About Option One Mortgage
Option One Mortgage is one of the mortgage companies we work regularly with. We have a great relationship with them and look forward to how we can help stop foreclosure and keep you in your home.
From their website:
"Option One Mortgage was founded in 1992 with the goal of championing home ownership for Middle America by offering credit to millions of Americans who were not being served by traditional banks. We were one of the first companies to specialize in non-prime lending and servicing.
Since we were founded, we’ve funded over $91 billion in residential mortgages and have helped 688,000 Americans achieve their dream of homeownership. Along the way, we’ve developed a reputation as a leading servicer of loans and the lender of choice to some of our nation’s largest financial institutions and mortgage brokers."

The customer service personnel do not add notes when you call so the next operator can see the discussion. They have been rude to me. There only question is where is the money! The have not responded to numerous correspondence, even when sent to the director.

Fed up is a under statement. I believe that this company is just stealing hard working people out of their home. I have ask for the past 2 years if they could lower my payment so I am not starving. They refuse. Tried a Loan Modification,. They wanted $500, faxes of profit and loss statement two weeks of payroll stub, and bank statement. Was told by a guy that I should have my husband do the faxing since I was a female and don't know anything. Surprisingly we got denied for a Loan Modification, I never faxed out my bank statement. Even tho I told them I do not feel right faxing that out. With all of the ID thief that is out there. NO Matter What Get out of this loan with these people.

Option One Mortgage is an unscrupulous predatory lender that preys on vulnerable consumers who are simply trying to realize the american dream of homeownership. Once they lure these consumers in and the inevitable hardships begin, they do nothing to assist in remedying the situation. Their only option is to foreclose. Which is probably how they arrived at their name.

They signed me witha fixed rate loan then have "adjusted " my rate to a unafordable one so high in the last 5 years that I have basically nothing going towards the actual loan . My 50,000 mortgage has not budged in the last 5 years!!! I still owe 50,000. They have refused to work with me on it. They have also taken a 10,000 check from my insurance company and refused to release any part of it to fix the roof on my house from storm damage. Never mind that I can do it myself and that over half of that money is for things already done and for other repairs like the fence, a storm door and a tree I REMOVED myself!!! No funds will be released unless I have a contractor fix the roof they say...fine but how about the money that Ive already put out for my time in removing the tree and how about releasing the fuinds so I can replace the storm door ??? Its going into a YEAR in AUGUT and these crooks have the nerve to actually refuse to let me sell my house to someone my realtor had with papers signed and credit in place, not once but twice! Then called the realtor and demanded that he ask for 85,000 for the house when the loan is only for 50,000. When the realtor laughed at them , OOM then called the realtor's boss and tried to say that he acted unprofessionally and had used foul language with them, among other acusations. Luckily the boss of the realtor had worked with this man for years and knew him to not act in such a way , telling OOM to try a different scam on someone else, he was not falling for it. I want to be included in a class action lawsuit against these crooks.

If you want REAL action, report your complaints to www.RipoffReport.com. They can respond in their defense, but the whole country gets to see all the dissatisfied people, and the posts NEVER expire: they're on there forever! I suspect they may be an new incarnation of another bizarre mortgage company that failed to pay our real estate taxes on time and sent us a phoney IRS Form 1098 to boot! (Guess who's getting reported to the IRS Fraud Unit in California!) Good luck to all of you.

OPTION ONE? How about OPTION DUMB! This company has such wrong practices! We fell behind on our mortgage due to a auto accident leaving us a 1 family income. We automatically went into their so called forclosure dept. AAfter paying almost 2,000.00 a month, yeah that's right, we went form a 600.00 payment to a 2000.00 payment and then all the fees, they charged us fees on our fees. We were so fortunate to have a banker look over our MESS and they refinanced us. They called this so called company 3 times in 7 minutes and got 3 different payoff amounts not to mention our new loaner was told there was a fee of 150.00 to figure the payoff amount. My nephew also got tied up with these people. Having the same problem. He got an attorney and he has overpaid them. Now they say he owes even more because they have to refigure his loan and make adjustments. I will never recommend this company to anyone, this is not the type of company that helps people. H & R Block bought them and sold them right away. A friend who works with them said they found out about the practices they do and was loosing tax customers nationwide because they had people loosing their homes. I don't think this company should be allowed to do the practices they do. Banks dont even charge fees on top of fees. That is crazy. Option One is not your only option, stay away from them, they will force you to loose your home, stress out your marriage and put your working husbund in his grave before his time.

