It sounds like a lot of people whining and crying over getting themselves into problems. You fail to realize that there are contractual/legal ramifications to changing notes. It may not be a decision the lender can make (i.e. waive the prepayment penalty) If you lost your job or fell behind, too bad, it is not your lenders fault. If you don't like the rules of the lenders, there is a very simple solution...pay cash!!!

They were very helpful in assisting me with a short sale. Not sure what all the ignorant commetns are about. Sounds like most of these people kept poor recdords or fee on hard times and waited until they were in foreclosure o get sdomething done. They gave me options and whenI realized I couldnt keep up th epayments they showed me why selling my house was the best option.

I had the same issue with Avelo buying my loan from Aames and not paying my taxes or Homowners insurance. Once they did my payment increased because they said my escrow wasn't enough. I then asked them to remove the taxes and insurance and I would pay it myself, but they couldn't do that either. Then my wife lost her job and we asked for a modification to lessen the payments, after 9 months they officially denied it. Now we have exhausted savings/retirement money for a piece of crap company that's going to take our house anyway. Garbage people work for that company. I wish cancer of the eyes on everyone of them.

My husband and I got behind due to a layoff. Avelo REFUSED to take our money!!! We called and asked them if we could make weekly payments to get caught up they told us that if we could not pay the whole monthly amount that they would return our payment. Then they refused to not only take my checks but also bank draft checks and told us the only way they would eccect payment was through western union no other payment option would be accepted..what kind of business is that they refuse money...I am so glad they sold our mortgage to another company

Have negotiated a short sale with the company and on 3 different occasions have presented buyers to the Company and they have dragged their feet to culminating the deal that I lost 3 sales as a result and they ended up forclosing on the property even though I was able to get a sale where they would have received the short sale price. My mortgage was "sold" from Aames home loan to Avelo. We should have had escrow. After nearly 6 months of over due taxes, they decided they would pay on my behalf and add to pay current payment. I get a notice last week now saying I didn't pay enough and they are going to increase my payments again! You are correct, they just don't care, no matter what.

They are charging us late fees every month, and an extra $100.00 to have someone drive by to make sure we are still living here! Good luck when selling my house. There are 20 other properties for sale in the same community i live for $50,000 less then what i owed. I tried working with them before being put on foreclosure now that it is on foreclosure and have a real state lawyer working with them they sent me a letter saying they want to work with me. Poor loosers they have people working there that have no idea of what they are doing and i think they don't know how to work with computers and just write your comments on a notebook because when you call them they have no idea what you said to the previous agentyou spoke to.

This is the worst company ever. I tried to refinance my house and because they were showing i was behind on my payments i wasn't able to. But weird i never received any notice saying they never got my payment until i tried to refinance with another company after that someone from their company called and said they had a new program were i could refinance with them i told them i would give them a call back when i did i was told they don't do that. I wonder how they are still in bussiness the owner of this company must either be extremely rich and at the same time getting poor by the minute with all the people complaining and not paying their mortgage because Avelo doesn't want to work with them.

I would have to agree with the majority of respondents in reference to Avelo mortgage. Avelo isn't a very good service company from the aspect of understanding the consumer needs. They are soley focused on maintaining the portfolios of the majority shareholder; Goldman Sachs. The shares of Goldman have slid over $100/per share in the last 52 weeks because of hugh write downs. I'm sure a portion of these write downs are based on mortgage backed securities, an increase in their loan loss reserve, as well as an increase in non-performing assests on their balance sheets. They are decreasing their lending capability by taking back such a large number of homes, instead of restructuring the debt to keep home owners in the homes. I was told by an individual in the workout department (@ Avelo) that the "buck stops here", and I'll decide if we'll except your short sale amount. Well needless to say, he calculated that they needed to net an additional $25K, so the contract that I had on the table, from a legitimate buyer, was refused! With fees included, this contract was right at about market price. I was also informed by the Avelo representative that he knew a buyer would buy that home at the trustee's auction. What he failed to realize was that has a licensed real estate broker in Arizona, I think I have a better knowledge of the market than he does. In additiona to this fact, the subdivision where this home is has already had 8 of 29 homes forclose in the past year. And none of these homes sold at auction. What's ironic is that the lenders turned around and listed them with realtors and they are still sitting on the market. Some for longer than the nine months. But yet you refuse to negotiate a legitimate buer's contract. This power play between the investors and consumers will lead to the investors crashing hard to the ground. Don't be surprised if we some large mergers on the horizon between investment houses to save themselves from this debacle. I have a simple solution to fix the problem which I would love to present to the Big banks. But I'm sure they would have to get the owners of the investment backed securities to agree to the plan. And that's where the GREED will shoot them in the foot. I'll glad to communicate via e-mail @ cshtitan@cox.net

When I realized that between the end of my savings and going back to work there would be a gap I called to try to make arrangements. I was told they couldn't help me until I was behind. So far Avelo Mortgage has been fine we've had our mortgage with them for 14 months now. If our payment has not been received in the mail within 10 days of the due date we get a courtesy call so we can follow up. Always mail the check on the 1st. Have not tried to refi out as yet but we've got no complaints. Credit reporting is accurate and no fees have been assessed.

