Risking foreclosure caused us to file Ch 13, that did not help
February 01, 2008
Had a loan with Ameriquest, changed name to AMC that kept raising interest rate and payments, we kept getting farther behind until we were risking foreclosure and had to file a chapter 13 bankruptcy. They raised the interest and payment 3 more times to like 10.5% before selling it to Citi residential. The chapter 13 is very near ending and the current monthly payment is much higher than I can comfortably afford to pay per month. Desperately need to cut monthly payment to near half so I will never be behind again. With the current housing market it will not sell so my only choice would be to get a lower payment or lose the house.

I also had a loan with AMC and now with Citi Residential. Right now I am in the process of getting a loan modification with them. It's like refinancing without the added expenses. An example I was given was changing someones ARM at 10.5% down to 3.9% with a 30 year fixed. I haven't gotten my results yet but it sounds promising. All it takes is a phone call and ask about loan modification.
Be VERY careful, seriously.
Document all calls accurately and follow up with confirmation of points discussed, IN WRITING.
Also, use certified mail, not email or fax. (That includes commitments or promises FROM THEM as well.)
Also, read over each and every statement with a fine tooth comb. In particular, be aware of phrases regarding, 'addition info. or charges' or 'may not be exact' or anything of that nature.
Other than that, good luck!

I was with AMC until Citi Resenditial Lending took over. We have a rental home that we are getting ready to foreclose on May 20. We have someone that made a bid on the home and My Real Estate Lady and Myself are having a hard time trying to get hold of someone to give them the bid to see if they will accept it or not. We both have left messages and no one is returning our calls.
Be very careful with these guys, I had a loan mod in process for over nine months. They finally came back with ridiculous payment, not much different than I had to start with and said it’s the best they could do. They are a joke and only care about money not helping anyone. Hopefully they will fold like all the rest.
We have the same thing going on. We had AMC, now Citi-Residential. We initially filed Chapter 13 bankruptcy 2 years ago to save our home. After Citi received a stay from the bankruptcy (which means that they could do what they wanted), we converted to a chapter 7 bankruptcy. We have been in the process of a loan mod since March. It sounded promising for us as well!! However, they play games!! They said they were writing the proposal for a month. The whole time they were saying We won't foreclose. Needless to say, they stopped all loan mod talks when they saw that the bankruptcy was changed to a chapter 7 (1 week ago). Our house is scheduled for foreclosure Oct 17th. Our lawyer says that there isn't much he can do.
I just feel that they raked us over the coals!!!!!!

I too have been through the wringer with Ameriquest, AMC and now Citi. With Citi being the absolute worse! I filed chapter 13 but that was only apparently making them crazy at Citi and the monthly payments were suppose to go back to the original pre-foreclosure amt. instead they did some very "fuzzy" math and the payments were unbearable, so I had the chapter 13 dismissed, and within days they started foreclosure again, I paid them $15,000 (which I borrowed from relatives) I paid the $1675.91 per month for 5 months, then last month I told them I only had $1100 and they said don't bother sending it. Got a letter stating that foreclosure was back on, got another letter with a sale date in less than 30 days. OUCH!!! I have paid them untold thousands and for what??? This really sucks!!!
Has anyone been able to get a loan mod from these assholes? you would think that with th gov bail out they would be trying to help people, I am going to write my congressmen
Citi is the worst company I have ever dealt with, before they took over the loan from AMC, I have a fixed rate but they didnt like the insurance i provided so they slapped on 1400 a yr for new insurance and then they paid over 4 yrs of property taxes that I didnt owe...and suddenly I had an over 5000.00 escrow account with them that they wanted paid in 12 months time ..my mortgage went from 594 a month managable to 1197 a month they told me they were going to get my house one way or another and thats how they make their money and that was their quote to me.. do not work with these people on your own call this number and get a state representative to do the work 800-569-4287 these people get counselors to communicate to citi and accept deals and they have them rewritten...everyone needs to write their senators and congressmen about this company...they are getting billions from the govt.
I had an ARM with Ameriquest as well, which went to AMC to Citi. Although I lost my home I got out with out a deficit that amounted to nearly 250000$ Due to a miscalculation in the truth and lending disclosure my lawyer was able to beat them and get me out of the house and erase the entire Mortgage from my record. All these scenarios happened to me. The only thing is I did not have to deal with Citi, my lawyer did. Now they are sitting on a property that will not sell with tax liens, the cost of a new septc system(40,000$) my lawyers fees. I lost the battle but won the war. Kiss my *ss Citi. Mike
I too was originally with AMC and then acquired by Citiresidential. I am in the process of filing BK due to large decrease in income and unfortunate circumtances. I have requested my loan to be modified and Citi-Residential (originally) told me I didn't qualify. Then out of the blue, the next day they called and said they could do a modification - sent us some paperwork, and sent them some docs only to receive a letter saying "after financial review, we don't qualify for a loan modification". I have a job - with a decent income and I don't qualify? Makes no sense. They went on to say that since the loan did not originate with them, they couldn't do a modification. They also said there was different guidelines, which they couldn't tell me, for Sub-prime loan (Which I never know I had nor was told) hum... My attorney (who has been practicing long over 30 years) seems to think they might rethink their strategy as soon as they get his bk notification. We'll see. It is unreal that they don't want to help those who are able to pay a lower mortgage and stay in their homes. All this talk about how mortgage companies are helping is BS. I haven't heard from anybody that their loans have been modified and have friends in same similar situation with different mortgage companies.
I too with AMC/Citi? I requested a loan modification it took 5 months then they came at me with a higher monthly payment saying I didn't qualify for a loan modification but can be on a repayment plan. It's highway robbery to try to keep this american dream of being a homeowner. They also recently sold my mortgage to American Home lending? WTF? Still in the house just waiting to be foreclosed
Anyone looking for a Loan Modification seeking first reliable trustworthy specialist? We can get a rate lowered, payment lowered, forgive past lates and fees and even may reduce principal on mortgage. As long as the sheriff sale has not taken place I can help you save your home. If you have been on time or get behind I can get you a rate no higher than 5% and as low a 2%. Any situation that shows a hardship as well, can be done.