I have been dealing with oom for two 1/2 years. I totally understand everyone's plain. I'm glad to here from all of you because I truly thought I was the only one dealing with them. I hate the fact that my husband and I work full time for what. Them to take our house. I haven't received a bill from them for over a year, nothing on knowing what I was to pay so I would just pay what I thought was my payment then every once in a while I would get a certified letter stating that I owed a couple thousand. I just received a letter from a attorney ( that number is no longer in service)that my house was going into forclouser. I set up a repayment plain with oom that only the rich of rich can afford and every time I call there its a different amount that I owe. Of course because they have jacked my husband and i around for so long know no mortgage company will touch us to refinace us because our credit is shot. I'm filing a complaint and I'm willing to do what ever it takes to get rid of this company so all of us can get a normal mortgage and be able to sleep at night.

You ask for help. They reply we are not a loan company we can not help you. We received a letter that they sold our mortgage/ In the same mail we received the payment back that was sent in because I could not pay the past due amount. Letter dated 6-6-08, stating that we owed 5544.00. When I called a lady who could not speak english and talked to fast she told me that we owed $11000.00 because our account had already been turned over for forclosure. We received the letter dated 6-6-08 today 6-16-08. Her response was that the house went into forclosure on the 11th of June. They took there time mailing out the letter so that it would be to late and then we would go under forclosre. They are not willing to help. We do not want to lose our home.

I have sent complaints to the attorney generals office here in MIssouri and in Claifornia no repsonse yet. My latest problem is the escrow i have paid the insurance and they keep charging me for theirs. I do not want there insurance company. We didn't know what we were getting ourselves into, if you know what I mean... lies, foreign speaking people, harrasing phone calls, won't accept partial payments etc... They said that we were 3 months behind on our mortgage and they were going to foreclose on our home, $23,000 payment to stop foreclosur3/8k-9k for deposit to reinstate my mortgage, $11,100.32 for payment/interest/late fee etc, $10,000.00 for Atty Fees, $1,850.00 for misc admin fees and denied me a loan modification because we don't qualify. What the F... is that! Right now we're trying to save our house with what we have!

My wife and I had purchased our home in Washington state, and we have been stuck with Option One for th epast two years. We normally have gone through Coutrywide and have been happy with then, but this was something new... After twenty four months of lies, mis-communication, harrasing phone calls, and headaches on a loan that we were NEVER late one day on, we are now finding ourselves out from under this horrid organization and back in with Countrywide... At a 2.4% reduction in our rate as well. :) STAY AWAY from these people, no matter what !

This is the worst nightmare company I have ever dealt with. If you are unfortunate enough to get behind on your payments, they won't work with you and no matter what you spend on lawyers they will end up taking your home. The Federal government should make them work with people, instead of taking all their money and your home as well. This is like an undercover terrorist attack on America as far as I can see. You can never get people who speak English, and they say one thing and do another. This whole mortgage crisis could be avoided if they would re-write loans at affordable payments. I am pay 11%, and they have been raising my mortgage every 6 months, instead of every 2 years, which is what I signed up for. Even at closing, they made me pay one payment up front which I never got credit for. And if my rate is adjustable, then why hasn't it gone down? This is the worst experience of my life. If you are thinking of doing business with this company, the best advice I can give you is RUN. Find a different mortgage company or you may end up in my situation. The whole thing is making me suicidal. If anyone is starting a class action lawsuit, please contact me.

They have for some reason tried very hard to make it impossible to keep my home. I truly believe they prey on people and their vulnerabilities. I tried every option I could find to work with Option One before the only way to stop my home from being auctioned was to filed bankruptcy and it still has been a nightmare ever since. I honestly feel like it made them mad that they were not able to auction my home.

This company is by far the worst company I have ever delt with. The Indians are stealing our American jobs! We all pay high interest rate for OOMC to pay them $1.00 or $2.00 per hour, that's sad! I alone could support about 15 of them a month. I think OOMC should hire HONEST Americans to begin. What happen to the feds helping in the major mortgage crisis I didn't receive any help! did anyone? I see that the feds are helping the strapped mortgage companies but not the little people like us. OOMC should be put out of business. To our politicians WAKE THE HELL UP! you have a major problem at home stop fighting dumb wars and start fighting the mortgage war against the American People. Bring OOMC to justice! There should be a Reward for anyone who files a class action suit against them.

not willing to work with customer, I dont think they should even be in buisness, they advertise that they will work with you, but that is false advertisement on their part.I was willing to make payments to bring loan current but they will not accept it, That is not good buisness, wanted a outrageous amount to bring loan current or, double my mortgage for 12 months before it would report current.

They said i went into forecloure on the 15th of may 2008 but i made the payment on 15th of may 2008, so they foreclosure shouldnt have started yet. so Option One said they wasnt supposed to take a payment but it was before the foreclosure started but nobody check to see if a payment was made so they say they will get back with me and that was on the 16th of may 2008 and today is the 19th of may 2008. The payment still havent poet yet but it was paid through my bank through bill pay and option one did accept it, so i will give them one more day to post to my account then i will call option one to find out whats going on.

