My husband and I have never been late on a payment. My brother died last week and I made our payment through online bill pay to have it arrive well within the grace period. They called our house 6 times yesterday, left a message like they are a collection agency. My husband flipped out thinking that we had gone into default and I had to calm him down and tell him we are not even late until the 16th! I called today, demanded a physical address. I am contacting an attorney. It is not our fault that the stupid mortgage company went belly up. We have ALWAYS met our end of the agreement. This is pure BS. They are a collection agency not a mortgage servicing company

They always seemed like they didn't know what was going on when I spoke to them. If you spoke to two people, there was never evidence available to the 2nd one, as to what was said with the 1st. The realty friend who was helping said it was very un-professional, and very "fishy".

I am sick with disgust and fear. We have been through modification and denied. We have sent in so many papers I can't even keep track. No one tells you anything and each month goes by and we are in a deeper hole. All we wanted was a fair interest rate. My whole check goes to the payment. i don't understand why they won't help. It seems that they want us to lose our house. Now we owe so much in back payments there is no way we can give them such a huge payment. We want to get back on track, but how can you when they won't help. A terrible company. I don't know how the people there sleep at night.

I have a variable type loan. When the interest rates went down, I pleaded to let me my mortgage go down since I was having lots of medical bills, the company did not work with me and got more and more behind on my payments. this year they took it upon themselves to pay my property taxes without notice and that added even more to my loan. I am desperate to find some help.

to AMHSI through Option 1 which was bad enough. 11 years into mortgage. AMHSI started to escrow for taxes and insurance, when that was not in mortgage agreement. Using a little know sentence in the Mortgage that gives them the right to decide to escrow for taxes at anytime they choose. All of sudden I had an additional escrow payment, which more than doubled my monthly payment because they now said my escrow was short. They refuse to remove it. Now to make matters worse, even though they say you can make payments online, you cannot. It gives you no option to do so. It has been removed from the website. I know of one person, who sends her payment by mail faithfully on the 20th of the month to ensure that it gets there by the 1st. She has now been charged for late fees because they are not posting her payments until the 16-17th of the following month. Further they don't respond to secure e-mail. It took them over 45 days to respond to one of mine, and then it said they had received it and would respond at "their convenience." It is high time the FDIC steps in to take over these mortgages for us and place them with a lending institution that is at least respectable and not in danger of bankruptcy. How AMHSI was able to go from bankruptcy to buying Option 1 is a mystery. So just how did that happen.

Unnecessary harassment over insurance and failure to communicate. Tell you one thing and do another. Say they record phone calls, but have no record of calls. Shoddy accounting department. Do not apply payments to designations.

This is terrible. I have called them from a western union payment place got an amount from the company, went in paid it. Call them comfirmed it and then had it returned because they said it was the wrong amount. Each person you take to gives you different answer. Whether it is in the US or in India or were ever. I have had about I'd say 15 or more payment returned. Agreement that have been not posted on line to sign that they say have. I have been charged about $5,000.00 per week for fee's that I dont know what they are for. What lawyer get's $5,000.00 per week for foreclosure fee's? This is the worst experience I have every been through for me and my family. Inever heard of any place that will not except money for payment's.

Worst mortgage company ever! Glad to see it is not just me and some of these other posts are terrible. I agree with the poor customer service and that no one speaks english. If you ask to be transferred to someone you can better understand they hang up on you! I am looking to refinance to get out of this terrible situation. I have had several issues but my personal favorite is when they sold my second mortgage and did not notify me. I sent the payment to AHM for 3 mo before the new company contacted me to find out why I was behind! When I called AHM they told me they could see that I had payed the last 3 mo payments but did not know where the money went. Since they could not find the money they would not refund me or forward the payments on to the new company. It took them 6 mo to "find" the money and I had to call once a week to keep them on it! What a joke, stay away from them!

This is possibly the worst company I have ever dealt with - after accepting all paperwork for loan modification, in on time, and per their demands, AND with a hold through the courts on a foreclosure option, they have nonetheless completed the auction. To add to that, there has to this date been no written notice to us of the auction completion, nor a date to vacate with all property, yet they turned the keys to the house over to the auction buyer. This was in May. As recently as this week, we are still receiving calls asking us if we want to continue the loan modification process, some say the house was never auctioned - then they hang up.. Dealing with their attorneys (Steven Baum and Associates) is equally difficult, and the "eviction department" is Jackson Associates, where no human answers the phone. We have lost everything, after being fully in loan modification, and having insurance draft checks still active for repairs on the house. I want to put together a class action suit. They aren't always willing to work with us. We used to be able to make partial payments but that has since stopped. They are impersonal and repeat our information back to way too many times. We applied for a loan modification and received no written or verbal correspondence from them at all. I had to call numerous times and after several months was told over the phone that it was denied. The customer service rep had no clue why and said he had no way to find out.

