HomEq is run by monsters and employs clown. Not the cute and funny ones - but more like if John Wayne Gacey had a naughty uncle that touched him a lot as a child and made him a killer...well, if that uncle went to jail and was rape and murdered by an even bigger monster in jail...and that guy had horribly scalding, fire diarrhea...that would be them. A big, apathetic, sadistic, heartless, smelly, oozing pustule of hate. I hope that all of the people who worked for HomEq are homeless AND dying slowly of cancer of the anus. A more nasty group of what can very mosely be referred to as humans - I have never met. They actually enjoy giving people bad news. Not only that, but they purposefully set people up to fail. The bigger the set up, the bigger the fail, the sooner they get a cut of the money generated by the auction of your house. Burn in hell HomEq, for all eternity. May all of your families die in fiery car crashes. May you and all of your most beloved family members have to resort to eating at soup kitchens and then be brutally raped there. May all of the women in your families be raped and die while giving birth to their rape babies. I hate you.

they are the worst of the worst they ripped us of for 5 years.. They sold our loan to Ocwen and Ocwen has helped us get a home modification.. Then we received foreclosure notice from Home Eq. and they do not even own the note and have not for over a year.. They should be accountable and fined for their illegal practices

Oh My Goodness! This company sucks. I've been dealing with them for over a year. Same as the rest of you- no help. I have reported them to the BBB, Attorney General, FDIC, worked with 3 non profit agencies which one didn't even call me back Neighboring (they suck),Obama, senator,and of coarse the investor themselves,tried to refinance and the list goes on. I'm not sitting on my hands. And still in the same situations. We are hard working Americans and need some help. Trust me, HomEq knows who I am. But it's exhausting. I think our only options are filing a suit or working w/ a realtor lawyer. Face it, we don't know the laws as HomEq and yeah they are just the servicer. But they have what we want.

HomEq approved HAMP on August 6th 2010. On August 18th they denied it. On August 20th i received a letter that i was in default of my loan. Now they are reporting me a late to the credit bureau's. I wasn't late until they suggested the HAMP. What do I do?

In the final stages of my loan modification it was recommended that I pay the property taxes which HomEq had paid in escrow several months earlier. Two days after the check cleared the modification was declined.

HomEq acquired our mortgage in 2000 and we have made all our payments each month since it started in 1995 - now the 15 years comes due May 10,2010 and HomEq claims we still owe over $12,000 on the mortgage - we can not get them to give us the complete payment history since they say documents are lost, etc How do we go about fixing this - there is no way we owe $12K after paying for 15 years! Someone here mentioned that some people shouldn't have qualified for loans if they couldn't afford them. The real problem here is that HomEq isn't a trustworthy company. They have harassed us about insurance, which we've proven we have to them several times. They wanted $4000.00 above and beyond, none of which they applied to our account. They have stopped taking our payments. The real issue here is they want everyone to go bad so they can collect the "insurance" they have on our property. They are scamming all of us out of our homes. We have tried very hard to work with them but that isn't what they want...They are gambling that we will walk away so they can get paid, and sell our house..

They are not a mortgage company I know that now they are just brokers to sell our home and blind siding us into thinking they are helping us modify our loans while doing this Stalling to the highest bidder on our homes! I personally feel very foolish as to fall into their scam! I'm exhausted to say the least I have spoke with about 20 people in the last 3 weeks because none of them have an Extension: so you have to repeat everything you said to the last person you spoke with then you are so exhausted from talking and listening to them being mean it's outrageous! So I turned to the internet and about fell out as to how many other people they are doing the exact same thing to this is on several different sites! It's like people are being invaded by the DEVILS MORTGAGE companies and HIS FOLLOWERS! But I have a GOD and may they find him now before they have the wrath from him! They placed us on a repayment plan then once we were off of it they charged us 1394.00 for interest because they made a mistake. Now they are moving our monthly rate up to 3,000 a month because of "projected" costs for insurance and taxes and asked us to pay 20,000 imediately. They told me I was pre qualified for a loan remodification and because I could not produce the documentation fast enough they told me we never qualified. Everytime we enough money together to get off the forced insurance they come up with some additional fee we must pay immediately.... I need a lawyer but I can't afford one. I think they know this....

Like some one said before HomEq is not a lender they didn't originate your loan they are a sub prime servicer most every one they service should have never been approved for loans they knew they could not afford it takes 2 to make a loan giver and receiver, we all have suffered in this economy, it seems every one here wants to have a lower payment, but is not willing to give up high cell phone bills or car notes, expensive internet/ cable now is the time to re evaluate our life styles we signed on the dotted line saying we could pay for these loans, think of it this way if you were renting and you couldn't pay for a month or 2 do you think they would cut you a break?? didn't think so...

HomEq is giving me the run around I was current until November of 09 and I've been trying to get a modification for over a year. They were basing their refusal on my husbands overtime on his pay stub. I kept explaining that over time is not going to last and now that's its gone they just don't respond at all. Its like they want to foreclose. Additionally, the assessed value of the property has dropped 100,000 since I first asked for a modification. You never speak to the same person and they have taken the same financial information over 8 times telling me we have not received it or it needs to be re submitted

HomEq has a large group of Customer Service Agents, who will provide you with incorrect information each time you call. This mortgage company needs to be put out of business, for lying and misleading consumers down the path to foreclosure. With a loss of income, my payments were increased another $500 as a result of the home modification program. Because they believed that I could afford it with less income.

The only problem I have with HomEq is that every time I call I get told something different; never the same thing twice. One call I will speak with an extremely helpful rep who provides me with options and then the next call I will speak with a rep who tells me my only option is to sell. I'm two months behind and able to make my monthly payments now but am not able to catch up on those two. The repayment options offered aren't manageable at this time due to a huge cut in my pay.

I have had a modification done in November 2008 where HomEQ froze the Interest which I had wanted to have reduced and sold the 2nd mortgage to another company. I lost my job in July and went on unemployment for a month until I got a job making less than what I was making before. For 4 months I have worked with HomEQ, sending paper works and calling them as well and they were making all these promises, to later found out that they would deny my loan modification because the investor in not participating in the HAMP program and that I had a modification last year. Asked for an alternative solution they asked me to do a short sale or send them $15,000 of unpaid mortgage. I told them that I did not have that kind of money and they they will need to come up with another solution which they refuse. I'm thinking about filing for Chap 13 to keep my home.

It certainly is not comforting to see no many negative comments about this company. We called asking for a modification and were told that we should stop paying out credit car debt, car payments, and utilities to pay the mortgage payment! They also questioned the amount we spend a month on groceries! My husband was polite and professional on the phone, only to be met with rudeness and sarcasm from the HomeEq rep. Like everyone, we were MADE to be financed with this horrible company. Now, we will be foreclosing since they REFUSE to help us!

they are wicked and cannot be trusted. my husband and i have been trying to get a loan modification for a year now. they had our home up for sale then they took it off 1 day before the sale. i know that it was by GOD's grace that it did not get sold, however we were told that it was just temporarily. they had us send numerous amounts of paperwork into them supposedly they are trying to get us a home loan modification. we received several letters from there attorneys last month saying that they had withdrew our foreclosure then we received one of the same forms from our city court house. we had a third party working for us on our behalf representing us. they were an credit counseling agency and the people at the credit counseling said they had worked on allot of mortgage modification with mortgage companies but homeq is the most difficult one that they had ever seen. so as of now we are still waiting to hear from the. i have turned everything over to GOD so i am not going to worry. i think that there ought to be a class action suit brought against them. does anyone know how to get it started. i am sure they are crooked and it will come out. i read where took a hoe away from someone who was serving his country. and they knew it. if u hear of a lawsuit against them do post it on here. praying for all of us.meas

This company is out for themselves and not willing to take any extra steps to make it work. We were told if we sent them $$$$, we could qualify for lower rate and monthly payments. When we did, the rate did not change and the payments went up. Please beware of this company and their false promises.

Contact NACA They not only help people having trouble getting a loan they also legally go after the crooks. The HomEq my mom got a loan from went out of business the same day the check came in. It was two weeks before anyone answered the phone so she never even had 3 days to change her mind. That was only one of the tons of illegal things they did. But this place (NACA) really goes after the crooks.

All I can say is this is the worst company and I have no idea how they are still in business. They sign a contract to participate in the Hamp program they tell you your investor does not allow modifications. They are snoballing the federal government into thinking they are really helping when they are not. Their representatives have some of the poorest phone skills and personality I have ever dealt with. If you ask questions they cut you off in mid sentence and tell you to be quiet and listen. HomeEq services are the rudest people I have ever talked to, they have no values. When you do talk with a person, they made you feel so low that I felt like a looser, even thought I was trying to make things wright, my co-signer died and my payments adjusted, and keep changeing my account from an adjusable to a excrow and other things, that I did not understand, anyway my payment went from $834.00 to $1497.00 and higher, I still do not understand what happended, they never helped.

