Cenlar is a disgraceful company to be involved with in any way shape or fashion. As an insider I can tell you the emphasis is primary to generate money so they primarily service loans. The practice is dishonest but if you don't comply and get some sort of payment your job is own the line. We must word things in such a way till its technically legal but is generally false, a direct answer that offers a viable solution without some payment or payment plan is frowned upon or cost you your job, so the veterans typically will rely on a consult your local state for regulations but new fish are required to read from a script. your information is not technically sold but is leaked "outsource" to recover cost. I hope this helps in some small way. I don't like what is happening so I advise avoiding Cenlar at all cost, trust me you will save in the long run

The servicing of my Freddie. Mac loan was taken away from the small community bank where I live by Obama's regime and handed over to Cenlar, a loyal member of the communist party, in March 2011. My 1098 which didn't arrive until 1-30-12 showed only 11 PMI payments even though I made all 12 monthly mortgage payments when due. Come to find out they didn't start disbursing PMI payments until 3 1/2 months after the feds gave them my loan. What is bad though is the lies that they tried to push past me. I proved them wrong each and every time and finally they just hung up on me rather than apologize and agree to correct the 1098. Most rude stupid people I have ever dealt with. I can't wait to get shed of this oppressive entity from my life.

Cenlar was late with our property taxes. They insisted upon escrowing our home insurance, so we gave in and escrowed it. When the insurance came due, Cenlar didn't pay it. They told us the reason was TBW didn't pay our insurance, so they didn't have to either. We asked for the insurance escrow money back, but they refused to give it to us until they did their annual escrow review. We had to pull money out of savings to pay the insurance. We recently did a HARP open access refinance with Quicken Loans and are now happily free of Cenlar and don't have to escrow anything.

starno starno starno starno star by Mike From Garland, TX on January 22, 2012

Cenlar purchased my loan and then claimed that I had a negative escrow from the previous mortgage company. When I explained to them that I do not have an escrow account they told me they are sorry but if I do not pay the deficiency then they are going to force an escrow on my loan and increase my payment by nearly 45%. I complained argued and tried to work this situation out with them. We have moved and tried to list the house for sale and Cenlar has repeatedly blocked any sale offers, they have blocked us from renting the property out, and even now after they agreed to a short sale we have 3 contracts pending and they are still silent and will not process the paperwork so we can be free of them. This company should be shut down and fined by the federal government. It is a shame what they do to innocent homeowners, especially since the entire state of the economy was caused by mortgage companies like them. BEWARE of CENLAR and stay away. I find it revolting that there is nothing in place to allow homeowners to block the sale of their mortgage to shady companies such as this.

I am totally amazed at the number of posts complaining about the same thing and nothing changes! WOW, this company is clearly a problem. I too am a former TBW client backed by Freddie Mac and stuck! I have called every lender in the book and get a different answer every time I talk to someone. What good are programs established and supported by Freddie mac if no one can do them. Open access is the ONLY option for cenlar victims. While I totally agree with everyone about the poor customer service, inability to talk to or understand cenlar's reps, escrow problems and criminal tendencies of this crappy company....I blame Freddie Mac. Why in the hell Freddie Mac invests in loans carried by this company is beyond me. Under HARP open access I thought I had found a glimmer of hope to get out from underneath cenlar only to find that cenlar doesn't hold a monopoly on employing uneducated, lazy, inept people.

I have also been having problems with CENLAR for months now, also with my August 09 payment. After having to do all the leg work and going to my bank to get a copy of my cancelled check from August 09 and sent it to CENLAR they still insist I am behind a month on my mortgage payments. I have talked on the phone numerous times with them and they keep insisting I am behind when I have all the documentation that I am current with my payments. I am now worried that it is going to effect my good credit rating if they report my payment is past 30 days. Any class action suits out there against CENLAR. They are by far the worst mortgage company or any company that I have ever dealt with. Only silver lining is that it looks like I am not the only one having problems with CENLAR.

I was also a TBW customer. Cenlar continues to claim I'm delinquent on an August 2009 payment but the first page of my TBW Mortgage Note states my first payment was due Sept 2009. I have faxed them copies of my Mortgage Note, called Customer Service (India and NJ) on numerous occasions, called their Escalations hotline, sent E-mails and mailed their CEO. They are now sending me delinquency notices and are charging me late fees. They are by far the most dysfunctional company I have ever had the displeasure of dealing with. Looking forward to a Class Action Lawsuit.

Cenlar is now ripping us off to pay our mortgage on line when it was free until this month! $2 dollars what a rip off!

I'm having the same issues as many people have stated here. CENLAR is continuing to send me delinquent payment notices even though I have submitted proof of my supposed "missing" payment from August 2009. I even received a response from them, which was surprising, when I requested proof of my payment history from 2009 to present. All of my payments, even overpayments applied to principal, show up on their records for each month from August 2009 forward. I am wondering how it is possible, even though their records show all of my payments are current, that they can still be saying that my mortgage is in default since the transfer from TBW in 2009? I thought I had all the proof I needed when I submitted my bank statements with my payments itemized and thought the battle was over when I received their records of payment. Apparently, the battle has just begun - AGAIN! I'm seeking an attorney now to handle this and hopefully see where a class action lawsuit can get all of the homeowners that have fell victim to CENLAR's fraudulent scam to try and get additional payments out of homeowners who have already made them in good faith. I look forward to seeing this company go out of business and be exposed for what they are.

