What happens after we receive an NOD (Notice of Default)?

We got behind on our payments when they raised the rate, and my husband was in the hospital, then wasn't working as much. We are in a much better situation now, but since getting our NOD the mortgage company will not take any payments from us anymore, and I do not want to lose my home. I had worked with a litigation company in August, but they turned out to be a scam. I am in pieces over this situation, and don't know what to do!!! If you could give me any help I would greatly appreciate it, as you can see this is an asap situation, thank you. These heartless bastards are not only uncaring, they are flat out liars! I sent in a payment and when it never cleared my account, I called to inquire. They said it was accidentally posted to another persons account. How can that be when my check had my information and account number on it and included the payment stub to boot? They apologized and then said they sent MY CHECK back to the other person by mistake! Time was of the essence in this matter due to being late and they suggested giving them a payment over the phone to keep me on my current repayment plan. I did so to prevent being kicked off the arrangements we had agreed to. At that time I only had $5K to my name as that was my income tax refund and had just sold my business at a huge loss. I was desperately seeking employment after being self employed for 14yrs. The misposted payment was $2300. I gave them the over the phone payment and amazingly - not 36 hours later - the original check I sent cleared my account. Aurora not only lied, they wiped me out financially. I have been on not 1 or 2 but 3 repayment plans with them - all of which they have kicked me off of for frivilous reasons. Liens? I had none! Made arrangement for another plan and was told to immediately send in my new payment even though I hadn't rec'd the paperwork. "Don't be late" I was told. Mailed that payment in and rec'd it back stating that I was not on a repayment plan. Have been getting nowhere since last Sept. They won't even give me the name of my mediator. Lip service is all you get. And be forewarned, they don't bother taking accurate or important notes. This company simply does not care about anyone's situation. They are their own worst enemy and as all the others have expressed - although we are the sacrificial lambs in their crosshairs now - it will be a great day in America when this company goes down the tubes due to their own ignorance.
PS: Isn't it funny that their own employees are posting positive notes on here? Hey YOU, Aurora employees - you're gonna be out of a job soon and then maybe - you will be able to relate to the rest of us and ask for forgiveness.

They are heartless.
All modification requests have been ignored and/or declined. They want us to pay balloon payments to get caught up on what we owe, with the first payment being the regular outrageous mortgage payment. Geez, if we could pay the payments we would have all along. Only after paying what we owe, will they consider a modification. At which point they will deny stating we could now afford payments. We are in California and have an ARM loan. House depreciated by over $200,000. They ignored my last modification request and put us straight into foreclouse.
They are HEARTLESS BASTARDS!

I too am in California. I lost over $200,000 in my homes equity as well and put in for a modification about 6 months ago...they are still 'working on it'. Every time I call I speak with someone different who doesn't have any notes from the last calls I've made, there is no new status of my modification and no one could give me an answer as to what exactly an Aurora Loan Services modification is...am i going to still owe double what my house is worth except they stretch it over 70 years to make my payment lower or are they going to lower my payments for the next 5 years and then I get hit with the 'balloon' again? I don't know...they won't give me any answers. I am looking into this program CFCIG. I barely started the process so I can't say wether it's good or bad and I don't know if it will work for everyone but for those of you looking for help here's another option: www.CFCIG.net or 951-712-8191. I don't work for them I actually heard about them from one of my military buddies. Also for those of you that need credit help...which I so desperately needed after being drug in the dirt by Aurora...there's a credit program that is fixing my credit (www.credithope.fixcreditbiz.com). They guarantee their service! It is strictly a word of mouth business though so here is the referal number I used to get it: 4557. I am using them to rebuild my credit in case I do get foreclosed on...that way I can at least rent an apartment if I get screwed by Aurora.

I got tired of getting the run-around and decided to hire someone to fight for us!
We were only one month behind on our adjustable rate payment when I tried to get Aurora to modify our loan and all they did was give me the run-around! I couldn’t believe it when the guy on the phone (he was a big jerk!) actually said that my family shouldn’t eat so much because then we would spend less on groceries and would have more money to make our mortgage payment! He also said we should get a cheaper car and a bunch of other stuff that was really rude. This whole thing was keeping me up at night worrying about what was going to happen to us. I told my friend at work about this and she said I should call the loan modification company that got her loan modified down to 3.25% fixed interest rate! I finally decided to call them, and in about 45 days they got my interest rate down to 3.85% on a fixed rate too! The company is First American Financial Group and we are really happy with what they did for us. The website is theloanmodfacts.com. We chose them because they didn’t make a bunch of promises like some of the other companies and they had a 100% money back guarantee. I hope this helps some other people fighting with their loan company!

Question... My wife and I filed Bankruptcy and can now begin paying a modified mortgage payment.

Aurora will not do it and we just finished our fifth Forebearance agreement. As I understand it Aurora is in Bankruptcy now. What should we do?

I'm California also and unfortunately Aurora is my servicer. I’ve been trying since Dec-08 to modify my loan and they finally offered me a mod but it was $1600 more than I was already paying! So in July-09 I applied for the Obama HAMP program which I fully qualify for both financial and home value wise but guess what…Aurora says there nothing that can do for me except to offer me a short sale. Thanks to Aurora my wife, two young kids, and myself will be out of home within a year if I can’t get help.
I’ve never been late on a payment…maybe that’s the problem!

I am also with aurora. I had two mortgages. I called and was told twice after filling out paperwork that I could not get a mod first because I had negative balance after paying my bills. Then again when I got a positive balance they said I could not afford it. I finally got a lawyer and they got me the obama plan. but I have 2 mortgages with aurora. The obama plan is for first mortgages only. I was paying about 2100 for the first and 662 on the second. They offered me to pay on a trial basis 1852.00 for the first and did not touch the second. I stopped paying in May. I'm about the pay my second 1852 and not a dime to the second one. They ignored it and so am I. Why didn't they put them together. the first was at at 7% and the second it at 13.5%. When I first got the house I was told that I could ref after being there 6 months. That was in 2007. They never did it. So now with just my income I am in trouble. I paid the lawyer I think $1,800. (And that's a payment in it self. I don't know what to do but a realtor came along about a month ago and offered me 280,000 for the house that I paid 367,000 for plus fixed it up a bit. She said if I give her the right to speak in my behalf she would ask that they take her 280,000 and not mess up my credit. Since I did not hear of this before I told her I would think about it. She showed me statistics of what was selling in the area but it was from about January. Just the same I never called her back and she was from EXIT. I would love to sell but once I give realtors what they want I will be living in a shelter. I am even on BUY owner who took 1600.00 from me for advertising. that was 2008 and I never got one call. I don't know what to do. But this is messing up my credit. Everything in my live is current except this house.

i am with aurora loans ...how long does the forclosure process actually take before they actually take my home away...i am not on the loan but the owner isnt here so its like my home but im renting...i want out should i just let it go? how long do i have?

We live in Maryland, and are in the same situation! Prior to my injury, We were never late with our mortgage. We are the original owners of our home, and became late payers due to our temporary decrease in income. After I went back to work, we tried to get our loan modified, and was told that we have to pay all arrears, bring everything current, and then, maybe they will consider modifying our loan. They also stated that we may be paying a lot higher mortgage rate. Our loan ballooned, while I was recuperating, and we cannot catch up! There is just no way we can pay all of the arrears with the hope that they might grow a heart!! We are a family with a child, now we will have to move him away from his friends, and start all over again. This should not have happened, because we tried to prevent this. We call them right away, when we knew we had financial issues. They also told us that they are private lenders, and do not have to modify any loans at all.
