How do I get rid of my home?

How do i list my home for a short sale? What is the least amount my lender will take? How will this affect my credit? Would it be better to do a deed in lieu of foreclosure since i wont be receiving any equity? Who are the Realtors who will do this? I cant find those who want to list the house in this manner.

If I walk away from my house and the bank sells it. I am responsible for the difference of what I owed and how much they got for it?
good question, i have been wondering about being responsible for the difference if the bank sells your house and havent been able to get that answerd. I know it differs throughout the states and know that some people forclose and dont owe a penny afterward.

My husband left me July 30th and the divorce was final November 20th. I still live in the house we bought together 11 years ago and cannot afford it by myself. We put it on the market August 24th till now. I am current on my mortgage payments(both 1st & 2nd mortgages with BofA. I have had my house on the market since March 1st as a short-sale. A few showings, but no offers. I just applied for and qualified for "a potential deed in lieu" on April 20th and was told that a negotiator will be calling me in 7 business days.
Does anyone know if BofA makes you vacate the property during negotiations? Or do I have to wait to sign the papers before I can move out?
Also, what about appliances and lawn equipment. I want to leave it for the new owners. Can I leave it with the house after I move?

I live in the the state of Louisiana in a condo, I am 66 years old and have been trying to sell my condo for almost 2 years. I just can afford to do it anymore, I am on a fixed income. I have a 1st and 2nd mortgage, the 1st with Amtrust for 50,000 and the 2nd with GMAC for 20,000. I am just ready to send both companies copies of the keys and just walk away. I also have concerns about the home owners association whose fees are $300.00 a month. At this time I am only 1 month behind on 1st, 2nd, and home owners association fees. Need Help, Can I just file bankruptcy and walk away???
