I am so sad to hear of all that are in such a bad situation with NCM. They are really horrible. For those of you that have given your 2 cents and informed many that it is their own fault for not being able to pay their mortgage, don't judge unless you know the details. I had a lender that told me that an adjustable rate during construction was the best thing to do and that it would be easy to roll the loan over. We hire lenders because we are not real estate or escrow experts! NCM stopped doing construction loans during the construction of my home and raised my house payment by $1500 above what it was supposed to be. They said that because they no longer are doing construction loans, everyone in one was being placed at a capped rate. What a load of crap! Oh, and you think I was able to roll the loan over? No way! I tried to do a loan modification but had the same problem that many of you had. They would loose my paperwork. I do have some advice which may help many of you. I hired a loan mod/law firm I checked on them through the BBB first. I had to pay them which made me nervous but I can tell you that they came through with flying colors. I still have my home and my interest rate was dropped to 2%. There are still some issues like a 40 year fixed and the house is appraised for $250K below what I owe but at least I have a roof over my head for now. My payment was reduced by half! NCM/PNC has still not provided me with the final paperwork and it has been 8 months since being approved for the HAMP program.

After my landlord insurance policy & property taxes increased my monthly National City mortgage payment increased by $230 approximately. I decided to sell the property. Shortly after receiving the notice of the increase in the monthly mortgage I received a letter stating that National City would no longer service my loan that PNC Mortgage would now service my loan. The loan number remained the same but the mailing address & phone number changed. I immediately called the office to get information on what was necessary to begin the short sale process. After speaking to a representative in customer service I turned in all the paperwork required. Then she asked for more paperwork. I was a bit surprised so I asked her if she would please mail me a list of all the information necessary for me to turn in so that I can be totally set-up for the "Short Sale" of my property. After about 2 weeks I finally received that list. I quickly attained realtor to assist me and we worked diligently to complete all the additional paperwork PNC need to place my property on the proper department for approval of a "Short Sale" property contract. I typed & faxed a signed letter allowing my realtor to speak with anyone at PNC about my loan and the "short sale" procedures. Over the next month my realtor showed my property & received 4 contracts for purchase. The highest purchase offer contract was $60,000 cash. Since the PNC representative handling my "short sale" did not state for my realtor to send a specific number or sales contracts or just one contract she sent in 4 purchase contracts. She faxed all the paperwork to PNC at one time. Next, PNC told my realtor that HUD 1 paperwork had to be sent in for all four sales contracts and as soon as that information was received by PNC my file would be assigned to the short sale department and to a specific caseworker. My realtor had each prospective buyer to fill out the HUD 1 information and she again faxed all 4 HUD 1 paperwork to PNC. Unfortunately, the when she and I called for the "short sale" caseworkers name we both were told that all the necessary paperwork had not been received so PNC could not move forward until it was. They told me that the letter I sent giving my realtor permission to speak to PNC about my mortgage information had expired so I needed to re-submit another letter. I took the original letter changed the date on it and re-faxed it. They claimed it was sent faxed to the wrong department. PNC customer service dept. gave me a different fax # from the one I initially faxed that letter too. I re-faxed the permission letter & called to be certain it was received. I got the run around, first the answer was no then they said I should have faxed information to the original fax number. After 4 days the person who needed the letter said they had received it. So, the realtor and I were on a conference call and asked could my file now be sent to the assigned "Short Sale" caseworker. I was told no that the appraisal that PNC had requested from an appraiser they hired had not been received therefore, my file was not ready to be turned over to a specific "short sale" case worker. After 10 days the appraisal still was not completed and submitted to PNC by their hired appraiser. I asked if I could hire an appraiser and I would pay them to go over and perform the appraisal since their selected appraiser obviously could not get the job done. I was told NO. I asked if I could have the appraisal company's name and assigned appraisers phone number to call to see if I could be of any assistance. I was again told NO. After a total of maybe 15 days of waiting for PNC's appraiser to perform the appraisal he/she was hired and asked to perform I received a final foreclosure notice in the mail. The Friday before the Tuesday foreclose date my realtor and I called all day Friday to plead with PNC to get the appraiser to the property but nothing was done. The eventual buyer of my property came onto my property the Saturday before the actual foreclose for a walk through. He obviously knew the PNC "short sale" of this property was dead in the water. The person who came onto my property purchased the property for $20,000 the day after the foreclosure date. I wonder how he got all his paperwork in order so quickly. I believe he knew the "short sale" for my property would never take place.

We applied for a modification in February. of 2009. We were accepted into the HAMP trial program in August. of 2009, made our reduced payments, were defaulted on by PNC in April of 2010, Foreclosed on in June of 2010, We got the Foreclosure reversed in August. of 2010, PNC promised to scrub our credit, which still isn't complete as of Oct. 2010, sent us an 'in house mod.' end of Sept. 2010 then rescinded it 4 days later because we made the October 2010 mortgage payment. The modification offer was 1.3% above market average, extended the loan term and was a net savings to us of $47.60 a month. Lip service to say the least. DO NOT GET IN BED WITH PNC MORTGAGE! We had no choice. They bought out our servicer WITH TARP MONEY!

PNC's Home Modification program is nothing short of a nightmare. In Sept. 2009 after losing my job, being diagnosed with fibromyalgia and having two children in college PNC advised us to apply for a loan modification. At the time, all of our payments were current. We were told we would have an answer within 3 months. Prior to this experience we had Excellent credit, and could have refinanced at a much lower rate. However, at no time did PNC offer this option. After a year of paying, our agreed upon reduced payment, we were denied. A few days later we were re-instated and then a few weeks later- denied Again! Although we income qualified at the time of our application, in February 2010 my husband acquired a second job. The position is per diem and not guaranteed income. Despite this, PNC counted it against us. A majority of the income received was for a 3 month mandated orientation. Furthermore, they lost our paper work and required that we re-send the same documents 4-5 times. They failed to communicate with us, told us several times they had everything, and we were in final review. When we called the next week (shockingly) they were missing documents! Letters were sent to us weeks later, and we were placed on hold for almost an hour each time we called. We asked, on several occasions, if we were in jeopardy of losing our home and told NO. We feel that had PNC handled our application in a timely and professional manner we would not be in this situation. Now we are in bankruptcy, but signed a reaffirmation agreement with PNC. As of August 12, 2010 we were still being told that we were not in jeopardy of losing our home. Yet days later, our attorney received a letter from Steven Baum's office stating he was representing PNC. The letter states that they will set up a repayment agreement with us! Another lie! Both myself and our attorney has contacted his office and they ignored us! No where does any of the documents we signed with PNC state that we could be foreclosed on! It seems like someone should hold them accountable for their dishonest practices!? I can be reached at mim728@gmail.com if there is any lawsuits pending.

