I think I have been ripped off in many ways,,sending thousands of dollars to save my home from foreclosure. Their customer service is awlful and have returned my calls when I believe it has been convienent for them. I have sent payments only for them to be returned, losing the $50-60 some odd dollars it costs me to send via quick collect. I could go on about this company but it only disgusts me.

i have been with Litton for a little over a year now; and unlike some of the comments i read here i got seriously educated before i bought my house. While I agree that there are some predetory companies out there i know Litton is not one of them. A little advise: if you or your spose lost your job donot bother calling to have your laon modified; because in order to modify your loan you must first prove that you're capable of paying and that's why you're required to submit your pay stubs and bank statement to show that you have funds to pay for the loan (you can only have your loan modified once during the life of the loan; that's if your modification gets approved). One more thing you need to know is that modification does not always guarantee lower payments. Say for instance if you had an escrow payment owed to the companie because they paid your taxes most probably you'll have escrow included in your new payment and this may increase your overall monthly payment. And one more thing before you call to request escrow to be removed read your HUD 1 settlement; if you paid for your taxes and insurance at closing that makes your escrow account a binding contract and they will deny your request to remove escrow. Same thing goes for due dates they cannot be changed because it says in your note that whatever date you have is contractual. And anything contracutal can only be changed by refinancingm (or by modification). READ YOUR NOTE, AND UNDERSTAND IT. This is what i have learned in the last 19 years i have had my house. The most important thing is to read your document at closing before you sign them; take them home (like i did) go over them and sign them when you're satisfied with the terms of your contract, because the mortgage company will always go back to those papers whenever you call wanting to change somethings or making some impossible requests that only make sense to you.

I have been trying to purchase a home that Litton aquired from Freemont Investments that was is default. The home was foreclosed on May 21st, and I have had several offers in via my real estate agent since April when it was listed as a pre-foreclosure sale. To date, after 4 different offers were made and expired with a $5,000.00 deposit. Litton will not return our my or my agents calls and the house has been abandonded since February. No electricty, no upkeep, no sewage or water. It is loosing value everyday and yet Litton will not return any calls from me or my agent on working our a deal to purchase it from them. Pre-qualifited buyer with cash in hand and they are dragging their feet. What is the hold up.

no help at all.They call me to collect the payment then when I try to talk to someone on the phone They would never put anyone on the phone and when they did they said they would just make a note in the computer and that was it.

This is the worst company to do business with they do not work with you and do not return calls and if you have a problem that needs a manager they give you voice mail and they never return your call. Stay clear of this company..

My loan was sold to Litton in June and I have had nothing but problems with them, from harrassing phone calls to I can't give you that information no matter what it is I am requesting. They referred me to the old owners of this loan and they said Litton was lying to me about alot of things. We all need to come together and close this horrible, heartless, greedy company down. I pray for all of you and hope I'm not the next one to be foreclosed on.

I don't know how to rate this mortgage company. We have just sent a letter for help on 8/8/08 and are waiting to see how they will respond. Our mortgage is due to adjust in October and we are struggling to pay current mortgage. Job loss has caused our current situation.

It is nearly impossible to be able to speak to anyone at this company. My wife recently lost her job and we are having problems paying our mortgage. I do not want to lose my home. I tried to work some kind modification with them but I got no where. My wife's friend referred us to a company called homesaverprogram.org They helped us modify our loan and work out a repayment plan so we would not get foreclosed on. FINALLY SOME HELP!!! GEEEZ!

I was with Fremont Inv. and loan for 2 and a 1/2 years before they went bankrupt and sold mine to Litton. They told me my escrow account was not calculated properly by Fremont and my payment will go up almost $400.00! When I told them I was already working 2 jobs to pay the mortgage she told me to make my husband to get a second job too. I explained he stayed with our 3 kids at night she said- "there is nothing we can do, oh and you also owe us $4000.00 in back taxes that were paid for you".