Go to Walmart, send in whatever you can using Walmarts bill pay system. They more than likely won't send it back. This way, you won't have to talk to the indians at all and once a payment is accepted they cannot say you didn't pay.

our mortgage company is evidently based in India, you never get any one that you can understand, they offer you these repayment plans that add $400-$500.00 a month to your monthly payment, they expect you to pay more when you are struggling then to pay the amount due already!!!! they demand payment and will not listen to your hardship, they don't care.....i would not recommend them to anyone....EVER!!!!!!!!

These crooks are withholdong monies paid by our insurance company on a claim for damages in the home. All the work has been finished, and they refuse to send someone to veryfy the work being satisfied. They keep giving the run around saying we have to provide them with copies of the checks front and back for all the payments we had to make on our own because they would not disburse the money. We had to get a loan to cover all these costs, and now AHMSI won't pay us the monies from our insurance company. (they don't even have anything to do with our insurance company) but the check for the claim was sent out under our name and theirs, so I guess they think they can just keep our insuarnce claim money? Customer service sucks. They are ALL TERRIBLY RUDE. The authorities should do something quick and save us all from this SO CALLED COMPANY.

I have been a customer of this company for 3 years. I never had any problems until June of 2008. I have 2 mortgages with them. If I send a payment in early and it is not within "their window" my payment gets posted directly to principal and not to principal, interest and escrow. I have to call the company monthly. My payments have posted to the my other account. I had to send more money for my escrow. I sent the money, then they never recalculated my monthly payment. I keep getting harrasing phone calls asking for the amount that I am past due. I told them I would like to sit with someone and go over all my payments for each month and find out what was reversed. I told them I wanted to speak with an American, but I can't call during the day because I do work, and this will take hours to go over. They said I can call on Saturday and ask for an American. I called just this past Saturday and guess what? No Americans work on Saturday. I don't have the patience for this, however I am not going to let them defeat me! I asked if there was an office I can walk into, was told no, there is not. I have threatened them with a lawyer. I make my payments every month on time. I am not a customer that is having difficulties making the payments. I wish it was as simple as moving my accounts to another company.

I must agree that it has been challenging trying to carry on a conversation with the customer service reps in India, but I have found that you must make it clear that you are requesting a loan modification, and press hard on that point, and only then will they get you moving down the right path. It is obvious that they do follow some sort of script, and that is why they ask you the exact same questions every time you call, even though they have certainly documented your responses to those questions from the last 10 times that you have called in. There seems to be a whole bunch of different departments in different areas of the country, and the trick is getting your request submitted to the right department. One helpful hint is to request to speak to a customer service rep in the states, if you are having trouble communicating with the rep in India.

Ditto: Made December payment and ahmsi credited to emc Bears/Stearn They promised 10-15 day fix. 10 letters later no resolution. Have filed complaint with FTC @FTC.gov. Have new commitment to fix. Will be surprised with any help. They screwed up escrow account raised payment by $200/ month. Once again will resolve quickly. Don't believe them if you can understand the customer NO SERVICE dept. Try the FTC route. Pronto

We too have paid our mortgage when it was with Citresidential, at times we were a little late until we set our payments on EFT straight from the bank. Then the servicing was sold effective 2/13/2009 and we were told in aletter from Citiresidential that they would not deduct the payment in February so we withdrew a bank check to mail out, but then citiresidential did attempt to deduct Feb and it was declined. We never received anything from AHMSI until 3/20 saying that we owed for Jan, Feb, and March. We contacted them and advised that Citiresdential received Jan payment and also advised that we did not make February payment, but we did mail it in. We are currently running 1 month behind due to another issue, but AHMSI still has not credit January, we have sent them documents from the bank showing the January payment was made, but now they want a copy of the front and back of the check. Fine except there is no check it was EFT. I have contacted an attorney. I told my hsuabnd that we are not playing this game, especially since there are so many complaints on this company. I just want to have them foreclose and be done with it. After reading some of these stories I feel that we are wasting our energy and will lose the house regardless of whether we paid our mortgage or not.

I'm trying to have my loan modified. They offered me a 9.62% ARM with a $1700 a month payment. This is worse then my payment was before! I'm shocked! They are very rude. They act like they could care less if you loose your house or not. They DO NOT want to help at all!!!

Our home was forclosed by Option One 12/07. We opened the loan in 12/05 and w/ 2 yr arm which kicked in. Our plan was to refi before the arm kicked in but as we all know values plunged and we owed more than the house was worth. I was so tired of calling customer service in India and told " can you pay the $$$$$ today?" I called atleast once a week and ended up screaming at them to connect me to someone in the US. A couple of times I was transferred but was told " I needed to help myself" and was told by a supervisor "why did you sign the loan?" I tried everything from deed in lieu of foreclosure, short sale, add the past due amount to the end of the loan, borrow & you name it. I truly have a novel (so to speak) from all the paperwork. We lived in our house which we built for 13 years and never thought I would lose my home over a mortgage company who was not at all willing to help! I just wanted to keep my house I wasn't trying to get out of paying. It is very devistating to go through and I hope they get what they deserve.