I have been in contact with them on a weekly basis and it seems as if they do not document our conversations. I submitted a hardship pkt at their request and they never looked at it. now we are in default and they don't care. situations came up that were out of our control and it seems as if they do not care.

I do not think that they are fair. There are reasons at times that people have hardships and I do think that these issues should be taken into account. My goodness; my husband the main bread winner lost his hand and can not work it's not like we woke up one day and said lets not pay for our home anymore. Let's see how long it will take to be with out our home to raise our son in. God does not like ugly and that they seem to be.

Home Eq does not care!!! They are nothing more than a collection agency with rude workers. They will not return calls until they do not receive a payment; then believe me they are calling you. I have tried for a little better than a year to get a modification. They will not discuss mod paperwork I've sent to them. However, we receive daily no less than 5 calls on our recorder. We're in Hawaii so by the time we arrive home, they are closed. I tried calling them from my job and was on the phone for more than one and a half hour and was reprimanded for number a couple of times for taking too long. I am at the point of writing my senators, the president, posting my letter in the NY Times. We don't know what else to do.

They knew when I filed bankruptcy before. As soon as I filed bankruptcy, they went up on my Mortgage $400.00. The first two years they had never went up on my Mortgage. They also keep tacking on fees without letting us know. They also don't work with you, it seems like they want to foreclose.

I pay homEq but the lien is to Argent Mortgage LLC and they are in Jail and HomeQ can not prove then they are sending my money to the lien holder ive mailed and faxed a request over 45 Xs over the last 6 month. Finally they replied with (UNKNOWN and homeq is responsible for the day to day servicing of your loan.) WHERE IS MY MONEY GOING TO ????? I didn't ask for HomEq, they were forced upon me. The refuse to modify or make arrangements stating that I don't make enough money. When I ask them how much I need to make they tell me they can't tell me that info. I asked how I was supposed to be able to meet their criteria if I didn't know what it was, and that I needed to know a dollar amount to try to achieve.....I was told "get as much as you can".

I did not choose this mortgage company, it was sold to them. They make it very clear that they are a debt collector so there is no way to refinance through them. They are unwilling to work with you in any way. I was current on my mortgage payments when this was sold to HomeEq. I was furious to see that they are advertising as a debt collector. How can companies like this exist if you are in good standing with your payments?

PLEASE READ IF YOU ARE IN FORECLOSURE TROUBLE OR NEAR!!I am having the same problems as many other regarding HomEq Servicing. Phone calls will get you fast track to no where! Please send them a "QUALIFIED WRITTEN REQUEST" of all the documentation in reference to your loan. Research a "QWR" online if you have to and demand in writing detailed explanations to everything in your complete file that you question. During this time they have 20 days to respond & 60 days to fix the concerns. Make copies of your letter to keep & send to all housing agencies, local congressmen, & attorney general. It is free except for time and postage. Then once you get all the documentation consider a forensic audit. I wish everyone the best of luck.

we are elderly.My husband nearly died when he stopped breathing a month ago..he is recuperating nicely. Now he is stressed trying to save our house from the wicked grasp of HomEq Servicing.Two years ago we re-fied with Nova Star. It started out that we would get $25,000 andour payment would be $311/mo. Two months later, our interest rate was at 8.75%,we would get $13,000 and our payments would be $1200/mo. They assured us that in 6 months we could "re-negotiate" to a lower interest rate. They had us over a barrel b this point after nearly 2 months so we went ahead. They went out of the ortgage business 3 mos later and handed the servicing to HoEq. For the last seven months we have tried to find out who holds the deed on our house...to no avail. There is something fishy going on here. I believe that for soe time we were without a lender and STILL may be.We still don't know who it is and I want to know what the big secret is!! We are losing our house to them but they have violated the truth in lending act and I believe we will have our day in court with these lowlife. Those of you who think we shirk our responsibility...we have put in our time with the man. We have paid our dues and worked hard all our lives but crap happens and when you get done finding fault with everyone who has hit a rough spot then I pray that you get there too!

I think the loan officers as well as the mortGage companies should be held liable for these loans that they gave people with promises of being able to refinance in the future. They knew the whole time what they were doing. It was there job to inform the consumer since this was their specialty. Why are we being blamed for trusting someone who is supposed to be the specialist in this field. Problem is they misled alot of people and they made all the money and bailed, leaving us with no home and the misconception of ever being able to refinance. In my dealings with Homeq I have occasionally dealt with people who are unpleasant but you could say this about any company. Most of the people I have dealt with at Homeq have been decent and helpful to me. many of you who are complaining ought to look at your attitude, if you're talking to them like you're writng these messages then you're not making someone want to do much to help you. The company is a servicng company, not a lender, so they are not allowed to make refinance loans. Also, they do not own most of the loans they service and a lot of the loans are tied up in investment pools which have restrictions on what can and cant be done to loans in those pools. You may not care about this but this may be why they aren't able to help everyone. some of us got loans we knew we couldnt afford but we really wanted the nice house and some of us have lost jobs or had medical issues we couldnt anticipate but Homeq is the company we have to deal with so call them again, be civil and if they cant help then let it go and move on. You can at least say you tried your best Others before us have lost homes and kept on living.

Homeq is the worst company to deal with. I have been trying to modify my loan with them since Dec 2008. They sent me a letter saying "denied" because I would not disclose child support information-which is not a steady income and my ex still owes over $6000. Anyway come March 19, 2009 they are going to start the forclosure and even if I try and short sell my home, they will still forclouse. I believe that this is what they want. This has been the worst company to deal with.

Yes indeed, another foreclosure for HomEq! The company is wholly disorganized, customer service is nill. We have been negotiating with HomEq for since March 2007 when my 46 yr. old spouse in the construction industry had unexpected quadruple by-pass surgery and was hospitalized again 3 mos later. I have a file that contains 300 pages of faxes sent to them from March 2007 to current. I am a licensed realtor in AZ and good luck to ANYONE trying to conduct a workout program with them. Essentially, they work you out of your home. I say WALK AWAY; given the current market and the economy none of you will see any appreciation or positive equity in your homes for at least 5-10 yrs. If you are a baby-boomer like myself and would like to retire - now is the time to give up your home and rent! Or, buy a nicer home for less money and let your current home go bye-bye. THERE SHOULD BE A CLASS ACTION LAW SUIT AGAINT THIS VERY UNETHICAL, ILLEGAL COMPANY THAT DOES IN FACT LIE.

Yes they are blood sucking leeches. Homeq started to add fees to my mortgage all at once. HomeQ told me that they had take money out of my escrow to pay my flood insurance if I did pay the flood they want pay my taxes. I found in there policy it state and/or means you have choice look at the website homeqserviving.com/mortgage/homeinsurance it saids that they have to give you 12 monthe notice before they add any fee they started to add my fees in Aug for the flood and took it out of my escrow and each month I see differnt fees that they want me to pay. IM fed!

This company is the worst company I have ever delt with. They have our payment all jacked up. They doubled our taxes for no reason causing our payment to go 600 a month up for no reason. When I confronted them about it they said that it was too bad they were not going to fix it until the following year when they review it again. Needless to say we couldn't afford our payment due to the increase, and they wouldn't except anything unless the full payment and now we are so far behind and just got foreclosure papers. They just offered us a loan mod. but that doesn't sound too helpful from the comments I have heard. So today we put our house on the market but nothing is selling of course and we will have no palce to live. Hopefully someone will get those blood sucking idiots at Homeq they are the ones draining the economy dry.

I am currently working on mods for many clients. Some people who are going through hardships cannot help but fall behind with their payments. I have seen many situations where the clients have reduced income, lost their jobs, or had deaths in the household. The other people minus 1 person are morons too. I think these companies are hiring idiots because they cannot afford experienced employees who know what they are doing. Don't give up, you always have options so ask questions. That has helped me get people their modifications.

I found out that I had sent in 2 payments and they never posted them, and they started to foreclose. Then Ins.and taxes was added on, which caused a sky high payment that I could not afford. I asked once before if I could refinance, and I actually heard the person on the phone laugh because of my credit rating at the time and lower paying job.So, I did not know what to do about payments. Never got a foreclosure notice, found out when I put my house up for sale and the real estate told me it was being sold in 2 weeks. They did give a an extension to try to sale, but have not been able to get any buyers.

For 2 years was always on time with payment. Once I fell behind, they would not work with me at all. There only solution was a repayment plan that I could not afford. I have asked customer reps to be transferred to a supervisor or to someone thru their escalation procedure and they always refused. Now due to Hurrican Ike, I sustained considerable roof damage and they are holding my insurance check. It has been three months since that disaster and I still have a tarp over my roof. My insurance company did their part but Homeq is extremely difficult to work with.