New loan customer from Freemont Investment. In March I had a tragedy that occurred that was totally out of my control. I was diagnosis with having an aneurysm on the left side of my brain. I was hospitalized and treated. Well over 5 months I was ill before and after the emergency procedure. During this time I lost my car and possibly losing my home. I called today trying to figure out what can I do to save my home. Friends informed me during their bad times the requested a modification. I called today regarding a modification and I was told my property value was 63,000 and the limit was 58,000 and I’m a couple of thousand dollars beyond the assistants in having a medication done. She assured me it was not based on my income but the home. Which is totally out of my control. I’m a single mom with 3 kids and was able to provide a loving home for my family and me after my divorce. My family and I would really like to keep this home and I’m asking for a miracle at this time, please, is there anyway a modification can be done. They have made mistakes by putting our payment in the wrong account and misrepresented themselves several times. They are unapproachable and will not accept certain normally accepted methods of payment, causing the borrower to spend more money just to pay them.

My story started with another company called Freemont. When i was being deployed overseas Freemont was notifiyed s they could lower my interest to 6% as all soldier have the right. well they sold my loan to litton. No problem at first then when we started to escrow then we had different ideas they had different calculations than we did. when i came back from my deployemt i knew i would be unemployed so i called and said i think i may have a problem in the next months can we remove the escrow which would lower the payment by almost 500 bucks. i was told there was nothing that could be done because i was not behind. when i got behind. the question was why are you behind and can you have a yardsale or borrow the money now my credit has been screwed up for almost a year beforthey finally help me.

This is the worst company I've ever heard of. After reading these complaints we are in the same boat. They never return your calles and every time you call you get a stupid computer. litton is horrible they ruin your credit by reporting late payments keep your records and file a lawsuit till they remove the credit innacurracy. They ruin your credit with fraud bank statements do not lie and with your new bad credit CANNOT refinance with anyone that is fraud and sounds like they do it on purpose to lock you in the house as well as bump up what you owe on the house where they get there numbers from?...who knows people should not let them get away with it..

My original loan was sold to Litton, I fell behind on my payments and I asked Litton for help. I was only one in a half months behind and Litton offered to help. They now have me paying $496.00 more than I was paying. My original payments were $1100.00. I could not understand why my payments went up to $1500 when my loan has not adjusted yet. I am now in deeper trouble because I can't make my payments and I know it is just a matter of time before they take my home. What do I do. I don't know where to get help any longer.

After I lost my job I contacted Litton regarding my late payment. We worked a payment plan out and gave me a due date of every 15 of the month that worked good with me. Three months late I received a call stating that I was $600 dollars short on my monthly payment do to late fees on both of my loans. When I explain to them about the payment arrangement the gentlemen at Litton said “ Am sorry you can’t afford your mortgage payments” since then when I call to make a payment after my account number it goes strait to an answering machine. I have explain on the voice massage about me trying to make a payment and no one has gotten back with me now I received a foreclosure letter in the mail. I have called back to get this situation fix but answering machine is till answering. There is no HELP at LITTON now am losing my house.

CALL LARRY LITTON AT HIS HOME. IT'S THE ONLY WAY TO GET SOMEONE TO CALL YOU. MY DECEASED PARENTS HOUSE WAS FORECLOSED THIS WEEK. THEY WERE 71 YEARS OLD WHEN LITTON REFINANCED THEM TO A 30 YEAR MORTGAGE @ 10% 700+ PER MONTH. WHEN THEY DIED THE BALANCE WAS 64K WHEN WE TRIED TO SELL THE HOUSE THE BALANCE WAS 89K THESE ARE THE WORST OF THE WORST ON THIS EARTH "TERRORIST" IN SUITS. The best thing to do when dealing with these idiots is to send your payment via wire transfer, such as Western Union. This way you have a record or the transaction and the receipt is electronically stamped with the date and time. This keeps Litton PIRATES from holding a check for up to 45 days and claiming that you were late with payment.

My loan just got sold to these people. After receiving the notice from my mortgage company I decided to research the company and to my surprise I found all of this negative information about them. I have not received any letter stating my new loan number and I couldn't find a decent number to call them. We have made our payments on time the entire loan. I am concerned that my hard earned credit will be ruined. So it's time to act now.

I asked for help and they told me I needed to send them $40,000.00 to re-instate my loan. If I had $40,000.00 in the bank, I would not be behind in my mortgage. I have called back and left messages but no one calls me back. I am going to lose my home I have had since 1982 on 5/29/08. We've had the same problem with "lost documents", they haveb been "reviewing " our loan modification for six months, and we just received a letter from a lawyer with a sell date for our house. HELP!!!!