I was a TBW customer, paying on an accelerated schedule. When Cenlar took over, half of one mortgage payment had already been made. Cenlar said they could not access the money because it was tied up in receivership, so I had to make a full mortgage payment. I had to take a short-term pay advance loan and it caused me hardship. This was 2 years ago. Yesterday I received a letter in the mail dated last month(!), saying they had indeed determined that they were in possession of nearly a thousand dollars that was mine, and I could direct them to either put it against the principal, or put enough money with it to make another mortgage payment. My mortgage payment is on auto-pay out of my bank and I don't want it messed with; it is working fine. I want my money back. I called the 877-680-5583 number and got some belligerent Indian man who put me on perpetual hold when I asked to speak to a supervisor. Then I Googled Cenlar's US number, which is 609-883-3900, press 3, then 0 to get a person. I spoke to a pleasant woman who was a native speaker of English and told her I wanted my money back to use at my own discretion. My payments are current and they have had half of one mortgage payment now for a couple of years -- just give me back my money. I got put on hold. Then on hold some more. Then she said she had emailed the person who deals with my loan and they are not in yet but if I give them 24 hours to look into it and call them back at that time, they will be able to tell me whether or not they can send me back my own money. Which they have had for two years, at great inconvenience and financial stress to me. Which I am not even pressing about any interest on. What do they mean, they don't know if they CAN. Write a check, put it in the mail, period, where's the problem...

starstarstarno starno star by Dewey From Germantown, MD on August 04, 2011

You have to call them and make sure that they credit your August 2009 payment. When they send me a letter letting me know that they will be servicing my loan, the following payment month was September 2009. However, the September 2009 payment was credited to August 2009 month, this is true for all of TBW loans that got transferred over. So what happen is all of us are somehow 1 month late or missing payment for one month because the August 2009 payment were still mailed to TBW. In order to resolve this, I mailed them a copy of my August bank statement and a copy of the check I wrote payable to TBW. When they received these two evidence they credit my account for one month payment. I don't think it should be our responsibility to provide this proof but it should be their job to get this from TBW, that would be quicker and easier than for thousands of people faxing and sending them documentation. It is also annoying if they don't credit you because you would be officially one month late and their automatic phone system kept calling my house telling me that I am late on my payment during that time period. Overall I am just glad that it worked out. I hope the same for everyone else that got your loan transferred from TBW. Don't forget to sign up for online access at https://www.loanadministration.com

I requested to move my auto draft payment date to the 15th to better coincide with my paychecks. It is as if they want me to go into foreclosure. Here's their response and my reply: Dear Customer: Thank you for your recent email regarding your draft change. Please be advised we cannot move the draft date to the 15th. We only draft payments on the 1st 5th and the 10th of the month, so we cannot honor your request. If you have any further questions or concerns, please do not hesitate to contact our Customer Service Department by email at cs@Cenlar.com. Sincerely, Robert S Johnson Email Support Representative Dear Sucklar, I've made timely payments since 2007. Your lack of flexibility is more than disappointing. The draft date of the 10th was negotiated with Taylor, Bean, and Whitaker prior to you acquiring my loan. It is either coincidence or malfeasance that you refuse to negotiate a new draft date after never providing me with an alternative. Cheers - here's to you suffering the same fate as Taylor, Bean and Whitaker. Just A Number

Cenlar has my loan, picking it up from TBW and when I tried to refinance last month I fouled out they have not reported anything to the credit agency's so I have no history of making payments on this home since they took over almost 3 years ago. They don't speak our language or I would have been able to understand them when I called. Not even sure they are in this country. Our government needs to step in and fix this company or SHUT THEM DOWN before they destroy everyone.

My story is the same as most have already posted. I have NEVER dealt with a company that has such awful customer service. I was send an escrow statement letting me know that I was going to be $338 short for the year. I could either send that amount, or my payment was going up by about $30. I called, could hardly understand the person I was talking to. After a very long conversation, I was told to fax my new tax statement, which I had gotten a credit of $350. I think a 3rd grader could understand this math. I was to send in $338 to keep my payment as is. Instead, I managed a credit of $350. What is so hard to understand about this? My payment should remain the same, or be a bit lower, right? I call 2 weeks. later after sending fax, they "never" received. I asked 3-4 times on this second phone conservation for a supervisor. No Go. I could hardly understand this "customer service" person, and apparently, she couldn't understand what supervisor meant. I faxed again, she calls back in 10 min. to let me know she received fax, to call back in 5-7 days for new adjusted payment. Call back 1 wk. later, new person doesn't know what I am talking about. Again ask more than once for supervisor, no can do. She comes back and tells me that it is under "review", to call back in a few days. What is under review? I do not understand this at all. A week later, I email, because calling does no good. Guess what, my email has been sent to the research dept. and I will get a response asap. I am so glad that I don't have a major problem, this simple little matter has been nothing but frustration and a waste of my time. Aren't you supposed to be given a supervisor or someone who can understand and speak english if you request?

NIGHTMARE!!!! When they first took over my account from TB&W (biggest nightmare) They seemed like they were doing everything possible to correct the errors that TB&W had done. Long story there. In January 2011 I began getting phone calls stating I was 2 months behind which I am not. The latest fiasco was they failed to pay my home insurance due on March 12. It lapsed on April 24 at 12:01 am. I had to rush down that following morning and pay it. I finally got an attorney to fire off a letter to Cenlar Legal Dept. which they received on May 2 and I received a confirmation letter on May 7. I called to find out the progress of this research and requested a phone number their legal dept. They refused to give and began asking all kinds of questions and saying now I am 3 months behind and he continued to argue with me until finally I hung up.

Like many posts here, I was a TBW customer. As I write this, I am on hold with Aaron; while he went to the printer--he's been gone now 4.36 minutes--they must have a huge office with 1 printer. So many of us are stuck with these clowns because we cannot obtain paper statements needed to re-finance to get away from this organization. Their behavior and business approach is nothing short of criminal. How the US DOJ could randomly assign former TBW customers to this organization is outrageous. TBW may have been criminals--but they ran an highly efficient organizations; maybe they can take over for CENLAR as part of their penal sentence. Good Luck to everyone and I hope to get away from CENLAR soon.

This company is quite possibly the worst mortgage servicer I have ever encountered. And I have several mortgage loans over my years. Besides having Customer Service in India, there are many other issues with this company. At least I never had any problems with TB&W even if they were crooked!!!! And they CS reps spoke ENGLISH!!!!!!! It took me more than a year to get everything straightened out after they assumed my TB&W loan! And still screwed up the year end statement!!! Twice they withdrew more than the approved amount on my auto draft, as noted by others for a supposed arrearage in escrow!!!!! I am not even sure this is legal!!!! If I were a typical American who lives paycheck to paycheck I would have been screwed. It totally irks me that the Feds forced this issue with TBW and transferred our US Government backed loans to a company that does not even do Business in America! Ridiculous!! Okay I feel better for venting! This is the WORST COMPANY EVER!!!!

