When my husband lost his job I contacted them before the first late payment and many times after asking for help with a loan modification and was clearly advised that they did NOT have to assist and payment in full was the only answer they'd accept, which I obviously couldn't give them. We've lived in our home for 16 years and prior to the past year + we'd never even made a late payment!! I'm now out of work pending disability and without medical insurance. My husband has a job now but is grossly underemployed and without medical benefits. I wonder if this is what the depression felt like to those who survived it????

Job lost, they kept denying a hardship, would not modify our loan. They said, "we don't have to! We did not get help from the government." They are horrible liars!!!!! I have a disabled 6 year old and medical bills out the wazoo. I have 3 other children, too. They are horrible liars. I am obviously going to be foreclosed on and still feel like I will never be rid of these criminals. I know they have been under investigation and HSBC stands for Hong Kong Bank of China. Sure wish I would have known this. I cannot afford 1600 a month. We only make 3800. We have 4 kids, high utilities in this town, our mortgage, food, etc. They said we can afford it. Really? We can barely afford gas to drive to work in our piece of crap, old cars. Our credit is ruined.

We took out a loan for 12,300.00 with disability ins. and death we were told it would pay even if I lost my job forever the ins. would pay the loan they paid for less then six month . Then they stopped paying now we owe more on the loan then when we took it out three year's ago. No matter how hard up you are for money Do Not get in valved with those people. you will get screwed and not even a Kiss/

they made modifications to my mortgage without my permission. They used to accept partial payments, then when enough was sent for a payment, they would apply it. They changed this without informing me and no longer accept anything but a full payment. Now they want over $6K before they will talk to me about my account.

The problem with this company is their employees are not well educated with their mortgage system. When asking questions you will get a different answer from each collector or customer service or they just cannot answer them. I have asked to speak with a supervisor they refuse to transfer you.

I am sorry that i ever got into bed with this company. I have lost income due to space industry layoffs. After a year of supposedly lowering my interest from 9 to 5.25 percent, i realized that they did not really lower interest because the balance of payment not paid was being tact on to what i owe.????! I have had enough with this company. I have requested deed in lieu. If they play games, they can foreclose and shove this condo where the sun doesn't shine.

by Faith From Millersville, MD on April 18, 2011
These people are the WORST. I have lost 35 percent of my income. I begged for a modification - they had every excuse in the book not to work with me. They all but told me that they are looking to get rid of loans that are "upside down" regardless if the customer is making the payments. And THEY are the ones who granted the high interest ridiculous loan! STAY CLEAR OF THIS COMPANY

Beneficial, what a bunch of schemers. I am current on my mortgage but even so they try to make it hard on you to make payments. They have no branches here in Indiana. So I want to schedule my payment but I can only schedule the payment online 14 days prior to the due date. I figure this increases the odds of you forgetting to make it. I almost thought about changing my religion to voodoo and pray that plague would fall on all the leaders and their children of this horrible company. their offspring will probably be as evil and greedy as they are. Pain and suffering to them all.

Taking out a home equity loan with Beneficial was the worst mistake of my life. My judgement at the time was very unstable since my daughter had just passed away with cancer. For the past ten years I have only managed to pay interest. I started with a 20,000.00 loan and now owe 22,000.00. I am desperate.

by Anonymous From Eden, NC on March 17, 2011
The worst company - will not work with you in these hard times. Talk to different people that say they are recording the conversation - yet when you ask them to pull it back they give some off the wall excuse. I wish someone would have told me about them.

by Anonymous From Waxhaw, NC on February 13, 2011
All i have to say is,This is one of the worst lenders out there !!!!! do not repeat do not go to them for anything !! you will be sorry !i have gone on line to pay my payments and have been locked out on more than one occasion. You have to re register every time. Which is time consuming and when you have to make a payment quick. Your not able to. Watch them they're sneaky and crooked as heck!!!

We applied for their hardship program in July. Have been denied 4 times. My husband's hours had been cut, we were paying off loans and credit cards which they will not count as income loss. Never return calls, send back partial payments. We are working with lawyers now to save our home. I wish I NEVER heard of them!