PNC Mortgage is literally stealing homes from people. They are the most heartless individuals. They were given billions of dollars to help people and the percentage that have not been helped strongly outweigh the very few that are actually getting help and not being lied to. I am one of the many many people who are losing there homes and it would be a great honor to help change what these cold hearted people are doing. Anyone willing to start a class action lawsuit against them can contact me. I am not only losing my home my business is operated in my yard so I m practically losing that too. Hope now and all other government programs are a joke not many people qualify and I best most of them that do qualify are not FHA homes. Like I said before if anyone wants to join in putting them crooks in their place contact miguezsewer@yahoo.com

In 2007 I lost my job and ended up being offered a Modification with National City. They did not inform me this would negatively effect my credit. They forced me to get 3 months behind on my payments when it wasn't necessary and told me there were no fee's. It ruined my credit and they kept my house payments and called them fee's and turned over even more missed payments on my credit because they kept the payments. I was not told the payments were kept and NOT placed towards my loan until after the deal was completed. Has anyone else experience this illegal treatment of not disclosing the process and fee's ahead of time?

I even tried to see if I could split my payment up into biweekly payments and was told I needed to pay $300 up front before they would consider it. Last time I called, "computers went down" and she would call me back when they were working again. Still waiting for that phone call.

NCM would only release 1/3 of the money which was about $4000 not enough money for the materials for me roof and drywall NCM would not release any more money until the house was 100% repaired so I had to use more of my own money for the repairs while they held $9000 of my money just long enough to force foreclosure and just today they said that july was the last payment I made I have 100% proof that the payments were made except oct nov and dec because they held my money until they new the amount owed on the loan was way higher than what they owed me so why did they not just apply the money to my account? if you want to join in lets push this go to classadvocate.com there seems to a attorney looking at this maybe if we all join in we can win feel fre to contact me at brklytb420@aol.com

National City has done nothing for us except to set us up for foreclosure. They promised a forbearance package for us that would help us out after Hurricane Ike almost destroyed our home. After that, they totally ignored us for several months until we started receiving foreclosure notices from them. They have been very unwilling and unfair when it comes to trying to help us out. We love our house and want to keep it but we are at our wit's end - we just don't know what to try next that will help us!! Any ideas??????

I have no words to describe this banking business, national city mortgage. I did fax my summary comment with the two letters and copy of the one check that was returned with their claim of partial, in fact the manager and mortgage department gave me that figure of which they return.. I stopped paying after the letters telling me they'd be returned. at that time 4,000 was in escrow with the taxes had been paid with insurance paid. sad and I feel for our men and women back from iraq going through their tactics. surgery wit plate and screws kept me down for over a year. write your congressmen, obama send him a fax to the white house.

When hurricane Rita came through and we couldn't live in our house. They told not to worry about payments- they would put them on the end of the loan. we sent in all the paper work and they changed their minds saying it was all due or loose the house. We hand to take out a separate loan at the band- that we are still paying off- just to keep the house. In hurricane Ike their payments barely covered half of the expense for repairs- we had to come out of pocket for the rest!!! Don't know why I expected any more this time around- the workout packet are a joke!

Spent over a year filling out and sending in workout packages, being told to be patient because they were behind, then would be told they never received anything from me. Finally was set up to make 3 forbearance payments, which I did, then was sent loan modification package, which I filled out, notarized and fed ex back in the prepaid envelope. Mod said first payment was due Nov 1st, sent it on time, had it returned saying my mortgage was in foreclosure, called and was transferred all over the place, finally to a voice mail, left message no call back as usual. Next day I had a Possession Notice tacked to my door giving me two weeks to vacate as my home had been sold!!!!! Can't get anyone to tell me anything at National City, get transferred all over the place, and 0 call backs!!!! NCM has made no attempt to even respond in a timely manner. After waiting on hold for countless hours everyday their generic response is your case is under review. Their investors had made it very clear that performing a loan modification is not an option. Recently I heard a news story on NPR news regarding mortgage companies refusing loan modifications that Obama has been pushing. Due to that fact that it is more profitable to complete the foreclosure process on the property, write the loss of and request reimbursement through the government on the losses.

starstarstarno starno star by National City Mortgage Employee From Dayton, OH on October 06, 2009

As an employee of NCM I will remain anonymous I happened to stumble upon this site and hopefully I can help you out with some of the questions/concerns about NCM policies. PARTIAL PAYMENTS NCM does not (probably will never) accept partial payments. Principle and Interest payments must be paid every month. Now, there are ways of getting around not paying escrow for a month under some circumstances, however, beware that this will create a shortage in your escrow account. To satisfy investor requirements NCM cannot send partial payments. 2. WORKOUT PACKAGES Although I don't work in Loss Mitigation or Customer Counseling, I know that WORKOUT PACKAGES are very time consuming and frustrating not only for the customers but the employees. Workout packages cannot be processed if you have a deficit income. You have to make enough money to ensure NCM that you can make the payments each month. 3. HMP The new government stimulus program is designed to lower interest rates on mortgages for a 5 year term assuming your payment is greater than 31% of your monthly income. Loans must be Fannie Mae or Freddie Mac loans and at this time no other investor has given the authorization to move forward. Customer Service has the ability to make changes to your escrow and manually enter partial payments (assuming you have escrow). Most of the workout information must filter through Loss Mitigation. Now, if you are having problems calling in and getting tied up in the phone system, do not say anything do not punch in your account number/social... just say "representative". You may have to do this a couple times before the system kicks you to a person. If you have any questions about any of NCM's policies ask a customer service rep. If we don't know, we can find out. I can sympathize with the frustration in getting some of these packages done, however, understand that NCM does hole 1.4 million loans and the company has received over 50,000 applications already. I don't work over there but they are working around the clock to get paperwork turned around. NCM Customer Service 800-822-5626 and we will try the best we can to answer your questions. Thanks!

