Just like the rest Aurora SUCKS! Like so many people I am experiencing reduced income. Knowing I could not afford the home I began the process to short sale the loan. I got a buyer but the response was it would take 3 months. Needless to say the buyer did not wait. My next option was a deed in lieu of foreclosure and yet again the 3 month wait. Now I get the weekly nag call which is a repeat of the week before. When people try their hardest to do the best they can and do the right thing it feels like you are standing in front of a steam roller. Time to get squashed you deadbeat peon.

I had to file Chapter 13 to keep Aurora Loan Service from taking my home. All i can say is i am not through with Aurora Loan Service. I contacted the BBB of Denver and filed a complaint. The more complaints they get the better we are in a class action law suit. EVERYONE CONTACT THE BBB OF DENVER and file a complaint.

I'm not going to bother telling our full story as it is just the same as all the others here. Aurora SUCKS. I've been trying to modify our pay option arm loan since last April. No luck because paperwork is always lost and we have to resend it. Or the person I talked to before told me "wrong information". Seriously, I get a different information every time. Employees are clueless. I'm sick of the run around. Oh yeah it's obvious that anyone who posted something good about Aurora is working in India or needs to a refresher course on how to speak English. Ridiculous!

I've been involved in a purchase of a property in Short Sale with Aurora since July 2, 2009 and once again I'm being told to extend my mortgage acceptance 30 days. To date mortgage extensions have now cost me $4,680 and still no sight of a closing date, and unfortunately this now is my only chance of owning a home, so I'm stuck, its horrible how people in these situations are being taken advantage of.

A New York Lawsuit With Promising Implications for Chicago Homeowners January 6, 2010 Posted In: Foreclosure Defense , In The News , Mortgage Foreclosure Update By Sulaiman & Associates on January 6, 2010 9:27 AM | Permalink In November 2009, the Legal Aid Society of New York filed a class action suit against Aurora Loan Services, L.L.C., Timothy Geithner, and other Federal officials. The suit, filed in the U.S. District Court for the District of Columbia, takes an interesting approach. First and foremost, any individual who is eligible for a loan under the Federal Home Affordable Modification Program (HAMP), and whose loan is serviced by Aurora is likely a member of the class. This means that an untold number of borrowers in Chicago, greater Cook County, and across the state of Illinois may be part of the class. Some of our own clients may very well fall within the class. At some point in the future, those whose loans are serviced by Aurora may very well receive a notice telling them that they may opt-out of the class if they wish to pursue their own lawsuit. More thoughts on the complaint after the jump. The complaint itself is fifty-one pages of light reading. In order to spare you the full read, here's our back-of-the-napkin take on what the Legal Aid Society is claiming. HAMP is a program that stems from the Troubled Asset Relief Program (TARP). Its goal is to get eligible borrowers into trial loan modifications, that ultimately convert to permanent loan modifications. In turn, this allows borrowers to keep their homes. As we've mentioned before, the HAMP program hasn't been a resounding success so far. A very small number of applications actually convert to permanent modifications. According to the Treasury, only 31,382 mortgages out of 759,058 trial modifications have converted to a permanent modification. The Legal Aid Society's complaint places the burden of this failure on lenders like Aurora and Federal officials. It notes that mortgage servicers that participate in HAMP must sign a contract with Fannie Mae "as Financial Agent of the United States Government." (Complaint p. 3-4.) This contract describes the process and guidelines for the HAMP program. Among other obligations, servicers must evaluate non-Governmental Sponsored Enterprise loans for the program, forestall any foreclosure filings for home owners attempting to participate in the program, and must not offer forbearance agreements or require borrowers to waive legal rights. (Complaint p. 3-4). The complaint continues to outline ways in which Aurora allegedly violated its contract. The complaint also takes Treasury and Fannie Mae officials to task for failing to implement procedures that protect the due process rights of borrowers. It points to a supplemental directive that only took effect on 1 January 2010 as evidence of this lack of procedural protection. Prior to the beginning of this year, servicers that had signed a HAMP contract were not required to provide detailed reasons for denial of a loan modification. This, in turn, has made it difficult for borrowers to challenge such a determination. Given the nature of the contract and the relationship of the parties, the complaint further alleges that all of this activity took place under the color of federal law. This key phrase is how the complaint attaches its due process claims to a private entity (Aurora) and a quasi-Governmental entity (Fannie Mae). All of this background leads up to what I consider the most interesting and novel approach the complaint takes -- establishing standing for the named plaintiffs and the rest of the class. Since home owners do not sign this HAMP contract, they cannot normally enforce that contract. However, the complaint argues that the home owners are the intended third party beneficiaries of the contract. The contract may provide some benefit to the servicers and Fannie Mae, but the intention of HAMP was to assist home owners. In turn, this makes the home owners intended beneficiaries of the contract. Because the home owners have a vested interest in the benefits of the contract, they also have a right to sue to enforce the contract. This represents a very interesting legal argument -- something that would likely have been poo-pooed as interesting legal theory, the domain of a student comment in a law review, not the lynch pin of a Federal class action lawsuit. It also begs the question -- what other servicers have signed these HAMP contracts? The complaint mentions that 60 banks have signed up. If this has legs, it is very much worth pursuing on a local level. Suing Federal officials may not ever lead to their personal liability (the immunity of Federal officials is a pretty specific area of Constitutional law), but holding the lenders accountable for their often byzantine approach to the HAMP process may create some leverage for individuals seeking to keep their homes.

I have had numerous problems with Aurora, I have applied for a modification to bring down my interest rate. I was denied over and over, I was slapped with default and the foreclosure proceedings started. I called and called begged and pleaded with them and was told july 3,2009 my home was going to be auctioned off unless I came up with 12,000 to stop the foreclosure process. I borrowed the money to stop the foreclosure and sent it in this was around July 1st. I called to see if they had received the money and was told that I had been approved for a modification on june 26,2009 that I would get the paper work in the mail and they would hold the check until I had signed the modification papers. I received the paper work and sent it in. I kept copy's of everything. I called to see when I would receive my check back so I could pay back my loan I took out. I was told that they cashed the check which brought my loan current and null and voided my modification with them. I was completely pissed off, how is this legal, if they would have told me on june 26,2009 that I was approved I never would have borrowed the money. Now I'm back in default again and they wont even let me apply for a modification.

I've experienced the same issues. Please, educate yourself as to the rules/guidelines of the Obama Making Home Affordable Plan found on www.hud.gov. This way you will not fall victim to the lies and schemes of Aurora Loans. They are in this for the money! Further, please call and complain to the FTC however you can only officially complain in writing or with their online complaint form. I believe if they have enough complaints a class action suit will be filed. Additionally, call the attorney general for your state, your congressmen and state reps. NOTHING will happen if we accept what they're doing. I went to a Hope Now convention in Orlando last summer and was approved for a 3 mos forbearance with the Obama plan. I filed all paperwork and paid 2 of the 3 months when Aurora called and said I was now approved for the Obama plan and not to pay the third month. I said, hold on I was already in the plan. They said no, that was their modification. I didn't believe them but reapplied again last September and entered another 3 month forbearance. I paid all three months and when it came time to send the final application they called and sent a letter saying I was denied for modification because I didn't have enough income and if they lowered the interest to 2 percent and extended the loan I didn't qualify. So, I went to bankrate.com and entered 2 percent and the loan amount and I do qualify. This is a amortization table. So, now they want to offer me their loan modification. One might ask why? Because they can charge fees with their plans. They take you to foreclosure, offer the Obama plan so they can say in court that you didn't qualify and then they deny you and offer a plan that will be double or more. I said how can I not qualify for 31 percent of my income but I will qualify for 62 percent? Logically, this doesn't make sense. See, when they volunteer for the Obama plan they agree to help everyone that qualifies but if they go through the motions and deny you, they appear to be following the rules. I guess the government goofed again by trusting the mortgage companies with modifications using the honor system. Every other agency thought it was converted when they were giving all these predatory loans and the system collapsed. Isn't anyone watching now?? Where are the officials? Who is the enforcing agency over the Obama plan? So far in my research, I come to the Office of the Comptroller of the treasury, the office of thrift supervision? Anyhow, I'm telling my company if they don't comply with the rules, I'm filing a civil lawsuit against them. Please, don't give up, also keep a journal with all the dates, names and a brief summary so you can show in court that you've been working with the company. Other tips, you can find out if your area has an Acorn office. They meet to change laws and to help with foreclosures/no cost. Cheryl/I will send an update and an email address as I want to start a class action suit.

