Some agents were rude and uneducated about alternatives to foreclosure...sound like a strict landlord ready to boot you out; all I'm told is that we have to 'do something' by 7/11. Then, someone tells me they can put us on payment program to pay the amount of the 2 months mortgage missed over time (i.e. pay the regular mtg. payment PLUS $200 - $500 extra.) Then I'm told we don't qualify for this because our income is not enough to cover the expenses...duh!!!!

Citi Residential is only out for themselves and will not help me modify my loan. I originally had a loan thru ameriquest which was a big mistake. I have been dealing with this for 2 years between citi and ameriquest mortgage

I wish I would have come across this site when I first started dealing with Citi. We too are victims of them trying to force a family of five into forclosure. In January of 2008, I called them to set up automatic withdraw payments. They set them up til June. I was told at the first of June to call them and they would set up another 5 months. January, paid...February, paid...March, paid...April, they didn't withdraw and May they didn't withdraw. I didn't catch it til we recieved a phone call from a friend of ours at the local newspaper letting us know that our house was being sold at the Courthouse on June 26th for default on a loan. I was SICK!!!! I immediatley got on the phone with Citi and could never get the same answer all 4/5 times I called them. They wouldn't let me speak to any management or supervisor! They were so rude and hateful and had me in tears several times. I told them the money was in our account to just withdraw it and they refused. They told me they would never accept anything else other than certified funds from us from here on out. The two months of payments were not enough. They also charged us with Forclosure/lawyer and court costs even though all of this was their fault. So...to pull our home out of forclosure our agreement is that we would give them a $1,500 deposit and our payments will go from $649 a month to $998.80 for the next 12 months!!! How and why are these people still in business and what can people like us do? We are good honest Christian people and this was so wrong!! I just Western Unioned them the $1,500 and signed and faxed the agreement back to them. We immediatley put our home up for sale, even though we have no idea what we are going to do. On top of that our interest rate goes to a balloon note in September! Our realtor has advised us to do a short sale with these people and then rent for awhile. I actually pulled a credit report, which I've never done, and Citi already has listed on our file "Forclosure"!!! How will we ever be able to get another home with this now on our credit!?!? Like I said earlier, we are Christian people and we are having to put a lot of faith and trust into our God right now! With a family of 5 and pets that we've had for 13 years...it's going to be very hard to find a place. Can anyone out there help people like us? These companies have all their "i's" dotted and their "t's" crossed and no one can touch them. If anyone is considering refinancing with this company or possibly purchasing a home with their lending...DON"T!!!! We have lost many nights of sleep over this and I have cried and have made myself sick. We have no choice but to pay the $998.80 payments til we get this home sold. By the way...our payoff on our loan is only $66,000!!! Payments like this can be on a brand new home here in Missouri!!! They never worked with me when I got behind the first time. This was the cause of all of this. Instead of letting me make up payments like previous mortgage companies they wanted me to pay an extra $1000 a month in addition to the regualar payment. That's impossible for any middle class person. I had to file for bankruptcy to prevent become homeless. I've been in this house for 27 years with no problems. Always paid the mortgage myself. I was sold out to this company who is horrible. I now see the reason for the mortgage crisis in our country.

Maybe I should inquiry about other mortgage companies since they jumped to paid our taxes before the deadline and increased our pmt. by $900 a month practically forcing us to risk to foreclosure. They had no authorization and only created more problems for us! Very unfair and unethical.

Our mortgage was Ameriquest Mortgage and has since changed names to Citi Residential. AMC had numerous lawsuits and judgments from homeowners We were deceived and lied to and promised all these good things that never happened.

Citi took over my loan from AMC right before my ARM was re-setting in November 2007. My payment went up $550.00 and May of 2008 went up another $200.00. I inquired about a "short sale" and was told "get it listed now." The next day my home was for sale. Citi agreed to lower the asking price and my agent got an offer for the asking price. Did Citi accept the offer to sell? Of course not. The Citi Rep. provided her Senior Mgt. contact and my real estate agent called. Senior Mgmt told my agent "We want the home to go into foreclosure, we don't care." It's really unbelieveable, Citi wants your home to go into foreclosure. What is their hidden agenda? Wouldn't selling the home for the asking price that they approve be better than letting it go into foreclosure with add'l costs to them? Appears they want their customers lives and credit ruined.