We had a loan modification completed, as our rate went up over 5% over the course of 1 1/2 years. The sent the confirmation with new rate and legal docs. we paid the fee's and returned all the docs. They denied receiving, and claimed us in default. Luckily, we FedEx'd the doc's and are fighting them, but it appears that this is a total scam on their part. They want to be "helpful" and cooperate with this government program, but really are screwing the people who need the help most. I don't believe all these lost documents are accidental. They need a class action brought against them.

I have attempted to send Litton Loan information for a loan modification on 4 separate occassions now. At first I thought it was a fluke that they had not received my information by fax but now this being the 4th time I'm having a few concerns. After reading all these complaints I definitely see this isn't an isolated incident. I'm really frustrated. Our payments have skyrocketed to more than $1600 since 2004 when it was a little over $1000. Added to this, they have increased the late fees. We have never been more than 30 days late, we always pay after the 16 day grace period (our fault, I understand). I know it's not Litton's fault for our payments being so high because we did agree to the ARM but if they say they are going to help, HELP!!!

I got away from Litton in 2007 at a loss of nearly $15,000 in undocumented fees. Now, they are sending 1098 forms for 2007, in which they claim I paid them over $9,000 in mortgage interest - for three months in 2007! I am filing a complaint with the IRS, Criminal Investigation for tax fraud and money laundering.

Litton forces a lender placed insurance even though I pay for my own insurance and taxes. They take my mortgage payment and place it on a fake escrow account and repeated resubmitting proof of insurance they reimburse my money. But, meanwhile they report me to the three credit bureaus as being a late payer. I have never been late in paying my mortgage, I have always paid my taxes and insurance but Litton has ruined my credit. Thus, I am stuck with them because I can't refinance, nobody wants to give me a loan. I have all the documentation that I have paid on time, insurance, and taxes but Litton has worn me out. Watch out people, be careful because they will find a way to trap you. I now send my paymnets via Western Union, because they always claimed they did not receive payment on time. Extra fees for that.

We were on an interest only loan and once the two years came up our interest rate increased from 6.75 to 9.99, increasing our monthly payment over $400. We are trying to get the loan modification program to bring us back to 6.75 or lower if possible. I submitted all my paperwork March 18 and just April 7 the paperwork began to be processed. I called back in March to confirm the received paperwork and no one ever returned my call, when in fact, their voice mail says they will get back with us within 24 hours. That is a flat lie!! I told them this and of course they could not do anything about it! Now we are eagerly waiting to see if we qualify for the loan modification program. I pray to God that it will happen. They say it takes 30-90 days. We are really struggling. We've already made two month payments with $400 more than normal. We cannot continue this much longer. Please pray for us, as we will do the same for all the people on this page dealing with issues with LItton Loan. It is very stressful but we need to be persistent and call every couple of days and just have FAITH!!

I would say with the amount of foreclosures going on in this country that Litton Loan is doing the best they can with what they have. What is this country going to do when millions are foreclosed on and the bank is holding the bag? Really what WE ALL NEED TO DO is BAND TOGETHER and write to the president about our foreclosures and seek help! The government is bailing out BUILDERS-Home Builders so they can keep existing! What about us poor slobs who bought their homes? Litton Loan can only pay a certain amount of people a certain amount of money and there is only 24 hours in the day for us poor slobs who signed the dotted line for our homes! Where is the Government for us? They provide food stamps, aid to families with 16 children, pay rent for the professionally unemployed, etc and so forth... so what about us? We are the fabric of America, unraveling! Who or what is it going to take for us to save our homes?????

We put an offer in on a short sale. Litton had to approve it. They are SLOW They do not respond to email they do not respond to phone calls they are rude they do not have thier shit together. when we do get a hold of them they ask us to fax documents that have been faxed already (many times) I bet they are going thew way of bear sterns

I had a stroke 2 years ago, which put me on workmans comp. I had to refinance my home, to help pay medical bills etc. I have a new job now, making far less money then I was used too. As soon as Litton found out I was on workmans comp. they foreclosed on me the first time, I was able to borrow the money from my parents to get out of it. I have no one else to borrow from.

