They are a company that was not willing to help no matter what the circumstances is. Only because President Obama has the HAMP their program has people who are kind. When it comes down to lower the payments so the People can catch up and be consistent in their payments they still tries to raise the payment even if they see the people is struggling to pay the high mortgage or interest rate before it rises again. If you not getting the payment why raise it even more. Well, they want you to get deeper and deeper in late payments and miss payments so you are stuck and lose your home or stay in debt for life

While attempting to work with Saxon Mortgage they gave myself and my husband the run around. We became two months behind and they mailed us the payment back saying that they were not willing go to accept the payment. After that we fell further and further behind and tried to do the loan modification program but they never responded to us, they only kept saying that we needed to send in other documents. At the end of the day, we ended up filing bankruptcy to keep our home but we are still dealing with Saxon and it is the worst company ever. I hope that anyone who sees Saxon as their mortgage holder will attempt to gain another loan from somewhere else. If not, please do not fall on hard times in this economic recession!!!!!!

I trusted them to provide me with accurate information and to communicate with appropriate departments within there company. They will not let me speak to a manager or supervisor. I can't get any information or reasoning behind the denial. I continue to get different information on different days from different customer service specialist. They said I could call their Home Preservation Department who was negotiating my modification and then was told that Collections handle all the communication for the Home Preservation Department. I am so distressed and confused.

I just started my saga. I didn't pay much attention to my problems logging on their web site to access my account until just this month. Before even when I couldn't see my account I could make a payment so I would. But when the payments started increasing I had to persist with accessing my online account. In the in it took two help desk phone calls and 5 password request and 2 pin request to access my account to learn they plan to increase my rate two more time this year. This is a horrible company. I hate this company. Oh and when I called the help online help the telephone prompts does not list password reset help. Because I work in the field and just said HELP after the last prompt. I gave them my pin and password to access my account on their computers and they could not get in either. Said they were going ton call me back with a solution of course they never did. I just kept requesting passwords until one worked. This is sick!

Like everyone else, nothing good to say about this company. Attempting to get a short sale in a timely manner has been a headache. A day-and-a-half until closing and no short sale offer.

Saxon Sucks... the experience is the same, and like most, have the documentation to show it. Gave up on keeping the home and working with Saxon, its not worth the headache. Contacted Short Sale Service rather than another realtor to sell the home, will repost if successful with Saxon and if others want to/need to do the same. Our story sounds almost identical to the first person's nightmare. Our call logs, info and numbers dates are almost identical. It looks like we had almost all the same people and dealt with wrong numbers and just unfair issues. We are about to get a lawyer involved because we cant pay $2,000.00 per month for much longer. We have been paying them this since Jan 09 because they can't get the modification or the obama plan in place because they say there is no real direction. WHAT???? Someone please please sue the pants off this company. So many of us have been treated poorly and keep pouring money in to save our homes..which is how they keep you on a tight leash. email me glassslippergirl09@yahoo.com we need to fight together.

I would like to be involved in a Class Action Lawsuit against these idiots. I have gone thru hell and back with them. I would suggest emailing your bad experience with Saxon to the media, or anywhere you can. I did. I have added my horrible on-going experience with them to this post.

I am writing to you about a company that is screwing over its customers. They are in violation of TILA laws, Fair Debt Protection Act, Unfair business practice, wrongful foreclosure, negligance, HUD and RESPA laws, not documenting payments, undisclosed fees, excessive fees charged, etc. There are many complaints against this company and something needs to be done. I am writing to everyone that I can think of so that they can be investigated. They are taking advantage of the hard working, American people and it is wrong. 1/13/09 – Called Saxon, spoke with Christina. She told me that the docs were requested again on 1-12-09 and will be overnighted via fed x. I should be receiving them this week. Down payment is still $1,050.44 with new mortgage payment being $750.81. First payment will be due Feb. 1st or March 1st. I advised them I will call back on Friday if I have not received the docs.

2/13/09- Jeff Aldridge called me back: He advised me that is was ok to send in the money on the 17th of Feb. via mail. I used FedEx overnight priority and they received the money on Feb. 19th, per the fed records. He advised me tha t he would make notes to that affect in my records.
0A2/23/09- Called Saxon and left message for Kelly to call me back and advise as to what was going on now since they have my docs back and the money.
2/24/09- Called and left messages for Jeff Aldridge and Kelly. No response.
2/25/09- Called and left message for Kelly. No response.
3/2/09- Emailed Saxon to get information on docs.
3/11/09- Electronic payment of $300.00.
3/19/09 - Emailed Trustee to make sure foreclosure/sale has been stopped.
3/20/09- Received email back from Trustee that foreclosure was stopped.
3/24/09- I still have not received any documentation from Saxon that this has been completed.
3/38/09-Received an email from the Attorney General that advised me they have summoned the paperwork from Saxo n and they must send it to me before 4/4/09 or they will be charged with fines and violations of the Consumer Loan Act.
4/4/09- Didn’t receive paperwork from Saxon. Advised Attorney General as instructed.
4/6/09- Electronic payment of 300.00.
6/9/09- Called Saxon and spoke with a guy about resetting my password and pin so I can access their site and login. He told me that he would email me a new pin and password. I received the emails that day which was great. But I received 3 emails, one password and 2 different PIN numbers . None oft them worked. I emailed them to get a new password and PIN and no one ever replied=2 0after a week. He also told me the true fees for my previous remodification. They were 806.00. I was charged 1,078.90 in which they have added to my loan saying that I didn=E 2t pay it. I had sent a certified check in that amount for the deposit in order for the remod to complete. He told me that they did not have record of my payment on 3/11/09 of 300.00. I showed that it was taken out of my bank account on 3/13. I got the proof of payment from the bank and sent it to them.
6/9/09-I called a different dept to see if I qualified for the Obama house remod plan. I spoke with Christy who helped me and advised that I did qualify. She was wonderful. She sent out the paperwork and I got it within a few days.
6/13/09-Filed complaint with Washington State AG.
6/19/09- Still no word about the 300.00 payment that I made=2 0or have I received a new PIN and password. I called Saxon and spoke with Brittni. She was going to get the pin/password issue=2 0taken care of. She also is going to issue a investigation of the fees I was charged and where that payment went. She checked on the 300.00 payment info and sees that they received the proof of payment. It says that they will contact be back with an answer by 6/29/09.
6/24/09- I called Saxon at 1-888-733-4463 to find out if I would qualify for the 2% fixed interest Obama plan. I spoke with Matt, explained my entire story and he told me that I dont qualify. He said that I may be able to qualify for an "escrow spread" and told me that he would need to connect me to20that dept. I was on hold for some time and a lady ca me on. I explained my story to her and she told me that she couldnt help me that I needed to be tran sferred to yet another dept. She said that she handled the insurance part and I needed to speak to the escrow dept. By this time I had been on my cell phone for almost an hour. I told her that I didnt want to be connected to another dept and I hung up.
6/24/09- Rachel calling from Saxon wanting to assist with unlocking my account on line. She emailed me to reset password and new PIN.
6/24-09 I called Saxon about the $300.00 payment that they say that they didnt get.( 1-800-950-7318, ref # 2200).