I have called back numberous times and no help. Never rcvd anything in the mail all of sudden got letters from local attorneys saying my house was in foreclosure. Shouldn't they notify you of this????They never help and I always get someone in India or foreign country that obviously reads off of a script and does not listen to what I am saying or asking. They said that there is no way my loan can be remodified and said is there any thing else I said yes I want to speak with someone in the US to get this resolved and they said there is no one. They are full of it there has to be. Not only that with their inaccuracies they have ruined my credit. This is the worst, most nightmarish company I've ever had the misfortune to deal with. They bought out my former mortgage company. I've always had direct withdrawal of payments, never a missed one, excellent record, etc. Suddeny they sent me a check for $4500 in Feb 09 because my escrow was too high and a few days later, a notice that my monthly payment was reduce to $660, much lower than previous one which I'd thought was too high. Then a week later I get a letter that my payment was now $1300 because my escrow was overdrawn! They just sent me a $4500 escrow check! Calls to the company yielded nobody except someone with a thick Indian accent who hung up on me. So, I refinanced and got a new mortgage company. In the middle of this, a couple weeks ago I got a call that AHMS hadn't paid any of my 2008 taxes!!!! Aha, that's why my escrow was so high!!! Thank god I was already switching away from this nightmare, but of course, this cost me finance charges and late fees and not a few headaches. Somebody needs to shut this company down - what they are doing is unconscienable. American Home Mortgage Servicing was a nightmare company for me to deal with and if anyone asked my advice, I'd say don't get a mortgage with them - if you have one now, refinance and get away from them because once they make mistakes (which with me they made many through no fault of my own) you have absolutely no way to correct an error that American Home Mortgage Servicing makes. Why hasn't a state's attorney shut down American Home Mortgage? Why are they still in business and judging by their website still soliciting new business? As one of my third world friends said, this is like what happens in really poor countries, not the United States.

I have been writing them at least every two weeks for the past 3 months. They have responded a couple of times but mostly jibberish and threating. I received one letter with a proposal to reduce the payment but they added several thousand dollars to the mortgage and of course that was not the relief we were looking for. Also, the person I spoke to today did not speak good english and was very threating.

I was able to get a loan modification from these people signed this month. I have a house that I payed 485,000 for and used two different loans to purchase it. My loan has always been with AHM. My orginal payment was 1940.00 on the first and 1524.00 on the second. My new payment is 933.00 on the first and 606.00 on the second. That is a 2000 dollar drop. I had to push hard to get it, but don't take no for an awnser. My first is set at 3% with 70000 of the loan deffered (not forgiven) for about 20 years. The second loan is set at 2% fixed for 30 years. Took long enough.... But they got it done. Dont take no for an awnser!!!!!!! Ask for the loan modification department.

AHM is the worst company that I have encountered. Each time I call the loss draft department to simply get the insurance checks signed, I get a different person who gives different information, such as "stop payment on the check with Citi Residential's name because we will not honor it" or "We will honor the check made payable to Citi Residential". I have stopped payment on insurance checks 3 times and haven't received my money yet. It has been over four months.

Is there a way to make it a negative rating?They outright stole my house! We were in loan modification with Citibank(who are just as bad) when our loan was sold to these bastards. We had to start over with the modification with their paperwork. They assured my attorney that things were going well. The next thing we knew we got a notice to vacate that they had foreclosed and never had any intention of modifying our loan. They also rudely told us to never call again. We are still in shock. They made sure the taxes were paid and sold it with no notice. The state and government need to be aware of these crooks and shut them down before someone shuts them down. Because of these bastards, 3 very handicapped kids are out of their home and having to live on the street.

I was previously with Option One, this is our second home, I guess you call this an investment home, I had a 11.9 arm, it was up in Feb, 2009. Try to get a modification, but was declined, they said for no reason, they just stopped giving Mods. The good news is my interest will be lower at 8.? percent, starting in April. When you do a mod they do accept automatic payments from your bank, which I did not know, so I was being charged the late charge. Which I called to take it off, well I was connected to India and they went on to explain to me what my procedure was to write a letter and so on. I decided to ask for someone in the USA office, they transfer me and the late charged was taken off. But if I try again you have pay your monthly payment thru certified funds? Just letting you know this info, I guess to always try to ask for someone in the USA. So, I still trying to find someone to refinance this loan at a lower interest.

I paid them on time every month. They sent my end of year interest statement and they shorted me thousands of dollars in interest that I could write off. I cant file my taxes without it, and no one there will help me. I have contacted the FTC and I hope someone will sign me up when it is time to get a class action lawsuit together. They got paid on time, and now that it is tax time they are preventing me from getting thousands in deductions that I have earned. I faxed everything to them. Many times I called and they cant even find a record of my loan! They sure didnt have any problems accepting my payments. Thank God I was one of the lucky ones who was able to refinance with another lender. They are very rude and dont care at all. I dont think they have a clue. CITI 'transferred' my mortgage to AHMS. I called twice and every time I had a terrible experience. I was behind in my mortgage 1.5 months with CITI. Last night AHMS told me I am behind 4 months - and the money I have paid in the last 2 months are not applied to any month payment (they are in a suspension account). I asked why - no explanation. I also discovered they added over $6200 as 'outstanding interest' onto my loan. I cannot get any info what is the outstanding interest and why the suspense account!! The customer service reps are all in India (every single one of them). They ask the same question 2-3 times. I had to spell twice simple words like 'Bruce'. Just unbelievable unhappy with these clowns who claim they provide 'service'?? I am looking into hiring a lawyer. I think AHMS are up to no good and i think the service reps in India have no clue (maybe they are paid 0.5 dollars an hour). In the name of old profit lets create jobs in India while Americans are loosing their jobs and homes and lets not train the India service reps 'cause is expensive. There you have it summ of AHMS. Can we all sue AHMS?