We are also having issues with Litton Loan. We tried to do the Loan Modification and they denied us. We've called again and asked what they can help us with. They pretty much told us we need to have a more "even" debt to income ratio. If it's too high, they can't help us. And if it's too low, they can't help us. WTF??? We pay out more than we bring in. Doesn't that say something??? We need help and we're asking and they aren't doing anything. I'm so frustrated right now!!!

They are a very large organization and because of that fact are hard to deal with. They don't return phone calls and are very quick to simply "throw you under the bus" and sell your home when you get behind. Promises to work with you to save your home are not necessarily true. Look at their website, they have a separate section just for lawyers who handle foreclosures. My advice, go straight to the professionals and hire someone to negotiate for you. Unless you have all day to spend on the phone, you'll never get anywhere until it's too late.

I filled out their online form for making payment problems and was never contacted in regard to it. when I was contacted about late payments, i mentioned situation and was never contacted in regards to helping. the sent me information about morgage debt company with a "new plan" and the mortgage was the same. If I can't make my payment now, how would that have helped??

Litton Loan told us that we were approved for the modification and then 2 weeks later we are presented with foreclosure papers and now we cannot get anyone from the company to take our phone calls or return phone calls. It is so frustrating when you are trying to do something and you have no cooperation from the company. These people do not care that you are gonna lose your home. If they did,they would do everything in their power to help you. How do you know where you stand if they won't even talk to you. This is not a company that anyone would want to deal with.

I sent my last two years tax returns and a letter and all other kinds of documentation that they sent me to apply for a modification plan last year before I went into foreclosure and 60-90 days went by, nothing, no one knew anything about it. I tracked the letter and paid 35.00 to mail it and they told me that someone in the mail room must have gotten it, I gave them the name and never spoke to a soul who knew anything about it. All of my personal info. is who knows where. They have not been willing to help me at all. There is probably notes in my account a mile long, I called weekly having to tell just ONE more person the whole story, nothing ever happened the rate just increased over the time period and there was no resolution but to pay what I owed to keep the sale from happening. I went to family, but my grandmother who helped me is now in the hospital for 40 days now on the ventilator, I have no other family, these people Litton, seem to have no concern. I actually asked them if they wanted me to lose my house, as it feels this way with no help to make these payments more manageable for me, but only increasing them more and more.

They harass you and they won't work with you ,when your having hard times ,that you don't expect. They don't care about their customers at all. This is the worst portage Co. that anyone could get involved with. I was bought into this Co. from the other mortgage Co. that I had, other words sold to Litton. I wouldn't have wanted to have them as a mortgage holder, they should let the Home owner decide which Co. they would prefer & be able to know something about them, before they sell it to another Co.They need to be closed down.

LITTON DOES NOT REGULATE THIS, THE FEDERAL GOVERNMENT DOES. LITTON DOES NOT WANT YOUR HOUSE, THEY WANT THE $$ THAT IS OWED. I AM A REALTOR AND KNOW THE REAL ESTATE/MORTGAGE INDUSTRY. MANY OF THE PEOPLE GETTING FORECLOSED ON NOW SHOULD HAVE NEVER BEEN QUALIFIED FOR THE LOAN IN THE FIRST PLACE A COUPLE OF YEARS BACK. They are the worst company you can deal with.Just like many others,my mortgage was sold to LITTON LOAN COMPANY.My first home,I live here 8 years before my loan was sold to them.Eventual I lost my home due to an increase in my payments.I was not aware of the increase until receiving foreclosure orders.Someone needs to do something about this company .

Due to a bank error, our September payment was returned. Unaware, we mailed October 1st payment, only to have our check returned by Litton, due to the September bank error. I immediately obtained a letter from our bank explaining that it was THEIR error and that one of their tellers had made an error and deducted a withdrawal from our account the day prior to our September payments arrival. They explained that it was 100% their error and clearly stated that we had enough available to cover that payment, they apologized and plainly stated to Litton that our mortgage payment should have never been returned in September. I forward copies of this letter by mail, and was instructed to fax it to 4 separate fax numbers to the attention of four different people, which I did that same day. Various Lying, Dishonest, Employees in the Loss Mitigation Department all assured me, they would make notations in my file and forward it