I agree with all the comments that Beneficial WON'T work with you. They send partial payments back. You have to explain your situation EACH time you call because you talk to someone completely different each time. They try to call you several times a day & most of these times they do NOT leave a message! I received notice that my foreclosure was dropped in July 2010. But, I've not received any statements from them. This makes me wonder what is going on. They WON'T answer my questions via e-mail. And, when I recently called a phone number, I was transferred around 3 times & that department was closed. I don't think anyone knows what the he** they are doing.

by Anonymous From Winchester, VA on November 08, 2010
Their hardship program is a joke. You have to reapply every 6 months, you get different answers each time, talking to different people at the company. They pursued me for a refinance loan which raised my interest rate from 5% to 8% and monthly payment from $1600 to $2100. The lady asked me to write a letter saying I babysat for extra money because it would help the loan go through more easily.

Bottom Line: Beneficial,Hsbc should be investigated and why they are not is beyond me. i have contacted FTC,state senator, governor etc.. Beneficial forced us to file Chapter 13 after my husband lost his job as to no fault of his own. everyone who had them for a mortgage knows exactly what they do! absolutely nothing. we were never late on payments and were not late when we had to file Bankruptcy. now we do not get any statements mailed and forget trying to get one. you call them and you get india or whatever. how they get away with their lies is despicable. the only help you get from the USA is if you had Freddie and Fannie. HSBC know they can get away with whatever they want.

This company sucks and I would highly advise anyone who is a first time homeowner not to use them. They claim they can help you out and make things worse. when your home goes into foreclosure , their is so many operators, at beneficial, that you have to discuss your information with each of them, instead of one person, some of them don't understand a signed form letter with a notary stamp from your state, is the power of attorney authorization. dealing with beneficial in this time of desperate need to help my mom save our home is very sad, to see american people trying every which way to save our home, from foreclosure, i'm trying my best, to save our home on behalf of my mom who is in the hospital at the moment.

They told me it is not their fault that my mother died and I should have better financial management skills. Actually, one woman actually laughed at me when I explained my situation. I honestly wish that I was not sitting with negative equity and had the ability to refinance. worst company I've ever dealt with. I have had a loss in hours which has cut my monthly income in half. I called these people up to let them know I could no longer afford the monthly payment. They pretty much told us they didn't care if we couldn't afford it. there is nothing they could do for us. Our pmt is 921 on a 78,000 loan. They did drop it by 100 as if that was really going to help us get by. they are crooked and i bet if everyone gets together and had a lawyer look at all of the loans they would find 90% of them to be fraud in some way or another. i hate beneficial. oh and did they tell anyone else they didn't except Obama's bail out plan, that's what they told us.

by Ron Bowlin From Flower Mound, TX on May 05, 2010
Continual contradictions from one phone conversation to the next. They conveniently tell me they've mailed information to me regarding my hardship application, when actually I've received nothing. Then they allow the time to expire and cancel my hardship application - they did this twice. I requested a payoff just this week and upon receiving the payoff, the balance is $35,000 MORE than what shows on my monthly statements.

This is the worst company we have ever encountered! They made promises and never kept one of them. They told us they would give us a loan that we can afford - LIARS!! Long story short, they are horrible! They stuck us with a loan we COULD NOT AFFORD then said well, pay on time and we will re-finance free of cost. Yeah right, we never made it that far. We told them we were sinking and they don't do a thing. They give us the government #'s to call but they DO NOT participate. I It's a vicious circle. WHy the hell do they give those #'s out and they don't even participate in the programs! Every time we call, it's a different person and have to go through the same story. When we took out the loan, we THOUGHT that all of the taxes and insurance were included. NOT. yes, we thought we read everything right. We were also told that if we made payments every 2 weeks we would be able to get a better interest rate. That did not happen. Also, not too long after we signed papers, they closed the business near us. I think they are raping us right now. My credit was excellent before.