I initially attempted to pay my mortgage online (as I had for the life of the mortgage prior to it going to CITI). I had not been notified of the change, and when I went to the AMC site, was shocked that I could not make my payment. That was in December, and through some life issues that followed, I have missed payments since. Their communications have not been what I as a consumer needed to help make this situation work for me and for CITI.

I have an ARM and couldn't refinance because I remarried and he had a home he wouldn't sell. So payment kept going up I was a stay at home mom with a new baby. Then I found my dear husband in the bed with another woman. Now, I am separated and he stopped making the house payments on my house and he is living in his house. I contacted Citi and tehy say they are working on a loan mod for me. Where the payments will be lowered so I can afford it. However, this has been going on for months and still not approved and finalized so I am starting to get really nervous that it own't happen. Has anyone been promised a loan mod and then they didn't come thru?? I am scared to death.

They have the worse Customer Service! Especially when you call in to advise that you are in financial hardship and they reply with a cold uncaring attitude. I cried when I called them once while sharing how deep into confusion about my finances I was and seeking advice about my mortgage/foreclosure and they were of no help. I thought they may have a department that can give advise to those experiencing financial hardship, they do not. They just wanted their money. I pay my mortgage the best I can but I am late. They call but I can't and won't talk to them because they appear to not understand and of course rude. I figure I'll talk to them when I am caught up or when I have found another mortgage company to replace them. I have requested help with payment arrangements they just suggest I get the money from someone else. If it were that easy I would have done just that. Others around me are dealing with financial problems too so how can I ask anyone for assistance? I finally got help but it was through a benevolent fund through my church. They helped pay for 1 month, Thank you God! I would have imagined my mortgage company to be of the same and/or similar help, not! I hope to find a replacement soon. Thank you.

Considering my previous mortgage company, AMC, from whom I received two separate amounts for settlement of class action lawsuits -- this should tell you how good they were -- and now being taken over by Citi Residential, who don't seem much better. I am temporarily out of work due to an automobile accident, and I tried to be proactive with Citi, calling them before I was going to be unable to pay, to work something out. They have been nothing but rude and disrespectful, and have made it impossible to get by their "collections representatives" to talk to someone who can actually work out something with me. I could go on . . .

I have comment for the person that said was bulled into a loan, first and foremost, no one can make you sign anything, they can tell you everything and anything to get you to sign, but you have the last say so, no one puts a gun to your head to sign it, if it sounds to good to be true, most of the time it is, and my advice to people is read and understand everything you are signing and if the loan officer promises you something make sure you get it in writing, once the loan is done and completed the loan officer has nothing to with it anymore. And for people that say that the customer service is horrible,may it is or maybe not but most of the customers get mad when they don't hear what they want, its not a perfect world unfortunately People need to really think and realize what they are getting themselves into,

My loan was with Ameriquest, then Citi took it over. I was in a chapter 13; paid it out then Citi decided to add 4200.0 to my loan for "fees" on my bankruptcy. I am in process of sueing them in Knoxville, TN. If anyone else in TN would like to make a class action lawsuit please contact me! The last two times I have tried to talk to someone concerning when I would be making a payment, all I got was if you don't do a payment over the phone, we will report you to the credit bureau 30 days late and after tomorrow, you will be in foreclosure. After this I would be receiving a letter concerning foreclosure. This was said when I told them a check had been made and they should be getting it that day. They kept insisting for me to make the payment over the phone, and stop payment on that check. I assured them that they would get it that day and they did. Then before that month, I asked them if they had gotten any new guidelines from the federal or state governments to help people out with adjustable rate mortgages, she got off on another tangent about losing your home. I responded to her with I didn't ask you that, and you all must have a script to keep reading back the same thing all the time. I'm giving the rating an average based on previous months when I talked with someone earlier, but actually they have gone to poor!

Have patience it's better than dealing with Ameriquest or AMC. They are new, I found two angels in the company that help me keep my home one is Virginia & Kathy. They have so many people to deal with after the mess with Ameriquest & AMC. Give them time. They did help me modify my mortgage.

This company is a mortgage wholesaler, not a retail division of Citi or AMC. As a broker I feel this company is one of the best Wholesale Mortgage Companies left. They have excellent rates and and good programs and products. They can be a little slow. Most of the comments on this website are misdirected at this company from RETAIL borrowers who can't afford thier mtg and are barking up the wrong tree...

