I sent them a payment ... they sent it back

"Sent WAMU money in Nov and they returned it because they said it was a partial payment"
This is not just an issue with Washington Mutual that is the same with all major mortgage companies. When you get over 60 days past due on your mortgage they will typically not accept anything but the full amount to bring the loan current. This causes a snowball effect with most home owners finances as they do not have that large balloon payment amount to bring the loan current. Not only will they require the past due amount but they will also tack on late fees and penalties.
We can negotiate a settlement with them to either put you on a repayment plan or to add that past due amount at the end of your loan.

Very rarely will a mortgage company follow through and sue for a deficiency.