I have been contacting Cenlar since Dec. 2010 as they have not paid by city taxes--about $3000. They have been nothing but distrustful and rude. There is absolutely no follow through. The service reps have no idea what they are doing/saying. I have been a faithful, prompt customer. My bank, unfortunately, sold my loan to Cenlar, and now I have had nothing but headaches for the last 6 months. Oh, did I mention my home owners insurance was paid 2 weeks late by Cenlar? You should try to work with them with an insurance claim. WOW what a hassle. these people just don't care. they want the insurance check first then make it almost impossible to get any of it back to pay for repairs. you end up paying for them yourself first and fight with them to send your money back to you. they act like they were the ones who paid the home owners insurance bill. If your loan was transferred to Cenlar after TB&W went bankrupt THEY CAN NOT REPORT YOU TO THE CREDIT BUREAUS OR GIVE YOU LATE FEES. No one seems to know this and I want to get the word out. I had an overage in my account and asked them to return it to me and they said a check would be out in a week. when I looked online I seen that they had applied it to my principal. It took me 4 months to get them to take the money off the principal and refund it to me. During that time I was calling them every week and they said a check was cut every time I spoke with them. HORRIBLE customer service that you cannot understand. Obviously they don't understand you also.

It took 6 months, but we finally got the unpaid 2009 tax escrow monies held by TBW refunded to us in Marcy 2010. We now save our own tax escrow and only pay the monthly loan payment through our bank electronically. No one from Cenlar ever contacted us, we were repeatedly told everything was taken care of when it wasn't, and were often on hold for up to 2 hours. Clearly this company is understaffed and incompetent to be handling all of these loans. I check every month to make sure that our payment has been sent from the bank. I also check our account at Cenlar to make sure that they have credited the correct amount. So far, since December 2009 , all this has happened correctly. Luckily for us, we are not thinking of selling or refinancing, but I can't imagine that that will be easy. I think there should be some kind of oversight of this company, probably a class action suit, and certainly some publicity so that mortgage companies will now sell even more mortgages to Cenlar. The problem for all of us is that we didn't choose Cenlar, no one does, because they only service mortgages sold to them by other mortgage companies. Check out their website: they are exceedingly boastful about the fact that they are now the largest mortgage servicing company in the country. It's obvious that they are not "servicing" all of us well, if at all. What can be done?

I have been trying to refinance my home for the last month and getting a straight answer from Cenlar has been impossible until I reached Ron today. The people answering the call after hours from India are absolutely worthless. THANKS RON FOR A JOB WELL DONE. Everyone else can take a lesson from Ron when it comes to customer service.

Our firm is currently gathering information regarding consumers’ mortgage loans being transferred from Taylor, Bean & Whitaker to Cenlar. We have a client who made their August 2009 payment to TBW which was subsequently cashed by TBW; however, the new mortgage servicer is refusing to acknowledge this payment or credit our client for the August 2009 payment. In addition, they have received numerous phone calls and letters stating they are behind on their mortgage payment. Now they are incurring late fees and have experienced a shortage in their escrow account. To protect consumers’ rights, we are currently working on drafting a Class Action Complaint against Cenlar. If you have experienced the same problems and would be willing to provide us with information, please contact us at 217-429-4296 or consumerprotection@brelaw.com.

I am also one of those unfortunate people who has Cenlar as a mortgage company. Yes, I used to be a Taylor Bean & Whitaker customer. Never had one single problem with them and then when Cenlar took over, Oh My God, nothing but problems. They didn't pay my taxes on time and I got the certified letter from the Tax Collector that if they were not paid in 2 weeks...there goes my house. I called Cenlar and they said they will pay them they just didn't know when. Ummm...this is important you jackasses. And what is with the issue with everyone's August 2009 payments? The check has been cashed I have the proof and yet to this day 8/12/10 they are telling me I didn't make it. Along with December 2009, April 2010 and June 2010 even though I have the cancelled checks in my hand. I have faxed them numerous times and they keep telling me that I didn't make the payments. And just like everyone else, I got the letter yesterday about this supposed shortage in my escrow, well if you would apply the payments there wouldn't be, but when I called they said it is because my taxes and insurance went up, NO they didn't. They keep sending me certified letters stating that I am several months behind on my mortgage, even though I have proof that they were made and then telling me in these letters that I need to understand that this is a serious matter and they will carry out legal action and foreclose on my house. I don't think so. I have contacted the CBS Investigative Team in Chicago, I have filed a complaint with the BBB, I have contacted the Illinois Attorney General's office and in the process of getting an attorney. This is completely unacceptable. I asked them one of the many times I called them if they are cashing my checks and pocketing the money, all I got was silence. And every time you call these people, they always say the same thing..."well we'll have the research department research it and call you back" or "we'll have a supervisor call you"...and nothing. Check out the consumers affair website and read some of the other complaints, it scares the crap out of me. We are all going through the same thing and it's not right. Something needs to be done about them and they need to be prosecuted to the fullest extent of the law. People keep asking me why I don't just refinance with someone else, well I tried and I can't because they have screwed up my credit so bad because of reporting late payments, I am screwed. And to the very few people that have put comments on here last year, I'll bet you're changing your tune now aren't you? Oh and some people have stated that they are paying online...how are you doing that because I don't have that option?

Cenlar is a company who is scamming not just me but hundreds or even thousands of people. We have a mortgage that was bought by Cenlar from TB&W and we have had nothing but headaches since. They attempted to make us obtain flood insurance but it was unnecessary which we told them but they purchased a policy anyway. Now since we have received our LOMA and had the purchased flood insurance policy revoked they have now taken out a Hazard insurance policy out on us which is amusing because Hazard = homeowners which we already have. I have received other explanations including a 2 month "cushion" in my payments, statements that we owe back flood insurance and "I'm not sure what it is" Please be aware that the department of Treasury has a complaints division for national banks which Cenlar is the address is www.ustreas.gov and the phone # is 1-800-359-3898 I'm calling today, you probably should too

