loan. Three months later, I got two checks returning three months of mortgage. ????? WTF

slow, advised not to pay mortgage to facilitate modification...then denied Help for Homeowners because we made 2.4% more than gov't program dictated. Offered price that was still too high when they could have gone a little lower I think.

Have been working on a modification since March of 2009. They have been extremely uncooperative and have been unwilling to help us. Their representatives have been rude and do not seem to know their policies. We were told that there was a new policy, which would disallow them to work with us that went into effect the day that we called. Very convenient for them. Our experience with them has been awful and they are very slow in their response. We hired a local state agency to assist us with the modification and they cannot get them to respond to their requests. We are so willing to work something out and stay in our home, but unfortunately, they do not seem to want to work with any of their clients.

Suntrust is an awful company to deal with. My parents currently deal with them and they have been trying to refi or modifi. Suntrust told them you have to fall behind in payments and then we will discuss this issue and work with you. So they fell two months behind and decided to send in their mortgage payment because they want to keep the house and sure enough suntrust did not except the payment and now they are 93+ days behind and in foreclosure. When they feel behind (like suntrust said to do) suntrust said we cant help you, you need to be paid in full on time. No one will help my parents and I can not seem to find a good thing about Suntrust anywhere. Sounds to me they say one thing and do another. We want names and phone numbers of people who have had problems with suntrust and are willing to take it to legal matters. This company is unfair and should not be able to take peoples homes away for doing what they say. Please contact me xbritttx@aol.com

Suntrust Mortgage is the WORST bank to have your mortgage with. I applied for a loan modification after I lost my part time job and had less income and they refused to work out anything for me. They gave me the runaround and finally told me that I had to be three months behind because they were following FHA guidelines. In the mean time FHA said that the information was true (that i had to be three months behind) but it is still up to my lender to work with me if they want to(Suntrust chose not to work with me). Some of the representatives were rude and even told me I should not have gotton the house to begin with since I cannot afford it. Also, I attended a seminar on Helping Homeowners where lots of representatives from different banks were ther except Suntrust Mortgage. All the Suntrust Mortgage customers had to go to regular non profit counselors that were there. As soon as you miss a payment they do everything possible to tack on fees even though you give a date with a promise to pay. Very sad!!!!!!!

They stated I need to be 90 days behind to even apply and qualify for any Assistance, then after getting behind 90 days, they said because I have a VA loan, I don't qualify and the guidelines are restricted, so I am loosing my home...A scam!

In 2006 I purchased a single family home putting 20% down. In 2007 I changed careers and was looking to lower my interest rate, after shopping around I found a mortgage broker who offered a rate of 5.5% after a few weeks they told me I would have to go on a NIV ( no income verification )program due to my income being shown on my tax returns. I was told Sun Trust Mortgage would do the refinance but at a rate of 6.25% after I was put through the ringer by the mortgage broker, appraisal fee, title work and their fees I went to closing and the rate was 7%! unbelievable, I was told Suntrust Mortgage would only do the loan but at a higher rate! Sub prime loan I was told by the mortgage broker. I never received a good faith estimate. Predatory Lending at its best. Well I paid my mortgage on a timely fashion for this was what I entered into, never late on any payments with a FICO score of 755,735 and 722. In September of 2008 I lost my job and could not collect unemployment due to my 1099 income. I contacted Suntrust Mortgage to tell them my situation and they said they could not help me due to the fact I was unemployed and not behind on my mortgage! Because of house value I can not refinance or sell my home. I checked with realtors and companies stating they could help me short sale my home. Presently out of work,and not getting any help from Suntrust mortgage. I have called everyone at Sun Trust, loan retention department,modifications out. They presently told me my home is scheduled for auction in August! I need help if anyone knows how please let me know!

Suntrust holds our 2nd mortgage, we tried to refinance the first and save about $300/month but because they will not subordinate then we are SOA. My husband is a laid off aircraft worker, I guess they can take my bailout money but are unwilling to help us. They are horrible and I say let's bring on the class action lawsuit!

My husband and I bought our house in december 2006 we were so happy and we thought we had a good deal with the house reduced 2 years later after dealing so many times with suntrust mortgage we are ready to go in to foreclosure. we called suntrust mortgage every day so they could help us do a modification we were not behind with our payments yet they told us that we had to have missed payments and fall behind so they could help, we saw no other way out since my husband worked two jobs and he lost one of them we did that after that we would call them everyday spoke to a million different people faxed all our paperwork twice said they never received when they finally said we might qualify for a modification they said we made too much money and would not qualify something that I still don't understand well we love our house but this is just ridiculous. Suntrust mortgage never helped us we then decided to do a short sale our realtor sent them all our paperwork and suntrust said everything was fine a year later we went into foreclosure and they said they didn't have any paperwork from us I still cannot believe they did this, well they will be loosing more because we wanted to stay in our home and be current in our payments but they just would not cooperate with us.