Aurora is a loan servicer, not the investor, they are following the government guidelines and making decision based on those guidelines and the investors. Maybe you should cancel your cable and internet and stop eating out before you complain. If you don't qualify, its not their fault. Get another job, I did. -A single mother working two jobs, I cancelled my cable and internet and cut down on my cell phone bill.

I have tried to get a modification with this company to no avail. The problem is that Aurora is a Loan Processor....they are not a mortgage company!!! What the F? So, a family member of mine did get a succesful modification back in early 2008 and keep telling me about it. She was not in foreclosure however; I've been living with this nightmare for 13 months. I an writing the judge ont he case because it is ultimately up to him/her to allow the Aurora to get the home. I was on a stupid forbearance Plan and was told by Aurora it was a modification plan...bullshit! It was agreed to pay for 3 months which eventually became a 6 month process and after $13,606 I was provided with a lovely denial letter. I have been making payments despite getting denied 2 more times. Each payment gets returned with a letter attached and I am writing the judge on the case to demonstrate that I am making an effort. I hate being in this situation and don't know how it will turn out. I will be requesting my docs and doing a forensic audit on my loan to see if any funny business was done when they processed by loan application. So, if a modification request is not working try to find an attorney office that is familiar with real estate transactions and they can see if any possible violations were made. This would most like be the best approach and I am really on my last leg on this. FYI my relative that did the modification before the HAMP program would have only saving $75 which tells me that they have been using the same guidelines all along. Hopefully we will al be out of this nightmare and am trying to welcome in the new year with some type of hope and optimism :/

I have had my home mortgage with Aurora Loan Services for several years and I was accepted into the Mortgages Made Affordable by them. Starting in May 2009, it was supposed to have been a 3 month program (which is now into 6 months) and I went into it a month ahead in my payments. All through the summer, I was told I was a month ahead even though I was receiving notices that I was up to $7,000+ behind. I was told, "don't worry about that, it is only paper work and you are really a month ahead." Then came a time that I was accepted into the Mortgages Made Affordable program, BUT, I could not go into the new program a month ahead, so they told me not to pay the October payment. I picked up in November and have paid November and December (both payments have cleared my bank), but Aurora is saying I have not made those payments. I even signed up for automatic withdrawal from my bank account for the payments, but they won't do that either. So, not only will they NOT recognize and credit my account for payments made, but I am being sent notices that I owe late charges. To add insult to injury, when I inquire by mail (because I no longer trust anything they tell me over the phone), I receive only a form letter which has ABSOLUTELY nothing to do with the questions I asked. When I try to talk to anyone, I am able to talk only to a debt collections person and when I demand to speak with a supervisor, I am denied that opportunity. Is anyone else having this problem?

I work with an Attorney modifying loans and Aurora has got to be the worst of them all. Had all clients info in for a Modification, was under review and out of no where client gets a sales date posted. I blew my lid not to mention my client. I finally got a hold of Servicing, let them know that we had never been told there was a denial of modification. They didn't know either? they assigned a new auditor for the file. If they deny it will file Bankruptcy on behalf of my client and have a forensic audit done for violations. People don't give up!!! Nor shall I!!!

We had to file Bankruptcy because we went with a loan modification company. they told us do not pay any mortgage until we get back to you with a modification. aurora calls and says your in default and we are foreclosing on your home. When we file bankruptcy they raised our mortgage 250.00 per month now they want double the mortgage what should we do? they say we did not pay 3 months while in bankruptcy but I have the cancelled checks that my attorney has, but they want me to pay more. If this is the way they work then I'm going public to knock out this company and see what happens when I contact federal trade commission and buyers commission. they will pay I have tried everything to work with them but they do not want to here it.

I can't beleive that they won't work with me. I have given them 2 reasonable offers and they won't budge an inch they just want to foreclose. At first they seemed willing to work with me but once they send it to an attorney the only goal they seem to have is to bury you. They and the investors do not realize that they will be getting trashed and abandoned homes that they will sell for pennies on the dollar in any market but they prefer that than to help work things out and keep they're interest payments coming. I heard that Aurora gets more of a percentage from servicing a distressed mortgage than one that's on time. They will also rake in fees for a broker price opinion, a receiver, attorney's fees, etc. It looks like its in Auroras interest to foreclose even if it screws the investors. Does anyone know about this???

I have been dealing with Aurora for over 1 year and trying to modify. I was recently "approved" then unapproved (same story as in these comments) because I was short about $150 in income per month. I got a raise at work enough to qualify. Called them back to redo workout under Obama's plan and now they said I made too much money to qualify. I work in the business and was calculating income, payments, etc. along with the rep on the phone. The rep's numbers were not correct and I was challenging him. He was pretty upset at this. He then "approved" me for a regular mod that made my payment $600 per month higher than before. He input the new mod in their system. When I re-challenged his decision that now I made too much money to qualify, I told him I wanted to apply again for Obama's plan. He yelled at me and asked me if "I really wanted him to undo everything he had just done ONLY TO BE DENIED AGAIN". When I told him that then he was admitting that no matter what I did I would be denied at the end of the day, he said "wait, let me re-phrase that, that's not what I meant to say". This seems very suspicious to me as this is the exact same scenario that my friend (and neighbor) with the same Aurora loan was told. She didn't make enough, she got a raise, and now made too much to qualify. They said that these were "private investors" and didn't have to participate in Obama's plan if they didn't want to. I told him that they should have started out with this fact to begin with instead of wasting my time. All they are doing is documenting that they made every attempt to help homeowners keep their homes before they foreclose in case they get audited. That's it. They have no plans on helping anyone. They would rather foreclose on a home than help people keep their homes.

I have been working on a short sale with Aurora for six months now and both my realtor and I are getting quite a run around. I had a buyer at a good price, but Aurora is taking so long, the buyer walked. At Aurora's request, I have faxed them a total of 103 pages of tax forms, bank statements, etc. because every few months they say the information has gotten "outdated". My husband and I are in our 70's and on Soc. Sec. and Pensions and this information hasn't changed in the past year! I won't go into further detail, but finally today I was so fed up with their capriciousness that I called the FTC. The FTC took my complaint. If they get an overabundance of complaints, they will look into Aurora's practices. They also advised me to call the Attorney General of my state, FL, as well as Colorado where Aurora has offices and NY because of the class action lawsuit being filed in that state. I've been working with Aurora for almost a year now on modifying my mortgage. I was denied twice but decided not to give up. I kept fighting and actually during the third try (under the Obama plan), I called them daily. I would get a different story each time, but persistence paid off. I just found out that our loan will be modified permanently, and at a lower rate then I expected. My advice, don't give up and keep trying. I could have given up several times, but decided that I was not about to lose my house. In the end, it was worth the stress...and boy was there a lot of stress. Keep the faith and keep trying. What's the worst thing that can happen? You might get a "no" answer again, but you may just be surprised. Best of luck to all of you. I hope you can get the same results as we did. We're all in this together.

WOW!!! I have called in to Aurora just about every other month with no luck. I am told each time they are not participating in the Making Homes Affordable with me having a Freddie MAC loan. Last month I called freaking out that I might not make my December payment and I was told since I am current they can't help me until I am past due. I was advised not to make a payment for December and then maybe they could help then. I am just asking for a refinance to a lower percentage. What are we to do?

