Like many of you we were behind in our mortgage and started the Loan Modification process in March of 2009. Each week my husband would call and we would get the run around of paperwork and give it 30 days, 60 days, 90 days. Well after 90 days I started to get desperate. My husband was beyond frustrated on the phone with reps and I would cry. I started searching websites and blogs like this and none of the contact inforamtion worked. That's the problem, no one is "assigned" your file. Well I am writing to not give up hope and do some research. Use multiple search engines and ways to word any link of Homecomings Financial. I sent six emails out (4 were returned) and was contacted by the Senior VP in less than an hour and received 3 phone calls from actual reps who have names and extensions. I am going to have an answer in 48 hours. My husband can't believe all the hours he spent on hold and on the phone and I spent two hours researching who is who in the company and got a response. There are good people in corporate business that still believe in helping people!

Every time you call to speak with someone, you never get the same person. The new person always says they have no record of the call or agreement, then you are given different dollar amounts.

At the very beginning I told my Mortgage company my situation about my divorce and that I have to file bankrupt could they help me with a better rate or let a payment or two go on the back on my loan but they told me there was nothing they could do for me. Today, I am speaking with their attorney and now they are willing to change my rate from 7.5% to 7% and I need to give them $1,500 which I don't have although I asks them if they could place all late fees on the back of my loan and they said no.

As I read these comments, they echo'd my own issues with Homecomings. My mortgage was aquired by them thru no choice of my own. The have not applied principle and interest payment but instead set up a bogus escrow account. I have pd my own insurance and taxes and faxed proof to them 4 times in the past 8 mo. No one will correct the problem and in the mean time, my loan has gone into default. I too was told I don't make enought money for a modification but was offered a repayment program that I cannot afford. How can we get them to honor the original terms of the loan?

I realize we made a bad decision to accept this loan the way it was presented. However, there were circumstances beyond our control and we felt there were no other options at the time. Of course, the mortgage co. said they would rewrite the loan if we stayed current for the first year, which we did, but that company is no longer in business and neither is the broker.

constantly putting me into default/foreclosure, denying approved loan mod and attempting foreclosure again for nonpayment while instructing me to wait for loan mod documents and hold on my payments, having to reapply for loan mod again and make monthly good faith payments via western union certified back check, can't reac anyone by phone to help correct this mess, only customer service people wanting payments of $10000 + and giving lies and false promises they can't do ....

I want JUSTICE!! I deserve it and so do all of you who have had they're lives turned upside down, lost homes, etc. etc. This has been the worst year and a half of my life and the worse part about it, I did nothing wrong. I can see that you all did what you were supposed to do just like myself. All your storeis are the same as mine. I lost everything, I fought for almost 2 years and do not want to stop until there is some justice here!!! How can they get away with this? The lying, fake promises, taking homes without notices, just stringng us along with the "work out plan" promise, not notify at all by phone, mail nothing, default, forclose, then steeal your house, that's what they did to me, I just can't figure out how they are getting away with it when there are so many of us out there with the SAME stories? Homecomings did a loan modification for us in Jan. 2008, however the payment was still more than we could afford. They told us they would reconsider the loan in one year, however, they stated forclosure proceedings while we were trying to get them to consider a loan modification. We were told in early November, 2008 that the payments we made would hold off foreclosure until January 9, when they would look into another loan modification. Instead, they started foreclosure proceedings on Dec. 23, 2008. PLEASE Help! We do not want to lose our home of 32 years.

very un socialable, no one knows who you are? after 40 plus phone calls and weeks of on hold time they still after 4 months still sending me financial statements to do ive sent 8 registered copies. they dont get it, and refused my payments in lue of a repay schedule they said was no good!!! they set it up???????

Homecomings is not very friendly, helpful, or understanding about any of my issues. Also every time I called I always got a different story and never knew more information from when I called. It upsets me tremendously that they don't even care.Basically they told me that there was nothing that they could do to help me.

We have made several calls to them regarding modifying our current interest rate & was transferred several times to wrong departments. Then finally when we spoke with someone regarding what we were looking to do, we were told simply they couldn't help. Even though our payments were not late ever & we were trying to be proactive regarding our mortgage situation.

We also dealt with this company. We have finally moved into a rental after nearly two years of trying to work things out with them. They told us we couldn't have a "work out" plan because we didn't make enough money. We filed a Chapter 13 bankruptcy to keep our house and they accepted the repayment plan outlined in the bankruptcy and we had it in writing. Several months into that plan, they decided that they no longer wanted the repayment plan and petitioned the court to be exempted from the bankruptcy so they could foreclose. They said we were behind in payments again (which we were not) Apparently they took one of our payments and credited it to escrow because we had taxes and insurance due that couldnt be covered by the balance that was in there. How can they just decide to take a regular monthly payment and credit the entire amount to escrow and then tell us we are behind? Not sure. Why did they agree to the bankruptcy trustee repayment plan at the time of court? Not sure. Needless to say, we could not afford more legal fees to deal with these people so we told them we would move out and they could have the house. We offered to sign a voluntary foreclosure agreement and were ready to hand them the keys. They said they don't normally do that because this is of some benefit to us so would be doing a normal foreclosure. Hello....I am in bankruptcy....my credit is destroyed for ten years already....what more can you do to us? Of course the foreclosure is still in the works and we have been living in a rental house for nearly 8 months. I can't ever get anybody on the phone or anybody to do anything remotely useful in this company. I went to check on the house last week and the basement is now full of water, the carepting destroyed and they still haven't taken control of the property. They will only recover a fraction of their loss. Companies like these are the reason that homes all over the nation are being lost. If they would either truly work with people to resolve the issue or be requird to accept a voluntary foreclosure agreement when the debtor can prove they are financially unable to pay what the lender is asking. And we wonder......why was the bailout necessary for Fannie Mae and Freddy Mac.....can all companies be this irresponsible and that we have been blissfully unaware?