Beneficial Finance, They very rude, they have no human compassion, they treated me very bad. They don' care, . After all the stress of explaining to them home situation, the conversation got worse, The lady humiliated me, and told me if I could not pay the to give them the key of the house, and If I could not pay for the car, to go ahead. and returning to the dealer.

by Joyce Cain From North Augusta, SC on January 23, 2010
We have found the people at all spectrums of activity of HSBC to be rude, arrogant, non-caring and totally unwilling to work with us in any capacity to be able to keep our home. Further they admitted they never took into consideration any kind of living expenses when they made the outrageous loan that they were going to redo and this should have been illegal. We cannot get a copy of the appraisal from them and have been trying for several weeks. They refuse to accept any kind of payment on loan and want it brought up to date immediately. This is impossible with the condition of the economy, we cannot earn any more money at our age and if we could work, there are no jobs. What on earth are we to do?

this is the worst company i have ever been involved in. we had a house fire and beneficial told us not to make payment but to use our payment to help rebuild the house so it will be livable again. after we got our house rebuilt we got in touch with beneficial so we could start getting caught up again. this is where they told us that because we were behind that foreclosure has already started the next thing we knew we were listed in the paper the house was being sold on the sheriffs steps in 1 month. we tried to work out arrangement and they wanted no part of it. we are now filing bankruptcy and these payments are even higher and we can't even make that what the hell are we supposed to do now. also they included in our payment their attorney fees which is another 40,000. why do we have to pay for an attorney when their company has attorneys i think this is another scam so some selfish S.O.B. can sit back and relax if anyone can help us we would greatly appreciate it. if beneficial would eliminate those ridiculous attorney fees i have someone that will buy our house.

I usual don't ever post on these sites, but for BENEFICIAL I will. this is the worst company I have ever dealt with. They were wonderful when we tried to get the loan but then when financial difficulties kicked in they were horrible. They lied at every turn, they would find a reason to deny the hardship requests and finally I had to file a compliant with my local Equal Housing Opportunity Branch to final get someone to listen. They agreed to reduce my rate for 2 year, however I am trying really hard to get my credit in order before that time to refinance away from them, cause I know after that 2 years is up, they are going to SCREW ME! I have 2 loans with this company,I have to rate them as one of the worst companies in the world to do business with. I called today to try to work out a payment arrangement with them on my loans. I was explaining that my income has dropped by 50% this year and I cannot afford the payments at the high interest rate they are charging. I was speaking to a rep in their hardship department. He said his name was Curtis Richardson, and he has to be one of the rudest people I have ever tried to talk to. I was informed that I was not going to be able to apply for their hardship plan and when i asked to speak to his supervisor I was told no. I contacted the lender in May, asking for hardship help, it took three tries before I was denied. I have been contacted once for collections and agreed to pay $1,400 as a goodwill gesture on November 17. The money was supposed to be paid out of my checking account, but was not withdrawn. When I called today (11/26), I was told that my account was flagged because I had put a stop payment on my automatic withdrawals,in order to save overdraft fees. On 10/26, I faxed again a hardship application to the lender with no answers. I was told today that I had to call first and get a "preview interview" to see if I even qualified for the hardship. I am upset that a)I had called several times to find out guidelines, etc. The phone numbers given to me, were never working and I had to always go through customer service, who sometimes connected me. I was told today that although I mailed the $1,400 payment on what I owe, that would not preclude their foreclosure. I am trying to work with HFC, but 2/3 of my main income goes to the mortgage company at 9 percent.