I was in touch with a Tim Robinson who told me to wait to hear back from him. He said for my bankruptcy attorney to fax the release directly to his desktop because it would be handeled faster. I waited, and weeks later was told he was no longerr with OOMC. hen I was told, reguardless of the stipulation payments, to justpay the mortgage and I would not lose my home. Now OOMC's attorney has filed for relief from the bankruptcy court BECAUSE of the stipulation payments! I was also sent a letter asking me to send a letter to them if my ARM payments going up would cause a hardship. I sent the letter and was told later, by the same man who laughed and told me just to "make the regular payments", that what I sent was called a hope letter and not to worry, "It will all be worked out in the modification". HELP!!!

Opt. One gave me a 2nd refi in 6 months with no W2 a biz card and a contract I did for a job that I was payed cash for. Since I have been unemployed and Opt One wants 62K to bring loan current and pay 6K for the next 6 months. We talked to someone last week and now our only option is to pay the mortgage in full or we are out of our house in a few months. I am not blaming them for my financial situation, but they could be a little more willing to listen and offer some "OPTIONS"

by Anonymous From Novi, MI on April 28, 2008
I have filed Ch 13 twice in the last year trying to save my home but my interest rate of 10.2% made the house payment too high and both cases were dismissed. 1st time the only "options" I got were to come up with $20k or $40K. I couldn't do that so I filed for bankruptcy again. When that was dismissed I miraculously got a letter from Option One through HopeNow stating that I was being conisered for a loan modification and that if I contacted them w/in 1 days and indicated I wanted to participate in the program and provided them with documents they would suspend the foreclosure process while the loan modification was being reviewed. I was diligent in contacting them. After the file was sent to the loan negotiator I left a message. Called back when I didn't get a response. They said they didn't receive my hardship letter but somehow got all the other docs that were faxed with it. So I faxed it to the missiing documents department AND to the loan negotiator along with the letter they sent me. The loan negotiator was pretty quick to call me back only to tell me that my investor does not do loan modifications. I asked why I got the letter and was told that my investor might have done them when the letter was sent (3/28/08) but not now (this was 4/22/08). Negotiator told me he'd refer me to a negotiator that works with HopeNow. She called me back later the same afternoon and stated the same thing about my investor. I again asked why I got the letter and she stated that they send them to everyone with Option ARMs and don't screen for the investor code although she thought they should. She suggested I contact my state legislator. This is a week before my Sheriff's Sale which is scheduled for tomrrow. The next day I met with a loan counselor who said that she had had success in dealing with Option One's investors but had not been able to contact anyone at Option One in the past two weeks even though they had a direct private line to them. I complained to the Office of Financial and Insurance Regulation in my state, contacted my state senator and rep and have gotten nowhere. I am trying to contact attorney's for a class action lawsuit, altho I have heard that Option One is in bankruptcy themselves. You'd think the Judge would force them to negotiate, wouldn't you?

If we pay what they want us to pay that will be over $3,000 in interest for h/o insurance that won't cover any personal property that is damaged? YA they dont listen and every one on hear should get together and start a class action lawsuit aginst this ignorant lender. This lender has offices in californa amd Florida and if you live in another state they have no clue to the laws in the state you are living in and try to impose the laws that are in the two states that they reside in. Find out what your right are in your state! Look at you morgage documents, because these poeple try to change or I should say stray away from what is oridgneily in your papper work wen you first got your loan. I have a 30 YEAR fixed with these jerks and every time i call them all they whant to do is argue with me, and I have never been behind in my payment. I have had this loan with them for over 2 years. OOMC's collection dept is 'off-shore' and the Indian's speach is scripted. OOMC has the worse process for communication and computers as no one EVER has the fax, got the letter, received the call, got the payment, knows what the he%^ is going on. They speak but do not follow thru..the letters never come, the fax is never sent, the calls never happen. They border on illegal - perhaps crossing over for all we know. This is the WORSE company I have ever worked with and to think...they hold their evil clutches around our necks while we try to kill ourselves to keep our houses and familes intact. first of all i do not understand how bbb could not do anything and yet it rated oomc a big F which to me means that change does need to happen and the first change that oomc needs to do is having people who can actually speak English for costumer service and in realizing what is going on right now with the economy help their clients keep their home so that there are no foreclosures which right now is a big problem for our country ! And when they are contacted they should not take months to reach a solution or to call back ! i mean they call within 1 day of being late so why can't they do the same for customers who need help !