I can not believe all the stories about aurora and how they are so similar to my own experiences. I have applied five different times for modifications over the past year and a half, only to be denied each time. Once the Obama plan was available, I applied for that, was told that I qualified, made my plan payments, and after the last one, denied again. The underwriter called and and said that the system had denied me afterall. She said that I could still reapply under the regular mod (that had already denied me mind you). So, while be considered under the regular mod, Aurora tried to forclose a month and a half later. I believe they were just stalling me with the promise of a mod while they got the forclosure set in motion. I had the forclosure stopped with Chapter 13 and after doing so, received a letter from the underwriter asking me to call in. I was told that Aurora would give me another trial and to give the underwriter a couple of days to process the new temporary payment reduction. She then instructed me to ask the Trustee for a letter to ok the mod, just like another customer wrote on this post. After the call ended, she called me back a few minutes later and told me that she had to get it all approved first and to call her back end of week. I saw the writing on the wall. When I called back, she said that the new mod was denied. I am suing them now as I have run out of options. BTW, 4 New York homeowner filed suit against Aurora a few days ago so this gives me hope for my case. Wow, this posts were cathartic to read because we have dealt with Aurora for 2 agonizing years now. There are other people like me out there! Long story short, we had a Realtor, an attorney and a solid short sale offer on the table. Aurora refused to "forgive" the balance owed and would come after us after the sale. So we let the deal fall apart and let the foreclosure process continue. They will NOT help you, they DON"T care and we have not paid a mortgage payment in 20 months. They are overwhelmed with foreclosures, don't bother trying to work something out. We are just sitting in the house for as long as we can...which our lawyer says could be another year at least....nice! We did everything in the beginning to make a deal...now you can forget it. My advice is either pay your current mortgage or give up your house because Aurora WILL NOT HELP YOU. Save up your money while you live "rent free"...eventually you will need some to pay fees etc... but in the end just take a credit hit and walk away!!

I too am having a hard time trying to get them to modify my loan. My income has been drastically reduced because of the economy and I filed bankruptcy 6 months ago. As part of my bankruptcy, I wanted to keep my home and have never been late on my payments to Aurora. It is now going on almost 7 months and my attorneys still say that Aurora has so many loans that it may be another 60-120 days out. Everyone is wondering why they're still in business...the answer is, they're not for long. Lehman Brothers filed bankruptcy over a year ago and this is why...because they won't work anyone on loans. It will be a matter of time before they are acquired by another loan servicer or big enough bank to buy them out for pennies on the dollar!

I am so sorry for all of us, my lender is Aurora...yikes! We have decided to sue them and have just begun the process. I tried to tell my full story but this tiny box is too much of a hassle...the story is too long and complex. I will say this, no matter what! I am fighting back. I bought a book for $1 at a gas station in San Francisco that taught me how I could save my house from the bank. It also gave me a way to make extra cash flow to pay for lawyers to try to sue my lender, Aurora, or if that fails we'll pay the stupid loan down and maybe keep the book's plan going long enough to pay the house off in full and pay the kids college tuitions. The house is about $80k underwater. I'd rather pay it off than let the bank get MY roof. I don't have PMI, I guess that burns the evil bank more if I default, but still F*#@! them...bank is a four letter word in our family currently. 90% percent of everyone reading this will hate this method but my family has been doing it for over two years and we are doing fine, your spouse must back you up or it won't work. Here goes; my wife and I moved ourselves and the kids, two girls and one boy, into our garage and rented our house out to two families in need (they lost their places, one a rental landlord defaulted. The other a primary home, owner occupied, default) The book told us to spiff up the garage as best as possible and move the kids stuff in without asking or warning, while they are at school or out and about, don't ask for the kids permission or blessing just do it! You are the providers, they get over it. The families we rent to are nice and appreciative and we share bathrooms and the kitchen in the main house. Our kids are 9, 12 and 14...we all have pretty bed sheet walls for our "bedrooms" we heat with space heaters, there are not any furnaces or water heaters in the garage (you can't have those in a living space it's unsafe, so get them moved and if you have to use space heaters in the main house, moving a water heater is not as easy as the heating solution but you can get it done, try a "heat as you use it" type of water heater if in a warmer climate and get it done up to code, use your renter deposit to pay for it if you have to) We are salt of the earth, the house is a big, $750k house in an HOA. I am happy around my family but myself and or my wife are very defensive and have scared the HOA board so much that 3 out of 5 resigned. We keep the residence pretty and clean but they complained so we addressed the board at the monthly meeting and told them like it is..we don't think outside of the box, there is NO BOX anymore the banks and government chopped it up and burned it for kindling and then we let them know that every HOA board member can be sued and they should have personal umbrella policies and then we tsk tsk'd them with our fingers in that shameful rubbing motion your angry mommy probably made at you when a baby...and said "shame on you" to each member individually and that was when 3 of them got up and walked out in tears, the other two stayed but said "thank you for keeping your house so pretty, in fact it looks far better than the REO's and a lot of other homes we have on the list of violations to be addressed, this matter is dropped" (not a dry eye in the entire auditorium including my wife and myself) We are in a GREAT RECESSION everyone!!!! Don't expect easy street...make sacrifices...we didn't do anything close to a risky loan, we suffer from job loss and medical issues. The neighborhood doesn't treat us unkindly at all, they respect us more! I hope the recession lasts so people with adjustable can buy time to sue lenders (Aurora) and win OR pay your roof down, or in full and maybe even send the kids to college! BE TOUGH! My Yankee grandma taught me to be tough and I am only 39, she told me everything about the GREAT DEPRESSION! We have it easy compared to her...if elderly get church help moving into the garage...if no garage make a space inside and deal....or go to relatives if no relatives make a space inside the main house...tough it out until you win your law suit or pay off the house! And read the smart blogs here...I am glad I found this blog...I'm going print it all out and slam it on the lawyer's desk and make sure he reads it all, especially the good info a few smart people have suggested here! We've never missed a payment. that is NOT smart....our FICO is fine and so are we..I will know if this blog is real or not if this get's posted if not I will know it is a fake but we'll still make it. GET TO WORK, IF YOU DO NOTHING NOTHING WILL HAPPEN! We aren't ashamed that we are the "hidden homeless" at least we DO NOT LIVE IN A SHELTER! FIGHT BACK! You'll win! Enough Said. I am going through all of this myself. They pre-approved us for the Obama plan, but we had to miss a months payment. During the 90 day trial period we got collection calls from them. This was before we were even turned down formally. We have had to fax over our financial statements 3 different times! Customer service is non existent. We have just hired a lawyer.

My original interest only loan was sold to Aurora. Paid minimum payment on it for 4+ years, which apparently doesn't even cover the interest portion of the payment. Principal increased over $20,000 during that time. They then had a $4400+ prepayment penalty tacked on. They finally waived the penalty because our buyer was a real estate attorney and because we threatened to default on the loan if we lost the buyer. Otherwise, they would have extorted more money from us. Customer service is not helpful and doesn't have a phone number for the payoff department??

Same situation as so many others. If they offer you to modify if you make increased loan payments for 3 months, don't do it. After the 3 month period, they say you do not qualify for a permanent modification and they decline and foreclose. Their customer service is worthless. As of today, even if they write you and tell you that you have been approved (not one signature on any letter), you call and are told something different. They are currently receiving in excess of 1200 modification requests a day, and it takes over 120 days for them even to look at your paperwork. Don't waste your time with them unless someone is willing to start a class action suit.

In 5/2008, Aurora foreclosed on my home of 4 years. Aurora ignored my Qualified Written Request under RESPA laws, said they were postponing foreclosure due to title and indemnity issues and then bought my condo at auction. I retained an attorney and we discovered that my addendum to the NOTE was forged as was my notirized signature. This act was confirmed by expert handwriting anaylsis and the fact that I was supposed to have signed the addendum in New York in Dec. 2007 and i was never in NY at that time. Power Express Mortgage brokered my refinance loan from a local broker and the forgery was notirized by Power Express Mortgage in house notary and the supposed addendum, that was mistakenly ommitted at my document signing, was then sent to Aurora.The Power Express claimed that the addendum was not signed at my escrow and that was why they were sending it, 2YEARS LATER! After they initiated foreclosure.I stayed in the property for 14 months without paying and in the end my attorney said "in order to seek equity, you must do equity" and how was I really damaged by the forgery? I lost my Unlawful Detainer Eviction Traial and the sheriff did come knocking. Last time I looked, forgery was a crime, but what the banks and Wall Street did is criminal, but where are the heros to make them accountable????

