Is the third time in foreclosure the charm?

My house went on the Sheriff sale twice and each time it was pulled. I filed a Chap 13 and recently converted to Chap 7. I no longer want the property and want this property out of my name asap. I no longer reside in the property as of January 4, 2008. I spoke with my attorney and I could do a quick sale or a deed in lieu of foreclosure. Which ever one is the fastest that's what I want. I relinquish everything. I just want it out of my name. I keep constantly going back to the home to try and keep it looked lived in but I have my new place to look after it. It's getting really stressful. This was my first home and in the beginning I wanted to keep it but it's getting too much after my divorce.

A bankruptcy just puts the foreclosure process on hold. If you want a quick fix, a deed in lieu of foreclosure would probably be quicker than a short sale. However, a deed in lieu will really hurt your credit, while a short sale will be much better for your credit. It might take a little more time, but it's worth it to keep your credit more in tact.