Homeq waited moths to tell us we were behind due to forced insurance and still took our automatic payments and never applied them to the mortgage as they were not for the new higher amount they failed to tell us about. I called Homeq two weeks ago for loan modification. I agree with everybody's comments about how rude and unwilling those people are. I think they trained like that because they are supposedly serving mostly the subprime loans. They think because we don't have perfect credit that can discriminate us. Ok, my mortgage is w/ them and they can be annoying, but /I am the one who signed for my loan, just the same as all of you. Everyone needs to stop acting like victims and own up to your responsibilities. Why do we think they or anyone owes us something? Everybody is struggling! Do you call you electric company and threaten them to drop the bill or else? No because that is rediculous! How can anyone that is considered average class, myself included complain because your house payment is $4,000/month and you are a teacher? Did you not know that when you signed up for your dreamhouse that you couldn't afford a house payment that was higher than your monthly income? Stop living above your means, this is the reason our economy has been brought to its knees. I have done my best to keep in contact with Homeq so they know what is going on. I was under the impression from Springboard and Homeq that a loan modification would work using a rate reduction. I got denied! I have been given the run around for weeks now and everytime I talk to someone, I get different answers. They tell me a computer decides if I get a loan mod.!!??? It doesn't have a heart! We want to keep our home! I am a teacher and my wife is a nurse , we have 3 boys and can not afford a 4k/month payment any longer! Homeq is calloused and confusing! I will confirm many of the entries below. 1) You will never get the same customer service rep twice. They have call centers all over the country, and the service you get is very uneven 2) Because of this, you will get five different stories from five different people concerning your issue. Earlier this year I was catching up on my mortgage and wanted to know the total to bring everything even. I got three different answers from three different people. This is normal and expected for them. 3) Their phone menus are very hard to navigate for those wanting to speak to actual people. If you are looking for mortgage modifications, for example, your only recourse is to hit random non-functioning keys and have them manually transfer you. 4) Speaking of Mortgage modifications, don't bother. Most of the time they will tell you "there is nothing we can do", "investors have disallowed modifications" or "write a letter to our account research department", which of course sends a form letter months later saying they can't do anything. 5) Oh, and I almost forgot. When I did sign up for that repayment plan that I mentioned earlier, the original customer service rep calculated it to be sixty dollars too little. As a result, when I made a scheduled payment, they called me saying I was delinquent and demanded the full eight thousand dollars. And no, even after admitting they had screwed up, they wouldn't make another plan. I had to throw it on a credit card that I am still paying a year later. 6) They have a grace period of fifteen days, but on the 2nd of the month they will start pestering you every day at every phone number you give them. Either do not be late or do not give them all your phone numbers. Nobody chooses to be serviced by HomeEq - but if they wind up getting a hold of your mortgage, refinance immediately if you can no matter what the cost. They are that bad.

We filed a chap 13 bk, never been late on the mortgage payment. They have refused to work with us for 2 years of calling. No one returns calls, and when you talk to someone it is a different story of lies and more lies. I was told to let the house go into foreclosure and then they would work with me. Not Happening. They told us that Wells Fargo held the mnortgage but when I checked with Wells Fargo they no record of us being with them They, with other companies, stood with the governor 2+ years ago and said they would help. Help who?? The are now trying to charge us extra for their attorney fees because we are in a bk.

let think about it from a business stand point, if u have a mortage then u dont own your house, its not personal, just like if u stayed in an apt. if u dont pay the rent then u get evictied, u wouldnt get mad at the property manager for kickin you out if u didnt pay so y are ppl upset when they dont make a mtg. payment and start getting fees and credit reporting, simply put if u cant afford it sell it and move, if u do it early enough u mite be able to save your credit and buy another home in the future!!!

Never listened, did not care if we were having any kind of personal sickness or problem. They were hateful and unwilling to help at all.Wen we were late they demanded a lot of money up front to save our home. Several months ago a home came up for sale in our neighborhood. Upon investigation Homeq was handling the sale because the seller was in default. We wrote a cash offer through the real esate company involved and were told it was submitted to this company. To this day we have not gotten back any paper work or a response to that offer. The house has since been sold at sherrif sale and the bank bid it in so they now own it. The original seller could have avoided this had anyone responded to the cash offer we made on this property.

It is so unfair that mortgages are sold to companies that you would not want to do business with. This is one of those companies. What is posted here about them being unwilling to work with their customers, and the horrible customer service department, and the inability to get the same person twice and their unethical business practices are all true from my experience. My home has lost 50% of its value in the last year. They recieved a short sale offer and waited over 2 months before approving it. When they did, the buyer was gone. My realator found a second buyer with a new offer of 30,000 less. If they don't take this it will go to auction and they'll get squat for it. I also had great credit and NEVER was late or missed a payment and when my mortgage adjusted they told me there was nothing they could do. I have no idea how they are still in business. If there is any way you can avoid doing business with this company please do so. It will be a happy day for me if they go out of business for all the horrible things they do to their customers!

HomEq employee's who answer the telephone needs to be more compassion and understanding with helpfull information. I do not have anywhere to go if I loose this house. Before I purchase this house I sleep in my car for 10 months. I felt a lot better when I sleep on the roof of my home in New Orleans for three days and two night during Hurricane Katrina.

This company has no desire to help. Though as the mortgagee I am at fault for the situation, given that I have limited funds, I would think the lender would try to work something out that I could afford as opposed to forcing the property into foreclosure. The property is worth nothing to them at $10-15K, so why not help me keep it?

I have dealt with this company. before I became delinquent i ask for help they wouldnt help me. so I file chapter 13 gave gave wrong amount owed. so made me still past due. I went to my state for assitance they contacte homeq they told them that i wasnt behind and i just owed half. so I paid the half now they writing me saying i am delinquent. I have had the worst experience with this company. I was told to sell my house and move in apartment. I had one rep was looking for me a apartment in a bad neighborhood. I told him to go live there. They sent field reps to my house when I had a payment in the system. .

We even went & wasted 2 whole days at these State-set seminars (besides 100's of hrs on phone since June 2007 !!!) where people sat down w/reps of loan companies. We were given hand written draft note by HomeQ rep proposnig $3600/MO. Then we followed up few days later; "the boss didnt approve it " WHAT A CARSALES GAME C'MOOOON !!!! I've been high pressure sales professional myself for over 10yrs in piano trade & couldn't belive that these psychological games are being played about people's home loans out there !!! It shouldn't be allowed by any means. I guess I need to finally hire a attorney uh sicne there guys don't wanna make a deal & take my money. (we can easily afford $4000-5000 per mo, regardless of our other bills, 3xcars in our 5people family etc etc) So much nothing but BS the last 12months trying to talk w/HomeQ. I havent lost hope for a second though, sicne I know they really ont wanna end up owning our home !!! Lemme knwo if you guys can maybe help me to get out of this "living hell on earth".

My loan is serviced by HomEq. I had a 2 yr ARM and I've never been late with my payments. My rate was scheduled to adjust in June. My initial reason for going with an ARM was because I was told that I would be able to refinance in 2 years. Who knew the bottom was going to fall out. Nevertheless after realizing that I wouldn't be able to re-finance until the market corrected itself, I contacted HomEq 2 monts before my adjustment asking about their "fast track modification" product which would freeze my rate for another 5 years. I was told that they wouldn't be able to do anything for me until after my rate adjusted, because they didn't know if the rate would go up or down (yeah right). My initial loan docs indiciated that my loan could not adjust by more than 1.5 pts per adjustment period. I went from a 7 to a 8.5 and my payments increased by approx. $78. Because my rate would adjust every 6 months moving forward and seeing no correction in site for the market, I contacted them again. I was told that I would have to wait until July because my rate wasn't adjusting in June, that was just their notification letter. I then found the name of the CEO and prepared my letter, which I faxed and sent via certified mail, informing him that I qualified for the fast track program, according to their requirements which were listed on the website. I went on to explain that it was not in "good faith" to tell "responsible" customers that they couldn't be helped because it was "too soon" or because they weren't behind in payments - this appears to be just the opposite. Not helping responsible people just trying to stay one step ahead. Needless to say it worked, I received a phone call from their work out department the next day, asking if I was interested in their modification program. After 3 weeks of back and forth, faxing bank statements, paystubs, insurance, tax papers, expenses etc. they initially told me that i didn't qualify because at the end of the month, I was left with $700-$1k which didn't indicate a person experiencing a Hardship. I refused to communicate by phone and therefore wrote ANOTHER letter beginning with "per our conversation". I basically told them that if i were filling out a mortgage application and my income left me with $700-$1k per month, more than likely i would not be approved. Secondly, they were not taking into consideration "repairs" or other costs associated with owning a home. I told them that they should "want" a customer who has some income left over each month for emergencies or otherwise, why would one want a customer who is living from paycheck to paycheck, that's a disaster waiting to happen. I made my regular scheduled payment for June and we are now in July. My payment isn't considered late until after the 15th, so on July 11th they called stating that I was approved for a modification based on the following terms and conditions: 1. 5 year rate of 5.5% 2. I must escrow my taxes and insurance 3. My principal balance would increase by $3k (this was with my taxes and insurance that they are supposed to pay for the upcoming year). 4. My payments would increase by approx. $120 (actually it would be less because i have to factor in not paying a monthly insurance premium now). 5. my next payment would not be due until august 1, 2008. Anyway, she faxed me the 2 page doc. and asked that i sign and return it via overnight delivery. I had one of my attorneys review it (former loan officer) and he indicated that there was no negotiating that would take place and that it wasn't a bad deal provided that the market corrects itself within 4-5 years. I signed and returned the paper. After calling to advise them that the paperwork was returned I inquired about my July payment. They said don't worry about it, we added the interest back into the new principal balance, it'll take a few days to input and modify everything in the system. You won't need to worry about paying until next month. I don't trust them as far as i can see them and because all i had was the agreement they faxed with my signature and no counter-signature, i went through my online bill pay with BOA and made my July payment at the adjustable rate anyway. I'll update when and if I receive a countersigned modification from HomEq.