I had plans on finally going after a dream of mine to start a Veterans/horse rescue ranch. I was going after a PT job on weekends to help with the bills. I came home yesterday to find a letter from Cenlar saying my escrow account was minus from 08/09-07/10 in the amount of 1,340.17. According to them, I now have to pay 1,759.03 by August 1, 2010 or pay 718.03 a month. I am now paying 505.93. Now, last month my mortgage payment was lost or so they said. I had to pay 40.00 to cancel check and to send the other certified mail. I paid 200.00 in 2009 to go to principal and they never sent anything and I had to fight them to get a statement saying it went to principal. When my interest went up as well as taxes, I contacted them to ask if my mortgage payments needed to go up. They said no at the time. Now today, I get this impossible demand of having less than a month to come up with 1759.03 or pay 718.03 per month. Problem here is we are on fixed income and just paying the 505.93 is taxing. Now I have to forgo my trying to get funding for my Veterans/horse rescue ranch, get a full time job and part time and I have to do this while coming off disability (don't know if I can or not) in order to keep my house. My husband is a Veteran and has worked all his life for this BS. Now I'm finding this company is a bunch of foreigners? I will be filing with BBB and whoever else I can. I'm going try to get this on the news. I'm going try to refinance with our LOCAL bank, I'll see if attorneys at the base will take on this case. I'll be in contact with my tax assessor/insurance and am building my case. My immediate suggestion is to go to congress.org, find whoever is in control of finance companies/mortgages and send them your proof in snail mail. No use in e-mailing/phones as you don't have proof. I've been doing this for a long time. The only way you get response is to contact those in control with an old fashioned, typed/written complaint. You have no proof with E-mails/phone calls unless you draft it or record it, and then you don't have anything if it hits the courts. They want to see paper with signatures. Thanks to all of you for helping me to see I'm not alone.

Every time I call it is nearly impossible to even get the modification department (mitigation). In May I received a letter that my escrow account was short I had to come up with $3600 or they were going to raise my payment another $407 a month. I had to clean out my savings and now after reading these comments I terrified to call them about refinancing my home. I can't keep making these high payments and my home isn't worth anything. It is now March, 2010. Though I have received letters denying my application and a promise for "someone" to call me back, I have never received a call from CENLAR. Instead, I call repeatedly and get shuffled around without my questions answered and yes, I do call the loan mitigation department that is suppose to know these answers. CENLAR is a servicing company for Fannie Mae with a BBB rating of an F. All I want to do now is get away from this sad excuse for a company. If you have the option, do not choose this company. We have been working with a law group to get our modification done and they are coming to a head with stall tactics with CENLAR saying we need to refinance first and get denied. Hello, our value of our house is lower than what the loan is already, and one of us is out of work...how can you refinance under those conditions...they just are making no sense. CENLAR is the worst company I have ever dealt with. Our loan is in escrow also. Our insurance was due for renewal in October. About 2 weeks before the renewal date we received notice from our Insurance company that our premium had not been paid. I called Cenlar and spoke to a foreign woman whom I could not understand. I finally understood that my insurance had been paid and I got the address to which it was sent. I called my Insurance company and gave them this payment information. They sent my payment to the WRONG company. Myself, my Insurance Company & a Cenlar Rep.(once again a foreigner) ended up on a conference call. This was a total disaster. My Insurance Company repeatedly asked to speak to a supervisor. They REFUSED to let us speak to one. Long story short we ended up having to pay our Insurance for a quarter. I spent countless hours & numerous days on the phone trying to straighten this mess out. We were eventually refunded a portion of our money from our Insurance Company. When I received the transfer notice from TB&W in August. I did everything the notice told me to do concerning Insurance & taxes. I'd like to add that we had never been late on our payments to TB&W. After I got the Insurance mess cleared up I confirmed with Cenlar that they had the correct mailing Information for my taxes. I did not worry about it anymore until today. I went online to make my monthly payment as usual. Something told me to go to the home page & Oh My Goodness that is when I found all these negative comments & realized that we are not the only ones to have trouble with this company. I will be on the phone with my Co.Tax Assesors office today to make sure my taxes have been paid. To say the least I don't have a good feeling. I should mention that I am a solo practitioner. I am by no means a rich lawyer out looking for a buck. I have tried for weeks to talk with someone who can help me and have tried in vain to get someone. My personal mortgage continues to go up while my property taxes and insurance have all gone down (on a fixed rate loan). No one I talk to will help me. When I tried to contact corporate counsel, I was transferred back to the customer service line. Unbelievable. I do not have the resources to take on a large corporation, as Cenlar is, but I can pony up the $350 to file the suit and see if I can’t get their attention. When I found this site, it was comforting (and saddening) to me to know that there were a lot other people in my shoes, I decided that I have the skills and the ability to at least give it a shot. I’ll sue them on behalf of us all, and maybe we can get their attention. But this is a plea for your help. Send me what documentation you have. I’ll need it to try to make a case that this is not an isolated incident. The court will have to certify that we are a class: that there are more than one victim. If I can get that ruling, then Cenlar will have an obligation to notify every member of the class–everyone who holds a Cenlar loan.

Folks, I have determined in consultation with co-counsel that I will be filing a class action lawsuit in the State of Utah for various violations of Federal law. It will be filed in the next two weeks or so. If you are interested in opting into the class, please contact me. You do not have to be a Utah resident to be a member of the class. If Cenlar holds your mortgage, you are a member of the class. I will be asking the court to require Cenlar mortgage to send a notice to all Cenlar customers of their membership in the class. Look up Sam Newton on the Utah State bar's website and contact me. There is no cost to opt-into the class. I know the rules don't allow any personal contact information to be posted on this forum and I hope they don't delete this comment because we need to right these wrongs. I have been a personal victim of their unethical and frankly, illegal practices, and I will donate my time, at no cost to attempt to right this illegal conduct. Please feel free to send me any information you have which you think will help us make this case. I will do my best for us all. My contact information: Samuel P. I could write a book here but essentially CENLAR has "lost" several thousand dollars from my escrow account and they want $200/month more in January to make up the shortage. I have physical proof of what my escrow balance should be (it is NOT negative). I have submitted "qualified written requests" under 12 USC Section 2605(e)(1)(B) and have yet to receive an accounting as to where escrow monies went. Can anybody help us? This is theft.

The absolutely worst company I have ever had to deal with! They did not pay my insurance from escrow so I paid it and sent the receipt to the number given by customer service (after trying for an hour to speak with someone). A month later I spent another couple of hours trying to get through only to be told that I sent it to the wrong number. I sent it again to the "right" number. That was a month ago. I was told yesterday to send it again to another "right" number. I called again today and was told that a payment was going out to my insurance company and it would be up to my insurance company to reimburse me for the double payment. My insurance was due in August...this is DECEMBER! I had to pay credit card interest on that insurance payment. I didn't have the extra money lying around. Is there a class action lawsuit here? I'm willing.