6/27/09- Ashley called and left msg on my cell phone to return her call .
6/24/09- Returned Ashleys call, no answer, left msg.
6/29/09- Called Ashley twice. Left msg for return call. 9;14am and 9:17 am
6/30/09- Left msg on Ashley Hayes's machine.
7/1/09- Call Ashley, left msg on machine.
7/1/09- Emailed the Whitehouse.
7/1/09- Emailed Saxon customer service about issue.
7/2/09- Called Ashley twice and left msgs. 7:32am and 9:24am.
7/2/09- Called Saxon and spoke with TJ. Explained my entire story to her. She gave me an extension on my payment. It is now due 7/28. She advised me to fax my fee disputes to their fax machine and gave me the numbers. One of the fees that I am disputing is the 17 property inspection fees that they charged me in less than 1 yr . The other is they didn’t document one of my payment s in March. I sent proof of payment and to this date, they still haven’t returned the money.
7/3/09 - Filed complaint against Saxon with the FTC. (How to right a wrong)
7/8/09- Faxed dispute paperwork to Saxon.
7/14/09- Emailed Saxon about payment issues.
7/11/09- Filed complaint with www.fightback.com
7/16/2009- Spoke with Alex. I called Saxon to check up on the fax that I sent to them over a week ago disputing charges. He verified all my info and I asked about it. He asked me where my payment on the remod was. I advised him that I had spoken to TJ on 7/2/09 who got approval from a supv to extend my payment to 7/28. He then tells me that there20are no notes to reflect that. He then asked again when I would send my payment. I advised him that they would receive it by 7/28 per the arrangements that I had made with TJ. He then rudely asked my why I was in default to begin with. I told him that it was none of his business and I didn’t need to tell him. I then started asking about the fax that I had sent (which was why I called in the first place). He told me that it takes 30 days to investigate that. I told him that they already had way more than 30 days since I had sent the proof of payment in early June. They were the ones that screwed it up. I again requested that all notes from agents, etc and all correspondance to m e to be sent to me. He didn’t even respond to that.&nb sp; When he asked why I was disputing the charges, I told him that they are charging me 17 times for property inspections,=2 0etc. He was so uncaring and had long pauses. He didn’t know what he was doing nor did he have much knowledge of his job. His customer service skills were horrible. This is what I have dealt with for almost a year now. He couldn’t give me any information in regards to my call which was a waste of my cell phone minutes and time…..again. I then told him that I was going to sue their company and hung up on him. Even thou I told him how angry I was, he didn’t care nor did he apologize for all of the problems that I have been having with their company.
7-20-09 Saxon called me and left messages at 1:50p, 4:41p and 6:32p. I returned their calls and left message @ 4:45p, 9:08p and 9:09p.

7/23/09- Received advertisement from Saxon in regards to HOME NOW project.
7/22/09, 6:27pm- Saxon calling (Valora in Fort Worth, TX) and wanting to know why I didnt make the payment on 7/1 for the remodification as Iwas supposed to. Asked if I got paperwork. I advised for the 2nd time that TJ (118964) whom I spoke to on July 2, got approval from her team lead for an extension until=2 07/28. I also told her about the $300.00 payment that I made in M arch that was not applied or documented. She put me on20hold for a very long time to check on the extension. Again, I a m on my cell phone. She came back after about 14 mins. States that 7/28 is ok for payment. Advised me that she would let me speak to a supervisor. I am again on hold (6:48p-6:58) I hung up. This call lasted for 32 mins. I waited for the supervisor to call me back and they never did.
7/22/09- Sent request to Chase bank for proof of payment to Saxon on 4.6.09.
7/28/09-emailed Saxon about fee disute. (onne fee dispute is the 17 property inspection fees I was charged for in less than a year, 7 of which were on 3/9/09)
7/28/09- emailed Saxon a bout Payment issues.
7/30/09-Received letter from Saxon stating that they dont take partial payments and used it towards fees on the account. The payment still doesnt show, even on the paperwork that they sent. If they didnt take partial payments, why werent the payments refused and I could of send in one full payment??
8/1/09- Sent complaint (third one) to Texas Attorney General.
8/1/09- Filed complaint with Washington State AG.
8/1/09- Emailed complaint to kevin.rodman@morganstanley.com. Kevin Rodman is the Director, President, and CEO of Saxon Mortgage Services Inc.
8/6/2009- Spoke with Miguel who I told my entire story to again. I advised that I am going to sue thier company. They still do not show the $300.00 payment I made in M arch. He is going to get a supervisor for me. He came back online and told ne that the notes dont state that letters were sent out to me. I have both of them in my hand. I demanded to speak to a supervisor. I was on hold again and he came back and told me something else. He would not let me speak to a supervisor. I dont think the even exist. He told me that the 300.00 was credited back to my account and refused and that I need to fax my proof of payment to them. I have already faxed it to them 3 times! I advised that this is not in my records. He told me that they have 3 more days to decide what they are going to do with the account after he just told me that it was debited back to my account. I told him that I already got a response from someone named Heather and she made no mention of the $300.00 payment.Which was my question to begin with. I advised that I am not going to pay this payment until they redo my remodification without the foreclosure fees, attorney fees, breach of contract fees, excessive property inspection fees, etc. I swear it is like talking to a brick wall when you call them. They dont care what you have to say at all. They wont answer your direct questions and do circles around them so they dont have to answer them.
8/6/09- I called 1-817-665-7200 and asked for the CEO of Saxon. They transferred me to their admin. I left a message on (Alvery Mathers) message machine as to what I want done and how I have be en treated in great detail and demanded a call back.
8/7/09- No callback from the CEO.

To avoid any misunderstanding, please be advised that Craig Hosay's office has NOT yet filed a class action suit, as indicated in a previous post. The office is still reviewing data to assess the viability of any legal action, but suit has not been filed at this time.

This is the worst company that I have had to deal with in life. If I didn't know any better, they want you to lose your home. the are always charge this outrages fees. You will never finish paying them because they can find a way to say you owe all sorts of fees. My loan was sold with out so much as a word from anyone 1st of all. I also am getting the run around about escrow fees and stuff that doesnt make sense. Please someone reply to my email so that I can have a starting point to find out some solutions to my problem. My mortgage compnay have not done anything to help my situation, regardless of countless calls. I feel as though i am going in circles, from constantly faxing in information and being told it was received, then lost and having to constantly start over.

All that has been posted so far about Saxon is what we have experienced. We are trying the HEMP but am getting a run around which has now caused us to be even more behind. We are $300 away from having the payment they asked for.

I have been dealing with Saxon since August 2008, when I was still current on my loan. My business failed and I contacted them stating I had taken full time work but that it was less cash flow so I needed to modify my loan ( which was a LIBOR RM, slated to adjust up on 11/08) They refused partial payment (the payment which I stated I could make) and since that time I have submitted 6 complete packages to them. Different stories ( lost, wrong department, incomplete, that person is gone, etc, etc). They finally began forclosure after I was 9 months behind. They are doing it under the guise of the Obama Home Affortabiliy plan ( which is supposed to be 31% of you income) In he meantime, they have added 65K to my loan balance while the home has decreaded an additional 15K so I am now underwater over 150K. I was forced to hire a lawyer as it ws clear that I was making NO PROGRESS on my own. They have offered a modified payment that is almost 42% of my income and when questioned about the deviation between the plans outlined parameters and what they have offered, they have essentially said " Too Bad, take it or leave it. We will foreclose then. They took over 400 million in bailout money but are not operating in good faith with regard to terms and requirements of taking those funds. It appears though, that our government is willing to let the banks steal in this way , but did not want to let the homeowners have the funds directly so we could actually pay the mortgages ourselves. Saxon is a criminal organizations. They stalled on me for 10 months so they could add charges to my loan balance. They ignored my honest attempts to work out an reasonable loan modification, and now they they have me over a barrel, they are squeezing me into a payment that is 600-750 a month more than I can really afford. I have a disabled child and they know moving is not really an option. The borrowers, our representatives (local, federal,state) the qwatchdog organizations, the press needs to bring some attention to how Saxon and all these lenders are essentially raping homeowners and the federal goverment is helping them. Saxon is owned by the Hong Kong and Shangi Banking Corp. They have no concern about american homeowners or the health of the americam economy. It is a clear money grab. Class action, criminal charges, Bad PR, run them out of town. The Texas Attorney General is finally researching Saxon for the crimional org they are. Contact them. Make your voice known.

