HSBC strikes again! A couple of weeks ago I rated HSBC's service to me as very bad. They do nothing but lie and deceive people! Well today I would have to rate them as VERY VERY BAD!! I had worked out a plan with HSBC to stop my foreclosure (or at least I thought I had). Then I received a letter dated 3 days after I had called them with totally different dates and amounts to be paid. When I called them back I was told neither our original plan dates & amounts nor the ones noted in the letter were satisfactory to "guarantee" the foreclosure would be stopped! Imagine that, HSBC cant get their stories straight. But of course they wont be the one who suffers and has to pay for it so they Don't care! I'm expected to keep my end of the deal but yet they NEVER do. HSBC should be held accountable for their lies and mistakes just like we are!!

Impossible to work with, never get the same person on the phone twice. Have to call every day and go over the same questions. Took 6 months to try to get a 6 month modification that they said could be extended, but when the time came it was the same story again. New people every time we talk to them and no one can make a decision or point us to someone who can make a decision. We can make restructured payments at a reasonable interest rate (currently 9.25%) but can't get anywhere with them. Hired a lawyer to fight it out with them. Pat Turner

At first HSBC was working with us, no we can not talk to anyone that know what they are doing. Our payments have gone up from 1500.00 to 2200.00 a month for the 1st payment and 507.00 for the 2nd. They don't care, they ask to have all financial paperwork faxed and then with a few hour they turn you down. How can you turn someone down with in hour of receiving all the information. Worst bank ever my son is dying of cancer and my other son will need a kidney transplant in his young adult life it's been over 2 years now that i have tried working with HSBC. I am in financial decline and they just want to put a 6 month bandage on my problem .I will more than likely have to find a new home for my kids perfect time to lose a house in the middle of a bone marrow transplant my son won't have a home to come home to Thanks HSBC i hope you enjoyed all the high interest i have paid you through the years i hope all you fat cats get what you deserve some day karma has a way of getting back at people like you.

They have been terrible. They put our rate up from 719.69 to over 1100.00 payments in 5 to 6 years time. And when I have tried to call them to negotiate in the last three years they would tell me to call the lawyer and the lawyer said to call them. I did get a state person to help me once in Oct. of 2008 but they wanted to settle for 60,000.00 dollars and I had to come up with it in only a months time after i just had a bankruptcy? Like that would happen. If they could take that little for the house when I owe supposedly with all they have tacked on to make it a total of 111,000.00 why not let me just pay it to them instead of finding a new loan company in just a months time. They are very bad to work with and I feel they rip you off.

They do not try to help in any way. They don't care about trying to listen and meet half way. I have not heard any positive feed back on this company at all! If I would of known how they treat clients - I would of RAN the other way.

Worst company in the world. My modification is still not approved although I have been going through the paperwork back and forth since George Bush was in office. They told me that I would have to wait until the election was over. Then they said I would have to wait until the Obama mortgage bank plan was approved. Now it still is not approved although they said they approved the modification, they sent paperwork saying that it was all done. As of 11/30/2010 they are sending out paperwork for me to sign to complete the modification for the sixth time. Now they have my payment short because I had to make 7 trial payments. They are telling me that since I made 7 trial payments (which they told me to make per the agreement in the paperwork) that my payment is short and I need to come up with over ten thousand dollars to bring my mortgage current. This they say has put me in foreclosure and left me owing them money. I explained that "HSBC" told me to pay the certain amount during the trial payment period. They don't argue that point but they say I have to pay anyway. Leave HSBC alone. Do not trust them, they lie every time you get them on the phone. No manager will ever call you back as promised by customer service, matter of fact no one will ever call you back. You get frustrated and call them back. Most times you get India and it is very hard to discern what they are saying to you. There is no way to transfer you to anyone else either. Don't mind speaking to foreigners but when handling business sometimes you get frustrated when the language barrier is a problem. HSBC lies and they are not trustworthy and when you catch them in their lies in the same phone conversation they change to another lie saying their earlier statements were not explained fully.

We have a mortgage with them and a personal loan. They are not willing to restructure or rewrite the loans on either of them to help us out. And the interest still keeps accumulating even though the personal loan has been turned over to a lawyer. Not sure how that is suppose to work. They asked what we could pay, I told them and they said they would need 25 % sown and 125 % more than I told them we could afford. ( this was actually more than the original monthly payment on the loan.) If we could pay that we wouldn't be delinquent!!!!!!!!!!!!They are not willing to work with you at all, even when it means you will go without food or a roof over your head.

