My mortgage was sold to this company when the originating bank was bought out. I have tried many times to work with them (well actually, they had me work with TIB). I was behind on my mortgage and I made a full month's payment on TIB's website. 3 weeks later the payment was returned to me. I contacted the BBB of Dallas regarding the return of the payment which prompted a call from TIB Corporate Headquarters. The representative asked for some additional documentation for the loan modification, which I provided via email that same day. I also asked this representative, what options would I have if the loan modification wasn't approved. He stated that as he was with Corporate they had more options available to him to help prevent foreclosure. However, they are still "reviewing" my loan modification request and I have received a foreclosure notice. TIB Corporate office is not returning my calls nor my e-mails.

when i first got behind on my payments which was only one or two payments they told me to apply for a loan modification and by the time i got my denial from them my payments added up which put me further behind. i explained my situation had changed and they didn't care they went on to the foreclosure proceedings , i had also did 2 special forbearance and was still denied the modification. so i am really confused about what is going on.

I am self employed and have not been able to pay myself every month as I have allot of time and money invested in my company. I also have allot invested in my home. I am a hard working american man trying to do the best I can to provide for my family. I fell behind on my mortgage and now it's been over 2 years fighting with this company. No help from them and dragging me along worried sick that they are going to take everything I've worked so hard for my whole life. This is my retirement plan. My home. Goes to show hard work doesn't pay off in the end when you have scum like this company. Not helping you when you need it the most. Good job DC bail out some more corrupt corporate idiots while the rest starve.

I am submitting this review and complaint of Dovenmuehle Mortgage regarding the treatment I received while dealing with their customer service department and their lack of up to date options for making mortgage payments in a timely manner. After refinancing of my mortgage this last fall of 2011, I was notified that Dovenmuehle would service it. My previous mortgage had been held with an institution that provided on-line services for making the monthly mortgage payments. Apparently, Dovenmuehle does not offer this service. I received a booklet from Dovenmuehle with monthly coupons, which were to be included with my check for payment and sent through the mail. I have always paid my mortgage on time and have never received a late charge. I take my financial responsibilities very seriously and have always maintained a high credit rating between 700-830. I used the last payment stub in November of 2011 and did not receive a new booklet for making my December payment. My mortgage is due before the 16th of every month. Concerned that I had not received the payment coupons by Dec. 13th I called Dovenmuehle customer service to find out how I should proceed to make my payment. The representative told me I to ahead and mail the payment without the coupon since I still had time before it would be considered a late payment. She made no mention that the postal date would not be considered as a valid attempt to pay nor did she give any other options for making this payment, i.e.: over the phone (to which Dovenmuehle attaches a fee of $9.00). Therefore, I mailed it that day so I would be sure to have the postal mark provide evidence that I had mailed it before the 16th of the month. A week later I received an undated letter from Dovenmuehle stating that I had been delinquent on my December payment, a late fee was charged and the letter instructed me to contact them right away. I called immediately to find out if indeed they had received my check and to find out why it had been considered late. I spoke with Roseanna, a representative of Dovenmuehle. Trying to explain the situation, she abruptly cut me off, said the late fee was applicable, that the payment was not processed until Dec. 20th and there were other options I failed to use in making the payment on time. I was stunned by her extreme rudeness along with her accusations that I made no attempt to avoid the late charge. I explained that in my prior conversation the Dovenmuehle representative had suggested mailing my payment and had never advised me of alternate ways to make payment before the deadline due date. Roseanna, continuing with her rude tone advised me that she could waive the late fee THIS one time only, that if I were to ever be late AGAIN this courtesy would not apply, those were the TERMS of the loan. I made the last two months of payments without the coupons because Dovenmuehle was two months behind in getting me the payment booklet. This is the company I have entrusted with my largest investment, through no choice of my own. It is obvious to me that Dovenmuehle has glaring back office inefficiencies, poorly trained personnel, supports the practice of "payment delay" by not providing their customers with timely payment coupons, charge a fee for over the phone payments and fail to provide on-line payment services. All this actually punishes the customer for trying to make "in good faith" mortgage payments. I will be submitting this letter to all the appropriate Federal and State Agencies, The Better Business Bureau, Bureau of Consumer Affairs and as many on-line complaint sites as possible.

