Saxon has people doing drive bye's on our home

February 15, 2008

We are currently 60 days past due. They have refused to work with us and have sent people to come and drive by to appraise the house. We looked at the mortgage and realized we had payed all interest this year, a total of $15000. That is half of my income. That is not including taxes, insurances, and water bill. We truly love our house and because we cant hardly pay the mortgage our other bills have suffered. now our credit is in the dumps.

I am in the same situation I wish we could do something about this. There has to be something we can all do collectively to saxon to make them feel the burn as we have.I am done giving 2/3 of my monthly income to thoes bastards. I never thought that forecloser would be a dream but it is......Thanks saxon for the great service. I suggest you tell everyone you know about your experience with them.

got the same thing going on too. I have faxed th hardship etc..they say they needed irs and pay stubs as in 1st fax I noted did not have. Then they want the statement sent again!! we are WAITING for VA and SSI filed years ago.our property is worth more that we owe. They will make a profit forclosing. How many others out there property worth more than owed to saxon is there a pattern? The rep even said that they wouldnt even consider talking remodify till the certified letter had run course(full 90 days) Then they can add atty fees more late fees, heck even interest on the late fees already accquired? rep even told me to contact the catholic charities to get them to help us make currant before the nov 27 08 certified letter comes to date.humm WHAT is the 20.1893 Per Diem interest??lets all get together on one blog to send to congress./obama, but then I may be forclosed on by then here in MS

We have our mortgage with Saxon Also.

We fell behnd 7mos due to illness and they filed forclosure papers in Ohio, where our home is.

We had called many many times to pay them whatever we had that month and they refused to take payment saying "hold on to that and then pay us when you have the full amount." Even if we said we could pay two months worth of mortgage they wouldnt accept it. We ended up getting in deeper with some unexpected medical issues that happened.

We called them and they said we could apply for a loan modification and if approved it would change some terms, possibly the rate and then extend the loan by several months and put the delinquent amount at the end of the mortgage.

They also said we could to a 30% down and then the rest delinquent would be spread out over 7 months and combined with our regular mortgage payment.

We would prefer to do the modification and are sending in the financial paper work this week along with the hardship letter.

I am now worried with all that I have read and I am scared to send them money etc.

Has anyone had a loan mod with Saxon?

I have Saxon as well we have reinstated 2x giving $6000 total as a contribution to past due in sept 08 was our last one but with bad weather my husband had lack of work. Losing appx 8000 in income over 3 mo with each reinstate our mo pmt went up a bunch orig pmt 940 after second reinstate almost 2000 a mo. on dec 7 i western union oct pmt. on jan 12 i got a letter from west union saying that saxon had declined pmt/ when i called saxon they stated i went into forclosure on the 18th of dec upon further conversation they states i still owed 12000 for back pmts to my calculation 1000 a mo is 12000 in a year so where are the pmts that i did make and the 6000 in contributions well no one can explain this but i have options reinstate again 7000 contribution and the rest goes on the next 6 mo w/ pmts of 2600 or a loan mod so i sent in the whole pkg all info they req and i req a signiture. they rec on 1/23/09 but with back log did not get in system 2/3/09 at which time it goes into a bin until it is assigned to a negotiator. in the mean time i rec a court notice that on feb 27 we will be foreclose w/ a order for sale when i called saxon they stated not a prob cause everything will proceed until the neg. is assigned/so they say it takes up to 45 days for a negotiator but only 30 days to remove me after sale. what on earth can i do at this point i do not want to leave my home an if they could just put us back on orig pmt amt and put all the rest on back of loan / lowering my intrest from 11.75 would help too. Then they would get money and i could straighten up everything

we have tried to get a modifacation on our house we owe only 5 years my husband got sick in 2007 and went on disabilty. His meds and more Dr. bills put us behind again we just need a smaller payment so we can keep our home and they say we dont make enough .If we are willing to cut back in order to make the payments they should at least try to work with us . thank you