I've been paying my payment every month and it was their fault they mis applied and payment and said I broke two of my payment plans. i too had homeq. i was going thru a divorce, long story short they paid my property tax without notifing me, so they considered me 2 payments behind and was going to foreclose on me so i hurried to sell my house which i would have my house today if it hadnt been for that..with the divorce i couldnt afford the 700.00 payment they said i had to pay. i paid it one month and that was it. it forced me to sell my home for what i owed on it..

They tell you different things each time you call to talk to someone. I asked about the loan getting put into forclosure even though I have made a full months payment and was told that they will not take it out even though I am only technically behind 2 months going on 3 months.

Please check your payments carefully. I am not behind on my mortgage. Homeq has now extorted $2000 from me and is saying that I am late with my payments, even though I am ahead on my payments. They refuse to take calls and refuse to respond to written correspondence. Take the time to sit down and go through what they say you owe them. Be sure to send all your payments with delivery confirmation or they will hold them and say they are late. Be sure they are escrowing the proper amount of insurance and taxes. Get a clear picture and get it to an attorney.

This company is horrible. I tried multiple companies to refi my home prior to the note adjusting. No one was willing to refinance so I called Homeq a month prior to the adjustment to see if they could help me. One rep told me I had to be behind on my mortgage before they would even try to work something out. In Oct 07 I put my home on the market and a month later I was out on disability and I did fall behind. I called and tried to have the company modify my loan. The rep who I spoke to told me I did not qualify since I had no income and to call back when I returned to work. I return to work after two months and I called back. The next rep tells me that I have to now catch up on my monthly payments and I still would not qualify for a modification. Also that I should try to sell the home. As of today my house is due to sell at the end of June 08 if they do not except the short sell that was submitted this week by my realtor. I find that Homeq's customer service and loss mitigation department is unprofessional and lacks training. If you called 3 times in one day I'm positive you will get a different answer every time. Also why is it since they are a "servicing company" they cannot contact the investors to find out if they can do a modification? From what I was told by one rep at Homeq, they are just a servicing company and it is up to the investors to decide if they will modify the loans.

I honestly feel that we were taken advantage of. I had good credit when I attempted to buy our house, which has been a dream of ours. I was told that I could get a mortgage by getting an 80/20 loan and it seemed like a good idea at the time. This mortgate servicing company starts calling your home on the 2nd day of the month. I fell behind and went into a repayment plan that included attorney fees. I never saw any documentation or signed any documents for these charges. Furthermore they can not refinance any loans and seem to be a profit driven servicing company and behalf of some investors. The judicial system should not allow such a company to exist with such high value of real estate at risk. Perhaps my circumstances for falling behind did not meet the criteria for assistance but they have done a terrible job in trying to save my home. Money first then we can talk is the attitude that we have received.

i did try to work out an arrangement with them. i made the first two payments. but the amount they wanted me to make for the next 4 months was just more than i could handle. i paid the, $1250 in april and $1354 in may and they want $1504 in june, july and august. i cant make that kind of payment by june 5th.

Once you have a loan with this company, they do not like to speak with you in person, you can only contact them in writing. We submitted in writing a hardship letter and was told they we did not qualify for a loan modification because we couldn't afford our home. Duhhh! That's why we were asking for a modification to our loan. They have told us that they do not work with buyers because they just service the loans - what service. Stay away from them at all cost!

One house they winterized has had to have its entire plumbing system replaced completely due to the ridiculously poor job they did of securing the property for the winter months. It is so amazing. My husband died and left me with nothing. I have two children to support on my one salary. I fell behind on my payments. I called and told them my situation and asked for a loan modification. They asked me to fill out all the necessary paperwork and a hardship letter. I waited and waited, no response, I called and asked had they received my paperwork. They said they needed one more document, which I would have known had I not called. I immediately faxed the paperwork, again, no one called. I begin calling everyday and got the same answer, they were working on it, nothing in computer yet, they say call back in a week, so each week I call back, no one knows anything. Months go by me calling week after week, (I documented who I spoke with and what time) each time I called. Finially the lady told me I was not approved for a modification. I asked why, she said she did not know, I asked to speak with a supervisor, NOT, she was not available. I called a consultant organization to help with negotiations and you know what, they could not get anywhere with them either!!!! So what is up with that? I have now been served with foreclosure papers. This is the worse company in the world. I don't understand it. What company does not want to work with people. Oh yea, they give me this over the top workout plan, if I can't afford the regular payment because of hardship, how am I going to pay an extra 500.00 on top of that? da I am at my whits end. I have no place to go if they complete the foreclosure and my credit is shot now with the foreclosure so I can't get a cheaper home with lower payment. The best thing I can do and have been doing is trusting in God to deliver me, and I know He Will!!!

We got a loan through Homeq in 2000 in the amouont of 20,000. We paid them for 7 years until they sold it to Resurgent. The loan is still the same amount due to late fees and "hidden" fees. Last month resurgent pulled two {actually 4) payments from our checking account under two different transaction numbers, which according to the bank means that it was not an accident. I want to move, but this loan is impossible to repay. After 8 years, we should now owe the same amount. If anyone else has a similar story and wants to take action let me know. I am trying to find an attorney that will help me.

All this business wants is the money. I am not denying that they should get paid for the mortgage, but they SHOULD at least be open to assistance. The work arounds were more costly then my original monthly amount. The calls are harrassing and up to 12 per day, not answering them only saves cell phone minuites, but cost's in avoidment, multiple letters received by them, and when I sent replies, I never got answered. Pay on time and you still get late fees charged. They WILL NOT tell you who actually holds the mortgage note so as to ask the holder for help! They have a HUGE scam set up which is TOTALLY programed for us poor schmucks to to get 'legally' stripped of our home, equity, and many dollars in legal fees we can't afford to even try to deal with! Based on the comments on this site and the problems listed on www.msfraud.org, this and VERY UNFORTUNATELY many other comapnies are out to DESTROY the American Dream of 'Life, Liberty, and the Pursuit of Happiness', and the demise of individual home ownership and help in this time of destitution of many misguided Sub-prime mortgage lends! The ONLY hope we seem to have is God's help, this Christian based organization, and just maybe your State and Federal representatives (assuming they are not to busy filling 'pork' barrel legislation)! God help us and this wonderful country before all is lost and it becomes too late!

On our papers it states that Wells Fargo is the lender, but when we called WF they had no record of our loan. HomeQ now has our HOME and what equity we had. It all started a year ago when they charged us for insurance that we already had a PAID up policy..it went down from there. You can call, fax, write, complain all you want, even if you are in the right..they have the power and will take your house. I have had several mortgages in my life time and this "servicing company" has been a nightmare. They will go down in a matter of time, but many of their victims will suffer because of it. They can have the house, they won't be able to sell it. No jobs, market is so bad in this area that homes appraised in the 250,000 are selling for under 100,000. You will have a few "clowns" that comment on how good they are...who are these clowns and why are they on these sites? Ask yourself that mysterious question....

They are an unethical company, uninterested in helping people with work out solutions. I want to know how HomEq is still allow to conduct business when Ameriquest Mortgage got a class action suit for the same type of business handling. How is it ethical to have a potential four offers on your house and the lender refuses to assist in a short sale?