We were just recently switched over to American Home Mortgage. we were previously with Citi Residential. Before being switched over to Amserican Home we were in the process of getting a loan modification approved. on Feb. 6, 2009 , four days prior to the offical swtich, I was told that all needed to do was to contact American home and advised them that the loan modification has been approved by Citi residential and for them to foward the necessary paper work. Needless to say I called and was told by Chad Sathoff x43313 that even though it was approved by Citi Residential I still would have to go through the exact same process with them and that it can take another 30dys. He advised that he also needed more info. when I advised him that I was disappointed and felt that Citi residential was setting me up for them to take my home. He advised that this was not the case. I advised Chad that I have read some really bad stories about their business practices, and this is when he became rude and told me that the stories were not true and that there company was own by a particular business owner whom i never heard of. I told him that i was going to be documenting every phone call and person's name that i speak with because I do not trust him.

My loans (I have two) originated with Option One and are now serviced by AHMS. I have been in home for 2.5 years and have never been late on a payment, however, my interest rates are very high, I was refused re-fi after the two-year prepayment penalty period was over due to reduced home value, and I have had a reduction in income due to job layoff (I found another job, less pay). I have had to deal with those that do not speak English well, but not often, as I have rarely had to call…it is aggravating though. When AHMS initially took over my loans, they would begin calling on the 2nd of the month because I always pay via the Internet on the 16th, but when I explained that to them they said they would stop the calls that came between the 2nd and the 16th…and they did stop. Last Wednesday I sent in an application for loan modification and they called me first thing this morning, Monday…just days later and extremely nice, not rude at all. So far, I do not have any complaints against AHMS.

I agree. Very difficult company to work with. They "sent" my tax monry at the end of dec. I got another company to refinance my home, but couldn't close because the tax office did not receive my payment. I now have penalties added to my taxes. Tried calling AHMSI tax office and was told I could not talk to supervisor nor could they tell me who was assigned to my case. They said private information. It's MY account. I called some of the reps. on this website. I got a call back from one man. I thought he was helping me, but apparently didn't know much about the repayment. I am waiting for a new check to redistribute. It was sopose to be overnighted by UPS. Not there. I think I am being scammed.

We are facing an increase in our rate when our loan resets. Our home is worth 30% less than what we owe on it. We tried to get help from American Home Mortgage before we have any problems. This is the worst company I have ever had the nightmare to work with! I am harassed monthly, and have been charged $7000 for flood insurance that my condo has, and we sent the flood document 12 times by fax. I asked them to notify me when they recived it , they never did! Funny, my insurance agent faxed it and verified that it was recieved. I am contacting the F.T.C, the attourney general, and consumers affairs, not to mention my representatives. I may have to file a lawsuit, and would love to join in a class action lawsuit!Do not do business with this company under any circumstances!

Every post is absolutely correct and I read each one. I have had similar problems with customer service. My home is not in foreclosure nor am I behind in my payments, I am just trying to refinance the 1st and subordinate the 2nd. Both loans are serviced by AHMSI. I'm not sure they are the note holders. Does anyone know how to find out this information? There is a lot of valuable information in these posts - phone numbers and names, etc - for people and/or businesses that I can file complaints with. My thanks to all who gave this information. I have some for you - customer service supervisor Toni Thomas (male) his fax number is 866-253-6392. I originally thought he was in India however when he called me back it was from a '949' area code. I couldn't get the rest of the phone number. I think once I complained long and loud enough, the customer service center in India, transferred my call to the Irvine, CA office. I will participate in any class action filed against this company. I'm praying for this company and for all of you.

The ability to have another assume your loan is not a guarantee, but rather an option that needs full approval (or disapproval) of the lender to undertake. It isn't an automatic right.

When our son was diagnosed with cancer and had no medical insurance, we called to get some help in reducing our mortgage payment, and they would not assist us. My husband and I called several times and spoke with different individuals. finally when we were first in foreclosure we were told the only way that we could save our home was to claim bankruptcy. Within two days of filing bankruptcy to save our home, I lost my job that I had been working at for over ten years. We contacted our mortgage company before the first bankruptcy and they did tell us that we would have to come up with was $23,000.00 so that we wouldn't have to claim bankruptcy. This was an impossible amount for us to come up with. This was only after 5 months of no payments. Even when we wanted to make a payment of the $2,768.00 they denied us unless we paid the entire payment that we owed. The mortgage company did not work with us and did not care that we were doing everything in our power to keep our home. We had also signed on several different dates the free signature card that if you lose your job or your spouse dies that your mortgage payments will cease until you get another job, or your house will be paid for if your spouse dies. My spouse did not die, but I did loose my job, went to school for Mentor's and began working 3 months ago. Please help us!