I have a home in California and the Mortgage Holder was "Saxon Mortgage." I have been trying to get a Loan Modification since December 2007. I have been getting nothing but the run around! Fannie Mae Foreclosed took over my Property, September 2008. I was told by a Rep. from Fannie Mae that they foreclosed on the Property because the Mortgage Company, Saxon Mortgage said that I never returned my Loan Documents! I never received any loan documents at all, and come to find out.... THEY NEVER SENT THEM! I have a Realtor that has been working on my case for a few months now, and she hasn't received a response to the mortgage I used to hold... Every time she contacts Saxon Mortgage, the reps. response is, "I have never seen a file messed up this bad!" They can't even help us out because our file is so swept under the rug. No one knows whats going on! Fannie Mae in November 2008 was giving Saxon Mortgage the ok to complete the Loan Modification! I was given numbers of people to call. I called and left messages, my Realtor called and left messages, and no call backs whatsoever. My Realtor is working on other Loan Modifications for other clients with different Mortgage Companies and she is getting the same response. "They never returned the Loan Documents!" What these companies are doing is not right! We the people as Homeowners are being placed out of our homes because of these companies stating that, "we haven't returned the Loan Documents!" Why is it that Saxon Mortgage, who received Federal Stimulus Money can't seem to get it right! I need hour help! I received an Eviction Notice in October 2008. I immediately called Fannie Mae and questioned, "how can I get an Eviction Notice when Saxon Mortgage just called me saying they are doing a Loan Modification?" The Rep. from Fannie Mae questioned Saxon Mortgage as to why my Modification was canceled. They gave her the response that I never returned the Loan Documents! I have spoken with many people in different cities in California, and I have noticed that majority of Loan Mods are being canceled because these Companies are using the excuse that homeowners aren't returning there Modification Loan Documents! It's hard to return Documents when you never receive them! And also, why was "Saxon Mortgage" trying to charge me $1,500 to complete my Loan Modification? Were they trying to make a profit? I am taking this nationally! I am going to try and get on every network across America to get the word out there, that these Companies can't take advantage of us! It's not right! I'm at least lucky that Fannie Mae is on Title! I will fight this tooth and nail until I prevail! I want to get the word out there even if it kills me in the end! I'm 27 years old with a family of 4 girls! My plan growing up was to own my own home and have my kids grow up living the American Dream! Is the American Dream getting screwed by Companies that receive Federal Stimulus Money? Your consideration and help in the matter of getting the word out there would be greatly appreciated! The stress and emotional roller coaster is killing me! God Bless!

Saxon mortgage a big idiot. I have a loan with Saxon since 2004, Saxon initiated Foreclosure in September of 2006 after they refused payment I sent via Western union for payment they considered partial. I owed three months and asked them if I can pay one month so I can get myself together and catch up. They refused and got a sale date of January 2007. The total owed was 24k I came up with $9000 for a payment plan and got $1000 added to my monthly payment. I found out that they added about 10k on my loan and till this day they cannot explain the amount. I took them to small claims court in California for $7500, the attorney wanted to settle for $4000, but wanted me to come up with 11k to get a payment plan, which was impossible. I refuse to sign the agreement, and now we are back in foreclosure. I want to sue them for the illegal charges they cannot explain in court. How can I go about doing that.

We were two month behind on our adjustable rate payment when I tried to get Litton to modify our loan and all they did was give me the run-around! I couldn’t believe it when the guy on the phone actually said that my family shouldn’t eat so much because then we would spend less on groceries and would have more money to make our mortgage payment! What a jerk! He also said we should get a cheaper car and a bunch of other stuff that was really rude. Come to find out the loan modification they were going to give us was a just Forbearance Agreement and all it was going to do was add the payments we were behind on to the back of my loan. Since our interest rate was going to stay the same, this would actually make my payment go up! THAT’S what got me into this mess in the first place! My payments are too high! This whole thing was keeping me up at night worrying about what was going to happen to us. I told my friend at work about this and she said I should call the loan modification company that got her loan modified down to 3.75% fixed interest rate! I decided to call them, and in about 45 days they got my interest rate down to 4.35% and it’s a fixed rate too! The company is First American Financial Group and we are really happy with what they did for us. The website is, w. w. w. TheLoanModFacts . com. We went with them because they have attorneys on staff to make sure the banks do the best they can and they have a 100% money back guarantee. I hope this helps some other people fighting with their loan company! Don’t give up and don’t be intimidated by your mortgage company!

I understand where all of you are coming from. In Feb 2007 I began work with Saxon to do a loan modification, they took forever to send paperwork, never did proper documentation of phone calls, never listened to what I had to say, in the end, 12 hours prior to my home being foreclosed, I was able to save it, at a cost of $2500. I had to use my property tax money to save my home, needless to say, once they found out i used my tax money they jumped in paid my taxes and hiked my payment up again, even more to prior to the modification. So, I am again in trouble and have not paid my mortgage in 3 months and have told them to come get the house, they can have it. So I just received a letter telling me they intend to accelerate my foreclosure. This company sucks the life out of you, and doing care. Get out if you can

I have a saxon mortgage and they approved me for the HAMP 3 month trial period. I started the program by making my first payment in July 2009. At the end of September I had not heard from them. I wrote a letter to them inquiring as to when I would get my final modification documents to sign. I made all my trial period payments on time before the first of each month. In the mean time, I received a certified letter intitled Notice Of Intent To Excelerate. I called them and their "Customer Support Specialist" told me it was just computer generated and to just ignore the letter which I did. If I don't hear from them soon, I will contact Diane Feinstein and report them. She has a person in her office who handles these cases.