After three years of dealing with similar complaints as I have read on this panel, as a last ditch effort, worked with Hope Now to act as a liaison with Homecomings for possible "work out" solutions; Homecomings never responded. One month ago, I called to ask the status of their decision, and was told that my house is scheduled for foreclosure on 10/7/08; to date I have received no notice of foreclosure; from my research, I was under the impression I had to receive a 21 day notice prior to foreclosure, which I haven't. Due to the incompetence of the people in charge of our home situation, I cannot wait until the last minute to be told I'm on the street, and am in the process of moving to a rental house at the end of September. Also received a notice about insurance because they had information that the house was vacant -- the house is not vacant. I will be glad to be finally through with this rollercoaster; it is a shame that incompetent people will affect my credit rating for the next seven to 10 years. I have joined a class action lawsuit -- the entire process has just been horrible and too lengthy to even put into words, but I have personally be involved with each and every one of the complaints on this panel.

If you thought their service sucked before, read this: The Dallas Business Journal reports today that 87 jobs will be cut at Homecomings Financial LLC's Dallas servicing office in the wake of ResCap's announcement to cease the wholesale operations. Referencing a letter to the Texas Workforce Commission, the article states "the loan servicing company says its plant on the 14,000 block of Quorum Drive is closing. Layoffs will begin on Sept. 19 and be completed by Nov. 14." We were under the impression just wholesale was being shutdown. Looks like this means the whole enchilada. Our call to their media relations office to confirm was not returned. (After we posted this update, spokesperson Jeannine Bruin called us back. The servicing center on Quorum Drive supported Homecomings' wholesale operations. The main servicing center for GMAC Mortgage, Homecomings and Ditech located on Haskell in Dallas remains in operation

Tried to refinance with governmnt loan program. They denied us so long that our credit score went up to high to meet program standards. This company never resolves anything by phone calls or as a mattr of fact neiher in writing unless it is to their benefit. Now we are facing extra charges on our insurance saying we were not covered when we were. when will all this s... end.

Homecomings Financial has been a nightmare for us! There are numerous secret/hidden charges and fees applied to our loan and when we call for explanation, we're treated rudely and forced to be on hold for inordinate periods of time. There are numerous departments that seem to not communicate with each other in several different states. The customer service agents rarely have updated information and often times experience equipment failure. We attempted to be pro-active in notifying our lender when we began having financial difficulties due to job loss, but they seemed to be more interested in what they can get as opposed to having compassion for their customers and working to remedy the situation. Our experience is that we would NEVER recommend their services to ANYONE! We want out!!!

We have an adjustable rate mortage and each time our payment has changed we received a letter in the mail with a certain amount.Then when the monthly statement came the amount would be different.I called several times to ask what options we had because we were falling behind on our house payment and the man I spoke with told me that whatever I do we can only make an adjustment to the loan once. They wouldn't even let me speak to someone about re-financing the house. I feel sorry for others that are in the same situation that I am in with a mortgage company that does little to help when you make an effort to make things right with them.

They give you information that is inaccurate, and when you call to speak with someone else. The next person tell you something completely different. They want to keep their customers in default to obtain more money from you. These people are the biggest crooks, I have ever known.... I pray that God helps everyone that is having trouble with HC and other companies like them. I pray that everyone that is in foreclosure is helped by the grace of God, and that He turns everyone's situation around.....

They kept telling me they were going to send us a workout form to see where we had to go to work out a payment schedule for past due owed and we never recieved it and we are now facing foreclosure plus every time we have called its talking to some other agent constantly and having to explain our circumstances that got us behind in the first place which is annoying and ridiculus.

Update - 2008-06-20: Homecomings is hunkering down with branch consolidations and lay offs. From a 2008-06-17 memo sent to employees: After thorough research and consideration, we have determined that it will be necessary to consolidate the Cherry Hill, Petaluma, and Charlotte facilities by moving selected operations to our Dallas, Ft. Washington, and Minneapolis locations. The Cherry Hill facility will close on October 4, 2008 and the Petaluma facility will close on October 31, 2008. Charlotte will close on September 5, 2008. Approximately 337 associates in Cherry Hill, 62 associates in Petaluma, and 71 associates in Charlotte will be impacted by these changes. Ninety-six positions will be eliminated and 374 associates will be offered positions at alternative sites. A tipster told us there remain about 80 people in the Bellevue office. "Account managers laid off... is about 8," the source wrote. "There will be more to come in this branch in the next 30 days if it [stays] open at all."

Rescap has inched steadily closer to bankruptcy since our last update, as recent news suggests. Bloomberg reports today that GMAC "may keep the mortgage unit afloat long enough to find a buyer or break it up." Yesterday, Rescap announced an offering to exchange $14 billion of notes to extend maturies between 2010 and 2015 for "as little as 80 cents on the dollar," Bloomberg reported. "To finance the debt restructuring, ResCap is seeking a new $3.5 billion credit line from its parent GMAC," the article notes. Rescap admits even this may not be enough in it's Q1 8-K filing with the SEC: "There is a significant risk that we will not be able to meet our debt service obligations, be unable to meet certain financial covenants in our credit facilities, and be in a negative liquidity position in June 2008." Rescap (Residential Capital, LLC) is a wholly owned subsidiary of GMAC, LLC (which is owned by General Motors Corp. and Cerberus Capital Management L.P.). Rescap subsidiaries at risk of BK or being dumped include Ditech, GMAC Bank, GMAC Mortgage, and Homecomings Financial.

my husband & i both lost our jobs right after we refinanced with homecomings. i tried calling them several times with no response. when we were 4 months behind i finally get to talk with someone they demanded that we pay all back payments, we did not have the money to do so they refused to take any payments they started foreclosure i filed a chapter 13 to stop the sale of our house they sold it anyway and now i cant get any answers of why they violated the state laws of bankrupcy