In the spring of 2008 I contacted Saxon Mortgage Co regarding a financial hardship I was going through, based on storm damage to my home not covered by insurance ("act of God" they say). Well I saw 6 weeks behind and was told the best thing to do is contact your mortgage co right away. Well that's the worst thing I could have ever done. Saxon was not sympathetic to my request for a loan modification based on hardship. They've been totally uncooperative and claim thy never received loan modification paperwork I sent them by mail and fax. Without my knowledge, Saxon initiated foreclosure. Now I'm in the fight of my life to save my home, preventing my sons and I from losing our home of 27 years and forcing us into homelessness. I am totally pissed off at Saxon for their disorganization, failure to return phone calls, unprofessional and uncooperative efforts. I am now fighting an eviction/notice to vacate motion they initiated against me in civil court. I've beat them so far, just researching and representing myself, due in part by the new Michigan Law prohibiting "Foreclosure By Advertisement", which is effective 7-5-09. My patience is wearing thin and my stress level in unconscionable. There's got to be someone legit out there to help people like us who were scammed by Saxon. Where in the hell are our rights? My experience with Saxon has never been bad. I just don't get the same story twice. The would say the sale date for my house was on this date. I'd call later and the date had been changed. On my last call the customer service rep said it was too late. There was nothing I could do. Then they started calling me trying to collect on the second mortgage. I asked them to tell me about the first mortgage before we went any further. They could never tell me anything. Finally a fellow called the other day. He said that the house has not sold and that it was still mine. The internet records for my county state the the house is still mine. It'd be nice to work something out so we could stay there. We absolutely love the house.

Saxon mortgage would not allow me to refinance. They told me that they are not doing any refinances. I tried to do a loan modification and I went through the Hope program. They denied me due them loosing the proof of income that I sent them. I called several times and I'm put on hold and then the phone gets disconnected. I have a Libor adjustable rate loan that adjusts every six months. The mortgage company that sold my loan filed bankrupt a month after I closed. They sold my mortgage to Saxon and it has been horrible. I pay my bills on time, but I get this call from their automated response saying they didn't receive the payment. I called the representative and told them that I want them to take my number out of the system and they said that they are debt collectors. I am never late and they still continue to harrass me with those annoying calls. I would not recomment any using this company.

Saxon has been a nightmare since taking over for Novastar. We are not behind, but my payments have doubled, my husband lost his job and my 401K is drained. In addition, the property is worth less tha 1/3 what we paid for it as a new construction in 2006! WTH are we supposed to do now?

Saxon stinks. Do any of you people know that Saxon is not a mortgage comapany at all? It is a debt collection agency. Yes, you got it. That's why they don't give a darn about whether you keep your house or not. They don't even do the modifications. They send it to your true lender. Which they try not to even tell you who that is either. Tell them this ..."Produce the Promissory Note". If they dont have the original note you signed when you bought your home they can't do anything. Chances are they have sold your loan and the orginial paperwork is gone. If they can't "produce the Orginial note" time to get a lawyer. Good luck. So far they have not produced ours and they have been too quiet.

They are the worst! The dishonesty is unreal. I paid additional funds for 4 months leading to a Loan Mod. Paid till Jan 2009. Approved for a new payment, sent deposit, pmt due April 1 2009. Called April 1st 2009 to ensure my records were updated was informed Loan Mod closed. my financial information was outdated and told me not to send payment till resolved since the financial were received in a timely fashion. My payment is now 6 months behind. I have submitted my financial package 4 times since February 2009 and I'm still waiting. I call every week. I've started to make a pmt and 1/2 so maybe the next payment arrangement will be affordable. I'm just lucky I still have a job. Good luck to all out there!!!!

I have been working with Saxon Mortgage on a loan modification since September 2008, but to no avail and after having been approved for a loan modification in February, 2009 and received a letter of the new terms, they are still trying to foreclose on our property. Everytime we call we get the run around form one department to the next. When our loan was with Novastar we had no problems, paid our mortage on time but when our mortgage was sold to Saxon in 2007, it has been all down hill. Or mortgage increased by $400 month. The best part about this whole situation we were on time with our mortgage but had to fall back to qualify for a loan modification told to us by a Saxon agent. We want to keep our house, just cannot afford the $400 increase in this economym

We were behind 1 month with Saxon, they told us they would help us, to send them a financial packet. We sent the packet and called everyday for nearly 3 months to see if they could help. Finally after 4 months they told us they worked out a modification, and they were sending paperwork, we would need to send it back with a downpayment. We were prepared to do that, and just waiting on paperwork. When it wouldn't come, they would tell us to keep waiting, then finally we called one day to see when it was going to be sent, and they told us it had been too long, the paperwork was too old, so they need to start over from the beginning. It's not our fault, we called everyday, for the first 2 months, and then at least once a week after that for the next 3 months. They will never allow us to talk with a manager, and their reps are un-professional and un-helpful.

Sent workout package on January 1, 2009. They say they have received it but no one has called or sent a follow up letter now for 5 months. Why aren't these people taking advantage of the bailout so that we can get workouts? I have been 59 days late for a year because my husband was laid-off. After sending our Loan Mod packet for the third time... we were denied due to insufficient funds but the phone call we received advised us of the reason being a "positive monthly surplus". That was within a matter of a week. They suggested a repayment plan that would have been more 1/2 our monthly net income. ARM with a minimum interest rate of 8.45 / max up to 15. Requested hope for homeowners, refinance anything to help us resolve the issue. Now we are facing foreclosure with more than 9000$ owed to bring us current. We just readjusted down... wow to the minimum of 8.45. I think they are restructuring their mortgage servicing business into a Foreclosure resale business.

I have been dealing with Saxon. My x husband was sentenced away and left me at the time with no job and two kids so I fell behind on payments... but I got a job more than one, very reputable person and now make good money. I have been trying to work with Saxon, they never call back, they refuse to work with you, but say they are, they go out of their way to send letters to deny you the help, but never get you the information that you need to help renegotiate. They sent me a letter that basically stated we can't help you. I found a bank here in town to refinance me and they have tried to get my payoffs now that I am in foreclosure and do you think they are cooperating? Nope. So they don't want to help you, they don't assist you, they don't want to cooperate, they charge you attorneys fees and this is for someone that wants to pay off the debt and found a bank to refinance. We have a 2/28 ARM (which originated in late 2005)that re-adjusted in Sept. 2008 to a payment we couldn't afford. We've tried tirelessly to work something out since August 2008. We are now facing foreclosure, owe $10,000 to bring it current/attn. fees. We applied for loan mods 4 times. The first - Lost, Second - We refused, Third - Conflicting reasons for the denial (insufficient funds/positive surplus - WHAT?!?) Now we're going in for the 4th. Only after trying to set up a repayment plan. Our "Surplus" is only $1674. They suggested a monthly payment of $1566. ARE YOU KIDDING ME. I really wish I could contact another agency and refinance right out of their hands. Absolutely a horrible company to work with. I think they're converting from a mortgage company to a Foreclosure Resale company based on the sheer amount of homes they've taken. My Interest is locked in at minimum of 8.45% and could go as high as 15%. We're stuck in it or let them have it.

This company sucks. Started to apply for modifacation in Dec 26 2008 emailed the paperwork, they say they never received it. Faxed the same packet twice then they say they did not get all the paperwork. Fax the same packet twice, then they deny me because of lack of documentation. It is now April of 2009 and finally they tell me they do not do loan modifications on investment property, even though it was my second home. These people are fine as long as you make the regular payment, but if you have a hardship and want to work with them you are SOL I assure you.

I have been making my payments on time for the past couple of month. I was last in the past but manage to get current. Every time I was late I attempted to contact them and work something out and never got a response. I am not currently late but I have faxed them the loan modification form twice and mailed and its been over a month. I call and they claim they never received it. My interest rate is at 12 percent and it is due to adjust again to what I don't know. I have a good job and just want to keep my home at least until my olderst son gets out of high school which is another three years. But, I don't know right now my goal is to get my debt in order and keep current on my other bills but now your credit score has to be really high now which suck. My loan was sold to saxon two years ago from novastar. I just want a fix rate but reading all of the comments it will never happen with saxon mortage and now I am going to try to see in a couple of month if my local state can help me refinance because I don't think if money from the obama plan will encorage them to help us. They really need to go out of business and the quickest way this will happen is to DEFAULT ON YOUR MORTAGE AND LET THEM TAKE YOUR HOME OR TRY TO GET HELP FROM YOUR LOCAL STATE THROUGH OTHER PROGRAMS AND IF THAT DON'T HELP WALK AWAY. Our mortgage was went New Century and was sold to Saxon and I would not want my worst enemy to deal with with this company. I lost my job and my husband hours were cut. We have an adjustable rate. We decided to go through NACA get get our loan readjusted to a fixed loan. This started 10/20. We called called the worker at Saxon who was assigned to the case and she never returned any of our calls NACA sent emails to Saxon for updates and they never responded to the emails. Then on 2/2/09 NACA and as well as myself rec'd an email needing add'l income information. While NACA was working with us to get updates to respond to the emailwe rec'd a letter from Saxom that was dated 2/2/09 the same date I rec'd the email stating that my request was denied because we didn't have enough income. I called Saxon and was told that it was nothing they could do cause my case had already been closed. They had no intention on waiting to see if we had more income they didn't give NACA time to respond. We called NACA to inform them of this and because Saxon closed the case we have to wait 6 months to reapply with NACA. While all this was going on in December of 2008 my mortgage still adjusted up which it should have not adjusted. Thanks for nothing Saxon companies like you wont last to much longer.