My response to letter from Saxon saying they would short sale my house for $3000.00..........they are CROOKS....I think no one in Washington is listening...so many stories.....
My story is long but probably a mirror of so many others and everything they have done is not listed..........

Attention HAFA Support Team
This letter will serve as response to your letter dated May 11, 2010 in regards to: property address XXX Coburn Street, RI XXXXX, Loan number XXXXXXXXX.It is in no way our intention to sell our home. We have continually related this to Saxon and with that entered into a trial period for The HAMP Program in May, 2009. Only to find 12 months later that it was never the intention to grant this program participation by Saxon and to send us into Mortgage Modification Hell. All your letters and false promises to help have stopped and Saxon just wants to foreclose our home, which we have owned for 28 years. When we first signed with your company we were led down a Sub Prime Hell avenue by a crook and now it still lingers 6 years later. When we lost our business in 2007 we immediately called as Saxon always states to do if help is needed. In 2008, we met with Vanita Matson from our Community Outreach Department, of which your Customer Service Agents don’t even know this department exists. We worked out a payment plan best we could, since we both had no income at the time, but we kept paying. Vanita advised to hold on for HAMP program to start and so in early 2009 we applied, unfortunately I lost my job to layoff in June, 2009 and Eugene was receiving Worker’s Compensation from the State of RI after being injured on the job. Our income went down significantly but we managed to make all 3 HAMP Trial Period payments, under the guise we would go ahead with new payments. We called Saxon a total of 23 times in August of 2009 inquiring where our paperwork was for final approval. We were advised that Saxon was overwhelmed with applicants and trying to get through the paperwork. Every call I tried to make at least trial payment of $1503.00 and was advised b CSR payment would not be accepted and I had to wait for paperwork. A letter dated September 1, 209 is received from Saxon Thanking us for participating in HAMP and we call because they are requesting 2 most recent paychecks, profit and loss statement and alimony or child support agreement, which is not even applicable. Everything else has already been sent. We are advised Saxon needs a paycheck stub but we advise letter from State of RI were already sent, that is what we have both for unemployment and workers compensation, our lawyers secretary even calls and advises Saxon this is what is legal proof of income. September we talked to Heather Burrell in Home Preservation Department and she states all is in order…..NOTHING HAPPENS. Another so called manager lies. In the meantime I receive a letter dated September 2, 2009, from the Home Preservation Department, that my application is in review and more information may be required, but Saxon wants to congratulate me for taking the first step to preserve my home. Stated at the end of letter Saxon says there are several ways they may be able to serve us and home modification is one, well I am all ready pursuing that, Saxon is confusing the situation more. Saxon also states that if loan modification is not available then Saxon will still work with us to find another suitable situation….WHAT A JOKE. Lies every time I talk to someone. October 1st comes and no payment was made in September, Which comes back to bite us. We were advised that is okay as long as we catch up, payment is made October 3rd, but not submitted ill October 5th. Please bear in mind I also was advised to send another financial packet which made 3 now submitted. We are now advised that our request for an extension to trial period is granted and 2 more months are added, bear in mind WE DID NOT ASK FOR THIS Saxon just did it. We are struggling at this point and need modification finished. November 2, 2009 a Saxon letter is received thank us for participating in HAMP and for submitting all required paperwork. While we made all required Trial Period Plan payments on time, certain documents are missing. Also stated in letter is “Because you made all of your trial payments on time, you have qualified for an additional Trial Period Extension of 2 months. During this extension period, you must return all missing documents by Nov. 30, 2009 and make 2 additional Trial Period Payments (one for each of next 2 months”. 4 calls to Saxon are made in November about hold up with paperwork, underwriters are to blame all this time and a final answer will not be available till November 27- 30th. Holiday time. Payments still be made, each month-not always 1st of month but advised by Saxon that is okay as long as payments are made-ANOTHER statement untrue that hurts us in future. November 10, financial statement package requested AGAIN. Another 45 days added. Then as true to form we receive a Saxon letter dated December 31, 2009, that states based on preliminary review, we may not be eligible for HAMP due to Net Present Value doesn’t support modification. Then states “At the direction of the Treasury Department, your mortgage has been placed in a review period until January 31, 2010. During this time you should continue to make trial period payments. I call and SCR does not know what that means I will have to wait until HOME PRESERVATION DEPARTMENT GETS BACK TO ME----WHAT A JOKE.   Keep making those payments though………………………….More phone calls made in last two months and always a different answer. Receive Mortgage Loan Statement dated 12/17/2009, wanting $14,526.57. We call and are advised to ignore it’s just a statement Saxon has to send out, just make modification payment.