Homecomings purchased our mortgage of ($140,000.00 from our original Mortgage Company, of course with no notice to us. After Homecomings took over the mortgage the disaster began. Beginning in 2006, our payments were either not recorded or returned (there were late payments before the foreclosure but all were made up and all of the fees were paid), Homecomings filed for foreclosure. During the foreclosure process Homecomings raised the interest rate. The home went up for Sheriff’s Sale and a home appraised at approximately $170,000.00 one year prior, Homecomings Financial purchased for around $87,000.00. During this time I contacted Stephen Dupont, president of GMAC , (Homecomings parent co.) and sent proof of payments made (see Exhibit A). During the foreclosure, Homecomings sent a letter to my home insurance company stating no one was living in the residence (see Exhibit C and D). They also sent a box truck to our home. When I answered the door I was handed a (Exhibit B) cash for keys settlement agreement and when I asked the two gentlemen what the truck was for they stated "to move your personal items out of the home", I told them to leave the property. At that point Homecomings was willing to make a deal. Of course by this time our credit was completely ruined and we could not obtain any other financing. Homecomings representative Gary Neuman sent us an offer to resale the home to us for $130,000.00 at an interest rate of $9.875 with no closing cost, or we could get other financing or take $3,000.00 to move out of home (with of course no mention on debt we would have towards foreclosure). In response an email was sent to explaining our misgivings that we could really afford such a high payments due to a high interest rate. A second letter was sent by Mr. Neumann giving us no option but to sign the new loan paperwork (Exhibit E). In October 2007, Mr. Neumann was contacted and told we were having a hard time making the monthly payments at which time he sent me a work out package. This was filled out and sent back to Mr. Neumann at which time Mr. Neumann sent us a letter stating the home is no longer affordable (Exhibit F). The income had not changed during the time of their offer or signing the paperwork. Since then I have Homecomings representatives come to the door and hand me an envelope with a note stating to phone Homecomings. When I do phone Homecomings, I inform whichever customer service representative that answers the phone that this phone conversation will be recorded by me and they hang up the phone. To date they have filed a Complaint for Foreclosure and I have filed the Answer Attached in response to that complaint. From the Ohio Revised Code : The definition of a "predatory loan" contains one of four features described in Part II infra. Briefly stated, these features are: an "overpriced loan" (a loan containing interest rates, fees or closing costs that are higher than they should be in light of the borrower’s credit and net income), an "unaffordable loan," a refinance of a mortgage loan providing no net economic benefit to the borrower, or a loan containing a myriad of other exploitive terms that the borrower does not comprehend. Homecomings admitted in the letter attached as Ex. D that the loan was not affordable to us. For the past 3 years I have been contacting the Ohio Dept. of Commerce, the Ohio Governor, Ohio Senator Brown’s office, the Ohio Attorney General and every other politician I could think to contact. Each dept. seems to push me off to the next dept. which always leads to no where in the end. When I have contacted private Attorney’s I am told the situation is to involved to contact another Attorney. The stress of the situation has increased my MS exacerbation. This mortgage company has broken the law several times and I can get no one to do anything about it.

Over the past six months, my account has been systematically forced into delinquency by the predatory servicing practices of Homecomings Financial. These events are well documented and plainly indicate a deliberate effort by Homecomings to expedite the foreclosure of my home. CASE IN POINT: My online account is routinely unavailable- usually on or around my payment date- which prevents me from using their electronic system. Billing information is inaccurate or out of date and any attempt I make to bring my account current is counteracted by such tactics as delaying or reversing payments, applying them retroactively to cover those they've delayed or reversed and refusing payments that would cure the default. Also well documented are my repeated attempts to get assistance through their fictitious Loss Mitigation process- a calculated series of roadblocks erected to create a paper trail for the company while keeping me from recourse by making it appear as if I'm unresponsive to their contrived outreach efforts. CASE IN POINT: They continually send letters requesting that I call to discuss my options, schedule meetings or fax information but when I do, I'm referred to someone who's on vacation, my call is dropped during transfer, appointments are no longer available or my fax is never received. Their methods are transparent and though I find it unbelievable that a company would victimize it's customers so ruthlessly, the facts speak for themselves. There are hundreds of complaints on the internet and in the courts from similarly situated individuals who's experiences establish a pattern of abuse by Homecomings that insures the company's profits at the expense of the borrower. I have filed complaints with the FTC, the Attorney General, the BBB and various other regulatory agencies and I urge anyone who has, or suspects they have been victimized by this company to follow suit. I don't know if we can save our homes but perhaps we can prevent further harm by demanding that Homecomings take responsibility for their devastating actions and address the situation appropriately.

We have tried to talk with them on several occasions to modify our loan to reduce pmts. No help. They gave us an option to skip a pmt but them increased our mo. pmt to $1686. for 3 mos. when they knew we couldn't make the $1402. pmt.We escrow ins.&tax so when Hurricane Isabel hit us, we found out they had not paid our insurance. We were without ins. for sev. mos before we could get it straight. They took no responsibility in error nor did our agent. we filed complaint to NC Atty. Gen. office and Nothing has ever been done. On numerous occasions we call to make a pmt and the people cannot understand english. In Dec. 2007 we felt our acct had been compromised when they tried to draft our mtg. pmt. on 3 different dates when we had authorized one.

I am not sure if this will help, but I came across a class action suite in the make with an attorney that is against HC for all the FEES that they charge. The attorney is Sprenger & Lang and the PH# 612-486-1806 and ask for Lynn. HC can never expain where these fees are coming from HMMMM????

