The worst company to deal with regarding short sales! They are not negotiable even though they are not going to get a penny after foreclosure, they are a second mortgage and both loans are upside down.

We financed a 1998 model double wide with Bank of America in June of 1997 then Green Point took over and then Green Tree took over. Now we are in the process of buying a home and we discovered that instead of 360 payments we are being charged 451 payments we need help we dont know what to do.

I had to take care of a terminally ill relative which is the root of my problems with my mortgage. In the meantime, my father has being suffering with a heart ailment that cannot no longer be repaired and it had an impact on me especially after taking care of a grandparent because my father was unable to because of his health. All of this have been resolved but I am losing my house. Greentree is impossible to deal with and their representatives in the collection department are rude and verbally abusive. When my grandfather was dying, a representative called my house and talked to my son who was a minor at the time and told him to pack his things and get out. He called me at the hospital upset because he had no where to go. I reported this to Greentree's home office but nothing ever came from it. I have coworkers with this same mortgage company and no one has anything positive to say about them.

Bank of America supposedly sold 400,000 mortgages to GreenTree. If that is so then why on the back of a cash check was cased by Bank of NY Mellon. If you wire transfer money it goes to Bank of America. GreenTree does not refinance loans..what is up with that? Something is fishy here and BOA should be investigated NOW!

This company is the worst company to deal with. Since my loan was transferred from B of A to Green Tree in November, I have had nothing but problems. First a $12 fee to pay online, so disclosure till you go and try and pay online. Asked for a fee schedule, stated it was being mailed and never received the information. Now I receive my escrow statement, reconciling the account, and they state my payment is going up almost $200. After reviewing the information, I discovered that they double my property taxes. I call and inform them I have the property tax information and the amount is incorrect. The rep was rude, condescending, asking if I was sure the tax information I had was from the county. After faxing all information and two follow up phone calls, I finally got the issue resolved. Now I find out they are collecting two months extra in escrow, what??? Thought companies could not due this. Time to spend tracking information on this and calling them up again.

Greentree refuses to process my payments on time..I send all bills at the same time...greentree is always a week later. and then they charge me a late fee...they do not send a monthly mailing bill and I had to make up my own. Now because of complaining they sent me on...I mailed it out promptly and they say they never received it! So I paid online and they made me pay an additional 50.00 in late charges. The worst of it is the payment I made online has not gone through my bank which in two more days will make me 30 days late. I sent the next payment with a delivery confirmation...problem is they still could say they haven got it. I believe because we have had numerous screaming matches because they are the WORST BANK that they are setting me up!!!

I have been working overseas since 2003 and had a loan with BoA and have never been late. I tried to login and found out they sold my loan to Greentree. Since I'm overseas I always request email notification (paperless) so things like this wont happen. I set up my account with Green Tree and tried to make a payment ( not late ) and they want to charge me $12 for a fast payment?? I decided to set up for monthly payments and I will find another mortgage broker to work with in the future

Green Tree Servicing is owned by Walter Investment Mortgage Company, which is a publicly traded company. There are not minimums to buying their stock and when last checked, was still around $20.00 a share. Once you become a stockholder in Walter Investment Mortgage Company, you can now have a large variety of contact people and other stockholders to whom you could vent your frustration and concerns to about the shoddy practices of its company Green Tree Servicing. I purchased 1 stock today and began doing this myself since they bought my mortgage away from Bank of America, and our now trying to destroy my credit even after I have NEVER been delinquent on any payment, ever!

Greentree bought my mortgage loan from Bank of America. I tried to pay off my loan shortly after the sale. Greentree is losing $$ from my loan so they are using tactics to delay my pay off by claiming that my full payment was not received on time; I sent certified mail next day delivery with bank check. When I call customer service number to check on my account, the recording said it was posted 12/17/2011, two days before the deadline due date for the pay off amount. After pointing this out to the supervisor, the recording was altered to a later date. Now Greentree wants to make $$ from me on extra interest since it couldn't make $$ from me from the mortgage loan that they bought from Bank of America. Bad Practice!!!!

I am so with you all my husband was laid off we haven't missed one payment and now that we areb a month behind i called them to tell them that i was gong to pay a payment the next day and that we couldn't set up payments with the checking account anymore an i told them that we would make a payment each month and he told me no! He was a jerk and told me to get my stuff and get out that i was evicted. I don't see how they are able to treat people like this and not get sued!!

Our mortgage was just sold to Greentree by B of A. We have been unhappy with them from the beginning. They gave us a payment slip with a different monthly amount than what we had been paying so we paid what they asked for. They immediately sent us to collections so we paid the extra money. We have a new home now with a different bank and we are foreclosing on the home with Greentree. There attitudes are horrible they can kiss off!!

green tree sent me a civil summons stating that I owed then $998.00 and haven't made my oct or november payment. I made my oct payment and now I owe for nov which I will pay on nov the 23 how can they sen me a civil summons when I'm only one and half months behind

Green Tree is the worst mortgage company I have ever dealt with. B of A sold our Home Equity Mortgage to Greentree. B of A still holds our first mortgage. I never hear from B of A but if I'm one day late with Green Tree I get threatening calls every day. I tried not answering my phone and the called and upset my 80 year old mother. I'm disabled and my husband has his own business and business has been bad the last month. So I asked Green Tree for a one month deferral and the hoops I had to jump through are endless. Don't go with Green Tree if you can help it!

I have read each and every one of your comments and I concur. My loan was originally with B of A and my loan was sold to Green Tree Servicing. I had an agreement with B of A to have my delinquent taxes escrowed into my mortgage over a 5 year period. Despite the fact, that B of A contacted Green Tree on my behalf on 3-way, they refused to honor that agreement and increased my mortgage $1100 for the month of October. After reading your all's complaints, I was compelled to do a little more research. I implore you all to please report them to the Federal Trade Commission and file a complaint. Without having a track record, the government cannot stop their unfair harassment. Here is the contact information: 1-877-382-4357 or 1-877-FTC-HELP. It only takes 5 minutes to make this phone call! Without a track record, nothing will happen. If you have an FHA loan, you can call the FHA Resource Center at 1-800-225-5342. It will also recommended that you contact your Attorney General, 1-888-743-0023- the attorney general will let you know if the bank is violating state law. As I get more information I will continue to update my blog.

My wife and I just applied for a HAMP Loan modification with Bank of America on 10-12-2011. We were told to call back in 2 days later. We called back and they stated that yes they received the documents and they would be sent to Underwriting for consideration, "call back in 7-10" business days. Well it hasn't been that long yet, but guess what we received in the mail yesterday 10-20-2011? Yes! A notice that our loan is being sold to GreenTree, and the DATE OF THE LETTER -- 10-12-2011!!!! So BOA got our documents and said "poop this is a bad loan, send this crap to GreenTree"! First off we have NEVER been late, but our incomes are NOT what they use to be and we now have 2 kids since buying the home in 2006. AND to sweeten the pot more, we paid $525,000 purchase price for our house. We now owe $384,000. WE HAVE PAID OUR MORTGAGE DOWN BY $141,000 IN FIVE YEARS! Well we are in need of help now BOA, can you help us? "No, fart you, Go Deal With Green Tree". We called BOA last night and I asked them when they were going to send my Federally Required letter stating within 10 business days, stating that they received our documentation and that we are being considered for the HAMP program. They put me on hold for 10 minutes, came back and said "we will not be sending a letter because we will not be servicing your loan as of 10-13-2011" I told the lady "Are you freaking kidding me? You wrote the letter saying you sold my loan the SAME freaking DAY we faxed ALL of our information in, and YOU NEVER TOLD US THEN THAT WE WERE BEING SOLD!" She said it wasn't her fault and we could apply for HAMP with Green Tree if we would like, there was "nothing they could do at this point, you can go to a Branch and pay your payment until 10-31-2011". That was it! We have paid $156,000 in INTEREST payments in 5 years, we have paid $141,000 or our original purchase price down on our mortgage - and COMPLETELY paid off our second loan. We have paid $297,000 IN 5 YEARS for this house out of our pockets!!! 56% of our purchase price in 5 years and when we come asking to be considered for a modification we got a "fart YOU, WE ARE TRANSFERRING YOUR MORTGAGE".... Thank you BOA and Thank you Government for Wasting MY TAX DOLLARS!!! And FU Green Tree for becoming a ruthless company to take on the "crap" that BOA is getting sued by Fannie and Freddie for. I BET YOU A MILLION DOLLARS we get "turned down" for the HAMP when we apply with Green Tree.

i called greentree and talked to them about my health problems and about me losing my job. they would call me and make threaten calls. They will tell you a lie. they will tell you one thing. then they will turn around and tell you that you are behind on your payment where you are or not. They will threaten you with foreclosure.

I have been lied to, they make promises and then don't honor them and they have cussed at me. The final straw is that they have started calling my NEIGHBORS! I don't even think this is LEGAL! My new mission is to fight so no one else has to put up with Greentree. My next call is to my lawyer! I'd rather pay him than them!

B of A sold my contract to GreenTree, starting with my Sept. payment. Right away I was unhappy, because they told me there would be a $12.00 fee, whether I paid by phone, or online at their site. I sent them an email stating my displeasure at this questionable, very high fee. It's to pressure you to join their auto pay, so they can automatically withdrawal your mortgage payment on the first of every month. Great for them, not so great, if you don't get your money on the 1st of the month. I get SSA on the 3rd, and half of my ex husband's military pay retirement, anywhere from the 8th to the 14th of the month. From all of your posts I've read, I can expect harassing phone calls, everyday from about the 2nd or 3rd of the month, threatening to do this and that, being extremely rude, demanding I buy their insurance, because something will be wrong with the insurance I already have. Adding fees, providing no clue what the fees are for, nor the exact amount. Most of these threats, etc. are illegal, and could cost GreenTree #1,000.00 for each incident, $2,500.00 for each occurrence in California. You don't have to take this, fight back, but know the laws, and what they can and cannot do. I have some information regarding collections, that I would like to post, if I can. Document everything, if you can, record all calls, they are. By the way, I've not been late on any of my mortgage payments, I only have a 1st, but..I am underwater.

This company in dealing with people represents the worst of human kind. B of A sold my 2nd to them. Shame on B of A. They could have warned me what I was in for. I think it is Green Trees intent to make dealing with them so distasteful that you will walk away from your property rather than try to keep it. What scares me is that companies like this exist. So in the future does that mean I could start out with a great bank of my choice and they could sell out to these clowns? Can you imagine working for them? How drained at the end of the day do you have to feel. I would like to hear some feed back from their former employees. That's where the real scoop is. I am amazed I am in this situation. Renting a home was better than dealing with these henchmen.

Oh, I just got off the phone with Greentree. They are ruthless and liars! I was guaranteed over the phone that a payment would not be taken out and was told to call if the money was not there which I did Tuesday. Well, go online to check banking today and low and behold I am overdrawn by over $900.00. I called them and they are saying they have to check out whether or not I made those calls and verify what I told the guy whose name is Travis or Raphael or whatever name they use that day. So, now I am overdrawn and and will incur a charge of $35.00 for everything that comes in between now and Sat.. I have spent over $50.00 faxing things for a modification and had a modification was bumped off in June and one guy said well business is business mam and was so rude. They call all the time which when they call they are collecting a debt, so, call the Federal Trade Commission too may help. I told them today hey you want the house take it. My husband has suffered two bouts of cancer and of course we are behind. They could care less! Conveniently Travis was not available today and have to call back and talk to some David around 6pm. I am not working my husband is on disability and there goes our whole check for the month thanks to this company. I have some strong language which is not lady-like for these people. I am reporting them to the Attorney General, FTC and any other consumer place I can !