Saxon mortgage is horrible. I am not even an owner with them (Thank God) but my sister is. She had a big medical emergency, now has a heart problem (she is 30something) was a teacher for a POOR district, and now she and her family are losing their home. It is sickening, and saddening. This lender needs it's biggest leaders to be jailed. I can not believe that it is okay to take away a home. I understand with not making payments, as was happening, however, fullfil your promises (they promised a lot) and make arrangements for those that need it. She has documentation about HAVING to be on disability. She went back to work to try to save her home, her doctor was furious. She needed to be home and be on long term disability. She is working on that now because her life is more important than a peice of property. They create a mess for others that are not even directly involved with them. One thing I know is that I will not buy a home that has been foreclosed by them or their "STANLY" name, which includes chase. Sickening, saddening, and the ones that lose are the American people, go figure.

Saxon is the worst company ever. Once you fall one month behind on your mortgage payment with them, they refuse to accept your payments and bring your mortgage current. Saxon refused to make payment arrangements with me. This company really needs to be investigated. I wonder how much of the bail out money they have received to supposedly “help homeowners". I agree, Saxon Mrtg is horrible and inhumane they are unwilling to help regardless of your situation.. I myself have been trying to restructure/modify my high rate and have been unsuccessful, mind you I have never been late in my 14ys .. but since i might be due to debt is higher than income,they rather send you a pre-forclosure packet/shortsale info than assist you .. On our initial repayment plan they had technical problems and misposted our payment on the wrong date. Subsequently, we were thrown out of the repayment plan and they were NOT flexible at all even though they admittedly knew the issue was their error.

I had 3 offers on my house for short sale. Saxon dragged it out and lost all loan officers. Was not able to approve loan mod so this was my only other option according to them. Now I am getting no hits on the house they want to foreclose. Just does not seem fair to me. The loan I was put into was based on my husband income but we are in the middle of a divorce and he is paying nothing since his name is not on the loan, which created a hardship for me. I experience having to talk to several people as well. Each time you to talk to someone you are starting over. I feel like they want you to be foreclosed on.

I've been trying to modify my loan with Saxon since the death of my husband. I've sent 3 times via mail and fax a copy of his death ceritifcate, they still don't have that recorded anywhere. Then 5 months after the death of my husband I lost my job. I am emplye now and currently one month behind on my mortgage payment. February 1st, I am facing an increase due to my adjustable rate. I've keep getting someone different every time I call. It's unbelievable heartache to lose someone you love and now facing the loss of my home. Wow we are in the same boat as so many of you. One thing we did, that may be helpful to some of you is once they filed the forclosure, you get 20-28 days to file a response with the court. Since saxon was telling us the modificaton could take 30 days we filed a motion to extend the response time for 60 days siting that the time table givin to us from saxon to do a loan modification could take 45 days (15 to be assigned and then 30 to be approved or not) If they havent done the modification or give us the run around again, we will file another motion to extend the response to allow time for the loan modificaiton. IT IS YOUR RIGHT TO FIGHT THEM AND KEEP YOUR HOME! We got in the ame situation of fqalling behind a few months because of a major injury after a car accident. When we tried to pay a month or two back to make us not as past due they refused any thing stating they ONLY TAKE BALANCE IN FULL! To me this is to MAKE people further default. It should be against the law for them to deny people trying to catch back up. I wish us ALL luck. I am going through another mortgage company which reqires that Saxon send out a Verification of Mortgage and it's like pulling teeth get them to send out this request. I have been calling them since 10/14/2008. They promise to send it out by fax and I have not gotten one document yet. My next step to contact the regulatory dept for mortgage companies, this is rediculous.

They never worked with us. Due to health problems, we got behind in payments, and the only way to make them up was to pay the back payments plus some. They wouldn't modify it- even filled out their packet (several times) yet it never seemed to go through. Tried to refinance to a lower rate and that wouldn't work. Finally tried to do a short sale, but they rejected every offer and put it up for forclosure. They gave our realtor false information- that another company had purchased our loan and that the sale that we were about to close on wouldn't be finalized- keeping us out of foreclosure. Now they say that we can settle the remaining balance from what is in escrow, but after reading other posts, we aren't sure if there will be any. Our credit is ruined and it will take yrs for us to dig out of this hole.

Since Jan of 08 I have informed Saxon about my health issues, and that I needed help (Hardship or something). I eventually had surgery in Jan and again in Feb 08. I kept calling for help I made payments up until Mar via 401K till it ran out. Now I'm on disability, and I received a letter of Substition of Sale, my house will auctioned off on Nov 10 (one month away). I've continued to ask for help-I just get the run around, now I'm facing my family being thrown out in the street since I'm on disability, and can't met the payments. Thank you Saxon- I hope someone in your company and immediate family goes through what you've put me through with no help in sight.

I've also had problems reaching the "negotiator" for our loan modification. I haven't been able to reach a resolution to our mortgage problem since 12/2008. That's the month I dedided I needed to try something different so that my 3 children would not have lose the only home they have ever known. Being an insurance agent (where I depend on renewal commisions to make a living) I decided that I needed to find a new way to build a "residual" income to supplement my current pay. Thank God that a relative of mine just a month earlier had introduced me to a Network Marketing company where I've was able to start receiving a residual income. This month's check was $850. That's good for me considering I started this year. In 10 short years they've been able to spread out to almost 50 countries and there are approximately half a million members worldwide who have seen the program's potential and are well on their way to fulfilling their dreams. As long as I stay focused on my goals and dreams my checks will continue to grow. Hopefully by the end of next year I'll be able to retire my wife from the company she's been working at for the past 13 years. I don't have to sell any products in order to make money. Our original mortgage was with NovaStar, we were told by NovaStar that Saxon now had the servicing of the mortgage but that they (NS) hadn't sold it, Saxon was an affiliate of theirs. We have been trying to refinance, and cannot, since NS over-appraised the worth of the house, so we now owe twice what it's worth. Saxon will not work with us, so we went to our bank and borrowed the money to pay a lawyer to do a loan modification for us. When I was talking with Saxon, I told them "Do the loan modification, give us a fixed rate, that's all we want. Otherwise, you can take our house and shove it, we WILL walk away if you raise the payments and we can't afford them any longer." They don't seem to care that if they foreclose on our house, they will end up losing the payments we make on time every month, have a house they won't be able to sell for at least a couple of years, and if they do manage to sell it, they will take a huge loss on it. My advice to anyone dealing with Saxon, GET A LAWYER! No matter what it costs, it's worth it to let someone else with a legal background deal with Saxon's crap (we borrowed $3500, which is 3 house payments for us).

Sason would not negotiate at all. I was one payment behind and going through a divorce and asked for a modification...they said not unless the interest rate had adjusted up....I then tried over several months to negotiate without any luck....My home was bought for 4ooK and california market is horrible so we finally had it listed at 250 before we started getting offers in and Saxon said nope, not high enough....I told them that comps in the area were only going for 260K, they said we will accept nothing less than 280K....House foreclosed on 9/17/2008 at 2pm....What's next Sason?