I have lost my job and have a newborn baby at home I tried to work out a deal with Homeq and they said there was nothing they could do for me untill I have an adjustable rate, they recomended me to sell my home, How am I going to sell my home, First of all I am on a upside down mortgage, second of all I will be homeless with a one year old and still owe them money , I even called 1800-HOPE to see if they could help me, they were very polite and tried to contact Homeq, Homeq called me back once again to let me know that was nothing they could do and I should sell my home before it gets worst......Please help

Our loan was sold several times in the course of a couple of years. Homeeq was unwilling to work with us on any issues we had. They were rude and unprofessional each time we attempted to communicate with them. They reset payments so high it was impossible to make them at all, let alone on time. You think with all the foreclosures out there they would WANT to work with us,,, NOT!. They are just awful, They need to be investigated and have their asses handed to them for the crud they are pulling on hundreds of people who are "the little guys".

They really suck! I started talking with them 4 months before my first interest rate hike and they would not even talk to me until I was behind on my payments in which I was never late on any. Now I can not refi because my credit is shot to crap because of needing to talk to them about working with me on my loan, which they basically gave me the finger.

I have never had to deal with a creditor like Homeq servicing before. They like to play good adviser bad adviser. One would tell you don't worry they can help you while another will tell you to cut your consumption of everything from electricity to food. I have cancelled my life, car, and health insurance for all of my family members. I have borrowed against the title of my vehicles and payday loan agencies have my name at the top of their speed dial. I have had to borrow money from family and friends. I even held down three jobs at once, my husband had one and my son had one to keep them from taking my home. When my husband lost his job and my two seasonal positions ended, Homeq did not want to lower my rate. I had to break my forbearance agreement by paying only the original monthly payments in order to keep up. Then they raised my mortgage again. I do not know what else to do and have nowhere else to go.

They are dishonest and the CSRs do not communicate with one another, one person will tell you one thing and the next is the complete opposite. They say if you are on a payment plan and you make your payments by the due date or even before the due date that those payments will not be considered late or held against you because you are on a payment plan..... They lied everyone of those payments were reported late to the credit reporting agencies, Even when we did everything they told us to do to save our house!

This is one of the worst companies to deal with they offer no help at all even when you call ahead of time. We have almost lost our house due to thier foreclosure proceedings but we contacted the attorneys and had it stopped but the payment plans that they put you on are outrageous and they actually make all of your other bills get behind and then when you finally get caught up on everything and ask for the loan modification they promised you all of a sudden you don't qualify for it any longer and then you are informed that your ARM is adjusting again and the fact of the matter is our payment was just lowered as Feb. 1st and now its going back up again in April. We have been but on several payment plans and were told as long as they were made on the due date they would not be considered late but low and behold every payment was made on the 21st of every month for the six months and every one of those payments were counted late against us! And our credit is shot because of it!!! It is unfair that this company is getting away with everything that they are doing something has to be done to prevent all of us from losing our homes! But with this Company you're damned if you do and damned if you don't. Nothing ever seems to be what they say the CSRS that they have really need to communicate with each other because one will tell you one thing and the other tells you the complete opposite. Having HomEq has been a complete nightmare for us our loan was sold to them 7 years ago and it has been hell ever since. They took it upon themselfs to pay our property tax in 2005 which was only 2 months late, we always payed when we got our income tax back in Feb. So they payed the $956.00 and added it o our monthly payment then added on more to cover the escrow shortage they created which in turn set off the entire chain of events to our current situation with the ARM coming up all at the same time. The saddest thing is out of $12,000.00 dollars in interest we payed last year only $500.00 was applied towards our principal.And by no means do we live beyond our means we are just average middle class people trying to make it in this world. But HomEq tells you cut back on your groceries or your childrens medication god forbid if any of them ended up in our situation especially with todays economy. My heart goes out to each and everyone of you that have to go through what HomEq does to thier customers.

I let them know i was off do to medical and talked with them several times a day at times they would not quit calling over and over even when you talked with them. One lady told me she would call me everyday and keep calling even after i explain to her my problem very rude people times are hard for alot of people and when they set a payment it may not be the payment you agreed upon mine went up for one of their mistakes.Everyone has a job to do but praise GOD their jobs is not mine. I called Homeq Jan 8th to find out why they had not cashed our Dec payment, because Jan payment was already on the way, we are not behind with payments, but I find out they have listed our house for sheriff's sale (news to us) the paper has continued to list our home up for sheriff's sale. This is just devastating to me and my health right now. And we can't get them to cash two checks dec and Jan they admit having and report as paid, but are still outstanding. We called and contacted HUD, the Better Business bureau, Pa dept of Banking, Housing Alliance. State of PA and CA Attorney General. So we had to contact an attorney for advice and proper action to be taken on our behalf, because things are not clearing up and I'm afraid somehow this sheriff sale might go through. Trying to get help has been really hard. Our an attorney requested a QTR from them several weeks ago, and sent the most recent payment in his name on behalf of us. Homeq told our attorney they cashed the check as of two weeks ago they have not cashed any of our checks. We are now joining a Class Action Suit Against Homeq thru our attorney. We have no other recourse, this is making me sick, ruining our credit and we can't re-mortgage until this mess they caused is cleared up! I don't have any details as of yet, But We are Praying were doing the right thing. This Company is a nightmare, and needs to be stopped.

They are rude, unprofessional, and charge fees that are unwarranted. They put you through to 10 different reps. and the last person knows no more than the first. It's been awful trying to work with our mortgage company. We wanted to submit a partial payment when we knew we were going to be late and could not. We have called SEVERAL times to try an work something out, our goal has always been to keep our home. We have repeatedly been told that our only option is to sell the house or let it go into foreclosure. Today after 3 1/2 months of trying to work with them they sent us to another mortgage company to talk to regarding refinance. The other mortgage company told us they cannot help since we are behind on the mortgage. Homeeq said in order to reinstate the loan we would need an $11,000 down payment, if we had that we would not be in this boat in the first place.

All of these comments are still the same and have been for many years. Our story is the same. HomEq lies to you over the phone and in the end you cannot catch up payments, refinance, short sale or even sell your house as long as the mortgage is in their hands. They will accept the paperwork for these things but in the end they will say “We need X amount of time to look it over” when X is the auction date of your house. They hide behind saying they are a mortgage servicing company when they are just debt collectors looking for a percentage of the auction of your home. They have been a major contributor to the home foreclosures being at an all time high across the country. They lost a class action lawsuit in 2004 operating under the name of The Money Store. They were bought by Wachovia Bank and changed the name to HomEq Servicing but continue the same screwed up twisted practice of stealing homes. They need to be sued again and shutdown completely.

Homeq has raised my payment from 998 to 1465 my mortgage is only two months behind. the month i was to start my repayment plan according to their guidelines my insurance and taxes were due. I know the mortgage is the first item to be paid but when you pay 4.00$ for a gallon of milk and 2.00$ for carton of eqqs life is tough. We are trying to save our home as a family. I pray i can manage the monthly payment and still feed my family. My husband was let go from his job due to downsizing. After four months he found a new job that pays only 10.00 a hour. HomEq servicing is filled with incompetence. They have the worst customer service, provide erroneous information, poor dissemination of information, poor research techniques, and very poor follow up. They a tendency to make errors at the customer's expense and utilizes no urgency to rectify the situation. The customer is always right does not mean HomEq will make their wrong right. I requested that their automatic payment for my home loan be discontinued as my financial situation had changed.Instead, they continued to take money out against my stated wishes. I'm going through something of an unforeseen financial emergency, but they don't care.Instead, their workers , when I've actually reached a human being, have been uncooperative and rude. My compassion to all who have had to deal with this evil company. Eleven years ago we lost our oldest son to Cancer, he was diagnosed with this at age 7 and fought it until age 16, we lost our oldest son in Omaha Neb. We had to refinance our home to pay for medical and funeral bills we were with the money store, which they would at least talk to you, then we got sold out to homeq. I tried to pay back all the medical but it was overwhelming so we took out chapter 13 still trying to repay, then homeq put us on a fixed for 5 years and then went to a arm it adjusted every 6 months we went from 860 to 1200 then to 1800 at which point I could no longer afford to be in the house that I built, raised 3 kids, built a 24 by 44 garage heated insulated concrete floors .We have been in this house for 28 years and now I have to look for something to rent.To all who have been down this road I feel your pain too, and yes homeq sucks, and they are ruthless, uncareing evil people. All are in my prayers, may God bless us all.

When I called they told me my check was DUPLICATED. After reviewing my bank statements I found out this was NOT the case. The check was SKIPPED. Then a week later they call us and tell us that our second check did not go through. We received 2 letters from them saying that our checks were DISHONORED. After complaining to the BBB (which is a big joke) I receive a response from HomEq stating that our checks did not clear due to "account found". First we heard of this. If the first letter would have stated that then we could have corrected the problem. DISHONORED could mean a lot of things. The money WAS in our account when these payments were made. And if the first check did not go through because the "account not found" why would they send the second one through? I know the reason. THEY ARE LIARS!!! I don't know how the employees that work for this evil company sleep at night. I know that a couple of the posts on here are from employees of these liars. They try to make us all feel stupid by EXPLAINING what we need to do. It's just part of their scheme to try and intimidate us. Ignore them. That's just the ignorance of the despicable liars that work there.