B of A sold my loan to GT last May. I am having a terrible hardship financially, and have not been able to make a payment since May. They now call once per day, sometimes with an automated calling system too (Clicks only). I do not want to deal with them at all, and even sent them a hardship letter about a week ago. They then send me paperwork to apply for HAMP, but I'm not buying it. Since I have not talked to them, they sent a representative to my house yesterday to remind me that I need to contact them. I never experienced anything like that before. They will have to foreclose, 'cause I'm done with them and all banks--credit unions only from now on. I suggest that people check for more information about what they and the banks have been doing.

This company sucks! They steal peoples homes. Green Tree brought out my loan this year and wouldn't honor my modification I had with the old mortgage co an kept promising me they was putting me in one from them and lied the whole time while still taking my payments and then my house. No one there can tell the truth ever. Even the Attorney for them here in GA said they was wrong and it didn't make sense! Don't see how they sleep at night.

I'm currently one month behind on my mortgage, I'm fully aware that I owe the money, I'm trying real hard to sell the house and come up with the money to pay as I'm no longer able to afford the house due to a life changing event. I called today to speak with customer service attempting to find a way I can make an installment payment, one partial payment today and pay in full in 5 days and the representative transfer me to a supervisor because I was 1 month behind, the supervisor gave me a lecture about how irresponsible I'm for not making my payment on time and refused to take a partial payment, she alleges I will get a letter from the lawyer for foreclosure because I'm 1 month behind. The phone call on my record is 7/29 3:55 pm EST. I spoke with Amber, I continually ask the supervisor to please be nice to me as I'm calling to make a payment I was not mean to her but she talk to me like I was a child. I'm so sorry for being late if I could pay I would! It seems from the way I was talk to by Amber since I'm behind on my payment I shouldn't be treated with dignity and respect. I called because I'm trying to make it right according to their web site it said "We understand that even the most conscientious borrowers can find themselves in difficult financial situations, due to unexpected events or changes in circumstances. Rather than ignoring the problem in the hope that it will go away, the best approach is to address it as soon as possible. Your Green Tree representative is here to help you find solutions to your payment problems. Work with us so that we can help you maintain your credit worthiness for the future. Call a Green Tree representative today at 1 800 643 0202." How can I work with the company if they yell and lecture on how irresponsible I'm? I couldn't have treated the supervisor any nicer but all I get is threats and scream at. All I want from this letter is somebody to know that even though people are late it doesn't make them a bad person, if the company does not accept partial payment the answer would have simply be "No" and I would have understood.

First and foremost people you have to know if they bought your mortgage they cannot modify the terms of the loan. All they can do is foreclose if you don't pay for 90 days. Then the proceedings take forever. MAke them send you the note that they bought from your previous lender. they bought your note as is, and they cannot modify your loan unless you default. Contact a real estate lawyer. Even if you are behind 1 year if you come up with the money to pay what you're behind it is called the 'Equitable Right of Redemption' which entitles you to get back on track with your mortgage. If your mortgage is sold you also have the right to buy back your property from the person who bought it at auction, with additional interest that they can charge that is simple compound annual interest. The right to buy back your property after it is sold is called the Statutory right of redemption. Also interest rates are capped at around 17% annually. Always tell those people that you are recording the conversation for legal purposes and that you would like to have the name of the person calling you, their supervisor, and the overall supervisor. Then tell them that you're saving the call for your lawyer to hear, and also advise them that you're going to also take it to your state's attorney general. Do not let them thug you. They cannot just throw you out of your home in 72 hours. It takes months, and with a good lawyer it can take 13-18 months. Keep making noise people. Wells Fargo and Bank of America paid out a lot of damages because of what these idiots are trying to do. There is strength in numbers, and the more noise we make, they can be put in place. There are laws against what they're doing. They're aren't allowed to continually call you over and over once you tell them when you can or cannot pay. All they can do is start foreclosure proceedings in according with federal laws, not their laws! You are protected by these laws, it's just a matter of how aggressively your go after these a-holes. Keep up pressure on them, I am!

They bought my mortgage from GMAC and immediately started hassling me about insurance. They ignored 2 calls from my insurer before they stopped sending threatening letters. I am currently trying to get them to apply all overpayments to the principle due. They have ignored both letters i've sent. I wonder how a government regulated industry could let an institution like this operate.

Greentree started servicing my loan about two years ago and have gotten progressively more aggressive. My loan payment is due on the 28th and I usually send the payment on the the 30th. It is not delinquent till the 8th of the following month. NO other bank would dare call to ask as to why the payment is not there till AFTER 8th. NOT Greentree, they start calling on the 29th to find out why their money is not there...and they don't only ask, they demand, they're RUDE,trying to make you feel like you're some kind of crook because you're two days late on your bill...give me a break! These banks with their reckless practices took the economy of this country and the world to the brink of disaster, we bailed them out and NOW we're the bad guys?

Greentree acquired my loan from PNC in Nov 09. Even before I was notified of this transfer from PNC, GreenTree was calling my home phone stating I was late. Everyday they would call. I was current, but they claimed I was delinquent. Over a year later through an attorney we learned they had a different excuse as to payments missed each time a call was made to them. It became my burden of proof to show I was current. They are idiots, & should not be in the business of servicing mortgages. To this day my loan was improperly booked with an incorrect escrow amount. And as of this writing, my required escrow analysis/payment adjustment has not been made. I'm requesting it via certified mail but likely will not hear from them without getting an attorney involved yet again. If they get your mortgage and you can rewrite do it

Greentree is nothing but a bunch of loan sharks. They have unethical business practices. Repeated harassing phone calls are not necessary when we already informed them of our payment plan. It has gotten so bad that we had to change phone #'s. When we did that Greentree, having no way to contact us, has now threatened to foreclose. They did this just because they can't call and harass us anymore.

I have excellent credit and I'm never late on payments. Bank of America contracted with them to service my loan. I waited for the statement and someone at GreenTree told me that the first statement would be a double statement because they took over the loan so quickly. It's been 15 days and the statement has not arrived and I can't pay online because the account is not setup yet. Today I got a call from a woman raising her voice that I should have received the statement and that I must send in my money. I explained that I'm happy to and she said that I better do it and that she's marking the call in the records. I couldn't believe this. Everything about them looked like a scam at first with badly photographed documents. There's no such thing as getting in contact with a supervisor.

ABSOLUTE WORST!!! Where is all this supposed help that we keep hearing about? HALF of my household income is gone and I call for help and they tell me there is nothing they can do. I quit paying and 3 months later they start threatening to kick me out. I eventually attempt a modification program and NINE MONTHS LATER they save me $9 a month... wow, thanks allot greentree.... how do you come to the conclusion that a once almost $80,000 JOINT household income turned into a $40,000 household income is only worth $9 off... good luck reaching me for this upcoming foreclosure... I'm out!

I have had harassing calls from them from day one! I have been switched to two different "case" workers and have never been satisfied with them. They refuse to wok with me, refinance or help me out. They call over and over daily, send me e-mails daily and threaten me if I don't return their call.

My second mortgage was also sold to Greentree by Bank of America. Our credit is perfect so no hassles via mail or phone but what I find absolutely ridiculous is the $12 fee per mortgage payment when using their website to pay! Its almost as if Green Tree Servicing believes that they are providing an unique service (online payments)... News Flash: Green Tree Servicing are THIEVES for charging such an enormous fee for something as trivial as processing a payment online.

while I can't say the reps were rude they took forever to credit us correctly. We've never missed a payment and over pay every month on our 2nd mortgage - sold to them by GMAC. they keep crediting excess to interest instead of principal. it's been a nightmare each month to get it fixed and we pay by check also so we can trace everything. are refinancing to get away from them.

We had a hard time last year and for 5 years never missed a payment and when I called them if they are willing to work with us on just three weeks late bill. They threaten us to foreclose our home. I believe they are rude and not here to help the customers out. The owner of this company will burn in hell for encouraging it's employees to treat customers the way they do. I have had my double wide now for 11 years. I have been trying to come up with ways of paying it off but I've been very unlucky. I think they are very rude people and they do not help you come up with ways of owning your home. I've been looking at my statements and all I've been paying is interest. I talk to a lawyer and he pretty much said that I have been railroaded. So I'm like the rest of you. I am not in the same situation as most of you. My complaint is that they say my sister gave them my number as a POINT OF CONTACT? I know for a fact she did not but she did use me as a reference & that was all. But after 10 years it seems my sister is having a hard time like all of us, My point is that I had moved and not had a cell phone or house phone but a track phone & when I asked how they got my number they said my sister gave it to them, right there I know they were lying because my sister didn't have the number yet! They stated out all nice and sweet & then the calls started to come every day & have continued for the last 6 months some times more then 3 times a day. They are now starting to get angry with me and use a tone of voice my own mother doesn't use. I am at the point of calling a lawyer and filing Harassment charges on them because this is an invasion of my privacy & I am not responsible for my sisters debt's but they sure make it seem like I am. I feel sorry for anybody who has to deal with them for any reason. I never have and never will deal with this Company if that's what you want to call them, they are nothing but a money sucking leach with NO HEART OR SOULS & would rather throw people out on the street & not think twice or lose any sleep over any of it. At the onset we had a rough time with them. They would call daily until a hired a lawyer to deal with them. They would call once in a while and that was it. We owed FHB 39,000 and they sold it to Green Tree. They offered through our law firm a 25% settlement and we accepted. Had no problems with them up to now.

greentree purchased my loan from citi and turned it into an interest only loan in 2010 with out my knowledge or permission. i will be filing a class action against them. check your tax forms from them, if you only paid interest this year as opposed to previous years you too have been defrauded.

Bank of America handed over my second mortgage to Greentree. From the very beginning the customer service reps were rude, disrespectful,and unhelpful. When I called to get info about the new company and how to pay my first payment the rep entered into a conversation about the calls i would receive if i were late and stated there is no way to stop them. They had not sent my statement because I was a new customer and I did not even ask about late payments but she went on and on. It was then I knew I was in trouble. years later I was one month late on my payment and after many abusive calls I called to try to work it out with them. They refused and threatened me with immediate foreclosure. No option no help and the supervisor were more disrespectful and rude then the collections operators. This company has no regard for people as human beings, does not intend to work out anything, and will speak to you in a manor and tone your worst enemy could not muster. They should be sued for their ridiculous tactics. In Florida you are supposed to have 4 months before they foreclose a home but apparently they will just close your loan anyway....and leave you and your children on the street!

Greentree Sucks!!!!!! I don't think I've ever dealt with a company as bad. Greentree is trying to keep my overage in my escrow account. After my taxes and homeowners insurance were paid, they want to keep my approximate. 2700.00 dollars. I've been with different mortgage companies in the past, and the overage should be given back to the customer. Well, where's my money? I'm sure it's in the pockets.... or so bonus for some rude, worker.