We were behind 1 1/2 months which equaled to about $1000. They placed our home in foreclosure wthout trying to work with us. We called them and they told us we'd have to pay $7,000 because they had lawyer expenses. They told us they wouldn't even discuss payment arrangements because we also had an auto loan. We had to agree to let the van be reposessed so that they would work with us. Thenm they told us that we had to send them $4,000 in one lump sum to them to get our home out of foreclosure. The other $3000 was going to be paid by adding a little to each monthly payment. Making our payment almost double what it already was. Now, we're trying to save our house with everything we've got!

We have not had that much of an opportunity to talk with anyone. My husband cannot talk to them by phone, they only have 800 numbers to call. They would not talk to me until my husband faxed them a letter saying it was okay to do so. A week or so passed before they updated their records so that I could discuss our situation.

i feel they border on disaster for anyone who deals with them you are unable to talk to a person that is knowledgeable alls they can do is look at a computer screen and read from it if you ask for a specific department they give you a fax number. they send closers out who are from miles away and are only interested in having copies signed and out of there. why cant you talk to a knowledgeable person with some common sense. it seems like any one who borrows is being set up I am wondering what the states attorney general has to say about the lending practices. when you try to get a mortgage they are eager to take your money and tell you things to entice your business. than it turns out to be a falsehood.

We have had similar problems with Option One. We knew back in July 07 that the upcoming October Adjustment was going to hit us hard and began communications with them to modify our loan. Of course we qualified because we have been starving for this mortgage from day one. We are still told up until today that our loan modification is "in review" and we will be contacted and it is in no way a promise of any kind that our loan will change. Our lives are falling apart and we are scraping bottom on all aspects. We also lost our car last week, (one we have had for 3 years) because it was a choice to let go of the car or the house. My husband and I are working like crazy to keep up and we are drowning. We can't keep food on the table, we can't pay our utilities, now we don't have a car and an infant child and an 8 year old in the mix as well. I hate it when I hear, "according to the terms of your loan; this adjustment should be no surprise" F**K THAT! If we had ANY idea what this meant the day we sat in the title office signing these loan papers with our realtor and broker as tears of joy streamed down our faces to finally realize something that seemed to come so easily so unexpectedly, we would've told them to shove the loan papers up their collective poopers! We had NO idea this would happen. We were strong-armed into this loan by a realtor "friend" and her "friend" who (was) a mortgage broker. She urged us in the grocery store one day in 2005 to apply for a loan. We said NO WAY! We just filed for bankruptcy and are barely getting back on our feet. She said, (and I quote) "you have to do this...they are giving loans to DEAD people right now" We thought what the hey, lets give it a shot... and it was an absolute WHIRLWIND from that point on and 30 days later we were signing our lives away to Option One. It is amazing how after 2.5 years BOTH of these people no longer work at their respective businesses...We believed we had angels bless our lives that day...Option One gives us the runaround, and I did try calling the american phone line only to be redirected to the India place. I have called everyone on God's Green Earth for advice and help and no one seems to have an answer. The whole "we care about our borrowers" seems to have flown over a million borrower's heads and we just done missed the train. I feel like we are a tiny grain of sand in a huge pile of poo and our voices are not being heard. Yes we did something we should've thought through, yes we shouldn't have signed those papers, yes we were naive and dumb to think the magical "2 year refi" would happen...but where do we go from here? I am so sorry to hear everyone who is having the same problem. Yes we are all financially unstable but my lord we have tried and tried and paid and paid till our eyes bleed and no one cares! My grandfather grilled into our heads, pay for your house first then the rest will be taken care of...and we've done that. On time every stinking month and look where we are. I don't even know if this gets to anyone who can actually do something and I guess at this point it doesn't matter. It really does help to know we are not alone in this shark pool owned by Option One Mortgage Corp. Thanks for listening to this amazing rant. And may our Creator kiss your cheeks in the breeze as you walk on our Mother Earth. It just reminds me when I think of this statement that no one owns this land we live on... but Option One owns us. I hate it. I am helpless. I don't know what to do or where to go.

I have found this company to be without options when it comes to customer service. I realize they are paying 50K for 10 workers to 1 american (english speaking) worker, However, I have given them ample chances (3) to change and left them for another reliable mortgage company. When I send my payment in on the beginning of the month, I do not want a call that week asking me "Did you make a payment?". These are the "Clintonian Help" companies that were spawned by mid-1990's housing boom. Pure greed to lend money knowing that x-percentage of mortgages would default and the windfall would be a resale. These people are no different than the S&L bailout that happened in the same era. Option One SUCKS!!!

Option one has come to our rescue. After months of feeling hopeless and lost, I made the correct contact with Option one and spoke to Chris Lindsey a customer advocate for Option One. I had contacted the media and my Congressman and they told me to keep on trying and to persevere. I did and after having my interest rate rise to 12.5% with no way to pay, Chris contacted me and after a few communications back and forth and a couple of weeks we received a call from Chris to tell us that me qualified for a loan modification and he did it for us, he lowered our rate to 6.125% for 30 years fixed with no costs not money out of pocket and he even gave us a few unexpected credits. A word to the people struggling with Option One keep contacting them, keep asking and begging for help they will come through for you. I had given the company a bad review, I now take it back.