Absolutely disgusted and disappointed with trying to get a simple error corrected. An error let my September payment be taken twice, called immediately: it ws paid once, refused, then sent through and paid again. Called, Bank manager said she could not help, sent in facsimiles, after several phone calls. As of today 15 October getting a run around, you paid for October, DUH with NFS Bank account, refuse to listen or help. Most of the supervisors are robots, repeating the same xxxx, refuse to fix it, blame me, the Bank and simply refuse to see the simple error. I am so overdrawn, got NSF coming out of my nostrils. Totally un-acceptable, shall report to Attorney General of CO for harassment, stupidity and wasted time.

I have been trying to work with Aurora for 6 months now in a short sale negotiation. They of course would not approve a modification for me so I went out, found a buyer and I am still trying to get an approval. Customer service will never give you any information, or they transfer you to someone's voicemail, who undoubtedly, doesn't call you back. Not only did they tell me my account would be frozen during the modification underwriting process (which was a lie) they sold my 2nd to another servicer 2 weeks before I was to close on my short sale. Sorry folks, but that is just dirty! And by the way, i took out this loan with another service 3 years ago and have paid my 1,800 dollar a month mortgage payments on time and lost my job, in the mortgage industry so of course could not pay my mortgage. we are not stupid people that don't read contracts or take responsibility for our actions. we are people that lose their jobs and face hardships like a lot of other people in this country. This company is vile!

Aurora advised doing a loan modification to combine both loans into a 30 year fixed because I seemed to be getting nowhere with extra principal payments. To qualify, I was told to not make a payment, I needed to be late. I waited on paperwork to arrive and weeks later started receiving foreclosure notices and could not get any answers. It has been over a year, 3 forbearance plans later, countless hours on the phone and a different answer each time I call. I received a notice once again saying DENIED because the payment I wired them 3 days early didn't get there. I either make too much money, not enough money, house value is too high or too low and I don't qualify. They called one time and said that I qualified under the Obama plan, I was excited to know the payment had fallen several hundred dollars but only after two weeks another letter arrived to tell me that my dream home was selling at public auction 4 days later. I was told by Aurora to not make my payments on the second loan also because it holds no collateral and doesn't matter. This seemed odd to me but after all they are the lien holder. Not long afterwards Aurora sold my second which meant the loans couldn't be combined for a modification. I've worked extremely hard to update my home and improve the value but feel that it is trying to be taken from me. This nightmare began simply by taking Aurora's advice. I was making my payment and just trying to pay off my home early when I was advised by Aurora to modify my loans. A refinance with another lender is basically out of the question because of how this has affected my credit. I finally met with my attorney today and there will be a class action suit against Aurora. I will send a further post with more information because we will all need to unite in this matter.

We too are experiencing financial hardship and are soon to be two payments behind. I called and applied for the government backed home modification plan. provided financial info over the phone. Three days later (on Sunday) recieved called asking for past due pmt. Explained i was told we were in pre approval for loan modification and wouldn't have a pmt due until 10/1. She then says we were denied. What??? Their employees are not only rude, they're ill informed and everyone I've talked to has a different story. It appears they don't want to help at all. i'm out of energy to write or call 'higher ups'. This is too much to bear, however I'll continue the fight with ALS and pray for a poitive result. A class action lawsuit would be great, but will it come soon enough? What else can we do?

We were told 4 months ago that we were on a trial basis for the Obama Loan Modification. They stated to not pay one month and then the trial period would begin. Last week, they told us that we don't make enough and that we don't qualify for that loan, but maybe the other loan modification loan. We are now receiving foreclosure notices, payments that we agreed to make on time and did are being recorded now instead of 3 months ago. Came home today to a collection notice on my door. We too get a different answer every time we talk to them. They don't have any supervisors available either! They don't care! I'm in for a class action if anyone else wants to take them on! This is pathetic. What happened to the American Dream! Bend over and kiss your butt goodbye!

We had a short sale pending for more than six months -- we hadn't missed a payment at the time we entered into contract. At some point we found out Freddie Mac had underwritten the loan and that's what was taking so long to get an answer (per Aurora --who lost several documents and held the process up further). They came back to us and told us we needed to sign a promissary note for $25K -- $500 monthly payment for the next 5 years. The short sale and foreclosure are moving on simulatenous tracks so whoever gets there first "wins". We have a child who was born with special needs who has had some unexpected medical issues and my husband has had unsteady and unreliable income. Our son was born after we purchased our home which is now not even worth half of the $420K we paid for it in 2006. We told Aurora we didn't have the $25K to pay, and they denied the short sale so we are on our way to a foreclosure. We NEVER thought we would find ourselves in this predicament. Something's gotta give.

This is the worst company I have ever dealt with. I've been trying Since October of last year to modify my mortgage. After months of waiting and resending paperwork they decided to RAISE our monthly payment!!!!! I am now filing a report with my state attorney general and checking into legal help as well as any other help I can get. I will not go down without a fight. It is not our fault that my husband lost work or that our interest rate jumped up so high. We are both working, but not making what we were. We filed bankruptcy and don't have naything outside of normal living expenses. The vehicles are nearly paid off and we can't exactly cut out daycare, gas, electric, etc to make a ridiculously high mortgage payment. We won't quit without a fight! This company's greed will bring it down. I have faith that if enough of us fight, and fight hard, we will win. Look at the other companies out there who operated on greed...they are starting to be brought down.

This company is very difficult to work with. Your are not able to talk to the same person twice and some times your are left on the phone through the voicemail system for hours without knowing if you are going to ever be helped. Very frustrating company to deal with and some of the people do not know what they are doing you get three different answers if you talk with three different employees of this company. I worked in the loan modification department and what a mess it was. They don't have a clue what they are doing. The staff is very "green" and don't know how to do their jobs. The managment is weak as well...makes for a mess, and a mess it was. I got out!They need to bring in some seasoned mortgage professionals to get it under control.

Always paid my mortgage on time, until Aurora upped the escrow because they didn't pay homeowner's insurance and double paid property tax. Tried to work out arrangements and paid on time, they denied modification because I paid what they said was a new amount, then told me they were foreclosing in a week. After many tears they said someone would get back to me...and they didn't. They sold the property and never told me. I was working out of town and came home to find the locks changed and all of my belongings gone. This was BEFORE the legal redemption period ended. In my opinion they are the WORST CROOKS on the planet. I had almost entirely remodeled the home (roof, doors, floor, lawn, kitchen, etc.) and they sold it for $75K!!! If someone is suing them I definitely want in.

WOW!!!!!!!!! Someone needs to do something with aurora and fast, I cant believe what I am reading. My loan was sold to aurora, and let me tell you how disappointed I am with them. We missed our first payment in 3 years, since owning the home. A year ago we tried like hell to work with them on some type of relief. They sent us all the paperwork, and it took them over 3 months to send us a rejection letter in the mail. Our loan was almost 500,000 interest only, we were upside down, our interest rate was 8.25 % and our payments were close to 4000.00 a month. They said we made too much money to be considered, we gross 6000.00............how is that?? I have one word for the money hungry people at aurora and that's Karma.....its a b#*ch!

Aurora has been great. I contacted them in early May, after having lost my job in February. My modification under that federal program will be complete in two weeks, paperwork and modification package all done! I was what they called "one of the first to go through the process". It did take investing time on my part to lay out and look at our finances alongside the federal Making Home Affordable plan guidelines. When I looked at the numbers and realized that we were the right candidates, I contacted Aurora. They were helpful and nice from the start. Every experience with over-the-phone customer service will inevitebly contain at least one not-so-nice representative, so that is a given. I had only one, out of six persons I spoke with. Do what they ask for, wait the specified amount of time (yes, it takes TIME for them to process the immense amounts of paperwork) please be patient....we (those asking for extreme help on our mortgages) should be understanding in realizing what an aid they are doing for us in modifying these mortgages. Be nice and courteous, and I would expect that you will receive the same courtesy in response.