We've been dealing with Greentree for a couple of years now, they are JERKS. Never missed a payment if they do not have the payment by the 5th of each month the calls begin. I just hang up on them. They will argue with you and say all kinds of nasty things to you. I just cuss them out and hang up. They call right back and I hang up the phone. Just change your number and don't give it to them. I made the mistake of a pay by phone and that is how they got my new number. I tell everyone they suck

They are trash, they just repossessed a home on my park with out paying back lot rent, they refused to work with the home owners, their movers snuck in before 6 am, damaged the lot, light pole etc. EVERYONE YOU NEED TO RECORD THEIR PHONE CALLS AND THEIR THREATS, MAKE COPIES AND SEND IT TO THE TV INVESTIGATING STATIONS AND THE ATTORNEY GENERAL. GT Servicing is HORRIBLE! They purchased our 2nd mortgage from GMAC last year. The first time we were 1 day late we received robocalls throughout the day. Seriously! I send payments to them through my checking account so we can track them and not pay FEES in order to pay them. We recently went through a Short Sale but they would not release us from the debt. We now have to hire an attorney to deal with these nuts. I'll do whatever it takes to get out from underneath these people! I can't believe we don't have any kind of a say in who purchases our loans.

I really dislike this company. We knew we were going to be short so we contacted them well before we ran out of money. We have never missed a payment and we have always been on time. We used my 401 to pay for a bit but we finally ran out of money. So we wanted to let them know that we would be a month behind unless something came through. Right at that moment someone named David starting telling my wife to sell her wedding ring to pay the money. Now, keep in mind that we didn't miss a payment yet. He then told her that we needed to sell our "valuables". Let me ask you guys something. If I don't have money to pay the mortgage would I have "valuables"? I could have sold everything in my house and not had enough. So this guy starts telling her that we should have thought about the mortgage and that we are irresponsible for living beyond our means. Ok, remember... we aren't late on the payment yet. Here's the fun. The next day I got a call from a site that wanted to hire me as a IT guy paying 90k/year. So we let this nice man know and he insists that we are full of it. I hate that place so very much. I've never had such a hard time trying to pay someone before.

I have never been late with any of my loans. We have sent our payments on or with in 3 days of the due date. We would send green tree an auto payment but because it is a second position loan they want to charge a fee. Because they receive the payment on the 3rd true the 5th we get harassing calls from aggressive individuals every month. I hate this lender. If you can avoid these guys. definitely work with a different lender.

Here is what I have been sending to our politicians and President. Maybe if enough of us pooled together we could get some attention?..... Are you aware of the scare tactics that they are using to bully consumers right out of their homes? There are many people just walking away from their homes because Greentree is not willing to work with the customers and also they are tacking on absorbent fees to the loans and beginning the foreclosure process due to the astronomical fees. I am really unclear as to how these types of practices protect the lenders investments. I would think that you would want them to keep the borrowers in their homes as much as possible in order to continue a cash flow for American business. Instead they are profiting from late fees and additional charges to the original loan in-order for themselves to make a profit. How is forcing borrowers to pay late fees before principal collecting on the initial loan? I am not seeing the benefit to anyone involved in this process. Seems to me there can be a happy medium should you intervene. Due to some life changes recently (this past year) We had gotten behind in our monthly payments. The company my husband was working for went out of business. He took a job making half of what he had been making just to keep the money coming in to pay the house payment. We were still paying monthly some form of payment but had fallen behind. Then once we were behind the late fees began to pile up. We have tried to work with GreenTree and are told there is no help for us. They do not make arrangements, there is no loan re-modification, they do not refinance. We have been told to pay the entire amount owed, including late fees or we will be evicted. We have made great efforts this month to get our payments current only to be told that it isn't enough and they will begin "The Process" on December 5th. We were first instructed that we needed $1420. Which when we got the money to send them became $1930. We have sold nearly every thing we have to sell/ borrowed what we could and sent them $2,200 dollars of the $2548.25 they said we owed. Mind you we were three months behind on our mortgage once November 1, 2010 came around. We sent this money on November 15th only to be sent a letter on November 16th that it was not enough to stop the process and we needed to send an additional $348.25. Our regular house payment is $643.72, times three months should be $1,931.16. This is what I call a valiant good faith effort. When I called today I was told we REALLY owed $836.35 and we need to get it paid today. Tell me how $348.25 becomes $836.25. I was told that they would not work with us in regards to the late fees and that the eviction process would begin if all monies were not paid immediately. I know many people that have walked away from GreenTree homes at this point for this same reason. We are feeling that is our only alternative. If you don't want to believe this one letter than you may want to Google GreenTree or review the link I attached to this e-mail. The negative Blogs that are out there are discouraging. I find it hard to believe that GreenTree can be categorized as one of the largest lenders with these types of tactics. I find it even harder to believe that you our politicians have allowed lenders like this to prey on us Americans. This is not the first time I have typed and I will tell you it will probably be my last. Our fight with GreenTree is nearing it's end. All we ask is for a little more time or a slight loan re-modification to help us out through our hardship. Yes there is a legitimate reason for this slip this year. As I stated my husband lost his job the beginning of the year and had to take a position making nearly half of what he used to. I have been unemployed towards the end of this year and we have struggled to make the ends meet. Prior to this I have been forced to work for minimum wage not being able to be hired in my trained field. The situation that we are in I believe to be short term. I have been looking for a job, the economy will turn around and we will have more income to pull out of this even if my husband does stay at the lowered income level he is at. I would think that some incoming money would be better than none coming from us to our lender. Tell me, is there any way that you can intervene? Help with something? There must be some sort of re-modification, renegotiated terms, bring the loan current and possibly lower the monthly payment $100 per month if even just temporarily to help us through our hardship? I have been in contact with many associations out there regarding re-modifications as requested by President Obama's foreclosure help program and we have been told we DO NOT QUALIFY. You know why? We own a mobile home. It is PERSONAL Property. We like to call it our home and now we are being told that we can't live in a home we have been living in and paying for for 11 years. I wonder if you our politicians will begin to focus on those of us that are working our fingers to the bone daily only to be told there is no help for us. Then why are we voting you in to help us? I can't get a job because I have student loans in default and I cant pay my student loans because I can't get a job. Why is good credit a requirement of getting a job better than minimum wage? Tell me what good my Bachelors degree has gotten me? NONE! Yet you politicians sit on Capital Hill pushing Americans to better themselves to get an education, get those student loans so that we can finance them through the federal Government. We can't get decent jobs to pay the HUGE loan repayments requested by the student loan lenders. Our helpful Government simply takes our taxes year after year to pay the student loans we can't pay. That doesn't even get applied to the student loan! It is considered a penalty for NOT paying. I think the Government just takes it to pay your six figure salaries while we are busting our behinds making $30,000 a year that can barely pay to keep our personal property to live in. Where is our help? Where is the change that millions of Americans voted in? The only change I have seen is an eviction process after 11 years of being here working hard day after day with no breaks, vacations or assistance. I pray that we will still be here by the time you decide to send help.

Greentree went beyond. I received a phone call at 7:58 A.M.. No message but I knew it was Greentree. Then several weeks later I received a phone call at 7:29 A.M.. No Debt collector may call before 8 A.M...I will be filing a suit to my state District Attorney office and I will receive $1000.00 payment. Know your rights. Our Government has rules to protect harassment. Go to your computer and research easy sights on what debt collectors and and CANNOT DO!!

We had brought a trailer from greenpoint credit at the time. Then greentree took over omg they were so nasty they took us through so much we file chapter 13 bankruptcy that's the only way out. U will have 3 to 5 years left on your mobile home. Trust me the only way out is Chapter 13 Bankruptcy..Green tree will lose out a lot of money....U will have your title in 3 to 5 years no matter wait as long as u make your payments to your trustee Greentree have to send u your title in 3 to 5 years.. We will never ever ever deal with Greentree again EVER...

I have had no problems with this company. (15+years) Never been late to my knowledge. It is difficult to get to their correspondence department. You only have snail mail or fax. There is no way to speak to anyone in the correspondence dept. or so I have been told.

Our Mortgage was originally with National City Mortgage then PNC now it's with this place. I have paid our mortgage on the same day every month since we were with NCM. Never had a problem. We do pay within the grace period. Now 1 day after the due date we get 10 calls a day all day even at 9pm at night. They have cursed at us and threatened us. WE have never been even one month late! This just doesn't seem legal to me. You are never able to speak to a supervisor or anyone with "authority". Just foul mouthed, ignoramuses with no goals in life obviously. If you have the option to get out, DO IT!!

Lady supervisor in the Baton Rouge office was so rude. She yelled at me the entire time she was on the phone with me. She yelled everything you could imagine at me as if I had just slapped her child. No excuse for being so rude. She needs to learn how to talk like a professional and keep in mind that mortgage clients ARE NOT children. Most pitiful financing company in the nation!! A typical collection agency, to which I've never had to deal with that's why I got no problem telling them where to get off at cause I got no business with them now I'm only there because National City thought I'd be in foreclosure by now and there tracks would be covered. You know Chase and American the now big banks are looking at loans b/4 they foreclose to make sure the loans were structured properly mine clearly was not I think PNC saw it. Also that it had gone so long they unloaded it to a collection agency so when it defaulted no questions asked. My guess they'll true it up b/4 they do a modification. They can't foreclose,they can't refinance. But clean it up they maybe able to unload it.

Greentree can be a hard company to work things out with. Even our insurance company said that they did not like to deal with them. You get told 2 or 3 different stories by different people. Some of the representatives will try to intimidate you by telling you that they will come out and put a chain and lock on your door if you don't make a payment. They also have taken out payments before without authorization which really messed up our checking account.

They gave me over 4 different payoff amounts, so i would send it and they send me another letter telling me that I still owe more. They were charging me for insurance that I did not want i told them to cancel several times since the new owners already purchased insurance. They are rude and mean I complained to a manager but now I know that my complaint was in vain. They do need to be investigated look at all of the complaints why is nothing being done. I don't understand Greentree needs to go down.

I have been late the past 3 months due to GreenTree not sending statements. They claim the mail was returned to them from the post office. I have never had any other issue with my mail ever and all of the other banks can get their statements to me without any issues. So since this was sent back to them they STOPPED sending any at all and love to call me and inform me that it is due (with a late fee). I think this is a scam and have ask them to send my statements repeatedly! I am refinancing and giving them the boot!

NEVER will I work with this company again. I called to check on a payoff since I was considering refinancing the ridiculous 13.95% interest I had with them for some years. They were unwilling to even talk bout renegotiating the rate. When I called for the payoff, I was told I could not have it until I made arrangements for a payment that was due July 13....today is August 3. What a joke! I asked for a supervisor...same story...then she hung up on me! Threatening? Every time they call they are threatening....I have been behind as a recently divorced single-father and they are nothing but rude.