I posted on here on July 10, 2007. I thought once that fiasco was solved that we'd be on the straight and narrow here on out with Homecomings. That dream lasted not quite 9 months. After getting our horrible situation resolved last June, we have made our monthly payments in full, on time each month for 8 months, cash via Western Union because that's pretty much the only way to prove to them that we make our payments if there is ever a problem. We didn't receive a March '08 statement, and when I called several times in February '08 to try to verify that they received and posted our February payment, I got a recording that said "Due to technical difficulties, Homecomings Financial cannot take your call. We apologize for the inconvenience." On Feb. 26, we finally got through to a live person and mysteriously, they held our Feb. payment (and did not post it) for absolutely no reason, and no explanation as to why they did so. Also mysteriously and conveniently for them, they never mailed us a March statement so we had no idea they held the payment to begin with. Also, they have tacked on a mysterious $596 in "fees" supposedly from "last year" with our foreclosure proceedings mess. Funny that not a word has been said, not a notation on any of our last 8 statements about owing any fees whatsoever. We contacted the attorneys that Homecomings used in last year's foreclosure proceedings and they said our case was closed in June '06 and that there have been no further fees charged to them. Where Homecomings is coming up with these supposed attorney's fees is a big fat mystery because the attorneys have not been charged by Homecomings, nor have the attorneys done anything regarding our account. PLEASE BEWARE OF HOMECOMINGS FINANCIAL'S DISHONEST AND FRAUDULENT PRACTICES. They do this time and again to unsuspecting people paying good on their mortgages. Their customer service is abhorrent- no one will tell you anything, they won't tell you where the fees came from, they won't send you a statement, they won't send you anything in writing to show you where these supposed fees are coming from. BEWARE AND PAY ATTENTION MONTHLY AND VERIFY WITH THEM EVERY TIME YOU MAKE A PAYMENT. Otherwise you won't know they are holding payments until it is too late. Well, this time we are contacting an attorney and they will definitely hear from our attorney. They will not get away with it this time because we are not stupid customers like they think we are and we will not fork over a dime to them until they can tell us where these fees came from and prove it in writing.

I didnt have any idea we were now behind with them until the next payment came due and the bill showed 2 payments plus fees. I tried to arrange a plan to keep this from causing damage to our credit until it was resolved. That took many calls and time. Then they failed to tell me they would hold partial payments and my money was tied up in some "holding" account. Now my credit started being affected as my payments were showing 60 days late. FINALLY I had all of the payments made for the 90 day arrangement but we were still nailed with LATE FEES and in the end they reported my mortgage as 90 days late, 60 and 30 for the three payments we had made. So the arrangement didnt seem to make any difference in the end.... We still came out in a BAD way credit wise.

Were sold into this company, nothing was explained to us on what would happen when the arm adjusted. Now we have no choice other than to SELL/ we are agreeable with that.The mortgage company calls us for our payment weeks before it is even due. They even call us on Sundays. Homecomings Financial are ridiculous. Our mortgage was sold to them. they were good in the beginning but have turned a corner. we've been having problems and they haven't been of great assistance. trying to get our loan modified, but they keep giving us the runaround. They have the worst customer service. HSBC is better than them. That's not saying a lot

Homecomings Financial is horrible. I have to agree with other comments. I have never heard of a company taking a payment and not applying it until the full payment is received. Funny had I known a different amount was needed would have sent the money. Additionally if I had the full payment would not send in any money if what I sent in was not applied. Others are right in saying that if you paid mortgage on time wouldn't have these issues but with the way the market is some aren't able to make it especially with these ARM type loans.

To those who have posted with a positive "I always make my payments on time, so I've never had a problem with Homecomings": Great! Glad you don't have problems! But just wait until you are going along making your monthly payments like normal and then out of the blue Homecomings holds your payment and doesn't tell you. THEN you will be in the same boat as all of these other people because then you will have to actually speak with a representative who doesn't know anything and can't and deliberately won't answer your questions. THEN you will start to get treated just as these other people have. You'll get jerked around, avoided, treated horribly and rudely just like the rest of these people. Yes, some people are behind on their payments through fault of their own. But lots of them fell behind because of errors on Homecomings' part. It doesn't really matter why a person is behind on their payments. THE PROBLEM IS THAT HOMECOMINGS WILL NOT COMMUNICATE WITH YOU IN A PROFESSIONAL MANNER. They will jerk you around and place you on hold, literally, for hours. They tell you one thing and never follow through. You call back and what you were told is not in their system even when you requested that they please note it in their system. They don't verify anything in writing even when you request and demand that they do so. They are crooks and should not be in business and I wonder how any of their telephone representatives can sleep at night with how poorly they treat their customers.

It is incredible to read what others are saying and it is just SO TRUE. This company is the absolute worse. Our mortgage got transferred to them, so we did not pick them, we were sent to them. We are currently in the same situation as you guys. We received a letter stating we had money in escrow and asked what we wanted to do with it. We were given a choice of 3 options and chose option 3 which was to use it towards a payment but you had to submit the remaining amount of the payment at the time of use. So we did this and were just tickled that our November payment was not as much as usual. Kind of like a Christmas present. Well, no one contacted us to tell us anything differently and when we went to make December payment they would not accept because they said November payment had not been made which meant we were 2 months behind (being the last payment was Oct). Well, we had the confirmation number they had given us and a copy of the letter (yes, we learned with them you keep copies of everything). We were given a name of someone to talk to and she said she would call us back. We told her we must hear from her by Jan 1 or we would be considered 3 months behind. She never called. We sat on hold for hours and no one would call answer the call. I think they know eventually you will hang up. So, Jan 1 came and we were 3 months behind. It is amazing! We were sent to the litigation dept and told they could do nothing for us, we were 3 mos behind and either had to do their "work out" plan or loose our home. We told them BUT IT IS NOT OUR FAULT! I asked her "can't you just look at the confirmation number and tell who took the payment and settle it there?" I was told it didn't matter, since we sent a partial payment it didn't apply and we are behind. BUT I DID NOT SEND A PARTIAL PAYMENT. I have this letter and you said use it towards the payment and that is what we did. I have the bank statement where you cashed my check. I was hung up on. I cried and cried because in my heart I knew basically, I was screwed. So we have received a foreclosure packet and are now in a repayment plan of 1400.00 a month which is exactly my husband's retirement check and somehow, I think they knew that. If I only knew where to turn I would. I am so sorry for everyone who has to go through this and deal with these people.