A supervisor call me the next day ,said "I have corrected the account its all ok now" I said I'll look at my account when I get home from work and see your correction, I got into my account and there was no change made. what do I do now? cenlar is in control, I have the documents to prove my case , they control my account.

You can never talk to anyone above a supervisor level. I'm not sure what to do. There is now a penalty on my taxes and I cannot afford to pay them out of pocket to keep my house from having a lien against it. I may have to refinance at my local credit union or get a lawyer involved. You cannot find any US based information on this company. No legit websites which, in itself, is cause for alarm.

I am a former TBW customer also. I was about to close on my modification but TBW was seized the day I was to sign the closing papers. Well I contacted Hope Hotline was helped by a wonderful lady at the hotline who then transferred me to a counselor at cccs atlanta which was I thought at the time very helpful emailed me my steps to take to advantage of the making home affordable refinance once again starting over sent all my paperwork to Cenlar to receive a letter less than 2 weeks later stating they cannot help me because I have a Freddie Mac loan and they do not originate loans and could not help me. WRONG ANSWER CENLAR! I know for a fact that if I have a Freddie Mac loan I automatically qualify for the refinance and incentives of $5000.00 dollars removed from my principal balance after my 5 year lower interest rate I have coming to me I then contacted cccs atlanta and was advised the mortgage servicer is not obligated to help me so why did CENLAR send the paperwork if they can't help????? stall tactics so when the government finally catches up with their unethical tactics they have time to make more money of the hard working Americans that have given them money to help us... Hurricane Fran September 1996 took the house I was living in into the ocean, Kure Beach, NC, I lost everything. FEMA/SBA gave me a loan to get me back on my feet, the loan was sold 3 times and the last company was Cenlar, Cenlar reported this loan to credit reporting agencies as a MORTGAGE LOAN attached to the property that I was renting, I wish I owned that ocean front property, worth 1 mil., I have been trying to get Cenlar to correct this mistake because I am trying to refinance my primary home, the lender sees on my credit report that I have a loan attached to a property and until I prove to them that it isn't, so I can't get my loan. I have been trying to get Cenlar to send a simple letter to mortgage co. stating the loan is not attached to any property. I have faxed several letters, called on daily basis their no service customer service department for over a month and have got nowhere with them, meanwhile I have lost $2000 in mortgage interest and I am about to lose my refinance deal, which will keep me from foreclosure, DOES ANYONE HAVE ANY SOLUTION TO MY dilemma????

My mortgage payment after I refinanced with TB&W was 489 monthly, my taxes last year were less than 500 and my insurance is 980 a year, but I pay it monthly. Cenlar is trying to raise my payment to 800 monthly! I have faxed them my proof of insurance several times, one week after the last fax to Cenlar, I received a check from my insurance company for all of the money I had paid this year along with a letter stating that Cenlar had paid the 980 in full! I did not cash the check, I contacted the insurance company, they in turn sent the check back to Cenlar, yet my payment still has not been adjusted. I can't bring myself to read all of these posts, but I can say I have experienced most of the problems below. I did NOT pay my insurance or taxes out of pocket because I was fortunate enough to be too ignorant to know they were due...Thank TBW and Cenlar. I tried to make a payment by phone today because Cenlar is admittedly NOT sending statements or coupon books. There is too much confusion with due dates, so the "decision was made" to just not send them Hello!!! Do you want your money Cenlar? I hung up the phone without paying today because they don't do credit or debit cards. Only bank info.....I didn't have that info with me so I hung up without making a payment--or so I thought. When i called back 6 hours later I was informed that someone had processed the transaction without my authorization....YES CENLAR ACCESSED MY BANK ACCOUNT AND TOOK MY PAYMENT WITHOUT MY CONSENT. I did get a very nice person on the line at 866-430-9686. She admitted all of the wrongs and did not try to justify it. Simply admitted it. I will tell you all this. If you have paid them over the phone, their customer service reps EVERYWHERE have ACCESS TO VIEW YOUR BANK ACCOUNT INFORMATION. This has me so upset, I'm ready to close out my bank account and start again....

Being told to 'be patient' during this transition, doesn't mean a damn thing to my county tax collector! You people need to start pointing the finger of blame in the right direction. TBW was a bunch of scamming, lying lowlifes and they got what was coming to them. When I called cenlar about my mortgage, the representative that I spoke with told me that they had ONE WEEK of notice before Freddie Mac transferred the servicing of all current TBW loans to them. This same rep told me that Cenlar had only serviced about 200-220k loans prior to TBW going under...what this means is that Cenlar more than doubled in size with one week's notice. I can imagine that these people are under incredible amounts of stress because of this - they probably didn't have the man or the machine power to handle everything. Do a google search for "Will County Taxes Cenlar" or something to that degree and see what turns up. These people are really trying and it's not fair that you take it out on them.

After the collapsing of Taylor, Bean and Whitaker. We got a statement in the mail from a new company, called Cenlar, informing us to send them a check for our September payment and requesting optional bank info to take out future monthly payments. We have always had our payment on autopay and so we offered the bank info. What do they do, they cashed our check and then just 1 day later they took another payment for auto pay! What the heck? Then I called them and was placed on hold for 45 mins and said that they deeply apologized for the mistake and they would skip October's auto pay and the next payment would be November 1st. Guess what? They took my payment out for October instead of skipping it as I was told. I went online to Cenlar and now it says online that we are not due until December 1st now. So I was forced to go down to my bank and pay a $30.00 fee to make a stop payment so this out of control outfit will not take out any more money without my permission with any surprises. I can't imagine a family going from paycheck to pay check getting hit like us and all of the bank fees from bouncing checks and negative debits from their card? Today, I looked online I saw where my checked cleared on 9/8 and then they next day on the 9th where the autopay kicked in when it shouldn't have. Although it did the amount should have all went to principal except for a few cents of interest for a day. Nope, $1,046.00 was deducted and only $185.00 went to principal and the rest of it went to interest. I guess in India they have a different numbers system when it comes to interest rates? I emailed feedback to them and it said what time can we call you and expect a call with 48 hours. It is has been a week and the call still hasn't came? Another website that I have been to also had complaints had this pdf file that has a bunch of email addresses of some BIG WIGS of this company. One person said that they did that stating their complaint and apparently got a return call within 2 hours. Here is the PDF File address: http//www.njleague.com/Directory Files/Members/Cenlar.pdf We are going to search for another bank or mortgage company to take over our loan. We pay our own taxes and insurance which is taken out monthly and our taxes semi-annually from our bank account. Now most of the banks we have talked to are willing to do a new refinance loan with a lower %, but we need a $700.00 escrow account to take out for taxes and insurance. This Cenlar Co. doesn't know how to pay taxes or insurance leaving a lot of customers sleepless at night hoping that their house doesn't catch on fire or come in contact with flooding waters. That also doesn't count about the fear of the county coming to take their property from them because of no taxes being paid. I will leave you all with a phone number that some people have blogged that seems to work better for contact: 1-800-223-6527. TBW wasn't a mortgage company, these loans are backed by freddie mac, or fanny may, not sure which one she said. The loans you had before were the same, except TBW was a front for FB, and could refi for you. TBW was a service company also, but had the ability to refi under their "name", when in fact in was fanny may that was the loan backer. came right from the horses mouht at cenlar when i started questioning them. I want my mortgage with a MORTGAGE COMPANY, no a service company. also they said my mortgage amount was lower, which they said was due to tax lowering, its like $25 and i told her she better be right, or i'll take the hour drive to trenton to talk to someone in person!!!!

