Short sale to avoid foreclosure

I am single and simply can not afford to keep my house anymore. I am behind on my payments of my first mortgage, and the rate will adjust in November of this year as my mortgage is a interest only loan at this time. Once the rate changes I will not be able to pay at all. I just want to get out of this situation and start over. I am unable to save money and if the house would ever need any repairs I have no way of paying for any of that. Both loans are with Chase. Is short sale my best option to avoid foreclosure?

After a year of trying to short sell our home, (Suntrust has turned down all offers) we are being foreclosed upon. If we let our home be foreclosed upon, besides the hit to our credit, what else can we expect to happen? Will that be the end of it, or will they come after us for the rest of the debt owed in some way?