My husband and I both lost our jobs and our four month old baby had to have open heart surgery leaving us financially devastated. I called suntrust and they asked for lots of financial info. I faxed it and asked for confirmation that they received it and was told they were not allowed to send confirmation. I asked if they had received our payment and was told no because they were behind on opening mail! What the he'll?! Do these people sit around all day and think up ways to ruin peoples lives? The sad thing is... That yeah they'll find a way to take you're home no matter how cooperative you are and there's nothing you can do about it. You can call everyone in the world to help but the fact is that even help costs money and they know your financially strapped. The question is.. Who is going to hold them accountable for not doing what they were told to do with the bailout money?

SUN TRUST WILL NOT ALLOW US TO REFINANCE OUR FIRST ( THEY HOLD OUR SECOND ) AND WILL NOT SUBORDINATE. WE HAVE AN ALMOST 2% LOCKED LOWER INTEREST RATE ON OUR NEW REFI - AND WE CAN'T DO IT BECAUSE SUNTRUST WON'T ALLOW IT UNLESS WE GO THROUGH THEM. WHAT A CROCK OF CACA!! I AM SO ANGRY!!!

You're more likely to get STRUCK BY LIGHTNING while WINNING THE LOTTERY than getting a return call from Suntrust. Been on hold for HOURS and can't get through. Been trying to get an answer on load mod for 8 months - nothing. Now foreclosure. Our "ADJUSTER" has had a full mailbox unable to take a message for three months.

My husband lost his job in January. We decided to refinace our home to help with cost of living expenses, medical expenses. I found loan officer quick to take application and apprasel fee but not so quick to return phone calls or answer any questions as to why it is taking so long to get any information regrding our application. It has been at the underwriter's for 2 months and now when I call and leave messages or email loan officer I get no returns. It is very disappointing. It seems with the economy the way it is and people struggling to make payments THEY WOULD TRY TO HELP MEET THE NEEDS OF THEIR CUSTOMERS.

We closed on our house last year and are currently trying to refinance our home. We called SunTrust first, but did not receive a call back. We went with another lender and got a great deal. But now SunTrust is refusing to subordinate our second loan. I was told that in Novemer of 08 they changed thier policy to no longer allow a 2nd mortgage to be subordinated if the 1st loan is refianced with another lender. Translation: We are being held hostage by SunTrust. Other lenders will not refinance your loan unless they can be in first position. But SunTrust is refusing to allow thier loans to be subordinated to other lender. So, they won't call you back to refinance with them so they don't have to lower your rate and you can't go with anyone else because they won't subordinate so your stuck. My husband and I are seriously considering taking this to court. They are willfully prohibiting their customers from going elsewhere to get better rates. And since they know you can't go anywhere else, they have no motivation to help you lower your rate with them. And even if they were willing to lower the rate, you still have to pay them closing costs. So either way, they're getting your money its just a matter how they get it (interest or closing costs). Our next steps will be to contact or congressman, the media and a lawyer. This is the type of policy that causes class action lawsuits.

This is a copy of the letter I sent to the President and CEO of SunTrust Mortgage. Back in May of 2008 I was injured on the job. I was on an approved Short Term Disability when my supervisor demanded to return to work regardless of illness. Upon failing to do so I was wrongfully terminated. With the help of my doctors, we filed the claim to the state and were awarded disability, at the cost of my employer. In December of 2008, we had exhausted every avenue of money. We fell behind on our mortgage account with SunTrust Mortgage. We love our home. We want to raise our family here. I requested several times to help us modify our loan. I was told by your company “We do not make enough money to stay in our home.” Even though my husband’s income is over 100,000 per year. Upon winning my case, I began to receive my disability checks. Being on disability is less than 50% of what my income was while I was working. I again requested a loan modification. I was told in order to stop foreclosure we must pay the attorney fees. We therefore immediately sent the $3,000 you requested for payment of attorney fees. The first option your company tried was a repayment plan. Seeing as our over all income has dropped by 30-40%. We could not afford a repayment plan. I requested a loan modification in hopes of SunTrust Mortgage understanding our unique situation. I am still disabled, we have an infant and we are still under a financial hardship. I have called your company everyday since being told we do qualify for a loan modification. I have spoken with Eric, Ms. Johnson, Shawna, and everyone else in that department multiple times to find out the status of the loan modification. We finally heard back last week in respect to the loan modification. To my surprise, our payments did NOT go down. In fact they have INCREASED! I was expecting a drop in loan payments, considering the drop in interest rates. Robin (Loan Modification Specialist) told us "Well You guys can afford it!!!!” Robin informed me our interest rate will be 7%. I asked why our interest rate can not be reduce she said "It's clear you can afford the higher payment." Is this not a repayment plan? I pleaded with Robin to reduce the interest rate to 5%. The difference in payment is over 1,000/month. I expressed our current income and situation, this still leaves us living paycheck to paycheck. In the event something were to happen to either of our incomes Robin’s responded by stating "Well then we will have to start the process all over again." Pardon the sarcasm.... But the first time we went though this YOU WOULD NOT HELP US.!!! Meanwhile, upon requesting a loan modification with our second mortgage lender Specialized Loan Servicing, LLC, they immediately reduced the interest rate to 5 % within a matter of two weeks dropping our payment in half. The highest praise I have of them. Your company on the other hand, has received more than 4.8 BILLION in bail out money. The whole point in our request for a loan modification with Suntrust Mortgage was to work together in a payment plan allowing us to stay in our home. Instead it has resulted with an increase to our monthly finances at a time when our payments truly need to be reduced. Given the current rates is approximately 4 - 5% a loan modification process resulting in a 7% interest rate really seems to be taking advantage of our situation. Is this how you help your customers? By denying them the lowest rate possible? Is this doing what is best for your client instead of your profit? Is this what President Obama had in mind when he gave you money? Honestly, my husband is working as hard as he can. We want to keep our home. We want to raise our family here. However, we can not believe you and your company are willing to keep us under a financial hardship for the sake of your profits! … And this is your answer of help? “You can afford it!”