THEY DID THE SAME THING TO ME. AFTER I FILED BANKRUPTCY,THEY WOULDN'T ACCEPT MY HOUSE PAYMENTS. THEY Returned ONE PAYMENT WITH A POST-IT NOTE WITH NO SIGNATURE. IT READ,CAN'T ACCEPT PAYMENT. NOW MY HOUSE IS BEING SOLD IN FORECLOSURE TOMORROW. I'M GOING TO SUE.

Worst company in the world hands down. I have never been late on a payment and they said I was in foreclosure. They said I owed 320 dollars on my mortgage due to a fee that they could not explain nor prove for months. when people try to pay towards what they owe it should be accepted and not denied. They jumped my payments from $322 to $635 per month ($3756 annual difference) because of $860 taxes put in escrow.

I got laid off in march '10 and have been struggling ever since. I had to reinstate my disability, and all of a sudden that stops. I have contacted HSBC about my situation but all they want to do is give me the number to HUD. My wife is working, but her income is barely enough to cover the utilities. They wont even consider refinance for whatever reason.

In 2005 I purchased a home and financed through Accredited Lenders, but less than a month before the 1st payment was due HSBC bought the Loan. I was bought down with a prepayment penalty because the broker lied to me and advised I would be able to refinance in 3 years, and that a 3/27 loan was the best loan for me because FHA was just too cumbersome", not true, i had a down payment, but the broker insisted on putting with Accredited lenders which was only a front company for HSBC Mortgage, we have been struggling with this loan every since. Now of course, the property is upside down and we certainly owe more that the unpaid principal balance. I am retired and on a fixed income and have approached HSBC several time to modify this loan to something I can afford, which should I have been don't in the first place, but instead i was a classic victim of the Bait and Switch. HSBC should be put out of business just for the way they disregard what they have don't to possible millions of borrowers, My hopes of getting this loan modified is next to none with this company. They claim they are not participating in the HAMP Program, but they did accept the bail out through AIG, and they don't plan on helping any of their borrowers to keep their homes, they would much rather see us go into to foreclosure so at least they can write it off as a loss and still make more money off of foreclosure, leaving borrowers they have cheated out in the coldly DO NOT DEAL WITH THIS COMPANY, YOU WILL BE SORRY!

I have been trying since Dec to get a modification. I have faxed them all the information they have asked for. I was just told it was denied because of some unanswered questions. I answered the questions then was told i need to fax the paperwork again as they destroyed it.

HSBC said that they would work with me and put the payments that i was late at the end of the lone as long as i made 2 consecutive payments on time. I made the first payment after i got my disability check in February and am making second payment in march as soon as i got my check. In the mean time i get a default notice in the mail yesterday for 4900.i was only behind 2 payments which is bad but my car broke down and cost over 2000 to fix. I called them and talked to them about the problem and they offered to move the 2 payments to the end of mortgage which would help greatly and i told them so,now they break there word and send a default notice. I am really mad but don't know where to turn.

Do not take out a loan with this bank or any of it's subsidiaries, no matter how good the terms seem. If your loan is precast by them, as ours was, pray that you will be able to refinance away from them as quickly as possible. Aside from superior incompetence with customer service, an ignorance to that fact that HUD cannot help you because they do not work with HUD, here is some of the things they did to my family. First my escrow account (for property taxes), was charged for my home, and another home in our county. One I did not own. This caused my escrow account to be short, which in turn raised my payment. I notified them of such immediately in December of 2005 when I received the escrow statement. It took them until June of the following year to return my payments to normal, it took them two years to refund me the money taken from my escrow account. (Trust me, I am leaving out a lot of heart ache that I was put through because customer services reps who call approximately ever 3 hours, each had a different requirement I needed to follow in order to resolve the issue). My husband lost his job. I applied for a loan modification, I was denied because "it was not processed in time and my paperwork, (the whole 37 pages I had faxed in), was now outdated. It did not matter to them that I had faxed them the paperwork a day after they asked for it, and that the reason the paperwork was outdated was because it had taken them two months to get to it, I was required to re-fax in my paperwork. Conveniently, once I was able to receive a loan modification I was told it would only be effective for 6 months. I have been attempting to get my loan modified again since November of 2009 and found out about two weeks ago that even though I had been calling biweekly to check up on the modification, that once again it had been denied because the paperwork was now again outdated and I needed to fax everything over again. If you can help it, steer very clear of HSBC, avoid them with all costs, and if they purchase your loan, god bless you, there is no hope for you, as with us, unless you can manage to refinance away from them. They do not care whether you are trying or not, and they do not care if they owe you money, it is of no consequence to them, and they will do nothing for you if they keep thousands of your dollars tied up for, in our case, years.