Everytime I have called in regards to our mortgage, I end up speaking to someone in India. I have NO problems with anyone from India. BUT when I am trying to resolve money/mortgage issues, I need to be able to speak to someone who can comprehend the conversation and is able to speak beyond the 'script' that they have been given. I would NEVER in a million years recommend this mortgage company to anyone. Not even my worst enemy!! No one deserves the treatment that we have put up with from this company. It's unbelievable!! The website states that the 'home retention team' is: compassionate, well trained, experienced and willing to work with people. The people that I spoke with hardly spoke english, did not know what the home retention team was and told me that before AHM could do anything to help me, I had to be more than three months behind in payments and in forclosure. That just doesn't make sense. Especially when on the website it states that you should contact them as soon as you know there's going to be a problem paying your mortgage. What a joke!

To the Person that Wrote about Assumable Loan. I spent 1 yr trying to get someone at AHMSI to give me some answers about my Assumable Provision. I wrote to the address in TX first. And waited. Months went by. I was then given 3 diff. dept.s to fax to. Finally, I was told I needed to fax the Resolution Dept at 949.790.8505. Now I got a letter statingAHMSI is not a Loan Originator & does not process loan assumptions. I called & spoke to Shamshad. I asked if it was because I was no longer with Option One & she said Optin One was not in the business of Loan Origination either. So, why did they lie to me in my Truth In Lending & state it was An Assumable Loan? Not to mention for the past yr. They have applied mysterious fees, sent me letters about other peoples accounts & even my newest letter has the wrong account number on it. I am going to seek legal help. I say we all get a class action suit going. Also, all write to Obama & let him in on this.

Our mortage was not originally with this company but was put with them a few months ago. Not sure if the loan was sold or the previous company just went under and reopened under a new name. We got 3 months behind on our payment because of medical payments and just received a forclosure letter yesterday...the first one EVER! We called to see if we could work things out. Not only could I not understand the people I was talking to, but they were extremely rude! They said the only thing I could do was pay an EXTREME amount of money in the next week, which I of course don't have. I was told to pull money out of savings or something...like I hadn't already thought of that! I told her my only option was to pay the payment plus extra at the end of the month when I get paid. That's when I was told that my house was set for sale on February 3rd, less than a month from now. I am in shock and trying not to throw up. They are being completely unreasonable and unwilling to help. I feel like we are being bullied!

Write the better business bureau. I wrote BBB with my complaints b/c AHMSI was charging me extra late fees & false returned check fees. I tried working with them but as it has been made clear from other posts, I got no where. The BBB was quick to respond and kept the info for their records. If enough people make complaints about AHMSI to the BBB something will get done. AHMSI is stealing our money and is only aiding the economic meltdown. Please complain, don't let AHMSI continue. It's easy, just go to the BBB website and fill out the form.

I am currently at default on my loan. With just getting done with Christmas I am sure alot of people are in the same boat. I received a notice to call them to try to work out a plan. What a joke. The lady I spoke with was not willing to help me out. All she was concerned about was where or when am I going to pay the payment. At the beginning of December I sent a decent chunk of change to go towards my escrow. The "rude" lady commenced to tell me that it hasn't posted yet. I checked with my bank and the money has already been withdrawn from my account. I also just made a regular payment. They should be getting it today. I am affraid that they are going to sit on that and cause me some major problems with my bank account. So needless to say I am not happy with this company and wish I would have NEVER found them. I hope to go talk to my bank to see if I can get out of this thieving situation and get somebody who truly cares about me and my family. Also they need to get workers who speak CLEAR english.

I am in the process of tracking down the CEO and if I can't speak with him I will find someone who can. Here is what everyone needs to do in the meantime. Call the Texas Attorney General @ 512-463-2100 and file a complaint. Also file one with your state's Attorney General's office, then call 1-877-276-5550 which is the Texas Dept of Savings and Mortgage Lending and file a complaint with them. I am also calling the Federal Trade Commission and filing a complaint with them (1-877-382-4359). It would probably help to have the most complaints as possible. Here are the directors of the company: David M. Friedman-CEO, Kulwinder Singh-Managing Director, Robert L. Love, Jr.-Director and Exec VP, F. Norton Wells-Exec VP and COO, Stephen A. Hozie-CFO. I am calling every number I can find on google to get in touch with one of the people. There was also a lawsuit filed against AHMSI by the Attorney General in MA. I'm going to try to contact him also for info, if I get a number I'll let everyone know. These people are not going to foreclose on my house b/c of a payment they rejected. Any help from you guys would be greatly appreciated.