WOW! AIN'T THIS LIKE AMERICA? Everyone thinks someone else owes you something because of YOUR financial mistakes. I have not yet received a work out package from National City, but they have been nothing but helpful to me. I have got in touch with a LIVE person EVERY TIME I have called, which is once a week. Just a little advice- you cannot show a deficit on income when you submit the application. You have to show a little left over income. Why would they help you if you can't even afford a smaller house payment? Keep in mind, even if you don't qualify for the Federal Loan modification, they offer their own modifications as well and have recently hired another company to help them. These people are great help, too. For the federal application, you have to qualify (or fail it) twice before it gets sent over to their modification department. Give it time, people. Everyone else says write, write, write, call, call, call.- But what you should really be doing is PRAY, PRAY, PRAY.

NCM has taken advantage of us too. Forcing a 2 year balloon instead of the 30 year loan promised when we started construction. We have stopped our payments due to the fact that the balloon is looming over our heads. NCM has rejected our offer of catching up the back payments in trade for a longer term. They offered us another 2 year loan if we pay them $100,000. Contact me if you have a similar problem. We continued to make the payments on tim e using our 401K and saveings all the way to the last drop. Two months later we called them about the program and apparently my wife's credit was too low for us to qualify. They sent us to another program but have to wait for the application through the mail which is suppose to be 7-10 days. I ended up calling them a few times with questions and concerns but all i get is to look up their website (been wondering if they even have a customer service rep).

I am absolutely displeased with National City regarding the loan modification process. Although this is a service being provided to clients with a wide array of financial circumstances, National City's performance is terrible. I am going through a divorce, so therefore lost a source of income, I have tried to refinance time and time again, but being flat on the loan (no equity) because of devaluation no one wants to touch it. Additionally, I have tried to go from conventional to VA, which is a win/win for National City and myself, they won't accommodate. So, I was forced to do the Loan Modification. It was the only option left. I submitted my package and it was rejected initially, because they didn't know how to read their own form and stated the income was too great to qualify. I resubmitted the form within a day and now my package has sat untouched for 45 days. Have called them every week. Last week they said they would escalate. Called yesterday, no action was taken. Associate said she would again escalate to her supervisor. Told me to call back in a few days. Associates words were, the process is broken, we are more than 7000 loans behind. Looked at a list showing modification for Mortgage companies nation wide and although the report was dated August 09, National City had 0 Modifications. This is unsatisfactory. They have only extended the offer to 92 loans out of the more than 35,000 that qualified.

I too have been dealing with NCM on a workout package since Oct. 2008. They did not want to talk to me at all since my payments were current. My husband and I found out we were expecting our first child in May 09, well our daughter came 3 months early. We immediately began the workout package with them because we knew when our daughter came home, one of us would have to go out on FMLA. Well, I just got a letter stating that our loan has gone to a foreclosure attorney. I have contacted an attorney and we are planning a lawsuit. I have sent them payments - all but the 2 months that I was on FMLA which I told them I would be out - but they have not processed the payments. Never late on my mortgage ever and now this.

After agreeing to a construction to perm loan with a 1 time closing and a 5 year arm when the house was finished ( I was given 12 mos) Lets just say that because of the hassles of permitting and the CA wildfires that kicked us off the property I was late (74) days in getting final inspection on the house. I then sent in my final paperwork expecting my 5 year arm paperwork. 3 weeks of calling and waiting - no paperwork, finally I get a call - sorry we can not honor your loan agreement, why I say, well our investors have pulled out so we can not offer that loan anymore. No way I say, I signed for that loan over a year ago, well sir you did not finish on time so we can pretty much change what we want. They made me take a 2 year balloon loan - these people suck PS PNC bank purchased NCM for I hear 10 cents on the dollar so what does that make your mortgage worth to PNC - they should modify anyone who can afford the discounted rate the FEDS helped them get

This is so weird, they have done the same thing to me. I completed a total of 4-5 packets last year would send them everything they requested attached to the packet. I would call a few days later and they would tell me that they closed the case because I did not send my documents or they have not received anything. I would talk to them by phone and they would tell me they could not help because I did not make enough money. Well hello that is why I fell into this in the first place and I thought that is why we fill out the packet. I hired an attorney and it has been 8 months and I don't hear anything, Monday I received a letter from NCM's attorney pushing for my forclosure. Come to find out they are stating that they have not received anything from my attorneys and that there is nothing in my file stating that my lawyers have contacted them. I'm very worried and don't know what to do anymore. I don't even know if I'm being scammed by this company of FFEN that state they have attorneys working for me. They asked me to pay over a thousand dollars for the lawyers to work on my case and I still get a letter stating that I'm to get a forclosure. Who can I call??

Having just had NCM foreclose on me in the middle of a workout package. They lie on everything. Go to legal aid and get an attorney. Have your attorney put you in bankruptcy until the lawyer gets NCM to rework the terms. Do not try to do it yourself. Community legal aid groups will do this for very little.

These guys are the lowest form of pond scum I've ever come across... Last year I was diagnosed with cancer and was off work due to the operation I needed, then just as I was coming good from that I had 2 heart attacks back in November and had to have surgery for that, the the topper came when the company I had a truck leased to (who had been in business for over 100 years) closed their doors. We were constantly in communication with NCM spent hours trying to navigate the VM system never got calls back, typical "We dont see your Mod request, could you please resend it" all the while telling us they would work with us. Finally after getting 6 months behind we get a notice of trust deed sale and frantically call NCM I swear our house was 1 hour from the auction block, when we got hold of the first decent person we've dealt with there. She called the auction company and put a 30 day postponement on the sale. So after 8 months of trying to negotiate a modification they came to us at the last minute and offered a Forebearance agreement, so now our payment which was $3175 has gon eup to $4762 a month for the next 18 months to allow us to catch up on back payments... Shoulda called a lawyer before signing the agreement and sending them a $6500 certified bank check as good faith. Now that we've signed the forebearance we cant do anything but wait for 6 months... But if this is any consolation to everyone thats been screwed by these people, we're about to walk away from the property we owe them $600K on a first and $141K on a 2nd and I've had a gut full, so they can come take my house and I'm filing BK, if the system wont work for me then I'm not going to work for it. So National Sh&%y come get your new home oh by the way current market value on this puppy is $405K...