For years we made a half of a house payments every two weeks, always on time. This July when my husband lost his job (which was 3/5's of our income) I called them that very day. I gave him our monthly expenses right there over the phone and our income. I was to then fax over proof of income and he said that within two weeks "hardship dept" should have a decision. The following week I was admitted to the hospital through emergency for a week. By the time I returned home from the hospital I had received a letter that my application had been suspended as they had not received the hard copy of proof of income. I sent the info to them as soon as I got back to work (which was exactly two weeks from the initial phone call to them) including my hospital discharge paperwork so that they would know that I was being completely honest, up front and acting in good faith. They then took three weeks to let us know they wanted additional information. I sent that in immediately and again they took another three weeks to respond. I placed calls to them at least twice a week but to no avail. They were nothing but evasive and misleading. All the while they kept telling me to keep the payments current. I have given them the same information over the phone repeatedly and they have promised that it's all been noted on my accounts. They were also told that due to my hospitalization in July/august I required surgery and would be on disability for 4-6 weeks and I gave them those dates also. It is now November 11 and they still claim that they do not have all the information necessary and get this.....their latest scheme is that they have no information on one of the mortgages. I explained that every time I faxed info to them I included both Loan #'s but they said that I was supposed to fax everything separately and twice. Once for each mortgage. WTF...don't they have a copy machine or anyone with an 8th grade education? When you receive a fax that has two account numbers you input the information received on both accounts. Oh no that's not how it works. I now have to send everything again and oh by the way you're behind on the mortgage can you make that payment today? I told her I would but since it's fall all the money has fallen off the money trees out back...so sorry. In addition, they received notice from us in writing in september that I was going on disability, one of the mortgages had the accident and disability insurance that we have been paying the premium on for years. They just told me today that no claim has been filed even though they knew this for two months! After claiming they couldn't find the policy and I pointed out that I was holding a statement in my hand showing the policy they finally found it. Now they are supposed to mail out in 7-10 days paperwork for me to complete and my physician. How uneducated and incompetent are all of the employees there or are they all just crooks! If you really were going to help someone you would have sent that paperwork out two months ago when you were notified that the policyholder was going on disability in the meantime they think I should make that payment with what? It has been just under four months since I first contacted them and we are in the same place we were the first day I called. I worked 17 years for a 40 million dollar insurance broker and never ever would we have even considered treating a customer this way. In fact had any of my employees been even half as inept as the people at beneficial, they would have been out of a job immediately! To top it all off their collections department is now calling my home every hour from 8 am. to 9 pm and guess where they are calling from....India. They cannot be understood much less trusted. The last one that called I explained that I am an american with a debt to an american company drwan up on american soil for an american home and I only deal with americans on american soil who speak clear, concise and coherent english. Beneficial is probably paying these poor slobs in india all of a $1 a week, slave wages because they are too cheap to take care of their american customers with american workers. There has got to be someone that these people can be turned into. If there is a lawyer or group that is going after Beneficial please contact me at msufan0804@comcast.net as I am willing to be part of any class action suit or group claims/actions against them. THEY MUST BE STOPPED!!!!! Lastly...a warning to all, if you are looking for a mortgage stay away from Beneficial/Household Finance/HFC/HSBC or you'll be sorry someday. If you have a mortgage with them and even if you are financial sound right now I would highly suggest it is in your own best interest that you do some research and refinance as quickly as possible with a reputable company that does care about their clients and is willing to work with them.

Refinancing was not offered and help with payments or allowing a grace period to restructure was not listened to. We did not have the ability to shop around and took a higher than normal interest rate, we thought it was because we were dealing with a manufactured home. At this point, we'll have to do the best we can for a few years until we can get to a bankruptcy court...the outlook does not look favorable.

I agree this company sould be sued. WE who have been screwed by this company should band together and do something.I learned this in 1986. I had 4 loans from them perfect always paid on time. Then took another loan and 3 months in I lost my job I did get behind 2 months and got so much harassment Here I been a loyal custmer and going through bad times. They didn't even try to help me. I started working again and catching up on my living bills home car told them I would be able to pay soon. They called my job Well I went to pay them and they would not take it and took me to court !!! Anyone want to gather together on this? Let me know I'm for it. It's time we stop laying down and stand up for our rights.

Why is this company allowed to be in business? Corruption based on these types of lending practices will only stop if people sue, create class action suits and Government steps in to represent those unable to afford representation against such a large firm.