This is the worst company I have ever dealt with. We have been with them for 3 years and have never been late on a payment. Recently we fell on hard times and our ARM adjusted which raised our house payment about $500 a month. We contacted them to see if there was anything we can do to maybe adjust our rate and they said we should short sale our home and they will come after us if we do not pay them in full. They work for the DEVIL and will pay their dues in time!!!!!!

I have tried to work with the people of HomeQ servicing as well. I came within 1 payment then called back as I was instructed to by the representative. When I called I was told that the payment cannot be restructured and what am I going to do about it. I have tried to catch up to the payment requested, but each time they ask for an amount far above what I can pay. I have looked at my credit report and I can forget about refinancing in my lifetime. All of the horrors that have been explained here and then some. I was even told that I needed to "make" a family member pay the excess cost. I am willing to do anything and everything to get rid of this company! A few lines to the Veteran who is having a hard time. Please don't feel like you are alone! I was even told that my loan could be looked at for FHA. This was also a lie! For those who are writing that it is the homeowners fault, You must have lots of money to continue to pay well above your means but keep in mind, there are 1000's of horror stories to back up the service recieved by this company!!! I have nothing but bad things to say about this company. My loan was sold to them without my knowledge and as a result a previous payment plan I had with my mortgage company was deemed not good enough so they put me on a new plan which increased my payment from 1667 to 2780 a month! I explained to them that I was on maternity leave and this was a hardship for my family but they didn't seem concerned. On top of that they demanded a 5,000 down payment within 10 days or the entire offer would be void and they would set my home up to be auctioned off. I made the agreement, and have been struggling with this company ever since. They told me I can only wire or send Western Union payments, the first two times they rejected the wires and did not call me to let me know, each time after rejecting them they then scheduled my house to be sold for lack of payment. It takes at least 5 business days for the wire to be credited, which is when I would realize my payment was rejected, and at that point they would charge me additional late fees. There is no grace period whatsoever, which means if your payment is due today and you don't get paid until tomorrow, too bad you're once again being scheduled to have your house sold and more fees attached. I am appalled at their practices.

When most of the banks are trying to modify or reconstruct loans for people with subprime loans.Homeq will rather foreclosed homes.I thought it was on everyone best interest to try to work with the borrowers instead of making their lives a living hell.We have pleaded with them,so they could help us with our mortgage situation,nothing seems to work.The only solutions they told us is available to us is to short sale our homes.If we cant afford the payments,because of circumstances beyond our control,you would think they will worked with you.They would rather foreclose the home and let it sat there not collecting any mortgage payments.With that scenario not only does the homeowners loses so those the banks.

I, too have a mortgage through Homeq, and I have never in my life had so many issues. This is not my first mortgage---I have perfect credit with all my mortgages, except for Homeq! I had no choice on having a mortgage with this company. Like with most mortgage companies, ours was sold from Wilmington Finance (who is now part of legal action for misrepresenting funds on closing costs). We are human beings. We all make mistakes, and we all have problems due to the economy. Layoff's in America are causing many people, especially those over 35 unable to find work that is at the same compensation as to what they had before. Some jobs, like my husband's (he is a bus driver) are affected by freak weather that we have been experiencing for several years. We get sick, and get huge bills causing us to have problems with our finances, and then fall trap into using credit cards to pay our other bills--like our mortgage when there is no income coming. This is something the mortgage companies need to take into account and, instead of immediately trying to take more money from us (when we obviously don't have enough as it is), and instead, work with us in order to pay our debts, so we get back on our feet again. Let's face it--foreclosure is no good for anyone. The company loses out, the person that owns the house loses everything, etc. Isn't it much more logical to work with the client than to condemn them, harass them and finally, take the property that ends up hurting everything, including our economy. We were on time and always early on our mortgage with Homeq for years. Then, Colorado had heavy snow storms, that ended up closing roads from Kansas for weeks. This happened in November of 2006, and my husband is a bus driver. He could not work, and doesn't get compensated unless he does. This is an act of nature. There was no other work at the time. The bus company he works for has ski charters all winter, but were unable to continue until all the roads were opened again. We fell behind one month. I immediately called Homeq, and explained the situation. I talked to a very nice man that told me, I could go on a payment plan for 6 months, which helped us immensely. He told me that, I could skip December's payment, and then begin the repayment plan in January. I praised God for this, for it helped us immensely. Again, this was only ONE MONTH that we were late. We had no paychecks coming in until they cleared the roads from Kansas to Colorado--about 2 weeks, before drivers stranded in Colorado could get back and the new charters could start going through (many charters were canceled afterwards because of this). The rep was very understanding, read me my rights over the phone, told me I was being recorded, etc. I got confirmation in the mail and began repayment--and also began a nightmare with Homeq. What the rep failed to tell me was that, my grace period no longer applied during repayment. The letter I received also has nothing on it to tell me this. My husband gets paid every 2 weeks, so his check didn't come in until January 2. Well, the repayment was for Jan. 1. I paid the mortgage on January 3, but it didn't clear with homeq until January 6th, even though I had a confirmation number. Instead of putting on my credit report that I was 30 days late, they have that I was 6 months late, even though I was on a repayment plan. Because I paid on the 3rd of January, I was in breach of my contract (supposedly) and was marked late AGAIN because of this. When I called to argue this and get it off my credit report I was told that, I was late and I was disclosed this information when the employee talked to me. I told them that, it was recorded that day and to listen to the entire conversation. If it was told to me, I would apologize and not go any further. However, I took my tax income and paid off my one month that was late in February, and should not have marks on there for being late in December, January AND February. I was told again that, they couldn't review the conversation for it was already gone (since it was recorded in December), and that, even though I was paid up, I was still considered late, due to the repayment contract stating I was to pay on the first of the month, as told to me "over the phone", which I know was never told to me. So, even though I paid at the end of December, on Jan. 3, and paid the arrears in FULL in February, I still have negative marks of being late--even though I have electronic check confirmation numbers to PROVE I paid as stated. To make matters worse, I sent a payment, electronically on March 13. I received a confirmation number as well, and it was directly sent to Homeq. However, it wasn't credited to my account until March 15--again, putting a LATE mark on my credit report, even though I have proof of payment on my checking account of it being transferred immediately. So now, I have one of the lovely ARM's, which I figured I would just refinance when the time came. Thanks to Homeq, I can't refinance because our credit is so poor, showing 4 months of late's, even though I only had one month of late. I have investigations going through all credit reporting agencies, and am fighting this. However, I still cannot refinance until this is taken off my record--this brought my credit down to 582, which makes it very hard to refinance with because we are not rich enough to own a 401K, the employer we have doesn't offer one, and with a credit score now that low, we can't find anyone that will take the risk--why? Because, it is the MORTGAGE we were shown late with! I will say this--I have never had a bad rep call me. They are always very nice. It is the company I have a problem with, and what they are doing to the people that have loans through them. I also get called on the 1st of every month. I am now paying electronically on the 31st of the month before--but it isn't being credited by Homeq until the 2nd. My grace period is still the 15th, and I am paying early..yet, I still receive a call every 1st of the month, where i have to read the confirmation number to them, every time--and then get an apology for the call (you would think they would record this and check for incoming transfers, before putting us in for a collection call). I am disgusted. We had good credit until this all happened. This was a freak issue with weather, and we immediately took action and called Homeq to let them no. We never tried to not pay our debt, but tried to work with them, which we thought was happening. Ever since, it has been pure hell. I am a Christian and I know I must be responsible for our debts. I have never, once tried to not repay my duties. I just could not do it on the date it was due, and tried to explain the circumstances--yet, only got into hot water because of my honesty and wanting to make things right. How can a company do this? What good does it do for everyone involved? The foreclosure rate, due to arm's is supposed to rise this coming year, unless the government does something. If this happens, our economy slide even more. I don't know how I am going to pay the 250.00 more a month for my loan, so I can't imagine how those who are really struggling, due to loss of income are going to survive this either. The only ones that will make out on this are the ones that make money off of the misfortune of others--greedy landlords that take the property for nothing, fix them up a bit and resell them--or these mlm companies that sell you foreclosure lists and then have you try to bid on these houses (which is almost impossible, since there are the wealthy that can make cash payments that day, and you just can't outbid them). We need to all get together and fight this company. Heck, I don't know who to write but I am willing to get on the podium and start fighting for what is right and stopping what is wrong. Homeq should offer a refinance for those unable to pay for the arm rising rate. They should offer SOMETHING==after all, their site insists that they value their customers. Is it the customers that they value, or their wallets? Sorry, I went off on a tangent but..This is so wrong. I am praying that, someone in government takes a look at these practices and realizes that, something is desperately wrong because of so many having it happen to them (and it not just being those that truly are deadbeats), and force these mortgage companies to do something so our country does not go into foreclosure hell. God bless you all that have gone through it. You are absolutely right, no matter what "employee" says you are not, and I have a checking account that can prove it, as I am sure you do to.