We had a payment set up to be drafted, I had no work the week prior and only 16 hrs the week before, so I called HSBC 5 Days prior to the payment draft and explained the money would not be there, they tried any way and the Bank closed my account. It's hard to live in this day and time without a bank. Thanks HSBC

We have decided to contact BBS, Obama. We are not behind,but have spoke and re-corded conversations with them. We had our mortgage, 2nd mortgage and a small line of credit. We asked in plenty of time to wait 2 days on our second mortgage and verbally re-corded they did take it out anyway causing 5-overdrafts. Now they tell us it's in lost litigation. When there business went under a year ago they were getting ready to combine these. Then all of a sudden, no respond no call, and when we finally got a hold of them, they said don't call us we'll call you. On my accounts I have different color logos for late payments that were not late, and they will not reimburse our account. I have never been through so much bull, and our record is on time and good credit. So please if there is some-one who can speak up. Because I have been here 21 years and I am not letting them take my home. I will do everything possible to let everyone know about there mistake. Not us a hard working family is going roll over and give up. I will go to the senate and every talk show there is. This ia a situation that could be worked out with some one who knows what there doing.

You are idiots. It is written clearly in the Section 5 Deed of Trust of your mortgage agreement that your mortgage company can monitor the funds as they see fit. They can require documentation and inspections and send out draws in 3rds, 50% or however they please. If you wan the work to get complete, it is best for you comply and send in the paperwork and endorsed claim checks for your money. Get the inspections done and get more funds. The more you're on top of this the faster and easier things will flow. Being a whining A$$ will not help you any and your file/paperwork/funds may get lost in limbo for periods of time. Just do it. Stop whining, after all...you signed an agreement. And, if you don't remember reading that Deed of Trust portion, it's no one else's fault, but your own. Have fun and get your paperwork in to fix your house.

I just spent 45 min. being put the mill. just to get hardship paperwork finally was told they do not mail out hardship papers. this is by far the worst place to get financed by. no help at all. trying to get mortgage modified so i can afford to keep my home the one my children grew up in. with this company its even crazy to try. worst place ever to do business with.

I communicated to HSBC concerning my medical health and financial challenges that I was having. They told me they would help me but modified my mortgage for an even greater amount than I could afford. I informed them and was told there was nothing they could do to help me. Then without an warning I received a letter in the mail that my home was up for sale. They foreclosed on me without a warning or any communication. They are not true to their word and should not be trusted.

my mortgage company sold my account to hsbc and nightmares started. i receive a foreclosure notice and i called them right away and ask them why i am in for foreclosure? they told me that i have 3 months payment pass due, when the hearing comes i showed it to the judge and told her that we are not behind payment and i have the proof that my check they have cashed.. the judge agreed with me and told them (hsbc) crazy that we are not behind payments so, the judge said she will re schedule another hearing. but after that, every time i send my payment every month they return my check to me with derogatory stamp. after about 6 months i have to hire attorney and he told me to file bankruptcy they want your house. there nothing you can do. bad company.. never deal with them..

Turn and run away as fast as you can! I have filled out four hardship packets now and have asked multiple times for a loan modification only to get the run around for the last two years. I lost hours at work and took a reduction in pay due to the economy. I saw this issue coming and asked for help back then, but all I got and continue to deal with is being pushed off to new loss mitigation employees every time I call. I NEVER get any phone calls returned even though I am continually promised a call back. This company is not reputable and definitely doesn't care about it's customers.

I've been calling them and leaving messages to call me back and they never do. I feel they are leaving me in the cold and the one time I talked to some one about a loan modification they acted like they did not know what I was talking about. I even had a counselor from hope now talk to them no luck. So after losing my job I am in pre-foreclosure after 11 years of good payments I just found a new job. Now they can't even call me back.

I'm an employee @ HSBC doing Collections for Mortgages/Personal Home Loans/ and Non Real-Estate Loans... and from my personal experience every single customer that has given me the opportunity to work with them I have been able to work out some type of solution to get them back on track. Whether it's a loan modification, payment plan, etc. I do everything in my power to help my customers keep their homes/avoid foreclosure/ and avoid any other problems.. I've talked to several customers that feel as if they've talked to 100 people but nothing is ever done.. if you feel that way.. call the phone# on your statements and request to speak to a manager and see if you can't get things taken care of that way.. I take pride in my job.. yes it is collections.. (and its hard to call someone and ask for money when they are having so many different problems at home) but at the end of the day when I leave I know that every single person I spoke to that day I've been able to help in one way or another.... so there is help out there it's just a means of who you talk to and how passionate they are about their job... and for those of you who have had a bad experiences with collectors being rude and so forth.. I will apologize not for them or for the company, but just for the simple fact that everyone at one point in time will go through a rough spot in life and no one deserves to be talked down to, or degraded... AFS note: It is nice to know that there are still some caring and compassionate people at HSBC. We applaud your efforts and please continue to have a passion for what you do.