My parents have dealt with every single issue listed and then some on this site. I have walked in the door to find my mother sitting in a chair after being on hold for hours with this company. I have seen bank statements where checks totaling in the thousands have been withdrawn by HC however was not posted to their account. HC claims different amounts of money is "just sitting" in various accounts they have. Due to HC mistakes they have been placed in foreclosure twice and they have paid thousands in fees to HC lawyers. Sounds like their lawyers are as much of a crook as HM. I have begged my parents to file bankruptcy and get away from these people but they feel it is dishonest and don't want to ruin their credit. I wished they realized its to late HC has took that upon their self to cut their credit score to nothing by making insane "mistakes". They have recently completed one of HC wonderful packets which now has made their payment consume my fathers complete retirement monthly funds. When it was was explained to HC that they were taking every available dollar they have my parents asked what did they expect them to pay the electric bill and other household expenses with. It was told to them that it was HC problem and basically it was HC way or the highway. I know its easier said than done but would love to see everyone having hard times with HC to hand in their keys and say SCREW YOU. What joy do you have in owning a home when you live every month hating the situation your in with this company and knowing your working to give so much to a company for mistakes they have made. With the wild and crazy fee's and never ending monthly payment increases my parents are paying a monthly payment that equals the amount of a $250,000 loan however their loan on a very modest 3 bedroom home is only $78,000. This is a horrible company and it blows my mind that they haven't been stopped yet.

I have had several loans with Homecomings Financial and have been extremely satisfied with my loan servicing. It appears that the only people having difficulties are the ones that didn't take the time to understand what type of loan they took out and/or they haven't made their payments on time.

This company is a rip off...I have finally realized that mortgage companies are worse than car dealers...they are crooks and there need to be better Federal laws that mandate ethical behavior amongst these dishonest thieves...They are predators and prey on hardworking American citizens who just want to own their homes....my husband and I knew that this was a quick fix to pay off the sun room that we had added to our home. Therefore we refi with this horrible company. They put us in a 40 year mortgage with all and everything going straight to them in their pockets and nothing going towards the principle. It will be 10 (ten) years total before one red cent goes to the principle...This is not what we were told upon signing the contract. Our contract says differently....During this time, I ran into some financial hardship and behind on credit cards which screwed up my credit score and my husband needs me on the loan in order to refi because of my salary...I called and asked for a one month payment deferment because the bills were getting so backed up that we just didn't want to loose everything. We have never been late on our mortgage or anything...just a financial burden...they told us absolutely not... so we are ultimately stuck in this horrible loan situation with these morons until I can get my credit scores up a little higher or some angel comes along and assist us with refi with another company that aren't as crooked as Homecomings. Or at least offerers us a situation where some of our loan payments are actually goes towards the principle and not into these thieves pockets!! Please direct me to the site with information on the current class action law suit....We don't want to get into a worse situation....we were already in one years ago with Citifinancial were we almost literally lost our home after I suffered a brain tumor!!! Please help.

My story is VERY much like all those posted. My former spouse stopped paying child support in Sept 06--a loss of $1900 monthly. Court fees, attorney's, etc...I called HC to tell them I would be late in February and I paid 3 full payments in March 2007. In May 2007--they "stopped taking payments" and referred me to the "modification team". There Jay Villagraves managed to drag me into a "90 day late" by continually telling me to "not worry" because they would work out a "program for me". Finally in July 2007--I demanded they provide me something in writing to PROVE what amounts they claimed I owed. This prompted Jay to accept $5000 cash to "start the workout program", I never received anything else in writing--until I received a foreclosure packet from an "attorney". My boyfriend decided to loan me whatever amount they "claimed" I would owe to get me out of the "modification department" to save my home. All of the sudden they came up with an amount $15,000. I wired the money--paid in full. The following month my payment went from $2100 (tight but tolerable working overtime shifts) to $3800 monthly--ARM went from 5.25 to 10.875...I tried to pay for 2 months while attempting to refi--HC coded my credit report as an "H" for "foreclosure" NO REFINANCE now...I had my home for sale--now "short sale". I worry they will not work with a Short Sale and I will end up in foreclosure and get sued for a "deficiency" they helped to create. DONT, DONT, DONT get involved with this very crooked company. I posted complaints to BBB, FTC and the governor's website. When I called them after "Arnie" announced his "agreement with GMAC" and the other lenders to "help Californians"...HC said "we don't know what you are talking about". There's a surprise...Get away from this company if you can....

I am so happy to hear I am not the only one having this problem with Homecomings. I have a folder that is 3 inches thick with all my correspondence to this mortgage co. I was working with a rep on trying to get my mortgage modified and 2 days later I was served with Foreclosure notice. After calling them a rep told me I was sent to Foreclosure by accident but there is nothing they could do. Now I a trying to sell the home via short sale and they are giving us a hard time.

You will have to repeat yourself over and over again. Very rude, want listen to you even when the mistake is theirs. My payment is going in someone else pocket. My Experience with Homecomings has been terrible, They never return calls or do what they say they will do. We have completed three different financial packages and never received a call back. We are now in foreclosure and are willing to complete a deed in leu and they still will not work with us. These people are one of the main reasons why the housing market is in trouble.

My wife and I got involved with homecomings cause she wanted to to put the two mortgages together. Planet Financial in Bellevue WA said that we could. Kristyn Dice was the one who told us that she was able to said but it never happened Homcomings said that our house came in at 310,000 it was never apprise and we got a loan for 6.2% and the second for 14.1% we got in a foreclosure this past summer but manage to paid back the second mortgage we had to give out 1,820 and now we have to paid 633.52 we are two months behind but we are stuck with this company cause my credit score is low and my wife has to do a chapter 13 in her credit card bills we should never have refin with them. We were better off with wells fargo and our second we are both very sorry about refining at all. And Im in the arm forces inactive duty and they tried to foreclose on us in 49 days. We would just like to let you know how your business treated us.