I went through a divorce in March of 07 and was able to maintain the mortgage until Feb 08 when I fell behind....I called mortgage company immediately and they said sorry, unless you interest rate adjusted there was nothing we could do....I got an agent who did not do anything for me, who listed the house on the market in April....I relied on her to show it and she had stated a couple of agents looked at it but never showed it herself ever....Called in August again and was told that it was too close to foreclosure and they woulnd't help.....Got a very low in early Septemeber and was turned down by the mortgage company, no counter-offer, just no....finally 2nd week in September got a resonable offer on September 15th, but was not able to get all the paperwork together until Septemeber 17th, and they stated that they had foreclosed at 2pm and would not stop the proceedings Can you help?

Are there any lawyers that work on a contingency basis reading these posts? Saxon has called me back 3 times by way of a recorded message. I never get the same person, and when I do get to talk to someone, I have to start from the very beginning. We were told the same thing as a lot of other people:They won't work with you until the house goes to foreclosure. I called about dong a loan modification (in January 2008), and faxed the paperwork to them, called every day for 2 weeks. Finally had someone call back. I was told that I did not make enough money. (Who does?). If I made "enough" money, I would not be asking for help. Saxon called us the week of August 20, 2008 to tell us about a Hope Now event in Miami,Fl on 8/23/2008. We explained to Saxon that our foreclosure hearing was 8/25/2008. We were told that there would be a Saxon rep. at the Hope Now event, and that we could speak face to face with someone and work out something. I made sure to have all of the requested papers/loan mod/financial package. The event in Miami was from 10am to 3pm. There was over 300 people in the same or similar situation we were in,and only ONE Saxon rep. We were lucky enough to be able to speak to Veronica Vilavicencio, a Saxon rep. We gave her the papers, and she told us that she would call or email that evening. I got a call last week from her "assistant." They haven't even looked at any papers yet, and our foreclosure sale date is set for 10/23/2008. Our house was appraised at $318,000, but I don't recall seeing anyone appraise it. The fair market value is $161,000. We originally had a loan with Oxford Lending/ The Lending Group, and we were told that if we paid on time for a year, we could refinance and get a lower interest rate. We tried to refinance but were unable. The reason we took the loan in the first place was to improve our credit, and get a lower rate/payment. How do we sue these people. There must be a lawyer out there that can help. Saxon has DEEP pockets, and the more people they stick it to, the deeper their pockets get.

On a very beautifull day I get a collection call from Saxon, saying that they got my payment but it wasnt enough ....... I thought it was a joke at first..My payment went up over 1k a month with no reason, I called and spoke to so many people, and every time I call or they call - they come up with different stories and numbers.. My loan is due to adjust in 2009, so I thought they just made a mistake, well.... it's not adjusted because of my APR - ( as per Saxxon) IT"S A SHORTAGE IN MY ESCROW ACCOUNT. I have made payments since March 2007 knowing that my taxes and insurance is included .. and they are .. according to my closing document. I verified with my Town and Insurance Company, nothing is changed as far as the cost, I have all the paperwork - print outs from the Tax bureau and a copy of my current policy... No one wants to do a refi.. my home lost it's value, no one will appraise my home for what I need. I dont know what to do I call there every day, and get different people and inforamtion, they were supposed to mail me a financial package for a loan mod and still didnt get it, meanwhile my payments are sitting in a suspense account and my late charges are growing ... I feel like I want to cry, I dont want them to lower my payment but just to leave them the way they were... I dont want to loose my house, but I dont know where to turn, nothing makes sense, what shortage ? my taxes didnt change, my home insurance didnt either .. what's going on ???? They bought our loan from another company. Then when we ran into a hard time they refused our payments and sent them back. They tell us they will send us a packet to help us get back on track, then never send it or lose it when we send it back. This has happened numerous times. Saxon just adjusted our mortgage to over 9%, based on what Im not sure. I have never been late or missed a payment and it certainly couldnt be market...there is no way I can afford the higher payment..working with attorneys to negotiate a longer stay in the house before foreclosure.

I feel the same about this company... we have had great offers on our home to short sale and they haven't even gotten back to us. Two month later I find out that it's all screwed up and they need us to send another finacial packet... how many do I have to send? This make #4. I have been in customer service since the age of 16, now 54, and in any job I would have been fired if I spoke to people the way Saxon employees speak to their clients. I imagine they are overwhelmed but rude, cold, ignorant comments and remarks are uncalled for. For those who blame us yes I take partial blame for my situation but there is no logical reason my loan cannot be rewritten into a fixed rate; I could then afford to make the payments. I too am a previous Novastar client, for 2 years never had a problem, the day my loan was sold to Saxon, first they said I missed a payment even though I had the proof I paid. Next they called me constantly at work, talked me into payments over the phone which the processed before agreed upon dates and put me in the negative for hundreds of dollars. This meant I could not pay my usual bills, no I do not have charge cards, and the circle has grown over the past year. I see mortgage loans advertised with reasonable payments, and since they helped put me in this miserable situation why can't they just give me a fixed rate loan? I have a very good job and no dependents and great health. I am going to lose my home because they caused me to fall into a hole, also ruined my credit rating, which I was building up nice and slow. I pray every night I do not lose my home! Class action suit sign me up!

I am in the mortgage loan officer and was able to obtain a mortgage for a borrower who wanted to refinance out of Saxon Mortgage. I called Saxon and told them that i was able to get this borrower a loan (she is currently 4 months behind) but needed Saxon to short the payoff by $13,000 in order for this loan to work. They said they would only do a short sale, and not a short payoff. The payoff we would be able to give to Saxon was $350,000. they stated that they would take a short sale for $306,000. This makes no sense at all. They would not listen to any reasoning on this. I told them over and over that they would make an additional $44,000 (minimum) if they would just allow for a short payoff...they wouldnt budge and want to borrower to either go to foreclosure, or sell the home. They are completely heartless. I feel that if someone were to forward a very good attorney these comments you could all get together and have a great class action suit. Everyone needs to stop talking about it and someone needs to take action quickly. So, if you know of an attorney, forward this link and see what they say. Good luck.

I was told by the Saxon Representative that they would work with me on a loan modification. I completed all of their lengthy forms and faxed the packet to them. I have followed up with phone calls and return receipt requested correspondences. Every time I speak with a different representative I get the same run around that many others posting here have experienced. At this point after reading all of these blogs about Saxon Mortgage Company I believe the Attorney General of the United States should initiate an immediate investigation. My initial home loan was NOT made with this company either. When I attempted to get another loan I was told that due to the large prepayment penalty with Saxon I wouldn't be able to qualify for a refinance. At that time my credit would have qualified me for a new loan. Now my credit is ruined and refinancing is apparently out of the question unless it is with a sub-prime lender. If the government wants to stop the bleeding of homeowners who face foreclosure they need to assist homeowners such as those who are locked into such companies as Saxon Mortgage Company. Saxon Mortgage Company gives new meaning to greedy, unscrupulous and having no ethics whatsoever. I am afraid after reading these blogs they will string me out to the point of no return. Apparently a Class Action Suit is long overdue. Everyone reading these comments should take the time to write to the Attorney General of the United States and also their home state representatives and state Attorney General and demand an immediate investigation into Saxon Mortgage.

I was hoping that this loan modification would work. silly me. after reading all of the postings, apparently I am not the only one. Saxon Mortgage is the worst company that preys on people going through a difficult time. They charge fees that come out of nowhere, and are not willing to help people trying to make ends meet. We have sent papers twice for a loan modification and its been 2 months. We keep calling and we keep getting the run around. They will not accept partial payments so they can tack on more fees. They do drive byes of your house and harass you with constant phone calls. They should be stopped and everyone should file a class action suit against them. Maybe we should all ban together to do this. I didn't ask for them to buy my mortgage. I have also made payments over the phone and sent them by overnight delivery and still it shows up on my credit report as being 30 days late. They are very shady and need to be stopped.