For some strange reason, they say I am a month behind on my payments also. I have been sold out 5 times since, my re-fi in 2005. They are not willing to help in any way shape or form. I too asked can the payment they claim I am behind on, be put at the end of the loan so I won't incur the $55.00 late fee every month. They don't have that option. Also when you use the automated system to set up your payment through speed pay, they give you a prompt, push 1 to make your payment today, or 2 to post to a later date, it then tells you, what date you can post to, like the 1st or 2nd of the next month, but they don't tell you that this makes you over 30 days late every time, plus the missing mystery payment, you can't get ahead and this goes on your credit. I could go on and on with the complaints against this company. I have called numerous times, wanting some explanation as to why they think I am one payment short, to no avail. I am trying to re-fi to a fixed rate with another lender, as Avelo said I was 31 points shy on my fica score for them to help me. They are also charging me a $16.00 a month property inspection fee. I inquired as to what this was, and could not believe the answer I received. They stated it was to make sure someone still lives in the home! I had to bust out laughing at this point. So I said, you send someone out from Texas every month to verify this? I want to know what airlines they use, that gets a round trip ticket to California every month for $16.00 to make sure I still occupy the home, or maybe they are charging me for a long distance call to see if I answer the phone! Who Knows. They surely don't have a explanation for any of their actions, all they want is the payment for a home that they aren't sure anybody lives in on a month to month basis.

Avelo took over my mortgage a year ago. I paid my real estate taxes to the county because Avelo failed to do so in time. Now I am being billed by Avelo Mortgage for $500.00 more a month. Since this problem, I have fell behind in late payments for the past 3 months. I have called to make payment arrangements, but they would not accept my payments because they are not "full" payments. I have forward correspondence to the real estate tax area and the mortgage address with no response. I am now receiving foreclosure letters due to this incident. Besides trying to get a loan to make my payments current, what else can I do to save my home that I have lived in for the past 10 years?

Three weeks later they returned my check stating it was not in the "Full Amount" and that no prior arrangements had been made. When I contacted Avelo all I got was a condescending representative who kept twisting my every word. Oh, and what ever you do , DO NOT call them bill collectors!

Avelo took over our mortgage a few months ago. We had arrangements with the other lender to make two payments a month. Avelo will not allow this. Our rate is 8% and when we went to refinance to a lower rate and create an escrow account to help us out financially, the potential lender found out we have a $11,500 prepayment fee. That pretty much screws up any refinancing. We went to the "HOME RETENTION" area of Avelo. When you call it, it is like a bill collector. When asked about what they could do for us to help us keep our home, they said nothing. We asked if they could waive the prepayment fee, absolutely no. Asked if they would themselves refinance to a lower rate, they said they would not touch our loan. So much for trying to help. I wonder how many houses they will have on their hands in the months to come? I can't imagine that the CEO of Avelo wants to get into the real estate business, but it looks like this is with a company that operates this way. Wonder why companies are allowed to operate this way? Yet another way the little guy gets screwed.

I have been with Avelo for 17 months. Incompetent is saying something nice. As I am on a fixed income and live from month to month, I have kept excellent records. My due date is the 30th of the month. Even though I pay my mortgage ON TIME, they charge me a late fee. Even though I have paid every month, they have me as a month behind. They do not answer letters or phone calls and when they do call, it is demanding money. They are not professional people.

Avelo took over our mortgage. From the start, they were horrible and then they got worse. We had an escrow. We got a letter in the mail from the tax office saying we owed taxes. We called Avelo and they said don't worry about it. A month later we got a letter saying if we didn't pay our taxes they were going to put our names in the paper. To make a long story short, after 15 phone calls (at least)guess whose name was in the paper for not paying taxes! They finally pay our taxes (eight months late) and two months later tell us we're not paying enough in escrow. At this point we're already looking to refinance. We go to refinance and it takes them three weeks to fax over the payoff amount (which they charge us fifteen dollars for). We finally get refinanced and the payoff is $1500 less (surprisingly about the amount of our mortgage) than what they said so, we call to see how we are going to get that money back and they tell us that we are a month in arrears and that money will "just about cover it". Avelo mortgage should be put out of business. They have shady/unethical business practices and the people they have working there are incompetent.

Avelo purchased my loan that i had my taxes impounded. I now have to pay my taxes but still paying the same note. They do not work with you and the will not defer payments. They are worse of the worse

Avelo Mortgage just do not want to give you a forbearance they can take my home it is not even reaffirmed from the chapter 7 filing I thought I would try to work things out it has been two years

Avelo took over my loan from Ocwen. They at first appeared to work with me with the forbearance plan that I had. I had to send the original documents in for review. It took them three weeks to review the documents. Two days later I was given one week to make the payment or one month the pay the entire past due plus late fee.

Avelo Mortgage took over for Ameriquest and will not honor the modification of my loan and I cannot go through the very painful experience with them as I did with Ameriquest and worked very hard to save my home and was granted a modification as of 03/01/07 and this company will not honor it and never mind listening to me. Customer Service person said "he would not want to be in my shoes"-very professional!!! I am thoroughly disgusted and will pursue this to my congress people, senator, AG and beyond!!!!

I have tried to get my loan brought current by putting the payments at the end of my loan but Avelo Mortgage said they couldn't... can you help?
