If you can't afford $1400 @ mo, how can you afford $1995?? This company will not work with NACA. They will not agree to a modification of the loan. i.e. lower payments!!!lower interest!!! Even if the lower payments were granted, we probably could keep our payments up. Right now, we can hardly survive on one income and unemployment.

JAMES B NUTTER worst mortgage company ever they are not flexible they are rude especially a lady called Greater she needs to understand life out here is very had in the current economic crisis. My suggestion is they need to introduce payment deferment programs or extension than the forbearance plan that does now help customers to catch up but in the end they are still behind every month. Poor customer my brother had to give up on his house and it's been over 6 months and nothing has happened. The way they threaten you it's like they are kicking you out of the house the next day. To my surprise when we decided to move out back in September 09 up to now nothing has been done to foreclose the deal. I recommend other banks not JBNUTTER.

Refinanced to get a lower interest rate. Process was smooth. Did most of the paper work online and emailed them our statements & records. We have always had a fixed rate loan. I wouldn't want the risk of any sort of adjustable rate.

I tried to call and get help early on, and they had no interest in helping me at all. Now my home goes up for sale on 12-1-09 and they seem to care less. I would never use them again and will fight their horrible company the rest of my life.

I'm diligently pursuing the loan modification despite a little bit of a "run around" from loss mitigation. I have contacted other people in the company and feel pretty good that I have moved past the negativity and poor customer service from the default management people.

I am currently trying to get approved for a loan modification through the "Making Home Affordable" program. I am the perfect candidate and have been denied twice now. I called the US Treasury and Nutter isn't even on the list for this program. I guess that's loss mitigation for you, they are just trying to get my info and that's why i have spent hours and hours filling out paperwork???? Complete mess. I will not use them again.

I have worked for Nutter for too many years (it's a paycheck). They are not honest and won't tell you everything that you should know about the loan that you are applying for. The reason they don't have voicemail (even though they say it is so you never have to speak to a computer system-HA!)is that if you have issues concerning your loan that you applied for they can blow you off. The management tells you to just hurry up and get everything ready for the borrowers to be called to schedule a closing date. Most people are in a bind so do they argue or do they just get it closed in the next day or so. They take advantage of people so much! They had commercials on that air in which the owner's son stated that they never did bad credit loans (he used of course different wording). He lied!! They did, they sold them to CITI and didn't tell most of the borrowers. This company also helped contribute to the downfall of the mortgage industry! The Owner James Nutter, Sr., and James Nutter, Jr. at the height of the mortgage boom were telling all their Loan Officers to push the Balloon and the Reset Mortgages. Balloon mortgages and resets were a bad downfall to the market. The borrowers qualified for the time being, but after the rate reset to a higher rate that's when there when the problems started. I know a lot of Loan Officers that never even told the borrower that they were entering into this type of loan. The borrower thought this was a fixed rate. When I noticed this I would tell management they didn't care. I also told the borrower the full details of what they were entering into. Of course most of them opted for the fixed rate, only after I spoke with them. They were not and still are not squeaky clean. Be leery!! I suggest going to another company.

THIS CO HAS WORKED WITH US 3 TIMES DUE TO UNFORSEEN CIRCUMSTANCES. REGINA ARNOLD WAS VERY COURTEOUS AND PROFESSIONAL ABOUT WHAT SHE COULD DO FOR US. I WOULD RECOMMEND THIS CO TO ALL MY FAMILY AS I FEEL THEY WERE EXTREMELY HELPFUL AND COMPASSIONATE ABOUT OUR SITUATION. THEY DID NOT FEED US A FAIRYTALE AGREEMENT AND WE APPRECIATE THE COMPASSION. EVERY SITUATION IS DIFFERENT AND TO THINK THEY WOULD NOT HELP YOU AS IF THEY HAVE A PERSONAL VENDETTA AGAINST YOU IS OBSURD. GET YOUR FACTS STRAIGHT BEFORE YOU GIVE THIS CO A BAD RATING, GROW UP AND COME INTO THE "REAL WORLD".

Anonymous, Because this company literally scares me. I was undergoing Cancer treatments, looking for a job and getting divorced at the height of the job layoffs. Sorry Nutter that my Cancer was ill timed. After 10 years of paying ontime, and making three 1/2 pymts, JB Nutter was OBSTINATE - while other lenders were actually working with people in this economic crisis. Freddie Mac said I am easily eligible for loan remodification, but I can't get JB Nutter to give me an answer. I have filled out 4 packets of info, still waiting. JB Nutter stalls, does not answer the phone, does not call back, does not follow through with what they say they will do, you have to beg for info.... The list goes on. Shocking quite frankly. People don't believe that I am still battling them because they have this squeaky clean hometown image in KC. I guess they would rather just have my house, than work out an interim solution. OBSTINATE, UNCARING, and INFLEXIBLE.

Loss mitigation VERY obstinate, refused to work with us. We also had a repayment plan that I could not afford but was told that it was my only option. DO NOT USE THIS MORTGAGE Co!!!!

THEY MADE US THINK THAT THEY WHERE GOING TO HELP US WHEN THE MOTIFYED OUR FIRST LOAN AND LOWERED OUR PAYMENTS I WAS SO HAPPY BECAUSE I COULD AFFORD THOSE PAYMENTS AND THEN 2 MONTHS LATER SLAP US BACK IN THE FACE WITH THE HIGH PAYMENTS AGAIN BY ADDING OUR TAXES FOR PROPERTY ONTO IT AND ADD FEES FROM THE MOTIFICATION ON SO OUR PAYMENTS WENT FROM 536.00 BACK UP TO 896.00 PLUS SECOND LOAN WHICH WAS 298.00 THERE WAS NO WAY WE COULD AFFORD THIS SIZE OF PAYMENT AND THEY NEW THAT ASKED THEM TO MODIFY THE SECOND MORGAGE AND THEY TOLD ME THEY COULD NOT.

James B Nutter is not cooperative. Thei loss mitigation people are very "rough" and "unprofessional", especially Regina Arnold in loss mitigations. The strong armed us into agreeing on a 1300+ per mo payment for 4 months to get our mortgage caught up. I am going to have to call them to let them know we are unable to do this afterall

I was working with a woman in collections who never provided any options. We were also steered to a conventional loan without knowing the safeguards we were giving up. We did not have the opportunity to select the appraiser. The collection woman never mentioned any options even when I communicated with her when we were only one month behind. I was told the ONLY option was to make payment in full for the entire arrears. We were also told we were in forebearance when actually we were on a repayment schedule. I was told foreclosure or 100% of the arrears and late fees were our only option until I asked to speak to someone higher up. We have a 15 year 6% fixed rate. Our balance is approx. $96000. The house appraised for $150,000 in 2006.

re financied with this lender" in 2005, lost job, JBN refused to work out payment plan, my loan was a 30 year, FIXED FHA loan, reps did not care, did not work with me at all. Lost home , had to file chapter 7 to save remaining assests