Beneficial rejected payments from us, then filed a notice of default with the courts and are trying to foreclose due to these payments we can prove are 100% up-to-date. We have an attorney that appears afraid of this company and wants us to pay arrears that we have proven are not due. Worst company in the history of finance. I will live in a box, a cave, or a hole in the ground before I pay these people money I do not owe. Stay away from this company, they seem to be exempt from US law and will run over us all if allowed. Mr. President please help. I am in big trouble now because of their adding in taxes and modifying without telling me anything. I refinanced with Beneficial three years ago. Mortgae was(pay twelve months in a row without being late, the interest rate would drop. this would happen every year for ten years resulting in six percent interest rate). That was fine until we had fallen behind. In July of 2008 I had worked it out with Beneficial to pay my back taxes. This was a three way call, me, beneficial and the town I live in. At the end of the call it was agreed Beneficial will pay the property taxes. Five months later I am served papers from the sheriff saying the town was foreclosing on my house. I called Beneficial 100 times and redirected a thousand times with no help at all. I visited my local branch to ask for help with my situation and I might as well ask to perform heart surgery. She said she had know idea what to do and she would call someone. After a half a dozen calls she found who she needed to talk to. Even a branch manager had a hard time getting through to them. After all was said and done benefical finally paid the taxes that they said they were going to pa six months prior. In the meantime they jacked my interst rate to 9.75 percent, tacked my back taxes on my monthly payment. my monthly payment went ftom $2,150 to $3187.00. I applied for hardship and now my payment is $1832. Temporarily(six months). Now that Beneficial is closing up shop in the U.S. can you imagine how much harder it will be to get through to them. Is there anyone who knows how to get loan permanitely modified? Sorry for the rant but I,m sure you all understand. Good luck to you all!!!!!

At that time, we were given in writting our new monthly payment that would start on July 1. Since they were still trying to find our 90,000.00 in July we could not start the new program we were promised. Bottom line--we are going to court. This is the worst company ever! I feel royally screwed. They put us into a ten percent mortgage refinance a year ago and then said that we could refinance a year later with no closing fees at a "much lower rate", etc. I went in every month for three months recently asking for a refinance, esp. because my husband is in construction and was getting ready to experience a layoff. Every month they said that they could not help us. We owed more then our house is worth, etc. Now three months later my husband is laid off and we missed a payment. They called us a few weeks back saying they could refinance. Then they did not call us back. Once my husband got a hold of them their response was, "sorry can't help you because you are three months late in your student loan bills." Why call us in the first place then? During all of this we constantly receive "personal loan" shit in the mail trying to get us into more debt. Now I have contacted them and they say that we can apply for "hardship" on their website. There is nothing for "hardship" on their website. Can somebody please tell me what the hell they are trying to pull? If I had the money and means I would sue the shit out of them.

Loan Sharks! Like others who have posted here, I too am on Beneficials "hardship Program". I am also filing chapter 13 bankruptcy on my unsecured debts. I have asked Beneficial for a permanent loan modification, as foreclosure would not benefit them or me. To date, I have received no response from them. Their collection people still call wanting back payments (though I am on the hardship plan) and each representative states a different dollar ammount owed. Sound right to you? This company preys on those of us with less than perfect credit and screws us into mortgages we cannot afford. Due to the rise in foreclosures, I am taking no crap from them, if they want this house they can have it. If enough of their BS loans goes into foreclosure maybe they will go bankrupt and all of the rude jerks calling my house will be out of work and they will know what it feels like to get rediculous phone calls all the time!

I refinanced with Beneficial and was told that within 6-8mos I could do an in-house refinance. When that time came they told me that they couldn't do anything for me because my loan was 100% and no houses were moving in my city. I could not afford my mortgage and decided to sell. I had a buyer that wanted to assume the mortgage or have me refinance and add him to it. They would not work with us at all. Eventually, my buyer got tired it had been almost 3mos. I had no choice but to try and keep my head above water. Eventually, I got caught up in Payday loans and got a car title loan and still I fell behind in my mortgage pushing 90 days with each month. Luckily I was approved for the hardship program which reduced my payment by $400 for 6mos. My time is almost up and I am wondering if I can refinance with a hardship program in my past. I know I will not be able to afford the mortgage again and selling is harder to do now than it was then. I am worried that no one else will take a chance on me with the smear on my credit. I know being late by 60 days is bad but what about the Hardship Program status as everyone knows it's a program for homeowners facing foreclosure. I really need to get out of this high interest rate mortgage. Anyone have any info on what being in the hardship program does for your credit status? Is it just as bad (looking) as having foreclosed in the eyes of other lenders in lending world? It would be nice to be able to refinance in-house with Beneficial but that's probably not going to happen for me. Thanks for any helpful info.