A repayment plan is exactly what it sounds like. You are repaying the payments you missed. How is lowering the payment going to bring you up to date? If you can't afford what you agreed to pay each month, than you need to put the home on the market, because obviously you can't afford the house. Reality bites.

Most of these comments are ridiculous! First of all, you need to take responsibility for the loan you signed for. A bank or servicing company can only do so much to help out. Not all banks have the same guidelines programs. If the only option is to sale your house or try to workout a short sale, then YOU need to realize it. Banks can't make your payments for you! Always remember you signed for the adjustable rate mortgage and it is not the bank raising your interest rate, but it is being raised in accordance to the loan YOU signed for.

I have been talking to them for months about my adjustable rate jump from 1800 to 3800 a month. The only way my family has survived this long is by selling heirlooms, cashing out college funds, etc. One of their representatives was discussing my financials and actually asked if I was smoking because cutting that out could help pay the mortgage. (I don't smoke) I suggested that if I stop digesting food, I could squeeze out another months mortgage for these bloodsuckers. I can't refinance out of the loan and the only thing they're telling me is "they will entertain all short sale offers." (even though dozens of houses in my town have been trying to short sale for months with no takers) The rep actually told me that all of the hoopla about helping people in need is just the media. He said that they only offer 1 to 2 "deed in leiu of foreclosures" a year. I don't know what to do. I'm almost ready to let them take the house, drag it out as long as I can, enjoy 6-12 months of free rent and file chapter 7.

In Texas, if you are over 55 or disabled, the property taxes on your homestead can be deferred until your death or the sale of your property, whenever that may be. HomeQ chooses to ignore the break granted by our legislature and has suddenly, without notice, paid 2 years of back property taxes and raised my payment by over $1000 per month, even though I have provided them with the state offered paperwork, and notes from our local tax collector. HomeQ says they don't want past due taxes, so they paid them and billed me. I offered to pay for an appraisal to prove the house is worth far more than the mortgage balance. They aren't interested. I have the money to pay the taxes, but it's in an interest bearing account and I'd rather keep it in the bank. The State of Texas gave me a tax break, how does HomeQ get away ignoring that? I have gone to attorneys, but they tell me that it's "legal", but it's just not "right". I'm taking them to small claims court here in Austin. This fight also happened last year and my Atty got them to request a refund of the taxes from the state (which they did, and got no hassle from the tax dept), but now they are doing it again, for twice the amount. (2 years of taxes). I shouldn't have to pay an attorney to get them to do what the State of Texas says is fine. I'd gladly join forces with anyone that wants to fight them. I'm not late, nor have I been late on payments, and now they are adding this additional expense to my payment. Austin Texas Jac Vinson

reading all these testimonies about homeeq service i have experienced just about all these scenarios, the routing number issue where u make an electronic payment and they don't inform u until 3 weeks later after it becomes late and in default because they had one number wrong. Homeeq also add fees on the fly, they also put my home insurance in escrow charging me double the fee of my original insurance fee's plus the over /under fee is more than insurance fee they is charging me. They bought my mortgage from Aegis after i only had my house 3 months. I have no answers on how to get out of this nightmare. I went from a monthly payment of $837.00 a month to 2200.00 a month in 2 months and i face another increase in feb 08 because my adjustable rate kicks in. I'm totally lost. I understand everyone's dilemma as my parents were attempting to refinance supposedly with a "bank". The mortgage broker would never show them the paperwork of the lender. My parents find out that the lender was HomeEQ Servicing which changed their name from "THE MONEY STORE" a subprime lender who is known to be predatory. If you all are having problems with Home EQ AKA "THE MONEY STORE", I would suggest you contact your STATE's ATTORNEY GENERAL OFFICE (Consumer Affairs) to file a formal complaint and ask them to proceed to sue them in a State court. You can fight back but you have to go to your STATE's ATTORNEY GENERAL.

I just wanted to let all of you know i understand completely what you are going thru. I am a Realtor in Canton, Ohio who specializes in short sales. It is unbelievable the poor customer service and response time that they offer. My turn around time with them is usually 3 months and no one will call you back or as they say reach out to you. I lose more buyers because of slow turn time and no one knows what they are doing. I highly suggest everyone contact corp office and complain and file BBB complaints. good luck

I have been dealing with HomeQ and I am furious!!! They told me they were a bank and then someone else told me they were a servicing company for Barclay's Bank UK(England) all banks are regulated through the FDIC!!! But the FDIC has never heard of them??? They are threatening to foreclose!!! Does anyone have any phone #'s I can call and complain to???? I am from OH!!!! I am so frustrated!!! I have a 432,000 arm loan. Payments originally $2850. I fell behind in 2004. In 2005 I paid $56,000 to catch up. When I thought I was caught up I had trouble finding someone that could tell me my new monthly payment. Went to court and HomeEq had trouble producing documents. Since I committed to the loan I decided to pay first and once caught up take a close look at their accounting. Paid them 40,000 and $8700 a month for the past 6 months. Was late with my last $8700 month payment. Rep from HomEq is trying to work another program. His first program was me paying a $17,000 deposit and $12,000 a month for 24 months. If done, in a 30 month period I will have paid $438,000 on a $432,000 mortgage. My mistake. I refinanced with Wells Fargo when I started a business and figured it to be a two year deal and then would get into a conventional loan. I built the home in 1989. Will be interesting to see what lies ahead.

I'll make a long story short for now, but homeq is the worst company I have ever had to deal with. True I have an ARM, but to have fees added to my account almost every 6 months is outrageous. I have a direct deposit going to them and them still will not post my payments on time. they claim they do not get the checks in time. Which is a lie because I have also a fixed rate account with them, also payed by direct deposit from the same source, both checks since out at the same time to the same address. Why is it they can get one and not the other. The fixed rate acct. is ok never a problem with it. When I do call them about the ARM's acct. I have to go through 2-4 different people to get an answer about a simple payment posting. 10 days to update an acct. is outrageous. No I'm not doing a repayment plan with them. And whoever sold my acct. to them need to be charged as well. I went from paying $689.00 a month in 2004, to $2100.00 in 2007. for the same acct. Yes I'm in the process of refi.

Update to previous comment. I pulled up my account online to find that Homeq took the funds from my 'SUSPENSE' account and applied it to fees after I was told to send additional funds so that those funds could be used to apply an additional payment. I called them up and asked for a statement on this 'SUSPENSE' account and he said he could provide me with a payment history but not anything on just the 'SUSPENSE' account. I told him I was told to send the additional funds and did so. I told him that I was informed that those fees aren't taken until the end of the month. He said well we took the fees because it's going into foreclosure in October. He asked for the MSN number and I told him I'm not giving it to him and instead calling my Attorney General. That office indicated that he didn't understand why they are taking money for fees if an attorney hasn't been contacted about foreclosure. I am to fill out a formal complaint form which I am doing if I have to stay up all night. He also gave me numbers to the MN Commerce, Comptroller of Currency and I'm contacting the FTC as Homeq is believed to be federal. I have always answered their calls, called them back when they don't even leave a msg and call them if I need to. They are taking money that should be applied to my loan and even being deceitful about it so you send more money to put into their 'SUSPENSE' account. Lie!

I have always communicated w/Homeq and have since called them to inform them that I am no longer working but due my spouses income we can still afford our house payment. Although, we can not due the huge payment plan they had us on which is $500 more than our regular payment. Exactly...they leave no room for any emergencies that come about. We know that it is our burden and don't put blame on them for our situation. Things happen in life and I have always been cooperative with them. I have sent them large payments the past 12 months and have no idea where it is all going. I pull up my account online and it is very difficult to understand what your remaining balance is and there are fees that I did not receive a notice on. They never send statements. I requested all statements on the loan, escrows, etc. over a week ago and still haven't seen anything. I have been on the phone with them for a week now trying to work something out. I was told that they can't work with me as I only have $80 more that I could send above my regular payment. I told her that I wouldn't be sending the large payment from the plan. Her comment was that the plan would break. I also asked her about my account and that I had questions on it. She told me that she would transfer me to CS and then didn't. I told her that we have decided that we no longer want the house and the payments. She told me to find someone to rent out a room to. Ha ha. I told her that we are to the point that we don't care what happens to the home any longer. We hate to go that route but we can't deal with them anymore. I told her that we would put it on the market. Asked her about short sale and she told me to look on the website. All that is there is forms for it. The next day I see a missed call and noticed it was Homeq's number. I called back and asked them why they never leave messages when they call as some people don't have caller ID. They apparently have various business practices. Whatever that entails. He was a pleasant guy and we even laughed. Hhhmmm...do you know that when you are on a payment plan and there are times that you have extra funds in your account as it may not be enough for a full payment they do a sweep of all accounts at the end of each month. They take your balance and apply it to other fees and who knows what else. I could never understand my running balance online and had no idea I had a 'suspense account'. So thanks to this guy, I ran to WU and sent less than half of a payment to make another full payment. After all this time and communication I finally get one honest person to tell me how things are really done at Homeq. Now I want to see a suspense account statement. Who knows how many payments could have been made with my 'SUSPENSE' funds. I'm ticked and considering contacting the Attorney General. Now they will probably call and tell me that I can't list my house or send me back the money I sent after someone told me to do it. Good luck everyone! I'm on a mission.