Predators. Unorganized. Unprofessional. Rude. Unethical practices. They do not return phone calls; they do not submit things to you in writing; they purportedly put me on a payment plan in June but had reported to the credit bureaus that my account was in foreclosure; they filed suit for foreclosure in August and "served" the papers by handing them to my 13 year old son; I sent them workout paperwork 3 times and have the fax confirmations that they were received - but of course they never received the information; I had a short sale offer which I submitted (twice because they never received the first copy of course) which they verbally denied but will not respond in writing at all; this company is the worst and I hope they go under soon as repayment for the dirt they have done to consumers.

my husband was laid off from the ford plant June 29,2007. My husband also has disability with both shoulders due to working with the Ford Plant for 11 years. Homecomings has done nothing for us but tell us to sell our house or go into foreclosure. They do not care about your situation. Also, they reps are very rude & treat you like trash. They told us they can provide a staffing company for my husband to find a job. I then told Homecomings that my husband has attempted to apply for over 40 jobs & due to his injury they are unable to hire him. Homecomings is not an organized company. If you attempt to call them they will transfer you to 4-5 different depts & when you finally get to the correct dept they cannot do anything for you. I have never seen any company try to foreclose you or tell you just sell you house. This does not make any sense.Also, I have submitted about 4-5 different complaints & have not received any feedback. PLEASE HELP IF ANYONE HAS ANY SUGGESTIONS

This is the worst company to deal with. We found we had structure damage to house very shortly after we moved in we contacted an attorney right away. They had us contact homecomings thinking they would help protect "their" investment. We were told as long as they got the money they did not care. Now three years later our house payment have more than doubled because of the adjustable rate. We can not afford it and because of the termites it is not worth it so they can have it back. I bet they will care about the termite damage now.

they will not let me refinance and they had me on a 2 yr. fixed rate then variable went to 12% in 6 mths. The next one is going to another higher int. rate in April.. 60,000.00 is the payoff and a 780.00 payment??? Why?? I am a single mother of 2 and the economy is to bad now and i can't go any higher on the payment. Of course, when you call, no one is willing to help or call back or fax papers.

I REFINANCE WITH THE 1% TO REMODEL MY HOUSE BUT I REALIZED THAT IT WAS A BIG MISTAKE. NOW I HAVE A 3 OPTION PAYMENT. ONE IS TO PAY THE MINIMUM 2 IS TO PAY INTEREST ONLY AND THE OTHER ONE IS TO PAY INTEREST AND PRINCIPAL. MY HUSBAND AND I WERE REALLY HAPPY BECAUSE WE WERE ONLY GOING TO PAY LESS THAN 1,000 DOLLARS ON OUR MORTGAGE BUT WE DID NOT NOW THAT IT WAS A PAYMENT OPTION. Homecomings is the worst company out there. After being diagnosed with MS, they started foreclosure proceedings against my family. They offered me $2000.00 cash for my home, which is worth $210,000.00. They wanted to foreclose on me from the beginning. I was told they could not help me because i was disabled. Now, I have to leave with my wife and 4 children. At the Sheriff's sale, the amount due on the mortgage was $168,000.00. However, my payoff statement said I owed $185,000.00. They discriminated against me over and over again.

This company is the worst for making mistakes I have ever seen I am sending in extra money every month to be applied to the principal they keep trying to move the money somewhere else under some hidden fee or some thing. When you call them and do get to talk to someone that usually does not speak good English they try and tell you it was a computer error, but to my limited knowledge some human being has to process the information into the computer. I have another account we a GMAC company have never experienced any problems with them. My advise is to never use this company.

Oh my God, I thought I was the only person going through this with Homecomings. I purchased my first home and my note was transferred to Homecomings. I had a two year adjustable rate mortgage. Homecomings continued to report me as being late, so when the two years were up I could not re-finance. The first adjustment went from 6.95 to 9.95 it has now adjusted to 12.95. This company is a disgrace. They tried that sorry repayment plan that they have available but it was even more unfordable than the payment I already had. I missed one payment and now they are foreclosing on my home. How is this allowed to happen to people. This is despicable.

I have had an account with Homecomings now for two years and when my wife lost her job we got a call after 60 days, about foreclosure. I will say that I have never had trouble with customer service but they are rude, and demand payment. They will work on a plan but if you cannot fulfill just once they go into foreclosure. The information that Western Union has on Homecomings is wrong...it states the Citycode is Cityplace and Western Union says it is Homecomings Financial, so you cant win there either.

Homecomings Financial is a nightmare. They are predators took our home back in 2006 after their bogus repayment plan the best thing you can do is try to refinance with someone else. You can't even get these idiots on the phone. We called for TWO months straight and could not get a live person. You leave a message they never call back. Report them to your state attorney generals office also. We have done that and they have had numerous complaints against Homecomings Financial in our state of SC. Good Luck. I can't go into all on this on this site take too long....But believe me...Homecomings informed us that we were 2 months behind in our mortgage because they were not applying our payments (although they cashed the checks) because they were not considered "full payments" because of some hidden fees that were not on our statements. We were hoodwinked into setting up a repayment plan for those 2 months. We faxed them back the repay plan paperwork the Day they faxed it to us....then we could not get a response from ANYONE for a week. During that week we did not hear back from them a payment was due...we did not make it because they told us not too because it would be rolled in the repayment plan. Then a week and a half after we faxed the paperwork we received a note from HC that said: hey cool got your paperwork, but couldn't read a number on page 5, please FAX it back!!!??? The next letter I opened that SAME day was from Trott and Trott attorneys telling us that HC financial has put us into foreclosure because we were now 3 payments behind. WHAT .....we even have a lawyer and he could not prove that they screwed us because they HAVE ALL THE paperwork and the advice we were given by the HC rep. about all this was ON THE PHONE. This is a disgrace that GM has turned into this fraudulent company. This all happen LAST May....we will lose our home on Nov. 1st after trying to payoff the lawyer fees and "foreclosure fees' in a HUGE house payment each month since then. We were close to refinancing My husband lost his job and now all that time and money is wasted...we were trying to keep our commitment and pay our mortgage, even though, they didn't deserve it. It's not like we are idiots, life just does get bad sometimes. I hope that my letter here and my calls to FTC, BBB, my state government, Feds...will help stop them some day.