I am a loan officer and I have come across a lot of customers that have been misled by Beneficial. One case in particular really rubbed me the wrong way. These customers had just closed on a loan at 11.2% interest rate with beneficial and were *5 years old with 670 credit scores plenty of equity in their home. I got them approved FHA at a 5.75% fixed lowering the beneficial payment by 300 dollars a month. They told them their escrow were included in their payment which after reviewing their closing docs wasn't also they were telling them its fixed when in fact it was a 3 year arm with a 5 year prepayment penalty. I faxed in the cancellation form to the beneficial office and they had the nerve to call me and say their deal was better than mine because my closing costs were 2000 dollars higher which was due to their escrow account being paid so that they would be included in their payment, My customers are on a fixed income of 1900 a month beneficial s payment was 1050 a month mine 750 w/escrow! By the way I tried to work it out with them from September - December. I applied for their hardship program. First, they kept telling me they had not received the paperwork. I faxed it over and over in a weeks time. Then I sent it overnight mail with a return receipt and with that submission came a letter of denial. They have been unwilling to work with me. I have tried everything to refi prior to coming to you.

For almost a year I made double payments on my mortgage. I have recently gotten behind due to a child having emergency surgery, changing jobs, and paying college tuition for another child. Beneficial has refused to work with me and is threatening to foreclose on my home. They refuse to accept anything less than the past due amount or arrange an acceptable payment plan. I refinanced with them over 5 years ago and have never been behind on payments. I also need to mention that when I refinanced they also set up a "home equity line of credit" that I recently found out is no such thing...it is a revolving credit account that I have no access to!!! In addition I have been turned down for refinance through other companies because for some apparent reason that cannot be explained there is a ridiculous amount of deferred credit on my account that they refuse to remove. Lastly they have been very rude and inconsiderate during my phone calls to and from them. DO NOT DO BUSINESS WITH BENEFICIAL.

Please don't do business with this company. This is predatory lending at it's best. They thrive on people with low credit scores and then screw you blind

We have two loans with them and our mortgage is constantly behind because they come to us twice a year and ask for interest advance payments of at least 2500.00 We are a family barley living paycheck to pay check and after a recent foreclosure looming over us we have know got payday loans that have us further into quick sand. I don't wish this company on my worst enemy

Beneficial granted me and my wife a loan to help get us back on track ,our payments were there until i was hurt and needed surgery for my shoulder . When i contacted them and explained what going on and inquired about the disability insurance we had on the loan and they had stated that i only had unemployment. I was outraged and couldn't make any of the payments because they were unwilling to help and lied to get us to sign.We would have never taken the loan if we didn't have a safety net and insurance covering me if i was ever hurt or unemployed. They will deny and lie to make sure your in default. Stating that there is no such clause to help when your unable to pay due to a set back.

I got a refinance loan with a high interest rate from them. They told me I could refinance a year later at a lower rate after proving to them that I could pay on a timely manner. I went back 18 months later to refinance and they sent me a letter saying that there wasn't anything they could do for me.

We were given an excellent proposal only to have everything show up different on the final paperwork. The guy we were working with called and told us the loan was approved and go over all terms. Two hours later, when we got there, EVERYTHING had changed with no real explanation. We felt obligated since the lawyer was there and were basically forced into to doing the loan. This company is terrible!!

We are currently selling our house which has a mortgage with Beneficial. We have a cash buyer and Beneficial is interfering with the close of the sale. They play phone tag by not retuning calls. Our buyer is anxious and our real estate agent is dumbfounded by Beneficial's reluctance to assist us, with this transaction. They are the worst.

We have been doing business with Beneficial for over 20 years. We have had a few personal loans and now our mortgage through them.Other than their high interest rates, we were very satisfied. As of the last two years, Beneficial has been the worst bank I have ever dealt with. They have lost a payment, accidentally withdrew money from the wrong account costing us over $400. and have been very unprofessional and unhelpful. If we ever get our present mess taken care of with them and can refinance with someone else, we will NEVER DO BUSINESS WITH BENEFICIAL AGAIN!!!

Service is average with Beneficial. Unfortunately I am at this website, due to lack of cooperation and non-speedy return phone calls in the past.

by Marie From Granby, MA on July 22, 2007
We got behind due to a layoff. They would not work with us - and our payments are too high to pay them, plus the back-amount owed. The hassle us every day and treat us like we are stupid.

by Anonymous From New Paris, IN on April 05, 2007
The initial process was great but once we got behind on our payments cooperation was not what I expected