In May 2009 I called Aurora asking for qualification about Obama's MHA modification program. Spoke to rep Patricia, she ran numbers, and said I DO qualify for MHA modification based on 31% income/loan ratio. She said it would drop my payment from $5000 to $2000. I was sooo happy when she told me that. She said in order for me to qualify for this MHA program I would have to break my Repayment Program that I was currently in with them. So I agreed and made an additional $3000 payment on the phone with her. Gave her acct and check#. I needed to agree before they change their mind. She said I will recieve package in mail and need to sign and send back. I called back a week later to make sure that the $3000 over-the-phone payment was processed and if everything was still good with the MHA qualification. I was shocked to hear that I am now NOT qualified for MHA program. I asked "what happened, i was told i qualified last week." She said last week she "didn't have something pop up on my screen that denied you, like it did this week". WTF??? I asked her to read what it said to me. She read "even if we dropped you down to 1% and extended your term to the longest 40yr you will still not be able to make the payment." I was so pissed off. Ever since then I haven't paid them a dime. If they want to play hard ball I will play with them. every month they're losing money on this $800K home. If they foreclose on me they will lose out. Why can't they see that it is in their best interest to help home owners? Oh...and what is my hardship? I was laid off in Dec. 2008. I hate Aurora.

Lost my job back in October and can't find another for the life of me. I'm in a dead zone. I'm trying for a modification right now. 90% of our income is going towards the mortgage payments. We are squeaking by paying only $997 in interest every month, with the remaining household income. Haven't missed a payment yet, as it is always the first priority, but it is only a matter of time before we come up short. My loan is owned by Freddie Mac. Don't know what to do Aurora rejects my application. We will quite literally be on the street. I had more than sufficient income when I got the house 30 months ago. Now it's all dwindling. What do I do?

Absolutely horrible! Customer service and support is pathetic at best. They have absolutely no intentions of helping anyone that is currently making payments on time. They make every effort to insulate and isolate the loan decision makers from the customer. I've never seen anything like it. Took ALS 106 days to tell me I was denied for a Loan Mod. The explanation was a complete contradiction and clear my hardship letter was never read or considered. Over the 106 day period I made dozens and dozens of calls and got a completely different story every time. Their investors can kiss my ass, because I will leave the keys on the counter real soon. They have forced me to make a business decision to walk on the house when I had the means to refinance qualify for the mortgage balance. They are greedy narrow minded bastards. I presented a help me help you situation that was in the best interest of the investors and myself, with no request for relief from principle and they discarded my request without so much as a conversation.

I have been in contact with Aurora Loan for months now. The Repayment Plans they mentioned above are most likely fictitious or the only workout forbearance plans they ever offered. ALS offered a repayment plan for $3000 initially and monthly payments of $2100 for 4 months and they would "think" about lowering my interest rate. They they came back and said the investor wouldn't take $3,000, they wanted $7,000 and a Repayment Plan for 9-12 months for the remaining arrearages. WTF? If I had close to $10K saved, I wouldn't have asked for a modification to for my predatory interest rate to be lowered. Something has got to be done with ALS and their Investors. They are setting people up for failure. They've already gotten most of their money so they don't care what happens.

They denied it and said they were proceeding with foreclosure. I submitted a written plan along with all other documentation and still got denied...

As of 2008 I am on SSD and a disability pension after a work injury in 2006. I can no longer work. I submitted a loan mod request under ALS Home Retntion plan. My loan is not a Freddy or Fannie. ALS has accepted my loan mod package for review and said I will hear from them within 90 days. I am current on my loan which they said is needed under the Home Retntion Plan. I won't find out until the end of Aug '09.

We have been working with Aurora Loan Services to try to work a home retention modification out. My husband and I both work in the mortgage buisness and were laid off way back in July of 2007. We have been getting jobs and living off 8 credit cards, we now both work but are still falling more behind every month because of the high interest rates of both the mortgages and the all the credit cards. The credit cards have reached their limits. We contacted Aurora in November of 2008, and Aurora had told us at that time they were going to modify our loan. We have been in contact with them several times a week and sometimes several times day. They always ask for either one more thing, or everything again. Well last week we got a letter from them saying that they have determined that we can make our payment and that a modification has been denied. We have now missed 1 mortgage payment because they told us we were on a fast list since we were waiting so long and we are trying to meet our other financial obligations.

My husband and i have been bamboozled AGAIN. We gave up all of our savings to lehman law firm to help us with a modification and all we got was $100.00 shed off our current mortgage payments. we were appalled and very disgusted to find out that is the best our lender could offer us. now were out of $2,500 with nothing left in our savings with a greater possibility falling into foreclosure. I sent in the paperwork to refinance and they sent me a letter back saying that I was rejected because I couldn't afford the payments. If the interest rate was dropped, I could possibly make those payments in a timely manner, but they say no. If I cannot afford the payments after refinancing, why did they give me the loan in the first place?!

I do have to say they tried to work with me on every possible angle. I came up with some of the money in January but they would not take a partial, they wanted all of it. This is what led me to file Chapter 13. My family and I have no where else to go and I don't want to lose my home! If I am given a second chance to prove to them or any other Mortgage Company that I want to get back on top and get my Mortgage back current. I need help!!!!! I will go to classes. If they have to, I would like to have it automatically withdrawn from our bank account so The Mortgage Company will have it on time.

The best way to work with Aurora is find out who the investor that owns your loan. You must fax the request in and follow up with investor and the insurer of the investor loan. Example Our investor is Freddy Mac and the insurer is Triad. Triad got involved and we got Aurora to cooperate with a modification.

Wow! After reading all of these comments, I will go directly to FNMA to see about the stimulus package loan modifications and whether or not I qualify. Sounds like they are completely unwilling to do anything to help....which is very sad. I disagree with whoever made the comment that they're tired of people not taking responsibility for their mortgage loans. That person is completely insensitive and obviously independently wealthy OR has a second income. No offense, but when you lose your job and you are a single income household, you're pretty much screwed when the maximum unemployment available is around $9ish an hour and you were making really good money. After all, mortages are based on your income. It amazes me how many people think everyone who can't pay their loan is a loser. Walk in my shoes for a while - I have excellent credit and always have...still do, but who knows for how long. It is not my fault the entire economy plummeted due to greedy, unethical loaning practices and predatory lenders. So, why am I being blamed for all those loans that never should have been issued?? Hmmmm....when I can actually get employment, I can afford my mortgage. Problem is, the unemployment rate in my area is between 8 and 10%. I've sent literally hundreds, if not thousands, of resumes with no luck. I have come in a "very close second" several times. No one ever stops and thinks about how much harder it is when you are a single income household. If you are truly that cold and non-compassionate, screw you.

If you look at the posting of success stories at the beginning of this blog by Aurora you will notice that one says a modification. It is not a modification but a forbearance. This goes along with almost everything I have read and personally experienced in dealing with Aurora "they do not tell the TRUTH". I have been trying to get a loan modification after having lost my job due to the company I worked for going bankrupt because of the economy. I did find a job but at half the pay. I have been getting the runaround as all of you have stated in your comments. So in frustration I went to my attorney for help. He has filled a "Qualified Written Request" which under law forces them to provide all of the original loan documents including the note. They have sixty days to provide the docs. Our intent is to play hard ball. I did not create this economy, it was companies like Aurora that contributed to this mess we find ourselves in. A lot of the other servicers/lenders are participating in Obama's plan announced on March 4th of this year. However, you will not find Aurora on that list, what does that tell you??? I would suggest that all of you talk to your attorney and take an aggressive approach otherwise it is my belief that you will get nowhere with Aurora.

This is company is absolutely awful!!! We asked for a minimal temporary payment reduction during a time of crisis and they started foreclosure proceedings instead. We worked with them and agreed to a short sale as a very last option. We sold the home, they made us pay a $70.00 transaction fee at closing and then they sent us a bill for over $50,000 two weeks later for the remaining balance!!! It will be a cold day in &*$% before I will pay that bill!!!