Homecomings is the "predatory" lender. Every time you catch up they raise your rate or misapply funds or hold them to put you behind and charge more fees. You cannot even refinance because they kill your credit in the process. I wish I had done my research before I allowed my mortgage rep to place me with this company.

My parents have a mortgage with Homecomings. It is a 30 year, first 2 at a fixed then it became an ARMS. The payments doubled. My parents are in their 70's. The company has started foreclosure after returning payments that they have tried to make. My parents have been in their home for 20 years and these crooks are taking away the one thing that they have to show for a lifetime of hard work! If anyone can help please post it.

I'd read complaints about Homecomings as they bought out our 2nd mortgage. I thought it wouldn't apply to me as our payments are always on time and I've been paying down principal. Oh no, they are a NIGHTMARE. Talk about HORRIBLE service. I sent in checks with instructions on the memo line "apply to principal" or "July payment + extra principal" and they'd hold the check. No notification, until the next statement shows a past due balance. I'd overpaid, yet there is a past due balance??? When I call, they state that payments are always held when there are no instructions... I'd written it on the check memo! I am now refinancing just so I can get away from dealing with these people. I have filed a complaint with the better business bureau as well, and would advise anyone that has dealt with them (anyone I've spoken with has had a bad experience) to do the same.

after two attempts and terrible communication we got a payment plan and when one of our payments was a few days late , they said we violated the agreement in March( but did not contact us until July 3)and they are now initiating foreclosure proceedings, even though we have made a payment every month since initiating the agreement. Their representatives are rude and communication with them is nearly impossible. I hope others read this and realize they will be dealing with a predatory lender.

Homecomings Financial has the worst customer service i have ever experienced. repeated attempts to resolve a situation CAUSED by H.F. has led nowhere. they keep passing me around and telling me they'll get back to me. so far, nothing but disconnects and transfers to people who keep saying, "i don't know, we'll have to research this." if there was a way to get out of this loan, i'd do it in a second.

There are not words to describe our nightmare with Homecomings Financial. After being behind on payments due to a string of financial hardships, months of "miscommunication" with Homecomings, we were almost current on our loan. 30 days behind, we made a payment that would get us current. For some unknown reason Homecomings held our payment (cash via Western Union) without a word, a phone call, a letter to us stating they had done so and why. We thought everything was fine and were so relieved to be current after so many months of trying. Not until the next statement do we see that they have been holding this payment, and even then it wasn't clear because of their obscure coding. We called them immediately to find out what the problem was and after being on hold for extended periods of time, transferred to one department after another, speaking to incompetent representative after representative who "didn't have that information" we found out that they had started foreclosure proceedings and our account had been turned over to an attorney; we now had to pay attorney's fees on top of everything to save our house. After asking repeatedly why they held this payment to begin with, we were told "well you shouldn't have been late to begin with!" and they hung up on us! This is a longer story than people probably care to read, but it has taken close to two months to get them to tell us how much we needed to pay to reinstate our loan and get it out of foreclosure. The attorneys couldn't give us this information because they had to get it through Homecomings, yet Homecomings mysteriously couldn't give us this information either. We spent hours upon hours on a daily basis being placed on hold, transferred around, no one returning our phone calls, our requests for paperwork ignored, our requests to speak to a supervisor ignored (they apparently don't have supervisors), incompetent and rude customer service. Once we paid the full amount to reinstate the loan, our July 2007 payment was now due. We immediately paid the July payment via Western Union. THEY HELD THE PAYMENT AGAIN. Yet again, NO COMMUNICATION ON THEIR PART as to why they continually do this! If we hadn't called to verify that they received our payment we would have started in this mess all over again. It took 7 business days to get this latest issue taken care of. 7 days! They didn't' accept the Western Union July payment (unbeknown to us) and the money was sitting there in limbo waiting for who knows what. We had to reclaim the funds and re-send it. I can't stress enough that this company should not be getting away with the things it does. They are crooked, dishonest, and deliberately hold payments so they can charge you unnecessary late fees and other fees and they really want to put you in foreclosure. Please do not believe for an instant that Homecomings Financial has your best interest at heart. Something needs to be done about their fraudulent and dishonest practices. I agree that they need to be investigated and soon, before this happens again and again to other people- or even to us.

We ran into some financial difficulties due to a loss of my job and a death in the family. i have been trying really hard to save my home but Homecomings is terrible in returning phone call i have yet to speak to who is handling my account. i leave messages every day and now one calls me back. i have been trying to work this out since may 9 2007, it is now July 7 2007, i have yet to get any answers. i don't want o loose my home i have 4 kids and i love my house but they wont help they just keep giving me the run around. i would never have gone with this company if i new this is how they run things.

Where do I start? This company is full of thieves, liars and people who absolutely care nothing about their customers. Anyone calling themselves an officer of this company deserves to be in jail. Only Enron has been as bad as this company and I've got documentation, phone records to prove it. If your looking for a mortgage absolutely stay away from this company as well as Litton Loan Services and Doug Norris one of there thieves who acts as YOUR attorney and also steals money just before closing, telling you it's for an Escrow account which he pockets himself!!!!!!!!

I fell behind on my payments. I never received a workout plan and that if I do not make payments, I will be in foreclosure. I am not even 60 days late. I was also told to sell my home or whatever. Homecomings Financial are tacky.