Greentree bought our mortgage on a double wide mobile home and the harassment started right away. They raised monthly payment and interest amounts until we were unable to keep up. We are good people, and we pay our bills!!! This so called company forced us into a situation that we had no control over and in the end...we walked away from our home and good credit rating just to be rid of them. They're hateful, rude and just plain crooked. We would not touch any thing with the Greentree name on it EVER again!!!!! Stay away from Greentree, you will lose, no matter what!!!!

My 2nd mortgage has been charged off by Green Tree and I am trying to settle my mortgage. I have offered 10% of 140k that I owe. They refuse to take it or work out a settlement offer. They only want me to come up with 3k and payments. This is not a long term solution. They are very rude and do not want to help workout hardship plan. Very disappointed in them.

Our mortgage was recently bought out by Greentree. We were perfectly happy with our previous lender and never had any difficulty. This company is very hard to work with, I was told by one collector John Chandler when talking to him about what I had in the works and asking again about modification his comment was well that is your president, its not working like you thought then said he was not being recorded I was. It has taken me months to find out why they were saying I had a titled loan and did not quality for modification. It is that my mobile home has a title even though they also have my land financed. I have went through the steps to have the title retired this I understand from the attorney doing that filing for me that it is normal to do so. When I got my loan in 1999 he said that was not available. This company has very rude people that will say ugly things to you. I have the money coming but now that they changed dates from 4/5 to 3/26 for the funds I am afraid the mail is not going to get the check to me by next Friday so I can Western Union it to them. I also called making homes affordable. The lady spoke to some one @ Greentree (Mrs. Cooper) and was told they could extend a couple of payments when I got the money in. But I have not been able to talk to the same person twice.

They have rejected my loan after it being approved. Slowly raised my modified loan payment, then increased it $300 more than my original mortgage payment. They have repeatedly said that my mail is getting returned, yet I have all the invoices showing they have accepted my payments, and they had received paperwork with my signature.

I am not writing this to get help from anyone. I realized after reading these complaints that many people do not know their consumer "rights" and I wanted to inform them as best as I can. Please, if you are being harassed by this company or any other, go to: www.ftc.gov/os/statutes/fdcpajump.shtm There is plenty of information there to assist you in your rights. For starters, The Fair Debt Collection Practices Act, clause 805 in particular tells the consumer to send a "certified letter" to the company telling them to cease and desist all communications about the debt with the consumer. If they do not comply, you have a legal complaint. Another clause in this Act specifies threats of foreclosure, calling of third parties, additional fees, etc… Please know your rights, this company treats us like this because they know that no one will actually use the laws that are available to protect from this treatment. I'd like to add that it is very important to keep all documentation from Green Tree, document the time and person in every conversation (you can even record the calls), and be sure to visit as many sites as possible to leave complaints. We, and the government, may not be able to shut them down, but we can and it is our duty to, stop them from receiving any more business outside of what they have. We consumers need to inform other prospective customers of the tribulations that go with this company. This company is a classic "predatory lender" - they chose to lend to "high risk" borrowers just so they can collect more interest. If you read the complaints you'll see that many people mention extra payments being put towards "interest" rather than "principle" - others mention paying well more than the average APR. This company preys on your money. Know your rights and defend your fellow consumer. My story went like this: I am an employee of the federal government and I make very good money. I am not experiencing any hardship, yet they insist on treating me as if I am a habitual offender and a child. Green Tree Servicing calls repeatedly (at least once a day) concerning my mortgage payment, a debt that is not delinquent. When they call they are very insulting and at times resort to yelling at me and treating me like I have done something wrong. I have a legal mortgage "note" from the original mortgage lender (National City Mortgage) which states that my mortgage is due on the 1st of the month and that I will not be assessed a late fee until the 16th of the month. If this company doesn't have payment on the 1st of the month, they will not stop calling and harassing until it is received. I have explained to them that my payment comes from my bank and that my pay periods do not always fall into the schedule to have it delivered on or before the 1st. I have showed them that I have never been late (after the 16th) and never missed a payment. Instead of leaving it at that, they resort to insults and name calling insisting that I make my payments immediately and start doing it by the 1st if I want them to stop calling. This treatment is becoming very stressful and I have experienced much anxiety over these calls. I've never missed a payment or been late (past the 15th).

Mortgage was purchased by Green Tree on Oct 2009 and added 13,000 additional balance stating this was additional unpaid interest from the previous holder. Contacted previous holder and they stated this was false - providing documentation of the transaction. Green Tree states they are waiting on a response from the previous holder, yet the previous firm has no record of any inquiries into my account other than those I made. Waiting weeks for Green Tree to provide documentation of the additional charges with no success. Balance is paid off and I just want this over with. Contacted the WI and MN state Attorney Generals offices, congressman, news agencies, magazines, and numerous consumer action agencies and waiting on Green Tree. Customer service is pointless. I have received conflicting information every call and told the review would take 3-5, 7-10, and now 30 days. Do not wait to take action on this company and notify your attorney general's office and every applicable regulatory agency immediately. Do not bother with phone service and conduct all business through registered mail and keep records of every transaction.

This has been the worst company I have ever seen that does not work with their clients. When I was with Origin I had excellent customer service. I have paid over half of my loan in just 3 1/2 years on a 10 year note. I just need help so I can get back on my feet and they would not help when I requested a loan mod from them.

I really can not relay every detail of my greentree experience for stress and time purposes but I sympathize with all of you that have had the very bad fortune of having to deal with the rotweillers that this company employ and I pray pray PRAY that greentree go bankrupt or sell our loans to more competant mortgage servicers. My loan has been sold from national city to pnc to greentree. Nc filed lis pendens in may 2008 and still no hearing or final judgement or anything?! Has the world gone mad? Enough rant, more advice. If you have a Fannie Mae or Freddie mac loan, contact them and tell them that your servicers is not workin with you. They will contact the servicers and get on their case to work with the borrower within the legal limits of FM or FM boundaries. Good luck to you all.

I can bid on homes in Oregon but one lender told me I would never get the bids. They only sell in Oregon to one DEALER.... Crooked bast.....

I DITTO all the previous comments that I've read concerning the derogatory tactics of Green Tree. They are constantly threatening to lock me out of my house for being behind on my payment. They do call me at work and each time I send them a letter about the Fair Debt Collection Practices Act. Of course, they do not ever respond to those letters so I'm sure they will swear they have never received them. But, no matter...just don't be intimidated. If they take your home, they take your home. Go live somewhere better. At least you will have gotten them out of your life and they have lost the sale of ANOTHER home. If they got them ALL back they would be up a creek without a paddle and OUT OF A JOB!!

Well for me greentree was a very challenging company to deal with .. I am on disability and receive income only once a month..i finally lost my mobile home it was repo in the late 90's.. i hated the fact that this company called called advised me to make payments..they really gave me all the chances in the world to fix whatever my problem was.. i was at a different time in my life..now since losing my home i have moved more than 15 times.. i wished everyday that i had paid my bill to greentree.. now an kept my home the bills was only $180 month..my landlord never understands when i am late and two months late is out of the question..i feel yes this company is a strong willed company only part of if they don't call or actions happen we as customer would never really pay or pay on time.. now there are some people that can pay faithfully monthly ..I to was that customer with excuse after excuse..we all know as adults that things are going to happen but if I only kept the contact because i went like 7 or 8 months before they even repo the home ..so i was given chances..don't be in the boat that i am now renting something because i allowed my house to get repo..if only you know now the stress that i go through because my home would have been paid for now..i had to start over an over..moving here an there..just think you cant have a problem ever month an not pay where you lay your head an it is easier to point the finger ..i still mean things about the company an cant say that i have ever given any good credit to them.. a few years ago i received a check in the mail from a class action suit for more than $5,000 from greentree which was a shock ..i had a land home packet and insure..which that is another conversation anyway they paid me again...If someone borrowed money from you $26,000 an was to pay you back at a certain time you would want that money back an what if the person stopped answering phone for months what would you do..or had excuse after the other..i don't want another home with them but,if i had kept what i once had with them i would not have moved so much only to now live in an older mobile home in bad condition an at my age no one is going to loan money to me i had my chance an blew it..

I have had trouble with this company for approximately. 10 years. The best one yet was when it took the Postmaster General's office to find a payment they said they did not receive from me. We went around in circles and literally in circles, for 6 months to try and find the payment. And the best part is that I had a certified mail receipt where Green Tree had signed the card to receive the payment. I faxed the certified card, the copy of the money order tracing # and all documentation to them and that was not enough. When I got the Postmaster General involved, it took Green Tree only 3 days to find the payment, which was "stuck" in someone's else file. Now I document all correspondence and send the payments certified return mail. I have one payment, November 2008, that has not cleared the bank as of 01.05.2010. On the outside of the envelope I write the date when I mail the payment. When they call our home, I do not answer any 800#'s due to it being Green Tree. After about a week they quit calling. December 2008 payment had a late charge added to the amount of the monthly payment and they sent me a letter saying that the late payment was applied to the principal and that I needed to send another payment in the amount of approximately 12.00, ha! I have been so precise about dealing with this company that I can sit down and tell them step by step on where they make their errors, and when I send a payment, I staple(which i am not suppose to do) a check to the return statement and write a note on how much late charge is suppose to apply and how much I am paying on the monthly payment, and they still cant figure it out. So I just send the payment and forget them until the next month. Good Luck with this company, friends and document every transaction you make...and for those that need extra special assistance, this is for you.......contact the Postmaster General. My mortgage which was with National City Mortgage was sold to Green Tree. They are sending me notifications stating that I owe them money when I have never missed a payment. They are also trying to get me to do a loan modification with them which was started with National City, but I am afraid to do it because they are so fraudulent. They have also prohibited me from making a payment online or by phone so now I have to go through my credit union which means that they will get it on the 6th, which technically is late even though I have a 15 day grace period. Maybe, they will sell my loan if I harass THEM enough.

Here is a twist that I have not read on anyone else posting. I purchased something YEARS ago (not a home) and the company was charging my credit card every month. The company went out of business (which I only found out recently) and they quit charging my credit card. Someone else bought out my loan and never bothered to charge my credit card or to even contact me. I do not know how many times my account was sold and passed around but eventually Greentree bought the account. I got a lawyer involved, and the phone calls and nasty letters stopped. Now, almost a year later I got my quarterly credit report and the are showing a "Charge off" for a mortgage. My credit score now has a serious ding on it. I have instructed my attorney that I desire to pursue any and all charges against greentree that I can. My dollar amount that is involved is very small, but the account is very old. I never dropped the ball on this I did everything that was required of me. It seems odd to me that you can look at my credit report and every single account shows that I have met my terms of agreement, then this nasty thing suddenly pops up. Can someone explain that?