I don't have any of those horror stories. I got a notice of default but I paid what they asked for in certified funds about 4 days after getting the letter. They did put my money in a suspense account and I had to call them to apply my money. But all is well now. They have applied my money and now I am current. They were very helpful to me and always talked to me at customer counseling. SOrry that everyone else is having problems. But there are still some helpful people with this company. Just keep calling like I did and you will get all the answers that you need. Times do get hard and circumstances will not permit sometimes. But of course my mortgage payment may not be as high as all of the others but pray as I did. Keep calling is all i have to say. Write the names down of the people that you talk to. Make sure you get the same information from different people. And if you are still in doubt please ask for a supervisor. They still do have some nice people in customer service.

Since then they have jerked me around with constant re-checking of my credit, repeatedly telling me they lost things like my pay stubs and now on third appraisal of my home. Yes, values have been dropping so now they are telling me they can't give me loan amount. Nine months, I make plenty of money, stable income, excellent credit in high 700's. I am gooing to file every complaint I can agaianst this company that, yes, has taken tax-payor bail out money. Our money at work fellow citizens!!

I have been requesting help from National City since September 2008. They refused to help me when my mortgage payments were still current. So after months of trying to get help with them, I finally stopped paying my mortgage in February. After three additional workout packet submissions, they are stil "in review" of my application. Yet, they did not hesitate to report my delinquency to the credit agencies nor to schedule a sheriff's sale on my home. Luckily I have a Fannie Mae loan, which keeps them from foreclosing on me until they complete the review of my loan. I have spent so much money and time dealing with them and after nearly a year of asking for help, I have received none.

I get the "poor service" comments. We are actually in good standing with NCM. When I called to do a re-fi with cash out, I got a GFE immediately, encouraging me to lock ASAP. However, when I tried to move forward, I did not hear back. Left two vm's and sent emails. Finally got a brief email explaining he was busy but would get back with me the next business afternoon. Next business afternoon came and went - late last night received another email telling me the re-fi would move forward ASAP. Asked for an updated GFE and have not heard back. I am so glad I found this website. After reading comments, we are going with another lender. NCM is losing our business and we have excellent dredit (by the grace of God) and an excellent payment history. The lack of communication is not acceptable - and I certainly don't want to risk the "cash out" payment to be held by NCM for 60m days! Thanks for all of your comments. Hopefully NCM won't read this and figure out who I am - sounds like they may lie about our payment history to discourage the next lender!

National City Mortgage has not been very good to deal with. They will not take partial payments. Getting a person, not a machine, is almost impossibe. They kept my partial payment for two months before they returned it to me with a letter from their lawyers saying they were foreclosing on my home. I filed out a workout (hardship) packet and was contacted by their lawyers who basically told me they would would consider a repayment plan but they would need a down payment of at least 3,000-5,000 dollars to do so. If they had read my hardship packet, they could see I didn't have money for a down payment. Dealing with their lawyers is worse than dealing with them.

I'm currently working on my 3rd Hardship Packet with NCM. I've been denied twice advising the investor doesn't agree with modifying the terms. I've only been offered a repayment plan which would result in a higher payment of over $4k. I haven't made a payment in 11 months. I was served with the NOD in 1/09 with no sale date yet. I believe NCM hasn't received it's share of bail out money and is holding it's customers hostage until Washington pays out more.

National City is by far the worst company of any kind I have ever dealt with. They claim to be willing to help you but in reality they do not care. They wont take partial payments and the workout package is a joke. After speaking with them and giving them all the info they said I was pre approved for a loan modification as I showed a surplus of income. I called to find the status weekly and they said there was no update and it usually takes 2-4 weeks to complete but not to worry as a foreclosure sale date was not set yet. I called again after 5 weeks and got the same answer of still processing. Then, 2 days later, I get the letter in the mail saying that the loan mod was denied due to a deficit in income and my loan has been referred to an attorney for foreclosure and they will not talk to me about it anymore. I have to go thru their lawyer to get any info and that too is a joke. I have called their lawyer numerous time and left meny detailed messages with no return call. I am trying to save my house but NCM or their lawyers dont care. I really dont understand this. I would think they would rather get money from me than have to foreclose and then try to sell the house in a terrible market in Florida. They will lose money by foreclosing and that just doesnt make sense to me. My wife and I are devastated and no one cares. I would suggest that anyone considering NCM find another option if at all possible. These people plain and simply DO NOT CARE if you lose your home or not. Avoid this company at ALL costs.