worst company to deal with, my house went into foreclosure because after the modification they jacked up my payments where I couldn't afford it, opted for a short sale and a deed in leu of foreclose sent in all the documents asked for and haven't heard anything from HSBC, phone calls are un-answered, they stopped the sheriff sale and wrote off the majority of the loan but turned $29,000 over to a collection agency to harass me for, still no call from HSBC and no one will return my call, I moved months ago. i'm purchasing a home "hopefully" they have not been stringing me along for 45 days , i'm 3 days from closing and still dont know if i can get pmi, my loan officer went on vacation last week told no one including the underwriter wich i contacted because of the time, I was supposed to hear from him today Monday is his day back but he did not answer his phone, i am closing thursday and have no idea what is going on my loan officer stinks. he has answered maybe 10% of my calls never returned 1 and only calls me if he needs somthing i've spent thousands already on title searches, lawyer fees etc. HSBC Stinks! pay more interest if need be and get a real bank although all banks stink they only care about numbers not people...

I know that I signed the paperwork, and I only fault myself for not reading it as well as I should have. But I did ask questions and come to find out all I got was lies from my broaker and the title company. I found out two years after being in my house that I was in an ARM loan. although this was a shock and not something i was wanting, I figured that I would have to stick it out. I have been current on all of my payments (just like everyone said you are suposed to do) and I have exelent credit (just like everyone said you are suposed to have) and now I have been denied twice for a loan modification. all I am asking for is to not adjust so high that it would be imposible to pay. It makes no sence to me why a bank would not want you to keep paying already high interest on a loan that is totaly inflated (and I am willing to do that), but instead would rather have you fourclose and loose a loan worth $300+ and sell it at auction for half to a person that they dont even know is going to pay either. I have tried to be as honorable as possible, keep my word, and pay my debts. but this is impossible. I am trying to do a short sale currently but as far as I have heard, they are not willing to do that either. I dont want to but I am going to be forced to forclose.

I called them on 07 before we got behind on our mortgage when my husband was first diagnosed with cancer and his medical bills were taking more of our limited income they told me they couldnt do anything until we were behind for over 30 days when that happened and i called back they said since i was behind i didnt qualify for refinancing I couldnt believe what was happening to me then we had to file for bankruptcy in order to keep our home and now all of a sudden not after the first missed payment when we could have paid the 1771 but they let it balloon up to over 8000 and now we have until Feb 3 to pay I am astunded this is how they do business we have been loyal customes to them for over 6 years and we tried to get help before this all started now we are in the same boat again bankruptcy has ruined our credit and we may loose our home now thanks to hsbc

Terrible. They have never really tried to work with me. Scammed me into taking all my savings and 401k to stay current as long as I could while trying to sell my house at the time...they promised me that if I got to a point where I couldn't pay anymore they would restructure and I'd be a approved for a hardship once I went 60 days past due. Once I did, they gave me the run-around for two more months going back and forth with more info and financial documents only to be denied for a hardship/restructure and was given a foreclosure date of 30 days after that. My husband left me shortly after we purchased the home and without his income, I could not make the mortgage payments. I have tried to sell the home but was unsuccessful in this market. I am am single Mom and am frightened to be forced out of my home with noone willing to help. Before this situation, I had never missed a payment on anything...I feel helpless.

I was given a Denial for a Loan Modification, for 1, I did not have any Equity in Home to roll over New closing costs of 11,300. and My new Income since military retirement does not qualify me, by not making enough money per month, based on their Dept to income ratio, to reduce my Monthly Payments. I was Told that I need to find a Job making 700. more a month, then on a second call with a different person, was told that I needed to find a way to make at least 305. more a month to qualify for a loan reduction modification. Currently I am 2 months behind, soon to be 3 months as of 5 November and have tried to send HSBC A Partial payment of 1600. and then 1500. but the funds were not excepted

HSBC refused my payment...therefore forcing me into foreclosure....HSBC accellerated the procedure after receiving a change of address form and I stop receiving mail from them until it was too late....HSBC did not consider or care about the lack of communication....but rather to proceed with foreclouser. NEVER deal with HSBC!!! All of my payments were made on time, never missed one. They were taking monwy out of my payment for forceplaced insurance through a faulty appraisal. We were in forclosure before we knew what was happening, and were never told about the foreclosure until I saw my name in the paper. We had tried to call for 3 years to let them know that we had a frauded appraisal, NO ONE had enough knowledge to even tell us what was going on. My husband had a heart attack and passed away from all the stress. Contact FBI, they will investigate!!