We were in the process of trying to rebuild our home when the market crashed. We had already spent tens of thousands of dollars to obtain plan/permits, $10,000 of which were to our taxes based on the value the home SHOULD be worth. In the meantime the marked bombed and our plans were put on hold. We had not paid our taxes however because we were planning on rolling them into the new loan. My husband had called the Assessor, explained the situaiton, and was told we had until June 09 to pay the taxes and in the meantime we were working on getting a credit for the $10,000 we had paid. Low and Behold, guess who decided to pay our taxes for us and more than doubled our mortgage. My husband and I have spent countless hours on the phone with Aurora trying to work this out with no luck. We have sent all kinds of letters/forms that they claim they have never recieved, and we re-send them, and the cylce continues. We have offered to pay our mortgage and asked them to suspend these tax/escrow fees until we can get this matter resolved and they refuse. They say that they will take our money but still report us to the credit agencies. Our issue with this practice is that Aurora made absolutely no effort to warn/ask/notify us that they were going to pay the taxes and almost triple our mortgage. Had they done so, obviously we would have done something. Now we're screwed. What is everyone doing?

Aurora has been giving me the run around for a short sale for months now. My realtor and I have sent them the required paperwork over a dozen times and they keep saying that "my packet is not complete". Liars, they are dragging out the process. Today I called and they said my packet was assigned to a loan mod specialist and it would take 8 weeks for a decision. I am not doing a loan mod, but a short sale. The aurora staff member said they have me down for a loan mod. That is impossible. They have my listing agreement, did a BPO and has both of the offers from the buyers. They are playing games. I don't know what to do at this point. No one is helpful. I think a class action suit is in order. Or, we can all just let our houses go and say screw them!

Our government needs to step in, seize all their assets...everything!.And then send letters to all investors that own every loan through ALS to say we regret that your investments have been lost, rendered worthless, seized, or say nothing....whatever they want, but as investors you realized there was always risk involved. I am currently in a Chapter 13 which was the only option I had since ALS wouldn't work with me. BTW I did not choose this company, my loan was sold to them. They advised me I did not qualify for a loan modification. Confused all night long, I called this morning and spoke with another Rep. He asked me the same series of questions and advised that that I would qualify, but would need permission from the Trustee. I was excited for maybe 5 minutes when he told me that most likely because my loan is a high risk loan and basically a subprime, my modification mostly will not be approved so don't waste my time. He indicated that since I am paying PMI for the past 7 years, the Investors are getting their money either way so they don't care if I foreclose because the investors are protected. So people do not waste your time or even give your hopes up. I'm praying the Senate votes next week for the mortgage cram down. A substantial amount of dedicated, hard working homeowners that have been affected by the economy can really benefit from this.

ALS is a debt collector.They are a nasty blood sucker collection company. They are exactly a nasty blood sucker collection They do not care about homeowners. They are there just to make money from poor home owners and pay their bills. Majority of the loans are with US Bank, Bank of New York and Lehman Brothers that is currently in bankruptcy. All 3 have the heights non performing note and foreclosures in the nation. So, why can we just deal with the investor directly and eliminate ALS from the picture. Well due to profit of serving the loan, they will not want for you to know that they are merely a debt collector. In the last 10 years ALS encouraged and paid top YSP to brokers to submit low FICO high LTV, Stated and No Doc loans. They made a lot of money on these loans and now that you are asking for modification, they want to see if your income was verifiable at the time that you took your loan. So why offer a No Doc loan. Mortgage Bankers such as Aurora are the ones to be blamed for the crash of the banking and real estate market. The big guys made money and still financially secure. Poor home owners with no help at all. Good luck to anyone that is trying to get loan modification from Aurora Loan Services. They have no contrail over the investor. Only hope is for borrowers with government insured loans FNMA.

I am sick and tired of people blaming homeowners who are upside down in their homes and cannot sell that they purchased more than they could afford. The problem is that the banks encouraged people to buy high with no mortgage insurance and now the prices have plunged because these crooks threw out all the rules. When a homeowner loses their job, they would glady sell - but can't becasue their home isn't worth what they paid for it. I have been selling Real Estate for over 30 years. I go into homes everyday and the problem is not that they people can't afford the homes - it that they can't sell them. Not value ...and with all the money that the banks have been given - they aren't helping people modify - they ask for tons of paperwork which they lose five or six time and then the file sits around for 2 or 3 mos until the values have dropped even more. They won't even work with you unless you stop making your payment - so they force the homeownerto quit paying and then after 3 mos deny the modification or short sale and foreclose. They then list the home with select Brokers who are so over loaded with listings that they don't put up signs, they don't do flyers, they don't put photos in MLS - They don't give the listings out based on quality of agent - I don't know what criteria they use. This then again insures that we taxpayers won't get top dollar even at the forecloure because they only list with these select agents. The banks couldn't do a worse job if they tried. They make you quit making payments, they won't tell anyone what the criteria is that you are supposed to meet to qualify for a short sale or foreclosure. This is the best kept secret in the world right now. None of the banks have taken the time to post what is required to qualify or what paperwork you need to submit on their websites - they won't even send the paperwork sometiimes until you get an offer on your home. You just have to guess at a price because they won't predetermine a price with you before you try to sell to avoid foreclosure. It is the worst system ever. This is why they are in trouble. Why can't rhey figure it out. It is unbelieveable. I feel like we are in the Twilight Zone. The system is set up to fail. Listen, the problem isn't the poor homeowner - they acted in good faith 99% of the time - it's the system people - so get down off your high horse and have some compassion.

Some of these comments refer to the homeowners not being responsible and not reading their loan details. We signed for a responsible loan at a great interest rate. We didn't have a single late payment for 3 years. We found ourselves in a financial hardship situation and couldn't pay our real estate taxes or homeowners insurance. Before we could work it out, ALS paid taxes AND insurance (at a rate that was 3x a normal rate) and slapped it on our escrow, which has to be paid off in 12 months. Our loan went from $1300/month to $3000! They won't work with us. The most I could get them to do was extend it over 24 months, so now we're paying $2500/month. We can't afford that. It has nothing to do with an adjustable rate. It has nothing to do with buying a house that is bigger than we can afford. This has to do with expecting normal working people to instantly double their mortgage payment and somehow not lose their home. Now, as responsible as we can be, as on time with our payments as we were, they won't help us, they can't modify our loan (because it's an escrow issue, not a loan issue) and there is NOTHING that they will do to help. But we'll lose our home because of it.

Have dealt with Aurora in the past on issues unrelated to modifications and they were decent over the phone. Called one time to check on loan modifications due to wife on disability and new child and they had no care in the world. Told me to get second job. Not sure what will happen in the near future, but take my house and loose your ass. The house is a not worth what I paid and they can eat the cost.

Uneducated homebuyers are generally disgruntled homebuyers 9 times out of ten they do not uderstand but sign anyway! Use logic if you do not make enough to pay a modified payment then why would the company mod the loan? Who would that be helping? I can't believe this is happening!! Aurora Loan Services is going to foreclose on us and it's only been 4 months, I've asked for forbearance and a loan modification and had to wait 60 days for an answer.....DENIED. With the major hurricane Ike and layoffs you would think they would be willing to help people out, but i guess there in the business of putting families on the streets!!! Did it ever occur to any of you that Aurora is a "loan servicer"? This company was not made to do loan modifications or short sales and it is a service the are trying to provide. They are stuck between you (the home owner) and the person that owns your loan (the investor or group of investors) I find your stories interesting and at the same time think to myself there are two sides to every story told. Whats being left out here?? These people arent miracle workers and have to work with what they have. Just like one poster said, You signed a contract! Did you even bother to read it? Now you cant make your payments and of course its everyone elses fault but your own. Take responsibility!

Have ben trying for one year now to modift my loan. My house is worth a amx of $850, it'll short for $650. I've paid these rotten bastards almost $200K. You'ds think they'd have some sympathy. So far, no good. I'll hear back by mid-March and will report back on this site. However, I do not like this compnay. Thety could care less about you, just after the money. My gut says they're not bending and will force me to pay my late payments. Trouble is the economy worsens and my situation isn't improving. So, some other person will get my house for $650, even though I've BEGGED them to give me a 40 year fixed for $850. A stubborn company, my attorned is going to get involved soon.....

The lady told me to "relax and do some yoga or something" and then told me to take a loan on my 401(k) to pay the mort. current and then they would "consider" a loan modification. I can't send them the only savings we have in the event that we can't keep our house and have to move. I started contacting them months ago to try to be proactive but they wouldn't help then either. I don't know what we are going to do.