We submitted papers to cancel our escrow and lower payment from $2119 a month to $1653. The papers were submitted 12/18. It is now 1/28 and they never did it! They told me due to the holidays they had a delay. Now they are refusing to do it and claim I am 60 days past due! i as many others entered into a forbearance agreement with Option One with an outrageous additional $900.00 a month on top of my already 700.00 and rising due to the adjustable rate i have. I have paid them 7700.00 since September of 2007 and they still say i owe a balance of over 11,000.00.I made a 1200.00 payment in November of 2007 and called them to let them know I was unable to make the full 1600.00 payment at that time and the rep.(Hector Rodriguez) said we will except it and you will need to make it up on the next payment, two weeks later my check had been sent back which caused me to default on my agreement. I have two teenage boys as most folks do and it is Christmas time. My boys deserve something.I think some where they have screwed me as well as many others. Where they can come up with the accrual of over 20,000.00 in less than a year I can't figure out. Option One never talked to me about a loan modification only telling me I had to scrap up 4500.00 to re-instate my loan and once I did they jacked up the payment so high knowing I would eventually be unable to make the full payment. They never offered a 24 month plan. As I said i have a junior in high school and a freshmen. My son will have his class ring and they will both enjoy there high school years. My interest rate is rising every 6 months and Option One is the worst mortgage company I have ever deal with. I tried to refinance that didn't work, had an offer to sell the home provided Option One would agree to a short sale the stone walled us once more. They have this mentality that all or most of the borrowers they deal with are completely ignorant to the laws of foreclosure but, I am here to tell them I am one smart cookie and research every little thing about them, my mortgage, and what steps I should take to resolve this matter. The Federal Reserve should investigate them for fraud. When your payment is 700.00 and in a matter of 6 to 9 months you owe them almost a quarter of the payoff something is wrong. My mortgage payoff went from 64,000.00 to now owing 76,000.00 How does that work when you only borrowed 66,000.00 to begin with??? Sounds funny to me.

I've never been past my grace period for a payment. I generally receive 15-20 harassing calls a month from them demanding immediate payment over the phone which they then charge a fee for. Unbelievably they called me on New Years Day @ 8:54pm rudely demanding payment. When you explain that paydays are on the 5th of the month and that the grace period is until the 10th or 15th (i'm not sure which since I always pay on the 5th)they just rudely insist that the payments are late as of the first of the month and insist upon immediate payment. I know that this is merely a tactic to generate more revenue through their telephone payment services, but calls to my work and cell phone are embarrassing and distracting and should be illegal. I will refi as soon as my prepay penalty period expires. It amazes me to see the mentality of their employees. Notice the only post to this site with a positive rating was from an Option One flunky who placed the blame back on the consumers and accepts no corporate responsibility. I highly agree with his one statement though "I also hope that consumers will take responsibility and READ and understand their loan agreements BEFORE signing" Or better yet, don't even consider them as a mortgage company unless you are a financial masochist who enjoys harassment even when in good standing. BURN IN HELL OPTION ONE!!!!

Protect your rights! Option One uses predatory practices when trying to collect a "debt". Check out the Federal Trade Commission's website: ftc.gov click on the tab "Consumer Protection" We should all write letters telling them to stop contacting us! SURE I EXPECT A CALL FROM MY LENDER IF I'M PAST MY GRACE PERIOD, BUT COME ON!!!, ON THE 2ND AND 3RD OF THE MONTH THEY START CALLING. I recently made a payment on their web site, got an email confirmation that it was received, only to find out instead of it being drafted from my checking, it was drafted from my savings account. They insisted I made a mistake. MAKE SURE YOU DOCUMENT ALL TRANSACTION WITH THIS COMPANY, THEY CANNOT BE TRUSTED SINCE ALL THEIR CUSTOMER SERVICE REP ARE OUTSOURCED. Now the burden is on me to prove I made the payment on time. I can only hope the servicing gets taken over by a company that is ethical. Hey all you loan officers that just got fired, how do you feel about Option One now?

