I am trying to get a Short Sale appoved with little luck with Home Eq
April 03, 2008
My realtor has this property in the "Short Sale" department at HomEQ with one offer on the house and two backup offers. I received the notice of default on 3/22/2008 with property to sale 04/09/2008. National Default Servicing has not received any notification from HomEq that we are trying to short sale the property. My realtor and I have been working on this short sale since December 2007, and are having alot of difficult time getting any response from HomEq Servicing.

We had an acceptance of a "short sale" with Home Eq in early February 08' to close on March 31st...it did not happen. Our attorney was apprised that something was missing by Home Eq. According to HomeEq they "aren't sure if they are now going through with the short sale". Foreclosure is scheduled for May 2, 2008

HomEq has amongst the very worst of reputations when it comes to processing short sales. If you really want to get their attention your best bet is going to be to bite the bullet and hire an attorney to sue them over lending violations.
I am the seller. Homeq originially approved our buyers offer and approved $2,000 to go to B of A which is the second. We were to close by March 25th. B of A took a little while to approve because B of A originally wanted $3,000. B of A finally countered back at $2,500 which I would pay the difference. We got approval from B of A well before the March 25th date. I called Homeq and the Homeq negotiator, Crystal, closed out my shortsale file. I called and spoke to Crystal and she said she did not give the March 25th date in writing and therefore did not say it. The shortsale had to be resubmitted and Homeq approved the shortsale again only allowing $2,000 to B of A and no one can make up any difference over $2,000. Plus, Homeq now wants $3,000 more that no one has. My realtor and I explained that no one has an extra $3,000 and the buyer's offer is at the current realestate value. My realtor said she would talk to the buyer and instead of waiting a little longer, Crystal closed out the shortsale again. These people are really rude. Instead of working with you and being professional, they verbally attack you over the phone and will close out the shortsale for any reason they want.