My fathers loan was with Countrywide than MGC Mortgage took over or is it Dovenmuehle..OH MY GOD first they said my father owed 18 months when he was never late..we proved that they took payments and they said sorry we put the payments in another account then when they could not foreclose now there adding Hazard Insurance that has been paid plus adding so called inspections to the property..so escrow is 1800 for no reason at all and are no longer accepting the payments and are again trying to foreclose on my father. A man of 72 years of age who has worked so hard..all he owes is 11,000..to pay off..and we will need to get a lawyer to fight them..This is crazy!!!!Can anyone help?

This company is the worst. I am trying to get a loan modification with them. But this company is terrible I feel like they will never help all they do iS to keep me on hold for over 30 minutes to tell that my case is still in review. Their workers are the worse they do not know how to treat the customers I wish this company runs out of business ASAP.

Thrivent sold our mortgage to Dovenmuel when we missed 2 payment and requested a loan modification. Now we are in foreclosure. It's been 1 1/2 yrs dealing with this mess. We are in our 60's and never missed apayment in 25 years until last year. What can we do to get the governments attention on this? who are good lawyers? mn

After reading all the above comments, I now see that we are not alone in the way we have been treated and what they have done to our credit rating. Mutual of Omaha was our loan company and servicing was taken over by Dovenmuehle. Mutual of Omaha should be ashamed of their company for having this company represent them.

Tried to refinance but after 8 month wait I was turned down with no explanation. I have excellent credit rating and have never been late. It was not my choice to go with this company and NOT recommend them. I agree with all of the previous posts.

After reading several of the reviews about this company, I am NOT surprised. When we asked for a modification on our loan, we found out they added $25,000.00 to our loan, lowered our monthly payment by $40.00, and they still have tried to foreclose on our home. This company doesn't care about people that need there understanding. The Obama (HAMP) program is not followed by these people at all. We are barely making because of them. They will not work with you, and WILL NOT take partial payments. It is ALL or NOTHING. Then.... when you are in foreclosure, they work with a company that takes up to a week to get you the amount you owe to bring your loan current. WE NEED HELP!!! Someone out there must see this mortgage company is doing things against the law to their mortgage borrowers. So sad. Everyone works so hard for their homes, for this company to take take them away with a snap of the fingers. so SAD!!!

People are rude and when you try to make a payment and catch up they refuse payment! They purposely try to delay you long enough to foreclose on you so they can sell your home again!

This is the absolute worst company I have ever dealt with in my life. I can't believe that the board members and president of the company would want their names associated with this company. Their customer service is the worst and NO ONE in the company knows what they are doing. They have stolen our dream home right out from underneath us and they don’t even care. My mortgage was sold to Dovenmuehle when my regional state bank was taken over by another institution. My spouse has chronic medical conditions & has been unable to work. I try to pay the mortgage on time but when I have difficulty I had always been able to work with my previous lender. Not these guys. When I call they refer me to their collection department of TIB. Very frustrating as I'm trying to work with then and they send me to another company, Last week, I received a call from TIB regarding my late payment and I told them I would be able to give them a partial payment. I was told they did not accept partial payments by a very rude individual. Seems they would be glad to get any payments at all in this economy.

After living with this nightmare for almost 2 years and trying to get a loan mod for over a year, piles of paperwork, a lost payment from 2009, sleepless nights, my "Loan Mod" and guess what all they did was lower the interest 3/4 of a percent kept me on a 3 year arm, added $10,000 to my loan, and in 3 years my loan adjusts up to 14.4% interest. I am done filing bankruptcy on this place and getting out. I have paid them thousands of dollars in extra money for a escrow shortage, cannot get a print of my escrow from them, there is no one to help AS THEY ARE PRIVATELY OWNED!

This company is putting my brother and his wife through the ringer..Their mortgage was sold (given?) to this company and they have nothing but problems with them. They have all their cancelled checks, yet, this company is stating that they are missing payment. Is there no help out there for senior citizens?

Waited over a year for HAMP decision. Sent them over 5 inches of duplicate paperwork which was lost each time. Finally after a year they turned me down with no explanation. Been waiting 4 months for a "workout" on a missed payment. Worst company ever dealt with.