THESE people are blood sucking leaches and if you have any smarts and can refi whith some one else you would be way beter off. You can repor your problems to the federail trad comision and they will take action. Option one was turned into the FTC and within a month they had changed names sold out. Because they knew they had goten into some deep shit. one of the banks that use them are Wells fargo . you need to find out whom the note holder is the company that realy is the bank and file a complaint with the FTC and heads will fly when the bank finds out that they are intruble because of AHMSI and why they probly will quit them. there is not as many rulings that the servicers have to fallow as the lender the real note holder, and thats one reason many people are finding out its hard to deal with them. they dont care and can get away with all kinds of shit that a real note holder would not be doing. One of the worst things you can do right now is to try and deal with them on your own! Go to GREEN PATH and or HOPE NOW, AHMSI Acts tottaly diffrent on the phone when you are on the phone doing a three way with your consler! I know Found out first hand. when they relised my consler was on the phone with me it changed from being MR.shit on you to MR. BLA BLA how can WE HELP YOU. These are the most pain in the ass people I have ever had to deal with. DONT LET them strip you of your rights, reserch the web look at your oridgnal loan papper work and make lots of calls to help centers and the FTC. Also Beleave it or not find out whom your local congress men or leaders are and report your problems to the, the government is stsrting to find out whats been going on with these servicers and how they treat people. The more that comes out the more the gov will relize they need to put there foot down on these assholes. They don't care if you go ino foreclosure, because the money their investors (actually own the mortgage AHMSI are just servicers) are getting money back from the Government to compensate from losses. So they make more money from a foreclosure than helping people with their payts.

I have contacted my lender both in writing and by telephone in order to work with them in order to modify my mortgage, etc. They have never made any effort to contact me or work with me on any level. WHEN WILL THE GOVERNMENT STEP IN AND DO SOMETHING ABOUT THIS COMPANY? I am a Nevada Homeowner and a civil servant whose family is looking at job loss and the inability to make my mortgage payments. My situation is like many others in Southern Nevada, my colleagues, my friends, and those on the news. My wife will soon lose her job due to the poor economy, most likely after the holiday season. Our little condo has lost over 100K in value since we bought it in 2005, we cannot refinance because although we have kept current on our payments we now owe more than our home is worth because our home has lost value on the open market, and to complicate things further our HOA management company is currently under investigation by the FBI for defrauding the homeowners. For the past month and a half I have been attempting to negotiate a rate fix with my mortgage holder, American Home Mortgage, so that I can continue to pay my mortgage. I have sent them the necessary paperwork, and have tried to contact them numerous times. I have a telephone log of my attempts several sheets long, and yet I continue to get the complete runaround from them. They are unavailable to speak with me, do not return my calls, and do not participate in the new FHA programs that help underwrite bad ARM monthly adjustable mortgages like mine. I have met with HUD counselors and they have also expressed to me that this company like others, it very difficult to work with. The sad fact is that for $1,000 I can get an attorney declare bankruptcy and possibly save my home. The other option, American Home Mortgage will charge me $500 to fix my rate to a higher than average fixed rate on their terms, if I am lucky enough and have the privilege of speaking with them about it. Perhaps you are wondering how I got myself in this situation. When I signed the papers, rushed through by the escrow company and my realtor 3 years ago on my lunch break, I was told I could afford the loan, and that I could always refinance down the road. What I wasn’t told was that there was a special rider on my loan that charged me at least 10K of the borrowed amount to American Home Mortgage should I refinance out of the loan. I was lied to. To make matters worse when I called the company to ask them to explain my loan to them, I was advised by them to continue to make the minimum possible payments that didn’t even cover the interest of the loan and that “everything would be alright.” Fortunately, I was not this financially gullible and have continued to pay the full mortgage payments despite the fact that it has nearly killed us for the past 3 years. What would you do if you were in my shoes? Would you be the responsible citizen and try to keep after a company that doesn’t participate in the Government programs designed to help homeowners, is already bankrupt, and is unwilling to even attempt to negotiate a bad mortgage? Or would you take the easy way out and just walk away from the situation, and destroy the inside of your home while doing it? This is the problem with our current economy. Homeowners are now cash poor, many others like me, because they continue to try to save their homes, and pay ridiculous interest rates that are not negotiable. Then there are those who just walk away causing complete loss for the noteholders of these bad loans, which causes bankruptcy of insurance firms and our financial institutions. The bottom line is this all occurs because the Mortgage Companies, like American Home Mortgage refuse to work with homeowners, to participate in recent government programs that can help homeowners. These companies are not required by Federal law to participate in these programs If the government can come down and pass laws that mandate cooperation and participation, and require the mortgage companies legally to work things out with the homeowners, then I believe that our economy would start to improve. However, Washington needs to act. Legislation needs to pass soon that includes incentives and punishments for such companies like American Home Mortgage. With Federal mandates in place these companies will be legally required to work out individual’s situations and help to make homeownership a possibility and not a nightmare.