Well that is like me going and getting a loan for 2 billion dollars and buying mortgages just to say I am not licensed I can't do anything. Then what is the freaking point of being a mortgage company? I hate hate hate this company.. And unfortunately, I originally was with someone else and these towards bought my loan... Depressing..

The worst bank ever! After having a heart attack, I fell behind on my payments and Homeeq's way of helping is to pay an additional $1000 on top of the $1600 mortgage leaving no room to pay my second mortgage. Therefore I'm going to lose my house anyways! They refuse to even help with a short sale and give you a hard time to even attempt a better plan. Once they set the payment plan which they feel you should pay- that is final or off with your head. I live in Miami and the real estate market has bottomed out. My regular combined mortgage payments are 2450 monthly, plus maintenance of 180. Taxes and insurance are 9500 yearly so when you add it all up I am paying 3700 a month for a 3 bedroom townhouse that currently rents for 1600 a month and sells for 300,000. Why bother. I guess ANOTHER FORECLOSURE FOR HOMEEQ!!!!!!!!!!!!

I have been a HomEq Servicing customer since 2004. We all have to take responsibility to being placed in this spot. We ruined our own credit. I have been fortunate to reestablish my credit and just refi my home with a different lender. Stop bashing homeeq and ask your self could i have bought this home or not. Maybe the best bet is to file BK again for some of you. Sorry for my comments but again i hear this all the time where i work (the city) and people don't realize what they have done and want to blame others.

I couldn't believe what I was reading as I reviewed all these postings. I have many identical stories. Homeq is ridiculous. They refused to help me straighten out what I thought was their mess and when I asked for help, they refused stating they were a mortgage company and there job was to make money. We lived in our house for 11 years and never had a problem with our other lender. We refinanced when my husband lost his job and it's been a nightmare ever since. I feel like walking away because we can't sell our home and can't find any help to refinance because of our declining credit scores. Houses in our area are not selling so that's not even an option.

We have been dealing with Homeq servicing since 2000. They would harass us to the point they would make me cry on the phone. all of the hidden fees, lying about not getting the payment. I mean come, on is Sacramento California the only place in the world where is takes three to four weeks to deliver the mail. We paid on this loan for seven years, we are still paying, but they sold it to Resurgent Capital services and the loan is almost for the same amount. Someone needs to stop this company, this is unfair and ridiculous. This company lies, steals, and made me so confused that I would lose sleep. If someone wants to do something about them let me know- I am in!

I have had the horrible experience of having HomEq Servicing for 7 years now. Things started out wrong right after we signed the papers for the loan. They put my payments on someone else's history and told me to prove it. I have been in foreclosure 4 times in the past several years. Last year I had to pay an extra $12,000 to save my house because they come up with mysterious fees. I would like to file a class action suit. Is anyone interested in getting even with this bunch of crooks?

Every time I find a new sight about HomEq's illegal actions I get more and more angry. We too are victims and we have yet to talk to anyone that has helped us. All they do is lie. Keep saying our payments did not go through when the money was in the bank when we electronically sent them by phone. We sent two payments. One on the 15th of June one on the 29th. They call us on the 1st of Aug to say the first one did not go through but assured us the second one did and they applied it to May payment. They said the first one was duplicated in the number which was a lie, because I have all my bank statements and it clearly shows that that number was skipped. They then call us back the next day the 2nd of Aug and tell us that the second one did not go through. They are lying thieves. We need to stop them.

I have been trying to work with HomEq Servicing because I cannot afford my payment. I have not fell behind yet however next month is another story. I keep getting the runaround. They only want their money.

I sent a payment to HomEq Servicing for Aug. on Aug. 13th (it takes 2 days to get posted). It is now 8/21 and they claim they do not have it. It is floating somewhere. I am looking to refinance if possible.

HomEq Servicing are crooks. They are purposely letting their web site go down on certain days so that you will be late. Paying by phone is the only way to ensure credit, and then call and call again to verify. Only 4 payments left, thank Heavens!!!!!

Homeq refused a partial payment for my payment plan and stated they would return the Western Union payment. I have been waiting forever and $1500 is floating in cyberspace because Homeq says they don't have it and Western Union doesn't have it. How can I make my full payment if you refuse to return my partial payment? Now they are telling me I am in default on my arrangement. Well I wouldn't be if you give me the money back! The rep had the nerve to tell me that she did not have the money. DUH!!!

I have been working with the research dept. at HomEq Servicing since Oct 2006. I am trying to qualify for the Soldier Sailor act which entitles new enlistees to get a 6% mortgage rate. I have been trying for over 10 months now to enact this. HomeEq is taking me for a ride. They tell me what I need to send in and when I do they send a letter back to me stating this is the wrong thing. Talk about putting me through the ringer. Thanks homeq for supporting your service members overseas. You are great!! Now the military lawyers have to get involved in this. How hard is it to let someone know exactly what they need. Home Eq Svcs, has ruined my entire credit history. Their customer service Reps is not knowledgeable enough to even determine the difference between electronically transfer or electronic paper trail transfer. They've been giving me wrong information for the longest time and Home Eq didn't even have the courtesy to advise me until the next monthly statement that they did not post my payment. Instead they post it as insufficient funds when they used the wrong routing number. This happened to me on an ongoing year until one day they just sent over someone to take pictures of my home and inform me that my home is in foreclosure when I've been making payment and deducting it from my checking account. They will not inform you if they have problems posting your payment. They only want you to be late so they can foreclose and resell. Home Eq servicing is one mortgage company you do not want to finance with. They will do anything possible to ruin you and your credit.

My husband and I fell on hard times and contacted HomEq for assistance. They told us to have garage sell and to cash in our life insurance policies because we only help those who help them selves. Now that we are facing foreclosure I guess HomEq accomplished what they wanted..ANOTHER FORECLOSED PROPERTY. It's a shame that their customer service reps talk to clients like they are nothing. We are good people trying to make a honest living and yes we all need help from time to time...What's wrong with helping your client? HomEq's repayment plan is not a repayment plan. How can you afford to pay your reg monthly payment plus an additional 300. Does that make sense? These mortgage companies needs to be stopped. They need to start helping out their client when they call for assistance and stop judging everyone. HomEq have you seen the news lately foreclosures are on the rise and I wonder why...It's because of companies like yourself that don't give a damn about the people who are really trying and really need the help. So once again thanks for sending my into foreclosure after we have had a perfect payment history for 10 years and this is how we are re payed.

RUN - This is the most crooked underhanded lying company that I have ever done business with - mortgage paper sold to them - I am now seeking attorney guidance to see if enough of the consumers complaining can get a law suit to show Home Eq they are not able to do these things to consumers and get away with it. HomEq Servicing has good and bad representatives. Some of them or more than willing to work with you, while others, are frigid and unmovable stating that "we can't do that." I think the customer service reps need to all get on the same page. You can talk to one about something and they are understanding and helpful and talk to someone else the same day and all that comes out of their mouths are no, I can't

HomEq Servicing sent the wrong envelopes for mailing in payments, then they say you're late due to their mistake. They give you terms that no one can possibly afford, and if they could, they wouldn't be in this situation in the first place...they demand a payment on a certain date and if you don't have that payment, there goes your house.....some of the employees are sincerely helpful, but the vast majority are snippy, rude and downright mean.

HomEq Servicing is very helpful. If you have a little trouble for one month they put you on a repayment plan so you do not have to pay that payment back right away. If you say you can't afford the payment plan and your payment. You probably shouldn't have signed the loan.

HomEq Servicing put you on payment plans that eat up any extra funds you may have and leave you no room for sudden financial hardships. They accept payments and then they decline payments. As much as a person wants to keep their home, they make you just want to throw in the towel!

They say they can work with you, but the will only except a payment and 1/2 that is over $500 more then what your payment is already. if you can not afford the original payment how are you going to afford the repayment plan.