Every one is right. This is the most rude,uncaring,unprofessional company that exist in business today. How is it possible that nothing has been done to shut them down? Our mortgage servicer switched to Dovenmuehle in the spring of this year. We were served foreclosure papers recently stating we haven't paid our mortgage since February. 2010! Well, that is the first we had heard anything about non-payment! Jeez...They cashed our checks each month and that amount was taken out of our checking account so how would we know about there screw up??? We have the checks and bank statements to prove that. Now we are going to take this matter to court. It's been VERY upsetting having to deal with this mistake! It's also on "public & court records" that we are in default. We have had letters from attorneys and investors about our "assumed" situation... This is not a little mistake, it is a slam to our credit, emotional wel being and character. There is no excuse on Dovenmuehle's part for being so negligent!

We have been paying our mortgage only to find out our payments were not going to our account! We were served a summons this month from an attorney representing LNV corporation stating that we owe 9 thousand dollars and haven't paid since February. 2010. Who the hell is LNV!? never knew they were involved. We thought we had MGC mortgage. LNV has filed a complaint to foreclose the mortgage. You would think that a company would at least be in contact with the borrower! No letters or phone calls!!! The last time we spoke to someone was about a year ago about a loan mod. I have been unemployed for over a year and have this to deal with as well. So now we have filed an appearance in the courts and sent a copy to LNV's attorneys, who then will set up a court date. We were at an incredibly good attorneys office yesterday and have learned allot! You would not believe the things the lender will or won't do just so that you don't qualify for loans etc. They actually try and get you out of your home! That probably explains while this Summer i was at my neighbors house and saw someone drive up and take a picture of our property! They had already started their procedures and assumed we were well behind in our payments. It seem that the problem starts back in march when one of the only letters we have received was that Dovenmuehle was the new servicer of the loan. I recently went to our bank and got copies printed out of the front and back of the checks proving they were deposited. I will have to be patient and let this play out in court. I wish it could be solve right now. It has elevated my blood pressure and has been on my mind almost every waking hour! I feel for each and everyone of you that is going through the BULL that Dovenmuehle has caused them. It is hard to believe that there are companies that treat customers as such!!! Lets hope somehow this company gets put out of business!!!

Dovenmuehle has screwed me in the same ways... Saying I missed payments when I didn't, making me pay them anyway to keep my home out of foreclosure, and then slamming me with an outrageous "escrow shortage" of $1200. I think it's called Predatory lending, where they want to take your house if it's got allot of appreciation. I found these lawyers who filed a suit against Dovenmuehle. It sounds like they will represent me on a contingency basis which means I don't have to fork out any cash to them unless they win my case, which is good because after paying Dovenmuehle all this extra money, I have no money...

Dovenmuehle Mortgage is simply the worst mortgage company, PERIOD. We got a loan modification and we made the payments faithfully. We noticed that a payment didn't get processed and tried to call. No one answered the phone until about the 10th time (went to general VM). As a result, the error wasn't corrected and they proceeded to foreclose and had their henchmen (attorneys) to buffalo me by putting it up for auction! I suggest that everyone stop paying Dovenmuehle Mortgage and let them feel the wrath!

My mortgage was sold to Dovenmuehle, from the first day the escrow payment was incorrect. They refused to correct it saying they will not modify any escrow. They started charging additional hazard insurance through escrow even though my insurance was prepaid 14 months in advance !!

My mortgage company was sold to Dovenmuehle years ago and I have never been so dissatisfied with a company like I have been with them. I received a payment book on August. 13 telling me my mortgage would go up almost $100 beginning Sept. 1st. WTW? I called to ask them about this and the lady didn't want to discuss it with me and told me an analysis was mailed out on July 31 that I never received. I spoke with someone about a repayment plan and thought I had it squared away and to my surprise 8 months later I was notified that I was 4 months behind on my payment. Mind you I was making payment every month and had my documentation to prove it but since they were threatening me with foreclosure I didn't think time was on my side so I had to make the 4 months of payment within 2 days. I'm so frustrated with this company and I don't know what to do. Rude, unprofessional, appears to encourage customers to foreclose on their homes. Any suggestions about what I should do. I do admit my credit score isn't the best but I have tried to work with this company for years and it has been a brick wall.