We were informed that a modification agreement would be in place within 6 weeks. To date, we have not seen nor heard anything and my Dec. payment can not be made. We also had made the mistake of letting Option One Finance our 1st purchase. We fell upon hard times and Option led us to believe they would work with us only to find out as soon as we mentioned we were going to have problems they mailed us a letter saying we were in default. We went through the whole BK thing with them and it was too much. They sold our house without notice and we are still dealing with the the drama of eviction because our home was sold without us knowing. I feel sorry for the real people in this company. I will be more than happy to join a class action. As we have no money to sue them one on one. I feel the government should make this company re-fi everybody that ever had a loan with them at the lowest rate possible and redeem their own company name by showing goo faith. This company is run by crooks. The mortgage you sign says Option One, but then during foreclosure US Bank is the plaintiff. Option One is just a servicing company. They have sold as much of their subprime mortgages that they could to the top 3 banks in the country. We have a judgment for foreclosure due to go to sale in April and they still keep calling me to collect payment, just a few hours ago! Now an india/pakistan women (instead of man) trying to make nice on the message "Hi, so in so this is blank, please call me" The parent company HR Block obviously has no regard for their mortgage customers like they do with their tax customers who they take advantage of annually with outrageous interest charges on tax refund loans. Looks like with the number of postings here, they have more property on their books then they will ever sell which should hopefully send them under. They should be prosecuted for criminal acts of fraud in all the lies they tell you. Happy to participate in a class action suit. Read my story at screwedbyoptiononemortgage.com Don't let this article fool you, they don't help, they don't respond to your written replies, they don't want to do anything more then take advantage of working class homeowners going through a tough time just to get your money!

Option One has led us on for 5 months. We filed for a loan modification and they explained it would take time and after weeks of waiting they then cam back and said they did not have all the paperwork so we started over. The second time they said if we could catch up all of our payments they would go forward and see if they could get a loan modification approved. They are going to foreclose and knew the answer but wanted money before they foreclosed. They are horrible to their customers and people who can't speak English call all day long. It is a shame.

Keep really good notes and get a lawyer. Talk to your Consumer Credit Counseling Center in your area. Write to your Congressmen. Copy Option One on everything. Remember you have rights as a borrower, they have obligations as a lender. Truth in Lending is the one the violate the most. Cracks me up-the response above from the Option One employee that says they care. I haven't talke to the CSR yet, apparently.

My husband & I had always paid on time. Until I had a hip replacement surgery done. I was out of work for 6 months. We became late with May, June & July's mortgage. The 2nd week in July we were able to pay everything in full but it wouldn't accept my payment online, like I always paid before. I called & spoke with a rep and she said she couldn't accept over the phone so I would need to mail payment in. I did that. After seeing two weeks later that my check hadn't been cashed I called Option One to find out they had started the foreclosure process the very following day after I spoke with their rep that wouldn't take my payment over the phone. Now they want $8,600 for everything to be "forgiven". We cannot find anyone that will help us and now the date of sale on our home is 05/2008. All because they won't work with us. I don't understand why a lawyer isn't all over this for a class action lawsuit? This corporation is terrible and have done everything to me as listed by previous people. Such as 20-25 phone calls per day on the 2nd of the month, etc. And I've read alot on this company and the complaints out there are so many! There is a term for what they are doing and it's called "cherry picking". They set people up for foreclosure because they want all those fee's, attorney fee's, etc. But, with the housing market the way it is they are really going to lose on this, sooner or later! Pathetic and so disturbing that we have to lose our home because they are criminals!!! How do these people sleep at night? I've spoken to only Indian accent people who tell me that I can't talk to anyone that speaks English. Hello, how am I suppose to communicate if they don't understand me and I don't understand them? Someone needs to have this company go down!!! I wish so badly that they would be forced to sell our loan to a more reputable company. Best Wishes to Everyone!

I have been trying to fax papers to this company for the past six months trying to save our house. Every time I call them, they don't speak English and they always tell me they did not receive my fax. We are attempting a short sale and they won't even look at the paperwork. This is the worst mortgage company I have ever seen and wish I had never heard of them. We just got our 2nd foreclosure notice and are starting to wonder if we will still have a home for the holidays or be living in our vehicles. Fair warning: DON'T DO BUSINESS WITH THESE PEOPLE, IT WILL RUIN YOUR LIFE AND YOUR CREDIT!

These guys are idiots. We hired a broker to refinance our home. This stupid broker refinanced us through the same mortgage company we already had....the crooked Option One Mortgage Corporation. Anyhow, we stupidly signed the papers and soon after kept receiving collection calls from Option One on the mortgage we refinanced with them (Keep in mind we refinanced through them and they had our last mortgage). We kept telling the Indian Option One Collectors we refinanced through them. They called up to 10 times a day for over a week harassing the bejeezers out of us. Finally, Option One found their butt cracks with their hands and updated the information. These guys also harass you within the first 5 days of missing the payment due date. We would mail our payments and somehow it would take up to 20 days to post to our accounts causing late fees. We would attempt to pay online and they would offer us error codes notifying us to pay over the phone so they could collect the phone pay fees. This company should have a class action against them. We have started the process of refinancing out of our current mortgage with Option One. THANK GOD!! We truly hope this company goes bust.