Unfortunately we are currently in foreclosure with HSBC. The house is yet to be auctioned, but HSBC had a security company break in our house (occupied about half the week) and change the front door lock. How can this be legal? My wife & I have been doing business with Beneficial for 5 years now. I refinanced in April of 2006 to a fixed rate mortgage of 8.8% with my monthly payments being at $1642.59. This does not include escrow for property taxes or homeowners insurance. I was informed by the manager of the branch that serviced my loan that Beneficial "did not" escrow for taxes or insurance. I was current on the mortgage payments until May of 2007 when my step-daughter received a couple of traffic citations and was involved in a minor accident (not her fault) Needless to say itwith attorney fees and court/insurance costs plus proerty taxes it didn't take long to fall behind. I contacted Beneficial and advised them of my situation and requested if I could defer one (1) mortgage payment as it would give me a chace to catch up and preserve my credit. I was told that I would have to address this matter with their hardship department and apply for a "hardship" I contacted the hardship office and of course was told that since I had no decrease in income or no loss of employment that I would not qualify. Now I am still walking around showing 30 days late on my credit report with this company.

HSBC basically promised they can help us out with our mortgage refinancing and told us with our past history of always paying our mortgage on time their would be no problems in bringing our mortgage lower and affordable to our income. We have been struggling with HSBC for years. They told me my first paymnet was due in September so I paid as requested. 1 year later they told me an "audit" was done on my account and I have been 30 days late since first payment was due in August!! So they marked my account with all 30 days late making it impossible to refinance. My adjustable rate mortgage kicked in and my mortgage payment went from $1360 to $2600 in 6 months. You cna't talk to them or reason with them in anyway. I ended the horror story, so I thought it was the end with a short sale. They told me that it was settled. They are still after me for the remainder. No other mortgage company does this. HSBC is the worst company.

HSBC has participated in numerous unfair practices starting when I tried to refinanace my house throguh a different company. They "lost" payments causing my refi to not happen. When shown proof of these payments they did not repair the damage done. I Have tried modification with them, but they modified my payment to half of my current income. HSBC lies no one person will tell you the same thing and if one person gives you a solution you can never get back in touch with the same person to resolve the problem, and the promised resolution does not happen. HSBC won't negotiate a short sale when they are in second position. They said they will file a deficiency judgment for balance due. They are willing to negotiate when it comes to a short sale bottom line is you are responsible for the loan amount regardless of the market conditions and the devious mortgage lenders, they do not care.

They suck, we have tried to ask for help through them i hate I ever had to go through them and would not ever recommend the. i have called to let them know that i was going to be late on a payment and to get on payment plan they started to pull out of my account they gave me 2 chances and they stopped drafting because they were going up on my mortgage. I called and told them that I can not afford to make that high payment they did not care they justed wanted their money. i told them that i was not working it still didn't matter to them. they really need to get shut down. I've been in the house fo 2yrs and it has went up 2times every year. starting at 641 to 745 to 945 in the hood. I refuse to pay 945 for a house in a bad neighborhood. Someone needs to get rid of HSBC their terrible.

Do not trust these people.Get a lawyer they will screw you with the short sale,anyone with misc #'s on there on line banking ours had 33,000 they wouldn't tell us why, it was the amount of money they will make off our house, the next week they stopped taking our payments,we have paid every month,we got the attorney general involved and still got served with foreclosure papers this week, document everything and get a lawyer,this is there scam,they scare you into signing deed in lieu of foreclosure this is how they make there money,save your money and get a lawyer,it doesn't matter how much extra you pay they will still foreclose don't trust them!They will forget to pay your insurance so they can add force placed insurance and jack up your payments,they will keep extra money in unapplied funds,contact your attorney general or the federal banking commission it is not to late. When our escrows payment went up in the middle of a month they put our payment in unapplied funds. Didn't get a notice until three months later. They put 30 days past due on my husbands credit report and now unable to refinance. DON'T use this company

Due to decreased income we have yoyo'd on our mortgage payments. The foreclosure process begins for us on 1/31/08. We have the home on the market but are so afraid that they will try to sue us for any deficiency since we have negative equity. I have 2 children & a now disabled husband. I don't know what I will do if they don't agree to a short sale arrangement because I don't have anything else. You cannot sit down and talk to their mortgage people face to face. It is all via the telephone. They will not even attempt to work with you. They just turn it all over to their attorneys and let them do all the dirty work. HSBC acquired the mortgage from another lending institution in January 2007. I really believe that they want to TAKE my home because I only owe a $27,000 balance on a home valued at approx. $87,000. They are completely heartless and have no compassion or consideration for other people. I pray to God above that you will be able to help me stop this foreclosure and maybe even refinance the balance through another lender. Even if it means higher monthly mortgage payments.