I had fell on hardship back in October 2007, I admit I was unable to make my monthly payments to Homecomings Financial, in December I received a packet threatening foreclosure, in January (had surgery only making portion of my wages) I mailed a payment to Homecomings in February I received a certified letter stating foreclosure proceedings have begun, I contacted homecomings and come to find out they held my payment I sent them in January and never sent it back, to this day I have yet to receive that check in the mail. I called and never received a straight answer I was attempting to make good on payments they state they would send me a workout form, I went to my local office max and faxed all the information to them and when called to verify if they received it, yes it was assigned and someone would get back to me within 5 working days, well and behold 5 days came and went no one called me, my mother called and was willing to send a lump sum payment they connected her to a financial counselor who took all my financial information, and again someone would get back to me, no one never called next thing I was getting a card from the local sheriff office to go to the local Court house to receive actual foreclosure proceedings. I know bills must be paid, I was in total shock on the treatment I received, I really thought this company was a good company. I had to go through a 3rd party to retrieve my home (THANK GOD) and hopefully when my payment arrangements are met, I do not experience what the prior comment went through about the interest rate because I have a ARM as well and they state once that payment arrangement is made they will review and put me on fix rate. I will patiently wait.

Homecomings Financia is the worst company i fell behind in march 07 due to being hospitalized and not reeving my full income they said they didn't care and it wasn't their problem in April they wouldn't accept the march payment without both i filled out workout packets never got a response when i finally talked to someone in may the made an arrangement to take the march o7 payment and the April and may07 payment at the end of may because i did not send the may 07 payment by may 31 they have now begun foreclosure proceedings saying no one should have never made those arrangements with me! they are the worst company

WE HAD THE WORST DEALINGS WITH HOMECOMINGS FINANCIAL WE WERE PUT ON A PAYMENT PLAN AND ONCE WE SATISFIED THE PLAN OUR INT RATES HAVE RAISED TWICE IN THE LAST 2 MONTHS BECAUSE WE HAVE A ARM PAYMENT THEY STATED ONCE WE CAME OFF OF THE PLAN THEY WOULD REFI US INTO A LOWER FIXED RATE BUT NOW THEY ARE SAYING THEY CAN'T BECAUSE OUR CREDIT REPORT SHOWS 90 DAYS LATE. THEY ARE THREATENING US WITH PRE-FORECLOSURE. OUR APRIL AND MAY PAYMENTS HAVE BEEN RETURNED TO US.

I was behind one payment. I sent in two payments; however, Homecomings Financial then held the payments and failed to credit them to may account. As I sent them in money order form, I was not aware that they were holding the funds. The final payment I made included a check drawn on my account. It was only when this was not cashed and I called the agency, that I was told that the funds were being returned to me. The first money order, which was sent in 03-15-07, was not returned to me until 04-21-07, two days after I was served foreclosure papers. The second and third amounts were returned to me on 04-27-07; however, I was unable to redeem the money order due to them stamping "reject" on the back. When I called to ask about this, I was basically called a liar and told that they did not put anything on the funds. It took me a week of being hung up on and "disconnected" before I got an answer on the repayment plan. I am to pay $1200 a month (original payment is $489.) with the amount to include $3500 for attorney fees and $1494 for corporate advances. However, when I asked what these advances were, I was disconnected again by their agent.

Homecomings has been the worst company. My husband and I fell onto some hardships, and thusly got behind on our house payments. We were given a workout plan, which of course was a payment that was nearly double the regular payment. Each workout plan that we were given was always more than we could pay. Our final workout plan included 3 payments: 1) $5500, 2) $2500, 3) $2500. After which, we were told that a new plan would be put together. However, after 7 months of me calling daily requesting updates on how the plan was coming along, and never reaching my appointed representative, we received a foreclosure notice 3 days before Christmas. Filing Chapter 13 was unsuccessful as well, as the bankruptcy office declared we made enough money to make a payment that was 3 times our normal payment. Naturally, we've decided the rescind ownership. Hopefully, this and other complaints will lead legislators to more closely evaluate Homecomings practices, and bring justice to future victims of their scams.

We wanted to sell when we were faced with substantial medical bills and an inability to work for almost a year. We tried to sell, but would have been hit with a huge penalty which they would not waive. Thus, we fell behind and eventually filed bankruptcy. Part of the bankruptcy was a stipulation with Homecomings and their attorneys which, by March 2007 was to have brought us current. In December, they contacted us saying that the discharge of bankruptcy nullified the stipulation. It took a lawyer and two more weeks to straighten that out. The final stipulation payment was made on time in March, and a regular payment was made for the April payment. They now insist that we are still a month delinquent - which we are not - and are threatening foreclosure. As usual, NO ONE there is capable of reasonable communication. I presume we will have to pay additional money to the bankruptcy attorney in order to get this straightened out. Even though, obviously, we don't have any money to pay. This company has been nothing but trouble from the moment they purchased our original loan. Unfortunately, they also picked up our refi a couple of years ago. Does anyone know if there is any recourse?? I truly believe this company might be regularly practicing fraudulent activities and I believe they need to be investigated.

My experience with Homecomings has been horrific. I got behind two payments and sent in TWO separate "workout" packages they requested and never got a response. In April 2006 I mailed the payment...my daughter saw me mail it. They contend they never received it and then refused to accept any more payments. I have had to file bankruptcy and am about to lose my house without some help. Homecomings also failed to pay a $5000 tax bill until we forced the issue. Their staff is not competent.

These people are the worst to deal with. You can't reach anyone that's competent or even reasonable to try to negotiate a short sale agreement with. Nate was the worst one that we talked to.

Every time you call you get a different person and misleading info..Their personnel do not communicate homeowner's contacting them. Then they told me I should have contacted GMAC and their lawyer instead..Why didn't they mention that before selling my home..I was told they received my workout package and were working on updating to the new laws..Next thing I know a man shows up at my door and says he now owns my home and wants to change the locks!! Scared me to death. I had to call the sheriff..