Does Anyone speak English in this god forsaken company??First of all we were "tricked" into an ARM, and given a mortgage for an amount way beyond the actual value of the house. We were told that after 24 months of consecutive payments we could get a fixed rate. That didn't happen!!! matter of fact, on the 24th month, the interest rate adjusted, took our $519.00 payment to $848. Of course we didn't like it, but we made them and started asking about modifications and refinance. About 6 months later, it adjusted again taking the payment to $1121.00. This was just not affordable for us, we have 5 children and are self employed. So, I called them, this time to demand a modification or something. Simply telling them, we can't afford this and this place isn't worth it. I was told to continue to make the $848 payment while they worked on the modification. Thats what we did and 4 months later, the sheriff showed up at the door with foreclosure papers. I could not believe it. I called them right away. Of course the lady that was working on the modification had been let go and believe it or not, there was no file on a modification!!!! I had the money to catch up the payments that were insufficient, however, they were very rude and told me they wouldn't accept it because now its in foreclosure and theres legal and sheriff fees to add to it. They wanted $4500.00. I didn't have that much. They didn't want to hear it they just didn't care. They said pay it or we will continue with foreclosure. So, we went to see an attorney. Bankruptcy seemed to be our only option. We had the place appraised for the B/R, It appraises at $38000.00 Our mortgage is $72,000.00. Our attorney has tried to deal with them. He had to call them because they were harrassing us after filing B/R, calling and sent a collector to our door twice. He threatened them with harrassment charges and the lady told him they have no record of a bankruptcy. This is absurd. We had been in B/R for 5 months. He again informed them of the B/R and re-faxed all 20 something pages of paperwork. They are still gonna sheriff sale on oct. 5th. They were very rude to us and our attorney actually hanging up on him once when i was in his office. We are at wits end, we don't know whether to laugh at them because they're gonna loose big $$$ at the sheriff sale , or continue to try every way possible to save the house. This is our home for 13 years, we have raised our wonderful family here. It's gonna be hard to call somewhere else HOME. Option One are very rude, crude, cruel, heartless people. I wouldn't recomend them to my worst enemy.

In reading other responses, I feel like I have been writing each one. Never can find anyone who speaks English; I've just started asking for someone who does speak English and I eventually get sent to someone else who does; I was promised from the start that if I made 24 consecutive on time payments that I would have no trouble with them refinancing me with a fixed rate; 6 more % added to my 7% loan and 250.00 more added to my pymt each month has helped me not pay anybody else and now my credit is so shot nobody else will touch a refinance. Got me right where they wanted me... and I'm due to adjust again Dec 1, 2007. Wonder just how high they can go before I simply can't pay anymore.

by Option One Loan Officer From Huntington Beach, CA on September 10, 2007
I understand and agree that it is very frustrating to try and communicate with the reps in India. The comment regarding request for a Spanish speaker was a good one, unfortunately. However....I can tell you that from my point of view those I work with in the corporate office at Option One in our loan servicing/refinancing dept. DO very dearly care about our borrowers. I understand that the general public just does not understand that when quoted a loan it is based from the information that you the consumer provide us with regarding appraisal and income. We do everything we possibly can not only in sales but in loan processing and underwriting as well. We do our best to meet your needs and can tell you that this company has ALWAYS made sure that a consumers loan was a benefit to them. I notice that all of the complaints here are from folks that don't pay their mortgages on time! I completely understand and empathize with illness and job setbacks and the fact that if you could, and you SHOULD be able to speak to someone who you can communicate with it would make life a whole lot easier. I also hope that consumers will take responsibility and READ and understand their loan agreements BEFORE signing because in that case you can give a good hard think as to what you will be looking at payment wise once your arm adjusts. If you do not make sure that you understand your loan agreement you must take responsibility for that and stop blaming your mortgage company and claiming they are taking advantage of you after your loan adjusts. If you did not qualify or did not like the higher payments of a 30 year fixed loan that was your choice. In addition to the fact that so many of these loans turnng to forclosure were 'stated' income loans. Again, loan officers go by the income you tell us you make! Don't get yourself into something you cannot afford. I'm glad the short term arm programs are gone and wish that all of our borrowers were satisfied with their loans. Bottom line is that Option One employees DO care about their borrowers. Thanks for listening.

