Has anyone had any success with American Home Mortgage (AMH) in avoiding foreclosure?

We have had a very bad stroke of luck with this. We were not allowed to get a loan modification with the mortgage company at the time (Option One) and began working with an outside company to get it done (they would not take any payments) Then AHM took over and started working with this outside company and nothing ever happened. My husband and I decided to file for bankruptcy so that we could keep our home and AHM was willing to work with us. At the time of the bankruptcy (end of november 2008) we were told verbally by AMH to not pay the second mortgage which was up to date until that time, because they were going to do a 5 year interest only on both loans. We could not start this prior due to the bankruptcy. Our bankruptcy was granted and finalized on 1/23/2009. We had been in contact with the mortgage company periodically until that point. Suddenly they would no longer talk to us and referred us to their lawyers (this was before the paperwork was finalized) We thought that it was because we did not pay the last 3 months of our second mortgage since they never allowed us to pay anything on the first and we sent the payment in the form of a cashiers check to them. We just sent the February payment to them this week. NO ONE will talk to us at this company and today we received notification that they needed all back owed money for both mortages by today. There is no way possible for us to do that. My husband is only working part time at the moment. I just returned back to work for at least 6 months after being laid off for the second time since August 2008. We are looking for additional work for him and I am continuing to look for permanent work. Our costs are down extrememly with the bankruptcy and would be able to make the payments necessary if the mortgage company were to still work with us as they stated they would. Can you help?????

I would like to know how citi residential lending can transfer a loan to AHMSI while we were in the process of a loan modification. Now we have to try to start the loan modification with this new company with a sell date of 3/9/09 @ 9am and they are saying we do not have enough time after they had told me that we were pre qualified for the loan modification . What do we do we have 6 children?

We tried for almost a year to remodify a loan that we could not afford. AHMSI absolutely refused to negotiate and the only representatives you could talk to were the front customer service. Our home was in foreclosure with a sale date of 3-3-09, the day before president Obama housing plan went into effect. AHMSI refused to extend the sale date so that i could at least attempt to qualify to restructure my loan. I lost my home on the 3-3-09, and the home sold for approx 100.000. My prin balance was 374.000. Tell me where is the logic in this. I want my home back. help

Does anyone have any experience successfully closing on a short sale with American Home Mortgage in the MD area? Alternatively, any experiences which didn't succeed would also be helpful info.

Looks like your mortgage lender was doing illegal things The suit is Carrington Asset Holding Company LLC, et al v. American Home Mortgage Servicing Inc., FST-CV 09-5012095-S, Connecticut Superior Court (Stamford, Connecticut). The countersuit is American Home Mortgage Servicing Inc. vs. Bruce Rose, et al, FST-CV-09-5010834-S (Stamford).

They are foreclosing on me and a few neighboors. The reason why they can't modify the loan is because they do not have the original mortgage note. They are only servicers, they can't change the mortgage. That is why. Please do not leave your homes. Only when you receive the foreclosure papers from the court you know if they have the note or not and most likely they will not. It is a long story for a comment. But DO NOT LEAVE THE HOUSE!!!!

We have also not had any success with American Home . They are impossibole to deal with we were running about 1 month behind when they next thing we got was a doorbell ring and notice of sale. When trying to negotiate with them we were given only opotions to pay over 10G to reinstate and NO possibility of modification because they are only a servicing co and the investor does not accept modification. When we tried to pay the note they would not accept it. Long story short . Who knows where we will be living tomorrow Please post and law suit info we would like to join in !!!

Some of you said don't leave the home we haven't and the papers say who owns our loan we tried to contact them and same scenario but what happens to us when it goes to sale in less than 3 weeks ??? HELP

Our loan company was transferred from Citi Residential to American Home Mortgage. They screw up every payment we make and never get it right. They continually add late fees and charges. They are not a mortgage company; they are debt collector! We must contact the media!

We are going through the same problem. we were going through a loan modification with citi residential & got approved & ahmsi took over & it's been hell since. I dont know hat to do. we have 3 children. We cant go out on the street. This company is horrible. Is there anyone out there who can sve us from losing our home? Thank you

hello all.i have actually had a lot of GOOD LUCK with AHMSI. I like most of you wer transferred from CitiRes to them but i have had nothing but good luck.altho its tru that the cust service reps dont kno wat they r talkin abt i bypassed them.i was traansferred to them with an 11.5 ARM and now im on a 3.0 fixed step rate program.its awesome and ill b glad 2 tell any of u how i did it.n its FREE so no worries.hit me up guys if its not 2 late 4 any of u!!!n 4 those it is im soooooo sorry!!!

These guy absolutly suck. My loan was transfered from CITI right in the middle of my modification. They raised my rate to 10.375% Charged my for insurance that I don't need. escrowed my taxes which I don't need. They raised my payment from 2,200 to 5,400 with no reason. They won't return my I called them 17 times, wrote 4 letters sent 4 emails. They won't respond to anything. They are the absolute worst company I have ever had the displeasure of dealing with. If you are not with them DO NOT even consider doing business with them. Very, very bad company !!!!!!!!!!

They committed to stopping our home from going to auction, and accepted us for modification, and released it to auction the next day. That was in mid-May. Since then we have received no written notice from them, their attorney, nor the 'eviction company' that they utilize, and yet another woman took posession of our home and destroyed all belongings left in the home (it was temporarily not occupied due to water damage, which was in the process of being repaired - in fact AHMC had issued checks for the repair work, and KNEW we were not in the house). Since May, we have received at LEAST 20 calls asking us if we want to continue the modification process, the emotional harassment is really too much. Our belongings have been destroyed, and our home is gone. I want to start/join/etc a lawsuit against these people. They shold not be allowed to continue to operate in the manner they are- it is illegal and immoral. Anyone who wishes, please contact me to join in a suit in New York. THank you

I was just notified by the secure messaging center on AMHSI's website that foreclosure proceedings were intitiated on me. I am in New York State. This company is absolute hell. You get different stories from their customer service reps as well as from their supervisors. I am scared because I am not sure if I should just pack up and leave the house or what I should do. I trust nothing they tell me because they are hellish to deal with. I'd be interested in talking about a class action suit as well.

I am in the same boat as most of you. This is a very difficult time for me and my family. It really is Bills or a mortgage and honestly I have finally come to peace that owning a home is not my dream but a fliping nightmare. I am 2 weeks behind and they said they were going to foreclose on me. Like that was going to make me pay them sooner. I just sent my Sen a email and hopefully he will read it and actually do something about it. I don't follow Sen Reid much but if he can help us all I would hope he would really do what he is elected to do and that support Americans. I wish you all luck.

Ahmsi is not willing to modify my loan because they said they don't have the authority to speak on behalf of the investors--how do we get around all this crap? I am several months late and worried...Help anyone have suggestions of solutions

Valerie, I wouldn't trust them even if they said they would do a modification. Also there was a comment on here saying that if you get served papers from the court that you know they have the note. That is absolutely untrue. In fact, I got served papers, went to a meeting at court with their atty present and asked for a copy of the note right in front of the court and no note. To me then the foreclosure should not even be on file. I recommend that everyone reports them to the state atty general's office and/or the State Department of Banking, Mortgage division in their states. This place should not be allowed to operate as is and I question their lending practices. I've had so many problems with even making simple payments to them.