They say they will reimburse me as soon as I fax them the receipts, but I am not holding my breath. Whenever I do talk to them I just get a response that they are getting to these things, but I cannot get any real answers. It is infuriating and I never had any issues with TB&W. CENLAR IS A JOKE, A SCAM, PROBABLY A BUNCH OF PEOPLE SITTING ROUND IN THEIR APARTMENTS THAT ARE TAGGED WITH P.O. BOXES AND FAX NUMBERS! Seems that every department is run from a different state - mortgage payments go to NJ., Tax Payments come from UT., Hazard Bills paid from SC. You send general inquiries to MN. Mid-August I was locked out of my TB&W loan on their website. Sent inquiry - no response. Called - no response. 3 days before mortgage payment due, I get a letter from TB&W stating my loan is being serviced by CENLAR. I quickly stop payment to TB&W and re-direct to CENLAR. I get my account set up online with CENLAR to monitor the activity. Then I notified my Hazard Insurance company as to where to send my current bill - which was due at the end of August. Mid-Sept., Hazard Insurance company calls me up stating that CENLAR declined to pay the bill, and told the insurance company that I am personally responsible. Insurance company changed their records, and are now coming after me. I had insurance company change it back, because it is in my mortgage loan papers that my escrow account, now being held by CENLAR, is responsible for paying the bill. Insurance company is very understanding, and changed the info back at CENLAR, and re-sent bill. Again, CENLAR rejected. I got on the phone with CENLAR, and they gave me a fax number to give to my insurance, to fax the bill again. The number CENLAR gave me though was for their PMI department (I forgot which state that's in). I looked up the Hazard Insurance fax, and my insurance company faxed to that number. Every day I have been calling CENLAR, and every day I get a different response - fax the bill and it will be paid; fax the bill and wait 24-48 hours. Crap hit the fan when CENLAR told me that TB&W told them that I am responsible for the bill, and that I have to wait until Mid-October before CENLAR makes a decision. WHAT DECISIION!! I faxed them my loan paper that states ESCROW PAYS THE HAZARD INSURANCE! I got the name of a manager, and customer service stated that I fax to the manager, and they will pay it 'without review'. That was three days ago! Nothing has changed - I get the same response - I am responsible for the bill! YOU HAVE MY FUNDS!!!! IDIOTS!!! They are all hiding under that 60-day window of getting their system up to date. If someone is charged a late fee, CENLAR will pay it, under the 60-day window. Where's the funds coming from to pay everyone's late fee? To date - they have received my insurance bill 5 TIMES!! If something was to happen to my home that needed insurance comverage, do you think the insurance would settle? Technically, I am without insurance - policy period ended at the end of August! I stated on my last fax to them that I will file a complaint with the BBB (yes, go have a look at their rating - 'F'). Complaint has been filed. Has anything changed? Nope. Yes - I am all for a law suit against CENLAR. I have a contract to pay funds into escrow - contract is not being honored by CENLAR to pay my insurance bill. They have all the info they need to make a decision TODAY! But, they will wait until Mid-October, and make the decision then, along with the other 250,000+ loans as well.

The Taylor Bean Whittaker situation was bad enough, but we did not know who had our mortgage or escrow dollars. We had to call around, but they certainly cashed our checks. Now we are moving our mortgage to our bank and we found out our taxes were not paid. We have been trying since August to have someone at Cenlar help us, to no avail, the worst issue of all was we call customer service and guess where the calls are going to INDIA, that's right INDIA they have an overflow center for calls. Our taxes are still not paid, we do not know the status of our escrow account OUR MONEY. I'm telling everyone please check your accounts. There are no words it is past frustration. We are seeking legal counsel

We received a check from our insurance company and TBW was on the check. We had a massive hail storm and have over $12k in damage to our home (right before TBW went under). I can't cash the check since CENLAR will not respond to me to tell me what to do with the check. I am DISGUSTED with CENLAR and am in the process of trying to get my mortgage moved. I was very happy with TBW, but CENLAR is a joke! They should not have agreed to service TBW loans if they could not handle it.

We too had our mortage transferred from Taylor Bean to Cenlar. Fortunately we have had positive results. A week after receiving the letter from Cenlar, we had our account number, signed up on the internet and our Septeber payment has processed. Now our August payment which was paid to Taylor Bean was never cashed so we are still waiting for that to happen. I must say that Cenlar has been nothing but helpful. Give them a chance. Taylor Bean was the worst, and I mean worst mortage company my husband and I have ever worked with and I mean that sincerely. Realize they acquired, what, 260,000 loans from Taylor, I really thing they are trying to do their best.

We to had our home loan through tbw. Never had a problem with them. We have never had a late payment. This month we never received a bill from TBW, got on the website to find out that they went under and we are now with Cenlar. We have no account number and nothing has been sent to us by wither TBW or Cenlar. Cannot registar on the Cnlar website because we do not have an account number. Have tried for three weeks now to get ahold of someone at Cenlar and I cannot get ahold of anyone! I get either a message or if I call the other number it rings and then sounds as if its being transfered and then busy signal. I am afraid to just mail then the payment and I am even more worried about the escrow account. Will they pay my insurance and taxes on time? Its hard to believe that they will when I cant even get a simple account number. I feel that this is all their errors (TBW and Cenlar)and yet I am the one doing all the work just to try and give them money! As the saying goes time is money! I dont think I should even have to make that payment due to the time I have wasted on this so called company. Class action suit would be great. We are in a position that we cannot refinance as I quit my job to go back to school. Now it looks like our only choice is to sell our house in this market. What a joke. Expecially because we have great credit. Thanks for nothing Cenlar!!!