HERE”S THE BEST PART…..A letter from Saxon dated February 10, 2010 arrives and states “CONGRATULATIONS! You have been approved for a Home Affordable Modification! We will now proceed with all the steps to prepare your Final Modification Agreement that you should receive within the next 30 days. The letter goes on to list what will happen next. One step is that when paperwork is ready someone will call us and give us particulars such as new payment, terms and percentage rate. We are advised by phone March 12, 2010 that our payment will be $1183.00 per month at 2% for 5 years and we offered to pay but were told to wait for packet. Bear in mind $3011.95 was paid on February 25th because now we are being advised we just need to catch up that late payment and modification goes through because all payments are in. 2 more calls made March 18 & 21, no paperwork yet. Finally March 31st and still no paperwork we call 4 times that day and speak to 4 different people. At 715pm 3/31 we advised on phone with call WE HAD TO MAKE that we were cancelled from HAMP on March 8, 2010 for missed September 2009, here it is to bite us back. Again though we were cancelled on March 8, 2010, yet we were called by Mya @ Saxon to advise us of all requirements and that our packet would be coming. That makes no sense. I call back on 3/31/2009 @ 822pm and speak with Chantell who says there is nothing she can do the CSR that spoke with us was wrong and she should have never told us that, I asked if it was in our file and was advised yes but CHAN TELL stated Mya didn’t read and she couldn’t help that.3/31/2010 @ 840pm Saxon is called and we get Olga on the phone and she states we are still under review for program and not sure why we were told that. I hang up, the incompetency is dizzying. At 851pm , 3/31/2010 again I call Saxon and Get Manuel on the phone, please bear in mind these times are Eastern Standard Time and I am speaking to California office using Pacific Time. Manuel states that all he can do is put rejection in dispute and request a review by us. We do that and he has the nerve to ask if we were happy with service and if he did a good job for us…what a joke. March 29th A HOPE NOW letter comes offering help but the just settled for Saxon’s answer that a payment was missing. Another stall and waste of 30 days. I call to make April payment and am denied. Saxon no longer will take payment and want $15,018.22 or short sale. WE WILL NOT SELL, we want to make payment. Saxon will only take $2012.00 (original payment) and that will be held in account till all $15,018.22 is received, which is wrong, that amount will climb and I won’t be showing making a monthly payment. SAXON IS TYING our hands. I have agencies working on my behalf and will be faxing Privacy Act Waivers. Again we do not want to sell; we need to work out a reasonable payment plan. Much more information has been left out because letter is already time consuming. Please be aware, Saxon has also taken upon them to pay our city taxes when we already have an agreement with city that I send to them and also our homeowners. Homeowners were already paid and yet Saxon paid and jacked up what we owed more. It is not fair they did this for us then hold it against us and increase amount owed.
I require a timely written response to this letter and please include my loan status and whether or not loan is in Pre-Foreclosure. I would also like contact be made with a response to why we are being told we were dropped from program due to September 2009 payment was not made. The acts of Saxon employees must be dealt with due to the lateness being assumed as our doing when indeed it was Saxon that I believe strategically did this. Please bear in mind I will be exhausting all avenues and agencies for help. I will also send this letter to the US Treasury Office ,local Attorney General, Senator Sheldon Whitehouse, Better Business Bureau of Texas and Rhode Island, HUD, RI Housing and SIGTARP, all agencies have been contacted so please be aware of privacy waivers to follow. I do not list these agencies as a joke or scare, my intent is to keep my house, I can pay, just not $15,000.00 however. Our Job situation will change as soon as I (Lisa) can find new employment in this recession and Eugene returns to his job, he is just waiting for ok. Keep in mind our income; though small is still arriving every week and our home is very important to us, to Saxon we are just another number…we will not be a casualty. Please do the right thing, I implore you to not just say you are following government rules, when indeed it is Saxon’s own interpretation of the HAMP Laws, but to grant us the payment and terms you offered. From all I have been advised this can be done, especially if you are honest and truly concerned for your clients.