They are rude and NEVER want to work with you no matter what you try. They gave us a "deferment" of 3 months after Katrina, then came and said they wanted it all back at once. We didn't have it. They have hounded us since then and have been told several differing things depending on who I talk to. Even though it is now in foreclosure the auto dialer still calls here 7-10 times a day. I thought it was illegal for them to call ha many times a day. Very sorry the loan was sold to them or that we accepted what we thought was an offer to help after the storm. We had major damage and needed the money for repairs so we took it. Now we are messed over by them and cannot get financing anywhere! They are heartless and RUDE when you talk to them.

This is my situation and it needs to be read carefully to fully understand how things have reached this point. In December of 2006, I contacted my mortgage company Beneficial to refinance my home. At this time I owed approximately $91,000.00 dollars and was in good standing to refinance, (this is a very important point to remember). My home was valued at approximately $136,000.00 dollars. This meant that I had approximately $45,000.00 dollars in equity. I was going to use the equity money to refinance and pay my overdue taxes. I would like it to be clearly understood that I wanted Beneficial to do the refinancing so they would retain my business. When I called to inquire about the refinancing I spoke to a representative named Miriam. She told me that I should wait because Beneficial did not do escrow accounts at his time, but that they would be doing so starting in January of 2007. When I called in January to inquire about refinancing my home as per Miriam’s advice, I was told that I could not because there was an outstanding balance of over $11,000.00. When I asked what the outstanding balance was for NO ONE seemed to know why. It was not until MAY of 2007 when I decided to refinance through Bank of America that it was discovered that Beneficial had paid my taxes plus late fees plus lawyers fees between December when I initiated this venture and January when I called back to inquire about refinancing as Miriam had advised. I was also told that because of the outstanding balance I was NOT able to refinance. WAIT JUST A MINUTE HERE. I WAS ABLE TO REFINANCE WHEN I INITIATED THIS IN DECEMBER OF 2006, BUT NOW BECAUSE BENEFICIAL DID THIS WITHOUT MY CONSENT I CAN’T REFINACE? THAT IS NOT A FAIR SITUATION. Beneficial NEVER contacted me in regards to paying my taxes (that is what my refinance monies were for), they NEVER involved me in this decision. Beneficial took it upon them to pay my taxes and I was informed it was to keep me from losing my home to foreclosure. However, instead of doing things the way I had initially planed, they took that $11,000.00 dollars and divided it up over a period of 12 months and added an additional $ 1,194.57 on top of my monthly payment and this caused my payment to jump to $2,152.50 per month. I do not know of anyone living on a budget who can afford that amount of an increase. Therefore, if it was Beneficial’s intent to pay my taxes to avoid foreclosure as they have stated, Beneficial will force me into foreclosure by increasing my payments and they do not seem to understand this. When I attempted to make my payment in May of $957.93, Beneficial set it aside in “unapplied funds” because it was not the entire amount and it is still sitting there eight moths later. (if they accepted my payment at all they should have APPLIED it to my balance and not set it aside to draw interest). Being the situation as it is. Beneficial has paid the taxes and has said I owe that money. OK, then do something that will allow me to pay it back and still keep my home that I have worked so hard to keep. Here is what I propose. I would like to take that amount that Beneficial says I owe them (I am willing to pay the money) and put it on the back end of my note and this will bring me current and I can make my payments for a timely fashion in order to refinance since it is their doing that has got me here. I would like to have an escrow account so that taxes and insurance are paid. I know all major lenders do this in their workouts and if they really want to HELP me, this can be done. I have been trying to resolve this matter for over a year and have sent an enormous amount of paperwork SEVERAL TIMES to Beneficial in the form of taxes, financial worksheets, hardship letters and other information that they have requested of me to assist me. They have said they have lost my paperwork, didn’t have enough, needed this and need that, and every time this occurs it just puts me further behind. Can you see my dilemma and problem here? No one is trying to help and I am in receiving foreclosure notice from attorneys this week. If something had been done on their end instead of saying for months they needed different paperwork, I would not be in this predicament . I AM ASKING AND PLEADING PLEASE ALLOW ME TO KEEP MY HOME. Please keep in mind that when I started this in December 2006 I was not contacted by anyone asking for delinquent taxes, I was not in a foreclosure status and I was trying to do the right thing. My stance is, that if the taxes and insurance are my responsibility because I DID