Like many of you I had sent my September mortgage payment to Taylor, Bean on August 22nd, before I received the letter saying my account would be transferred to CENLAR and the cutoff date for Taylor Bean processing checks was August 12. Well, my check still hasn't been cashed by anyone though an extra payment I sent Taylor, Bean on August 5th was cashed by CENLAR. I didn't get any reply from CENLAR to a letter I sent them on August 25th. I started emailing them on Friday Sept. 18th so it's too early to know if they're going to answer that. I'm just sending my October payment and apparently won't owe any additional fees on the Sedptember check if it doesn't show up and I have to send a replacement check because of ther RESPA law. But this is really a Keystone Kops occurrence! I almost expect indictments of the Taylor, Bean people. It sounds like ENRON. They had a lucrative business and blew it. Good luck to you all. I also had just set a closing date for "home affordable refinance" with TB&W when they were closed down. Cenlar is a joke. I finally got through to them this a.m. and the guy said "we don't do refinancing, we only service mortgages held by other companies." I send e-mails to their customer service with my cell phone to contact and they call my house and leave messages!! They must all be stupid! Anyhow enough venting.. I have been attempting to conact CENLAR for 3 weeks now. I spoke with a Therese who appeared very helpful, an indicated that she would send all of my info to the modification dept and I should hear in a few days. Its been a week now. I have sent numerous emails and attempted calls numerous times. No response. I just sat on hold for 45 mins, then some guy picked up, said Hello, then hung up!! Been on hold again for 30 mins. Just when I thought Taylor Bean was bad, in comes Cenlar. As others have noted, they've promised all sorts of things such as vouchers, grace periods, and letters for customers to sign to allow continuation of autobilling but none of the promises have been kept. I'm still getting a massive auto charged T&I "escrow" charge on my account since TB&W (who did it twice within 6 months and I've always been current) and have no way to stop it. It's also frustrating to know that you're dialing into some massive Indian call center (listen carefully to the background) with no real ability to get your problems fixed. It adds insult to injury. This was of course, before things went downhill from there. I got used to calling in 50 times to get a ring followed by hours of waiting but as of today, all the lines seem to go into a black hole. When you get through and punch in your account number, all you get is silence followed by a disconnect. Great. Time for a stop payment and legal action.

We too have been struck with this TBW mess. Still haven't cashed Aug. payment, can't get a hold of anyone. When you call the number 1-888-225-2164 it just goes to a busy signal, never even rings. Can't get a hold of anyone. I'm seriously worried how this is going to affect our loan. We need to refinance with someone else. It's obvious we are not in any better of a situation with this company. They need to be reported to the better business bureau. Our loans need to be placed with a company that can service us properly. I'm truely scared about what is going to happen. We have worked to hard to get our home, to loose it because of this stupid company's mistakes. Someone needs to take charge of this situation before it spirals even further out of control.

I have tried to call and get the problem fixed but I can't understand a word the representative was talking about. I tried to tell her I did not authorize a second payment, her reply was when you made your payment by phone it gave Cenlar the authorization to take payments out of your checking account. When I explained to her I made my payment this month she basically said oh well too bad for you. My only recourse at this point to close my checking account and open a new one so they don't have access to my funds. They said that they received some 230,000 mortgages from TBW so everyone is calling them and they are just swamped. While i was on hold, i registered on their website (afraid of providing the info) but once i registerd, i saw my information there and i verified that everything was correct. While i was doing this, i got through to a very helpful lady , Liz, and she told me its a mad house there now. She also said there will be no late payment fee, credit reporting if you are late in paying mortgage for Aug and Sept because of TBW mess. I read this message board and was angry but after talking to them i realized that there is nothing they can do. Once I got the correct number from the web-site I talked to a very helpful and courteous man who said that the August automatic payment that TB failed to take will be posted to my bank account tonight 8/21/09. No need to write a check. Also under the Fair Credit Law no negative reporting can be made to credit agencies for 60 days after they purchase a mortgage. We were within four days of signing loan modification papers when TB went under. (Guess I should be glad they didn't get a chance to mess that up). Cenlar's service rep said they would honor loan modification agreements that TB had in process, BUT they were having trouble getting the documentation from TB (Surprised?). He estimated that it would be 7 - 10 days before they knew what they had. So, if you have an automatic payment, sit tight and don't write a check also. If you were in loan modification, hold your breath. It could be a couple of weeks before you know if your TB documentation made it to Cenlar. The customer service rep also said that if for some reason the documentation gets lost, they have their own loan modification process that you can go through. Of course that means that you will have to dig out all that paperwork that you sent to TB. I'm going to go have a beer.

I received my letter today. Never have had any dealings with Cenlar, but I find this is really scary! With all the stuff that has been going on with mortgage companies, how do we know that Cenlar won't call in everyone's loan as one of Obama's behind the scenes socialist tricks? Look what happened with the "Cash for Clunkers" (ask the car dealers who are being ripped off and haven't received their payments. Is this another scheme by Obama to make more auto dealers go out of business?) and the Cap and Trade. Folks, this is very scary! The best thing to do, if you can do it, is to refinance as soon as possible with a local company. This is what I am going to do. This transfering of my loan is like a shot in the dark - just out of nowhere, no notification from TBW! Doesn't this raise questions about what the govt. maybe trying to do with some of us? Yep, this is really suspicious. This has never happened to us and we have owned and still own several pieces of property in Ky and Tn. WHATEVER YOU DO DON'T LET DOWN YOUR GUARD, SOMETHING IS UP!

I was also with TB&W & was transferred to Cenlar. What a joke. I have tried the same toll free numbers that are worthless for a whole week. Can't get anyone & it will disconnect you. I have been trying to make my payment to someone since Aug. 1oth with no luck. I am not going to blindly make a payment somewhere until I speak to someone that can reassure me I am sending to the right place. I will refinance as soon as possible.