Citi-Residential Lending has very bad customer service. They put you on hold for a very long time and you will always get the run around. I have been lied to countless times. I have been attempting to obtain a loan modification and actually had an agreement, met the agreement, then Citi rejected it and returned my funds because "they were not received on March 1st 2008, a SATURDAY, even though I have documetation that I bank wired the money to them on the 29th and a fax confirmation where I faxed the paperwork as requested. You will try and try to work with these people but in the end you will need a mediator.

Citi was OK to work with. Felt like doing me a favor. They asked what happened, injury at work and empoyer wouldn't pay 2 mo salary. Very hard to get a hold of. Their attorney in IL is rude and unforgiving. I also did the Ameriquest,AMC, Citi gig and was assured refi after 5 yrs. I tried to refi with them but couldn't after the ARM kicked in and fell behind.

In January 2002 a hazardous driver almost killed my 19 year old daughter. I had just bought my first home one week prior. It took all of my remaining savings to get her through college until her medical settlement arrived 18 months later with me almost bankrupt and my credit destroyed. I was forced to refinance my loan with Ameriquest and the rest is history. Those bills and credit scores will follow me forever for loving my child and making sure she had what she needed to heal. I guess if that's the price I have to pay I will. But, somehow it has to change. Somehow those who work hard, pay all their bills, no matter how late, shouldn't be punished when life happens at someone else's hand. It is punishment. Plain and simple. These companies are no better than loan sharks. They paint a picture of helping and then stab you in the back later.

i had my loan thru amc mortgage services and when i did my loan was not told i would be having an arm loan,failing to read the terms of my loan i started making paymnts i soon found myself struggling to make my paymnts once i called them i was told that there was nothing they can do to help me.i was upset because i didnt want to get a nite job to be making my monthly paymnts that would mean less time with my family, i asked for a loan mod and was told that they dont do them. if i had taken the time to read over my contract.(anyone knows that contracts are not to be entered lightly) i would have read and realized of my arm rate increase of 2 points.customer service made no attempt to help me get out a mess that if would have taken 20 min to read or use my resision period of 3 days would have realized it.so having no one to blame for this but myself i got a second job and my stay at home wife quickly got a job and between the 2 of us we were able to get on track.so next time you want to blame the employees there realize that you are a grown human being and have responsibilities and they are not meant to help you get your life and priorities in order but to lend money for a home loan.think 2times before entering every loan and realize that you are in america where as a consumer you have rights so dont complain when when you are told to get a second job or to that you dont qualify for anything.

I have sent my payment showing I paid my mortgage and and it was cashed by amc but now citi residential says that I need to pay again. I sent front and back copies of the check along with letter from bank and contact information. with no avail. Is there an attorney out there who can help us.

Called numerous times to discuss the fact I was having difficulties making my payments. They said they won't even talk to me until I was at least two months behind. I tried to be proactive when my rate adjusted and I knew I couldn't make the payment but they didn't seem to care.

I sent in more than the agreed amount in my forbearnce agreement via wire transfer. They held on to it for three (3)wks and then sent it back to and refused to accept it after that. They have now turned it over to a law firm for foreclosure. And this after I supplied them with ALL of the documentation they required. They told me they would contact me when they made a decision. Which they did with a summons to apear in court; they started foreclosure procedings against me. Early estamates from the law firm I have had added to my loan approxamatly seventeen thousand dollars in fees and late charges witch I will have to pay to keep my home. They will not assist with helping and you can explain the situation to them a million times. Also you can ask to speak to someone in upper management to try and get help but you never can speak to anyone in upper management. They will pretend like they have programs out there to help assist if you are behind but when you go through all of their departments and spending and hour and 45 minutes on the phone just to be told on we have no programs to help, who are these people and don't they know if they help you it will also be helping them to keep them from having a lot of foreclosures. I think they are the most heartless mortgage company i have ever had to deal with.