My mortgage was sold to Dovenmuehle Mortgage by Golden First Mortgage and I have never dealt with so many rude, unprofessional, and low down individuals. I was going through a loan modification with them and I believe that they wanted no more than me to foreclose on my home. You call and the phone would place you on hold for as long as an hour or more. Sometimes it would ring several times only for it to pick up and then you get a dial tone. Everyone transfers you to anyone but who you need to speak with. Finally after I had been going through this modification with loss mitigation for 15 months, my modification was approved and my loan was sold on the same day. After the loan being sold I was thinking that the new mortgage payment was still in effect, come to find out they did not even transfer it. When I called to speak with them about the modification approval, I was told that no one could speak with me because Dovenmuehle no longer had my account. Luckily I had ALL of my paper work and the new mortgager mirrored the approved loan. Dovenmuehle plays games with you!!! Stay on top of them weekly they are HORRIBLE and should not be in business.

Made a check payment to Dovenmuehle. We got a letter that we did not make our monthly payment. Called them by phone & told them of the problem, was told problem could not be resolved over the phone. They posted it the wrong account. THey posted wrong account # on check. They got more money from our checking account then payment was to be. I made copies of our cancelled checks for the last 2 payments. Spent $9.00 to fax all this to them for them to investigate their mess up. Today we got a letter that says it might take up 60 days to investigate this matter.

I have had my mtg with them for 2 years now. Last week I got a letter saying my escrow balance was $458 short and to either pay in one pmt or my monthly mtg pmt was going up from 835/mo to 900/mo Wow...It's keeps saying per my mtg escrow balance cant fall below $158. If that's the case then why did they let it?

We went through NH Housing when we bought our house in 2005. Then Dovenmuehle took over our mortgage. Can't refinance and applied for loan mod (still waiting since last september). We were able to set up electronic payments through our credit union. Never been late on payment. I agree we all should file a class action law suit.

I have always paid my mortgage in time but they sent note to credit bureaus that my account is past due for 2 months and brought down my credit score so other bank denied refinancing based on false report from this company working under the name of Guidance Residential LLC.

The worst company ever submitted to BBB a complaint trying to charge legal fees after I paid them in bankruptcy, now they say I'm behind 5 payment have all my receipts. trying to foreclose have to hire a lawyer now. Please send your payments by certified mail it cost 5 bucks but its worth it

I sold my house prior to foreclosure in April 2006, and Dovenmuehle has continued to show my account behind open. I have tried to talk to everyone I can to have corrected on my credit report. Paid off our mortgage in FULL over 5 months ago and they still have not sent the deed of trust to my county to be recorded. After going rounds and getting extremely agitated with customer service and their manager I demanded immediate action to get this done. Managers do NOT like to give out names of the release dept. managers but I insisted. Here's the names and extensions I was given for everyone to see. Assuming they're correct, which I have my doubts. Yesenia Neno #7692, and her boss, Billie Salinas # 7610. I will not rest until they have done their job. I want to wash my hands of this hideously incompetent company. Worst Company to deal with. They say they'll help you with Loan modification but its just a tactic for foreclosing on you. If you have your mortgage with them then you are basically living in a house with a landlord who is willing to steal your belongings anytime you leave the house if you are a little late in payment. Just found out on November 28th that our mortgage was sold by our local bank (that we have been doing business with for 30 years) to this Dovenmuehle Mortgage Company effective December 1st. We got two days notice - over the Thanksgiving Holiday, with no time react or no choice to seek out another bank on our own. I am really frightened by what I am reading here, and I don't think I am going to like this at all. My mortgage is due on the first, but they do not take electronic payments, so I just don't know what I am going to do. With the economy so bad and my husband just getting bank to work, we cant refinance because of time on the job and debt to income ratio is not good. He worked for another company for 34 years and then the great day of change - Inauguration Day - he was laid off so needless to say he took a big cut in pay. How can things like this be happening to us in America!! The great land of opportunity - yea for who?? Certainly not for the working class. This really sucks!!!! There has got to be something that can be done. Maybe a class action suit. Seems like there is enough people to get one going. Anyone out there know how to get one started??

I have also been sent to this company, we just bought a house and that company went Under. Now that was in July!!!! They will not send me a payment booklet, they said they have sent them out. I have only received Sept, I have 3 books now all with Sept in them. No other ones. I have never heard of a company that wont SEND A payment BOOKLET???? I am really flustered and ready to get lawyer involved in this matter. However i do have to say they have not given any late charges, because they cant get me a payment booklet> I sent in August and sept, still have not heard a word. I have no way of seeing if i even made a payment. I think everyone should get together and start finding out what the heck is going on here. I am getting really sick of calling and fighting to pay my bill.