I take full responsibility for being in this situation with Saxon. I have a large payment at a fixed rate. However, the difference between working with a local bank and indifferent and uncaring individuals is apparent. As of today at 9:00 A.M. EST I have received 3 phone calls about my payment, due July 1st. I am not 30 days late and will pay by phone on the 31st. Realizing that I have got myself into a bad situation, I have tried to refinance only to find out that my house was over appraised 8 years ago by a broker who sold my note to Saxon. In March of this year I asked Saxon directly for a loan modification. They said that his was a possibilty and that I would be sent the paperwork right away. I received and faxed it back in a few days. Subsequent communications with Saxon said yes we received it to a week later that we "never received the paperwork." I then contacted the Hope Now Foundation for assistance. Saxon received the info on June 4th. Nothing has happened as they give me the old "we're swamped" routine. During my 3rd harassing phone call in less than 24 hours the customer service rep put me on hold and allegedly talked to her supervisor. She told me that they would look into my case and get back to me in a few days if it is possible (they are so busy dodging people I think). I am resolved to initiate a full frontal assault! I will be the biggest thorn in their side! For everyone out there don't give up. By the way I am a close relative of PA Tony.

I would love to live in a tent and lose this constant worry , but I love this house that I have raised my children in. We are just two honest school teachers who made a stupid decision at a time when we thought it would make our life easier with the kids, please someone give us some guidance on where to go since they too over appraised our house and now we can't refinance because they have marred our credit report.

They will not talk to me and the company here is really worse. They Saxon Mortg co said to call John Crocket when I told them about the money and all the bad dealings.I was told they will not deal and everything closes on7-21/2008.They will not tell me the date of eviction only its coming soon. I could echo everything on the above blog! They could care less about your situation. Several years ago I fell behind on my payments. Their solution-up my payment for 2 months to get caught up (that makes sense, I can't afford my payments every month so increase them!) I filed a petition with the Hope Now Foundation in June 4 2008. A rep told me I should here a response om a loan modification in 15 days. It is July 21st and no help has arrived. But why would they? They can squeeze a another month out of me of high payments. Telling lies is their specialty. I submitted papper work in March of 2008 at the suggestion of a rep. Mysteriously the paperwork for a loan modification was lost (it was faxed and received ). When you see this company treat like the skull and crossbones that should be their company logo PIRATES!

I have negotiated many short sales and currently I am dealing with Saxon. It has by far been the worst thing ever! The offer was made in early Feb. The file has to this day been assigned to 3 different people in the work out department. It has had 2 different apprasials done on it because they say that the first one was never done. I told them that they already sent out an appraiser and she argued with me and said they didn't. I told her yes they did because I personally met him out there myself! They are sooo unorganized and scattered, full voice mails, no returns calls and their negotiators they are bringing in clearly have no experience and don't know what they are doing. Sp now we are down to the wire and they have agreed to release and after all of my work they are trying to cut my commisson to 4%! No way am I gonna do it for that amount! She said I was told in the beginning that's what Saxon will pay. I would have NEVER worked this to begin with if she had indeed told me that, besides she wasn't even initially the one assigned to the file. They are liers and theives! I think they think that I'm suppose to work for free. I am fighting for my commission and we'll see where it goes. I will never work with Saxon again!

Saxon is f***ing horrible! They added escrow to my account even after my insurance company sent them like 5 proof of insurance forms. My husband called to get the escrow taken care of and the people kept telling him "don't make a payment untill we get the escrow taken care of because then the amount will change and you'll get money back." Well, this went on for about 4 months! Now, they're foreclosing on my property "due to nonpayment"! WTF????

I am a customer rep for saxon, I only follow procedure when awnsering the phone. If you think the customer service is bad you should see the way this company treats it's employees. We have been working for MONTHS to apply for a loan modification! I started contacting Saxon in October to say that we were struggling. I was planning ahead just as everyone recommends. I have been asked to re-fax the 75+ page application 6 times now. We were finally told that our loan was in for a modification. That was 4 weeks ago. We've called our designated representative Ricardo numerous times and NO response! This is unbelievable.

It is amazing to read about all of the other poor people going through what I am with Saxon. Our payments have skyrocketed because our adjustable rate mortgage adjusted. Many of our friends in similiar situations went through their mortgage company for the loan modification the gov't has inititated. I put my request in months ago. It is still "pending". While all of our friends have an answer, my case hasn't even been touched. I call every week for an update and speak with different Saxon reps- each one ruder, and stupider than the next. I have been hung up on more times than I can remember! They offer me the opportunity to be put on a 48 hour call back list-I have been put on the list several times. I have never recived a call. They are waiting for me to default. The customer service is the absolute worst. This experience has been a nightmare! They are crooks and stalkers (try being two days late on your mortgage payment- they will call you several times a day at work & home) and they need to be put out of business!

Saxon is horrific. I agree with everyone else. Sign me up for the class action suite!!! They are backwards and unwilling to help us at all. I have gone above and beyond to save our home. The make so much money off our 80/20 that they rather loss the house than help us. Our attorney was cursing them on the phone as we do. Yes, they are a debt collector, not a mortgage company. They make that clear everytime they call. "This is an attempt to collect a debt..." I have never heard any other mortgage company state this, ever...Whether you are late or not, they treat you as if you are in collections. That is unheard of dealing with mortgages. When we asked if we can possibly refinance, they said no because the house went to foreclosure yesterday. This happens to be the same day we received foreclosures in the mail. We got into a shitty loan due to a lying cheating woman name Gabriele Romero, a.k.a. Gabbi or Gabby. She was married to our dumb realtor Edmond Romero. Thanks to Saxon taking there sweet time to serve us with foreclosure papers, we'll be sitting rent/payment free at the bare minimum another 3-4 months. HURRAY TO 1 YEAR OF SAVINGS! I have NEVER made a late payment since inception of my mortgage. I was originally with NovaStar and was sold to Saxon. They reported me 30 days late plus late fees the FIRST moment they had a chance. My payment was sent with plenty of time and they refuse to let me speak to anyone that can actually 'do' anything. I can only reach that department via letters... yet when I disputed thru bureaus, the bureau got an immediate response within 1 day! WTF?? How freaking convenient. This company sucks.

We and our attorney have been given different numbers pertaining to what we owe, etc. Try to speak to someone at Saxon and are put on hold for an hour at a time. Payoff statement shows unidentified fees that total nearly 4,000.00. We are trying to make good on our loan but no one will help.

My original mortage company was Equifirst, and they sold our mortgage to Saxon. I have had nothing but problems with Saxon from the first, and would definitely NOT recommend them!

Well first of all, Saxon is not the only company that I feel has treated us unfairly. We originally got our mortgage through Palladium and they sold the mortgage to Saxon. I feel that Palladium misled us because at the time my credit score was in the high 650-680 range. I feel that we should have been offered a lower interest rate on a conventional loan based on my score and financial situation at that time. As far as the injustice done by Saxon, we were late with our mortgage, atleast 45 days late, and was able to beg and borrow and come up with the money to get current. Soon after getting current on our mortgage, the rate adjusted up another $500.00. We've been paying every month, but it is a big strain! I called a mortgage person at Saxon and asked if they could consider giving us a lower conventional loan.....of course, the answer was no. The reason given was my credit score is now lower than it had been. Now were stuck! Damned if we do and Damned if we dont! The biggest injustice of all is that there is NO HELP, for example,converting an adjustable rate to a conventional one, for the person who is trying their best to make their payments; instead, the only time help reaches the mortgagee is when they are five feet under, one step before being six feet under (death).