Never late on our house payment!!! Was sold to Green Tree in Nov and it has been nothing but horrible. We have continued to make our payments as we have for 3 years except we are being told that they never received them-even though I have receipts from THEM showing the amount of my payment! We have spent hours on the phone with them trying to figure out how they are applying our payments and the best we can tell escrow has decided to suddenly take more out leaving us short. This is quite amazing since our taxes have gone down a $1000 this year AND our home owners insr has also gone down by $200. We even faxed them a copy of our current taxes & homeowners policy. These guys are crooks and are hurting innocent people. I can understand how things can get hairy when you are late on your payments but WE ARE MAKING THEM!!!! Greentree assumed my mortgage at about 1 year from the date I purchased my home. They started sending me mail, which was so prolific I thought it was junk mail and never bothered to open it. Until I made a mortgage payment to the original lender and received a notice that my mortgage had been transferred. I went through the junk mail and found out that Greentee did an assessment of my escrow and that it was off. I was okay with that since my other mortgages typically do that once a year. BB&T and Bank of America usually make this process very easy to understand and I'm able to confirm discrepancies through reviewing my tax bills and insurance statements. Then again in September, just months later, Greentree conducted another assessment. This time my annual tax bill increased by $13 but Greentree says my escrow is now over $1,000 short. They paid my semi-annual tax bill in July at the correct rate but in their assessment, they actually want me to pay the $195 discount given by my jurisdiction. I asked them for further clarification but I have continued to pay my mortgage at the existing rate until I am satisfied with their figures. They tell me that the payment isn't being applied because I had to pay a late fee and because the additional amount hadn't been included. They told me to file a dispute (which I will as soon as I get an opportunity to review all of my original loan paperwork to get the estimated tax and insurance figures). In the mean time, I get a letter stating that I owe them almost 4 times my mortgage payment. So I log onto their website and see that I only actually owe them $95 (that is this late fee and difference in mortgage payment for 2 months). Then 2 days later, I happened to be at home in the middle of the afternoon and one of their representatives calls my house. Bear in mind that if I were typically at home in the afternoon, I probably wouldn't have the resources to pay a mortgage. This person wanted to know when I was going to make arrangements to pay the $95. After I blasted him for contacting me at home when they are fully aware that the only place they can reach me is at work(private number that comes directly to me), I told him I had no plans to pay it until I get a response to the email I sent to Greentree giving me an audited clear step by step since mortgage inception as to how I got $1,000 behind on the escrow. I also reminded them that I didn't enter into any agreement with them so anything I'm bound by is in the mortgage agreement that I signed off on. The best part, I've told them repeatedly, they can have that particular house because right after I purchased it, I found out that my grandson has muscular dystrophy and decided to purchase another house that was closer to the ground that could be made accessible. The bottom line is this is just an exercise in futility for me. I have no reason to go around in circles with Greentree. I personally would like for our arrangement to just come to an end. I live in peace but I would like to see them crash and burn. So if any of you decide that a class action is the way to go, you have my support. There's strength in numbers.

I have sent in my information they requested for the home modification loan twice and they kept screwing me around. I offered only $378 shy of my mortgage payment and they wouldn't take it. I offered $1000! And they wouldn't take it? Isn't that crazy! The people that work in that department shouldn't be and have no experience dealing with people who are losing there homes. One person in particular asked me if my other bills were more important than a roof over my head! Said i was rude and uncooperative. Only because I wouldn't send her the full payment! My first husband and I bought a manufactured home back in 1996. I have paid Greentree $50,000.00 at this point. Today I made a partial payment for November I sent $300 my payment is $128.00. I was told that only $430.00 would be accepted and that i should wait until my next payment is due to pay the WHOLE amount. I was told to "just keep your money". DO i have any rights????????? after paying over $50,000.00 they are making threats to come and pick up the home because it's currently vacant. Although it's on the marked to be sold.

WE REFINANCED BUT FOUND OUT LATER THE COMPANY WE HAD THE LAND WITH HAD GONE BANKRUPT AND DISCHARGED THE LOANS SO I THINK WE WERE TARGETED BECAUSE GREENTREE KNEW THIS AND SENT IN CONSECO TO GET OUR LOAN AND NOT LONG AFTER GREENTREE ENDED UP WITH OUR MORTGAGE AGAIN. Well I have had several rude & down right nasty customer service calls from them through the years. They were kind at first. Getting in the trailer and trying to do anything to get me in it. That was when they were Conseco Finance. I was young at the time I had got my home. I see my situation here a couple times. When I tried to pay extra paying all the interest and paying money toward my principal a couple months they told me I couldn't do that. Well as years went by I wanted to know what I can do to move or refinance. They told me I could do neither. I asked for copies of my original documents and someone told me to ask for my amortization schedule. I get it & see that all I pay is interest for the first ten years! So I calculate it up & realize I have already paid the amount the trailer is worth but still owe that amount($29,000). I get my state property tax a few years ago and its only worth $19,000 in my state. Now what kind mess is that. We need to pull together they need to be dealt with. cl

Terrible people to try to work with. I pay regularly but 30 days behind due to catching up on other bills. They call me 50-75 times per week, so I put in a complaint with the BBB. Then they started sending people to my house to take pictures and verify that "someone is living here." They cashed my check last week, yet still sent someone here this week to again "take pictures of the home" and Erin from Greentree told me they can come to the property whenever they want to and perform these property checks. They are purposely trying to humiliate me in front of my neighbors. Believe me, I honestly would understand being 3-4 months behind in a payment but 25-30 days and continuing to pay regularly while I am catching up on my other bills so that they are also timely? Absolutely unheard of. I believe this is not even legal for this level of delinquency. I already have complaints in with the BBB and FTC and for this reason I believe Greentree is harassing me with the incessant home visits. Ridiculous!

I am sorry I am behind with this company by almost 90 days. I have had 2 deferments in 1 year and that still didn't work. The type of work I do I just cannot keep up. i recently experienced some hardship with arm, and greentree now has my second mortgage. I made a few payments latest on and off and have had a modification pending since april. its amazing how you can hear from them when they need to update the financial information and get payment but when you want to get status on modification they don't get back to you. i was 6 days late and when i called to tell them that i would be making payment within 2 weeks they kept trying to get me to say a I'm refusing to make payment. i hope that their calls are being recorded and hope that someone with more customer service clout will listen to the way they treat people. i may not pay on time but i pay before the 30 days.

I just found this site and sit here stunned - my husband and I have had a Green Tree loan for 11 years and also owe more than the original loan. We have never missed a payment, nor have we ever had a late payment. However, we will lose a good part on our income in 2010 and will not be able to keep this 1999 double wide. Also, it is falling down around us and would probably be condemned if anyone looked into it. We will have to let them take it back if it doesn't burn down before then. Please pray for us!

These people are impossible to work with. They don't care about your situation. They just care about getting their money by any means possible. Our loan was for $63,000.00. We have paid over $54,000.00 and they say we still owe over $55,000.00 after 12 years. We have received our foreclosure letter but they did not send us a notice before initiating the foreclosure process.

Look, green tree, like all lenders, are in it to make money. Just refuse to pay. that is what I am doing. They own the 20% of our 80/20. They can't take my whole house from me, they only own 20%. I told them I don't care about the house (which they can't even take), or my credit. I'm not paying until they modify my extremely high interest rate. DON't let the THREATEN YOU with foreclosure.. THREATEN THEM with foreclosure! THEY LOSE if you foreclose. Tell them unless they mod your payment or allow you to short sale (less than what is owe and difference is written off as income) or they can lose by you foreclosing and filing bankruptcy. If you fight, and fight strong, you can win. If they get to a point where no matter what they will lose money if they don't work with you, they will work with you. Everything else is a test to see if you are for real. Seriously, if you owe more than what you can sell it for, you qualify for a short sale. If you want to sell, tell them you want to short sale it. Tell them you will write the difference off as income (meaning you pay taxes on the difference). What happens is lets say you owe 300,000. The houses in your area are selling for 270,000. You tell them you are only selling for 270,000 and they can eat the 30,000. They will do EVERYTHING to make you feel like you HAVE TO PAY the 30,000. Agree to nothing. Tell them it's either that or you go bankrupt, the house forecloses and they only end up able to sell the foreclosed home for like 150,000... so would they rather lose 30,000 (which you have probably already paid in interest) or lose 150,000 due to foreclosure.. that's if they could even resell it!. They have me at a height interest rate and I am not paying a penny until they lower it... u do have power...

I have just had the worst experience with Greentree servicing. My house burned to the ground and after I sent the insurance check to them they still took money out of my account for the payment. They also told people in the community what was going on with my account and the insurance. When I called customer service they hung up in my face. Then After months of trying to get them to talk with me, they turned my account over to collections for a massive amount of money. I hate the day I delt with green tree and I am reporting them to anyone who will listen. What they did to me was wrong. Why are they still in business? After talkinw with several people in the community I learned this is common practice, They do one thing and say another. When you try to straighten it out they lie and hang up in your face. Where do they find these people who work for them?

Greentree held the 20% part of my loan and now they still want me to pay then for it. This is the WORST company in America and they should be forced to shut their doors! My husband purchased a mobile home 7 years ago. Two years after he bought it, the mobile home burned to the ground. He paid the insurance in with his mortgage payment as a bundle. Now, 5 years later, they are calling and harassing us to pay the "gap" between what was owed and what the insurance paid. At the time of the fire, they assured him the loan was paid in full and covered under the insurance. Now they are singing a different tune and saying they do not even know the name of the insurance company, when they are the ones who partnered with the insuracne company when he made his monthly "bundle" payment. They are now saying they will accept half of what he owes, which is extremely fishy. This company is bound to be illegally running things!

I just returned from the Texas Consumer Credit Commissioner's office. They told me to fill out complaint forms against Greentree with them and the Federal Trade Commission. They told me to tweet, twit, bleep and blog every way possible to let people know what is going on. The phone number for the Texas office is 512-936-7600 or 1 800-538-1579. The Federal Trade Commission phone number is 1-877-382-4357. FTC web site is www.FTC.gov. There is a site that MSNBC has that accepts complaints. Let's all hit it and see what happens. Each state has their own credit commissioner. The paper is only 1 page. Write a cover letter to send with the complaint to explain. Make some noise people. I AM!!!! If your issue also contains problems with CIT, which mine are, their phone number is 1-800-621-1433. and they are out of bankruptcy now so they can collect our money without having to pay their creditors. Greentree is the most obnoxious company I have ever dealed with. They are extremely rude, not just one of the employees, but all that I have spoken to, and that has been many over the last 12 years, yes I have been with them for the past 12 years. Have asked for refinancing several times, but, was told , they do not do this. When trying to reason with them, all I get is yelled at, and this makes me very upset. When they leave a message on the phone, it is threatening messages, and they are yelling @ all times. I have been put up with this for 12 years, whether I am 2 days late or 60 days late. In one day I counted 20 calls from them in 12 hours time. The only reason I have stayed with them is because I can't find another finance company that will accept me and my husband. I have had many experiences in the past with Greentree being rude, threatening and downright nasty. They have threatened to take our home because we were a month late. They once told my husband that I needed to get out of the home because they were going to foreclose and I wasn't on the loan. They were mad because I talked trash back to them and wouldn't put up with their crap. They use to scare my husband but I never let them intimidate me. I would tell them to come get the house or if they wanted me out to come put me out. Finally, I told them that I knew my rights and that they couldn't harrass us or try to intimidate us otherwise I would be contacting a lawyer. At that point all the harrassing behavior stopped. We are now current with our mortgage but can't sell or get out of the home because we owe so much on it. It's like we haven't been paying on it. We bought our mobile home in 1996 for $30,000 and as of today, 12 years later, we owe 27,700. We have even sent in extra money with our payments only to be told, when we question why the principal is not going down, that due to payments being a couple of days late most of it is going towards interest. We can't sell this home or trade it in because we owe too much. At this rate we will never finish paying for this home. We don't know what to do. We have had a home finance with Greentree for 9 years. was late with two payments. Greentree cancelled my mortgage life insurance. Assurant insurance said it would reinstate if Greentree would give the ok,but Greentree will not do it. I am now on disability and can't get coverage. All I can say is my experience with Greentree has been a bad one.

