Don't have enough room here to say how bad this company is. They HAVE to have trained their sales people in misdirection. If you're not careful, they'll have you believing that the "side loan" with your mortagae is actually a good deal at 19%. I was incredulous....I challenged the Beneficial rep on this and she acted offended I would even question them on their loan practices. My suggestion....before going to Beneficial....file banruptcy!!!!!

Since we declared chapter 13 they will not communicate with me at all. We got behind 3 months and the wanted to lift the stay. We caught up but are now one month behind they will not talk to us about helping us in anyway.

I have had absolutely no access to my account,no statements,or contact from this company! I am at my witts end with this! It's been almost 4 years! Know any good companys in springfield oregon?

I pretty much have the same stuff to say, we refinanced/consolidated our debt, went thru hardship had to file bankruptcy AND still can't pay our mortgage. Contacted a third party (Acorn Housing) to process harship paperwork....we shall see what happens!

by Anonymous From Canton, OH on July 29, 2008
They have worked with me but now I'm paying close to 400 more a month for attorney fees they attached to my loan for 12 months. My mortgage payment is more than one of my take home pays a month. I have other bills to pay and am having a hard time with this. The interest is 10% and they will not lower it.

Got one month behind due to poor economy and surgical bills. Two years later am still paying for that past due payment with high interest rates. We were under the impression that we could skip one payment and tack it onto the end of the loan. No such. They really get you in the end if you know what I mean.

They have never been willing to assist with any solutions to bring my account current. Any attempts to pay anything that I was capable of paying were denied. The last person I spoke with told me that he couldn't do anything else for me unless I could make the account current on the phone with him right then.

There are too many chiefs and not enough indians! One office doesn't know what the other office in another part of the country is doing. You can never get a manager and one manager has never heard the name of the other manager. Very few speak English well which is important to me when I am discussing the most important bill I have

2nd mortgage was at a very high rate, which was one of the reasons we were experiencing trouble making payments. Was also in process of waiting for disability decision at this time.should not have lent me 2nd mortgage with that high an interest rate, knowing I would have trouble making payment on 2nd mortgage.

When I needed them they were not of any help to me. I informed them of my situation and they never even advised me of short sale or deed in lieu of foreclosure. I had to check around to see what I could do.

They have bad bussiness practices. They even hold onto payments purposely. They say they do not have to cash them if they do not want to.

We refinanced w/ Beneficial and also got the "Home Equity Line". Our house appraised at 110,000, however they loaned us $128,000 with 11% interest. They made it look good, because it looked as if we could pay off everything else and only have 1 payment per month. They do make it look good, however there is nothing good about Beneficial. BENEFICIAL SHOULD BE INVESTIGATED BY THE GOVERNMENT!!!

Beneficial is a company that is making Americans Poor, we had a personal loan with interest rate of 21%, we paid $250/mo. and $117 went to interest every month, and now that I can't pay the bills d/t hardship, they are unable to help, so we will be filing bankruptcy

The person that gave him the loan no longer works with the company. He told my spouse to come back in six months and he would refinance the loan. The manager of the company ran my spouses credit and said that ther was nothing that they could do for him.

I refinanced with Beneficial and was told that within 6-8mos I could do an in-house refinance. When that time came they told me that they couldn't do anything for me because my loan was 100% and no houses were moving in my city. I could not afford my mortgage and decided to sell. I had a buyer that wanted to assume the mortgage or have me refinance and add him to it. They would not work with us at all. Eventually, my buyer got tired it had been almost 3mos. I had no choice but to try and keep my head above water. Eventually, I got caught up in Payday loans and got a car title loan and still I fell behind in my mortgage pushing 90 days with each month. Luckily I was approved for the hardship program which reduced my payment by $400 for 6mos. My time is almost up and I am wondering if I can refinance with a hardship program in my past. I know I will not be able to afford the mortgage again and selling is harder to do now than it was then. I am worried that no one else will take a chance on me with the smear on my credit. I know being late by 60 days is bad but what about the Hardship Program status as everyone knows it's a program for homeowners facing foreclosure. I really need to get out of this high interest rate mortgage. Anyone have any info on what being in the hardship program does for your credit status? Is it just as bad (looking) as having foreclosed in the eyes of other lenders in lending world? It would be nice to be able to refinance in-house with Beneficial but that's probably not going to happen for me. Thanks for any helpful info.