These people won't go out of business anytime soon, they are raking it in on fees from people who are getting tossed around more than a salad. They are absoulutely predatory, they set the standards and just buy loans from other mortgagers who are just in it to collect the fees. One year ago they almost foreclosed on us, but we miraculously had scrapped together the 16,000$ they demanded to avoid foreclosure. Interesting how their legal fees all go to thier lawyers- more $ in thier pocket. We were only 3 months behind then. And now, when we called to follow up on a assistance program they swore would help us out as soon as we returned the paperwork that never arrived, They said we were already in the foreclosure process! They foreclosed on us before the four month deadline, our cause for default - they won't accept our payments!!! They will NOT accept any $ from us. It will put me, my husband who has cancer and my four kids- 2 of whom are autistic, out on the street in one month. They must have so much turnover that not helping their customers doesn't give them a negative balance. I say screw em! On an interest only loan, I loose nothing to walk away. The house is overpriced and won't sell in this market. they want 182,000 for a house worth 169, 000. They now want 9,000$ upfront and legal fees on top of that just to talk to us. And there is talk of arequireing a downpayment on top of that?!? Forget it, I can get an apartment, townhome or rent a house for HALF of what they are charging us only interest for. We did try many times to work with them. They are not flexible. I feel no sympathry for them. I would rather live in a tent than give them one more cent. We have tried over 3 years to make this work, to be honest and hard working to no avail. They ought to be sued, regulated and brought out into the public eye immediately. They don't keep their commitments but expect us to do so- before we are notified to do so! Saxon will not work with government assistance groups, they have no interest in working it out. We had payments of 1200$ go up to almost 2000$ in less than a year. And now they want 2600?!? Whatever, Let em rot in hell. Saxon Mortgage makes going bankrupt look good. I hope they get nailed to the wall. I am 10000% behind supporting a class action- get the media involved!!!

Their customer service is awful. They lie, and say whatever they need to say in order to get off of the phone with me. I have yet to speak with a supervisor. Okay the one thing I can absolutley agree on with every post is that Saxon Mortgage has TERRIBLE customer service. They are quicker to say let the home go, sell or try for a Deed In lieu rather than try to assist you with a modification to lower your rate temporarly as other lenders are doing. At the same time though don't just try to work with your mortgage company because it's the highest bill. You need to call your credit cards companies and see what you can cut down on your monthly expenses. As for not knowing your payment was going up or thinking that SAXON did this to you is not right. Read your loan documents and take some blame for the crappy loan your in. Don't forget you signed and agreed to every term in those loan documents. Wheter you were told you could refinance out in 6 months or a year or whatever the case was you had every detail of that loan in front of you in black and white. If you choose to just sign here and sign there then step up and take some blame. I am working with SAXON which is a more difficult task that it ever should be but call them, write to the BBB and make your complaint to the regulatory department so they have no choice but to answer. Look up RESPA guidelines and send them a formal written request under the RESPA guidelines. By law they have to respond to you within 20 days and have 60 days, I believe past that to try to reach resolution. Just stop blaming your mortgage rates, and payment on them and focus on the real issue which is getting yourself help for the crappy loans we are all in. Make sure you call in and request a rate reduction they are offering this. Anyone who has been successful with the rate reduction please post what rate you were taken down to, for how long and were you current or delinquent on your loan. Good luck everyone - I know if doesn't feel like it right now but the market will get better and your home is important so don't give up.

They also refused my husband's pay-off of $32,000 as they told him they were checking into the prepayment penalty and whether or not he had to pay that. They were purposely stalling him so that they could add more interest to his payments. They threatened to send the pay-off check back. These criminals need to be shut down.

NEVER NEVER Again. They are the worst. The repayment plan they said was the PNLY way to keep my house. I did it. Payment rose 1000 permonth more. I defaulted again. This is by far the worst company to deal with when the company that both my wife and I worked for closed the doors we both lost our jobs of 12 and 15 years we fell one payment behind with Saxon. When I sent in the payment not yet 30 days late they sent it back and refused to take a payment less than two months They want people to go into foreclosure! I put my house on the market becaouse there was no making payment arangements with Saxon they would not talk to me unless I could pay all money past due.I got an offer on the house for $5000.00 less than the payoff and they denied the short sale. This company is the worst for preditory lending and should be put out of buisness.

I can only advise each and everybody to really check into this company like BBB and customer ratings. It is really sad how this company deals with people. You never have one person that is in charge of your account. It seems nobody inside the company knows what one or the other person does, we get sometimes up to 10 phone calls a day although we already spoke to someone. It is and it has been a nightmare. Saxon Mortgage is not interested in helping you. Don't believe the hype! I was notified by Saxon that I had a refund on my property taxes to the tune of over $800. I'm in loss mitigation so I asked that the refund be applied to this month's payment. I was told that the refund HAD to be sent to me so I said send it to me and I'll send it back to Saxon with the remainder of my payment. I was later told that the refund couldn't be sent to me because my loan was not current. The Loss Mitigation department couldn't belive it either so they gave me another 10 days to come up with this month's payment. Basically I have money that Saxon is holding that Saxon won't allow me to apply to my loan. WTF? As soon as I'm able I'm getting my loan out of Saxon's hands. Believe it!

Saxon Mortgage Loss Mitigation is a joke. If you could pay the amount of your current payment then you would not be behind in the first place. This company bites. They don't have any intention of working anything out. Their rates so high that they are like credit cards. So, from a business perspective, if we all get foreclosed on, they are still making money on the other 80% of their mortgages. When a hurricane hit down in Florida, most mortgage companies gave a one month break on the mortgage, Saxon did not. My home was worth 380k now it is worth 280k. The best way to go if you are in trouble is to let the foreclosure process begin. Then, as you get closer, file bankruptcy. If you are married, your spouse can file bankruptcy. Doing this will prolong the foreclosure process while you save your money to rent somewhere. That is what I intend on doing. Try it yourself. Doing this will delay foreclosure for about 1 year!!!! That is the only sweet revenge you can get on em. Call an attorney to verify this info for your own situation.

Everything said above is true. We have had all the same issues (like the automatic payment that I mysteriously canceled.) They waited for over a week to cash my check for last month, a forgotten debit of $100.00 caused the check to bounce. Now I'm a month behind. So I owe for 2 months, right? Fine, I have the payment. They won't take it. Payment in full, and they won't take it. They need "certified funds" since the check bounced, so I have to pay via western union. Fine with me, even though it will cost me over $200.00 just for the privilege of sending them the money. In order to send it you need and account number (which I obviously have) and a pin, which I don't have. I haven't been able to get a live person via phone or email in over a week. Today is the last day of the month, they're just holding me up until the first so I have to pay three months at once plus all of their "pre-foreclosure" BS. It is criminal and I hope to prove it. Someone told me about an upcoming class action suit against unscrupulous mortgage lenders, and I hope these guys are included!

Saxon has been terrible to work with, we started doing a refinance with them in Oct and I wanted to put a large sum of money down at closing. They told me to go ahead and send in the $20,000 and we would close by the end of the month, Well now it is nearly the end of Nov. and they haven't been returning my phone calls until today and guess what they have decided NOT to refinance our loan so I now owe $20,000 less on my home but am still stuck with 11.25% APR rate that will go up next month!!! They are a HORRIBLE company.

I have had the worst time trying to deal with this company. Come Monday I will be facing foreclosure because of the insane payment plan they put us on. My mortgage was originally $900 a month on one of those subprime loans. After the 2 years was up it went up to 11.25% interest and jacked my monthly payments up to $1400 a month. Which caused me to miss my land taxes. Which then was added to my loan and brought me up to $1750 a month. If all I could afford at the time of closing was $900 a month how the heck am I supposed to afford $1750 a month??? So then they put me on this payment plan for 6 months raising my payments to just under $1900 a month. Not to mention the $2600 I had to give them the first month of the payment plan. I worked so hard to make that firt payment I have fallen behind for the next payment and wont be able to pay it. I called them to let them know and it was pretty much "oh well, we will have to start foreclosure on your home". They wouldnt even discuss reducing my monthly payments or moving the overdue payments to the end of my loan like 90% of the other lenders out there. My credit has gone to complete crap because of all of this and nobody else will talk to me about refinance. So I guess thats it, I just lose my home. I hope Saxon enjoys trying to get what I owe them for the home. Since it was damaged in a storm last year it isnt worth nearly as much as I paid for it. The Federal Govt needs to step in and do something about all of the subprime loans that are going into default because of predatory interest rates. How can a company think anyone can pay over 10% interest for a mortgage?