It seems to me like they can have an agent that could dedicate time to my case and they keep asking the same question over and over again and saying we'll call you back and see what we can do and it has been three months without an answer. Can they keep record of everything instead of sending annoying letters over and over again...???

Sun Trust Mortgage has not completed the modification in a timely manner. We should have had our loan modified no later than a month after completion. It took Sun Trust a month to order the final inspection. The person they sent out for the final inspection could have re-certified his original appraisal, but they waited six months and ordered an appraisal from another company. It took us several attempts to find out what paper work was needed to modify our loan, even then two months later they emailed requesting more information. Then finally after seven months of waiting on them to modify our construction loan they stated they were ready to get us into a mortgage. However when I inquired about the interest rate, they would not let us use our float down option to get a lower rate since according to their appraisal we were at 99% loan to value. At that point we attempted to refinance, but the would not accept our outside appraisal without a log home comparison even though their appraisal did not have a log home comp. We would not have had any issued with appraisals or modifying our loan had Sun Trust not taken over seven months to complete the process.

WE ARE CURRENT ON OUR MORTGAGE PAYMENTS, BUT OWE 200% MORE THAN THE CONDO IS WORTH. SUNTRUST WANTS TO "MODIFY" MORTGAGE ONLY. WE HAVE TALKED TO BK AND RE ATTORNEYS WHO CAN NOT HELP US. THEY SAY WE CAN EITHER STOP MAKING PAYMENTS, FILE BK, OR DO A SHORT SALE....RIGHT, OUR PLACE IS SECURITIZED AND OWNED BY A GOVT ENTITY. DO YOU THINK THEY WILL ALLOW US TO SHORT SALE? NOPE! THE FEW TIMES WE HAVE CALLED SUNTRUST THEY ARE RUDE ADN VERY UNHELPFUL. I HAVE HAD SEVERAL SURGERIES AND HEALTH PROBLEMS...OUR CARS ARE OLD AND HIGH MILEAGE...WE HAVENT HAD ANY EXTRA $ TO ACTUALLY ENJOY OUR LIVES, AS WE MAKE ALL OUR PAYMENTS TO MORTGAGE COMPANY, TAX COLLECTOR, AND HOA...WE WERE IN A REALLY CRAPPY LOAN UNTIL WE COULD REFI INTO A FIXED LOAN W/SUNTRUST. NOW REAL ESTATE ATTORNEY IS SAYING WE COULD HAVE HAD A CASE IF WE HAD STAYED IN THE CRAPPY LOAN.. NICE HUH? WE HAVE PAID $100K OVER THE LAST 4 YEARS, HAVE NO EQUITY, NO LIFE, AND FAILING HEALTH...NICE AMERICAN DREAM... WHERE IS MY BAIL OUT $$ THAT THE PRESIDENT IS OFFERING?? PROBABLY UP THE INVESTORS AT SUNTRUSTS REAR END...NICE!

This company is a joke!! My husband and I have been trying to re-fi since December of 08 and have yet to even get a real person on the phone!!! They screwed up our closing by holding onto our paperwork and refusing to subordinate out for a new 1st. They do not call U back, I have personally sat on hold for 3 hours at a time!! They suck and I can't stand them!!! I hope that my new broker can finally get me out of doing buissness with Suntrust. He says they are a 2nd class lender with no money and will go under. If you are thinking of doing buissness with this firm DO NOT!!!! They are awful and incompetent!!