I have tried to make payments even though I am divorced and getting no support from my ex. I have run into a hard time and have sent payments by priority mail to be there by the 15th.It is there however it is still late. Found out that they had a special agreement with the post office to hold the mail to be delivered to the overnight mail address and they would send a private company to pick it up. The private company would come to the post office at 5 - 5:30 a.m. and the mail for them had not even been sorted yet - my payments were being recorded at being late. What a ripoff. I would call to see if they had received my check and they had it and had already deposited it but told me that they had not received it and I would have to pay another late fee.

I read allot of reviews and I agree, the representatives are all mostly rude, the company does not want to help you when you are behind and they will not defer. We've had this mtg for 18 years and good time doesn't matter in the past. The company is very uncompassionate to hard work income times.

Golden First Mortgage sold my account to these thieves. Have been waiting for a modified for over 7 months, each time they say "it's in review" or we are missing documents so it's been closed.. such liars. My mortgage was raised just prior to them selling my account to Dovenmuehle, and as soon as they got my account it was raised again in less than a month( three times in a year) Customer service is the worst, and they are the biggest stallers in the world. I now have a mortgage attorney, they are having just as much like as I had, they say that Dovenmuehle is horrible to work with..good luck everyone.

Con - Upon calling representatives have no idea what is going on, my file is always missing information and some are rude. Pro-Upon working with the Loss Mitigation department, it has been easier and things are always documented. Con-It takes a while for information to be approved and once it has been reviewed it is sent to you to late. example- papers were dated a month or two prior and due or past due, but mailed out that week they were received.

Beacon Mortgage sold my loan after my first payment and I have had nothing but trouble since. I would rather borrow money from a loan shark than ever get another loan with Dovenmuehle. They have a license to steal and no goverment agency is lifting a finger to help. You have to wonder how many bribes is this company paying out?

I work for a title company in Maryland and we have been trying to obtain a mortgage lien release from this lender for almost 3 weeks. I have had ZERO response to requests for paid in full letters, and or release information. Supposed emails from managers to the release dept. have resulted in... ZERO response. If I could give them no stars, I would! Anyone have a phone number to call the lien release dept. because they do not transfer you to them, there is no voicemail, no email address, just a fax number. No direct dial number to my knowledge and customer service won't give me one. This is holding up our settlement and has been holding it up for over 1 week now with their knowledge. They should have filed the release at the courthouse a long time ago but have FAILED to do so! Please help if you can! Thanks!

My loan was sold to Dovenmuehle just prior to closing. They were late in making my first tax payment at which point it took forever to get to the bottom of it. But believe me I gave them hell. Most recently (nearly three years later) I was a day or two late in making a payment, they wasted no time in sending me a late fee charge. Just a few months ago I called re a refi and was told "we dont do refi's." When I asked why the rep didnt know. I hope to refi as soon as possible. I am not really impressed.

I contacted them by email no fewer than 5 times regarding refinancing and never heard anything back until weeks later. I received a note in the mail saying they were unable to refinance at this time. No explanation. Nothing. I curse the day my mortgage was sold to them from Gateway. I've have nothing but problems with them from day one.

All the people who answer the phone know how to say is, "Let me transfer you over to the Lost Mitigation Dept."...I did not need Loss Mitigation, I neded to find out how to have PMI removed, but they never let you say why you are calling...bunch of butt-crumbs!!! I got my original loan with Capital ONE, and they sold it to Douche-helm Mortgaga w/o even lettin gus know until after the fact...Capital One!!!! I blame you for this!!!!!!!!!!!!!!!!!!!!!!!!

other Mortgage companies try to help you with deferrments and things of that nature. Dovenmuehle will not defer anything. I was put on a payment plan until I became current in which I made payments on time each months for nine mos. Dovenmuehle reported me consecutively late for all those nine mos. to the credit agencies as if I were not making those payments on time. this has really lowered my credit score with lenders and making it look like I do not pay my debts timely. contacted Dovenmuehle to discuss how can I get some credit by making the repayment plan payments on time. And was told there is nothing that can be done. Trying to refinance with another company but I don't look credit worthy because of Dovenmuehle. This company really SUCKS.

