Why can't I use my Equity to stop foreclosure?

I was laid off and am currently working part time. Some weeks I make more than others! I have equity in my house but my mortgage company would not let me use it.

question at what point and time in a sale ,a short sale or a transfer of ownership in a home mortgage dose your equity surface or when are you informed as to what become of it during all the years equity applied.i was never informed of my equity's placement policy so to speak.did i divorce that too.just wondering seems to ask this question in my case was a crime..