SunTrust is horrible. There is no one that can help you. It has been impossible to speak to someone regarding refinancing or loss mitigation. How do they expect people to work to pay their mortgages when people have to wait 3-4 hours a day to try to get someone at Suntrust on the phone?

They are unwilling to work out a plan to help me catch up my payments and keep my house. In the last two years I have gone through a divorce and bankrupcy. I have 2 boys (11 and 12). I am luck I have a full time job but I only bring home 469.00 a week and child support is 800.00. He usually is good about paying it but he had back surgery at the end of last year and could not pay me the full amount. This is one of the reasons I fell behind. I contacted Suntrust as soon as I realized I could not make the two payments I was behind. I told me to call back well that went on until March 19th,2009 when I recieved the lawyers notice.

ARE BROKER HERE IN OKC TERRY COWGER AND RAISED MY HUSBANDS INCOME IN ORDER FOR HIM TO BE APPROVED THEN SHE SOLD THE LOAN BEFORE WE WENT TO CLOSING TO SUNTRUST SO NOW THE BURDEN IS ON SUNTRUST AND ALSO HER HUSBAND WAS OUR REALTOR THAT SOLD US THE HOUSE SO THEY WORK AS A TEAM DEAL. IT'S MORE THAN THE INCOME.SO WHAT HSE DID I FEEL IS WRONG AND IS A CRIME BUT SUNTRUST KNOWS THIS BUT IS NOT DOING ANYTHING.AND ALSO THEY PUT US A PYMT.PLAN WHEN WE GOT BEHIND BEFORE THAT REALLY WAS'NT HELP BECAUSE THAT JUST COST US MORE MONEY LATER ON SO THAT DID'NT WORK SO NOW THEY ARE TRYIN TO HELP US ON MODIFYING THE LOAN HOPEFULLY THAT HELPS.

I have to speak to a different person every time I call as they have yet to appoint me a negotiator. It also seems I need to default to get them to even listen...

Suntrust has advised us to finish our house at all cost, no matter what financial blow we may take. They fail to realize that the one to blame is our builder, not us. We are not willing to use our personal money to finish a very expensive house. Like every institution, they want their money too. I dealt with Suntrust during a nasty divorce. They have refused to speak with me regarding my account, won't cooperate in payoff of the loan, left my other PAID loan in an active unpaid status because THEY didn't pay off their own loan correctly. THEY ARE A NIGHTMARE. They also keep giving me paperwork with all DIFFERENT loan numbers! Then they tell me they have no record of my mortgage!!

Sun Trust has been courteous and cooperative when I acquired my mortgage and have been so until March 3rd, when they began harassing me with phone calls to refinance my mortgage. I have called them and written to them on two occasions,but they don't seem to get the message that I no longer want to live in the condo that I owned due to health reasons.

SUNTRUST DOES NOT CARE! THEY ONLY WANT TO GET YOUR HOUSE. WHY IS IT THEY NEVER RECEIVE PAYMENTS ON TIME EVEN THOUGHT THE PAYMENT WAS SENT. They gave me three months forberance which helped but I need a more long term plan and they don't seem to be able to offer me one. The bad thing about the forberance is that they still count those months against me so instead of being one month behind, I am four months behind. My husband lost his job and we have had a fmaily crisis which he is away taking care of. I could afford half the payment but they seem unwilling to help in that regard. We have been faithful ontime payers with this bank for years and even paid two mortgages at the smae time when our current house was being built and we had not sold the first house yet.

When I started having trouble meeting my payments, the loan company tried to help by increasing our payments from $530.00 a month to $860.00. When we tried to make a payment, they sent it back to us with no explination. A forclosure notice came one week later. Now we don't know what to do, or what is going to happen to our family.

Very slow...their customer service reps don't return your phone calls...by the time you do its to late your already in foreclosure. They wont let you get caught up...and their loss mitigation process takes a very long time.

I've rated their service as poor because the phone representatives are not decision-makers. They cannot broker a deal that will get the company's money and bring me back into current status. It's as if they are reading from a script and regardless of your offer, they return to the script, giving you the same mantra over and over. It's truly unfortunate that Suntrust gives these people so little authority. I'm certain that MANY foreclosures would be avoided if the customer service reps could actually make a decision.

I have the same story as nearly everyone else on here. Suntrust refused to do a loan modification until I went into foreclosure...in fact ADVISED me to do that. Then only lowered my payment $90 a month after tacking on thousands in "late fees". Now they refuse to work with me claiming my income is "too low" when my income is actually higher than it was when they did the original loan mod. They took all this bailout money, but are not using it to help anyone! I'm not asking for a handout, just a simple loan modification. These people are criminals and if someone knows how to start a class action lawsuit... I'll be the first to sign up. They need to be held accountable or give back the money they took.