This company needs to stand up and be accountable for the way they conduct business in the mortgage market. The loan I am reporting about is a home loan in which the only borrower is my husband. In December 2007 I contacted NCM to request a payment booklet on the loan since the December payment used the last coupon and the escrow amount would more than likely increase (property taxes & insurance premiums). I did not inquire about any information on the loan itself just simply requested a new payment booklet for the upcoming new year and I was rudely informed that they could not speak with me since my name was not listed on the loan. I explained to this rude customer service representative that I was not inquiring about the loan just requesting a payment booklet and could she please just make a note to get the booklet ordered for us, again she replied that she could not speak with me in reguards to this loan not even to request a new payment booklet. Jan 2008 still have no payment book so again I called and was giving the same response. Feb called again and was told the same thing. So I had been making the payments without a coupon and at the old payment amount. March same deal they could not speak with me. So I did not make a march payment in hopes they would contact my husband in reference to his missed payment and they did so only they contacted him on his company work phone and left an urgent message for him to return their call which he did when he returned home from work that same day, and during this call he requested a new payment booklet and had explained they we had been requesting this booklet since december 2007 and she indicated that there was no record of this request, he gave her verbal permission to speak with me and I gave her the exact dates and times in which I called and whom I had spoken with and she indicated they because I was not listed on the account that no notation would be made of the calls or the request but that she would put the order for a new payment booklet in immediately. So I in turn went a made another payment in March, April and May without coupons since the payment booklet never was received until June and it indicated that the payment has been reduced by 87 cents a month which was no big deal until the following days mail ran and I received a notice from the homeowners insurance company which we have had for the last 12 years indicating our home was no loger insured due to non- payment of premium, which I could not understand since we had an escrow account and this money had been collected the previous year for the payment of this expense. I contacted the insurance company to be informed they had infact sent 3 different notices to NCM on this premium due and they received no payment and no response. Calls to NCM were not returned so again I did not make a June, July, August payment hoping they would again call us since they would not return our call and we did not receive a call but we were tracked down by a process server at a property which my husband is the beneficiary to in another city than were we live to be served with foreclosure papers and here is the clincher I was also served with papers on this mortgage which my name does not even appear and it is my former name prior to the marriage of my husband which I have not used for over 19 years. We turned the documents over to our Attorney who contacted the Attorney representing NCM and he had no type of loan information and it took him until October 2008 to receive the documentation we requested from the bank and we were shocked to also receive a new payment booklet from NCM in October while this was already in court on foreclosure with payment amounts increasing from 720.90 a month to 795.00 a month so with this we are informed that NCM Attorney does not know why a new payment booklet was issued on a foreclosure but that the increase in payment was due to mortgage insurance premium and he forwarded a copy of the loan history and I would discover that they allowed the premium on the homeowners policy to lapse for failure to pay the $456 premium but a month later had picked up a homeowners policy from their company with a premium of $804 and that was why the increase in payments but took them 3 months to notify us. In October our Attorney had us go to the bank and attempt to make the missed monthly payments from June to October including late fees but on separate checks for each month which I did and even paid the November payment early and they did except all the payments no questions ask. The payments cleared my bank also. Both Attorney's were amazed that the bank accepted the payments and they continued to workout the remaining issues. NCM is slow about providing documents needed to get this resolved and numerous request with the court for the hearing dates to be extended have been filed. In March 2009 we are informed that the payments we have made since october 2008 to Feb 2009 have been setting in a suspense account and never applied to the loan. NCM wants the payments paid at the payment booklet amount which was set in Oct and not the June rate and they will recalculate the payment amount when the case is settled and we pay the Attorney fees the incurred to file the foreclosure. They are also adding additonal late fees which they want paid. I understand the error on my part of not making the payments without a payment booklet but I also feel they NCM were in error of not getting a payment booklet out when the first request was made due to the fact they could not speak with me on the loan then they also should not have the power to file or list me on a foreclosure. And then the error of not using the escrow money in the manner it was being paid to be used for is outrageous and then to let our policy lapse and to pickup a policy for double the premium they should be prosecuted for fraud on this matter. This information was not giving to the Attorney filing the foreclosure by NCM but was issured to him from our Attorney. Now a new problem has come up I am waiting to file my income tax return because NCM has not issued us a 1098 mortgage interest statement for 2008 and when checking with the Attorneys we have been told we need to get that from NCM on our own. Which we have spoken with them and have been informed that the only interest applied to the account was from the payments made Jan to May 2008 and the remaining payments are still in the suspense account and no principle or interes will be applied to the loan until the etire case is completed. But we need to continue making the increased payments until this is refigured.

Our economy is shot and everyone wants to blame it on the Mortgage Companies. Bottom line, we have all lived beyond our means, and didn't plan for the future. Not everyone can qualify for a loan modification, no matter what you are told. National City is a mortgage servicer, just like many companies, and they are bound by investor guidelines, meaning they can only qualify someone for a modification if the investor (the person that loaned you the money) agrees. Nobody wants a house to go into foreclosure, not the homeowner or the mortgage company. It doesn't benefit anyone financially. Hard times can happen to anyone but people need to be realistic. Sometimes as hard as it is to admit, if you can't afford your home there is no magic button mortgage companies have to just cut payments in half. Also, some people need to check their facts, National City didn't receive any of the bailout money.

I agree with everyone here. However, there has to be some reasoning behind all of this. The truth is that a corporation like this has parameters set up for each situation and you either qualify or you don't. The question is what makes you qualify or not. Then the question is what are the factors that are used to decide a decision on a workout package and are they consistant across the board. Does anyone know the innerworkings of how these decisions are made at this company, and if they is absolutly no formalized way of making a decision?

The fact is that they should've contacted us right away in July instead of waiting. We also contacted our local National City and they were told from the Miamisburg, Ohio bank that they could not discuss this with them. I didn't understand that, they are the same.

I have been making monthly pmts. on time. I check my bank account to make sure all is well. I sent a pmt. to NCM on Dec.2 and just noticed (12/17/08) that check had not posted. I called NCM and they informed me all the payments I had been making were denied as they inceased the monthly pmt. They sent letters to the home where my soon to be x-wife lives, she didn't say anything, so I never knew. Had I known I would have Paid willingly. Bottom line , I called NCM in July this year to stop auto withdraw and start paying by check. They should have known how to contact me from that phone call. Also I have online contact, they could have used that.

We would also be interested in info regarding a class action suit against National City, especially if we face a foreclosure due to their turning their backs. Aurora closing and laying off my daughter, her high-risk pregnancy causing 2 mo of hospitalization, her husband being in mortgage business as well, causing HUGE drop in income and NC doesn't care. Daughter working on computer from home and making $10 an hour, not sitting on her duff. She will be back to work making higher wages (hopefully) within 3 mo to make a difference with household income so NC doesn't HAVE to FORECLOSE, just negotiate and be patient. My kids will get it together! They are hard workers and had good credit. Why would NC make them crawl? Where is our GOV'T when we need them?

Then they tell me I have to prove it when they had already called my insurance company and confirmed I had insurance. I know this because I contacted my insurance company and they were completely puzzzeled by this action. They told me that I had never had a lapse of policy in all 25 years I have been with them and they even told National City this. They still billed me for no insurance. I would love to file a class action lawsuit against them for their actions and their billing of insurance when I already had insurance. Please, someone refer a good class action laywer to me.