We had unexpected expenses this summer relating to our kids. We got behind a house payment. The phone calls started coming up to three a day at home, and the same at work. Somehow they got hold of my cell number which is now changed and started calling it. My wife called to make payment arrangements, and they told her that we needed 1/2 of the amount due and then they would discuss payment arrangements; which was to pay the balance off in at least three payments. At the end of the month I called to make the payment and put it on the payment schedule. You could do three payments automatically on the phone, or there was a 4 payment plan if you talked to a customer service rep. I opted to talk to the rep WRONG! She told me that we didn't qualify for payment arrangements and would not do it for me. She also locked our account so that we could not go on and automatically do the three payment schedule. They qualified us to take our loan, but said that we didn't make enough money to have payment arrangements? We on our own Saved the money and got the payment made at the last minute in one Month to save our home. Will the person in Portland harass Saxon to get their payment as much as they do us?

I work at an insurance office and just got a call from an insured of ours that got a cancellation notice on their insurance. The Mortgage Company is Saxon Mortgage that was supposed to pay. We went in and checked billing, and they did exactly the same thing last year. To Cancel an insurance policy you have to be at least two months behind. Is it right for them to do this to the people that they need to pay?????

I thought I was alone!! After talking with people over at Saxon I came on the internet to "research" my rights. Curious, I clicked on this website. I cannot believe all the people that are going through the same thing as I am! I am 2 months behind. I spoke with a rep and they wanted me to make these payment upfront.. which makes no sense! We are asking for help here.. we are NOT asking to relieve our debt, just a little help! I cannot believe this company is still is business!! P.S. If you do the math... it does not add up!! We are 2 months behind, what they are asking is for us to pay now (is 2 months payments). Then they want us to pay double for the next 6 months (yes 6 months)!! When I went on military leave, my pay was messed up for a month. I requested to be able to work something out. They had us fill out a worksheet and submit a letter and then never got back to us. When I called to see what they could do- they said, "Nothing you don't make enough money." We are now in foreclosure and we have tried everything we can to work something out but the only thing they will except is all or nothing.

I MADE MY PAYMENTS VIA TELEPHONE FOR OVER 7 MONTHS..THEN I MADE A PAYMENT, RECEIVED A CONFIRMATION NUMBER SEVERAL DAYS LATER I WAS CALLED AND TOLD THAT "I" CANCELED THIS PAYMENT AND NOW WAS DELINQUENT.I COUNTER SUED AND HAVE A TRIAL BY JURY COMING UP DON'T GIVE IN TO THEM.

I too am having a difficult time with Saxon mort company. I am trying to give them payments that they will not accept. If they would accept them I would not be pending foreclosure. They should be stopped for what they are doing. I have my 85 year old, oxygen dependent mother in law living with me along with my 9 year old child. Saxon would not care if they put us all on the street. It is all about the almighty dollar. Someone please stop them.

Our loan went up 250 a month, and they call the day after the note is due if they do not get it, and continue to call until they get it. according to our loan agreement we have until the 10th and then a late fee is assessed, the start calling on the 2nd.

I have been sick since May.I have had a lot of doctor bills an such. I am loosing my job because my FMLA is expiring.I call Saxon in July about a repayment plan.They wanted 800.I was waiting on disability Insurance and to let them know when I got it.I called the first of August they now wanted 1300 and said I had till the 28th. I got another check on the 25th,called them on the 27th,28th,29th,and 30th.Finally got to speak to them. Said everything was ok.1300 would get me caught up and pay my Sept. payment and to call back on Wed. On Wed. said was busy would call back. No call back.Called Thur. said I needed 1788 plus lawyer fees because it is in foreclosure since 4th. They can have it. I start treatments next week. God,family,and Life are more important!!

Saxon Mortgage has done nothing but harass us non stop! we pay our payments late every month due to my husband being self employed, we were not able to pay our land taxes this summer like we normally do, and they added that to our mortgage as well as next years..now they claim we do not have fire insurance and they are going to add that also to our mortgage..we do have insurance and have sent them proof 3 times, this company has to be stopped!! we want to jump in on a lawsuit against them, if anyone knows anything about that let us know!

well they did it to me now my 3 kids and i will be living in the street thanks America. god bless people that say they can help it is all false. they double my mortgage now i have to come up with 2300.00 each month and come to find out i have only been paying interest no principal and was never told r asked to pay more. good take my house because you will never get what i paid was suckered there too. it is not nice to throw 3 kids and a single mom on the street where is the help.

Saxon Mortgage is unwilling to do anything except screw you out of money. We were told by one person not to send any money to fill out paper work and send it in and they would see what they could do to help us. When we called back we were told that even if we filled out those papers there was no guarantee they would do any thing to help and they could have my house up for sale by the of the week. we are 4 months behind

Like others, I fell behind on my mortgage, when I try to send in partial payments, the reject them, how do they expect me to get caught up if they wont take the payment, meanwhile I am trying to save up the past due plus fees, they just keep adding more, I think their goal is to force people into foreclosure, there would be laws against this, thanks to Saxon, me and my 3 children may be homeless!! I am about to take myself to the hospital over the anxiety I have with dealing with Saxon. I have been in my place for almost 4 years and have now fallen 2 months behind and now they want the payment in full. To get out of being 3 months behind I sent my payment in for July and they returned my check stapled to a letter saying they will not take my payment. now they want 5,000 and are threatening me with foreclosure. Has anyone dealt with this problem? How do you get these bottom feeders to take a payment? Thank you CO I will be in touch with that attorney ASAP.

Saxon has been unwilling to help get our account caught up. The payment plan they set up was more than twice my monthly payment. I was told it was to "pay ahead" so that I will not get behind again. That makes no sense to someone that is trying to get back on track!! PAY AHEAD? Whatever!! There goal is not to help but to collect as many fees as possible.

They are the worst company I ever seem in my life. I have been paying extra toward my house payment and they put it in a fund call un-applied. I have been doing this for 4 years and they tell me they do not know were my un-applied funs are.

Saxon Mortgage is the worst mortgage company I have EVER had contact with! They are unreasonable, arrogant, inflexible. They are charging fees for everything they can and believe they can get away with it. They will be receiving a complaint from the Colorado Attorney General shortly. Any other Colorado residents that have issues with them are urged to do the same!

They are screwing my sister. They raised her rates 2 times in 6 months and now demand thousands in less than 30 days on top of her regular payment or they threaten foreclosure. They are crooks and should go to jail like other crooks. White collar crime is still crime.

Last year we refinance with litton not even 30 day saxon bought our loan and never contact us to tell us that we are with them until 2 months later after we sent our payment to litton .we are facing hard times we called them to do arrangement that was a joke, it was twice as much more than my regular payments. We try the repayment plans for 3 months then it was draining us.

A year 1/2 ago I lost my job due to medical conditions and now my husband is the sole bread winner. We fell one month behind and am now current. I requested a late fee adjustment which is over $216.00. THEY REFUSED. Saxon is the kind of lender that doesn't appreciate their customers! Why are they still in business?? Assisting home buyers obtain mortgages is big business and secure loans. Their website offers bogus information for assistance in partial payments and remedies. They must have many foreclosures. Hopefully my mortgage will be bought out soon.

Saxon mortgage would not accept partial payment at all regarding of your situations or financial circumstances. if they would let me make a partial payment i would be caught up with my mortgage payment and wouldn't be so behind.

My loan was sold to Saxon Mortgage after my 1st payment, I had bi-weekly payments with my original company Saxon Mortgage told me they do not honor bi-weekly payments and all my payments were falling behind, I now have astronomical attorney fees and late fees and facing foreclosure because the are unwilling to work with me.

Saxon Mortgage is a difficult and infexable lender. It was not my choice to do business with this lender. They purchased my loan from my original lender just one month after I made my first house payment, I have been in my home for 3 years and dealing with Saxon the entire time. If you are one day late on a payment they refuse to take one payment and require two payments. This forces the borrower to make payment arrangements to get the multiple payments caught up. During the time you are making these forced payment arrangements to get caught up, Saxon is reporting you 60 days past due on your house payment every month until you are caught up. In addition to late charges, they also add bogus charges to escalate your bill even higher. They will charge a monthly fee for a "drive by" check to make sure you have not vacated the property. Saxon Mortgage gives new meaning to the term "predatory lender".

They say I am six months behind on my payments. I have 4 months of payments in my bank. The will not accept "Partial Payments" and refuse to take the $4,000.00 I am offering them. I am technically only 2 months behind if they would just accept my money.
