What does Stop foreclosure mean... can it be done in my case?

There has already been a sheriff's sale on my property and my redemption period is almost up. I'm just interested in all of the claims the companies can 'stop a foreclosure'. I am hunting for a rental, but would be able to start making payments again to my mortgage company and save everyone a lot of trouble. This house will not sell. It's in really bad shape, so the mortgage company will take a big loss on this. I'm basically just grasping at straws at this point; but would like any information that I can get.

I started to try and work with Countrywide back in Jan. I was behind Jan. & Feb. But caught up with my income tax. Then got behind tried to talk to still get them to refinance, my husband passed away so when I had to refinance our interest rate went from 4.75% with my husband to 9.75% in my name alone. Nice job. So after a year of having payments on time. I asked them to refinance to a lower interest because my payment is $2262.00 but know one was listening. I wrote 2 letter of hardship 3 months apart. By this time I was 4 months behind and filing bankruptcy. My lawyer said lets do a Chapter 7. Then after all the paperwork was done and I had my meeting with the creditors. Then my lawyer said if I wanted to save my HOME I would have to change to Chapter 13. By this time I was 6 months behind. I tried to talk to Countrywide, their lawyers everyone says that they can't talk to me. Talk to my lawyer & most of the time he never returns calls. And his plan for the Chapter 13 is to spread the 6 months worth of payments over the next 40 months. So now my new payment is $2670. WOW!!! What a fix. So then I called my lawyer back & left a message to just call the whole thing off, thinking I could get somone to talk to me. But my lawyer says that I can't just forget it. I have to file a Chapter 7. Which way do I go. My husband has died & I don't know who I can get to help me. What am I suppose to do. I have tried to get help but my pension of $799.62 says that I make to much money to get any help. I do have a failing daycare business because of the economy. I have all WELFARE kids and most of the time their mothers don't work so I don't get paid. Does anyone have any suggestions, PLEASE let me know.

I began working on a modification way back in November. The first man I spoke with at our mortgage company asked me to fax in a bunch of documents, I did so. Never received a call back from him. I called, faxed, left messages everything but no response. At the time I started the modification we were not even 30 days past, I just knew things were going to get bad and was also trying to get into a 30 year fixed. When I first spoke with him he did tell me not to send in any payments because we would be working on a modification. Beginning of February I finally spoke with someone and he again asked for the same information to be faxed in, I did this again. Again no phone calls back. I called again and again and finally talked with the same person and was asked if I had mailed in the documentation and was also told his duties had changed so he would check to see if he had received my paperwork and would transfer to someone else. Another two weeks passed, I receive a foreclosure date on the door (3 weeks away). I call him again three more times finally get through he gives me the new name of the individual I am to speak with I call her and she is out of the office or the next week. I finally speak with her five days before the foreclosure is set to happen, she asks me for new documentation because so much time has passed. So I get together the new infomation. Foreclosure is set for Tuesday, on Friday they tell me we are approved for a modification but before they can begin they need almost $1300 dollar by Monday, so that they can stop the foreclosure and start on the modification, I do not have this kind of money, they agree to $300 that day and they will postpone but I must come up with the rest within 30 days. In the meantime I am given a name of a nonprofit company that has worked wonders for some of my friends. So I begin working with them, they submit paperwork to my mortgage company and we wait. A week after the paperwork is submitted we receive a foreclosure notice for three weeks later. I contact the company I am working with they say our mortgage provider has asked for the last 12 months of bankstatements, so I forward them and I am still waiting and this is Sunday and our foreclosure date is Tuesday. I do not blame this new company I am working with I blame our mortgage provider. I understand they are extremely busy but to completely ignore people and to do nothing is absolutely uncalled for. We could lose everything because I was ignored for 6 months. I understand this is extremely last minute but is there anything you can do or do you have any suggestions. I don't understand why they would want this house. It is in horrible condition, things keep falling apart, we owe more than it is worth. Please help if you can.
