Flip flop and HSBC could lead to foreclosure

We were trying to sell our home before our ARM adjusted. HSBC said we did not qualify for their hardship program. So the only company that would do a refi was Citfinancial. We didn't realize that is a loan from hell. The payment is way to much which leaves us falling behind on all our other bills. We are 3 months behind on payments. They were willing to drop the payment by $1000 but were still going to proceed with foreclosure. We have been struggling since we moved in here and don't want to lose our home after almost 6yrs. This loan also has a prepayment penalty of $18,000 that is what is killing us from refinancing with another company because we are at a flip flop.