The hold time for Cenlar reps will not be as long starting next month. I was smart and held onto my august payment until I got their statement which I got last week. I mailed my payment off and got confirmation it was paid today. If you made your payment to TWB see if it has been cashed. If it hasn't cleared maybe you should contact your bank and put a stop pay on it.

The letter I received from CENLAR clearly explains how to make my mortgage payment. In my case, I don't need to do anything because the auto draft I had with TBW will continue with CENLAR. If you don't have the auto draft service, send your payment to CENLAR. If you have sent your payment to TBW, don't panic, CENLAR will not consider you late until it has been 60 days after the transfer.

Cenlar is awful. When you call, it will ask you the name of who you wish to speak to. Say Nancy Kelly. She can at least pull up account info. She'll say she is gonig to transfer you to CS, tell her NO as they never answer. Amazing how hard it is to reach a company to make sure that they received your money. Freaking amazing.

WOW, Both TBW and Cenlar are worthless. I had a tree hit my house and I have to send a check to the mortgage company to get signed so I can fix my house. Since you can never get ahold of anyone, I guess Ill just let my house rot and quit paying on it. I also applied for the stimulus thing in April. Never heard anything and no one would help at TBW.

Like a lot of you, I received a letter from Cenlar, on Aug. 24th 2009, stating that my loan with TBW had been transferred to them and that all payments made after Aug. 12th were to made to Cenlar. First, I stopped payment on the check which I had just sent to TBW. Then I called TBW. I had to wait on hold for about 30 minutes to talk to someone(as usual). I told the woman about the letter I had just received from Cenlar. The woman I spoke to told me I needed to resubmit my payment to them (TBW), and not Cenlar. After that, I called Cenlar (which I was on hold for another 30 min.). I explained the situation. The woman I spoke to there told me to send my payment to them (Cenlar). Then the woman told me that there's a 60-day grace period for making payments, which means there won't be any negative reports during that time period. As of right now, neither company has received my mortgage payment for the month of August. I guess I won't worry about this for at least a few days. At least I know where my mortgage payment is, and that is IN MY HANDS. Don't give up trying to get through to them. Just be prepared to put your call on speaker, so you can do whatever you need to do while you're waiting.....

I dont understand why everyone is trying to call this company as soon as our loans transfer. TBW had billions of dollars in government loans which equals to over a million loans. Dont you think with everyone getting these letters EVERYONE is trying to call. I know not all of the loans went to Cenlar but I refuse to call until mid September when their lines free up. My loan has transferred through 6 different companies and if I only learned 1 thing its that you dont call the new company within the first month. You will save yourself alot of aggravation and frustration.

We were a mortgage broker for TBW. We have several customers contacating us. Only 2 customers so far have received letters. Other customers are contacting us to help them find out about their mortgage. If you call the 800 number listed above and hold on the line you will be taken to the automated system where you can put in your last 5 digits of your SS# and your zip code and find out if your loan is with Cenlar. Then you have other options such as make payment, mailing addresses, fax numbers, etc. If you press 0 for customer service you will get a busy signal. This may be because they are on EST and we are CST. I will try again after 11:00 CST to contact someone at Cenlar. This is also very frustrating for brokers who are trying to help their customers.

Okay everyone- Cenlar is only getting TBW conventional loans that were current. The 800 # is not working today but the 609-883-3900 is. I just spoke to them & they were helpful. The problem they have is that they don't yet have everything loaded in their system & TBW transferred thousands of loans to them. They say they will have everything loaded by the 1st. No late fees or credit bureau hits are allowed per the fair credit act until 60 days after transfer date. Also one final note- if your homeowners was due during this transition (as mine is) you may have to pay it & get re-imbursed. Mine is due on 8/31- TBW did not pay & Cenlar can't pay till after the 1st. Also be aware of this possibility- I tried to pay TBW on-line on 8/9/09- got confirmation from TBW but money never came out of account. I stopped payment on that draft but Cenlar thinks I am due for my Sept. payment. I know that I owe Aug. & I'm sure they will find out too- but keep in mind they may have some posting errors we need to watch for.

I did contact my mortgage company to re-fi because of my situation and tried to switch to a FHA loan. Until the market went down 30% I did have equity in my house.

Cenlar has no clue what they are doing. We could see that we would be in financial trouble in the next 6 months and started a loan Mod process with them. I told them that we were trying to be up front and avoid issues. Well after 5 months we were right where we predicted and can't make our payments now and they are non responsive to the multitude of phone calls and paper work we have submitted to them to modify our loan. At this point we are going to let them have the house back as they left us no choice and now messed up our credit in the process. You try to do the right thing and they could really care less.

I did a workout plan as reqiested to eliminate foreclosure; have not gotten a response and no one answers the phone. I continue to make payments and they continue to return my money. I am anxious to find another bank for my mortgage under President Obama mortgage plan. Hope I am successful. Don't do business with Cenlar; too unprofessional and non-responsive.

Wow...as I read through these comments, I'm reminded of my own issues with Cenlar. I too was with 1st Palm originally and my paper was sold to Cenlar. After a divorce, triedto work something out with them for 8 months whcih entailed sending paperwork time after time, returning dozens of calls, and waiting on hold for an immeasurable numbers of hours as well. All to never be responded to and eventually be placed into foreclosure. Even my realtor cannot get anywhere with them and she has had several opportunities to sell the home in question, but cannot do so without their cooperation. I feel my only option will be to sue them and take them to court. Who knows, maybe I'll win a suit large enough to restore my losses and credit rating...anyone want to join me??

They will not give me all my options available to help save my home.

CENLAR is a den of thieves and liars. They will attempt to access extra charges whereever and whenever they can. Talking to them is an excercise in futility.

Cenlar tries to help you and not hurt you or take your home when you fail them. Just be honest with them !

Our loan was "sold" to Cenlar and it has been a struggle to get them to listen. The operators are nasty and very pushy - we have refinanced and are VERY HAPPY not be associated with Cenlar.

I have not been satisfied with them, with 1stPalm Financial my payments were drafted from my checking account for the whole 13 or 13 years I was with them , never a late payment. It has been a struggle trying to get Cenlar to except my payment to be drafted from my checking account.

Impossible to get info from except by mail, and then on receipt, find that all info is not included. Phone bank operators cannot answer anything other than a basic question. Once they take your loan servicing, you are totally unable to access info about original loan. Guess it's designed to be that way. The frustration is beyond description!