I am hoping there will be a class action lawsuit. I am now in foreclosure and all of the comments I am reading are exactly what I experienced. They raised my pmt from 1,100 to 2,500 with no warning. My husband died last summer and left me and my 2 year old daughter they promised to correct things and work with me, instead they left me with hours of hold time to only finally get a non english speaking customer service rep that knew nothing nor helped. Now my credit which has been outstanding my entire life is ruined and I am still fighting everyday with them. Please if anyone knows of any leagal actions against them let me know. Seems to me so far Option 1 and AHM do business with each other at the home owners expense. AHM's advertising about helping their clients is a joke. Their website advetises that they help you...that seems to be false advertising from all these posts about AHM. Even a lawyer posted about AHM. Now you know if a lawyer comes here to post, this AHM company must really be 1 of the worst to deal with. I think they want you all to lose your home so they can resell it, make more money, and do this to the new home owner they sell your house to. Seems like a vicious circle going on here. Hope there is a lawsuit against AHM. Good luck everyone. In the same boat as you here.

I am a lawyer and have been attempting to help a client file bankruptcy and have discovered that not only is AHM unwilling to help anyone over the phone, but they have foreclosed and transferred ownership of my clients home to an unsuspecting bank buyer without my clients ever knowing. I say poor becuase I have regretted dealing with them. from the time I took my loan with them, I indicated that I am paid by -monthly the 15th and the last business day of the month, and I will make my payments on the last business day, I was told this will not be a problem, but it has been nothing but problems, every month I have to call and let them know or ask for permission to pay on that day and it is frustrating. Our mortgage was with Option one and then transfered to AHM. It was at the same time that our ARM kicked in. Lucky for us we got a good local mortgage company to finance us and give us a good fixed rate. We are closing on Oct 1, We shouldve already closed but AHM has given the new company the run around on our payoff. We have never and I mean NEVER been late with our payments and yet AHM wants to charge you rediculous charges everytime you make a payment. We never had all these charges with Option One. Whats with all these fees. We pay online every month and now all teh sudden they wanna charge us a fee and if you pay early you get charged a fee and if your ONE day past the due date they add another fee. This cant be legal. Ive been saying since July 08 that it was jsut a matter of time before someone starts a class action law suit. I cant waite till my new loan will be signed sealed delivered. My advise to anyone who has to deal with AHM find someone out there that is willing to do a refinance for you.

Three times now AHM has claimed I have not made my mortgage payments, even though I have proof from my bank that thru on-line banking, the funds were WIRED to their account. They requested a fax of my bank statement as proof, but everytime we fax it, they say they never got it. They hang up on me when I call, or they transfer me to Western Union demanding a mortgage payment from me. They are crooks. I have NEVER been late on a payment. Several times they have "accidently" posted my entire mortgage payment to the principle, then they call me and say I owe them a mortgage payment. I currently am seeking advice from an attorney.

These people are a horror. They do not leave accurate messages. They do not let you know that they will charge you enormous legal fees if they start forclosure. I was very late called them many times ad finally found they had added $4,000 in legal fees onto what I owed to reinstate my loan. I initially faxed a loan modification request in mid-July 2008. I received an automated call a few days later stating they hadn't received information they requested. When I called, I was told that my account was noted as having received the "Financial Analysis Form' and all supporting docs. I was also told a negotiator would contact me within 14-business days. End of August rolls around. I call AHMS to inquire where my request was in the process. I was told the documents were received but a negotiator had not been assigned. He stated I need to re-fax everything. I refused and stated that if they have everything, nothing has changed and it was them who failed to get the process going. He asked to update 1 item on the form and I provided the information. Again, I was told a negotiator assignment request would be put in. Then, again, I receive another automated call about them not receiving information they requested. I call right away and the first rep says she can see the form was updated 2 days prior and transfers me to the "Home Retention" dept. The man here immediately tells me that nothing was received from me requesting a loan modification. He argued with me for the next 10-minutes with me constantly having to tell him to quit interrupting me. Finally, I asked to be transfered to someone in the US. Once I was transfered to the US, they verified that the documents were received and the request was going to be sent out to assign a negotiator. I was advised to call back the following Wednesday to confirm and when I called, the rep did confirm that the request went out to be assigned and I'd be contacted within 14-business days. So, now I wait to see if anything happens which from these posts doesn't give me much hope. I did get the Home Retention Dept extension which I was told will always route to a center in the US. It is: 1-877-304-3100 x 40930

this lender is a sham. after filing bankruptcy, they said i no longer qualified for a loan modification. if i didn't come up with 50% of my back payments, and over $1400 a month in extra income, nothing could be done. I guess they like the $45k-90k it takes to manage a foreclosure. No wonder foreclosure rates are so high! They have investors making the rules that need a right off! Option One sold my mortgage to Ameican Home Mortgage. This company has outsorced to India. They are arrogant and rude. We have been with them for 2 months and it is nothing but aggrevation. I have been hung up on when requesting information. I asked for the owner of the company's name, address and phone number. I was told there was no address and phone number for Mr. W. L. Rose! AHM has their own woes financially. One woul think they would be more willing to listen to their customers. Option One is not much better. They will take your payment over the phone (the money comes out of your account the same day) and post it days later and then say you paid late!