It is a bad situation when the human race decided that because you were in one position at one time you cannot fall due to unforeseen circumstances. In my case when the insurance and tax rates went sky high along with family medical problems this company representative would only demand payment. It is very sad not one wants to work with people who are really willing to make payment but is unable to do it on time. Yes I do make my payment but late. On one occasion I asked to make my previous payment about the 10th of the next month and was told no I have to make both payments. I had to cash out one of my pension to do so, because I did not want to loose my home that I have since 1994

Here's the deal. Citi Residential bought out the frauds, AMC/Ameriquest, at 4 cents to a dime, and set their plan in motion. Separate the wheat from the chaff. Force bad loans into foreclosure; be more aggressive on loans with a favorable equity/mortgage balance profile, and, after a year, cart in portfolio retention to do "regular business" with those who can weather the storm. They believe in high appraisals. Stick with that. Even if your credit stinks they will do business if you are sitting on high equities. Do not expect super customer service. Get your loan on a regular electronic withdrawal, use email to communicate (they can pass it laterally along the chain of command and don't need to worry about "mixed up" communications), and get a prime rate. Best bet--15 year fixed. Once that happens, keep your nose clean with late payments and get control of your finances.

I am a Realtor with a mortgage with AMC now CitiResidential. My worst nightmare...no business since the fires in SoCal Oct 07...plus got behind and now can't even get out of this mess..they won't offer any help but to request full payment of the arrears amount, no modifications, no forbearance.....they won't help after I have been with them over five years and they charged me over $40K in refinance charges. I also recently represented a client to purchase a foreclosure home that they had on their books. To this date, and that was three weeks ago...a full cash offer of $280K for a trashed house worth about $360K repaired...they won't respond. So you can throw money at them and still no response.

They keep changing their names. This company is not straight forward at all. A representative tells you that everything is ok over the phone and then all of a sudden, you get bad news in the mail from them. I am so tired. We have been with them through all of their name changes and everything. I would not recommend this company to anyone.!!!!!!!!!

I was with AMC to Citi and I don't like either of them as well as the mortgage company that got me the loan. I am probably close to foreclosure. They can have it. My house is now not worth the money I have the loan for. When I told Citi that I was sending payment late, they asked why. I told them income had decreased and she asked me if I had lied on the application. NO I did not. Unbelievable.

You try to be honest and upfront about your situation and all you get is rude people on the other end that truth be told are probably in the same place we're in and acting holier than thou. I also have played on the ameri/amc/citi merry-go-round,(these are all under the same "umbrella")I took a A.R.M. with the assurance that before my 3 years were up I could refi to a fixed rate.then when the time came it was oh no we are not doing refis at this time.I hope that there is karma for businesses they are just totally unjust,they also payed my house insurance late then tried to make me sign up for theirs,NEVER would I refer anyone to this company

if home owners would be honest with there financial situation and not try to lie then may be they would be able to help but when they talk to them they are not honest with there real financial situation home owners fill that if they lie they are going to benefit but they are only hurting them self

I took an adjustable rate loan with the understanding that I would refinance in a year to a fixed rate. But when I called to refinance I was told to wait another year so I could build my credit even more at the time it was about 660. Then the rates started to go up on my loan and all hell broke loose. My wife lost her job and we decided to try and start our own business. I took loans out against my 401K and opened up shop. Things went good for a while then someone else in the same line of business opened up a new store and started underbidding us on all business in town. Business started getting slow and to make matters worse I had a heart attack and was out of work a little more than a month. We got behind on our mortgage two months and thats when they started the phone calls at both our jobs and two and three phone calls a day. Now my credit sucks and my rate is getting ready to go up again. No sympathy from lender just alot of constant harrassing phone calls. And to think I didn't get into the action lawsuit against AMeriquest and take their settlement. I'm not sure but I know they were sued for something illegal but I'm not smart enough to figure out the legal jargon in the lawsuit to figure out if I'm getting screwed too.

Bad company to do business with. There practices regarding paying taxes that are late are questionable and I would welcome an attorney commenting on them. This company pays late taxes (1/2 year) and then pays the remaining year early. Next, they require escrow and jack up the mortgage payments. Is this legal? Can I earmark my payments to my original loan and mortgage interest only? my email for comments: LMILLWO@yahoo.com

My loan was previously serviced by AMC and sold to Citi Residential Lending. I think they have great customer service unlike AMC... No problems at this time!

Citi Residential is the WORST!!! Customer service was really bad and no one knew anything to help me. I am exhausted with trying to get these people to listen to actually do their jobs. What is their problem? I have worked with other mortgage companies and never had this kind of problem.