We have been working with National City with a Short Sale. All 41 pages of our hardship packet were overnighted to a “Short Sale Specialist”, on April 29th. We gave them 3 years of tax returns, 6 months of bank statements, purchase contract, listing agreement, HUD-1 etc . . . The hardship was based on my Husband’s layoff and subsequent new job with 30% of his prior pay. We got confirmation that all paperwork was complete and would be submitted for review. Even our Realtor got confirmation. Our first lender, Wells Fargo, offered $3,000 for a settlement. NC said they would accept nothing less that 10% of the balance owed, which is $6,800. Our first mortgage lender approved our short sale beginning July and even agreed to the 10% settlement to NC. Upon faxing Wells Fargo’s approval to NC, they informed me that they had no hardship / short sale review with them and they charged off our loan. I re-sent all hardship paperwork and they provided a letter that they would only release the lien if we pay the $6,800 in certified funds and agree to make payment arrangement for the balance. Do they even know what a SHORT SALE is?? The $6,800 is coming from the sale of the home, but, the letter states that the $6,800 must be received before they will release the lien. They are going to kill this deal and our home will go into Foreclosure. They know nothing about the short sale process. They do not even have a loss mitigation department. Come to find out this whole time while working with them, we were only speaking to collectors who misleadingly use other titles such as “Short Sale Specialist”, “Account Specialist, “Loss Mitigation Negotiator” I am so with the former NC bank employee above who said we should get together with a Class Action Lawsuit for their misrepresentation, and lack of compliance with the government’s New Mortgage Rescue Plan. They are part of the cause of the collapse by refusing to work with us !!!!!

National City seemed like a good bank for a first time mortgae. We had a checking account through them and went with a counseler that orks to get people with not the highst credit into a home. I was told our payments would be around 450 a month when I went to sign the loan papers it was 675 a month. no worries I could squeeze that out. However after a few months my daughter developed an overactive immune system and broke out constantly in hives. No daycare would keep her and I kept having to leave work early. They also started a new attendence policy where you get 2 hours of sick time a month but you have to have coverage for the full day you take off our else you loose your job. So basically it was quit or be fired. With gas prices going up and my long commute quitting was the sane option. I then worked twoards opening a home day care. It is now Augast and I have been trying to work with nantional city to get a small repreave on our loan since April. They say they have hardship help yet if you are not making enough money to pay your loan amount you cannot get help. But you need the help when you can not afford to pay. They keep telling me to increase my income and lower my expenses. Well let's see when i don't have internet or cable or any other unecessary expense how can I lower them? I have my license but every one is set for summer daycare. hopefully I get some calls for School time day care. I get the same run around every time i call. I saw a HUD certified credit counseler who told us the game is played by lying on your applications. She stripped everything down and lied about our expenses and then sent it in. That scares me. If they would take partial payments i would be close to paid in full. But it's hard for us to get that much together at one time right now. These people stink and are very lousy to deal with. If your looking at this lender RUN AWAY!!!!!

National City Mortgage needs to be held accountible for what they are doing. They seem to WANT homeowners to forclose! We were never late for over 6 years. Then we had a death in the family, had to take custody of a minor child and related legal expenses, so for the past year and a half we have struggled. I contacted NCM(national city mortgage) and let them know what was going on. I was paying marches payment in april, april in may....you get the idea. They seemed happy as long as I was making the hefty late payment as well(70 bucks a month!) Well, a few months back, I was late as usual, and the second month was more than 15 days, they slapped a default notice on us. I admit, we were in error being late, but we were in constant contact and letting them know what was going on, when we expect to get caught up ect... Well, I tried to pay the last months payment, they wouldn't take it! They wanted both months or nothing. They suggested I fill out the hardship packet and make arrangesmnts. They told me to hold on to my payment until a decision was made. I waited and waited, no answer from them. I left messages, no answer. Now, because of no answer it lapses into the third month. I call and offer two months payment while they work on the hardship packet. Nope, they wont do it. I keep calling, no answer. Leave messages, nothing. I call and now get a full voice mailbox. Was told by another worker this worker had till the 14th to answer us. Sorry, I am not waiting that long, as if her answer is no, and the 16th rolls around, they could forclose! I borrow money from a family member, call and make WHOLE three months payment, get confirmation number. Done deal, no more worries, right?? WRONG!!! After a week of DAILY checking my bank account and noticing the money hadn't been taken out, and DAILY checking my mortgate statemnet online which was showing my account was credited, I wrongly assumed perhaps they were just waiting for some reason to do the bank transaction. Well, today, still no money withdrawn from my account, and now it shows on my NCM account returned check!! What? I call, and am told it was returned with no explanation why. Now they want to charge me another 189.00 in fees! I am angry, fuming mad, but want this taken care of and agree to pay. My husband in even madder, and calls them and they say I gave the wrong account number. They are reviewing the recording from my call on the 6th to see if it was my error or theirs and if theirs ,they will return the fees. I am NOT holding my breath. First I don't expect they will return my money, and secondly I seriously doubt they will take this payment either. They are claiming I gave them a 4-5 digit bank account #. Why would they even accept that and how could they error as it is the same account I have been paying from for over 6 years! They are intentionally witholding my payment!! They WANT me to be late. It sure feels that way. I have done everything right from the get-go. As I said, I accept responsibilty for my late payement even though it was a result of outside circumstances, I did everything financial counslers, and Dave Ramsey and others suggest when behind. I have communicated, filled out papers, stayed in touch and even made FULL payment, and yet my payment never gets credited. What is going on??

National City told us 2 years ago when we got our loan that the payments would be 1700.00 month and after we purchased the home and got our payment book the payments were actually 2200.00 month and then in October they raised our payments to 2600.00 month because they didn't calculate the taxes properly they based them on the current owner. We are struggling horribly and the best part is we own a home in another state that won't sell so we have 2 mortgages with NCM and they wont do a thing to help. Phone call after phone call. They basically said we are not a hardship because we both have jobs and the 2 house payments have never been late. THEY WILL NOT HELP YOU NO MATTER WHAT!!!!!