Just got off the phone with them. Was over two months behind and wanted to send in at least one payment. "Could not do that" without going through a complete financial analysis. Then I got all my money together and called to make an electronic payment. They did not like that and wanted me to send the money Western Union. Who does that anymore? They are a pile of crap.

I have had problems since my original mortgage company sold to Dovenmuehle they claim that I missed payment which I have not. I can view the online account summary and all payments are there as well as I have cancelled checks. When I ask to speak to manager they put me on hold and when manager comes on after a long time they will check but nothing gets done in the meantime I have individuals calling me late at night using scare tactics and sending me notices about late fees and claiming they can foreclose. This has been ongoing for over 2 years.

I used to work with this company and all i have to say watch your back if you end up having a loan serviced by them. This is a private company so it is not regulated, the owner has no social skills, treats his employees as bad as he treats the homeowner, by cursing, being rude and having no compasion. I the 2 years i have workwed with this company i have seen so many ilegal things going on and so little in trying to help the homeowners. Most of the time their principal is if we can hit them with a fee go for it. As I said earlier watch your back, if my mortgage would end up with them I would refinance the next day.

This company kept mailing me notices stating that we had to get more more insurance coverage then we had, even though we had the coverage we needed per our insurance company. They wanted us to insure the land, which makes no sense, if the house burns down the land is still there. I had to call several time to get this straightened out and finally got a manager who said I was all set. When I asked her if she had even looked at my account information she hadn't...how on earth would she know if I was all set if she had not even looked at my account!! When you speak to them, document dates and times that you spoke with people and names of who you spoke with. Be very persistent on the phone. They will try to tell you it's a long wait to talk to a manager, but sya you will wait and a manager gets on the phone in a few minutes. Don't give up.

Original Loan sold to Dovenmuehle/Quantum and from day one my balance was incorrect. Spent a year trying to correct it to no avail. It was finally sold to another lender but guess what -- the incorrect balance followed. Still no end in sight for this rip off.

Dovenmuehle Mortgage is a horrible mortgage company. They hold my payment up to 10 days before posting it to my account and then send foreclose notices. Once I mistakenly wrote my check for the late amount and they held my payment until it was late to collect the late fee. I can mail my payment from a post office in Atl. GA and it is going to a post office in Atl. GA and it takes them 10 days to post. I plan to start mailing my payment certified with a return receipt. Watch out for this company!

My mortgage was sold to Dovenmuehle by another lender that I was happy doing business with. I called Dovenmuehle to notify them that I was having some financial problems and that my mortgage payment would probably be a little late. I received nothing but grief from the person on the other end of the line. She told me that the mortgage company would not extend my payments, would not work with me to make any kind of payment plan, and that if I didn't have my payment in before the end of the month that they would automatically attempt to collect. How's that for customer service. It seems to me that this company is in the habit of buying up mortgages and ruining the home owner experience for everyone that they do business with.

I am a mortgage broker and business is very slow. I have a balance of less than $3,000 on my mortgage and I was 3 payments behind. After being 1 payment behind, I was told that I would qualify for a "work out" where the payments would be extended due to my small balance. I was waiting for the "paperwork" so that I could extend 3 payments, but instead I received a foreclosure notice. THIS WAS AFTER I WAS TOLD OVER THE PHONE THAT I WAS GUARANTEED AN EXTENSION. They wanted the 3 payments I was behind plus the one payment that was not even due yet. It was very difficult for me to get the money together because due to the economy no one has any money to lend me. Fortunately, a friend helped me out and I send in a cashier's check by overnight delivery to cover the delinquent payments that they said would get extended.

Unfortunately, Countrywide sold my mtg note off to Dovenmuehle. Payment options stink; no on-line option and phone pay is pricey. You are forced into auto w/d or mailing a pmt. I received a monthly shortage charge on my account without any clear explanation - terrible.

Very unprofessional. Dovenmuehle Mortgage sends statements out in the middle of the month and then calls and harasses you for payment, and also charges late fees on top.

This company does suck. I also tried for a loan modification and was denied. We weren't even asking for a lower finance rate. We just wanted to be able to make two smaller monthly payments, because we now get paid biweekly. They are rude on the phone and make you fell like scum for asking for help.