I had some problems with my bank cashing fraudulent checks and had to change banks to get it stopped. It cost me a boatload of money and I got behind with CitiResidential. I had set up the payment to catch everything up, but the third party failed to make the deposit to my account on the date I expected it. When I got the letter from Citi stating that the payment had been returned, I got on the phone immediately so that I could send them a cashier's check because I then had the money. I was advised that my account was in foreclosure prior to me receiving the letter. They did not contact me before taking that action, so now I owe an additional 1500 in fees and am on an outrageously expensive payment plan for the next 7 months. It is more than double my current mortgage payments. I don't know how I'll do it, but I don't want to lose my home. I had tried to get something worked out on several other occasions and the only thing their "customer service" people seem to know how to do is make demands for payment. As soon as I can, I am doing a refi with someone else.

Citi residential has only recently acquired my mortgage. It was first Ameriquest then AMC and now Citi residential.

I spoke to a rep in the Refi dept at Citi Residential Lending in December to refi my AMC loan. They sent me the paperwork which did not match the terms we discussed. Now I have been trying for THREE WEEKS now. I just don't know if they want my business!

It seems as if they invested in AMC to gain valuable property assets at discount. No workout efforts, no collaboration, just aggressive, we will foreclose tactics. Heaven help the home owner being mal-serviced by these leaches.

My loan was originally thru Ameriquest then bought out by CitiResidential. They took over with no letters informing us. There were no notices of interest rates changing (within the 1st month); no past due or foreclosure notices sent (just our names in the local newspaper)! I called & they have put me on an outrageous & unaffordable payment plan. I asked about refinancing - the man laughed at me & said they don't even do it. At this point - we have attempted refinancing & getting nowhere - possible we may just have to walk away!

AMC sold my loan to Citi Len.. Just before my interest rate skyrocketed! I contact them to ask for refinance they denied me a refi because they are not doing them at all! I asked for loan modification then...I submitted all documents and was denied! They say, my home has appreciated in value and this does not give me a reason to modify the loan. But, I'm a Realtor their appraisal is incorrect, my house value has depreciated by $40K i told them. I tried having to lenders do a refi and was denied because my home value had declined I told Citi. They said, sorry nothing they can do. Yet if they feel my house has gone up in value why don't they refinance me???? they are JERKS. Now i will begin foreclosure!

we were with amc and was sold to citi fi, we got behind when work was slow and loss income, now we are going into 5 months behind, they did set up a payment plan but it was too high and we could not pay. So They said send information to them like bank statements and hardship letter and they will try to work out options but so far we have not heard anything about that, when we do call we are just continually asked to pay the back payments which we do not have. we don't know what to do now, so we hope for a quick sale. They said they do not do loan modifications but maybe they will with a third party firm i don't know. I am just so tired of trying with this sinking ship. now I am not sure if we can even rent a place with the behind payments showing on our credit. need help for sure.

Every time I turn around they are sending me notices that I have not paid. The try to send in my mortgage checks through my bank 2 times every month. What a pain!! Never will use them again.

After Citi Residentual bought my loan from AMC my first correspondence with them was a letter upping my monthly payment along with a foreclosure notice. I do not know how they can raise your payments and interest on a fixed rate loan and not have any contact with you Get an attorney!

I originally refinanced with Ameriquest in 2003. My note was originally $946.00. My last payment to this company was $1634.00 this October. They do not offer any payment arrangements. I got several intent to foreclose letters. When I finally got to talk with someone and explained my situation, she told me they didn't understand why I could not pay the $1634.00. I finally was able to get refinance to a fixed rate of 6.5 this November. It was hard but if you can hold on maybe there is an honest person out there who can help you.

One my client I worked with their mortgage used to be AMC BUT was bought by Citi Residential Lending. They are not bad really I worked with them for more than a month now.

I have repeatedly tried to contact them regarding a intent to fore close [since10-04-07 over 20 times I called and left urgent messages to please call me so i could make arrangements! NO ONE AT ALL EVER RESPONDS HOW CAN THIS BE LEGAL BUSINESS PRACTICES. DESPERATE FOR HELP! Pat M.

We are having a hard time dealing with them as well. My husband lost his job and they really couldn't care less. Their answer is for us to try to borrow the money stay away if at all possible.

They will not make any type of arrangements to help me get caught up with my mortgage payments even though it was not my fault. Don't use them.

These people will not give an inch. They told us a few months ago they would wait and not send us into foreclosure, as they can see how hard we have tried over the years to sell, rent the house to keep up our payments, plus I have emptied our savings. NOW THEY ARE FORECLOSING ANYWAY......NOT RESPECTED FOR LYING TO MY HUSBAND.