The people that work at this company have called me and yelled so loud over the phone that my children have heard them and wanted to know why someone is so mad at their mommy. Also leaving messages on my voice mail and telling me that I need to clean out my home that I will be loosing my home the next day and get my children out of there because we do not have a home anymore. Calling me and telling me that one of the names on my voice mail should get a job and pay on the mortgage, when the names on the voice mail are young children. My children have heard all of this and it is not fair to scare a mother much less her children of taking away their home. The verbal language they use is terrible. GreenTree has made a lot of money off me through late fees and interest and I understand this but to call and yell at me their customer is wrong. Also when I have tried to work with them over the phone a couple of the ladies would not even take my phone call without the moneygram number where I had paid the payment this is after yelling at me and hanging up on me causing me to cry! It has recently come to my attention, my parents for the past 13 years have been paying 400 dollars a month on a 31,000 mortgage and to this day owe 25,000! This is ludicrous! Is there anyone out there fighting back? I intend too!

$10,000 upside down on our home and want to sell. We are even willing to pay up to $4,000 on the difference from the asking price but GreenTree won't take it. Their loss wouldn't even be $6,000 but no deal. They also refuse to finance any of our buyers. I guess since we have been responsible and paid our bills they want to keep us trapped! Now what do we do?

This company was very unprofessional. I paid my mortgage consistently without a late payment for 11 years and when the mortgage was behind they became predatory and agressive prompting me to use my rights and insist that communications take place by letter only.

Even though we were late by several months due to circumstances- they will NOT work with you to lower the interest rate. Pay on time and you never hear from them. Be late for any reason and they will make your life a living hell. My advice is, if you have a mortgage with these folks make sure you have a payment or two in reserve for emergencies. They accept no reason for being late....EVER! ! !

I totally agree with everyone on here Greentree is the most horrible company I have ever tried to deal with I have talked to rude people before but the take the cake I have had them tell me they could deffer my payment but they chose not to because they had helped me in the past and I didnt deserve to be helped again we have had our 1st mortgage with them about 10 yrs our 2nd mortgage was through conseco until they were bought out and they were much nicer but these Greentree people are totally horrible and they have to be trained to behave that way they all have similar tactics of insulting you and threatening you I have had them ask me well how do you pay your powere bill or buy food if you cant pay this and just why are you behind again well we have had a bad last 4 years from health issues to job losses and we do the best we can we are Christians and beleive in paying what we owe and standing by the commitments we have made but as the saying goes you cant get blood from a turnip and you cant get money from and empty account they act like you dont want to pay them and you must be out shopping our vacationing with your house payment instead of paying them I worked in customer service over 12yrs 10 yrs with Bellsouth and we would have been shot if you treated customers that way I dont know how they sleep at night I truly feel for all of you and that woman whose family was thrown out before Christmas my prayers go out to you I have 2 little boys myself and I cant imagine people so heartless it wont help you now but you could have filed ch 11 bankruptcy put your home in it found another place to rent and not have to pay Greentree one penny yes it temp ruins your credit but no worse than foreclosure and you still maybe able to do it Im not sure but I am faxing the president and I am calling my attorny general tomorrow the thing I hate the most is the Greentree office is out of B'ham Al my home state and I usually am proud of our southern heritage that is usually friendly and polite we are in the Bible belt and usually most were taught manners and respect and treat others as you treat yourself but these people act like they were spawned by satan I am ashamed they reside in our great state! I stumbled on this trying to research loan modifications but I dont know how far I will get with these people especially after reading these stories its mind boggeling to realize the amount of people they mistreat I am calling my lawyer tomorrow and good luck and God bless to everyone else !

Bought a double wide in 1996 financed through Conseco. Talk about harassment! Then I get a statement from Greentree. Missed a payment because of illness and hospitalization -- notified them of this and they said they would defer that month's payment to help us out. Next thing I know we're receiving Right to Cure notices. Got the payments caught up and then they won't accept payments except through Western Union (adding on more fees); husband got laid off and payments were sent in late; was served with foreclosure notice; caught up the payments and they said we lived in a state where they couldn't foreclose unless you were like 9 months in default. Had to take bankruptcy to avoid foreclosure. The payoff balance acquired by GT for the bankruptcy was $30,000 less than it is today. When asked why nothing is ever applied to principal as it had been previously - I was told it was because we were running almost 30 days' past due each month. Once it was current then all would be applied to both. Now I'm told I am not eligible to refinance or restructure the mortgage to lower the payment because we didn't reaffirm the house in bankruptcy. My husband and I both signed the schedule stating we wanted to reaffirm the house. Now I'm told by GT that we can just walk away from the house since we didn't reaffirm it and we're not eligible for loan restructuring because of that. I agree with all of you -- something is amiss with this company. Let's find out what's going on for real!

Worse company and employee attitude I've ever experienced. Was told by an Ops Manager that he was as high as I could go on the ladder when I asked for President's office. They have continually harassed my parents over a $49.00 charge they just now say we owe from 2002. After we sent them evidence that this amouont was not owed, they sent the file to their Collections Department who continually calls my parents about it. They deserve to be shut down and I pray they are one of the Lenders that falls into default for harassing people for no reason. For treating people so badly - they do not deserve to stay in business!

I'm a single mom I have been trying to keep my home for the past 7 years on my own. I put my house up for sale 2 years ago when a new company bought the co. I had worked for 16 years knowing they would lay us off after we got them going. Well now I do not have a job since Oct 08, Green tree did help by differing 2 months for me last year. Since then I'm having a hard time trying to keep the payments up. They are very rude they do not want to hear me out. My mortgage is at 12% I pay $1300.00 a month they get $1000.00 in interest. That means if I had only paid 10 months out of a year for the past 7 years they have gotten $70,000.00 of interest from me my loan was only for $120,000.00. It is sad they get thier money up front and when the economy brings down people that have worked 30 years plus Green Tree is not willing to help us. Before Green Tree bought my loan I had Conseco 7 years ago when I was going threw my divorce they helped me buy lowering my low to half for six months. I did have to put my house up for sale. That gave me time to find a second job to help pay the full payment. Green Tree will not help me like they did. They wont help at all. They are the rudist people I have ever delt with. I have worked in customer service for 18 years and I would have never treated a customer like they do me. One day the people there that treat us like they do will be in the same boat I'm in and then they will find out what it is like when a company is not will to help them. It is sad they would rather throw people out in the street then try to help them. A mother and her 3 kids. I cant refinance since my mobile home is not on a permeant foundation and my credit is not that great. I wish the goverment would do something to make Green Tree to help us all out. Dont let it get you down God will bring us threw this one way or another.

My 2nd mortage got transfered to them. Called to see if I could get a rate modification, mine is 11% and the lady acted like she's never heard of that and was really rude. I can make the payment, but it's a killer since todays rates are in the low 5's. Tried to refinance the entire loan but the value of my home has dropped about 20% below the payoff, my debt to income is great, credit score is above 750, but the LTV keeps me in this suck loan! Though about just using some balance transfers on credit cards to keep from sending these serpants my $$$!

they harrass,, add charges that should not be there and try to get more money that what is due they hold funds that have been sent in and then charge late fees and interest too then all of a sudden when you complain then they say it is posted but it does not show up on your statements then they will also back date wehn they post the payments to be clsoe to when they actally recieved them and this is fraud and they also like name calling when a individual is down let alone scream at you once you tell them it is being recorded then they dont want to talk to you and they also share information to third parties without permision

I believe that they could have helped me before taken my home because they knew that I tried very hard to do whatever it took to save my home. I worked all year to do what ever it took to save my mortgage and my home. I don't know if it is Greentree or some of the employees I do know that I was told by an employee that there was no way that I. my rlatives or my friends would ever own my home again. I find this really hard to believe because I have been on my pc and there are ways to deal with this. I should have went here before filing chapter 13.

greentree stole my home from me. They would say my payments were late when they were not. They would take me to court, then drop it before the court date, then add over a thousand dollars to my payment as court fees. then when I couldn't pay it they would take me to court again and repeat that whole process. They did this 4 times Until they forclosed.

I have struggled to keep my home since 2001 my husband gets laid off due to downsizing or they shut down. This last time it hit hard and there's nothing I can do. Before christmas I spoke with one of there rep. and she told me that if i could get nov. payment in by the end of dec. she would do a 3 month deferral & pull my files to have them gone over since things have changed. My mother in-law who is 83 years old borrowed the money to pay it so it would be done .Then I was put in the hospital for septic shock and had to have my husband call her as i couldn't . She had him set uip another payment instead i had to call and stop it asd the money will not be there and me out of work. she told him she couldn't do the deferral due to there budget so that means she lied to me. and she knew she was lying when she done it. I asked them some time back when my husband was first laid off and we werte told we were going on short time if they would help me or work with me and they gave me a flat out no. all because we had to file bankruptacy 4 years ago and we didn't even put the the house in on it. by the way the woman who lied to me her name is Pricilla Mc Callum

They are the worst company i have ever had to deal with. I had damage from hurricane Ike and recieved a check for damages. Greentree wants me to sign it and send to them,,they want to send their own inspecter to look at it and will release small amts of money for repair. I dont think so. I have never been late and as everyone says the principal never lowers, bought it new in 1997 pay extra each month and always on date due..never lowers, no everyone that buys mobile home is poor dirt, never again will I deal with them. I own a house and they can have this piece of crap...only I have Insurance check of 26,000.00 check to bargain with. let them threaten me you do not have to take their rudeness and they are not supposed to call others for info. When ut starts for me I will record them and file complaint I wish I knew then what I now know

Greentree would call me and say some really bad things to me. They had me in tears everyday. They tricked us into thinking they deferred our payment when they hadn't so when we did not send in a payment for the 2 months we was told not to because that is what the deferment was to take several payments off you while you get caught up during financial difficulties. Well after the 2 months of not sending payment as instructed a deputy showed up at my door one morning with foreclosure papers which my 2 small children had to witness and see me go all to pieces. The next day a man comes out, from Greentree, to inspect the property they were taking from us. He said some terrible things to me in front of my children. We got a letter from Greentree a week later saying we owed them 1 million dollars when our loan was for $59,000. We borrowed 59,00 but every year our loan increased so on the day they served foreclosure papers they said we owed $63,00. Then a week later we get that letter saying one million. My husband, 2 children and I ended up homeless in November and had no home for 3 months and this was during Christmas. Every night my children would cry saying they wanted to go home but they could not understand there was no more home. That is the worst Christmas my children and I have ever had. We celebrated Christmas at a friends house so they could at least have somewhere to open their few gifts family had given them. I can't even explain all the stress we went through with this company. They are sneaky, crooked and thieves. Beware, they will cheat you and humiliate you. We now rent a single wide trailer that is in horrible condition and had to sell most of our stuff just to survive the 3 months we had no place to live. How can people that are suppose to be humans and have hearts do this to other people. I could not work for a company like this. They stole our house from under us by tricking us. They would call me even before my payment was due. Isn't there laws to protect people from these kinds of things? We now don't have our own home because of their trickery. They even caused my husband to get in trouble at work because they kept calling him there. He was even threatened to be fired. He eventually ended up being laid off. So Greentree did not care that he had no job to pay them.