I have been trying to sell my home through a short sale since June of 2008 and Aurora is denying this even after recieviing all of there money at closing. They would rather have us foreclose then close on this freaking deal. They are impossible to work with and there is no chance in hell of talking to a manager. They all know what happens to foreclosed properties. No one wins in this situation.

Through lawyer negotiation Aurora sent me a letter agreeing to modifying my mortgage. Then they sent me a letter saying they would not because I owned a truck, and would have to sell it. I am an independent FedEx driver, and need my truck for work. No truck, no income!!! Every time I call they refuse to give me their name so you cannot speak to the same person.

We were on a repayment plan, with a balloon payment at the end of it. We were told that in the mean while a loan modification would be in the makings so that it would be approved before we would need to pay the $8,500 balloon payment.The balloon payment would be put into the rears of the loan if the modification is approved. We had gotten notification from Aurora that our modification was approved, but the terms of the modification was not affordable to us. Once our bills and living expences were factored in along with the new mortgage payment we were up side down. Aurora claims that this is the best that they can do for us either we take it or leave it. When they first began to talk to us they promised that they would make the new payment affordable to us. They were not willing to make it affordable eventhough it did not make since on paper. We asked for a 40yr in stead of a 30yr just to make the monthly payment more affordable they said no. We asked if the $400 per month in taxes and ins. could be paid sepertaley to make the monyhly payment more affordable, planning to use our income tax return ea. yr. to pay for taxes and ins. . They also said know. This is your only option if you can't afford it then you must walk away from the home. I thought that the banks are supposed to work with home owners to make there payments affordable and forclosure should be the last resort. We have choosen to take the modification and work a second job to make up the diffrence. Long enough to rebuild are credit, and to eventually walk away from this home. Hoping that this current market situation will remain the same for as long as it will take us to work on our credit. If we can buy a forclosed or repoed home for a lot less cheaper and get a good intrest rate we would be paying a lot less than we are going to have to pay now.We origanilly got behind when I was unemployed and going to school. My husband had gotten sick and was in and out of the hospital for several months and was only receiving 50% of his pay. He's back at work full time and I'm now working full time so we can afford to pay just not the unreasoable amount that there asking for.

Any positive comments on this site are probably from Aurora employees. Worst company ever. Do not bother with a loan modification, it will not happen and if it does, the offer will be a complete joke. Every problem listed on this site with this company will happen, poor customer service, not willing to work out a plan, impossible to get them paper work, etc. My wife and I tried to modify for 10 months and paid extra money every month during that time.They took us for a ride. We could afford to keep home and wanted to keep home but needed to modify. All we heard was, "we have not received your paper work," which we faxed over a dozen times during that period. We also mailed the paper work several times. We finally gave up, moved and put the house up for short sale. At this point we have decided to BK and let Aurora take it in the ass since they do not care about anyone. In addition, we did not want to take the chance of having Aurora issue us a 1099 for the loan difference on the short sale. Do not waste your time trying to do anything with this company. They will mislead you. It is my goal to make them lose as much money on my home as possible. Had I known about Aurora I would have never had my loan through them.

After three months they denied my loan modification and suggested that I would have to pay the next three months payments on time before they would consider modifying my loan. My response was that if I had the money to pay my monthly payment I would not need a loan modification. Their response was if that I did not have the next three payments then I would have to consider a Short Sale or Deed-n-leu. I mentioned also the fact that the property has a $470k loan and the current condos in the area are listed for $340k and not SELLING! The Rep. said that on file the last one sold for $325k. UNBELIEVABLE! that they are willing to take a $140k hit without willing to work with me! UNBELIEVABLE!!!! These people should not be in business!!!! Also I've heard that Aurora is affliated with AIG and we all know that AIG got bail out money!

We are trying to purchase a foreclosed home from Aurora. They have NOT paid any of the bills - water is shut off- association fees NOT paid. They tried to have us quickly sign an addendum stating we would accept any assessments or fees outstanding. That sent up a red flag and after 1-1/2 hours on the phone I found over $2,000 in bills - in additionn to taxes owed. Not sure if we should proceed. Love the house, suspect about the honesty of the company.

I work in the service industry wich is suffering as is my paycheck my husband and I are one disaster away from foreclosure! I applied for a loan mod and they told me if they modified my loan that my payment would go up!!! Not only did I fax my loan mod paperwork 5 times and then eventually fedexing it they want to modify in the WRONG direction...how is this helpful! I applied for the H4H program through the FHA and they told my rep that we should short sale that they werent willing to work with us! There are currently 8 homes foreclosed on my street and selling at 200K, I owe 385K I don't understand why they can't see that working with me is the more fruitful option for all of us! This company is completely ruthless and I am thinking of taking it to the news!!!!

I didn't get my mortgage through Aurora I ended up with them not by choice. They are worst, I called them when I first ran in to financial trouble I was late on 1 payment going on 2. I explained my situation and not once did they mention applying for a loan mod, they put me on a repayment plan and didn't start it until the following month which made me another payment behind I was to do this for 4 payments then pay a balloon payment of the past due, then I was directed to call before the balloon payment was due to rework another payment plan each time the payment went up and they wouldn't let me start until the next month with them doing this they made me 6 payments behind and started foreclosure my last resort was to file a chapter 13 to keep from loosing the home. Now not only do I have that large mortgage payme I have a trustee payment and a home that needs work and no money. They will not work with me on anything and its worse now that I filed bankruptcy. They have no heart for anyone I wish I could find someone that would take over my loan from them I didn't ask for this mortgage company. The say they don't want to foreclose but don't want to help.

This appeal by Midwest Real Estate Investment Company arises out of a diversity suit to foreclose a mortgage that Aurora, the plaintiff, owned on the Craddieths' home. The substantive issues are governed by Illinois law. The suit was filed, and a foreclosure judgment entered, in 1999. But for reasons that are unclear, the foreclosure sale was not conducted until October 2004. Midwest was the high bidder, bidding $ 107,818.44. (The appraised value of the property was $ 170,000.) However, two or three weeks before the sale the Craddieths had obtained alternative financing that would have enabled them to retain their home: They had arranged for a loan in the form of a sale. I contacted Aurora to discuss a loan modification based on a negative change in my financial status. Per the Aurora rep's advice, I submitted the loan modification paperwork, which was rejected. I resubmitted the paperwork with additional requested documentation. Again I received a letter of rejection. After several frustrating conversations with Aurora, I am convinced that they could care less about the individual mortgagee. If you are struggling to make ends meet, well that's just too bad. Their interest in the property is secure so it doesn't matter what difficulties we may be experiencing, so long as they get their money. I would highly caution anyone seeking a loan with Aurora to look elsewhere.

I have to agree with all the complaints listed on this website. Aurora is not capable of helping people stay in their home. The Loan Retention Dept provides incorrect information and does not take responsibilities. You as the homeowner are basically SOL because you trusted and followed their advise. We like others have fell behind on payments due to my spouse being disabled and eventually losing his job. On 11/08 we were approved for a repayment plan which was to begin on 12/08. I contacted Aurora 10 days before this payment was to be made and was informed the repayment plan was denied but that a modification was started on 11/11/08 instead. I was advised by the Rep the process takes 30 to 60 days; however, due to the holidays expect the modificatoin process to go up to 90 days. The next thing I was told was I will not have to make a payment until I receive the letter approving my modification. I found this a little hard to believe and called back a few days later to speak to another Rep to ensure the information I was given was correct. He reassured me all information was correct and the modificatio process will protect me from the foreclosure process. 3 weeks later I received a NOD in the mail. I contact Aurora to let them know this and to also f/u on the modification process. I explained to the Rep the 2 previous conversations I had and was told I was protected, she advised no and I needed to make atleast one payment in order to avoid the foreclosure process. Keep in mind, after receiving this letter I had one week to provide them with a payment of $1200. I requested to speak to a supervisor and basically to make the story short..she said I was SOL and the two reps were wrong and I was not protected. I find this appalling that we as homeowners depend on this department to help us and work with us to be able to keep out homes, yet they can provide incorrect information which ultimately costs us to lose our homes at the end. It just doesn't seem fair.