(They do electronic check processing - I can see the payment has already cleared from my bank account.) I am lodging complaints with my state's AG and the FTC because it can't be legal to call BEFORE PAYMENT IS DUE at my place of business disturbing me during a meeting with colleagues. As a former negotiator in the Loss Mitigation Dept I can tell you our supervisors really never cared to get our customer truly taken care of. They were always about the numbers. They would rather the negotiators reviewed a package poorly but fast, as opposed to taking your time to make sure our customers received a fair evaluation and a quality remedy. We didn't return phone calls, because too many people would call in and the managers didn't really care unless a customer actually elevated the call to a senior manager. National City preferred to forward accounts to foreclosure as quickly as possible because in the long run they wanted you the customer out of the Loss Mit Dept arena and unto somebody else's plate. Trust me when I tell you there was a reason so many things (payments, packages, letters, pay stubs, etc) were lost and calls were not returned. The managers and supervisors knew that when people called in to say a payment was made but not properly recorded or a call was made by the customer but never returned by NCM, or dicumentation submitted but claimed never received by NCM, that the customer was usually telling the truth but they didn't care. I know I was one of the people you would call for help until my health failed and I was forced to leave. There isn't a day that doesn't go by when I don't worry about the many customers who did the right thing who will never the less lose their homes. The only thing I am always amazed about is that you the borrowers haven't come together and challenged National City Mortgage in court under a class action suit. God Bless you all, as long as you remain National City customers you will need God's blessings.

I THINK THIS IS UNFAIR AND WOULD LIKE FOR SOMEONE WITH JUST A LITTLE COMPASSION AND UNDERSTANDING FOR THE WHOLE STORY TO GIVE ME CHANCE TO MEET THE MODIFICATION APPROVAL. Around the 1st of March I had conversations with a wonderful lady in your Loss Mitigation area who offered me a modification work out and indicated to me that I would receive this information in writing from the Attorney , at that time expressed the importance of receiving this information in writing because I would be obtain a HARD MONEY LOAN and the want complete disclosure of the facts. (and are still willing to lend the money) On March 15th or so I complete the intent to cure, while still awaiting the modification information I just wanted to be sure that I didn't miss any dates. In April I was informed after contacting NCM that the sale had taken place and that I had defaulted on the modification that never received I was outraged, there was on way I would have let my entire life fall to the waste side for less that $15,000. I got further confused when I contact NCM and was told that my loan was already in the REO Department and was provided a phone number, after a day or so I got a call from a lady that to me that I needed to contact FANNIE MAE directly and provided me with DO numbers for all my loans and a phone number to Fannie Mae , as you can imagine this turned into a roller coaster rider, finally after a few day I spoke with a person who LISTEN to my complete story and knew what to do and who to contact in the REO Department at NCM (MIKE, who was been wonderful) Mike I explained the information I had gotten previously and Mike ask if he could call me back later once the source of misinformation was worked out. He called me back and directly me to Mr. Gordon, I had made several attempts to reach Mr. Gordon but he was busy, one the the customer service reps in that department Mrs. Greene took a moment to LISTEN to my story, she sent a e-mail to Mr. Gordon and he respond by requesting a new workout package on all loan, I tough that it was possible that we were all working on the same page now.... But I was wrong ....when I contacted NCM within the next two days (allowing time for my workout package to be reviewed) I was informed that the proceeding where still in foreclosure ??? I was pissed I requested to speak with a supervisor, I told the supervisor what the issue was and that I never received that figures in writing from the Attorney and that there was NO WAY I WOULD HAVE RISK LOSING 3 PROPERTIES FOR LESS THAN $15,000 IN DEFAULT. She told me that see need to look into the matter and would call me back. She called me back at my home #(not the number I gave her) and left a message for me to call her back "No Details" there is a 2 hour difference from the to here in Colorado, so I called her back 1st thing the next morning and got v/m , waited about an hour or so and called back and refused to go to v/m. The supervisor questions as to why I did not call back many more times to assure that the modifications figures were sent out , I explained that I was unsure as to the time line or of the procedures, in short I trusted that I was successful with my request for modification and that it could be maybe 7-10 days to receive via mail. The supervisor informed me that it was too late and now my only chance to save what I have worked my entire life for was at basically gone. I THINK THIS IS UNFAIR AND WOULD LIKE FOR SOMEONE WITH JUST A LITTLE COMPASSION AND UNDERSTANDING FOR THE WHOLE STORY TO GIVE ME CHANCE TO MEET THE MODIFICATION APPROVAL. I have been though every web site for HARD MONEY LENDERS that lend in COLORADO and most of then really don't have any money to lend they are lined up to place bids and acquired my properties. I have talked to every one I could and I not getting anywhere. This is not fair please see that, I would think that a company the size of NCM there has to be more that one way to skin a cat. It's funny to read these comments, because the fact of the matter is everyone here is upset they were denied hardship assistance. The real truth is not everyone will qualify. There are calculations taken into account that complete a total assessment of all of your financial assets and liability. If you can't afford the home; help won't be granted. That's common sense. If you can prove through income verification you can afford it, help will be granted. In reference to repayment plans: this option is only offered when your financials indicate it's affordable. This calculation actual accounts for an additional amount of money in your pocket after making the repayment plan payment. If you feel you can't afford the repayment plan payment, why did you accept it? You really need to be honest. And further more, if you can't afford it - why? What expenses aren't you disclosing to your negotiator? Your ability to qualify is only as good as the information you provide the lender.

National City Mortgage Co. is the absolute worst group of people to try to deal with. They send out this beautiful little brochure telling you they understand unexpected, unforeseen things can happen, loss of job, divorce, illness, etc., and that they are here to help. To the contrary, they are the most rude, unworkable, and unprofessional group of people I have ever dealt with. I have been fighting with these people since 2006. I went through a divorce and was left with the marital home. I chose to try to keep it because of my young son. Soon I realized there was no way I could afford the home on a single income. So, because their beautiful brochure said to contact then in the event something happens that you are struggling with payments, I did. And it has been the most hellish nightmare ever since. I asked if they could do a remodification so that I could afford the monthly payments and be able to keep my home. They told me that because I had a deficit income, they couldn't help. I guess I just don't understand that concept. I don't have any other debt, I have a good job and HAD good credit. But nope, no help. Now, two years later after struggling, going into more debt trying to make my payments while trying to sell the home, I am at a loss and am faced with foreclosure. I again filled out a hardship assistance packet asking if they would negotiate a Deed in Lieu of Foreclosure, I was denied again. They call all the time, are rude, harassing, it's just been a horrible nightmare. I felt like I was trying so hard to keep my home and, as others have stated, they wanted me to fail. Why, with so many people going into foreclosure, would they want yet one more foreclosure added to the list? Unbelievable.