NOT have an escrow account with Beneficial, then Beneficial DID NOT have aright to pay my taxes without my consent and put me in this situation. I would like for Beneficial to be investigated for paying my taxes without authorization, taking money out of my bank account without my consent several times and charging me high interest insurance when I in fact had insurance at the time they charged me. If ANY laws have been violated my Beneficial and it is possible, I would like Beneficial to be audited and pay my loan off in full based on violations. I only have until February to get this resolved before they take my home once gain ANY help will be much appreciated. I also have a friend who owns “TEXAS HOMEOWNERS ASSISTANCE”, a company that handles foreclosures and works in Loss Mitigation with all major lenders. He has been trying to work with Beneficial in my behalf since November 13th, 2007 and they have been giving him the same runaround. Just to show you how they operate and waste time, here is a copy of his notes on my file. You can clearly see there is a problem here. 11-13-07 (4:00 PM) - Sent Letter of Authorization to Loss Mitigation Dept (fax # 732 352-7519) 11-14-07 (12:40 PM) – Spoke to Robin (Rep ID # 30652) who gave me a different fax # 813-571-8647 to send the Letter of Authorization. She obtained my information for her records. 11-15-07 (12:30 PM) – Spoke to Chris who stated the Letter of Authorization had not been received or the system updated. 11-16-07 (10:47 AM) – Called Customer Service and the office was closed. 11-23-07 (6:15 PM) – Faxed Letter Authorization “again” to Janette Napolean at 630-617-7529 (this is the third fax number given????). Her Line is 1-800-585-3431 11-27-07 (10:13 AM) – Spoke to Bryan who put me through to Mrs. Napolean’s voicemail. I left a message in regards to receiving the Letter of Authorization. (TWO WEEKS HAVE PASSED AND NO RESPONSE, THIS IS GETTING RIDICULOUS). 11-28-07 (4:33 PM) – Left second message for Mrs. Napolean in regards to receiving the Letter of Authorization. I told her this was my second attempt to Contact her. 12-06-07 (11: AM) – Finally spoke to Mrs. Napolean. She asked me to fax the Letter of Authorization a third time due to not receiving the first two. I faxed To a third different number 1-630-617-7145 and I had to ask her to Stand there to avoid any further waste of time and she received it. She stated the house was going into foreclosure on 12-18-07. She Asked me to fax a copy of Mrs. Vickery’s check stubs she would Se what we could work out. I will contact her tomorrow in regards To this. 12-14-07 (11:43 AM) – Mrs. Napolean asked me to fax a copy of Mrs. Vickery’s pay stubs “again” and a copy of her homeowners insurance to the “HARDSHIP DEPARTMENT” at 1-888-778-3811 and to call back Tuesday 12-18-07. 12-18-07 (3:18 PM) – Spoke to Stestonia and she said to fax a copy of Mrs. Vickery’s taxes, and paystubs “again” because the last stubs were hand written and unreadable. (this was ridiculous because she works for a dentist office and all checks are computerized). 12-27-07 (4:27 PM) – Spoke to Jennifer who asked me to call back to check the status of the file on Tuesday 1-1-08. Of course this is New Years day and the offices are closed. (THERE IS SOMETHING TERRIBLY WRONG GOING ON HERE WITH THIS MORTGAGE CO.). 1-3-08 (2:18 pm) – Spoke to Falonda in regards to a letter received by Mrs. Vickery that was Carbon Copied to Mark Brown regarding this matter. She asked me to type a letter stating this situation (which they have been aware of for over a year now) and send it to the Customer resolution Department at 1-888-547-8646 (fax). Since this time Mrs. Vickery has received a foreclosure notice from Beneficial. I am going to keep trying to resolve this matter. I am going to continue to try to obtain a workout for Mrs. Vickery but she needs to contact an attorney and investigate wrongdoing on Beneficial’s behalf. If there is any other information that you need from me, please feel free to contact me at 214-607-6373 regarding this matter. I truly need your help and guidance. In closing, if nothing can be resolved in 30 days I will lose my home that I worked all these years due to Beneficial’s incompetence.

We have had problems with HSBC for the past 4 years. Our daughter passed away a year and half ago and instead trying to help us through a difficult situation, they told us that this was not there problem. We were falling behind on our payments and they stated that we needed to figure out what we were going to do and fast. We are currently refinancing with another company and I couldn't be happier. They are the rudest, nastiest, cruelest people I have ever had to deal with.

we had problems since the bought our loan,they refuse to fix it.customer service is nasty,they are threatening to take our house.They never apply payments correctly,they have over drawn our bank account after taking unauthorized payments,ever person tells us a different delinquent amount and no matter house much we pay they still tell us we are behind.they went back and changed our payments 6 months later and said we owned them more then we did,they added force placed insurance after they forgot to pay our insurance and even escalated complaints refuses to help saying they see no error.