I have two mortgages with AHM and tried for six months to have the loans modified from negative am payments. They ignored all my calls and faxes and were very abusive on the phone... Never returned calls. After six months they said they could not help me unless I wanted to do a short sale. This is the worst lending institution I have ever dealt with. I cannot re-fi thru any other company, as we don't have enough equity in the home. I am still seeking ways of getting this resolved, otherwise this will kill us financially... We were dooped by our lenders into these terrible loans.. I think they don't help because they are bankdrupt.

I was in constant contact with the mortgage company when we first became overdue on our loan. I was given different dollar amounts every day (different by hundreds or even a thousand dollars or more). I would ask what we needed, contact friends and family to try and raise the money, call the loan company back and bet told that it wasn't enough, the last person I spoke with was wrong, etc. This went on until I was told that I couldn't make any payment at all to get back on track, the loan was in forclosure and anything short of the full overdue balance would not be accepted. We finally had to file ch. 13 bankruptcy to save the house. We filed all of the paperwork and the mortgage company agreed to it all. Unfortunately, the rate had gone up and we WERE NOT NOTIFIED. The mortgage company knew it, their lawyer must have known it, but we didn't. The paperwork was approved based on a monthly mortgage payment that was already out of date at the time of the approval. It took them SEVEN months and one more rate adustment to make us aware that we were making payments that were too small. Tack on lawyer fees, late fees, etc., etc., and now we were way back behind the 8-ball again. Even though we made every single payment on time until that point.

They routinely mis-apply funds, even after we sent written letters specifically adressing this. They, are, in a word - thieves. Please folks, avoid this company at all costs - never do business with them, voluntraily. Check your balances with an outside source, too. If there is a way they can scam extra funds by mis-applying additional principal, they will do so. We are in the process of filing formal complaints with the Attorneys General for both Texas and Illinois. Absolutely the worst company we have ever dealt with, in any respect . . . and we have never - not once - been late with anything.

I am a real estate agent and work with a lot of lenders on short sales. I have to agree with the May 2, 2008 note above that they are unreasonable and abusive. I would also add that they seem to want to foreclose on your home by making things as difficult as possible. Every time you satisfy their conditions they come up with a new one. I won't waste my time working on their loans again.

I have been trying to get an Loan Modification since Feb 2008. I sent them all the information they requested back in Feb and I did not hear back from them in March so I call them and was told that they had not received the information I sent them. I ask why had not someone call me to tell me this. Like just like everybody else I could not understand the customer service clerk. He was unable to tell me anything, so I ask to speak to a supervisor, and was told that one was not available. In April I was able to get an english speaking clerk which I demand to speak to a supervisor. I was able to speak to one and was told to fax all the information I has already send in and he would make sure it get to an negotiator. He did get it to an negotiator and she did call me and informed me that I had to make three months payment before the will consister a loan modification. I agree and in July 2008 two days after making one of the three payment I received my loan modification approver, but the modification increase my payment and terms and also increase my balance on the loan over $10,000 and then gave me a 14 days notice to return the modification. I never was shown anything where the $10,000 went to pay or why the terms were extended and where the one payment went to i make two days after the approval of the modification. I tried to contact the negotiator for over a week and half trying to get these question answer, but was unable. I has no other choice but to return the modification back without geting answer to these questions, because they would move to foreclose. Everyone is correct about trying to contact anyone to help you at this company.

Was sold to ahm by option 1. Called to verify correct payment address & was told the old option one Fl address was fine. My payment is now lost & they are sayiing it is not there fault. If I was told to use the Tx address my bank could have electronicaly paid it. The call center for customer service is in India & it is impossible to speak to anyone here. There is a similar possting on rip off reports.

American Home Mortgage Servicing is extremely difficult to work with. They are unreasonable and abusive. Their forebearance agreements are impossible. They require a customer default before they will consider a loan mod. The default ratio increased 6% in January, and most likely 15% more at this time. I heard a rumor that a class action is going to be filed against the servicing unit in the near future on behalf of borrowers - google periodically if you are interested in joining.

When I first began to get behind I contacted AHM explained to them my situation, hoping they could assist me. They wanted me to pay my mortgage plus half to catch up. How was I gonna do that? I asked for assistance from day one and am in a much deeper situation than before.

American Home Mortgage seem to give their customer the run around, when you call they leave you on hold for a very long time.

My broker was the issue, I said I did not want an ARM, but 30 year fixed, I even paid extra for it. 3 years into the loan, the ARM is abreast and $800 more a month. I'm ready to speak to AHM. But in general, they've been a b*tch to speak to and non-negotiable. i.e. when only an hour over the 30 day late (over phone auto pay) "sorry we can't help that" they say the next day. Not kind thus far, we'll see what sort of "workout" they can do for my home. Let's hope they've become people with heart not pockets to pick at ours.

I have not had any problem with them except when we got the loan they made a mistake on our escrow for our taxes and later raised our payment from the original contract amount to make up for their error.