I have a construction loan with them & they arbitrarily decided that they were not going to keep funding the house since we all know the florida market is bad. They would rather cut their losses up front & have default loan for $100k & not $300k. Well, I have great credit, never miss payments but now they are calling the note & forcing me to come up with cash I dont have. I made a bad decision investing in Florida, but unfortunately was willing to make good on my end of the deal. Now I am faced with either foreclosure or bankruptcy. Thanks NCM, your company motto is exactly opposite of what you promise. I worked 10 hard years to get great credit & just started to build a nest egg & you guys have backed me into a corner & left me with no other alternatives. No one wants to buy your company b/c you preyed upon the subprime loans & when things got bad, you turned your cheek on the borrower who needs you now more than ever.

I am currently having the same problems. My wife and I were out of work for 2 months (keep in mind we were never late on a payment and have perfect credit) They began foreclosure on us and even after we have both gotten few jobs making what we were before, they still will not work with us. They dont return phone calls and are far less than compassionate. I did learn that if you call 1800-367-9305 and insist on speaking with a supervisor, you will eventually get to talk with a human. Dont take no for an answer, they say that you dont need to worry and they will be in contact with you, but every day that goes by they are charging you legal fees for the foreclosure process. One person told me that I would have to wait because my house isn't a priority yet because it's not sceduled for auction for another month! I said"What the Crap are you talking about" They wont let me make a payment or work things out but they still are sceduling an auction? She then told me that they were understaffd and needed to hire more help, like thats my fault? Just be persistent with them. Call everyday until tnhey will listen to you.

Why would a bank as large as National City want to increase the abandoned homes in the US? We were able to make a payment & promise of of 2 more in 2 weeks to catch up & the next thing I knew we had a foreclosure packet with an astronomical amount due to reinstate the loan. Why???? Citi mortgage has been wonderful to deal with. Honest, accommodating & fair.

We had the same issues with the bank. We once caught up once with them and we fell behind again due to medical issues . Now they will not work with us and you can't get answers or help. We had to choose to pay for medical over our house because my son needed heart surgery and my husband has had several surgery's. Now 6 mos later, they offer a Forbearance and in 3 to 4 months the house will go on the market. They said they would re-evaluate our income situation if I make the next 4 payments, but they can take my money and the house in 4months? I'm not sure I trust them. Has anyone else done a Forbearance with them? I'm so frustrated

We were pre-approved for a first time home buyer loan and was told are payment for a thirty year loan would only be $410 a month. Yeah right!!! After everything was all said and done and we signed papers on our house, we were told are payments had jumped to $585.00. Then i got hurt at work, and got behind on my payments, they offered me a re-payment plan to save my house but the monthly payments are going to go up an extra $200.00 so how do they figure they are helping me save my house. This is are first time attempt in owning our own home and National City hasn't done a whole lot to make it a pleasant experience!

National City is the worst Co. we have ever dealt with. They have forced us to take legal action. They are now violating state laws by harassing us on a daily basis with phone calls. It's never the same person that calls. We've started asking for their names and am keeping a log. We may not just have a bankruptcy case as our only case with our this terrible company. We tried working with them for months with a short sale offer. We submitted over 30 personal documents they requested. They lied about receiving them, yet we received confirmation that the faxes went through. They have lied to us on many different occasions. They were told we were advised by our attorney to no longer talk to them and they are to contact him. But they continue with the harassing and threatening calls. Their reps are un-businesslike and ignorant. My guess is they may have a GED at most!!!

National City Mortgage WANTS your house! They say they don't want it, but it they WILL NOT work with you! If you have an FHA insured loan they are required to accept partial payments, yet they refuse. They will not modify your loan, but will do a re-payment play which brings your payments up hundreds, which makes no sense in todays economy. People are getting behind because their payments are already to high, and they want to raise them more!! Great practices National City. Way to go! I am having their practices investigated, by government agencies as well as the attorney general. We bought a $140,000 home, making less than $40,000 a year and were easily approved. Now they are concerned with our income saying they can not help us because we don't make enough..What the hell! They take my house, they better be ready to stand in court for the next couple years!

in mid of a construction loan... my builder walked off. I have sent National City Mortgage my new builder info for 90 days. no one there answers. last week; they sent me a DEFAULT notice because, get this---they say no work has been done for 90 days! I could scream. I have emailed;called and now filed complaints w/ my attorney general. I have a new lender ready to buy the note; but can't get anyone w/ authority at NCM on the phone! oh---NCM funded the fraudulent builder more than the draw budget allowed; and they take no responsibility.

National City does seem to be a good company until you start to fall behind. They aren't willing to work with anyone to bring them payments current. When our house was just put into foreclosure, we were able to get over half of what their attorney told us we needed but when National City received the payment they sent it back to us saying that they couldn't accept a personal check (even though we have never bounced a check with them) and it wasn't for the full amount. My letter explained that we were more that willing to work out a repayment plan but I guess they need to drain the life out of anyone who is having problems and can't double their payments to catch up! At least when you get money from a loan shark, they let you know what you're getting into before you sign on the dotted line! I won't recommend NCM to anyone.

National City Mortgage set me up for failure and I don't appreciate it at all. I'm totally disabled becoming sick last Jan. That cut our income in half so I got behind on the house payment. I had asked this company before, twice a week at the least to work with a forbearance for us or a loan modification. After waiting six months I got the call this morning. They say all they can do is a repayment plan of 1350 dollars a month. My payment is normally 800 a month. I asked if I could make some form of payment with them while going through this process. Now they are saying that the house was not reaffirmed, what ever that means. I told them every call that I wanted to keep my house and National City Mortgage reassured me that I wouldn't, they could do a loan modification. They went as far as re-opening my bankruptcy. Then they let it go on for over six months stating it took that long to process the paperwork. BS They keep it open so they could set it up for them to get my house!!! Is this how they treat disabled people?? Why can't they do a loan modification?????????? I'd like to speak with someone from your office so as they can explain it to me. They kept it going just long enough, now two totally disabled people, myself and my son. SO why?????? Please call me or email me which ever you care to do. Matt Kick is the person that was working on my file. Why was I lied too??? I want this fixed ASAP, if not then I will be standing outside with a picket sign so other people don't get screwed like you have done us. Copy this to Peter Defazio's and one to Vicki Walker. I would like an explanation of why they do this to disabled people or the aged, or whomever..541-896-3446