I stumbled upon this site while looking for complaints about Saxon Home thieves (mortgage)and decided to add my nightmare for the world to see!!! My mother and father got a mortgage in 2007 on a house we owned since 1910...they needed they money whatever common mistake made by the (as i am writing this they r calling for the 5th time to hang up on me) disappearing working class in the united states..my father was employed by J&J and had a stroke in 2004 I cared for him at home until his death. So yes my father who suffered from a massive stroke in 2004 signed mortgage papers in 2007 (predatory lending??) but it was not Saxon they signed with it "got Sold to them"? I had a little telemarketing job that allowed me to come and go as needed to take care of my dad. He wore a bag for urine since his bladder was effected by the stroke and my mother did not even know how to empty it so my hours were few and far between.My mom did get behind on payments of the mortgage was i was put on as able to speak on their behalf. I arranged a re-payment plan and it was finished. the larger payments had stopped and it went back to normal. My father passed away on march 7th 2009.It was not easy I was 34 but we were close, I could not even get the words out of my mouth to say stop reviving him...he was in cardiac arrest for three days and I made them keep reviving.I had the doctor talk to my mom on the phone...she was not in the best health and hardly left the house (due to more of a depression issue after his stroke)The day after his funeral i made her go to the doctor for what we thought was an infection turned out to be cancer. she never returned home she passed away may 30th from an irregular heart beat( not the cancer).So in a two month period I lost my mom and dad. I did all the estate business with a friend of the family who is a c.p.a. she advised me to just keep making the payments and the mortgage co would not care. That held true for a year after I just made the payments I could not even inquire why there was a 400 late fee...I did not want to let them know. so I made all payments on time and have proof. My house is a two family house and my cousin lived in the other half. I did become unemployed in dec.2009 but I was still making the payments my son gets disability and my nephew lived here (his mom passed away in2001) My cousin stopped paying her portion so may and june had gone unpaid .So i mailed a check to them over the amount of one payment,and called to explain. they said ok send a hardship letter and the death certificates and we will send you a financial packet. they told me not to pay because my father is dead it cant go to the account and they did not know if my check would be taken (it was cashed and i have proof) I waited moved out for the summer to get my cousin out of the house she finally left when she thought I just walked away. I came back and had not heard from them I sent at least 5 or 6 faxes saying I did not receive their packet then in october I got one letter saying they received my fax and then a letter saying they are sorry for the loss of my father And his name was on it (important for later) and the estate will assume the mortgage. i never got a packet and called again I was told it was canceled but they would send another one...and again told me not to pay! the calls and people putting papers on the door(even when I was in the house) continued all along.You could not read it if you tried to call.The calls come about 6 or 7 a day asking for my Father(i said before emotionally I was not in a good place...my son was partially hospitalized for depression and panic attacks. and was put on home instruction.)so after a while I stopped explaining 7 times a day my parents passed within 2 months of each other. and said he is not here. i know it was in the computer because one person said o wait they passed away...I said yes and told them I was able to speak on their behalf and they told me that dose not stand because my father who signed it died.Then another person called and I explained he seemed decent..and I did work in a call center ...I know what it is like. Then he said how much are you willing to pay today....I said what and that was when I said this is crazy no one knows what is going on there!A guy who actually did knock on the door talked to my disabled minor son who was only home because he was too depressed to attend school and he did tell him that(he is 17 if he did not tell him he could have mistaken him for older)he said thats ok continued to grill him and finishing with tell your mom to call and report your grandfathers death.Then the court served the foreclosure papers again to my son. So I called a lawyer.They still call 6 or more times a day and hang up on me( I know there is an automatic dialer and there is a delay I say hello 2 or three times!)a paper was hung on my door like they missed me when i was right by the window on the computer and opened the door and seen him pull away!The judge ordered a mediation for modification we filled out the papers...but did not expect their help...we went there and the lawyer representing them Told me that it cannot be modified because my dad passed away and the borrower was not there to sign the papers (this was in july of 2011 still going through this hell) My lawyer said politely the judge ordered this but...she dose have a letter from saxon saying the estate will assume the mortgage..she said well I'll have to go out in the hall and call them. She came back in and I explained to her and the mediator that I did not even ask for a modification the judge ordered it all i asked was to be able to pay it they refused my payments two months late is not that big of a deal...and i sent a larger amount before I even called.The mediator was dumbfounded....but saxons barracuda stayed strong with a rebuttal that it was a generic letter sent to everyone I will prob still get papers about modification....and I said to her as I pulled out the paper....Saxon sends letters to everyone saying they are sorry for the loss of my father (name printed on the letter) the estate will assume the mortgage we look forward to working with you. She said well that is before it is in default I showed her the date ( it was not in default...and Saxon told me not to pay and I have names and a witness.My lawyer said well this is modification and I am not going to argue that point but it sounds to me like they are using deceptive lending practices. and we left on that note. That is where I am at now...I have more equity in the home and am going to refinance elsewhere if possible. but I will follow up on the harassment from them!