I am a loan officer and I have come across a lot of customers that have been misled by Beneficial. One case in particular really rubbed me the wrong way. These customers had just closed on a loan at 11.2% interest rate with beneficial and were *5 years old with 670 credit scores plenty of equity in their home. I got them approved FHA at a 5.75% fixed lowering the beneficial payment by 300 dollars a month. They told them their escrow were included in their payment which after reviewing their closing docs wasn't also they were telling them its fixed when in fact it was a 3 year arm with a 5 year prepayment penalty. I faxed in the cancellation form to the beneficial office and they had the nerve to call me and say their deal was better than mine because my closing costs were 2000 dollars higher which was due to their escrow account being paid so that they would be included in their payment, My customers are on a fixed income of 1900 a month beneficial s payment was 1050 a month mine 750 w/escrow! STAY AWAY FROM THIS COMPANY

By the way I tried to work it out with them from September - December. I applied for their hardship program. First, they kept telling me they had not received the paperwork. I faxed it over and over in a weeks time. Then I sent it overnight mail with a return receipt and with that submission came a letter of denial. They have been unwilling to work with me. I have tried everything to refi prior to coming to you.

For almost a year I made double payments on my mortgage. I have recently gotten behind due to a child having emergency surgery, changing jobs, and paying college tuition for another child. Beneficial has refused to work with me and is threatening to foreclose on my home. They refuse to accept anything less than the past due amount or arrange an acceptable payment plan. I refinanced with them over 5 years ago and have never been behind on payments. I also need to mention that when I refinanced they also set up a "home equity line of credit" that I recently found out is no such thing...it is a revolving credit account that I have no access to!!! In addition I have been turned down for refinance through other companies because for some apparent reason that cannot be explained there is a ridiculous amount of deferred credit on my account that they refuse to remove. Lastly they have been very rude and inconsiderate during my phone calls to and from them. DO NOT DO BUSINESS WITH BENEFICIAL.

by Joe Zimmerman From Las Vegas, NV on January 04, 2008
Please don't do business with this company. This is predatory lending at it's best. They thrive on people with low credit scores and then screw you blind

by Anonymous From Paulding, OH on January 03, 2008
We have two loans with them and our mortgage is constantly behind because they come to us twice a year and ask for interest advance payments of at least 2500.00 We are a family barley living paycheck to pay check and after a recent foreclosure looming over us we have know got payday loans that have us further into quick sand. I don't wish this company on my worst enemy

Beneficial granted me and my wife a loan to help get us back on track ,our payments were there until i was hurt and needed surgery for my shoulder . When i contacted them and explained what going on and inquired about the disability insurance we had on the loan and they had stated that i only had unemployment. I was outraged and couldn't make any of the payments because they were unwilling to help and lied to get us to sign.We would have never taken the loan if we didn't have a safety net and insurance covering me if i was ever hurt or unemployed. They will deny and lie to make sure your in default. Stating that there is no such clause to help when your unable to pay due to a set back.

by Anonymous From Greenwood, IN on November 12, 2007
I got a refinance loan with a high interest rate from them. They told me I could refinance a year later at a lower rate after proving to them that I could pay on a timely manner. I went back 18 months later to refinance and they sent me a letter saying that there wasn't anything they could do for me.

by alan From Danville, VA on November 09, 2007
We were given an excellent proposal only to have everything show up different on the final paperwork. The guy we were working with called and told us the loan was approved and go over all terms. Two hours later, when we got there, EVERYTHING had changed with no real explanation. We felt obligated since the lawyer was there and were basically forced into to doing the loan. This company is terrible!!

We are currently selling our house which has a mortgage with Beneficial. We have a cash buyer and Beneficial is interfering with the close of the sale. They play phone tag by not retuning calls. Our buyer is anxious and our real estate agent is dumbfounded by Beneficial's reluctance to assist us, with this transaction. They are the worst.

by Sandi From Orange, MA on August 28, 2007
We have been doing business with Beneficial for over 20 years. We have had a few personal loans and now our mortgage through them.Other than their high interest rates, we were very satisfied. As of the last two years, Beneficial has been the worst bank I have ever dealt with. They have lost a payment, accidentally withdrew money from the wrong account costing us over $400. and have been very unprofessional and unhelpful. If we ever get our present mess taken care of with them and can refinance with someone else, we will NEVER DO BUSINESS WITH BENEFICIAL AGAIN!!!

by Anonymous From Toms River, NJ on August 25, 2007
Service is average with Beneficial. Unfortunately I am at this website, due to lack of cooperation and non-speedy return phone calls in the past.

by Marie From Granby, MA on July 22, 2007
We got behind due to a layoff. They would not work with us - and our payments are too high to pay them, plus the back-amount owed. The hassle us every day and treat us like we are stupid.

by Anonymous From New Paris, IN on April 05, 2007
The initial process was great but once we got behind on our payments cooperation was not what I expected