we have a option one mortgage this is a terrible company for a number of reasons

by Anonymous From Chambersburg, PA on August 23, 2007
I was misled by a broker in 2005 understanding that I had a fixed 9.6% interest rate with a 2 year astronomical pre-payment penalty. The loan was sold at closing to Option One. In March of this year, while beginning efforts on refinancing, I discovered I was on a 2/28 ARM that would adjust in August of 2007 to 12.6%. and continue to adjust 1% point every 6 months until the end of time. Fortunately, I was approved for an FHA refinance at 7.0%, only to find out that the house would not appraise for any more than $4,000 less than my loan balance, thereby negating the refinance. I began contact with Option One in May 2007, indicating the situation and that we would no longer be able to afford the home and wanted to speak to their loss mitigation department on workout options, loan modification , short sale, deed-in-lieu, etc. I was told on countless occasions that I needed to be 60 days late on my mortgage to speak with anyone. Most of the folks I talked to were Indian. So...after 14 years of homeownership, I did not make the June payment and have not made any payments since then. June 1 we listed the property for sale. We've moved completely out of the house on 8/6. I received the notice of intent the first week in July that expired the first week in August. I received the notice of Default yesterday 8/21. I have certified letters and documented phone conversations indicating that were pursuing a short sale scenario or deed-in-lieu of foreclosure. Option One also has the information they requested and the same documentation of the phone calls. Yet, they call twice a day, as me if I'll pay the arrears and seem to have no knowledge of the status of the account until I tell them. They've also indicated that even though were trying to do a short sale/deed-in-lieu that it by no means prevents them from foreclosing. Given the current state of the mortgage industry, I'm surprised that they would do this. Either way, last thing I want to do is have a foreclosure. Can you help? I'm doing everything I can do, short of paying the mortgage and living in the home, to help them help me. But, my efforts are futile if at the end of the day they will simply foreclose. Another aspect of this that I don't understand is the 1099'ng of the deficiency in any scenario. Let me get this straight....I can't afford to pay you, so you foreclose, which messes up my credit (not that it can get any worse) and then turn that into an IRS "hot water" situation. This makes no sense. Please help!

Option One is absolutely the most horrible, heartless company My husband and I have ever had the displeasure of doing business with. Mu husband had knee surgery in Sept of 2006. We immediately called Option One to see id they could be patient with us on our payment. Nobody speaks English! Nobody cares. Unfortunately in Feb 2007, we lost our daughter and had to pay for funeral services. Then my husband had to have his other knee operated on a week later. No money coming in from him for another 6 weeks. We tried to talk to Option One about this and make some kind of arrangement. They said they were sorry to hear about our daughter, but when could we make our payment. Immediately, they started calling no less than 30 times per day! What harassment! We couldn't get any peace even in our time of grieving! They are absolutely the worst and I would not recommend them to Satan himself (of course I think they may be Satan himself!).

Option One is the last company to work with on a mortgage. They say one thing and do another and depending upon who you get on the phone, the information they give you could be true or false. We were promised a Loan Modification after making 9 months of payments to keep our house from being sold. After weeks of follow up on my end, I finally talk with someone and they say they can't do it because we are now almost done with our payments. I would NEVER recommend them to anyone, especially anyone entering into an ARM loan. They will raise your rate 3 and 4% every six months making it impossible to make payments. It's a wonder this company still makes money after all the foreclosures they must have to go through.

All Spanish speaking employees speak clear English. Try it! Entered into a Forbearance agreement, but the terms are really impossible. Their employees are not courteous, when told that you don't want to lose your home their response is "that's nice". But it isn't nice.

Option One wants to control our lives forever. We have tried to workout 3 months of back payments due to hospitalization and of course no money from work during this time. Got behind, worked out a forebarance, they said one thing and did another! Our payments now are to the point we can't afford them we struggle and beg and borrow to make payments on time since the forebarance to find out they continue to count all our payments as late, we have receipts that they were made on time. We are down to 2 months behind, and all other bills suffering to make the house payment. Still we try to refinance to a lender that we can afford the monthly payment, but Option One has dropped our credit so bad and marking us as perpetually late, no one else will touch us. HELP!! These people don't speak english and don't listen!! They tell you one thing and do a totally different thing.AND then they said they would refinance us if we made up a late payment, we got the money from family and friends so we could do this, so we called them and reminded them they said they would refinance the loan if we made the payment, now they tell us they can't do it because our credit score is too low and they are the ones that made it that way.

As of 03/26/2007, we were just about 1 year behind on our mortgage. We kept in touch with Option One, letting them know what we were trying to do to resolve our mortgage situation. They have been very understanding and delayed the foreclosure notice for as long as possible. We were served on 3/25 and Option One said that they are not looking to do anything until August, still giving us time to work things out. They have been very understanding in this matter, which is contrary to what we had heard about them in the past.

very hard company to talk to. i really needed help fast AFS was there. another co. wanted to charge me 4000 dollars, a whole mortgage payment. AFS was very minimal compared to all the hard work they put into my case. still after a workout agreement, i don't believe option one is playing fair.

I have tried numerous times to contact the mortgage company and have been given the run around and have been transfered to voicemails. I have yet to get a call back. I am 70 years old and have limited income. Any help that could be given to me in this matter would be greatly appreciated.