I just went ahead and filed a ch.13 and kept everything to include my car that Toyota repo. I just was not going to deal with the rudeness. I let them know that my first name is Rude middle name is tacky, and my last name is Ms. Bitch. Now, bring it on. Just like they talked rude to me, I just talked rude, tacky and bitchy to them. I really enjoyed it. What they didn't know was I was in the process of filing a ch. 13 on their butts. I did just that and kept everything. I stop making payment until my ch. 13 was completed and used that money to pay my lawyers. I knew I had to be just as nasty as they were before my ch. 13 started because I knew I could not talk to them once I got the ball rolling. I really had a field day on them as well as Toyota. I still have my contract with GreenTree. I also let them know that I relly didn't need their trash and I really didn't care if they picked it up or not. Terrible...my house had damage from Gustav...insurance company sent check to Greentree/myself....I contracted work to be done....they paid less than 1/2 down, won't pay balance to contractore...one contractor is threatening to place a lien on my house/property for non payment..They are keeping the insurance money from all of us and collecting interest....they are ripoffs.....

I am waiting to see them go belly up. Hopefully, we can stop any bailout process. I will start a one man campaign to stop any such process. My home equity loan was just transfered to Greentree from Bank of America. Good standing with no late payments. I received only notification from Greentree, not a payment statement. I spent over an hour trying to get a payment statement, with one rude person after another. How does one ever get this loan out of their clutches???

I am a witness to all of this Greentree is one of the most rudest companies to deal with. They call your house on holidays and even on sunday nights and everytime they call they have nasty attitudes. When i bought my home from them 7 years ago it was only 50,000 but 7 years later they sent a letter saying I still owed 56,000. Something needs to be done about this company. This company uses our company's telephone number on their automated messages to their customers and when they attempt to return the call it comes to us, On Assignment. I fear this may be a tactic to keep them from actually responding so they can say they are not following through on their attempts to contact. I do not have a loan through this company (thank god!), but my in-laws do. My wife's dad works for the US Gov't and is in S. Korea. Instead of trying to contact him, they call my wife (she's given them all of his contact info), who has had medical problems in the past and was hateful with her. I even listed to a voice mail that a guy named Nathan left her. It made me mad. I called him and I jumped right down his throat, basically told him I would hunt him down and pound on him. It worked. They were told by my in-laws that she is NOT to be contacted. This was a year ago. They are now calling my wife again, who is now pregnant. They left another hateful message. They are harassing my wife, whose name is not even on the loan. I will talk to a lawyer this week about this, they have p***ed me off for the last time by harassing her.

My original mortgage company sold my mortgage off to Greentree. Neither the old company nor Greentree bother to send me any kind of notice about the sell of my account. I had to find out when I tried to make my payment and the old company would not accept it. All they would do was give me a phone number to call, no account number, contact person or anything. It took me until a day or two to get in touch with someone at Greentree who could help me and by that time my payment was late. I had to explain everything to the rep and never got anything in the way of an apology for their negligence, just an attitude that I was negligent for not making the payment on time. I had been letting my brother and his family live in the house and I was living elsewhere, and they were responsible for making the payments. My brother's wife "forgot" to make the payment for one or two months in a row and then left him, leaving my brother and I to try to catch up the payments as best we could. I have been making at least one payment every month and have made two payments a month on three different occasions. The last payment I made, something went wrong at the bank and my payment was marked NSF. I got a phone call, at work, from a case manager to let me know, aka. demand an immediate payment that day, before I was even sent notice from the bank. This put the account 49 days past due. I tried to tell her that I should have the money to make up the missed payment and the currently due payment by the end of the week, but this was not good enough. I was given an additional two days to come up with the money. She said that if I didnt have the money by the end of the business day on the upcoming Wed., She called me on a Monday, the she was sending someone out to the house on Thursday to inspect the house and lock out the doors. She hasn't even sent me a notice of default yet!!! I have tried but there is no way I can get the money in two days. None of my family have it to spare and I dont make enough to qualify for a quick loan. I was already living hand to mouth and paycheck to paycheck when all of this started. In the past 6 months since Greentree has taken over my account, I have been told that I was a deadbeat, yelled at that I couldn't just live someplace for free, and threatened that they would have someone come into my house and remove me and my things forcibly if necessary. The have no compassion, no regard for human decency, and just generally don't seem to care about anyone. I know that they have a business to run and that I owe them the money, but that doesn't give them permission to be ugly and rude.

Greentree sends me a statment and its reads this is not a bill total due 0. they talk to very nasty. instead of calling you and have your number they call all over the sate putting your business in the street. When you file and insurance claim they would not pay, i did not receive all the money to fix my home so why am i paying insurance and can't get it to fix the home. they kept the money. they are just down right wrong they add fees to your loan that you know nothing about.

Hello, I'm here to tell you about my nightmare. It began earlier this year, when I began having financial problems. I was finding it harder and harder to make my payments on time. Suzie ( from GreenTree ) called at least 50 times a day, she wouldn't listen, she would only yell. I became ill and I had to spend a week in the hospital. I was out of the hospital for only 1 day, when two men came to my door saying they were here to repo my home. I had no knowledge of this. I gave them my number, but they never contacted me again...until today....In the meantime, I dealt with Mr. Steve Moreno. I worked out a payment plan to keep my home. All was well....until today....These two men came back to my home and advised me that they had bought it and they were now title holders of the mobile home. I laughed at them and said good, because the new owner wants it off the property!! I sold my land and I'm moving out. I'll never deal with Green Tree again. I can't wait for this company to go under like all the major banks. I hope no one bails them out. I wish someone would start a law suit against them. I'd love to join in.

I have heard horrible things about Greentree on the Dave Ramsey show. Then the loan on a home we own, but do not live in, which was financed with a great company, was bought out by Greentree. They did not even notify us until after the payment was due. I usually pay two weeks before the payment is due. The check did not clear, so I contacted them. They told me to stop payment on the check and send another one. I did this, then they tried to charge me a late fee. I fought it and they removed it. I will not tolerate harrassment from these folks. They are rude, don't care about your health, job, or situation. They belittle you and threaten you to the point you end up at the hospital or doctors with chest pain which only adds to your bills. I have tried not responding because it only becomes a yelling match with them doing all the talking and I tried to block the calls to my home phone and they just use another number with a whole different area code. We purchased our mobile home in 1997 and at that time it was with Green Tree. My husband was in the military and had retired so we fell behind on payments which were never more then a few days late. We had our land and home on separate loans and were contacted by Conseco. We met with a Benjamin Henry who told us he could refinance our home and combine our land and home to bring down the payment. We did this and at the time I had told him I was so happy to get away from Green Tree and he smiled and said yes we hear a lot of complaints about them. This is when the real nightmare started. We did not realize that Conseco and Green Tree were in the same bed together. We started getting harassed and finally went bankrupt and even the lawyer told us at that time he had many complaints about this company. We were eventually put back with Green Tree when Conseco went bankrupt. We were able to pay off our chapter 13 early and felt god about it. Once Green Tree found out they started calling us about our home owners insurance and wanted us to prove we had it. We had this information faxed at least 4 times and finally I called them after seeing many complaint on different web sites about this happening to others. I told the lady then that yes I knew most of their customers felt helpless and under stress but I was not one of them and I would call a lawyer and that ended it for me. My best advice for anyone dealing with this company is to try and send all payments through certified mail. I used to get the late fees added and had to pay them but for almost 2 years since I started sending payments certified I have had no late payments. Funny how I had sent payments for all the years on the same day (except a couple months when I admit I fell behind). I have just checked my credit report and see two reports where Green Tree shows I have automobile loans??? I have never took a loan out for an auto with them and another thing is Comseco no longer shows up on my credit report. Has anyone else had this problem?. I plan on contacting someone about this but who? I do not want to talk to Green Tree because they are leaving me alone for now and things are fine for 2 years now with my house payments and I do not want them to find a reason to harass me anymore. Any advice would be appreciated. I have tried getting things they had put on my credit report in the past removed but was unsuccessful. Thanks and I wish all of you well in the future with your dealings with them in the future. I just hope something can be done to stop their fear tactics soon.

I bought a Fleetwood using Greentree as my morgage company three years later I was ordered to Ca. at that time another family signed a 3rd party agreement to move the home to their land, live in and make payments for the home. Four years go by never a late payment Feb 08 the family living in the home does not make the payment around the middle of March the home is picked up. I nor my wife was never informed. Feb 28 I was in Iraq I was injured and sent home, just in time for all of this. Greentree said they sent notice to the home, that location was never my or my wifes address. We put a change of address in to the Post Office when we moved. I just sent myself a letter to my old address in Ga. do you belive it came to my home in Ca. So why was I not contacted by Greentree to take care of the situation. Now I contacted Greentree to get more information on the home because when I first talked to them they said they had no idea where the house was and would let me know what was going on jump forward 2 months talked to Greentree only to find out they sold the home and they say I owe $14,000 but would settle for around $6,000. When were they going to let me know my home was picked up?

These people have harrassed us to no end. They have called my mother a hillbilly. Someone named "John" told me that they were federal and could do anything they wanted. The lastest is a guy named "Adam Hill" who called my neighbors and told them we were six months behind on our mortgage. Our neighbors are not a contact on our loan. They have no right to give out any personal information about us. They have no right to look in the white pages and see who our neighbors are and contact them. I am going to take legal action against them. We all need to band together with each of our complaints to STOP them dead in their tracks. We need to find someone who is willing to take on this job.

I think Greentree (Conseco) -- ALL THE SAME IN MY BOOK ---is the sorriest company that has ever been issued a dang business license. These people are rude. They are liars. You cannot talk to anyone that you need to. They do not want to help you. I am a single mother of 3 kids. I have one in college now and one still in high school. I co-signed with my (so-called) father (bad to say but true) to get this double wide and he walked out a month later so I have had to pay for it. I took it, and started trying to pay for it. I went through 4 surgeries back to back in 2 months time. I was not able to work. We went through two hurricanes which was disaster to the area twice and they did not want to help. I have tried to get his name removed. I was promised I could refinance and then told I could not because my credit was no good. I had worse credit when they let me sign that I do now. In 2006, I had a family member that had congestive heart failure at 31. We were trying to help him, still out of all the sicknesses and hard times no help from Green Tree. I know it is my obligation to pay for this but the least they could do is refinance or get his name off. If I am one day late, they are calling and have no gumption about releasing my information to anyone. I had the heart patient in the house with me and he already thought he was a burden because I have it so rough and they called and give him all my information. I hate this company. I recommend NEVER using them. They are sorry!!!!!