They supposedly had a program for renegotiating LIBOR ARMS, but after going through a Q&A qualification session I was told we didn't qualify and given no reason. We tried to refinance with them, got turned down. Citifinancial and HSBC are two companies I never want to do business with again. I have several credit accounts, one of which I paid off and closed. These kinds of financial institutions really need to be regulated. I appreciate free enterprise, but when business practices harm the american economy something needs to change.

I have been making a double payment each month on my home loan from them. One whole payment is supposed to go toward the principle I owe. The other payment, they are supposed to take the interest out of and pay the rest toward the principle owed. Every month, they take interest out of BOTH payments, even though one payment is specifically written to go toward principle only. It is illegal to take interest out of both payments, since I am paying them a double payment EACH month. I want to get the interest paid down as fast as I can so I can pay off the loan as soon as possible. But, they continue to charge me double interest payments every month. I have called them several times and they say they will fix it. Sometimes they do, but recently I have called several times and they still have not applied the extra payment toward the principle. They try to cheat you every way they can & lie when they say they will fix it. What can I do???? Think twice before borrowing any money from these THIEVES!!

As others mentioned I called and spoke with someone but I did it BEFORE I missed a payment. I was told there was nothing that could be done. Once foreclosure proceedings were begun someone else called and said, oh, yes, there were other options available. Also, since going into foreclosure the automated dialing system still calls me frequently although I have told the operator several times that the house is in foreclosure and each time I am assured my number will be removed. It is the among the worst companies I have ever dealt with, had they offered me options I would not be losing my home.

When we started falling behind in payments i called and asked for options, I was told there are none, I asked than why do you send me notices to call you to work an option out and give me now options, I was told I was not intelligent, I ended up hanging up on the woman. We tried partial payments, they don't do partial payments and wont apply any portion of a partial payment to your account to make it look like you're late paying anything. We then tried a short sale, everything was submitted for negotiations, paper work taboo, they said because the address submitted on the short sale was the physical address and not the mailing address they couldn't accept the offer, we changed the address in the system we think we're good to go, they order a BPO but went ahead with the foreclosure sale instead of postponing the sale for a few weeks to consider the short sale. When a customer service rep called my house before 8am one morning I asked him why are you calling me at 8am, his reply was well you're living in the house at 8am. I agree that HSBC has very rude people working there. I wont adise anyone to go through them for a loan as they are very unhelpful and unwilling to help.

lost my husband and I am behind on payment. They are real slick, they never posted August payment they said it was short $17 and it wasn't so the say they held it until I instructed them on what to do with it. In the meantime they sent me an ACT91 and called me at work to tell me that the loss of my husband is no concern of their's but the money for the mortgage is. I have never in my life had any company collecting for any reason use the terminology that these people use. It only added salt to the wound

BE AWARE! HSBC has serious problems in mortgage schedule calculation. Every time I make more payment to pay down my principal. Every time HBC screwed up, either result in later payment, or charged interest 9 times.

HSBC is the worse mortgage company my family has dealt with. We were going threw a rough patch and our mortgage fell behind. Our home was in foreclosure. We thought we were working at a plan with them, we gave them $2500 and they said that would set us back to zero. We thought we had a chance to save our home. Then the very next payment that was sent to us went from $848 to almost $1300. There was no way we could make those kind of payment. I called and asked what was going on. They said our ARM went up and that would be our new payment from now on. I told them they should of explained that to us, instead of misleading us by saying things would go back to normal. The lady from the foreclosure dept. said to me "Well, didn't you read your contract." I told her we've been trying to work with your company but all we've been told is lies. She said there was nothing they can do for us, since they we defaulted on the agreement they gave us. I said we didn't even get a chance. I even told her we are working with a mediation center to resolve this. They are the worse company. Our loan was sold to them...would stay away from this company.

Our PMI Insurance tried to work out a payment with them to get caught up. Husband has been ill and they care less. sold our home back to themselves without our knowledge or notice. Now we have a redemption period to get it back. We did have a great buyer for the home and they are aware of this and we were waiting to close. did not matter. Very difficult even to get a hold of.

We have a home for sale that was over mortgaged. It is worth about 150,000 and we have had two buyers-the first moved on because HSBC took too long to review our short sale package. We have the second right now and as usual we have not heard from them HSBC is very rude to deal with. I would never rec.working with them under any circumstances. IF possible refinance with another company as soon as possible. If you ever need help ie. hardship etc. etc. they will never help you.