In addition, Aurora chenged my financials and added to my income andlowered my expenses and then said I do not qulaify for loan modification because my income is too high. So now I have to fight this with an attorney because only an attorney is allowed to talk to their legal department and their upper management in home retention. I strongly suggest that no one trusts them when they say you do not need an attorney. The only way to save your home is with an attorney because Aurora has laid off half their employees this year and is most likely going broke; so they do not care and simply deny every borrower who does not have an attorney.No guarantee an attorney will help, but it's impossible to find any borrower who has gotten a loan mod from Aurora who did not have an attorney

I have had Aurora for 3 years now on my 3rd home purchase. I currently have 4 properties one of which is with Aurora. To date I have not had any problems with this mortgage company. I pay my payment on time and I only ever sign for a fixed mortgage. I have in the past mortgaged more then 80 percent but am beginning to think that I should only mortgage 80 or below. The time for help is not when you are behind but before when you see it coming. People your home is your biggest asset you need to watch it and everything with it like a hawk. You should know what it is worth and not trust everything a realtor says. Just as you would shop around for a contractor or any other type of service you should do the same with your home and your mortgage. If you cannot afford the home you should not buy it simple as that. I have tenants that have left me sit with rent while paying for their cable bill and then wonder why I could be such a jerk and kick them out. When you sign your name you should know what you are signing and be willing to do what you have to to satisfy what you have promised.

The second thins is to make sure you know what your talking about. Companies don't arbitrarily just add flood insurance. Let me guess, you probably did an option arm loan too. I know your probably upset that you stated your income or better yet, some broker lied and stated a false income that you agreed to at closing and now you upset that your mortgage lender wants to be paid based on a promise from you to pay. People we need to start taking more responsibility. We purchase these homes on hopes of a large increase of equity because the market was soaring, we listen to people on tv tell us we can make all kinds of money by property no money down. Then when the bottom falls out and we are left holding the bag, we look to point the finger at someone else. I know, your probably the one who loses at the craps table then asks the pit boss to reimburse your losses with a free room and dinner right? If not, then you need to realize it was your speculation that put you in the house and that is your issue. Not a mortgage servicers problem. If you have problems with your interest rate, read your loan docs. They can't be changed. If you have problems with your escrows, these are items that are reported to your servicer. Call your insurance company and your county assesor's office. In short, quit whining and take responsibilty.

I sent a modification letter and all additional paperwork. Waited 2 weeks to check on the status of the process. Was informed it would take 45-60 days. Called back a week later and was escalted for review from a manger. Recieved a letter for declined loan modification without missing any monthly payments. Excuse was insufficiant funds to take on the loan. Called in to find out if the loan mod was still being worked on. They commented it is still pending. Called the next day and they commented that they are still overviewing the paperwork though they were not aware of the letter that I had already recieved. Called the next following week and same response until I informed them about the rejection letter. Then they made an excuse that their database was running slow. Very unprofessional. I asked about alternatives or suggestions. Only comment was to attempt to short sale, If not go to foreclosure.They are not willing to help. I will attempt to Short Sale,but it seems that I may be going into Foreclosure because it seems they just give you the run around. Very poor customer service and not at all friendly to help those with great credit and ontime payment customers.

complete rip offs --no one can be this incompetent -- it surely is on purpose...teling me I am late on several payments when they have received them into my account but have not yet applied the amount to principal and interest...they also withdrew funds on 2 occasions...we ALL need to report to BBB with copies of transactions, also report to Office of Thrift Supervision

Aurora is a bottom feeder. Life happens to all of us and sometimes we just need patience and understanding to get on top of our payments. Right now I am 3 mos. behind but send a full payment every month. I was told that unless I pay the 3 mo. owed other wise will begin forclosure. My house is on the market. You would think they would work with you while you are selling the property. As fas as i am concerned if the house doesnt sell before final forclosure, and I will not send another payment to them, well they can have it. Good luck to them. I do know it takes a min. of 50,000 dollars for them to begin foreclosure and they have to set aside 7 times the amount of the loan and cannot loan out that amount. It costs them so much to do this besides probably dealing with a vacant property etc. Work with us even if you wont get a payment for a few months. but no they are in bizz to only collect the money. definete bottom feeders.

When my mtg was transferred my last payment to the old mtg company did not transfer, I guess, with the rest of the information regarding my loan. Aurora started calling me and saying I was late. I called my old mtg company who informed me that by LAW aurora was not allowed to do that, they had to by LAW wait 2 months for everything to come in from the transfer. I called Aurora and told them this. I even offered to fax over my bank statement which showed I had made the payment they were after. They told me no, they didn't need that. Then they called every day, and sent me foreclosure pamphlets. It hadn't even been a full month since the transfer. When they finally received it I told them I had been ready to hire an attorney and sue them for unlawful harassment. I should have. Because 2 years later I lost my job, and when I called them, they did not have any deferment, or payback options, except that they tag an additional 100 to my normal payment and report it being late for 6 months while I try to pay it off. I can't afford a higher payment. So, this isn't going to work. Now I'm headed for short sale, have someone interested in the property, so am hoping that this company will work with the buyer. But, will not be surprised if they are jerks and lie and call me constantly. Am surprised they haven't been calling everyday as I'm 2 months behind. However, if I ever own a house again, and it gets transferred to Aurora, I will pay whatever costs I have to pay to get it back in the hands of a reputable mtg company, as they are not and I do not trust them at all. Holding my breath and Hoping that everything goes right with the short sale.

I called them before I missed a payment to do a deed in lieu of foreclosure they said they could not ever because I have a second then I asked for loan mod they said I would have to call back in 4 weeks since I already faxed in all my information with financials I would receive a response, I got a approved for a short sale what the hell does this do for me? nothing....I said well if you don't work with me then I cannot pay my home any longer they said I am just going to have to wait for the foreclosure to happen, what jerks!!! I sated to cry not because of me I am single and can just rent but for those families that have kids having lenders that claim to help and they really don’t want to work with you why would they they just write off the loss in their taxes and this is better to them than them helping others especially those with kids…. Short sale took 4 months, they would not call anyone back when we needed information to close escrow by "Their" deadline. So they make it almost impossible to meet their criteria. I am going to report them to the GLVAR Association as well as the State agency in Nevada for better business. I am also writing the CEO of Aurora.

This company should be investigated. We have contacted a lawyer. They too stated they never received our paper work for a remodification of our terms and were going to forclose with out telling us. Of course we have all of the documentation that we sent our paper work - but they never sent the modification of terms. We called every month (and of course have documentation of those calls), each person said they received our forbearence agreement and all of our paperwork and that the modification terms was on the way - we called again two weeks later and were told that everyone had walked off the job and that the person we were talking to had just be hired and to call back in two weeks. We called back after two and got yet another person who said they were forclosing us on us! Not once did we recieve a phone call from them! Not once did we receive a letter in mail stating they didn't receive our paper work! We have filed a complaint with the DA as well! Not once has this company tried to modify our terms in to some kind of agreement that would satisy both us and them! We have also retained a lawyer! STEER CLEAR from this company!

We have had 4 different "repayment" plans with this company, each voided with no fault of our own, excuses have ranged from you missed a payment (when we could prove receipt date and cashed funds) to escrow account too low, to no house insurance all the while we have a mystery $3000.00 that they can not apply to our account. We have notified the Texas Attorney General, and have retained a lawyer. I suggest everyone do the same, as does the Texas AG.

I have called numerous times and have missed payments due to financial struggles. Never have they called and harassed me and they have always been nice en encouraging on the telephone. They really want to work things out with me to avoid foreclosure. I have never been on hold other than the first 2-3 minutes when I first call in. Very nice people!

I currently have mortgages with four companies and Aurora is by far the easiest for me to work with. I don't think I've needed to reach them by phone much, so I don't know how they are about that, but their online services are sufficient for what I need to do and know to get my payment in. The loan industry in general needs a lot of work in customer relations, but comparatively Aurora is pretty good.

I had a great experience with Aurora, unlike pist off, I know that it is not Aurora that charges prepayment penalties its the broker/loan officers. I did my refi with them and my loan officer was looking out with my best interest, not just his own.

They called me when my payment wasn't at their office by on the 2nd. It was due on the 1st. I told them they should get it any day. They sent me a bill with late charges on it when late charges where not to be posted until the 16th.