I have a mobile home with greentree and yes they are a terrible company to have a mortgage with. I have had them call me before and try to make threats and I would threaten them also. They would tell me that they will take the home I would tell them to come and get it, that they would be doing me a favor. My sister received a harrasing phone call from them because her daughter was late with her payment. Later that night she got a phone call saying the trailer would be moved that night. To find out the next day that her daughter was only a month behind in her payment and the trailor was never moved. I have too question Greentree myself, why on earth would they give a loan to a 22 year old who doesn't have a job or built up credit for that matter. greentree ripoff company. my husband and i financed a mobile home 9 years ago through greentree. after three months, my husband accepted a job in iowa. we hired a lawyer and had the home transferred to a friend. we were told by the lawyer and lot we got our home from that once signed and notorized, all transfer was legal and done. now, 7 years later, the friend we transferred the home to has died, and greentree auctioned off the home, without our knowledge, and placed a $21,000.00 debt on our credit. we are told that now the debt is ours, and to settle we must go to texas to hire a lawyer in texas, but since they would keep us in court for years we had better just pay. they will never see a penny...

I agree with all of the comments above. My husband purchased a single wide mobile home ten years ago using Green Tree AKA LOAN SHARKS to fiance the home. Fortunately, he only financed it for ten years. The original contract should have matured about 5 months ago. However, we were told that the last payment would be 3 months later than we originally anticipated. According to Gree Tree, we extended the payments 3 or 4 months. However, I only recall one extension and I have the paperwork from that extension. The other extensions apparently appeared out of no where. In short, we paid 4 additional months worth of payments and then receive one whopper of a final bill. I inquired about the $1,550.00 charges on the last statement. I was told it was for legal fees. I am not arguing that my husband always paid on time in his bachelor years. I expected some legal charges. The reason I have a problem with the charges is because approximately four years ago our charges were added to our statement. We were paying an additional 100 to 150 dollars a month. I inquired as to where the charges were stemming from. I was told that they were breaking up the legal charges over a period of months in order to keep us from having a large payment due at the end. Well guess what . . . we still ended up having a large payment at the end. Please wait. . . it gets better. Again, according to the loan sharks the large sum due was from what you ask? Yes, legal fees. Against my husband's wishes I paid the large sum supposedly due to the loan sharks. I just wanted to be done with them. I was told that we would recieve the title within 30 days (I thought about calling them numerous times a day rudley asking where the title was, just for a little payback.) Anyways, I felt as though 1,000 pounds had been lifted off of me. All I could think about was not having to deal with them anymore. Not so quick . . . 2 weeks passed by. I am content thinking any day now we would recieve the title to the mobile home. WRONG! Instead of a title, I receive a phone call stating we owe an additional $800. Now, I am a sensible woman. I work for my money just like the next person. I would classify myself as a calm, respectful individual. However, upon hearing this I flew hot. I snapped and let them have a piece of my mind. I told them I wanted all documents supporting any additional charges that had been added to the account. In addition, I wanted back up itemizing the last excessively high charges. In essence, according to them our last payment should have been somewhere around $2,200.00. I had customer service fax the payoff so I would have it on paper. I sent the payoff AGAIN but this time I made sure they stated on the paper it was the payoff. I copied everything, had everything notarized, and certified. If it could be done I had it done. The following day we receive a default notice. A couple of days later I call and they state that the home loan has been paid in full. Actually the recording congratulated us (how nice). Last week, we get a letter stating that they are happy to comply with our request for backup (keep in mind this was over 1 month now). The letter says the charges I questioned were removed. So where is my refund? I was told it would come with the title within 30 days. It still gets better. . . we received a call last night that we are past due and need to make a payment to keep from foreclosure. I am at the absolute end of my rope with these people. We are in the process of building a home. The mobile home was a temporary fix. It will soon be rental property, if they do not forclose (ha). I have tried to be patient but have gotten nowhere. I have an appointment with my attorney next week to discuss any legal action that we may be entitled to. It may not do any good, but at this point I am willing to try anything. It just disgusts me to know that they are getting away with there illegal practices. To hear their employees act as though they don't know what all the consumers are talking about. I hope each and every person that is employed by Green Tree reaps the torment 1000 times worse than what they have inflicted upon others. I am not saying one should not pay their bills. I am saying that everyone deserves respect. I am saying that no one deserves to be ripped off which is exactly what this company is doing. Their employees talk to consumers as though they are nothing more than poor, dumb trailer trash. I encourage any unfortunate soul that still has to do business with the loan sharks to invest in a phone recorder. Tape ALL conversations with Green Tree. If they become the least bit rude, harrassing, or anything that seems out of line, make sure you record it. Document everytime you talk with them. If you make an agreement, make them fax it to you so that you have it in writing. Keep excellent records. Protect yourself from these predators. I know I have been very long winded, but I had to vent my frustrations to someone that understands what I have been going through. Any current, former, employee that would like to dispute my allegations, go ahead. If it makes you feel better to take up for a company that doesn't care about you, a company that would just as soon throw your butt out the door as look at you, fine. You know as well as I do what type of business practices are going on in that place. It is all about a bonus. Who can keep up the collections and earn that big bonus. Whatever it takes to get that money be it legal or illegal. Apparently, Green Tree is untouchable. I find it hard to believe that 1,000s of consumers that all have the same story are lying. Especially when I know former employees that will back up everything I am saying. And no, they are not disgruntled employees that were fired. They are intelligent human beings that quit because of the heartless cruelty being exhibited in this loan shark company.

They posted a fraudulent report to all 3 credit bureaus state we had included them in a bankruptcy. We never had a loan with them. OR was it because Greenpoint Credit posted a foreclosure on us with all 3 agencies--a lie because we had given up the home in bankruptcy. Both these were on our reports same time--just a little bit different info.Year later I find I can sue them for this--and I will.

These poeple are rude, have no sympathy for anyones financial situation. I told one of their customer service representatives. Do you know most americans are one paycheck away from being broke and homeless, do they pay you enough to keep you out of a predicament like that? I think not! I finally said SCREW YOU and let them repo my 10 year old home.They sent letters to my ex-husband, my employer,my sister and even called my next door neighbor. I am await disability income and living with my sister.I still have to get some things out of the house,but my son said get what you want and let them clean the mess.The electric off and so the sump pump won't work. By the time they find a buyer in Ohio where repos are out of sight, the basement will be distroyed and the house full of mold! Oh well, too bad and to sad for them. I plan to file bankruptcy as soon as I can get an appointment with Legal Aid.

Don't EVER finance a mobile home through this co. You will never see any equity and you will be STUCK for 30 years. I would NEVER buy another mobile home anyway...bad investment or NO investment. Green Tree. will talk to anyone to locate you, neighbors, relatives, your job, anyone they can link to you. Don't deal with them. You're better off renting..you don't have the repairs, high insurance, and as I said you are not getting anywhere anyway. It will end badly, u less you intend to live in a trailer for 30 years. Rudest people I have ever dealt with. I don't even owe them money. They foreclosed on a mobile home that I was renting a lot to. I was trying to get information about what they were going to do. They treated me like I was a piece of dirt. Well that didn't sit well with me. I am now in the process of having their mobile home removed from my place. Let them find out where it goes to I forgot. I also am going to take out a lien for 20,000. Let them deal with all the headaches of getting that off. Let's get one back for the honest hardworking everyday person. Yehaw

Its so sad that these people are in the business dealing with the public. There is a right way and a wrong way to handle situations. I was in Cust Svc for 10 yrs and I had so pretty unsettling situations but I would never call anyone a deadbeat or that they were trying hard enough. I was told to sell my car and make my grown children move in with me to help me make my payments. I was made to feel belittled, like the scum of the earth. I know that I do not have a great payment history but I always catch up. These are the rudest and to see that people who have great credit with them get treated the same way is outrageous. I was toled by a supervisor that I have never done my best to make my payment that I was using the death of my grandchild as a convenient excuse. And that being a single parent was not an acceptable reason to fall behind that life happened to everyone. I told them to come and get this home if they wanted it that badly.

I have not had any problems with Green Tree. I am in the industry as well and from what I can tell they are practicing well within regular industry standards. I simply think that it's stressful to be in repo or bankruptcy and perhaps you are taking it out on your mortgage servicer for doing their job. I would suggest taking a look at what brought you to the point where your home is being taken from you and work through that rather than bash Green Tree.

I know what everyone is going through, I have an 87 year old grandmother who went through Greentree to acquire a mobile home, after 9 years of on-time payments, her VA Benefits were cut, so she could not make the payment for a month. She told Greentree she would not be able to make the payments, Greentree proceeded to (without her knowledge), empty her bank account.

I moved from MS (a rural area) to Lithia Springs near Atlanta for a new job in 1995. I looked at apts. but decided on a 1995 Fleet wood Double wide in a family park so my boys would have a more home-like environment. It was also near Sweetwater Creek Park. Marietta Homes talked me into a 30 yr. ARM, assuring me that I’d be able to sell the home if I moved. So, I naively signed a 30 year mortgage, not realizing that 12 years down the road, my payments would have mainly gone for interest, not against the principal. My note is $214.92 a month. $173.90 of that goes to interest, only $43.32 goes toward the principal. I had excellent credit, still do. I have tried to do the right thing - I have listed this home with two realtor's, called every manufactured home broker who will talk to me, ran ads on the internet and in Atlanta area newspapers, written literally hundreds of emails to every human service organization that I could find, written FEMA, written church charities, had my ex-neighbor post "FOR SALE" signs all over Lithia Springs, enlisted the help of the current neighbors and had the park's manager help me. Nothing has come from these efforts. I now live in another state. I am desperate to get rid of this home. Is there any advice you can give me or a contact to Green Tree? I called and got someone who has no authority whatsoever, only a customer service person. I wrote a personal letter to the CEO, and got a curt reply, rude, actually, from customer service. No one higher up will communicate with me.

They have taken my money and even wanted more money and now they have the nerve to send me a letter informing me that I need to move. Yes move after they have received all of money and they will not refund my money to me. I will never deal with this company again even after my bankruptcy is completed. I just don't understand how I can live somewhere for almost 7 years and not be late on payments and then be advised after I inquired to make sure I was getting the correct that I could remain in the home as long as payments are made. Sure they will ACCEPT my payments but then they want to put you out on the streets. To say the least I am highly disappointed. I work for a very large company that services millions and I am passing the word around aggressively for those I know to NOT deal with Greentree. Please if you need to purchase a home or looking for financing DO NOT deal with Greentree. You will regret it. I normally don't file complaints but I must in this case because there service and how they handled my situation was not called for. PROCEED TO DEAL WITH GREENTREE WITH CAUTION!!!!

I have tried several times to see if I could get them to help me with restructuring my loan, they do nothing but pass the buck from one agent to another. They told me they would be changing the company name from Greentree to Conseco, then after they did that they went back to Greentree and some how added another loan onto my credit score from Conseco! I have but one mortgage from them but on my credit score it appears as though I have two from separate companies? Stay very far away from this company!

They have discussed my situation, social security #,they called my daughter vulgar names,called a person of same name different address and discussed my situation with them,continue to call his cell phone even after he requested several time for them to stop, harassed several neighbors and family members even after they were asked to stop, threatened to have the locks changed on the house,told us that we would be under constant watch, continued to call place of employment after being told to stop by the employer, called as early as 06:30am and as late as 11:30pm.
