I'm nearing my adjustable rate period. If I cannot refinance before this rate kicks in. what other options can I have to keep my home?
My husband was laid off in February & was drawing unemployment up until July. I lost my job April 30. We were behind on mortgage before I lost my job. House is scheduled to sale Aug 21. First Franklin had someone come in our house and change one of three locks in house 2 weeks before we ever received a letter of the notification. We knew the lock had been changed prior to receiving letter of notification of them sending someone to winterize the home, which is when the lock was changed. We are still getting things out. My question is, is this legal? We were not notified before they changed the lock. If you could let me know as soon as possible, that would be great considering we are at the end of our rope. Thanks in advance for your help & advice.

Then, communicate with them in writing, land mail with delivery receipt.
Be wise, don't take EVERYTHING you are told by your lender on the telephone as truth, it may not be.
Obviously, paying a lawyer would be best. Too bad I totally understand what a dumb suggestion that is on the most basic level. Of course that is why these people have so much POWER. Sadly, I have come to believe that to think our government and regulation agencies will actually protect you, please educate yourself as much as you can on your own.
Depending on the state you live in, find out what is required from them to foreclose, PROPERLY. (state law AND contract as guideline)
Then, look for any legal aide or assistance you can.
I would suggest a couple of volunteer neighborhood assistance type places such as two that were offered to me, but I can't in good conscience offer an organization that I was fearful of using to someone else.
If you wonder why, it's because after I went to one of them, I found out one of the primary $$$ supporters was my former mortgage company.
